CLASS
ACT
Oscar-winning actor Cate Blanchett explains why she jumped at the chance to play a woman who battled against equal rights.
WORDS HELEN RUMBELOW / THE TIMES / THE INTERVIEW PEOPLE THERE IS A WOMAN who is somewhat forgotten in America and little known internationally, but, goes a thesis, is the key to where we are in this riven moment in 2020. Phyllis Schlafly was a Catholic anti-feminist firebrand from St Louis, Missouri, who began her series of barnstorming speeches in the 1970s by thanking her husband for his permission to speak: “I like to say that because it irritates the women’s libbers more than anything.” Schlafly’s style – angry, combative, uncompromising and at times surprisingly playful – was effective in tying Republicans into a close marriage with the religious right. No prizes for guessing who took notice; the day after she died in 2016 her book making the case for Donald Trump was published.
Trump, on the presidential campaign trail at the time, paid tribute when speaking at her funeral: “A movement has lost its hero.” Who to play this polarising, mysterious woman? No one could do it better than Cate Blanchett, the star of Mrs America, the new mini-series about Schlafly and her mighty legacy. For while Blanchett, at 51, is undoubtedly one of the most talented actors of her generation, in none of her 70-odd films does she play the girl next door. She is Katharine Hepburn – and won an Oscar for it in The Aviator – never Audrey. Sure, she plays an elf in the Lord of the Rings films, but it is the regal Galadriel, ‘the mightiest elf’. >>

Directors even realised that they had to ignore matters of sex and cast her as Bob Dylan to find the necessary quantities of forbidding aloofness. She has joked about playing the US president – “I would play Donald Trump in a heartbeat. The comb-over? I’m there” – but the casting would be terrible; the inscrutable Melania or Barack Obama would be better. And, of course, no other actress has been Oscar-nominated twice for playing the same role in two films nearly a decade apart. Queen Elizabeth I is the part of Blanchett’s life; the solitary mask of power, the brittle hauteur of the undemocratic leader. Great writers may have a splinter of ice in their hearts, but there is ice in the eyes of this great actress. In short, for an Australian in the entertainment industry, she is the least Australian and least ‘luvvie’ you could expect to meet. The snag: a life’s work in unknowability makes it hard to get to know her. The director Anthony Minghella once said: “Though I have worked with her, I barely know her. I would be hard pressed to say more than three things about her with any confidence.” Blanchett suffers media appearances like a Special Operations Executive expert at resistance to interrogation (a part she played in Charlotte Gray). She grew up in Melbourne, the middle of three children. Her father, Bob, was a former naval officer from Texas; he died when she was ten, from a heart attack in a cinema. He was a figure of mystique for her. She once said that she fantasised for a while that he had not died. “I somehow thought the CIA had taken him; that one day he would just turn up,” she said, although she later retracted that thought. It has become commonly known that this economics undergraduate got her first taste for acting when appearing in a boxing movie in Cairo, while travelling there. “Nooo,” she groaned when someone asked her about it. “But say that if you want. Print the legend of the boxing movie.” In a press conference to publicise Carol, in which she plays a lesbian, she said she had had ‘many’ past relationships with women, which the world took as a revelation of bisexuality. She later said that this was misconstrued and that none of those relationships were sexual.

You can imagine the response when one journalist found out she had a tattoo in an intimate place and asked her if she would identify what it depicted; never has the word ‘no’ carried more froideur. In a series of retreats from the glare of being one of Hollywood’s highest-paid, most garlanded actors, Blanchett spent ten years living in Brighton, then a five-year stint as joint-artistic director of the Sydney Theatre Company with her husband of 23 years, the Australian playwright Andrew Upton. Shortly after adopting a baby girl in 2015, a dream she has said they had since the birth of their first child, the couple moved back to a house in the East Sussex countryside to bring up the baby and their three older sons. This is well known, but when I start the threeway phone call with Blanchett and Stacey Sher, the executive producer on Mrs America, my first chatty question is: where is everyone calling from? Sher says, “My home in Los Angeles,” and Blanchett says, “The UK.” I ask roughly where in the UK and she repeats, after a pause that is far longer than the time lag on our international line, “The UK.” This series was finished in lockdown – Cate says she was ‘sitting inside my closet to finish off
the sound’ – and she is doing the publicity for it while homeschooling her children, the eldest of whom is 18, among their pigs and chickens. Schlafly was also an early champion of phonics and has inspired Cate to do some phonics-based reading with her five-year-old girl, but as she said on an American news show, “a teacher I ain’t”. For Sher, who worked on the prescient pandemic film Contagion, this period has “felt like my dreams on that set turned into reality”. Mrs America, though, is a passion project for Blanchett, precisely because of her political antipathy to Schlafly. She had spotted Schlafly, then a frail 92, being brought on at the tail-end of Trump’s campaign events and given standing ovations, then had seen Trump eulogising his guru at her funeral. She thought, “Who is this woman?” In the early 1970s the American government was on the brink of ratifying the Equal Rights Amendment to the US constitution, explicitly giving men and women equal status, with wide bipartisan support across nearly all states. With her campaigning Schlafly pretty much derailed it single-handedly. In demeanour and hairdo she was a figure as queenly as Margaret Thatcher and just as polarising, although in her anti-change politics not similar at all. >>

