Thank you to every rider who has ever ridden our MTB Challenge. With your help we have raised and donated a significant amount to CANSA in the past six years. As a firm we’re committed to doing good! We review our actions every year to assess what we’re doing and why. This year is no different. While planning the 2017 event, we were moved by a tragic statistic. Every three minutes, a child is born with a cleft palate and in South Africa this accounts for one in every 700 children. They cannot smile - the most natural expression of joy and love that forms deep bonds and breaks down social barriers. And yet the condition can be easily reversed with a simple operation. Their stories have motivated us to change the beneficiary of the annual STBB MTB Challenge and Twilight Run. Through adventurer David Grier’s Miles for Smiles Foundation, we will be supporting Operation Smile, which enables children to have the life-changing surgery. This decision means that we can have a direct and immediate impact on so many young lives. With your help we can do even more. Please support us again this year, as you have before.

The recently renamed event, the STBB4GOOD MTB Challenge, will again be hosted on the beautiful Overgaauw Wine Estate in Stellenbosch and traverse the Bottelary Hills Conservancy’s trails. A unique event as it is the only race to be held on this trail. We look forward to hosting you and invite you to diarise Saturday 21 October 2017 or book your place now on Racetec to avoid disappointment. And as you may well know, in 2016, we hosted our first Twilight Run. It was a resounding success and will be hosted again this year on Friday, 20th October 2017. Check out our webpage for more info. PROPERTY UPDATE SOUTHERN SUBURBS, HOUT BAY AND LLANDUDNO by JAMES LEWIS A well-balanced market that still offers good opportunities is a fair assessment of how property is performing right now across the Southern Suburbs, Hout Bay and Llandudno. Given the current economic climate it is understandable that the volume (number of units traded) has seen a slow down this year yet the property prices continue to perform. We are seeing a resilient price market across the whole of the Southern Suburbs through to Hout Bay and Llandudno. As previously reported for the period January 2010 to June 2017, the Western Cape has achieved a cumulative average house price growth rate of 79.9%. The nearest to this is KwaZulu Natal at 49.2% and Gauteng only comes in at third place with 41.7%, followed by the Eastern Cape with 38.7% and the five smaller provinces at 37.2%. It is usually in challenging times that strong markets like the Southern Suburbs, Hout Bay and Llandudno tend to show their worth in terms of property values. Whilst there are challenges, an inevitable fall-out of the junk status downgrades, poor economic performance as well as the recent unrest in Hout Bay, it still remains business as usual with buyers, sellers and property investors continuing about their daily business of buying and selling in this beautiful part of our country. Top end properties continue to sell and attract good prices. Seeff has for example concluded a R32 million sale in Constantia, the highest price in the Southern Suburbs so far this year. In Hout Bay, Seeff sold a luxury property for the record price of R32 million in June, thus taking the price levels at the upper end of the market to new heights. We are also soon bringing a new luxury designed and developed housing estate in Leeukoppie to the market, set to be one of the most exciting offerings in the country. At least three of our neighbourhoods – Llandudno, Bishopscourt and Constantia – rank in the country’s top ten High Net-Worth suburbs as shown by a new study done by Seeff, based on Lightstone and Propstats data. The Southern Suburbs, Hout Bay and Llandudno is home to some of the most soughtafter real estate in the country, highly desired by local buyers and investors along with semigrating (relocating) buyers from across the country. Foreign buyers also continue to invest across the area. A number of factors contribute to the strength of the market. Firstly there is a broad mix of property, from entry level to top end luxury along with a significant rental and commercial property market. Prices range from more accessible levels around R2m to as much as R80m for a top end home.

