2017 THE OUTLOOK:

INTERNATIONAL, NATIONAL AND AT HOME by JAMES LEWIS On the international front, it took Greenland 3 years to leave the European Union (EU) and they only had to negotiate fishing rights, yet Britian has only 2 years to exit the EU with free movement of people and capital being the major stumbling block for Brexit negotiations. Trump wants to make America great again. Ironic call for a country that has full employment (the current 4% unemployed is by choice!) and their major trade partner, communist China, was calling for globalisation at Davos while capitalistic USA is applying a 35% tariff on BMW’s imported from Mexico. Clearly, the northern hemisphere faces significant volatility. On the national front, we can expect a noisy political year with the question as to who will replace Zuma as the ANC leader in December 2017. We will regrettably continue with our economic dislocation until this leadership dilemma is resolved. Our “grass root” growth opportunities mainly lie in the agricultural sector where rains up north have been good ending their worst drought in 27 years. Commodities are dependent on world demand, especially China retaining their demand policy. This sector has seen some improvement and trust will continue this year. In the services sector it is refreshing to see good growth in tourism and likely to continue into 2018 while our currency remains undervalued. We expect the SA Reserve Bank will keep the repo rate flat at 7% for the year, and if inflation continues to come down we may even see a rate cut at year end, subject to maintaining the good ground made by Treasury to quieten the downgrade agencies. On the home front, Seeff Southern Suburbs, Hout Bay and Llandudno, remain upbeat about our property market in 2017. We have seen double digit value growth in most of the property pockets within Southern Suburbs for 2016 and some pockets as high as 20% year on year! Our average year on year property price increase remains at approximately 10% - fueling our reasons for a good year in the property sector. (Data source: Lightstone). As with the sales side of the property market, we expect the rental market to retain its good activity in 2017. It may even get busier as more and more people look to get into the school areas and for many, renting is the only affordable alternative to buying. That said, there are other reasons for renting including relocations and contract workers. We have over the last year also seen the shortstay rental market (www.seeffshortstay.com) develop not just in the coastal areas for holiday makers in Hout Bay and Llandudno, but extend to the Southern Suburbs for corporate lets.

First National Bank (FNB) and TPN Credit Bureau (largest credit bureau in Africa specializing in vetting tenants for rental properties) national view of the Rental and Sales market for 2017 is as follows: The rental market remains sought-after for investors. The most recent rental barometer, issued by John Loos from FNB and TPN, notes that 2017 may well see an improvement in rental yields while the national house price growth is expected to slow further. Rental yields, being the return on your investment, are calculated as follows: Gross rental yield = annual rental income/property value x 100 (reflected as a percentage). For example, monthly rental income of R10 000 x 12 = R120 000 or your annual rental income, divided by R2 000 000 or your current property value x 100, will equal 6%. The higher the percentage the better the gross annual yield. It is important to note that current or historical gross rental yields are not accurate indicators of future performance where property prices are growing at double digit percentages and rentals remain stable at 6% - 8% annual escalation. Net rental yield requires a great deal more information but it provides a more accurate rental return percentage. The equation is calculated as annual rental income minus annual expenses divided by total property costs x 100. Annual expenses included items like monthly bond costs, rates and levies, and repairs and maintenance. The same applies where the higher the percentage the better the return. The National Average Gross Yield stood at 9.06% for the 3rd quarter of 2016. FNB and TPN expects 2017 to be the year in which rental yields could rise again. The reasoning is in part due to the fact that, according to the FNB House Price Index in the fourth quarter of 2016, the average house price

