“In August last year, our data reported the lowest housing stock in our 15-year history. Fast-forward to today, and we’ve seen stock double year-on-year, which is starting to be reflected in asking prices,” Williams says.
Auckland followed Wellington into a buyers’ market in April, after hitting a 15-year record high average asking price of $1,277,353 in January 2022. Since then, Auckland’s average asking price has cooled by 7.1%, dropping to $1,186,465 in August, allowing for seasonal adjustment, the latest data from realestate.co.nz shows. Realestate.co.nz spokesperson Vanessa Williams says the cooling housing market offered buyers plenty of choice in August.

Tuffley says strong wage growth will outpace inflation next year and lift people’s purchasing power, but this could prove to be a challenge for employers when it comes to finding and retaining people.
“The message is it’s going to be pretty challenging this year and a chunk of next year, but then we should start to see some relief on the horizon as the housing market stabilises again and inflation and interest rates start to ease a bit,” he said.
“When you add that there are fewer sales in the market, this has meant a record number of proper ties on the market, being 79.65 percent higher than the same time last year. Supply has increased and demand has dropped, resulting in fewer sales and sellers realigning their sale price expecta tions,” Smith says.
“The Reserve Bank has been reacting to this by rapidly increasing the Official Cash Rate, which we expect to reach 4% by the end of this year and remain high throughout 2023,” he says. He says households may feel added mortgage servicing pressure over the next year.
He says the market has certainly been different in the last two years.
Ray White CEO Carey Smith says since February 2022 there has been a quick and considerable decline in the number of sales that have taken place.
“Inflation likely hit its peak midway through this year, but it’s going to take a while to get down to a sensible level so there’s going to be a long tail,” Tuffley says.
“The supply of property has lifted more than 72 percent in the last 12 months; emphasised in the previous quarter with an increase of 91 percent more properties available for purchasers to view.
“While prices still have a much higher value than two years ago, the normalisation of stock levels is closer. This is likely to continue across New Zealand; there will be approximately 30,000 properties available for sale with a long-term average inventory of approximately 27 weeks. “This would indicate a much more balanced market favouring those seeking value by comparison,” Smith says.
“Eventually though, interest rates are likely to come down but we don’t envisage that until some time in 2024.”

2 tablespoons double cream
1 lime, cut into wedges ’Nduja and chipotle paste
Preheat the oven to 180°C fan/200°C.
50g ’nduja paste/spread 2 tablespoons olive oil 2 teaspoons tomato purée/paste ½ teaspoon chipotle flakes ½ teaspoon paprika ¾ teaspoon fine salt about 20 twists of freshly ground black pepper
Cut the pineapple into 4 rounds, then cut each round into quarters, removing the hard core (you should have about 300g). Add the pineapple to the bowl with the remnants of the paste, mix to coat with whatever's left there, arrangethenthe pineapple around the chicken.
Notes I use tangerines over oranges as they have a more complex, floral flavour, but feel free to use oranges if that’s easier (use fresh fruit, though, not juice from a bottle or carton). If your tangerines/oranges aren’t particularly sweet, you may want to add some maple syrup or honey – do this when you add the stock or water.
Pour the tangerine juice around the chicken (don’t get the skin wet), then bake for 20 minutes. Remove from the oven and pour the stock or water into the pan around the chicken (again, don’t get the skin wet). Return to the oven for another 20–25 minutes, or until the chicken is cooked through and the skin is browned and crispy. If you have a blowtorch, use it to char the pineapple a Drizzlelittle. the cream into the sauce. Toss the coriander and the remaining sliced onions together with a tiny bit of oil and salt and arrange on top. Serve from the pan, with the lime wedges alongside.
Get ahead Marinate the chicken in the ’nduja and chipotle paste up to 2 days ahead, but don’t mix in the onion and garlic until you’re ready to bake.
Put all the ingredients for the paste into a large bowl and mix together. Add the chicken, garlic and three-quarters of the sliced onion and mix well so everything is coated evenly. Tip the onions and garlic into a 28cm ovenproof cast-iron skillet or similar-sized baking dish and spread out. Place the chicken thighs on top, skin side up and spaced apart.

As electric vehicle ownership becomes more commonplace, there are more reasons to have a bespoke charging solution at home. Installing a home charger for your EV is the safe and efficient solution to help future-proof your garage.

