Lack of affordable housing is making renting property more popular in the Southern Suburbs and Hout Bay by JAMES LEWIS This is consistent with reports from Gerald Leissner, chairman of Indluplace, the first listed residential property focus fund on the Johannesburg Stock Exchange (JSE), who believes renting property is becoming more popular in South Africa (SA) and they are seeing a strong demand for affordable rental housing. The company is building a sizeable portfolio in the residential sector that is gaining momentum. Other notable players making a move in this sector are SA Corporate Real Estate, Octodec Investments and Balwin Properties. To give an indication of their portfolio sizes, Indluplace has currently just over 5000 owned residential units and SA Corporate Real Estate over 4000 owned residential apartments with Indluplace market capitalisation at R2.2billion. Yet in comparison to the likes of Growth Point, which owns a portfolio of commercial, retail and industrial properties in South Africa and Australia with a market capitalisation of approximately R73 billion, Indluplace makes little dent, advises Carel De Wit (CEO of Indluplan), despite their attractive outlook as an investment opportunity. The affordable housing market in the Southern Suburbs and Hout Bay is under pressure for first time home buyers with increased property prices across our areas of trade. This is another reason why such buyers are seeking sectional title apartments to purchase or going the rental property route. Stephan Cross, Hout Bay area manager, reports that this year the Seeff Hout Bay office is consistently seeing sectional title sales of over 30 000/m2, a growth of approximately 25% year on year. Hout Bay now has a significant shortage of affordable sectional title apartments and this will filter increased demand through to the rental market. Investor buyers are also in tune with the market in the Southern Suburbs where Seeff reported a growth in investor enquiries for sectional title apartments for buyto-let. Investors are driven by yield. John Loos from First National Bank (FNB) confirmed that the National Average Gross Yield is 8.34% for the 1st Quarter of 2016. Seeff Southern Suburbs sectional title area specialist and Hub manager, Sean Guy, reports that for properties that fall within the University of Cape Town catchment area and that of other neighbouring tertiary institutions, are well positioned to drive a maximum yield that matches that of the current national gross average. Of interest, the SA Consumer Price Index (CPI July 2016) stands at 5.18% making the real return at just over 3% which would put us on par with the London prime central market (prior to Brexit) whose yields are 3.3%, with a CPI of 0.3%, or real

Developments spike Seeff Southern Suburbs and Hout Bay have seen a spike in development opportunities, especially in the sectional title arena. More and more local developers are seeking opportunity in the market through the relaxed zoning requirements to convert free standing homes to boutique apartment blocks or more substantial blocks depending on the zoning allocation - notably, The Iron Works (see page 54) an 8 floor apartment building with a ground floor commercial opportunity in the heart of Woodstock. Since the official launch in March 2016, The Iron Works has had good sales to date with 72 apartments sold off plan. There has been much talk about Woodstock over the years and The Iron Works is breaking new ground as the first substantial residential development in the area. Other well-known Cape Town developers have already earmarked residential developments and recognised national retail brands are also in negotiations to secure premises in Woodstock. The latest figures show that Woodstock, in conjunction with Observatory, concluded a billion rand in residential sales in 2015 (Lightstone Property). The Iron Works and future planned projects will only fuel this figure. On the note of Brexit, rightly or wrongly, the youth of the United Kingdom did not get their way! Good news for SA is that our millennials, born 1980 – 2000, make up the bulk of our population, which provides us with a great opportunity to put in place policies that will benefit future generations. 3 August 2016 I trust we voted in the Municipal Elections! Property market fundamentals remain well-balanced There is no doubt that we are operating in a time of economic caution with many external factors, not least of all BREXIT, that could add to the economic complexities that we are already grappling with. While the fall-out from BREXIT may well be a further weakening of the rand and with that, rising import costs, higher inflation and a resultant interest rate hike, the impact is expected to be quite minimal. As it is, the initial drop in the value of the rand soon settled back as the initial ‘panic’ subsided. On the flipside, we have staved off a credit downgrade and the most recent CPI data was better than expected. It therefore looks as if we may well get another interest rate breather when the MPC meets in July. The expectation is that BREXIT will bring about no greater economic risk than what we are already dealing with, i.e. the threat of poor economic growth, rising inflation, rising interest rates, a weaker rand, shrinking household disposable income and rising cost of credit and home ownership. We would most certainly caution buyers and sellers against paying too much attention to ‘naysayers’.

The flipside of BREXIT could well be a further enhancement of SA as a very attractive destination for property investment. A weaker rand should bring more tourists, investment and property buyers as our already attractive property proposition becomes even more attractive. The fundamentals for the SA property market remains solid for now and property continues to be viewed as a sound investment even during relatively poor economic growth as we have seen over the last few years. While the economy managed only about a 1%-2% growth in recent years, property values in many areas are now 30%-50% higher compared to five years ago. In high profile areas such as Cape Town’s Atlantic Seaboard and City Bowl for example, property values have practically doubled since 2008 in some instances. Where we once thought that a property selling for R20 million was headline news, we are now seeing properties selling for up to R100 million to as much as almost R300 million on the Atlantic Seaboard. Our view is that we can only control what we can and South Africans are likely to take the current challenges including BREXIT in their stride and continue to live and work, move around and buy and sell property as they need to or want to.

