Property Sales in the Southern Suburbs record consistent rand value growth since 2013. by JAMES LEWIS I agree with our Chairman, Samuel Seeff, in his Property Angle news (page 4) that the recent municipal elections outcome is the “spring in the step” our property industry and economy needs. I would further add that the instability in Europe and challenges of Brexit makes it a viable opportunity to invest in real estate in South Africa, especially the Cape Peninsula. We have seen consistent rand value growth in property home sales (full title) and apartments/cluster homes (sectional title) in the Southern Suburbs since 2013: Full Title Southern Suburbs

finally has a country where the pendulum has swung to the votes being about accountability and measures of deliverance in our political parties as opposed to our cultural differences. Our democracy is alive and healthy! Civil society remains the countervailing force against government mismanagement and a leadership which seeks personal power, panders to cronyism and corruption, looting public resources, mismanaging the economy and fuelling racisms (as reported by Prof Olivier, Business Day Aug 2016). For our ruling party, it is no longer “business as usual” as poverty worsens, unemployment continues to rise, a credit rating down grade is looming and GDP growth forecasts are poor, with the next government elections a mere 3 years away. The EAAB PrivySeal The Estate Agency Affairs Board (EAAB) is continuing to make good ground in ensuring agent compliance within our industry. The recent introduction of PrivySeal is designed to help clients distinguish between illegal operators and legitimate estate agents. PrivySeal is a digital seal embedded in an agent’s email signature and is hyperlinked to a Verification Certificate which confirms the current registration status of estate agents in realtime. A PrivySeal can only be displayed once the EAAB database has confirmed that the estate agent concerned is fully compliant, duly registered and has been issued with a valid fidelity fund certificate. The PrivySeal summarises professional credentials and enables members of the public to check that the person they are dealing with is, in fact, a registered and suitably qualified estate agent. This is an excellent initiative by the EAAB and serves to further professionalise our industry. As winter draws to a close we can say well done Eskom as the lights stayed on this winter! Statistics are according to Lightstone, which records all sales concluded in the Deeds Office. Seeff Southern Suburbs, Hout Bay and Llandudno expects 2016 to be another growth year and our internal figures reflect such, yet the attack on our Treasury or rather political shenanigans is the single factor that could upset such performance and the positive gains of our democratic elections. Forces that rage against our Finance Minister are creating unnecessary uncertainty at a time when South Africa should be celebrating a peaceful, free and fair election. VINEYARD LIFESTYLE BOOSTS DEMAND FOR CONSTANTIA DOORDRIFT, HILLS AND RURAL PROPERTY PRICES UP BY ABOUT 40% IN JUST OVER TWO YEARS The very popular Constantia Doordrift, Hills and Rural suburbs offer many of the lifestyle benefits of Upper Constantia, but often at a more affordable price according to Seeff agents, Nikki Edenborough and Faith Knight. Younger buyers, especially families, are attracted to these areas and we have consequently seen a very active market here over the last two years. Constantia Rural for example experienced a peak in sales during both the 2014 and 2015 years and the demand continues, say the agents. The average price is now at around R6.6m, up by 43% (from R4.6m in 2013), 41% more in the case of Constantia Doordrift and 39% more for Constantia Hills (up from R3.8m in 2013). According to the agents though, buyers are quite willing to pay a little more for the right home. The agents for example recently clinched a joint sale (our buyer) with another agency on a property in Willow Road for R9.2m, thus securing 98% of the asking price for the seller. In Corsair Crescent where an unknown agent had initially listed the home below market value and the seller then permitted eight other agents to list, Seeff sold the property for R4.5m, some 12.5% above the initial listing price. Another example is a vacant plot in Van Breda Avenue where the owner subdivided the land and sold it in 2013 for R1.8m. The new owner took transfer last month and we sold it immediately for R2.9m, thus yielding a profit of R1.1m for the seller.
The areas now attract a mix of buyers, from locals trading up and down to foreign buyers and about a third of our recent sales have been to buyers who are moving here from other provinces. The vineyards, mountains, trees, greenbelts, clean air and healthy living, all a mere twenty minutes from the hustle and bustle of the city, add to the allure for buyers. The wine estates and prestige that Constantia enjoys makes it a very sought-after address, especially for buyers from other provinces, although the price tags can be a bit daunting, add the agents. Although there are excellent schools and amenities including Constantia Village, the wine farms and restaurants, there is no major commercialisation. Constantia has retained its rural suburban feel. You can walk, cycle and even ride a horse in the area. All of this on top of not having to travel too far for schools and work. We expect that buyers will continue heading to the areas despite the sluggish economy. It is still a good phase for sellers, but ensuring that your home is sell-able and pricing it accurately are now quite important features of the market, conclude the agents.
We are however, beginning to find that buyers are a little more discerning and will not overpay. They want value and generally prefer modern homes. Only if the price is right will they buy a home that needs renovation. Although prices have stabilised, we are still seeing some price growth on stunning homes without defects. Factors that attract good prices include modernisation with a good layout and plenty of natural light and a location on a quiet road. As a general guideline, older homes tend to sell for between R4m and R5.5m depending on the location and state of the home while modern or renovated homes can sell for up to R10m or even more, especially in a security estate.