The Southern Suburbs is renowned for its high number of top class schools, many of which rank as the most soughtafter and best performing in the country. The offering is top class infrastructure and transport with MyCiti bus to be launched soon, accessibility and the close proximity to the airport. Southern Suburbs has the oldest wine valley (Constantia), the fabulous Table Mountain, Kirstenbosch, UCT (the top ranked university on the continent), miles and miles of beautiful fynbos, a beautiful coastline flanked by one of the most scenic coastal drives in the world. With so much going for the area, our agents continue to deliver results for their clients and are reporting good activity, but caution that sellers need to be careful of awarding mandates on the basis of a high price promise. Rather work with an agent with a track record of success in the area if you are serious about selling. Qualified testimonials is a key indicator of your appointed agent’s capabilities. Seeff Southern Suburbs has also opened an office in the Woodstock area to serve the surrounding neighbourhoods of Observatory and Salt River - the most exciting real estate growth market right now. Mixed used sectional title apartment developments are seeing significant traction in the Woodstock, Salt River and Observatory belt. The term is mixed use as the ground floor is usually the commercial element housing food stores, coffee shop/deli and the like, with the residential apartments on the above floors. Seeff are also excited to be bringing a new mixed used development to the area reflecting a quality and funky lifestyle in the heart of the Mother City. The rental market remains active. We are already in the busy time of the year where short-term rental bookings have taken off for the coming tourist season. In addition, student rentals will start to see increased activity as the academic year draws to a close and the search for new accommodation begins for 2018. The residential rental market remains a strong performer for Seeff Southern Suburbs, Hout Bay and Llandudno year to date. While volume of trade (units) has slowed, there is no sign of any negative equity creeping into the market. We have not seen a spike in distressed sales across the area. Notably, there is an increase of properties on the market and time to sell is generally taking longer, however, the gap between the asking and achieved sale price continues to impress our sellers. BUSINESS AS USUAL FOR PROPERTY, BUT BEWARE OF ‘SALES GIMMICKS’ It remains business as usual for the property market with some areas such as the Cape continuing to buck the economic trend while others such as Gauteng are now turning to a buyers’ market. While the dynamics are shifting, it is important to remember that there are opportunities in every market, but beware of the rise of ‘sales gimmicks’. As the economy weakens, we are seeing more and more new operators entering the market with an array of ‘new’ incentives and sales ‘gimmicks’. Often styled as disruptors, these range from low commission to fixed fees or a combination, all aimed at enabling a DIY (do it yourself) or For Sale by Owner solution (FSBO) of sorts. Not only has experience shown that these tend to lack insight into the industry and offer a low probability of success, a new study in America provides irrefutable empirical evidence that FSBO (for sale by owner) and low-commission models aimed at ‘saving’ money, actually costs the seller at the end of the day. The study was done by Collateral Analytics (a real estate analytic product developer) in conjunction with San Diego University Real Estate Professor, Norman Miller. It looked at 200,000+ FSBO and one million MLS sales across hundreds of markets in 2016 and 2017 and found that on average, FSBO listings sold for about 5.5% less and tended to sell for below their automated valuations while MLS listings sold for more, enough to offset the commission. It highlights a low probability of success and higher risk of costs and potential lawsuits after the fact due to disclosure issues. Remember, buyers do not care about low commissions, they buy based on what meets their physical, emotional and psychological needs at the right price. If they do not see a ‘bargain’ offered by the low commission agency, they will simply walk away.

Selling a property is not a simple process of just bricks and mortar. It requires a particular skill and comes with many intricacies. Unless you offer access to buyers, you are wasting the seller’s time. The best advice to serious sellers, is to go with an agency that offers a tried and tested marketing model combined with expertise, reach and stature. It consistently delivers the best results.

CITIZENSHIP-BY-INVESTMENT PROGRAMMES OPEN UP THE WORLD OF INTERNATIONAL EDUCATION FOR SOUTH AFRICAN FAMILIES Access to world class education has become a key driver in the demand for a second citizenship or residency, not just for wealthy South Africans, but for the wealthy from key hubs across East and West Africa.

Nadia Read Thaele of LIO Global, a specialist in residency and citizenship-by-investment planning for private clients, says that she has seen a notable rise in South Africans investing in a second citizenship, stating their decision is often based on access to world-class higher education opportunities for their children. We are also seeing this amongst wealthy Nigerians, Kenyans and many more.

In the 2016-2017 edition of the QS World University Rankings, 33 of the top 100 universities in the world were located in the EU and 32 in the US. For instance, when it comes to the Eurozone, European citizens studying at a university in another EU country other than their own, cannot by law be required to pay higher course fees and are also entitled to the same grants to cover course fees as nationals of that country. This treatment does not necessarily apply to support or maintenance grants and loans. Some countries may nevertheless choose to provide maintenance grants to other EU students, on their own initiative.