A lot of our bathrooms are not tiled floor to ceiling, especially older bathrooms, and paint allows you to add colours that you love, or colours that are trendy, to give any bathroom an instant facelift. Simply pop into your local Prominent Paints store to collect some paint swatches to try out in the room to find the perfect wall colour. You will need paint for walls and possibly paint for trim and furniture, so speak to the sales staff about the right paints to use for your project. Also discuss the condition of the walls and whether or not you need products to do repairs or damp proofing, as you can buy everything you need at Prominent Paints. In this makeover, the walls were painted in a deep grey colour that is modern without feeling too dark. The colour also ties in nicely with the new shower curtain and decorative mirror above the sink. Originally a bronze colour, the mirror was sprayed in a silver finish to bring some glam into the bathroom. The silver also mirrors the finish of the taps and accessories in the room. With its dark grey walls, refreshed grout and crisp white accessories, this bathroom looks up to date and ready for use and goes to show that sometimes even small changes can have a big impact and you don’t always have to spend a fortune for a new look.

Your local Builders Warehouse stocks a wide range of RustOleum spay products, including Universal spray paint in Silver Nickel or Titanium Silver. The old, wooden bathroom vanity was lightly sanded and then painted with oil-based enamel to give it a new look and protect it from water damage. The outside of the cabinet was painted white and a dark grey applied to the drawers, tying the bathroom vanity in with colours used in the space. New hardware in brushed nickel complete the look. There are specially formulated grout renew products that allow you to paint over stained or grubby grout without having to go through the mess of replacing grout. These products are applied over the existing grout, easily and quickly, and instantly refresh floors and walls. Flexitarians are people who consciously choose to reduce their meat intake for health but still occasionally enjoy animal based foods. This growing trend is evident in the popularity of the Meatless Monday initiative, a food sustainability drive, and other similar such social media driven trends. More and more people are choosing to eat this way not only due to its well documented health benefits but also due to the ethical and environmental impact of eating less or no animal protein.

WHAT IS A WHOLE FOOD PLANT BASED DIET? A whole food plant based diet is based on fruits, vegetables, tubers, whole grains, and legumes; it excludes or minimizes meat, chicken, fish, dairy products, and eggs, as well as highly refined foods like bleached flour, refined sugar, and oil. It is essentially a vegetarian diet with emphasis on unprocessed, whole foods but with some flexibility.

ETHICAL AND ENVIRONMENTAL IMPACT Our population is becoming far more conscious of food stability, sustainability and the environmental impact of food production. Meat and dairy production require large amounts of fertilisers, pesticides, fuel, feed and water. Byproducts in the form of greenhouse gases, toxic manure and other pollutants contaminate our air and water. Much has been written and calculated about the climate saving actions of eating less animal based foods, for example, if a family of four has a meatless meal a week for a year, its environmental impact is similar to taking their car off the road for five full weeks. Many people also often choose to avoid animal protein for ethical reasons.

THE HEALTH BENEFITS OF PLANT POWER An important motivator for plant based eating is its many health benefits. Vegetarian style eating patterns have long been associated with improved health, lower incidence of disease, reduction in chronic medications and reduced mortality. Many large clinical research projects have looked at the diets of thousands of people in Europe and America and the incidence of disease, with the following common conclusions: • Type 2 Diabetes has been linked to red meat consumption, further study has showed that when one serving was swopped for nuts everyday, the risk of developing type 2 diabetes was decreased by 21% and by substituting whole grains the risk was reduced by 23% • Heart Disease benefits are seen in several large studies due to decreased inflammation, oxidative stress, blood pressure and LDL – cholesterol levels. There was a 34% decrease in ischaemic heart disease in vegetarians over 5 studies including 76 000 subjects. The Harvard research tracked 110 000 volunteers for 14 years and found that those eating 8 plus servings of fruit and vegetables a day were 30% less likely to have a heart attack or stroke compared with those that had 1.5 servings. • Cancer - Vegetarians have a 12% lower overall rate of developing cancer. Specific cancers have been linked to an animal based diet such as oesophagus, stomach, pancreatic. The higher fibre plant foods may protect against cancers of the digestive tract.

• Obesity - The EPIC European study (520,000 volunteers) found obesity was less common in pescatarians and vegans. The plant based diet tends to be richer in fibre and is therefore more filling which results in fewer calories consumed. • Living longer has been positively linked with those that closely adhere to a plant based diet. • Decreased inflammation and oxidative stress has repeatedly been seen in those that eat more fruit, vegetables, whole grains, olive oil, nuts and red wine in moderation. Increased levels of oxidative stress and inflammation are associated with the development of chronic disease. • Gut / Immune system / microbiome - a fibre rich plant based diet promotes healthy gut microbiota and has been linked to immune support and digestive health. • Alzheimers - Adherence to a plant based, Mediterranean diet has been linked to a 48% lower risk of the disease.