“It felt,” Cate says, “like with every passing week [of filming], issues that even two years ago would have been seen as tangential to the concerns of women and men today were profoundly and increasingly relevant.” Cate is drawn to elegant villainesses, literally playing the wicked stepmother (in Cinderella). Yet as Sher says, the way out of polarisation is not to demonise, “and a corollary of that is it doesn’t serve us to only canonise people that we agree with”. Blanchett takes on this theme. “We’re so used to our algorithm delivering us the news that makes us feel better or speaks to our points of view.” To “unlock Phyllis and what motivated her” felt like a vital act of understanding. “It’s very easy to say she was a crackpot,” Cate says. “But look at the way people are responding differently to the virus. “I’m an American citizen, but I don’t live there, so I’m one step removed from it, but there is a profound thread in America of the rights of the individual, rather than who they are as a society. “Phyllis was an individualist who prized hierarchy over change.”
Cate’s mother was unwittingly affected by Schlafly, thousands of miles away in Australia. After the death of her husband, June Blanchett gave up her job as a teacher and became a property developer to support three children through private school. Blanchett has said she developed an “enormously empathetic” connection with the sacrifices and strength of her mother. “Yet,” as Blanchett told the Sydney Morning Herald, her mother “didn’t really identify as a feminist because … Phyllis Schlafly was very adept at suggesting that if you were a feminist you were anti-family.” Blanchett’s mother was nervous about her revisiting this on screen. “I mean,” Cate says to me, “we’re living through that backlash right now, another sort of backlash. “I was very interested in my mother’s response to my being part of this series, trying to look at the women’s movement and the equal and opposite traditionalist movement. “It was trepidation because I feel that there are battle scars.” Yet she says, “There are battle scars for men too.”
The success of feminism depends almost as much on men’s attitudes as women’s – “Those in power have to share.” Interesting point, I say. Would your fathers have supported women’s rights? Sher says that “there was no one who was more proud of my accomplishments” than her late father. “I hope so,” Cate says. “He died when I was ten so I can’t give you an answer.” What about your husbands, do they identify as feminists? “One hundred per cent,” Sher says. I direct the question at Blanchett. There is an even longer pause. “I think we lost her,” Sher says of our crackly phone line, but then Blanchett talks. “Well, yeah, I’m just wondering what you’re seeking.” I change tack. What will success look like for the next generation in terms of relations between the sexes? Sher says: “I have a 16-year-old daughter and I have an 18-year-old son … I guess maybe not having to answer that question any more?” Blanchett laughs. “Yeah.” Then continues. She is worried about her little girl growing up and being vulnerable in the world because she is a woman.

“I’ve got three boys and a girl and there is something that I do worry profoundly about. “When there’s a growing fear about so much economic uncertainty, the people who always get to bear the brunt are women. The increasing domestic violence I find incredibly worrying. “I hope my daughter does not worry about walking out at night or what she wears, you know, basic questions. “I’m really saddened that I’m even thinking these thoughts in 2020. I’m sure women who were part of the women’s movements in the 1970s would have thought that we would have evolved to the point where we didn’t have to have that growing level of concern.” Then it’s the end of our short time together and Cate gets demob happy, suddenly very friendly and apologetic about the quality of the line. Her last point lingers in my head. Her best roles are about armour and its weight. She is a powerful woman who so often plays powerful women, but still can never be armoured enough to protect those she loves.