With the European university system mostly based on public funding, their universities can provide excellent quality for very low or even no tuition fees at all for EU citizens. In certain countries e.g. Greece students who have acquired their permanent residency has the same rights as Greece citizenship when it comes to access to higher education. If one looks at the top UK universities, the average annual cost an EU citizen might pay is approximately EUR 10 000 as opposed to EUR 27 000 for a non-EU citizen (https:// www.ox.ac.uk/admissions/undergraduate/fees-and-funding/ tuition-fees?wssl=1). In Germany, tuition for international students is at least double or triple what EU citizens pay if there is any cost at all. A stint in France for art and literature students is very valuable, and for engineering and technology, Germany ranks tops. The Financial Times ranks Europe’s business schools amongst the top in the world (together with those of the USA) and for medical studies too, the top ranked institutions of Europe are on the list of highly desired institutions. When seeking an institution for study abroad, students are also starting to consider additional aspects beyond just the brand, ranking and reputation of an institution. The British Council report claims that the quality and value, including costs, career prospects, potential for further studies and student experience at an institution have increasingly become important in the student choice process. When it comes to Europe one can access the European Union via residency programs in Malta or Cyprus for as little as EUR 300 000. As mentioned, certain residents of EU countries might get some benefit when it comes to study costs . However, for an investment of EUR 2 million, one can fast track to citizenship in as little as four months in the case of Cyprus and fourteen months for Malta (program from EUR 1 million). Surprisingly the Caribbean citizenship-by-investment programmes also offer some interesting options for education. Grenada is a good example. Last year the St. George’s University’s US and Canadian Students achieved a 97% first-time pass rate on the US Medical Licensing Exam I, surpassing students from US and Canadian Schools 6 years in a row. With more than 900 US residencies in 2017, no other medical school in the world provided more new doctors to the US health care system than St George’s and they have been numbered

STRAWBERRY AND FETA SALAD SERVES: 4

INGREDIENTS olive oil, for frying 300g tender stem broccoli 1 clove garlic, bruised zest of 1/2 lemon 8 slices prosciutto or parma ham 1/3 cup mixed bean sprouts 250g strawberries, hulled and quartered 100g creamy feta, broken into chunks 1 head baby cos lettuce or butter lettuce a handful of pink radishes, thinly sliced DRESSING 3 tablespoons extra virgin olive oil 2 tablespoons lemon juice 1 teaspoon honey 1 teaspoon wholegrain mustard salt and black pepper, to taste

METHOD 1. Fill a saucepan 2/3 of the way up with water and 1 teaspoon salt. Bring the water up to the boil. Add the broccoli stems and boil rapidly for 3 minutes. Remove the broccoli and plunge into a bowl of ice water. This will help to retain a vibrant green colour and stop the cooking process. When the broccoli is cool, drain thoroughly. 2. Heat a drop of olive oil in a frying pan and brown the prosciutto on both sides until crisp. It literally takes 2 minutes. Drain on paper towelling. In the same pan, add the bean sprouts and fry for several minutes until nutty and slightly softened. Season lightly with salt and pepper. Remove from the pan and set aside to cool. PREP TIME: 1 HOUR 20 MINS | COOK TIME: 20 MINS | TOTAL TIME: 1 HOUR 40 MINS | SERVES: 12 - 14

INGREDIENTS PASTRY 250g all-purpose cake flour 80g icing sugar a pinch of salt 120g butter, chilled and cut into cubes 1 egg 2-3 tablespoons ice water CRÈME PÂTISSIÈRE 500ml (2 cups) full cream milk 1 vanilla pod, seeds scraped or 1 teaspoon vanilla paste 40g corn flour 4 egg yolks 80g castor sugar pinch of salt 3 tablespoons butter 2 cups summer berries, to finish1 teaspoon vanilla