Local elections outcome just the spring in our step that the economy and property needs The very successful conclusion of the local government elections has in many ways added a spring in the step of most South Africans. We can now feel far more positive about our democracy and the value of service delivery. People want to live and invest in neighbourhoods with good service delivery and efficient mechanisms to lodge service requests, it is that simple. Voters have said as much at the ballot boxes and buyers have voted with their wallets when it comes to property in the Cape that now ranks amongst the most sought-after in the country. The international and local markets too have reacted positively with the rand strengthening against the major international currencies to some of the best levels in recent years. This is not to say that we are out of the woods. Not at all. The economic outlook remains weak, a downgrade in the country’s sovereign credit rating to junk status still looms as do further interest rate hikes, but not yet.

For now, we still have plenty to feel positive about and the outcome of the elections has given us encouragement that if we focus on the right things, we can move the economy forward. We have now also seen two successive Reserve Bank MPC meetings with no further interest rate hikes and this too has been a boost for stability in the economy and property market. While the market remains on a fairly even keel compared to last year, there is now very little energy. Save for the Western Cape that is still benefiting from semi-gration, most other areas are now beginning to see a slow-down in activity and price growth. Nonetheless, while the market is set to remain flat for the remainder of this year, there is still plenty of activity with enough buyers to keep it ticking over. Well-priced properties continue to attract good interest, but we are beginning to see a shift with buyers showing resistance to high prices. Sellers now need to be mindful of the market forces and will need to keep their price expectations in check if they are looking to make a sale right now. If not, then it is perhaps advisable to take your property off the market until it improves. Although the winter months have been a bit slower than what we had hoped for, we now look forward to the approaching summer months, traditionally a busier period for the market especially coastal areas such as the Cape.

HERES HOW 1. Measure the centre point on the roof back and draw diagonal lines to the corners. Cut out the triangular shape with a jigsaw.
3. Assemble the shelves and dividers as shown in the diagram, working from the middle section. Pre-drill 3mm countersunk pilot holes through the shelves to attach the dividers. The holes can be filled in with wood filler and then sanded smooth. The bottom shelf is attached later on.
GOOD TO KNOW: We marked for the top and bottom sections at 300mm in, and the centre shelf at 250mm in, but you can adjust this as required. 2. To cut out the windows on both sides, measure up and draw a horizontal line on the sides at 176mm, 256mm, 485mm, 565mm, 792mm and 872mm. Mark at 120mm in from both edges on the sides and draw a vertical line. Use a 10mm drill bit to make holes inside the marks for the windows and cut out.
4. Secure by pre-drilling countersunk pilot holes through the top of the bottom shelf into the base apron.
5. Now attach the base assembly to the assembled shelf sections by pre-drilling countersunk pilot holes through the bottom shelf and into the bottom divider. GOOD TO KNOW: Cut the straight lines first and then go back to remove and make square corners.
GOOD TO KNOW: The base apron is attached to the bottom shelf at 5mm in from the front edge of the shelf. This gives the base a nice finishing touch. the property pages | october - november 2016 | 63