RED MEAT – slowly reduce the amount of red meat you are eating, start with a Meatless Monday and then slowly expand this to more days in the week. Replace the animal protein with plant protein sources such as pulses, beans, soy and nuts. Start to experiment with different foods and new recipes. POULTRY AND FISH – now remove poultry and then fish, you are now a vegetarian! EGGS come next, reading labels becomes important as eggs are found in a lot of manufactured foods

WHERE TO START The newly released American Healthy Eating for Vegans infographic is a representation of the perfect plant based eating pattern. This is the ultimate goal but may be a little extreme and a more moderated approach more realistic for you. This is not an all or nothing diet it can be tailored to meet your individual needs.

START SLOWLY AND GRADUALLY CHANGE YOUR DIET. TRY THIS STEP WISE APPROACH:

DAIRY – Milk and cheese can be substituted with nut milks, soya milk and other plant milks. Dairy free cheeses are sometimes available through health food stores. At this stage you need to start to keep a careful eye on your micronutrient intake. Calcium - ensure that the substitutes you are choosing are fortified with calcium or perhaps you need a daily supplement. Vitamin B12 – all vegetarians should regularly be having a B12 supplement. WHOLE/ UNPROCESSED – finally your focus should be on eating more whole unprocessed foods and reducing refined carbohydrates. Aim to make everything from whole ingredients that you have sourced yourself. If you have to use manufactured foods then read labels carefully and aim for items with very short ingredient lists. Focus on the following foods. Beans and Other Plant Proteins Dried beans, lentils, chickpeas, kidney beans Soya protein from soya beans (edamame), tofu, tempeh, soya milks and yoghurt. Nuts and Seeds Include almonds, almond milk, walnuts, flax seed, chia seeds. Good Fats Olive oil, canola oil, avocado, nuts Green Leafy Vegetables These provide calcium, iron and many vitamins Spinach, Kale, broccoli, cabbages Fruit and Other Vegetables Aim for variety and lots of colour Wholegrain Starchy Carbohydrates Aim for the brown, whole, fibrous variety. WHATS STOPPING YOU? There are a few reasons why you may worry that this way of eating is not for you: • It requires more food preparation - yes and planning but what a small price to pay for longevity and better health. Start slowly and gradually it will become your way of life. • How do you get enough protein and micronutrients out of this diet? A badly planned plant based diet can cause micronutrient deficiencies. A broad spectrum vegan supplement will help you to cover this possibility. Be sure to include more of the following: Protein – we don’t need much, if a ¼ of your plate contains a plant protein source at every meal you will be getting enough. A well balanced plant protein diet can meet essential amino acid requirements. Iron – found in fortified cereals and wholegrain products, dried fruits, beans and lentils, leafy vegetables, nuts and sesame seeds. Take these with a vitamin rich food to aid the absorption of the iron. Calcium – try and use calcium fortified milk substitutes, include kale and pak-choy, sesame seeds, nuts and dried fruits. If you are at risk, then take a daily supplement. Vitamin D – found in fortified soya milks and yoghurts and in the sunshine. Vitamin B12 – is found in yeast extracts, soya products and some oat and rice milks. You may need to supplement this nutrient. Omega-3 fats – found in oily fish, replace this vital nutrient by including sea vegetables in your diet or an algae derived DHA supplement • You don’t know how to cook pulses, wholegrains, tofu etc. – a good vegetarian cookbook will provide you with wonderful ideas on how to prepare these ingredients in many delicious ways, so spoil yourself. • Foods are unfamiliar - yes and sometimes hard to come by, but once you have found your local supplier you will be on your way. Major supermarkets will always stock the store cupboard basics at very reasonable prices.

• Your family will rebel - they might, but soon they will be tasting what you have prepared, start slowly and their tastes will change too.

MENU IDEAS TO GET YOU STARTED • Oats with flaxseeds, raw nuts, berries and cinnamon • Stir Fry – any vegetables include leafy greens/ any vegetarian proteins/spices- turmeric, tamarind, sesame oil, coconut oil etc • Scrambled crumbed tofu and vegetables • Quinoa vegetable chilli – combine any pulses and beans with vegetables, a grain and chilli flavours • Wholegrain pasta and vegetable or bean sauce and herbs • Vegetable rich salads with seeds, nuts and balsamic dressing • Smoothies – nut milks, berries, seeds, plant protein powders

DO IT NOW! This diet requires some planning, label reading and discipline but the benefits far outway the effort required when it comes to tackling chronic disease. Your effort or adherence to the diet is directly proportional to the results you will achieve. A dietitian can help tailor your plant-based diet to match your individual needs and help ensure no nutritional deficiencies. Be aware that your need for certain chronic medications could decrease or be eliminated all together when you change to this way of eating. We urge you to make a start for your health and for our world, however small to start to decrease your animal protein intake and move towards a healthier whole food, plant based diet.