METHOD 1. To make the pastry, sift together the cake flour, icing sugar and salt. Transfer to a processor and add the butter. Blitz until breadcrumb texture. Add the egg and just enough water to bind the pastry. 2. Tip the dough onto a board and press together lightly. Flatten into a disc, wrap in cling film and chill for at least 1 hour to relax and firm up the dough. 3. For the pastry cream, place the milk and vanilla seeds in a saucepan. Heat slowly until just below boiling point. 4. In a separate bowl, using a balloon whisk, combine together the corn flour, egg yolks, castor sugar and salt until smooth. 5. Add a ¼ cup of the hot milk to the egg mixture, whisking to incorporate. Slowly add the balance of the milk. 6. Pour the milk mixture back into the saucepan. Heat the custard on a medium to low heat, whisking all the while to ensure a silky smooth texture and prevent scalding.

7. Once the custard starts to splutter, turn the heat right down and cook for 2-3 minutes to ensure that there’s no raw flour taste to the custard. Remove from the heat and whisk in the butter. 8. Transfer the custard to a heatproof bowl and press a sheet of cling film directly onto the surface to prevent a skin forming. Allow to cool before refrigerating. 9. Preheat the oven to 170º C. 10. On a lightly floured board, roll the pastry out to a 3mm thickness. Cut out rounds slightly bigger than the tart casings. Press gently into the corners and trim away excess dough. Dock the base with a fork. Chill for at least 30 minutes. (I pop them in the freezer to ensure no shrinkage when baking) 11. Bake for 15-18 minutes until golden and cooked through. Cool in the tart tins before un-moulding. 12. Once the tart cases are completely cool, fill with crème pâtissière and top with fresh seasonal berries. Dust with confectioner’s sugar and serve. SA-VOUR A ROAD TRIP We are incredibly spoilt living in Cape Town as we have so much available to us right on our doorsteps. There are very few places in the world where you have the beach, mountains, forest, winelands, vibrant city centre, waterfront and so much more all within 45 minutes to an hour from your front door. The risk of this privilege though, is that one can get a little lazy and not feel the need to venture too far out of one’s comfort zone.

o one needs to consciously make the effort to go further afield because when you do you are sure to find fabulous experiences!

I’m not really one for lengthy road trips, but when there is something particularly enticing at the end of a few hundred kilometres, my arm can be twisted. Diesel and Crème in Barrydale was one of those tempting destinations. Over the past while I had heard so much about this country gem that I decided a mini road trip was in order. We headed out on the N2 on a beautiful autumn day.... the roads were quiet, the company and conversation was good and there was a great playlist to listen to… When you travel that route you can’t not stop at Peregrine farm stall. Great food to either take away or eat in at the restaurant and of course the shop is dangerous! We opted to make it our breakfast stop with excellent Origin coffee and a Peregrine Poach and Tractor Mechanic (mince on toast) Our bellies satisfied, we were ready to hit the road again and headed towards our next stop, Swellendam. The key to a road trip in my mind is to have plenty of stops. This breaks the journey and makes it interesting. For me it’s also important to have some kind of a plan (else you can end up 76 | Property Pages | October - November 2017

hungry and irritable if you find nowhere to stop to be fed and watered en route). But it’s also good to still be a little flexible, so that if you come across somewhere unexpected you can and do stop. Our planned destination in Swellendam was Tredici (which means Bakers Dozen in Italian). It truly is a little treasure in the heart of the Overberg. A gorgeous patisserie, boulangerie, delicatessen and ristorante all in one! Their story is sumptuous simplicity and their philosophy is to offer more than you would expect as bakers did way back in the 13th Century by giving thirteen loaves instead of twelve. Sitting down inside the lovely space I was somewhat disappointed that we had already had breakfast and were too early for lunch, as their menu was incredibly enticing. We couldn’t not tantalise our taste buds however, so we indulged in some of the home baked pastries to go with our third cup of coffee for the day. We shared a mille feuille, pastei de nata and one of the best chocolate chip cookies I have ever had! There is also a very tempting selection of kitchen and foodie items for sale in the shop. Back in the car and headed for our destination … Barrydale via the Tradoux pass and the little village of Suurbraak. This