growth slowed to 1.9% from a year-on-year rise of 4.6% in the third quarter. The expectation for the national house price growth is set to average around 3% for 2017, down from 5% in 2016. FNB expects the average house price inflation to underperform compared to the rental inflation given the economic outlook. Bear in mind though that these are national market averages and based on a snapshot of a particular time period. Each neighbourhood, area and street is different and it is therefore best to speak to a property area specialist to get a more accurate assessment of your property. PROPERTY WILL REMAIN BUSINESS AS USUAL FOR 2017 The start of a new year is always exciting as it gives us a chance to start fresh with new vigour and intention. We enter the new year on an upbeat note and although the economy will remain challenging for the most part, we expect it to be business as usual. Remember, whatever the economic climate, there will always be a level of activity in the property market as people look to buy and sell in the normal course of business. As things stand right now, we expect the market activity for the year to be very much on par with 2016 which was, although not stellar, satisfactory in most areas. We would need to keep a careful eye on the economy and political development though as we remain on fragile ground and interest rate hikes and the possibility of a sovereign credit downgrade remain on the horizon. That said, we have noted with encouragement that many economists are expecting a mild uptick in the economy this year. Nonetheless, it is expected to be a challenging year for the economy and property market and buyers and sellers should adjust their outlook accordingly. The market has shifted, from favouring sellers to a more balanced market, beginning to favour buyers in some areas, save for the Cape that remains the strongest performer. Smart pricing will be a key factor for serious sellers. Against the backdrop of a challenging economy with poor growth, overall demand will naturally come under pressure. More property listings are coming through and buyers now have more to choose from and are likely to be far more conservative with their offers.

The South African property market is still a good place to be in. Home is our Story so, be sure to start your next chapter with Seeff.

While there is still plenty of demand in most areas, there will now be increased competition for sellers. You are therefore best advised to heed the advice of your local area estate agent in terms of the right pricing level if you are serious about selling. We expect the interest rate to remain fairly flat at least for the first half of this year and this will support the property market. The banks are also still keen to lend to qualifying buyers, so there is still space to buy, even for first time buyers. The last year has once again shown the resilience of the South African property market that held up well against a challenging economy and interest rate hikes. While overall price growth has slowed notably over the last year, it nonetheless has remained in positive territory.

OFFSHORE PROPERTY Less about residency, more about becoming a global citizen There has been a lot of hype recently around investing in offshore property to secure residency and citizenship, but according to Seeff’s newly launched International Division team, it is about much more than just residency.

Y

es, for many, it provides an alternative to South Africa and security and access to world-class education and other services, especially for those with children, but it is also about becoming a global citizen. The latter becoming ever more important as trade and opportunity opens up across the globe. We have seen over the past years, stability, security and quality of life can change very quickly and sometimes dramatically. Today many still believe that your passport is limited to the country you were born in. Such limitations are however disappearing as wealthy investors join the ranks of World Citizens. A second passport offers security, access and the global freedom to travel visa-free. Since last year alone, we have seen a significant increase with more and more families investing to become part of the global community of World Citizens. Broadly speaking, there are about twenty countries that offer programmes where you can invest either in various forms of business or cash or property to obtain residency. Importantly, the latter tends to be residency programmes, not necessarily citizenship, although some do offer a path to citizenship under certain conditions. Investing in offshore property also provides the ideal platform to diversify your investments into strong international currencies such as the Euro, Pound and Dollar.

WHY BECOME A GLOBAL CITIZEN? Families across the world are investing in a second citizenship for a variety of reasons, including greater global freedom and mobility, as well as wealth protection, diversifying their assets and accessing education opportunities for their children. A South African passport is very limiting and we can only travel to 95 countries, mostly the East and South America visa-free. Nigerians travel to just 48 countries and Angolans to just 41 as an example. Citizenship through investment, affords them global travel freedom. A Malta passport for example offers visa-free travel to over 165 countries and is listed as one of the top ten most powerful passports to have.

THINGS TO BE AWARE OF

You can lose your South African citizenship Investors who are formally applying for a second citizenship of another country, need to submit a notification to Home Affairs for the retention of their South African citizenship. The application must be made prior to acquisition of the other citizenship, or you can lose your South African citizenship automatically on the date of acquisition of the foreign citizenship. Investors will need to complete forms DHA-1664 and DHA-529 and pay the required application fee to Home Affairs. Taxation Investors must make sure to seek professional tax advice to understand whether the new citizenship or property/ investment will have any tax implications. Often property based investments have tax consequences which need to be taken into consideration. Know the goal and outcome Is the goal to achieve residency, citizenship or a property investment? It is easy to get distracted by exciting real estate opportunities, hence investors must make sure to separate their residence/citizenship planning from their international real estate plans.