9. For the roof section has 31-degree angles cut along one edge of the roof panels. These are screwed together and then screwed onto the triangular roof panel.
7. To finish the main section, attach the top by pre-drilling countersunk pilot holes through the top into the sides.
GOOD TO KNOW: The roof section will be painted in a different colour, so do not attach this for the time being. It will only be attached once all the sections have been painted. However, you can fill all remaining holes with wood filler and let this dry before sanding these and the edges to prepare for painting.
IMPORTANT: Before attaching the top to the sides, drill three [3] countersunk pilot holes through the underside of the top in order to mount the roof section.

diyhome 10. We used 3mm SupaWood for the backing board and this will be painted with the assembled project, but you could also use 3mm white masonite and add this once you are finished. The back is stapled in place - or use a hammer and panel pins.
The main cabinet was painted in white and the roof in a pink colour. The window frames are painted in a matching pink, with the sides in Rust-Oleum 2X spray paint in satin Wildflower Blue. Once sprayed, the window frames were attached with Pattex No More Nails adhesive.
FINISHING For a professional finish for the dollhouse bookcase we used a Bosch PFS 2000 spray system and Prominent Paints Select sheen paint. For the first coat, set on the lowest setting and only spray a light, even coat over the entire surface. Let this dry and then apply two more coats. Before carrying on, I lightly sand with an orbital sander and 240-grit sanding pads before applying the last coat.

a hidden gem I just love it when I find an eatery that offers something unique and more than just a typical restaurant experience, and also which keeps evolving and adding to their offering. That’s just what you’ll find at Imibala Restaurant and Deli in Somerset West. The restaurant, part of the Imibala Village, is tucked away on Bright Street. It opened about 18 months ago with experienced Head Chef Nicole Dupper at the helm. Having experienced Nicole’s beautiful food and creative flair over the years, I knew it could only be good!
I visited Imibala for a sneaky weekday lunch. When I arrived at twelve o’clock it was buzzing. The restaurant and deli comprise an indoor area with furnishings that are simple but elegant with lots of wood and white linen. There is also an outdoor deck with comfortable armchairs, an enclosed outdoor area with gorgeous white wicker furniture adorned with grey and white cushions (and soft warm blankets to keep off the chill when it’s cold) and a lovely new garden area surrounding the outdoor pizza oven. As it was a gorgeous late-winter’s day I opted to sit outside on the deck where I could watch all the goings on! The menu is extensive with different options available depending on the meal and the time of the day. At the best of times I can be indecisive when selecting from a menu… at Imibala it was even more difficult, as pretty much EVERYTHING sounded delicious. So rather than a main course I decided on a selection of starters. The first was an open mushroom lasagna with truffle ricotta cheese and burnt sage butter. In one word heavenly. The pasta was perfectly cooked, there were plenty of exotic mushrooms, the truffle was not overwhelming and the flavour of the butter and texture of the crispy sage meant I had to finish every last mouthful. My second was a potato gnocchi with pancetta and a creamy sage sauce. I am a very fussy gnocchi eater and I can honestly say that this was one of the best I have eaten. small cast iron pan as it is baked in the oven, and the crispy pancetta complements the rich creaminess beautifully. My third dish was an oxtail risotto. I love risotto but I tend to opt for a vegetarian or prawn option. Nicole recommended this dish and I am very glad she did. The oxtail was melt in the mouth tender and the risotto al dente. A combination I can’t wait to experiment with at home. The portions were generous and whilst I was sorely tempted by the dessert menu as well as the takeaway cakes I simply couldn’t! Which gives me a good excuse to return very soon. The summer menu will be launched in mid October. The team was trialling some of the dishes whilst I was there and so I was lucky to get a sneak preview if not a taste… Think beetroot cured salmon with a fennel and lemon salad and a horseradish crème fraiche, seared loin of Karoo lamb with a courgette moussaka and fresh herbs seared duck breast with a honey, pomegranate and cardamom glaze and for dessert mini doughnuts with a lemon syrup and pistachio ice cream, to mention but a few. The restaurant is open all day and serves breakfast and lunch and teatime treats. Wednesdays through Fridays they are also open in the evenings with both a tapas and a dinner menu. And on Fridays they have local live music playing.