is what a road trip is all about... the incredible scenery that you drive through and the discovering or rediscovering of the little hidden and unknown gems along the way. Just so much to take in and appreciate! Barrydale on Route 62 is definitely a foodie destination that is on the up with an increasing number of interesting dining options. Diesel and Crème is one of those and I couldn’t wait to try it. The vintage diner is particularly famous for its milkshakes but on experiencing it for myself I realised that it is so much more than that and well worth the drive. It’s very popular and so I would recommend that one books particularly on a weekend. It was a beautiful day when we visited and we were fortunate to get a table outside in the sun. Although I would have been as happy sitting indoors. Diesel and Crème is truly a feast for the senses. The décor is amazing … you almost can’t take it all in. Outside there are petrol pumps, old tin signs advertising an array from Pepsi and Castle to Castrol motor oil and Lucky Strike, blackboard menus, and kiddies plastic motorbikes. Indoors has the feel of an American Diner with neon lights, movie memorabilia and a long bar counter. The restrooms are an experience in themselves with old hairdryers and vanity cases adorning the shelves. There was a colourful local band playing and plenty of people watching opportunities … so we ordered a glass of wine and a craft beer and settled back to soak it all in before perusing the blackboard menu. The lunch menu is fairly small but has something for everyone. Being a diner though, I felt that I had to order a burger (although the hotdog with a frankfurter on ciabatta with caramelized onion was a little tempting). We eventually decided on a Jack Daniels Burger (beef patty with a smoky Jack Daniels sauce served with beetroot, blue cheese and olives) and a Diesel Burger (beef patty or chicken strips with mushrooms, melted cheddar and gherkin) The burgers (and the accompanying fries) were delicious but we were of course there for the milkshakes and had to save some space. Looking at the Milkshake Menu I felt like a kid in a candy store… After much debating and negotiating we settled for the Banana and Custard and Honey Crunchie. What can I say but Wow….!. I don’t think I will ever want to try another milkshake. The shakes are yummy and totally decadent and delicious and I was relieved that we had ordered the small size, which are creatively served in jam jars with broad colourful straws (you need them as the shakes are so thick). There is a motel alongside Diesel and Crème called Karoo Moon Motel. Taking a wander around the eclectic venue I was very disappointed not to have packed a “Maybe Bag” . I could happily have booked a room and then settled in for another milkshake, a sleepover and breakfast at Diesel and Crème the next morning. Instead, indulged and satisfied we headed back to Cape Town excited at the prospect that next time our road trip would be extended to an overnight stay! THE ROLE OF DADS IN PROMOTING HEALTHY BEHAVIOURS When we think about which parent is primarily responsible for ensuring that children eat their veggies, and who signs them up to multiple extra-mural sports – we usually think of Mom, right? It’s time for this stereotype to change. Our kids’ physical activity expert, Dr Catherine Draper, recently attended an international conference, and brought back some gems of advice. In this article, she explains the role of dads in promoting healthy behaviours in children.

THE ROLE OF DADS IN PROMOTING HEALTHY BEHAVIOURS

The crucial role of parents in promoting healthy behaviours amongst their kids was emphasised in a recent SSISA article, and this came through strongly at the annual conference of the International Society of Behavioural Nutrition and Physical Activity (ISBNPA) held in June 2017 in Victoria, Canada. The ISBNPA conference showcases some of the best global research on how to get people of all ages to make healthier choices around their diet, physical activity and sedentary behaviour. One session had a particularly novel theme: ‘What do fathers think?’ and highlighted the fact that there are very few programmes that have specifically involved dads.

DADS: ARE THEY BEING LEFT OUT?

The absence of dads in the design of physical activity and nutrition programmes was also addressed in a recent article in the scientific journal, Pediatrics. This article pointed out that dads are assumed to participate less often than moms in research studies. And generally, programmes involving parents to improve their children’s nutrition and physical activity are targeted at moms, since moms are seen to play the more significant role in socialisation.

DADS HAVE AN IMPORTANT INFLUENCE ON THEIR CHILDREN’S HEALTH The trend of dads being excluded is due to change, since there are a growing number of studies to show that dads have a unique and profound influence on their children’s health and development, including their diet and physical activity habits.