CITIZENSHIP vs RESIDENCY There is a big difference between citizenship and residency. Most of the property investment programmes tend to offer residency and generally only for the duration of the property ownership. The big four citizenship programmes include the UK, USA, Canada and Australia. Due to their economies, infrastructure and industries, they are often seen as key countries to migrate to, especially for investors coming from more troubled areas. Citizenship programmes tend to require significant cash investment upwards of USD1 million or GBP2 million. Property investment and residency programmes though start from as low as USD500,000.

POPULAR DESTINATIONS FOR SOUTH AFRICANS Most South Africans apply for the ‘Golden Visa’, but don’t actually emigrate. It is often a plan B option that may be utilised later. South Africans tend to look for overseas markets that offer stable and predictable return, based on a stable economy and political structures. They want somewhere to park their wealth in hard currency through property investments that will continue to bear fruit for years to come. Markets like Germany and the UK are familiar to them as many South Africans have an affinity to Europe. Cities like Berlin, London and Manchester are offering excellent rental yields and impressive capital growth. With financing available at low rates (2.5% in the UK), there are excellent opportunities for South Africans to benefit from global GDP in a way that they simply cannot through local investments. Portugal Starts at EUR 500,000 investment in property. The Golden Visa is very attractive to South Africans as it offers access to EU residence. However, investors must be cautioned that this is a residence programme and is unlikely to offer citizenship. Malta Starts at around EUR 1 million (about half as a government donation and the other half in property). Offers direct citizenship within 12 to 14 months and offers full EU citizenship along with the benefits that this provides including access to EU education.

Antigua and Barbuda Starts at USD 400,000 and offers stunning properties Offers citizenship in 4 to 6 months with global visa-free travel to over 130 countries including the Euro/Schengen Zone and the UK. Greece Starts at EUR 250,000 property investment and offers a sought-after location. Offers residency with a fast process for temporary residence (TR) card within 1-2 months. Residence gives freedom of travel to all the Schengen countries and includes family members, spouse, dependent children (up to age of 21) and parents. Long-term possibility of converting to citizenship. Cyprus Starts at EUR 300,000 property investment. Comes with residency, but there is a route to citizenship that starts at EUR 10 million. UK/London/Manchester Three tier investor programmes that start at GBP2 million. London - property offers attractive returns with rental yields currently at 4%, with expected capital growth in excess of 22% in next three years. The borrowing interest rate is currently at 0.25% and for foreigners at around 2.5% depending on the property and you can borrow up to 60% of the value. Manchester - the UKs second growing city offers the best yields in the UK of 6-7%, with growth expected to be 25% in the next four years. The population is growing at double the national average and with huge corporates relocating to the city from London (such as the BBC) boasts an unrivaled rental occupancy rate of 96%. Germany/Berlin Property prices are up to five times more affordable than London and it is one of the top three most visited cities in Europe. Rental Yields are around 3.5% with expected growths of 10% per year. The borrowing rate is around 0.8% and for foreigners around 1.5-2.5% fixed for 10 years. SEEFF INTERNATIONAL

Mediterranean tuna salad PREP TIME - 30 mins TOTAL TIME - 30 mins Serves: 4 INGREDIENTS 2 tins (170g each) tuna chunks, in vegetable oil, drained 400g tin chickpeas, rinsed and drained 1 of each, red and orange sweet bell peppers, sliced 1 cup (200g) rosa or cherry tomatoes, halved 2 Mediterranean cucumbers or ½ English cucumber, deseeded and sliced 3 scallions (spring onions), thinly sliced 1 heaped tablespoon capers, rinsed 100g (1/2 cup) feta, crumbled 1/3 cup olives, pitted a generous handful semi-sundried tomatoes a handful of fresh dill and flat leaf parsley, roughly chopped Quick red onion pickle 1 red onion, thinly sliced into half moons 1/3 cup apple cider vinegar 1/2 teaspoon sea salt flakes 2 teaspoons castor sugar grinding of black pepper Dressing 2 tablespoons lemon juice 3 tablespoons extra virgin olive oil 1 teaspoon (5ml) honey 2 teaspoons (10ml) wholegrain mustard salt and pepper, to taste