PREVENTING INJURY

• Warm-up: Always ensure that you are sufficiently warmed-up. A warm-up prepares the body for exercise and is thus determined by the type of exercise to be performed. A good warm-up will consist of light cardiovascular exercise, sometimes stretching and specific exercises that mimic the type of activity to be undertaken such as arms and leg swings. • Stretching: While researchers continue to look at the benefits and pitfalls of stretching, there is still limited and conflicting evidence to sort out these opinions. Many studies done on the effects of stretching before exercise have shown no benefits in decreasing muscle soreness and improving performance. However studies done on the effects of a warm-up followed by stretching showed improved range of motion in joints and consequently may reduce injuries.

Stretching While there is an important hereditary component to general flexibility, specific joints or muscles may become stiff as a result of injury, overactivity or overuse. Many studies support the use of thirty second stretches as part of general conditioning to improve range of motion. It is best to customize your routine to fit your needs. Assess your body and your sport and make sure you stretch (and strengthen) in order to reduce muscle imbalances. Thus it is important to stretch tight muscles groups, but remember that being too flexible can also result in injury. • Suitable Equipment: This includes suitable running shoes. There are so many different models of running shoes to choose from, that it is best to have your feet assessed by a professional such as podiatrist who can recommend the best shoe for your needs. 68 | august - september 2016 | the property pages

• Appropriate Surfaces: The surface on which a sport is played can influence injury risk. Harder surfaces such as concrete generates greater forces through our bodies than a more forgiving surface such as grass. Try to include some of your running on grass or off road so not the entire session is on the road. • Appropriate Training: - Ensure that you get sufficient recovery between training sessions. When muscles are fatigued, chance of injury is higher! Adequate recovery includes massages, sufficient rest and sleep as well as adequate nutrition. - Do not progress training too quickly – the muscles will not be able to handle the load. STICK TO YOUR TRAINING PROGRAMMES! • Resistance training: Improves and promotes growth and may increase the strength of ligaments, tendons, joint cartilage and thus increase muscle strength and endurance. It also aids in correcting muscle imbalances. • Core Stability Training: If the core muscles are weak, the larger muscles of the body have to work harder and this could result in injury due to overload and muscle imbalances.

NUTRITION BEFORE AND AFTER EXERCISE Before Exercise

When you eat and what you eat can affect your exercise performance and the way you feel while you’re exercising. It is important to plan your meals, snacks and what you drink to make the most of your exercise routine. The goal for your body pre-exercise is to make sure that blood sugar is maintained, hydration state is optimal and to prevent gastric discomfort. Eating too soon before exercising may result in a drop in blood sugar just before exercising causing you to feel sluggish. Eating too much may result in gastric discomfort. Alternatively, not eating before you exercise can lead to low glycogen levels that can lead to low blood sugar levels during training (especially your longer training sessions). Low blood sugar levels that result from not eating can make you feel weak, faint or tired, and your mental abilities may be affected as well, making you slower to react.

Here are some guidelines to follow:

• Eat breakfast. Wake up early enough to eat breakfast. Most of the energy you got from dinner last night is used up by morning. Your blood sugar may be low. If you plan to exercise within an hour after breakfast, eat a smaller breakfast such as a just a fruit or cereal bar.

a supper club

I love going out for dinner. And I think that I’m not alone in this. It means we don’t have to shop, cook or clean. And even though I am very spoilt in that I get to eat out fairly frequently, there’s something indulgent about getting a little dressed up and going out for an evening meal.

A

s you will have noticed from my previous articles I also love variety, and so whilst I have my alltime go-to favourites, I just love discovering new eateries, be they a new pizza or burger spot, a casual bistro or a fine dining restaurant. Friends often ask me how I find great restaurants as they tire of going to the same old places yet don’t know how to find the new or even not so new but different ones. So taking this into account I decided to start a “supper club”. The idea is that a group of eight to ten folk meet for dinner about once a month and try a new restaurant. My old adage is that “Food connects people” and I saw a supper club not only as an opportunity to try out new venues but also as a way of connecting with new and different people. Our first dinner was at Midtown which is a new spot that opened in the CBD a few months ago. I just love Middle Eastern food and so when I came across it, it was quickly added to my list. The owner Tamer Burjaq and the chef are both Jordanian so the food is authentic. A group of eight signed up very quickly for the first supper. The way that it works is that I choose a venue and then extend the invite. Places are limited as the intention is to have an engaging and intimate dining experience. RSVPS are on a first come first served basis and guests have to pay a deposit to secure their spots. This is to guard against us fickle Capetonians who change our minds if the weather doesn’t play along or dare I say it something better comes up! Midtown is a fabulous space in a very unexpected area. It’s located at 95 Plein Street and thus somewhat hidden away. I do think though, that this area will soon see a revival and will become popular like other areas of town. The décor is just gorgeous. There is a naked brick wall along one side and casual yet elegant furnishings. The lighting is beautiful and lends a lovely warm and enticing ambience. There is a bar area, dining area and then a number of couches where guests can enjoy a pre or post dinner drink. We started with drinks on the couches and after Tamer had spent some time with us explaining his heritage and how Midtown came about he offered some recommendations for a selection of starters. We had the Baba Ganoush and the Hummus Tricolore, which is one of their signature dishes and comprises Avocado, Beetroot and Plain Hummus served with the most delicious flatbread. The three colours looked so beautiful and the hummus was delicious. One of the less adventurous eaters chose the sautéed mushrooms and he had to fight to get his fair share they were so fabulous.

