It has been a full year now of dealing with the effects of COVID-19. Since then, we have come to expect a lot more out of our home space. Many of us have transformed areas of our homes into a home office, gym, classroom, and the backdrop of innumerable Zoom meetings. Our homes must serve multiple purposes now and in the foreseeable future. So, it is not too surprising to see that many homeowners are rethinking what they truly want out of their home layout. Association Considers Return to Normal Operations By: Jeff Arakelian, RASM CEO

I

t has been about a year since we learned of the COVID-19 pandemic, and thankfully we are still here. So much has changed in our lives and our business. These days there isn’t a member that doesn’t say to me that they can’t wait to get back to in-person meetings and networking events. To that end, the Association leadership has constantly monitored the pandemic in the hopes of fully re-opening the Association to the members and for our activities. Our number one priority has always been the health and safety of our members and staff. To this date, our circumstances have not indicated that a full re-opening of the Association would be appropriate.

However, we now have renewed hope due to vaccinations growing, additional vaccines in the pipeline, and the FL Department of Health reporting COVID case statistics trending in the right direction. A re-opening of the Association, with appropriate safety measures in place, may become a reality sometime in the near future. That possibility depends largely on the Department of Health. COVID case trends and, to some degree, the recommendations from the CDC. Please be assured that the health and safety of our members and staff are uppermost in the thought process of the leadership when considering re-opening. That re-opening day will be coming when all the signals tell us it is the right time. Meanwhile, our two locations are staffed and available during regular business hours, (except 12:001:00 p.m.), to assist you with your needs. We are looking forward to the day that we will be able to return to normal operations. New Design Trends in 2021

I

t has been a full year now of dealing with the effects of COVID-19. Since then, we have come to expect a lot more out of our home space. Many of us have transformed areas of our homes into a home office, gym, classroom, and the backdrop of innumerable Zoom meetings. Our homes must serve multiple purposes now and in the foreseeable future. So, it is not too surprising to see that many homeowners are rethinking what they truly want out of their home layout. Many are seeking to incorporate more functional, at-home living spaces.

OUT WITH THE OLD, IN WITH THE NEW The open floorplan concept has been a long-lived design trend that has appealed to many homeowners. This concept typically combines the main living room area, kitchen, and dining areas into one open, undivided space. The idea behind it is to create a spacious home layout that is visually pleasing, while better utilizing square footage. By eliminating hallways and doorways, homeowners create a centralizing, unified area better suited for entertaining and family time. Prior to the pandemic, this design trend worked beautifully, and was highly sought after. However, 2020 marked the beginning of a new era.

REDEFINING LIVING SPACES As people started to spend more time at home, the need for privacy and quiet spaces has emerged. It has become more difficult to for a home to service so many different roles with no separation of the space. Most people who work from home can testify that distractions are everywhere, and when you combine your workspace, with your kitchen space, with your rest space, distractions only multiply. Designers are now using more room dividers, area rugs, and curtains to add more division in open layouts.1 Designers expect these changes to impact the way we live and work for years to come. Some home builders are predicting that the open-concept floor plans will phase out of popularity.2 Buyers are searching for multiple, smaller spaces with more separation and privacy. We are now seeing more design features such as alcoves, pocket doors, and sliding partitions. These designs enable homeowners to have more functional space and to section off rooms as needed. In addition, home offices used to be an optional home design trend, but they are now more of a necessity than ever before. However, the design has become more flexible due to necessity. Not everyone has a dedicated room to use as a home

office, so alternative workspaces have also become more popular. Home staging trends show more room divisions to accommodate an office space, and sales of privacy screens, bookshelves, home office supplies, and room dividers are on the rise. 3

GOODBYE OPEN SHELVING The idea of open shelving has been very popular as an easy solution to organize your things and to readily see what you have. However, this trend is now starting to shift as homeowners want to have less things on display. Less clutter, removal of extra-large furniture, and fewer decorations and knickknacks creates a cleaner look. Streamlined spaces and clean, organized rooms have been proven to reduce anxiety and stress levels – something we could all benefit from. The desire to have fewer things on display has many seeking furniture that includes built in storage as well, such as a coffee table with doors to reduce clutter.