INSTRUCTIONS 1. Place all the ingredients for the chia puddings in a bowl and whisk to combine. Cover and refrigerate for several hours or preferably, overnight. 2. For the fruit coulis, blitz the mango flesh, lemon juice and honey in a food processor. 3. Slice two of the kiwi fruits into thin rounds. Cut the remaining kiwi into cubes and set aside.

Braaing is such an easy and casual way to entertain, and it can range from a spontaneous and simple “Come over - I’m lighting a fire and throwing a quick salad together” to a real gourmet experience. Any which way, it’s about sharing good food and wine (or perhaps a beer) with good company and conversation outdoors around a fire.

othing smells more like summer than a braai … late afternoon, the sun is shining, the air is warm and there is the smell of smoke in the air… followed by that deliciously unique aroma of grilling meat. I am most definitely a braai girl. Any excuse and I will light a fire. Growing up in Johannesburg, weekends were about Sunday afternoon braais with friends and family, and when I came to UCT one of the things I missed most about home was enjoying a braai over the weekend. So when I moved into digs, my dad made me a personalised barrel braai with my name on it. I was the envy of many of my male friends. Today even as a single girl living in an apartment, I am the proud owner of three different braais (and I would probably add to my collection if I had the space). Braaing is such an easy and casual way to entertain, and it can range from a spontaneous and simple “Come over - I’m lighting a fire and throwing a quick salad together” to a real gourmet experience. Any which way, it’s about sharing good food and wine (or perhaps a beer) with good company and conversation outdoors around a fire. Very often, a typical South African braai is an extended affair as the keen braaiers keep on putting another log on the fire. The result is that mealtime is seriously delayed and one ends up with very hungry guests! So my braai strategy is always to have lots of substantial snacks. My traditional favourites are skinny lamb or beef boerewors, chargrilled mealies with chilli and lime or braai-broodjies. Whilst I love the white bread, cheese tomato and onion option I have recently been making a gourmet version of braai-broodjies which go down a treat! You cut open pitas and smother them with onion marmalade (the Woolies one is the best) and a strong cheese (I typically use a mature cheddar or creamy camembert). Pop these into a grill and over the fire until the cheese melts and they are slightly charred. Cut into quarters and serve and you have very happy guests. If I am doing a real gourmet braai then I will serve something that takes a little more effort like asparagus phyllo cigars with a garlic aioli. I have recently been making these as a starter for the gourmet braais where I host international guests for a local dining experience in my home and there is never a single cigar left! Of course the star of the show at a braai has to be the meat! For me there is nothing better on the braai than a meaty lamb chop. I am a purist when it comes to lamb chops and so all I do is salt the chops and then skewer them on a stick of rosemary. I let the fat crisp and then remove the rosemary and season with salt and pepper and cook on a high heat. Succulent, pink and juicy… and of course there is only one way to eat them and that is with your hands. Yum! Other favourites on the braai are rib-eye steak or a whole 24 hour marinated fillet. Cream is added to the marinade and heated to make the most delicious sauce. If I am doing chicken, nothing beats the Espetadas from Woolies (either the sun-dried tomato or the spicy yogurt). The quality of the meat is all important and I buy my meat from The Butcher Shop and Grill in Mouille Point or else from Son of a Butcher at the Oranjezicht Market. If you are in the Southern suburbs Sacks Butchery is the place to go. Having beautiful side dishes to complement the meat is a must. Depending on the occasion and what I am cooking (and how much time I have) I will always prepare at least two beautiful, fresh seasonal salads. I love salads with fruit in them ….Some of my current favourites are a combination of mixed leaves with goats cheese, cranberries, blueberries, avocado and pine nuts. A less luxurious option is caramelised pears served on a bed of rocket with goats cheese and roasted pecan nuts or nectarines on baby spinach with avocado and peanut brittle and a zesty orange dressing. I have a beautiful spicy Moroccan chick pea salad with corn, pepper, celery, feta , coriander and avocado that works beautifully with lamb chops and then a very simple mixed tomato salad with olives, pine nuts and either dill or basil. The trick is to have salads that are bright and colourful and look beautiful but are also packed with flavour and texture. My choices for starches are often traditional - a potato bake (made with white onion soup, cream and thyme) or a supereasy mealie bread that is best served hot with lashings of butter. As a Joburg girl I grew up eating pap and sauce (my friends are still dismayed that this supposed foodie delights in these basic dishes!). I wanted my international guests to be able to experience pap but in a slightly more sophisticated way, so I have started making a “pap tert” which is creamy pap mixed with corn and layered with a mushroom, chive and onion mixture, biltong and cream and topped with Mozzarella cheese. I serve it with a spicy tomato relish and it is quite delicious… so much so that friends who have always refused to eat pap have bashfully returned for a second helping! Another take on a traditional SA food that my guests have loved is a butternut tart which looks impressive but is super easy. Another alternative