We also had the traditional falafel and then another signature dish which was Falafel Mahshi – crisp fried chickpeas filled with sautéed onions, sumaq and homemade spices. Probably the best falafel I have eaten! We had enjoyed our starters sitting on the couches and the plan was to move to our table that had been booked in the restaurant area for our main course. We were so comfortable, however, that we decided to stay put. It also felt right to be eating that kind of food in a more casual and intimate setting. It was difficult to choose mains as there were so many amazing sounding dishes. Fortunately all of the group were sharers (I do have a number of friends who steadfastly want their own food and you have to really negotiate hard to even get a taste). This led me to wonder, why might some individuals be more inclined to share food and why with some people and not others? I did some research and discovered that researchers had reported that after sharing food, oxytocin hormone levels in chimpanzees become elevated in both the giver and receiver. They further proposed that food sharing releases oxytocin as a way to facilitate bonding and cooperation between unrelated individuals. Adds weight to my statement that Food connects people. Ok enough about hormones and back to the food! We deferred to Tamer again for recommendations for our mains and we were not disappointed. The Lahme Bi Ajin is one of the Mankish options. Mankish is a popular Lebanese food consisting of dough topped with herbs, cheese or ground meat. It is frequently eaten for breakfast but we were only too happy to have the version with minced beef, pine nuts and pomegranate molasses. Our pasta dish selection was the Tortellini Le Jordan which was filled with beef, pine nuts, garlic, yoghurt, mint. For the meat eaters we selected the Lamb kebabs with blue cheese and a sherry sauce and the Mixed Grill which was a selection of Chicken, Lamb and Beef skewers. We had to have a shawarma and as there was already a lot of meat in our choices we opted for the chicken shawarma. Aromatic spice infused chicken breast with cucumber pickle, onion and garlic mayo in Jordanian wrap. By far the most elegant chicken shawarma I have ever eaten. To make us feel a little less guilty we also had a Tabboleh salad which was fresh and crunchy. Everything was freshly prepared, well presented and delicious. The portions were generous yet we still managed to polish off every dish. Although our taste buds and our tums were more than satisfied we all felt like a little bit of sweetness at the end of our meal. We requested eight spoons with our order of Osmalieh which is a traditional dessert of dairy flavoured with rosewater and a unique blend of Middle Eastern spices and mixed with pistachios in a thin pastry. Totally delicious - not too sweet and the perfect way to round off a meal of so many taste sensations. The winelist is somewhat limited but we still found a few bottles of Sauvignon Blanc and Merlot to satisfy us and Tamer is in the process of creating a more extensive wine and beverage list. I am going back to Midtown again this week and I can’t wait! I’m also keen to try it for breakfast or lunch. And now it’s time to find another hidden gem for our next supper club.

foodrecipes ROAST LEG OF LAMB WITH SWEET ONION MARMALADE INGREDIENTS Marinade 2 tablespoons coriander seeds 2 stems rosemary, de-stalked 1 clove garlic, peeled 2 red chilies, with or without seeds, depending on taste 1 ½ teaspoons sea salt flakes freshly ground black pepper 1 tablespoon Natura Sugars Dark Demerara ¼ cup extra virgin olive oil For the roast extra virgin olive oil 2.5kg free-range leg of lamb 4 onions, peeled and cut into wedges 1 whole garlic bulb, halved 3 stems thyme ¼ cup chicken stock 3 tablespoons Natura Sugars Dark Demerara 2 tablespoons good quality balsamic vinegar salt and cracked black pepper

PREPARATION 1. Starting with the marinade, toast the coriander seeds in a dry pan for several minutes until fragrant. 2. Place all the marinade ingredients, except the olive oil in a spice grinder or mortar and pestle. Pulse or grind until fine. Combine the spices with the olive oil.