You see, this rudimentary charging method relies on the integrity of house’s wiring, the wall plug itself, and safe charging habits. These are why NZ’s Worksafe strongly recommends against this charging method, ‘Mode 2’ in an employee in-home charging context where businesses are responsible for safety.
Home-grown solutions
“Down the line, householders may have more than one EV, and simultaneous charging demand doubles this strain on the mains, but smart charging can allow two EV chargers to communicate with each other and manage the shared load.”
Another consideration with installing a faster AC charger at home is its increased energy demand. “One of the most common dedicated AC chargers is rated at 7.4kW, and this can pull up to half a home’s maximum energy load. If you’re looking for a way to charge as fast as possible with that system – up to 40km of range in an hour – but in a safe way, consider a charger that offers home overload protection.” This is a feature by which a smart charger monitors your electricity draw and throttles back its charging speed as you get close to the maximum load threshold, which is commonly 63A.
The cheapest home charger installation will be at a site close to your switchboard that requires no more than three metres of cable to be run between the two. And if your car predominantly lives outside, there are options for the charger to be mounted on the exterior of the house or via a pedestal mount near the home. EV ownership is becoming increasingly mainstream, and the reasons drivers are switching from combustion-engine to battery-powered cars are varied. Some have made the transition due to rising fuel costs or to reduce carbon emissions and their car’s environmental impact. Others are attracted to the new and rapidly evolving EV technology and the performance credentials of the latest models.
Evnex is an NZ-based company developing technology solutions beneficial to all EV drivers, and its bespoke homecharging solutions are backed by professional installation and ongoing support. Justin Rypma, digital marketing manager, explains that the best scenario is to install a smart charging system with EV equipment that’s connected to the internet: “It’s a convenient way to connect your EV to the most affordable and cleanest electricity, but with faster charging speed and the ability to be wirelessly upgraded over time.
In terms of future proofing, Justin says smart charging trials are already underway in NZ to make this process simpler for EV owners. While customers currently need to set a charging schedule to overlap with their electricity provider’s off-peak rates, advanced features like automated charging scheduling are being tested to shift with factors like clean energy availability, time of use pricing, and potential strain on the grid.
“Home charging allows you to charge in a safe and clean environment at times when electricity is cheapest, typically overnight starting at 9pm. Smart charging systems allow you to take advantage of these off-peak times of use when electricity retailers offer less expensive rates that are ideal for EV owners. These are often times when a higher percentage of electricity on the grid is produced from renewable sources.”
The cars are typically provided with a three-pin removable wall plug, which is fine for temporary charging or as an emergency tool when out and about, but it’s by far the slowest method of charging. And while it works well as a portable or back-up solution, it’s not really a suitable method for longterm use, in part due to safety considerations.

If you can manage to drag your gaze away from the coast for a moment, you will also discover picturesque rural areas, the glorious Plitvice Lakes National Park and up to 10 UNESCO World Heritage sites. A little reminder that there is perhaps more to Croatia than stunning beaches and waters of myriad shades of blue.
The island of Hvar offers ancient towns, fragrant fields of lavender, centuries-old olive groves and vineyards. Of course, where there are vineyards, there is wine! Spend some time at one of the many small inns on the island – you’ll get to taste some delicious homemade wine and as the afternoon turns into evening, the songs start, and a great night is had by all! Hvar’s ancient town of Stari Grad is the oldest town in Croatia, dating back to 384 BC, its deep bay still providing a safe harbour and warm welcome today.
Not far from Hvar is the island of Brač, with its delightful town of Bol, and the Insta-famous fine pebble beach of Zlatni Rat. The shape of this promontory beach changes regularly according to prevailing currents and winds, and the waters are so clear you can often see the seabed rocks at least 10m deep. Some serious downtime can be spent here, on the beach, and in the many harbourside bars and cafes. Back on the mainland, your cruise may well end on a high in Split. A lively city, it has grown over the centuries on top of and around a palace built by the Roman emperor Diocletian who settled here in the year 305. For us Kiwis who marvel at anything older than a century, the history of this place, around which modern life carries on, is like no other place you’ve seen.

Add to that small villages of whitewashed houses and terracotta roofs, olive groves and vineyards on rocky landscapes, picture-perfect islands, and ancient walled cities oozing with history, and you have Croatia.
To best experience Croatia, board a traditional sailing ship with crew and set off along the coast, dropping anchor in a local village for dinner in a taverna. Foodies will delight in the fresh seafood and other tasty delicacies, often cooked by majka (mother) and served by other family members keen to chat. Spend your days swimming in crystal clear waters off the boat, and explore a different island each day. Dubrovnik is a good starting point. Impressive stone plazas, tiny, cobbled streets, and outdoor cafes make it a great place to explore on foot – make sure you walk atop the ancient city walls for views over the terracotta roofs. You may stumble across one of the first pharmacies in Europe, dating back to 1317 and still in operation today! Here you can purchase moisturisers made from original Franciscan recipes using local herbs. When your walking legs tire, it’s not hard to find a welcoming bar up a tiny side street where sitting in the shade with a cool drink is the perfect remedy. Said to be the birthplace of Marco Polo, Korčula is a pictureperfect island with a strong arts and culture heritage. The old walled town is as picturesque as it is fascinating, and beyond the town are dense pine forests, olive groves and secluded bays beckoning you to swim.