DADS AND PHYSICAL ACTIVITY The research has shown that, compared with moms, dads are more likely to initiate and facilitate physical activities with their kids at home, they spend more time playing with their children, and they encourage the kind of play that is more physical, stimulating, and unpredictable. DADS AND NUTRITION When it comes to diet, some studies have found strong relationships between the eating habits of dads and their kids. This can be good when it comes to things like fruit (dads who eat more fruit are likely to have kids who do the same), but not good when it comes to fast-food. And it’s been shown that dads who eat fast-food more often have kids who consume more fast-food (maybe on those nights that mom is away?). Conversely, dads who see dinner as an important family ritual, are more likely to have kids who consume less fast-food.

4. Eat around the table: Prioritise meals together in the evening. These are not only opportunities to have a healthy meal, but to also connect as a family. 5. Good night: Promoting healthy sleep habits with your kids, is one of the best things you can do for your child’s health and well-being. And if you are able to be a good role model for getting a good night’s sleep, it will show them just how important it is.

PARENTS WORKING AS A TEAM Lastly, dads and moms who work as a team to promote healthy behaviours with their kids, are much more likely to succeed in this area. This applies even if they do not live together anymore. This is not just important for health – moms and dads who co-ordinate their efforts, and support one another in their parenting strategies (a term called ‘coparenting’), are likely to have kids with less cognitive, social and emotional problems. Carve out some time: After a long day at work, the temptation is to come home and collapse, but try to set aside at least 20 – 30 minutes to do something active with your kids that doubles up as being good for their health, and gives them quality time with you.

2. Get physical: Whenever possible, get outside, and do something active with your kids that really gets them sweating. This doesn’t only apply to boys, but to girls too. It may not be rough-and-tumble play, but could include a brisk walk, jog or a ride on their bikes. 3. Park your screen: Try and stay off screens from the time of arrival home to the kids’ bed-time. Keeping the kids off their screens before bedtime as well, will be better for their sleep and allow for better engagement with you.

We have alternative options here in the Western Cape, for we as Capetonians the lack of water is now unfortunately going to be the new norm… for a while? who knows… For the people who have boreholes/well points then gardening can just carry on, hopefully there will be no problems. Those without boreholes/well points are going to have to rethink their gardens… But do not panic, there are other parts of the world where they have had droughts for many a year and we can learn a lot from them. For instance, dry gardening is used in dry climates, we can use dry gardening for not just our gardens but also for edible gardens. Dry gardens mean where one can have a garden where there is very scarce water, using drought tolerant plants. The plants do NOT have to be indigenous, there are lots of Mediterranean plants that we can use. I have listed just some plants that are more tolerant of the dry conditions. You will notice that not all listed are indigenous, however they are easy to get hold of at your local nursery. Lavender, Rosemary, Agapanthus, Buddleya, Cistus, silver bush, Geraniums, pelargoniums (scented), Artemesia, most grasses, Cannas, Pennisetums, Salvia leucantha, Verbena Ridgida, Nepeta... The list goes on and on…. So, you see, just by doing a little bit of research and changing our mindset we can have a garden, not quite an English country garden however a garden that will last, look stunning and more suitable for our climate. Water wise gardening / Dry gardening is not just about choosing suitable plants, to have a garden using less water also requires the following: 1. When looking to buy plants try not to buy the lush healthy plants, rather select the smaller tough stockier plants. The reason being is that the smaller harsher looking plants are more climatised than the lush pretty ones which have mostly been kept in greenhouses then brought straight to the nursery without having climatised. gardeningtips this reason, as we know they will have time to climatise, their roots will work downwards towards the moisture in the soil and establish themselves quicker thus being a stronger healthier plant that will last in the client’s garden. This is not always going to be visually pleasing for the client initially but as we explain come 6 months down the line the garden will be established and these plants will be stronger, look visually pleasing and it is money very well spent. 2. Planting time is best in Autumn when the soil is moist, the plants are then settled for when summer approaches. Group plant the plants that require the same amount of water together. 3. Drainage is important as water wise plants don’t really mind sandy soils however they don’t enjoy clay or poor drainage, as I tell my clients they don’t like their little feet too wet (roots). So, make a saucer in the soil about 15-20cm deep, plant then either 1 or a group of plants into it. Loosen the roots when taking the plant out of the pot then plant, water the basin area thoroughly and watch the water as it soaks in. 4. Watering, always make sure your plants are planted in a basin as explained, the watering is easier and there should be no loss or run off water. If you are thinking of buying irrigation, then try Drip irrigation which in my view is without a doubt the best form of watering. Drip irrigation gets straight to the root of the plant whereas irrigation sprayers loose around 65% of water through evaporation. FERTILISING is not recommended for some water wise plants as this encourages new lush growth with less tolerance to drought.