3. Massage the spice marinade into the lamb, place in a non-metallic dish and cover with cling film. Refrigerate overnight. 4. Remove the lamb from the fridge and bring up to room temperature. Preheat the oven to 180º C. 5. Place the onions, garlic and thyme in a large roasting tin. Drizzle with olive oil and season with salt and pepper. Place the leg of lamb with the fatty side facing down on top of the onions. Cover loosely with foil and roast for 2 ½ hours. 6. Remove the foil and turn the lamb over. Add the Natura Sugars Dark Demerara and balsamic vinegar to onions and stir through to combine. Roast for a further 1 hour, uncovered. Turn the heat up to 220º C and cook for about 20 minutes. 7. Remove the leg of lamb and garlic bulb halves from the roasting tin and cover with foil. Set aside to rest. 8. Place the roasting tin with the onions on the hob. With the heat on high, reduce the pan juices until sticky. Add plenty of black pepper and adjust seasoning if necessary. 9. Return the leg of lamb to the pan and heat through. Serve with root vegetable sides and rosemary roast potatoes.

1. Preheat the oven to 180º C. Heat 1 tablespoon olive oil in a large based, oven-proof or cast iron pot. Season the beef with salt and black pepper. Brown the meat on both sides until well coloured. Remove from the pan and set aside. You will have to do the browning in batches. Avoid overcrowding the pan as the meat will start to stew as opposed to browning. 2. Add a drop more oil to the pan and sauté the onion until soft and translucent. Add the celery and carrots and sauté for several minutes before adding the garlic, rosemary and chilli flakes. Cook for 2 more minutes. Place the beef shin back into the pot with the vegetables, together with the meat resting juices. Deglaze the pot with the red wine and reduce down by a third. Stir through the tomato paste, mulched tomatoes, sugar, orange peel and beef stock. Season lightly with salt and pepper, cover with the lid and cook in the preheated oven for 3 hours until the meat is spoon tender. 3. Allow to rest for about half and hour before skimming off any excess fat. Remove the bones, trying to keep the larger meat pieces intact. Spoon the meat and the thickened vegetable sauce into an oven-proof casserole dish or pan. Parboil the potatoes in salted water. Drain thoroughly. Drizzle the potatoes with the melted butter and olive oil. Season with salt and pepper. Lay the potatoes over the meat filling, overlapping slightly. Scatter over the thyme and bake in a 200º C oven for 45 minutes. Scatter over the gruyere cheese and grill for several minutes until the top is bubbling and the potatoes are golden. Serve with steamed green vegetables.

As many of us know we are probably going to experience another hot summer this year and yes that means a possibility of water shortage all round. It is causing increasing concern for more people and if it’s not then please be aware that water is the new “gold” for this country and we need to save every drop as much as we possibly can. Now for me having a garden business this should also cause me concern however this country you are blessed with having some of the most stunning indigenous plants around. Mother nature as we know is way ahead of us humans… she has always known that droughts will always happen here and she implemented water wise, hardy plants for that very reason. Not only did Mummy nature give us these divine indigenous plants to adore she also made some of the plants water wise, indigenous and EDIBLE!!! Nature is amazing. Ok ok so I know that we all would rather have a prettier garden with roses and green lawns with fragrant plants but realistically can this be managed with the summers getting hotter and water rapidly disappearing? So, Village Gardens has a plan…. Why not let us create a stunning water wise garden, using indigenous plants that not only save you time maintaining them, you will save our precious water… you can even eat and make use of some of these plants for medicinal use…..as I keep saying nature is amazing and we have it all around us just some of us need a little reminding sometimes. With all this indigenous and water wise planting in mind, let me just briefly give you some information of some of the in my opinion prettiest plants and some of the wonderful indigenous edibles. 1. A useful plant is the citrus boegoe (Agathosma crenulata, also called buchu). This plant has white flowers and leaves with a wonderful citrus aroma. The leaves are a natural flavour enhancer and medicinally the leaves are good for kidney and bladder infections, it is a natural diuretic and gives you a fresh breath. 2. Wild Garlic is a popular plant, it has a beautiful purple flower and is useful for flavouring food, and in salads. Medicinally it was an early Cape remedy for fever, colds, asthma and rheumatism. It is easy to grow and its strong smell repels insects and discourages moles and snakes in the garden. 3. Pelargonium graveolens or Rose geranium… stunning pink flower and smells divine with its rose scented leaves. Can be used in cakes or jellies, you can even steep the leaves in hot water for a lovely rose scented tea.

4. Coleonema pulchellum (confetti bush) Traditionally used as a deodoriser, add this to potpourri This aromatic herb can be used in sweet or savory dishes – just strip the little leaves off the stems as one would do with thyme. 5. Carissa macrocarpa (num-num) The beautiful berries of the num-num can be eaten as a fruit as they are very high in vitamin C and pectin. Excellent for making jam and preserves. They impart a gorgeous ruby red hue to syrups and cordials. This is a fairly slow growing summer rainfall coastal shrub that grows best in a nutrient-rich soil. It is often used as a windbreak or a security hedge plant, but also stands very well on its own. It is drought resistant and grows up to two meters. The numnum has wonderful white flowers in spring and summer, which are followed by the delicious fruit. As well as the edible varieties of Indigenous plants we also have stunning water wise flowering plants…. AFRICA’S GREAT TUSKERS