OVERLY MODERN SPACES The modern look of all white kitchens with stainless steel appliances has been a wildly popular trend. Although this style remains popular, designers are seeing a trend that adds more of a cozy feel, mixing both warm and cool shades with a vibrant pop of color that represents the owners’ style. Since people are spending more time at home, design trends are turning more eclectic, representing one’s own personal style, featuring regional trends, special oneof-a-kind treasures, and unique fixtures. Designers anticipate that this trend will continue, with homeowners gravitating toward mixing and matching colors and finishes for a more unique and memorable design. Considering this, when selling a home, it is advised to keep personal touches neutral, and keep the home looking clean, warm, and simple. “Even if you don’t have immediate plans to buy or sell your home, we advise our clients to be mindful of modern design preferences when planning a remodel or even redecorating,” said Brian Best, Realtor® with Sun and Sand Living, Exit King Realty. “Overpersonalized or unpopular renovations could lower your property’s value. And selecting out-of-style fixtures and finishes could cause your home to feel dated quickly.”

COZY UP If you could pick one word to represent new design trends in 2021, it would most like be COZY. The need for cozy settings seems to be at the top of the list, with homeowners wanting comfortable spaces in their home to work, play, and unwind. Comfortable settings translate to a comfortable state of mind, and the need to relax is high on the list. “Universal” styles are giving way to more personalized color choices as well. We are now seeing the popular ‘50 shades of only gray’ phasing out. Warmer, cleaner, brighter palates, combined with softer and more plush

materials, are now in vogue. Popular color choices follow regional trends, but a universal design theme showcases a variety of soft whites and beiges to create warmth, layered with natural wood finishes, and neutrals with soft green or blush undertones. New shades gaining popularity are coastal blues and teal shades, brownish-gray neutrals, and soft, muted yellows.1

Designers are seeing a trend that adds more of a cozy feel, mixing both warm and cool shades with a vibrant pop of color that represents the owners’ style. Other ways to make a home cozy include incorporating fluffy pillows, silky throws and small faux-fur rugs, and more natural light. Of course, the definition of a relaxing color palette will differ from one person to the next but choosing cozy and happy shades that reflect your personal tastes and convey a feeling of comfort, and wellbeing is a definite 2021 design trend.4 [ Continued on page 8 ] myRASM.com | 7


COVER STORY CONTINUED DECORATIVE LIGHTING Unique and artful lighting has become a very popular trend in living rooms, dining areas, and even in bedrooms. We will continue to see a mix of materials, finishes, and styles of lighting that reflex fun and whimsical designs. Bold, artistic looks are taking center stage. Metals of all colors are making a comeback, such as dark black, oil rubbed bronzes, brass, chrome, and gold. Extra lighting overall is another new trend – adding brightness to each room, and light fixtures themselves are being added to rooms like a fun statement piece of jewelry.5

OUTDOOR OASIS Floridians have the privilege of enjoying the outdoors pretty much all year long. So, when spending more time at home, it’s not surprising that many have chosen to make their backyard their own outdoor oasis. Whether you have a few acres or a few feet, the trend of turning our patios and decks into an outdoor getaway is strong. Sales for outdoor firepits, outdoor kitchens, lawn chairs and even outdoor heaters (for those chilly Florida nights), have all increased during the pandemic. Some outside home additions such as an outdoor kitchen or even a swimming pool add a great deal of entertainment options, but of course, they come with a big price tag. But even adding a screened-in lanai, outdoor dining area, fire table, or extra chairs can create a peaceful outdoor setting that that enables homeowners extra space – either to entertain safely or just have some quiet time.) By making these comfortable “getaway” areas in your own home, you can create more space to relax and unwind, making staycations a more popular vacation option these days.6

Whatever your personal preferences are, the overall trend for 2021 seems to be focused on making your house your “dream home,” in whatever way, shape and form that works out for the homeowner. Because trends have become less universal, if you’re even considering selling your home, its best to invest your decorating dollars in what you want, versus attempting to guess the market. “Certain upgrades definitely impact the value of your home in a positive way and buyer preferences vary greatly by neighborhoods and price ranges,” added Best. “However, if you’re in the market to sell, it’s best to hold off on any major renovation and ask a Realtor® that you trust to offer advice on how to best maximize the return on your investment.” •

Obligation to Present Subsequent Offers After an Offer to Purchase Has Been Accepted by the Seller By: National Association of REALTORS® Interpretations of the Code of Ethics Case #1-13 (Adopted November, 1987 as Case #7-17. Transferred to Article 1 November, 1994.)