In summary, all is not doom and gloom, we will now be gardening more with nature (yey) not fighting nature. It will be a slow process as not all humans like change, however this has been a long time coming no matter what some of our politicians say!! THE IMPORTANCE OF PLAY ‘Our pets love to play but in urban areas it can be a challenge to promote it as a vital component of their health and happiness.’ By discovering how and why dogs and cats play, we can find natural, cost-effective and creative ways to address their behaviour and meet their needs.

Types of play There are three types of play that are important for your pets to participate in: • Locomotor play - simple play that involves movement and exercise, • Object - playing with an object like a ball or stick, • Social - playing with other pets. In this article we share some ideas to help you encourage your pets to play.

Reasons for play First, however, it is helpful to understand why animals play. Play is fun and play naturally promotes the well-being of dogs and cats in many ways. It is important for developing physical strength, acquiring life skills and strengthening social group cohesion. Research has found that hungry kittens play more often than well-fed kittens. It sounds counter-productive but there is a good reason for this: being solitary hunters, hungry kittens have a pressing need to practice their hunting skills.

Encouraging play When encouraging our pets to play, we should try to find ways that mimic their natural behaviour and that keep their environmental paw-print as small as possible. Here are a few suggestions: 1. Enjoy freedom Experience the joy of watching your pet leap, run and prance. Releasing your pet into an open garden or field, especially after being indoors all day, is an example of locomotor play. If your garden is too small to allow your pet this freedom, allow them time off the lead on walks in a safe place. 88 | Property Pages | October - November 2017

2. Play mates and play dates Consider getting a companion if you have a single dog or cat at home. Alternatively, arrange play dates with a friend, or schedule regular group walks by meeting up with friends who have dogs. 3. Chess not rugby Fast play, such as throwing a toy or chasing, can sometimes result in increased incidences of aggression. For these pets, look for toys that have a calming effect. For example, cat toys provide relaxing fun for the more nervous or aggressive cat. 4. Mind games Consider inventing ‘mind games’ that mimic some form of natural behaviour, like finding a hidden treat under a cup. These games are great for dogs and cats with conditions like arthritis that may limit movement and more active play. 5. Nature’s freebies Grow organic Catnip for your cat, or for a more calming affect - Valerian. Pine cones provide hours of fun for kittens; and what dog can resist chasing after a solid stick? 6. Toy joy There are plenty options when it comes to toys that encourage your pet to play, such as toys you can fill with a small number of treats to meet your pet’s foraging and exploring needs. 7. As nature intended Chat to your vet about using raw, meaty bones. Dogs will happily spend hours chewing ‘nature’s toothbrush’. Appropriately selected raw bones provide hours of fun chewing and can even aid in dental and gastric problems. A BRIEF HISTORY OF BISHOPSCOURT VILLAGE Historically, VINEYARD ESTATE was made up of Vineyard Estate, Bishopscourt; Edinburgh Township; Grayville Township, Vineyard Estate, Newlands; and Vineyard Estate Township and stretched from the Bishopscourt boundary to Sans Souci. The BISHOPSCOURT VILLAGE of today encompasses both Vineyard Estate, Bishopscourt (between Bishopscourt, the Liesbeek and Princess Avenue) and the portion of Edinburgh Township between Princess Avenue and the M3. On 26th March 1822 the widow of Colonel G Graham was granted the area we now call BISHOPSOURT VILLAGE. During the period 1827-1838 this land changed hands several times, finally becoming the property of James Maynard in 1838. During 1840-1850 many of the plots were randomly sold to individuals and in 1876, on the death of James Maynard, JM Hiddingh acquired the balance of the plots which remained in his name until 1929.