The well-stocked deli has a fabulous selection of gourmet treats including fresh seasonal fruit and vegetables, preserves, cheeses, honey, olives and olive oil. If you are entertaining and feeling lazy or if you are heading somewhere for a picnic there is also an incredible range of foodie delights to choose from on the imibala@home menu … lamb kormas, chicken pies, salads, quiches and cakes. Make up your own selection or order a ready-made hamper (there’s a brunch box, a lunch box or a sundowner box. Being part of the Rupert fold, one would expect a very decent wine list and you will not be disappointed. There is a fairly large selection of international wines (a number of which are affordable) and then a good local selection, predominantly from the Rupert farms, which helps keep the wine prices down (always a bonus) Much of the produce used in the restaurant is sourced from the Rupert family farms. The lamb comes from the farms in the Karoo, Parel Vallei supplies olives, olive oils and veggies and L’Ormarins supplies honey and much of the fresh produce. There also is a veggie garden there which plants
according to the seasonal ingredients that the restaurant’s menu requires. For other ingredients they aim to source the very best ingredients as close to the restaurant as they possibly can. The adjacent Imibala Gallery is developing a reputation for displaying well-established contemporary South African art, and regularly collaborates with the Restaurant in innovative exhibition openings, often with established artists planning their next exhibition at an adjacent table. Imibala’s most recent offering is a Cookery School and what I love is that it offers something for everyone from novices wanting to learn the basics, to teens trying cooking for the first time to experienced cooks wanting to learn new skills or even just get some new ideas. The school offers six week cookery programmes as well as one off themed demos. The courses and some of the demos are run by Nicole and her team whilst other demos are hosted by renowned local chefs such as George Jardin and Bertus Basson who offer their time free of charge for the benefit of the Imibala Trust. The cookery school only launched in August and they already have a very full and exciting lineup for the coming months. But not only do you get fantastic food at Imibala, by dining there you are also contributing to a great cause as all profits from the restaurant go to the Imibala Trust, which was established by Gaynor Rupert. The Imibala Trust (Imibala means colours in Xhosa) is about improving the lives of school going children from disadvantaged communities in the Helderberg region in measurable ways. The Trust assists these children by providing school uniforms, which means that they are actually able to go to school. The Trust also gives the children access to extra -curricular activities such as art, pottery, music, drama and ballet. There is also a computer centre and a programme for maths and literacy and the recently established Cookery school plans to offer classes which will not only teach cooking but will upskill individuals to get jobs in the hospitality industry selling food. By having access to an education and learning life skills the there is a greater chance that these children will be able to get employment, or become entrepreneurs, and to be able to earn a living in the future.
You have to visit Imibala. I know I can’t wait to go back .It’s a real hidden foodie gem, and the fact that it does so much good makes it all the more appealing... I just wish it were closer to Cape Town as if it were it would most certainly become my local!