which is slightly more glamorous than a typical potato salad is a combination of roasted baby potatoes topped with crème fraiche (trick is to do this whilst the potatoes are still warm) and chives. I love making desserts and there are some delicious desserts that can be made on the braai. I have fond memories of holidays in the Kruger Park and eating sticky sweet bananas roasted in their skins over the fire and served with whipped cream and a sprinkling of nuts (and so desperately wanting to be a grown up so that I could also have a drizzle of Van Der Hum over my bananas). Some of my other go-to braai desserts are an Amarula Malva Pudding served with home-made milk tart ice-cream or a nostalgic favourite… Peppermint Crisp Tart. And so all good things must come to an end … but wait – is that another log being put on the fire? Maldives

The Maldives is a by-word for luxury, romance and tropical bliss. A beautiful string of low-lying coral islands in the Indian Ocean, they’re also a paradise for diving enthusiasts and sun seekers alike. The country’s 26 natural atolls and over 1000 islands boast uniformly perfect coasts lapped by turquoise lagoons the temperature of bath water. White powdery sand fringes most of the islands, which partly explains why more than a million people come here a year. Tourism only began in the 1970s. Now the Maldives’ most important industry, it concentrates on the luxury market, meaning that the country is home to some of the world’s best hotels. Pretty much every resort here has its own private island. With the finest hotels offering personal butlers and in-room massages, the Maldives are a firm favourite with honeymooners. There are also islands offering slightly less opulent options, and some are aimed at families and divers. Sadly, even in paradise, trouble can bubble beneath the surface. It is precisely because the Maldives is so low-lying (80% of the territory is less than 1m/3.3ft above sea level) that their very existence is threatened by global warming. As such, since the 2008 election of young reformer Mohamed Nasheed, the Maldives have worked hard to become one of the most environmentally friendly countries on earth, and continue to do so under new president Mohammed Waheed Hassan. Beyond all the luxury and tourism, these coral islands are not the most hospitable, with inhabitants having long struggled in previous times to eke out a living here. There is little in the way of local resources, and while the immaculate ocean may make visitors wonder, it also serves as a constant threat.

The Maldives are thought to have been originally settled by Buddhists and Hindus from the coast of India and Sri Lanka sometime between 300 BC and AD 300. After the arrival of Arab traders, the islands eventually converted to Islam in the 12th century, and became a centre of the coir industry. The tough fibre from the husk of dried coconuts was turned into rope and used on shipping as far afield as China and Yemen. The islands remained Islamic, resisting all attempts to convert it to Christianity, even during the period of Portuguese control, which lasted on and off into the 17th century. In 1887 the Sultan of the Maldives signed over his territory to British protection, giving up the islands’ control over policy but maintaining selfgovernment. British rule continued until independence in 1965, despite earlier abortive attempts by various factions to claim a republic and overthrow the sultan.