R

Realtor® A had a 90-day exclusive listing on Seller X’s property. Seller X instructed Realtor® A to list the property at $150,000 based upon the sales price of a neighbor’s house, which had sold a month earlier. Realtor® A aggressively marketed the property, filing the listing with the Board’s MLS, running a series of advertisements in the local newspaper, holding several “Open Houses,” and distributing flyers on the property at local supermarkets. Realtor® A, whose listing contract was nearing expiration, held another “Open House” on the property, which resulted in an offer to purchase from Buyer Y at $15,000 less than the listed price. Realtor® A, convinced that this was the best offer Seller X was likely to obtain, persuaded Seller X to accept the offer. Seller X expressed dissatisfaction with Realtor® A’s failure to obtain a full price offer, but signed the purchase agreement nonetheless. The next day, Realtor® B, a cooperating broker, delivered to Realtor® A a full price offer on Seller X’s property from Buyer Z. Buyer Z had attended an earlier “Open House” and was very enthusiastic about the home’s location, stating that it would be perfect for his mother.

Realtor® A advised Realtor® B and Buyer Z that an offer had already been accepted by Seller X and that he, Realtor® A, would not present Buyer Z’s offer. Realtor® B and Buyer Z then promptly filed a complaint with the Board charging Realtor® A with a violation of Article 1, as interpreted by Standard of Practice 1-7. At the hearing, Realtor® A stated that he felt he was under no obligation to present Buyer Z’s offer, since the listing agreement did not specifically provide that subsequent offers would be presented to the seller. Further, Realtor® A felt that such a practice could only lead to controversy between buyers and sellers, as well as result in breached contracts. “Why get everyone in an uproar,” said Realtor® A, “by presenting offers after one has been accepted? And what would I do if Seller X wanted to back out of the first purchase contract and accept Buyer Z’s offer?” The Hearing Panel found Realtor® A in violation of Article 1. In their “Findings of Fact and Conclusions,” the Hearing Panel cited Realtor® A’s lack of understanding of the requirements of Article 1, as interpreted by Standard of Practice 1-7. The panel noted that state law did not prohibit the presentation of offers after an offer had been accepted by the seller; that the fact that the listing contract was silent on whether subsequent offers would be presented did not relieve Realtor® A from the obligation to present such offers; that as the agent of the seller, Realtor® A must always act in the seller’s best interest and advise the seller of all offers submitted; and that should the seller wish to consider, Realtor® A must advise the seller the advice of legal counsel. • Published with the consent of the NATIONAL ASSOCIATION OF REALTORS®. RASM Recognized by Florida REALTORS® for RPAC Fundraising in 2020

A

t the Florida REALTORS® PAC Awards Presentation during the virtual Mid-Winter Business Meetings, the REALTOR® Association of Sarasota and Manatee was recognized for their contributions to RPAC in 2020. In the large board category, RASM was honored as the “First Board to Reach Fundraising Goal” and “Highest Total Cash Raised.” In 2020, RASM members rallied together to raise more than $235,267 for Florida REALTORS® PAC, supporting the American Dream of homeownership and private property rights. In addition to exceeding total fundraising goals, RASM members stepped up in their participation and investment levels last year. In 2020, 39 percent of RASM’s total membership invested in RPAC, and 37 of which invested at the Major Investor level.

“It is our duty and responsibility as Realtors® to protect private property rights and be a voice for the consumer, and RPAC helps us to amplify that voice. S

ocial media platforms offer an amazing opportunity to get your business in front of thousands of people every day for free. Whether you love it or hate it, property managers really need to be part of social media to grow brand awareness. Let us explore some key elements in making your social media marketing successful.

SOCIAL MEDIA PLATFORMS There are several social media platforms to choose from. Facebook, Twitter, Instagram, LinkedIn, and Tic Tok are currently the most popular. I find Facebook is the most favorable for real estate. In this article, we will focus on Facebook.

BUSINESS PAGE VS. PERSONAL PAGE Some people prefer to keep their business page and personal page separate. I tried it and did not prefer it. People tend to want to know more about who they are doing business with. They want to know the “personal” side of the individual. This can be counterproductive if

you are sharing too much. If you have strong opinions on hot topics, then having both a personal and professional page might be a better option. If you share just enough to keep people engaged, then one page should be sufficient.