foodrecipes ROAST BUTTERNUT AND BLUE CHEESE FRITTATA INGREDIENTS 2 tablespoons olive oil 1 large brown onion, thinly sliced into half moons 500g butternut chunks, peeled ½ teaspoon ground coriander ¼ teaspoon all spice or mixed spice 8 free-range eggs 125ml cream (or half milk, half cream) 1 teaspoon wholegrain mustard 125g blue cheese, roughly crumbled into chunks 100g feta, crumbled a handful of pine nuts salt and black pepper For the caramelised tomatoes ½ cup Natura Sugars Golden Castor sugar 250g vine cherry tomatoes
PREPARATION 1. Preheat the oven to 200º C. 2. Line and grease a roasting tin. Place the butternut on the tray and drizzle with 1 tablespoon olive oil. Season with coriander, mixed spice, salt and pepper.

3. Roast for about 35 - 40 minutes or until fork tender and golden. 4. Heat the remaining oil in a pan and sauté the onions until caramelised and soft. 5. In a separate bowl, whisk together the eggs, cream and wholegrain mustard. Season lightly with salt and pepper. 6. Grease a 23cm ovenproof pie dish. Lay the roast butternut, onions, half the feta and blue cheese on the base. Pour over the egg mixture. Scatter with remaining cheese and pine nuts. 7. Bake for about 35-40 minutes until puffed and golden. 8. In the meanwhile, start with the caramel. Place the sugar in a saucepan on a medium high heat. 9. Swirl the pan without stirring the sugar until the caramel is a dark amber colour. 10. Dip the tomatoes halfway into the hot caramel and place on top of the warm frittata. 11. PREPARATION 1. Place the chia seeds, coconut milk, maple syrup, vanilla paste and salt in a mixing bowl. Whisk lightly to combine all the ingredients, cover with cling film and refrigerate for several hours or overnight.