A popular referendum was held in 1968 to decide if the newly independent nation should continue its constitutional monarchy – the sultan, Muhammad Fareed Didi, had declared himself king three years earlier – or become a presidential republic. More than 93% of the population voted in favour of establishing a republic, ending the 853-year monarchy. The country’s modern history is largely shaped by Maumoon Gayoom, who was president between 1978 and 2008. Gayoom, who ruled the country virtually unchallenged, finally made concessions to allow for free and democratic elections in 2008. After a run-off, long-time political dissident and opposition leader Mohamed Nasheed was declared president. Despite having been imprisoned on multiple occasions by Gayoom’s police, Nasheed signalled that his government would not prosecute any member of the previous administration. The new

government has since focused on much needed reforms such as improving education, health care, social security and environmental protection. In 2009 the government announced plans to make the Maldives the world’s first carbon-neutral country in response to climate change predictions showing the low-lying islands disappearing beneath rising sea levels.

Docked a short distance from Malé, the comfortable windowed ‘whale’ submarine gives a unique perspective on the local coral reefs. It’s particularly popular with children, though adults get just as excited.

Explore the Addu Atoll Beautiful Addu Atoll, the most southerly of the Maldives island groups, is definitely worth visiting for divers. Here, the coral is the best in the country, while a modern road linking Gan’s Equator Village resort to the Maldives’ second city of Hithadhoo is a great place for a bike ride.

Go shopping for local produce Many resorts offer day trips to islands where you can usually visit local artisans in their workshops and buy some of the beautiful local arts and crafts. Malé also has several markets of fresh and wholesome food produce for those wanting to sample local fare.

Learn how to windsurf For a taste of some of the Maldives’ more challenging activities, try your hand at windsurfing at Lhohifushi and Dhonveli in the North Malé Atoll. Marvel at Malé’s fish market The whole of Malé is a hive of economic activity – everybody seems to be buying or selling something, but this is nowhere more the case than at the busy fish market on the waterfront, where produce fresh from the sea is gutted and sold right before your eyes.

Mix with the locals in Malé The tiny, crowded capital of the Maldives is a fantastic place for a visit as it gives you the chance to see real life away from the resorts and meet Maldivians on an equal footing. Don’t miss the beautiful 17th-century coral stone Hukuru (Friday Mosque) or the interesting exhibits, including the Sultan’s thrones and palanquins, in Malé’s National Museum.

Spend the night on an uninhabited island A day and a night spent alone on an uninhabited island is quite the experience, and you can usually do so as part of an island-hopping tour. Another option is to combine a visit to a fishing village with a trip to an uninhabited island, where the day is often rounded off with a beach barbecue as the sun sets.

Take the ferry to Hulhumalé The ferry trip from Malé to the nearby manmade island of Hulhumalé, is a look to the future. A utopian town, Hulhumalé is set to become the new hub of the Maldives in decades to come as sea levels rise. At 2m above sea level, it is mountainous by local standards.

With the plethora of information and advice available to the man in the street, one would expect that we would all know exactly what exercises to do, how much, how often and when. Sadly this is not the case – and in fact the messaging can be confusing to many. Perhaps sheer confusion is one of the reasons why two thirds of our South African population don’t do enough exercise to get the tantalising health benefits.

alk into any gym, where you’d expect people to know exactly what they are doing- and the same confusion reigns. Some members train 7/7 days a week – some even twice a day in between taking loads of supplements or following “special diets”; others have personal trainers egging them on ….and yet month after month – their bodies look the same.

FACT: We are all different, have unique personalities and desires - and what you find enticing, may hold no appeal to me at all. So spend some time considering whether the new trend is indeed the “best fit” for your lifestyle, passion, personality, time availability and degree of flexibility. Also weigh up whether it helps you realize your health and fitness goals.

Clearly they are not getting enough bang for their buck and mistakes are being made!

In this article, we will look at five common mistakes smart people make and how they can be addressed.

THEY HAVEN’T IDENTIFIED THEIR “BEST FIT” So often “smart people” are swayed by hypes and trends in the fitness industry and latch onto the latest and greatest fad that hits the gym floor or aerobics studios. There is nothing wrong with trying something new and in fact new and trendy might work perfectly for you. But, if you are changing your programme every month, you are pretty much doomed, since one of the biggest predictors of success on an exercise programme is consistency and you aren’t really giving yourself adequate time to adapt and grow to like your new form of exercise.