FRIENDS LIST & GROUPS You need Facebook “friends.” Some people get hung up on personally knowing everyone on their “friends” list. If you are trying to grow your business, then you need all the “friends” you can get. If you are doing a business page on Facebook, then they are called “followers”. Send a friend request/invite to whomever you meet to grow your audience. You also need to join Facebook “groups”. There are thousands of groups on Facebook. Choose groups that are relevant to your business. An example is the group “Homes for Rent/Sale Manatee County and Surroundings.” There are groups for annual rentals, vacation rentals, a combination of sales and rentals, and Sarasota/Bradenton/ Venice groups. You can search for groups just by entering keywords and choosing the “groups” option. When you post one of your rental properties, you will want to share it with these groups.

SHARE, SHARE, SHARE When you enter a new listing in the MLS, you should share it to your social media accounts. If your company has a website, then you will want to include the link to the listing in your post. You want to drive as much traffic back to your website as possible. Share it on your page and then share it to all the relevant “groups” as referenced above.

CONSISTENCY The key to brand awareness is consistency. You want to be in front of people all the time. People need to be constantly reminded that you are the person they need to do business with. As with anything, too much can be detrimental. Posting a listing a day is sufficient. Social media is FREE advertising. If you are not getting involved on social media, you are missing out. Realtors® and Property Managers are taking advantage of this marketing, why aren’t you? •

Social Media, Fair Housing and the Code of Ethics By: Sylvia Golden Norris, Esquire; RASM Legal Counsel, Florida Supreme Court Circuit Civil Mediator, Florida REALTORS® CE Express Code of Ethics Approved Instructor

I

t’s now become the norm for Realtors® to promote their listings and real estate services on their websites and social media platforms (Facebook, Twitter and Instagram). Pictures of homes and content about real estate are proudly displayed on the Realtor®’s business and personal pages. To further connect with their audience they share snapshots of their personal life too, from where to get the best bagel (hint: it’s in Gulf Gate), to asking you to cast your vote so “Fido” wins the local “cutest dog on the planet” award. Social media is a convenient and useful tool for so many reasons, however, the new Fair Housing Guidelines implemented by NAR® for Article 10 of the Code now erases the line between your business actions and your personal ones. The main changes are summarized below: 1 | Article 10 (and Policy Statement 29) were expanded to include non-real estate related activities. 2 | A new Standard of Practice (10-5) was created prohibiting discriminatory speech and conduct. 3 | The definition of PUBLIC TRUST was changed. A violation of the PUBLIC TRUST occurs if you misappropriate funds or property, commit fraud, or discriminate against a protected class in violation of Article 10. The test now is whether you acted in a discriminatory manner against a protected class. It’s not only a Code compliance issue, it is a licensing issue, too, as a violation of the public trust must be reported by RASM to the FREC.

THE NEW STANDARD A new Standard of Practice (10-5) was established. That Standard incorporates both verbal assertions and written words that are discriminatory. Discrimination is defined as hate and harassing speech, epithets, using words inspiring disgust or loathing, or slurs referencing any of the protected classes. Under the Code, this includes race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity. Public posting of language or actions taken that demonstrate a bias against the protected class under Article 10 can also serve as a basis for a

violation. You already know how easy it is to record a video or take a screen-shot of a post. At an ethics hearing, these will be highlighted by the Complainant as Exhibits 1, 2, and 3. While you might be panicking at this point, don’t. You are not required to go back and delete or edit prior posts. Why? Because no claim can be filed on any event that took place prior to the effective date in November 2020. This is the time to be proactive moving forward. On the off chance you think it’s not a big deal, the damages and fines for a violation vary depending if the Fair Housing claim falls under federal or state laws. Fines for a violation of Article 10 under the Code can be as high as $15,000.

FIRST AMENDMENT RIGHTS For those of you who are asking whether these new “rules” impair your right to free speech under the First Amendment, it does not, since it is not an action by Congress or any state. As a Realtor® who voluntarily joined the NAR®, a private organization, you consented and promised to abide by the Code of Ethics, as amended. Maybe you’re worried about saying or posting anything at all on your Facebook page or Twitter, because who knows if it could now be interpreted as a Fair Housing violation? Remember that while the Fair Housing regulations have been expanded to include non-real estaterelated activities, you still have the right to freely communicate your opinion on a wide array of subjects (to include mayonnaise vs. Miracle Whip or headier subjects such as the IRS Code). So, as long as your words/actions are not discriminatory, and directed towards a protected class, post away.