A vanishing treasure BY HAMISH CURRIE BVSc Elephants are iconic Africa creatures and there is certainly something spiritual about them. Herb Caen said ”I have a memory like an elephant. I remember every elephant I’ve ever met”! Sadly with the human population explosion in Africa the space available for elephant is diminishing fast. Human elephant conflict is the result so elephant populations are under continuing pressure. Complicating this is the insatiable appetite humans have for ivory. Socioeconomic issues create a fertile situation for elephants to be killed for profit. When these icons are killed their ivory mostly ends up in Asia where it is carved into ornaments which become status symbols adorning the homes of the rich. Do these people realize the inhumane slaughter that has occurred for them to become beholden of such a treasure? West Africa has suffered the most with major decimation of populations. Kenya, Tanzania and Mozambique are also in the firing line with populations diminishing rapidly. It is estimated 20 000 elephants were killed in 2013 and things are getting worse. The ivory elephants carry is getting smaller and smaller as a result of selective slaughter of elephants with big ivory. The era of the big tuskers is nearly over with a handful surviving. Tsavo National Park in South Eastern Kenya has the biggest tuskers. The Kruger National Park in South Africa was famous for big tuskers and the relics of these magnificent specimens can be seen in the museum in the Letaba camp where the skulls and ivory of the “magnificent seven” are on display. Most of these carried hundred pound ivory!

A famous hundred pounder Satou lived in Tsavo National Park was killed by poachers with a poisoned arrow in May 2014. A great life was lost. As chief Seattle said “What is man without the beasts? If all the beasts were gone, man would die from a great loneliness of spirit. For whatever happens to the beasts, soon happens to man. All things are connected.” Rest in peace Satou. You are sorely missed.

The biggest tusker in the Kruger Park today is Masthulele “The Quiet One”, who lives in the Letaba area of the Kruger Park. To see this creature is an emotive experience and it is unthinkable to think he could be killed so a rich man in a faraway place can own a carved ornament!

THE CAPE TOWN - SIMONS TOWN RAILWAY - PART 3 NEWLANDS The New farming lands opened up by Governor Simon van de Stel in 1700 retained much of their rural atmosphere when the new line of 1864 passed through vineyards and Letterstedt’s woods. The farms have gone but arguably the wettest place in the Peninsula still has a verdant image. The area immediately around Newlands Station is fringed by internationally famous Newlands Rugby Stadium and Newlands Cricket Grounds, both established over a century ago. The Mariendal Brewery begun by Letterstedt in 1859 and continued by Ohlsson in 1881, still brews with fresh spring water. Cape Town’s only surviving and functioning watermill - the Josephine Mill built in 1840 - is also close by.

CLAREMONT Claremont station was the first of the 1864 lien stations to be completed. The suburb took its name from the Cape Colony Premier, Sir John Molteno. A bustling commercial center today, Claremont was always a busy little village situated at the junction between Main Road and Lansdowne Road which served Philippi, the community of German market gardeners who were imported in 1883. The Claremont Town Hall, pride of the independent municipality that lasted from 1886 to 1913, once stood facing the station forecourt. It was demolished in the 1950’s. Aljamia Mosque built in 1911 is one of Cape Town’s largest and can be clearly seen from the station.

The Kenilworth Racecourse on Rosmead Avenue has been there since 1904 and was the home of the premier Cape racing event known as ‘the Met’.

WYNBERG De Wijnberg - the wine mountain where van Riebeeck successfully grew grapes - included a small military outpost in Dutch times. A permanent camp was established after the First British Occupation in 1795. Gradually land was sold off to churches and officers and a village developed. Pretty Regency cottages became popular leave venues for poorly paid military and civil officials from India. The arrival of the railway line in 1864 radically altered the community. Much larger barracks were constructed and the village became a dormitory suburb of Cape Town. It is still a richly endowed architectural precinct. The site of the Wynberg Station was donated by J M Maynard, a wealthy local who was also a major shareholder of the Wynberg Railway Company. Maynardville Gardens venue for open air Shakespearian productions for the last 50 years - is named after him. The cost of the original five station buildings - Mowbray, Rondebosch, Claremont, Newlands and Wynberg - was the equivalent of R14 000. Still serving their purpose a century and a quarter later, they were undoubtedly a sound investment. Wynberg is the highest point on the line.

As Protea, Claremont was the official diocese of the Bishop of Cape Town who lived at Bishopscourt. Sophy Grey, wife of the first bishop, designed St. Saviour’s, Claremont, among many other Anglican churches throughout the Western Cape.

Opened in 1931 as a direct effort to compete with the trams and busses of the Main Road, Harfield Road differs from the other stations in that the single island platform is set between the up and down tracks and is reached by Subways. The booms just before reaching Kenilworth Station are the last of 61 level crossings. The name comes from Harfield Cottage built in 1831. It was visited by the famous explorer David Livingston.

KENILWORTH The farm lands originally granted to Jacob Vogel became rapidly parceled out for suburban growth once the line reached the small stopping place originally called Mortimerville. In 1882 it changed its name to Kenilworth, a nearby grand house inspired by Kenilworth castle, famous setting of a Sir Walter Scott novel.