THINGS TO PLAN IN THE GARDEN
for Spring.
Spring is fast approaching and at Village Gardens we are so excited we are wetting our plants ….
We really are excited at the prospect of seeing all the stunning bulbs burst with colour, loving the daffodils reminds me of good ole Blighty, also the spring blooming plants opening out and just the fact it is warming up is a delight. It is amazing how many people suddenly spring (excuse the pun) into action in their gardens and start planning… Please just bear in mind that Western Cape is experiencing water shortage already and it’s not even summer. So in our thought process please plant wisely for water conservation and to start bringing back birds and nature to our gardens. Let’s all work with the eco system and not against it… FEEDING: Time to feed your plants if you haven’t done so already. I always recommend a good organic fertilizer so not to poison our lovely insects or harm any nature. Lawns must be fed now, remember that having a lawn is going to put a lot of pressure on water supply throughout the next 8 months. SCENTED FLOWERS: The scent of a jasmine is probably the most stunning, oh actually and the Brunsfelsia aka the lovely yesterday, today and tomorrow plant is also yummy. Now in spring time the stunning jasmine polyanthum is flowering, a very hardy creeper. Also the jasmine angulare and the Jasmine multipatitum. In fact just plant jasmine nothing else just jasmine… let’s hear it for the jasmines… PRUNE: Most of your perennials would have been pruned already but if not then start to prune your roses, heliotropes, buddlejas, plumbego, tecomas and pointstteas. EDIBLE GARDEN PREP: So as you may of guessed by now that my absolute passion is the lovely edible garden, which personally if I could replace every lawn in Cape Town with an edible garden then I would be a happy bunny… I know I am a tad of a dreamer but things as they are heading in the world I think we may have to one day…. Sorry I am babbling... Let’s get to what to do now in your edible heaven.
Start to add more organic compost, prep your beds for spring planting. Clear the area of any debris and pesky weeds. Add some nice organic compost and or rotten manure, if the manure really pongs poohy then that’s not right. If it’s not good for our noses then hell it won’t be fit for our edibles. Plant up some nice easy edibles, one can never go wrong with lettuce, baby spinach, chard, radishes and kale… (You either love or hate this edible). DON’T forget your herbs, plant out herbs in between your veg as to deter some pesky critters away. Plant borage, this is not only an edible flower but attracts the best bugs to your garden. The more we help nature the more it will help us. Don’t forget lovely readers, if you don’t have time to get out into your garden or just want the fairies to come along and prep your garden for you…. well look no further just give Village Gardens a shout. “Africanis” our local breed of dog BY HAMISH CURRIE BVSc
Dogs were one of the first wild animals to be domesticatedand it is believed dogs are derived from ancient wolves that are now extinct. Did these wolves hang around the hunting camps of ancient hunter gatherers who then domesticated them? Many believe this occurred in central Asia. Few people are aware of the Africanis which is now recognized by the Kennel Union of South Africa (KUSA) as an emerging breed. It is possibly a descendent of these dogs which came to Africa via Egypt. The earliest archaeological record of Africanis in South Africa came from the Wosi archaeological site at Ndondondwane,near Nkandla in KwaZulu Natal. The site dates to the Iron Age of the ninth century AD and was inhabited by a community of Bantu-speaking farmers. These farming communities migrated down the east coast of Africa with their cattle, goats and sheep. With them came their dogs that werekept for hunting and protection. In this tough environment a natural selection took place which has resulted in an ideal family pet. The well-known Rhodesian Ridgeback or African Lion Dog is a derivative of the Africanis. These powerful beautiful creatures are popular worldwide. The authentic version is generally a lightly built, medium sized dog with a short coat. They can run like the wind making them perfect exercise companions and their short coats make them ideal for South African conditions. When choosing a dog consider a breed that is designed to live in Africa. Some people choose dogs designed to live in arctic conditions! These poor creatures suffer in the heat if they are not groomed correctly. Dogs bred for the show ring, have often have physical problems such as dysplasia and are often temperamentally unsound. The Africanis Society of South Africa was formed by Johan Gallant as a conservation initiative to recognize and preserve this precious indigenous African canine. In his words -
“It is my experience that the Africanis is a marvellous pet and house dog. Guided by its instinct of subservience it will steal your heart before you realise it”. Hamish Currie is a small animal practitioner at Alphen Veterinary Hospital (www.alphenvet.co.za) in Constantia who also has a special interest in wild life. Maps of the 17th century indicate the area was named after the silver trees that grew there. The station was opened in 1931 also as a result of the bus fare price war and was originally called Constantia Road. part of the Dominican School for the Deaf established in cape Town in 1863, moved to Wittebome in 1937.
As early as 1657 the Dutch attached the name of the stone mountains to this place. The scenic Boyes Drive with its spectacular views of False Bay can be seen quite clearly. The plain station originally called Military Road, opened in November 1929 to serve the largely industrial area that remains today.
PLUMSTEAD
LAKESIDE
When the line from Wynberg to Muizenberg was extended in 1882, it was decided that there should be a stopping place two kilometers beyond Wynberg. It was called Plumstead and eventually became a station. It primarily handled the fruit traffic of the Constantia Valley. The goods sheds near the station are a reminder of what was still largely agricultural land until the 1920s. The suburb of Plumstead mushroomed after the Second World War.
The line crosses the northern end of Sand Vlei, a very large estuary teaming with bird life and popular as a boating facility since the middle of the 19th century. The Marina da Gama housing development was a pioneer of its type in South Africa. Some older houses below the mountain are a reminder of the days when a holiday retreat here was truly isolated. A former landmark, the Blue Moon Hotel, was a popular dining and dancing venue between the wars.
STEURHOF Opened on Christmas Eve in 1934, Steurhof was meant to serve the residential area that was beginning to grow between Plumstead and Diep River.
DIEP RIVER The line crosses a shallow stream called Diep River just after Steurhof. In the 17th century most of the thatching grass used by the Dutch East India Company, came from here. The station was one of the only two built on the line between Wynberg and Muizenberg in 1882 and passengers sometimes broke their journey at Ratherfelders, a coaching inn which stood near the present-day Eaton Convalescent Home.