In 1929 two companies (Saxteno & Naruna) owned by Isaac Ochberg bought the land east of Princess Avenue, and Ochberg named this area Edinburgh Township. Isaac Ochberg was a remarkable man – he was a Ukrainian Jew who arrived at the Cape in 1895, penniless. He worked hard and built up a vast business empire. If he was offered a tract of land which appeared to other business investors to be useless, he would proceed to make it habitable, open up the area as a township and sell the plots. He would even assist with finance so that people could erect their own homes. One of his interests was helping underprivileged children and he brought many orphans to this country and saw them happily settled here. Two of his other ‘townships’ were Paradise and Southfield. Development in BISHOPSCOURT VILLAGE started in the 1930s and it is thought that the first houses were built in 1934 in Robinson Avenue.

presumably named after Edinburgh Township. Robinson Avenue was named after Julius Robinson who married one of Ochberg’s daughters. Maclear’s Beacon is in a straight line with Maclear Road but the beacon is not visible from the road which suggests that the name was given by a surveyor. Balfour Avenue was named after Arthur Balfour, British Prime Minister (1902-05) and Foreign Secretary (1916-19), who was responsible for the Balfour Declaration (1917) which promised Zionists a national home in Palestine. Ochberg built an office block in St George’s Street and named it Balfour House. Colenso Road was named after Bishop John Colenso. In 1939 and 1943, Mr & Mrs CA Abrahamse – Hilda and Alan – bought some land ob Bishopscourt Drive and built a house which they named ‘Hildalan’ and the street was subsequently named Hildalan Road after the house, as was Hildalan Lane. There must be a lot more interesting history of BISHOPSCOURT VILLAGE which needs to be documented the gravel quarry, the Liesbeek in the early days, interesting people who have lived here, etc. If anyone can provide more information, please contact Joan Parker or the BVRA Committee.

WHAT TO CONSIDER

When purchasing property to rent out, there are some important things to bear in mind and if taking over an existing Tenant, this is especially relevant.

You need to consider the following: • The remaining term of the Lease/expiry date? • Whether the Tenant has an option to renew the Lease? • Whether you as Landlord and/or the Tenant can cancel before the Lease expires?

• Is there an annual escalation on the rental payable? 2013/2014 • In whose name is the Lease?

• Have there been any negative issues with the Tenant such as noise complaints by neighbours, barking and unattended dogs or other issues?

More general issues to consider with regards to buying property to rent out: • Can you have short-term lets if sectional title property?

• Is there a good deposit in place such as two months rental? How is that deposit paid to you as the new Landlord and when?

• Is the Tenant allowed to sub-let?

• Is the Lease managed by a rental agency or by the Landlord?

• Is your Tenant allowed to “work from home” at the property?

• In the abovementioned regard, are you obliged to take over the Seller/Landlord’s existing contract with a rental management company once you become the new owner/ Landlord?

• Can your Tenant have a pet(s) if a sectional title scheme?

• Is the rental up to date? • Is the Tenant a good payer of the rental and services? How is their track record? • Are you allowed to run a credit check on the Tenant especially if a relatively new Lease which was concluded privately? If so, how do you do that? • Has the Tenant caused any damage to the property which will need to be covered by the deposit on termination of the Lease, or do those repairs need to be attended to now? • Has the Tenant made any claims against the Landlord for repairs to be done or raised any issues regarding the condition of the property either with the Landlord or managing agent - for example, leaks, damp, garage door not opening properly, geyser problems, pool level dropping dramatically, electrical faults, etc?

• As a Landlord and VAT vendor, can you charge VAT on the rental payable by your Tenant?

In conclusion and to get the very best out of the buy to let scenario, be prepared and informed. Ensure that you obtain a copy of the Lease agreement when taking over a Lease, preferably before you purchase or make your purchase subject to you viewing the Lease first. Remember that any proposed changes from your side would need to be agreed to by the Tenant. The Lease is taken on and over by you as is.