GOING, GOING, GONE: YOUR AUCTION CHECKLIST OF COSTS - by Belinda Lewis

Attending an auction to purchase immovable property is exciting for many people and in addition to that, for those attending one for the first time it can be a nerve-racking experience. Very often an auction is perceived as an opportunity to pick up a good deal and that may well be the case; however, it is essential for the bidder to fully understand the processes and most importantly, the costs and finances involved following the acceptance of the bid. These costs are recorded in the “Conditions of Sale “ document which would be available either on the auctioneering company’s website, at their offices or at the offices of the relevant sheriff involved, as the case may be. (Applicable in the case of properties which have been attached by the sheriff and are being sold in execution of a debt owed such as a mortgage bond.) Below is a CHECKLIST of what to look out for and inquire about before attending an auction: • RESERVE PRICE: Has the seller imposed a minimum reserve price in that no bids below a certain amount will be accepted? You will only be informed of this by the auctioneer/sheriff but not the actual amount thereof; • VAT: Is VAT payable on the purchase price? If the sale is not a vatable transaction (which will most often be the case with a residential property), the buyer would pay transfer duty. (Visit our website www.stbb.co.za for transfer duty rates.) If the buyer is VAT registered and the property will form part of the vatable enterprise of the buyer, the VAT paid (or transfer duty as the case may be) may be claimed back in due course by the buyer; • DEPOSIT: The buyer would most likely be required to pay a 5 to 10% deposit either on the fall of the hammer (immediately) or only once the bid has been accepted by the seller and a binding sale has come into existence. The buyer’s final bid, reduced to writing and signed by him, constitutes an irrevocable offer to the seller which is open for acceptance at the seller’s sole discretion for on average 10 to 14 working days;

• AUCTIONEER’S COMMISSION: The buyer would be required to pay the auctioneer’s commission plus VAT either on the fall of the hammer or upon acceptance by the seller. This is usually between 5 to 10% of the purchase price (seldom is this the seller’s responsibility but it can be and therefore check this out beforehand). The sheriff’s commission is payable by a buyer and is substantially less than auctioneer’s commission with the maximum amount the sheriff can charge being R10777,00 plus vat, regardless of the purchase price; • TRANSFER FEES: Usual transfer fees payable by the buyer - apply (calculated according to the transfer costs tables and based on your purchase price); • INTEREST COMPONENT TO PURCHASE PRICE: Some auction conditions impose a liability on the buyer to pay interest on the purchase price from a certain date up until the date of transfer. It can be as early as from the date of acceptance of the buyer’s bid, with the interest around appoximately 10 to 12% per annum currently. In these cases the buyer is usually given the right to occupy the property immediately but having said that, it is not an occupational interest


Capital Gains tax in relation to property payment and the interest is payable regardless of whether the buyer wants to or can occupy the property (there may be tenants unwilling to move out). This interest payment is in my view a VERY important condition to inquire about. With a turnaround time of on average 3 months for transfer of the property to the buyer, it can add up to a substantial, additional amount for an unsuspecting bidder; • RISK: Usually the interest payment obligation goes hand in hand with risk in the property passing to the buyer from the same date (and with that the obligation to pay the rates, services, levies and insurance cost). In some cases like sheriff auctions of repossessed properties, the buyer must also cover the arrears owing to council/a body corporate/a home owners’ association and these amounts must definitely be factored in by a bidder. What’s more, the risk of damage to the property would in such case pass to the buyer from the date of acceptance and so should a property be vandalized prior to transfer, this would become the buyer’s problem with the need for a security guard in some cases. • OCCUPATION: Some auction conditions allow the buyer to take occupation on transfer or on an agreed, earlier date with payment of an occupational consideration by the buyer, usually calculated as a percentage of the purchase price. In such a case, risk would normally pass to the buyer on occupation. In almost all auctions, vacant occupation of the property is never guaranteed and any tenants would become the responsibility of the buyer, including those refusing to move out. This is of course a very important inquiry to make as an eviction can be a lengthly and costly process;

• COMPLIANCE CERTIFICATES: The buyer would almost 2013/2014 always need to cover the cost of the Compliance Certificates which are required by law, namely: Electrical Clearance Certificate, Water Certificate (City of Cape Town only) and the Gas and Electric Fence Clearance Certificates (if applicable). If repairs are needed for any of these to be issued, these costs can add up and more so in the case of a property in a poor state of repair; • CASH ONLY: Often the auction is to be for cash only and no subject to bond finance bids will be entertained. With some auctions however, bond finance may be a condition of purchase but generally speaking, no other suspensive conditions are allowed. If a buyer is concerned about anything like title deed conditions and land use/zoning issues, this would all need to be checked out well in advance of the auction. To conclude, a potential buyer of immovable property on auction should be aware of key cost factors applicable to that particular auction in order for him to prepare and budget accordingly.