HEATHFIELD Named for the many varieties of heath that grew and still grow here, Heathfield Station was opened in 1913 to assist passengers on the interchange of the line to Ottery. The suburbs of Bergvliet and Meadowridge have gown around the station.

FALSE BAY
A series of advances and retreats during the Battle of Muizenberg in 1795 took place between the Dutch and British troops in this area and incidentally gave it a name. It is one of the two original stations on the Wynberg Muizenberg line and even until after the Second World War, was set in a rural backwater. Retreat is the mid-point of the line to Simonâ&#x20AC;&#x2122;s Town.
Early Portuguese mariners often mistook Cape Point for Hangklip (some 40 kilometers apart) and turned north too soon. Cabo Falso or False Bay has been the name applied to the whole bay since. It was also known as Golfo dentra das Serras - the bay between the mountains. Owning a guesthouse can for some mean the realization of a career dream which comes together upon finding the relation perfect property and opportunity. Some (and often couples) tackle the project later in life after busyin careers and on the face of it, it may seem to be a fairly simple own business to get into. But is it that straightforward? to property The reality is that one should be cautious and well prepared if going down this road. Buying a guesthouse is a multi-faceted acquisition and below are certain issues to consider and plan around when making this decision and financial commitment. Can one operate a guesthouse business on the property? Is it allowed and legal? Is the owner complying with all the necessary zoning laws, regulations and title conditions? Is the permission to operate the guesthouse temporary or permanent? Are liquor licenses in place? Are labour laws being properly observed as regards employees of the business? What’s more, are the neighboring owners happy with the status quo and use of the property or is there some objection in place/ ongoing? What about occupational health and safety issues? Are there parking or building restrictions that would impact on your plans to create additional parking facilities or alter the building? What exactly is one buying and how do you go about it? One cannot assume anything. For instance, if a business operated a guest house on a property in a residential area 5 years ago, it is not a given that it would be in order to operate it as such today. Zoning laws have changed dramatically over the last 5 years and one needs to be certain exactly how the property can be used. Basically, when buying a guesthouse there are usually two components to the deal - the land and buildings thereon (immovable property) and a business being purchased. On the business side, it will comprise of amongst other things, it’s name and goodwill, website, assets and furniture/movable goods, debtors book, forward bookings, stock and supplies and there may well be employees to take account of. Sometimes the immovable property is not sold and only the business, with the buyers of the business leasing the immovable property from the owners who retain it as their own. Where the 2 components of immovable property and business are being purchased, how are they valued - separately? What about VAT? Is it payable on either component or both and must the
buyer be registered for VAT? Into what vehicle or entity should you acquire the immovable property and business - your own 2013/2014 name(s) or a company? Very importantly, what about money owing by the business to creditors? How does one safeguard against that falling on your shoulders as a nasty surprise? On a different note, what if a couple looking for additional income want to buy a big double storey house (near to the universities, technicons and colleges - say in Rosebank or Mowbray) which has 5 bedrooms and rent out 3 or 4 rooms to students? Can they simply just acquire that property and use it as such from the get go? Not necessarily - every area is governed by particular zoning and land use regulations which prescribe rules regarding how many occupants there may be on the property. Areas differ greatly and so there is no basic, one dimensional rule. These issues need to be clarified first. For example, in a residential area where the zoning is typically Residential 1, erven may only be occupied by a single family. An owner wishing to rent out part of the property will then have to apply for a departure from the Council in order for the operation to be legal. At the end of the day, buying a property which is already operating as a guesthouse or in order to convert it to one has a somewhat romantic connotation to it and can be viewed simplistically, but all of the above issues need to be dealt with in close consultation between the seller, estate agent, attorney, parties’ accountant(s) and where needed, town planner.