BOTTOM LINE The key to avoiding any Article 10, Public Trust or Fair Housing claim is to remember that you are wearing your Realtor® hat 24/7. So, when you post a remark or share information on social media, pause for 10 seconds and do a quick, pre-flight check to consider if it contains any prejudicial language toward a PROTECTED CLASS. • This article is meant for educational purposes only. City of Sarasota Discusses Regulating Vacation Rentals Again By: Max Brandow, RASM Government Affairs Director

O

n Tuesday, February 2, the City of Sarasota Commissioners heard a proposed plan to potentially regulate vacation rentals in the city. The plan proposed a handful of new registration requirements; duties for property owners to take on code enforcement tasks on their own, various requirements for upkeep of the property (some of which aren’t even required by hotels), as well as a cap on occupancy. RASM voiced concerns on the impact a burdensome regulatory scheme, such as the one proposed, would have on property owners as well as the overall economy in general. The direct impact for Sarasota County due to vacation rentals is approximately $112 million annually. By a 3-2 vote, RASM and other private property rights advocates were able to get the discussion continued without a formal vote on the proposed ordinance. The next step will be a continuation of first reading around March or April. RASM and the Government Affairs Department will let you all know when the next hearing is in case you would like to voice your concerns to the City Commission.

FEDERAL EVICTION MORATORIUM As expected, this past month, the CDC extended the eviction moratorium through March 31. NAR continues to advocate for an end to the moratorium and additional rental assistance for housing providers in its latest coalition letter that was sent to congressional leaders on Wednesday. Moving down to the state level, Florida has received $1.43 billion for the rental assistance program that was funded in the last federal relief package. As the state works to finalize how those funds will be dispersed, we remain in daily contact with the Executive Office of the Governor to reinforce the urgent need to launch the program. DOES AFFORDABLE HOUSING LOWER NEARBY HOME VALUES? ECONOMISTS SAY NO A study conducted by Redfin Economists looked at over 200K sales in 26 metro areas over the past decade and found no difference in price after affordable housing was built in 18 metro areas. In four areas prices rose, and in four metro areas prices decreased. In 69 percent of the metro areas studied (18 of the 26), economists detected no significant difference in nearby home prices sold before and after the construction of a low-income housing development compared with similar homes farther from the development but within the same neighborhood. In four of the eight metro areas where significant differences were detected: Boston, Philadelphia, Washington, D.C., and Charlotte, NC, homes near low-income housing developments sold for more after the development was constructed. However, in the remaining four metro areas: Chicago, Las Vegas, Phoenix and Warren, Michigan, homes sold for less after low-income housing developments were built nearby. “For children in low-income families, living in a neighborhood with less poverty can have a big impact on mental and physical health as well as long-term earnings throughout their life,” says Redfin senior economist Sheharyar Bokhari. “But economically integrated neighborhoods – those with low-income housing near homes for middle- and high-income households – are so rare because development of lowincome housing often faces strong opposition from some neighbors. Sarasota and Manatee Housing Market Stays Hot in January By: Gina White, RASM Communications and Marketing Director

S

arasota and Manatee’s housing market in January showed more closed sales, more new pending sales, and higher median prices compared to a year ago. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), closed sales increased year-over-year by 23.6 percent across the two-county market. “Our sales tend to be strong through fall and winter, but what we’re seeing right now is unprecedented. There are far more buyers than sellers, which reinforces the trend of rising prices and competition in our marketplace,” said 2021 RASM President Alex Krumm, Broker Owner of NextHome Excellence. “Buyers can expect to see stiff competition in the marketplace, but should feel good about getting a home with a record low interest rate that’s almost certain to increase in value this year.” In January, closed sales of single-family homes in Sarasota and Manatee counties totaled 1,181, up by 21.1 percent year-over year, while condo sales totaled 721, up 27.8 from January 2020. Single-family homes sales increased by 17.9 percent in Sarasota County and by 25.6 percent in Manatee. Condo sales increased year-over-year by 32.6 percent in Sarasota and by 20.5 percent in Manatee. In the two-county area, prices for both singlefamily homes and condos rose year-over-year in January. In Manatee County, the median price for single-family homes increased by 12.3 percent to $370,000, higher than any previously recorded price. As for Manatee condos, the median sales price increased by 10 percent to $231,000. In Sarasota County, the median price for single-family homes was $340,004, up 14.9 percent from a year ago, and condo prices rose by 9.1 percent to $302,250. The median is the midpoint; half the homes sold for more, half for less.