Ideas for a WATER WISE GARDEN

It is official, we are in the midst of a drought. Our dams will be empty by March if we have no rain, guys this is critical. Our gardens of course will be the first to suffer, let alone all the farm animals … it is so sad to see it breaks my heart. There is however a way where you can still have a stunning garden and who better to design it for you than Village Gardens.

Water wise gardens or the posher name Xeriscaping: This is a form of landscaping that reduces or eliminates the need for supplemental water from irrigation. Xeriscaping may well be the alternative to various types of gardening. To be honest we really may not have a choice living in South Africa… With Xeriscaping (water wise gardens) we will help you choose plants for water conservation not necessarily selecting just indigenous plants. Xeriscaped gardens are easy to maintain, capable of withstanding a drought and able to conserve and retain water… Just fabulous. I am sure you are probably thinking that a water wise garden will just be a bit of gravel and a cactus with some tumble weeds flying past… aahhh hhaaaa no it is nothing like that.

this will save at least 65% of water which is lost through pop up irrigation that either evaporates or does not sink into the rootage of the plant enough. Grey water systems are becoming more and more popular, please let’s consider grey water. One can even rig their own pipe flow system that can lead out to the garden. You know it kills me as I am sure it does you to see our gardens suffering and dying in front of us. But there is something we can do, if they can have stunning gardens in arid hot climates around the world then we can certainly have the same.

The main principles are: • Designing the garden using local or non native plants. • Efficient irrigation • Using low water use plants (we have stunning plants to use) • Soil improvement (very important) • Mulch • And then of course seasonal maintenance The principles are pretty much the same as a normal landscape or garden design, HOWEVER much more suited for hot dry climates like here in South Africa. Yes we do get the rains but if you notice the summers are getting hotter, population is increasing hence more demand for water, face reality that the earth is warming up no matter what some politicians say… the fact is that we can feel and see it happening. Lawns unfortunately may be a thing of the past if we continue having less and less rain, but we have alternatives. There are fake lawns out on the market and some are not too shabby. We don’t have to get rid of all our lawns, people love lawns I get that so how about keeping a smaller patch of lawn and allowing us to design a stunning water wise garden around the lawn. Irrigation is ideal if you have it but again if everyone is using the underground water then we will eventually run out underground as well as the dams. Try using drip irrigation,

A CLEVER LITTLE CRITTER AND SOME DANGEROUS GARDEN PLANTS BY HAMISH CURRIE BVSc

The Maned Rat or Lophiomys imhausi is a clever little critter. This little fella lives up north, in Somalia Ethiopia South Sudan Kenya and Tanzania. From head to tail he is just over a foot long with few defences to keep him alive in this hostile territory. They eat vegetable material and are skilled tree climbers. A toxic plant in the area is Acokanthera shimperi and our little friend chews and gnaws this plant mixing it with his saliva producing a paste that he deposits on the side of his body. When threatened they part the fur in two lateral lines on each side of their body which is coated with this deadly paste. Beware if you are a predator and regard the Maned rat a tasty treat. You will be in for a fatal surprise. Acokanthera plants are also known as Boesmangifbossies or “bushman poison bushes�. They contain a potent toxin called ouabain which is a deadly cardiac glycoside. Cardiac glycosides are extremely toxic affecting the contractility of the heart. Primitive human hunters use poisoned arrows to kill their prey. The bushman and other tribes such as the Waliangulu in Kenya use Acokanthera plants in their poison arrows. Sometimes they use a mixture of poisons such as the larvae and pupae of Chrysomelid beetles. They crush the leaves bark and roots and boil it for a long time which results in the formation of a sticky dark resin which is used to coat the arrow shaft. As this enters the animal it is absorbed slowly. Even small amounts coated on arrow tips were enough to kill animals the size of elephants. Human intelligence was needed to work this out and it has been used successfully for generations. This poses the question. How did our little friend the maned rat work this out? Believe it or not some of our common garden plants such as foxgloves, oleander, and lily of the valley are rich in cardiac glycosides. So think twice before you plant these, they contain enough toxin to kill elephants and certainly could create a big problem if chewed or consumed by humans or pets.