“Waiting to purchase is a mistake right now,” added Krumm. “Home prices are increasing at an incredible pace with no sign of slowing, and sellers can take advantage of a very favorable climate to fetch good prices and great terms.” Pending sales, totaled for both property types in both counties, increased year-over-year by 32.7 percent in January. For single-family homes, pending sales increased by 25.1 percent in Manatee and by 35.5 percent in Sarasota. Condo pending sales increased by 36.3 percent in Manatee and by 35.2 percent in Sarasota. New listings in the two-county area decreased year-over-year in January in both property type categories. Single-family home new listings decreased by 20.9 percent in Manatee and by 18.2 percent in Sarasota. Condo new listings decreased by 35.8 percent in Manatee and by 10.6 percent in Sarasota. While there was a decline in new listings from the same month last year, more new listings were added to the market month-over-month with a 22.4 percent increase from December 2020. On the supply side, the combined inventory (total of both property types in the two counties) of active listings decreased year-over-year by 59.9 percent in January. Single-family supply is very limited with a 1.1-month supply in Manatee County, a year-over-year decrease of 67.6 percent, and a 1.2-month supply in Sarasota County, a 66.7 percent decrease from last year. Condo inventory also decreased year-over-year by 66 percent to 1.6-months in Manatee County, and by 57.1 percent to a 2.1-month supply in Sarasota. The median time from listing date to contract date stayed below a median of 20 days for single-family homes. In the single-family home market, the median time fell by 58.5 percent to 17 days in Manatee County and went down by 44.1 percent to 19 days in Sarasota County. As for condos, Manatee properties took a median of 40 days from listing to contract and in Sarasota, condos fell to a median of 28 days. very year, the REALTOR® Association of Sarasota and Manatee awards scholarships ($2,000 each) to deserving students in the Sarasota and Manatee area, as selected by the RASM Scholarship Committee. The awarded scholarships are split between applicants whose parents are REALTOR® members of RASM (or a RASM member attending a college or university), and applicants who are from Sarasota and Manatee counties.

She is also the RASM “calendar guru” and the staff liaison for the Commercial Real Estate Alliance group (CREA) formerly known as CID. Tiffany enjoys working with the different members and getting to know them, and she has a lot of fun with her fellow RASM staff members. She also greatly enjoys working with the CREA group. “F

ind Yourself First, the Rest Will Come.” A quote like that may make you think of monks, hidden temples, or spiritual inspiration, but think again. I’m speaking of searching for yourself…online. When we don’t know an answer nowadays, we pretty much look to Google to find the resources to help us make a decision. Well, your potential customer is very much like you. What would pop up? Some random college party picture? Something derogatory you said? A mugshot even? Not very flattering when you’re asking someone to trust you with handling a major financial transaction. Managing your online reputation is one of the first major steps in ensuring that you don’t lose business and relationships before you even begin. Set a Google alert to let you know when something new is added with your name so that you can stay on top of it.

YOUR REPUTATION The definition of reputation is: “the beliefs or opinions that are generally held about someone or something.” Nowhere in that description does it say it has to be the truth. Is it fair? Who cares? Perception does not have to be reality in order for someone to believe it’s truth. What beliefs and opinions are your customers holding about you? The phrase, “your reputation precedes you,” isn’t some affable social exchange meant to pay homage to a bygone era of civility.

CHANGING LANDSCAPE Today’s landscape has changed drastically for many of us. The things we once took for granted, as a matter of fact, have different consequences. I know the saying about assumptions, but this is one of the times that you can assume that your private life is not so private. Your online profile, via social media, is one of the best ways

to express yourself to a wide audience instantly. You WANT your presence to be seen, heard, and felt, but what image are you crafting for them to see? What are your posts telling them, and how do they feel about it? You can have dissenting points of view without being negative and combative online.

DOING WHAT’S RIGHT We are judgmental creatures even though most of us try not to be. I’ll be honest, even writing this to you, I feel torn between saying what I want to say and being careful how my peers are going to read and interpret this. At the end of the day, do what you think is right and be the best version of yourself while doing it. You know this! I’m not telling you anything new, but maybe you’ll think twice before sending a comment or post and ask yourself, are you contributing to the problem or the solution? •