THE HISTORY OF FORESTERS ARMS The history of Foresters Arms began in 1852 – a long time ago! A gentleman by the name of James Maynard owned a section of land called Papenboom, which was situated in what we currently know as Newlands. Mr Maynard was in dire financial straits and in order to repay his debts, he sectioned off his land into 200 lots and raffled them off at £25.10 sterling per lot. ‘The Cottage’ was one of the grand prizes, and this was the original building that would be recognized as the Foresters Arms of today. A Mr David Williams bought large portions of these tickets and ‘won’ considerable amounts of land including ‘The Cottage’, which became known as the Foresters Arms. The plots 129, 130 and 167 that make up the area of Foresters Arms today were officially transferred to Mr Williams on the 28th August 1852.

During these early years, David Williams was a well known timber-man and forester, who utilized the Newlands (Papenboom) forest to pursue his business and trade. His business was thriving and he employed a number of men who would willingly exhaust themselves to better his business. David Williams was a philanthropic man who believed that his men should be rewarded with comfortable conditions and a place to relax after a long and hard day’s work. He would often encourage them to come to ‘The Cottage’ (Foresters Arms) to enjoy a beer from one of the local breweries. ‘The Cottage’, or Foresters Arms as it had become known, was used in the early days, as a local office for him

and his foremen and also as a place of recreation and rest for his workers. By the time David Williams passed away in the 1870’s, his estate was insolvent and was sold off portion by portion. On 28th September 1881, the plots of land containing Foresters Arms were sold to Simon Londt. He converted the rooms used as offices into rooms and opened Forries as an Inn. It was one of the first Tavern/Inns open to the public. The early patrons of Foresters Arms Inn were travelers making their way from Cape Town to Simonstown in their horse-drawn carts. The trip often involved a night stop and Newlands was an ideal half-way house. The other loyal patrons who frequented Foresters Arms pub were the foresters who worked in the adjacent Newlands forest and who would still enjoy a beer after a long day’s work, especially on Fridays, where evenings could become quite unruly.

The second brewery, established 1866, was the Cloete’s Brewery, also known as the Newlands Brewery, and was registered to Daniel Cloete. Daniel Cloete was the grandson of David Williams, and used a portion of his inheritance from his father, to start his brewery. This brewery was situated directly opposite the Foresters Arms as we know it today. The third brewery was Cannon Breweries, started by in 1874, by Dr Jonas Michael Hiddingh. He also bought various public houses and canteens to ensure the success of his beer to counter competition from his opposition. The fourth brewery was the introduction of the Anders Ohlsson brewery business, considered to be the father of modern day brewing in South Africa. Anders Ohlsson bought the Anneberg Mill from David Ireland and converted the Mill into the Anneberg Brewery.

Between the years 1840 and 1884, four breweries were established in the Papenboom (Newlands) area. All of these breweries used the water from the famous, and still flowing, Newlands Spring, which was considered the finest quality water for the finest quality beer in the Cape. The first brewery, established in 1840, was established by Jacob Letterstedt and was the Mariendahl Brewery, and connected to the Jospehine Mill, which used the Newlands Spring water to make its beer. SANTA SHOEBOX PROJECT Seeff shares the joy of giving at Christmas

The Seeff Southern Suburbs team were hard at work in the week leading up to Christmas, collecting goodies and packing 45 Santa Shoeboxes and contributing to the more than 100,000 shoeboxes distributed to underprivileged children. Seeff is a proud supporter of the project that celebrated its tenth year at the end of 2016. From just a 180 shoeboxes donated in its first year, the project has now generated more than half a million shoeboxes. What makes the initiative a favourite with family, individuals and corporate donors alike is that it is highly personalised. The initiative operates in South Africa and Namibia. This is just one of a number of community initiatives that the Seeff team undertakes each year.