LAYERS OF
LUXURY The art of creating a warm, welcoming home.
WHETHER YOU ARE LOOKING to build your dream home or simply revamp your current living space, there are some key trends that have emerged in 2020. Two mainstays influencing current decorating decisions are nature and sustainability. Keeping a strong connection with the natural world is achieved through the use of organic forms and renewable materials such as rattan, linen and timber. The added bonus is that this also adds warmth and texture to an interior, and allows outdoor areas to blend perfectly with their surroundings. Still on indoor/outdoor spaces … another popular trend is bringing the outside in (think lush green plants, timber furniture and stone tiles) or taking the inside out (did someone mention outdoor kitchens, floor to ceiling glass and fully-retractable doors). Colour is always a simple and effective way to mix things up. Again, earth tones taken straight from nature are in vogue, while orange, pink, and various shades of blue and green in both warm and cool hues complement most homes. Keep the look modern and fresh by introducing an unexpected accent colour such as periwinkle blue, ripe olive green or muted mustard. Artisanal décor items and strategically placed custom furniture also go a long way to giving your space an individual touch. And, for a super-chic option, add a hand-painted artwork, bespoke wallpaper or sculptural statement piece. But, perhaps the most important trend of all is to make every space in your home comfortable and personal.

FASHION & FUNCTIONALITY
Design Initial introduces Kelvin Giormani customisable sofas.
STYLE AND SOPHISTICATION. Comfort and customisation. Function and motion. Kelvin Giormani’s stunning range of highly customable sofas are designed to not only look good, but also provide the ultimate lifestyle piece for your lounge, living area or media room. Ensuring a comfort level that is unmatched, everything from the dimensions (length, depth, height) to the colour, firmness and configuration can be customised to suit your personal needs. Staying firm in their ideology of incorporating form and detail into their pieces, the designers at Giormani deliver a product made with style and innovation in mind. The fashion-led leather sofas are characterised by their distinctive shapes, as well as their leather crafting details – features that are more commonly found on fine fashion goods than on furniture. The company has a reputation for high quality and striking designs, along with the flexibility
to adjust the ergonomics and aesthetics of its seating products to suit individual tastes. These highly customable sofas are produced under strict standards using quality materials and technologies including 100 per cent Italian leather, European mechanisms and solid hard wood and natural plywood. All foams used are made with high density polyurethane materials to ensure durability. With over 70 genuine leather colours to choose from, including the ability to include different leather colours within a sofa set, matching your home’s décor is simple. Sizes of a sofa, such as seat width, seat depth, seat height and back height can be altered, within certain limitations, to fit your personalised preference, while for selected models, there is also the option of changing the style of legs based on six standard wooden leg colours. Kelvin Giormani believe that beautiful leathercrafting features should not only be found in items like hand bags, shoes or clothing.
Therefore, you can personalise your sofa sets with a fashionable leather-crafting feature such as weaving, perforation, special pattern stitching and folding effects in your preferred leather surface areas. There are six different stitching types available for customisation, namely Single Stitching (regular), Single Stitching (thick), Single Stitching (fine), Double Stitching, Leather Piping Cord and Leather Edging Stitch, and for a completely individual look, you can also choose to contract different colours on four of these stitching types. Finally, for enhanced comfort, you can add seat-sliding or head mechanisms to selected sofa models. The friendly Design Initial team welcome you to visit their Brisbane and Gold Coast showrooms to discuss the endless possibilities of the Kelvin Giormani range.

ART DECO DELIGHT
Wood, Marble & White have created the perfect entertainer’s kitchen.
KITCHEN SPECIALISTS Wood, Marble & White (WMW) take great pride in creating the ideal space for every client. This is particularly evident in a recent project they completed on the Gold Coast. “The client initially wanted a Hamptons/beach style – although they had found a tile that they wanted to base the design around,” explains Wood, Marble & White co-owner Leighton Ward. “I felt that the tile took inspiration from the art deco era, and so we discussed creating a totally new profile that was inspired from this era.” The initial plan was to re-do the kitchen, however, on discussion with the WMW team is was obvious this would not give them their desired result. The clients entertain all the time so the brief for their dream kitchen had three main criteria –
1. a large island bench, 2. a bar/entertaining area with beverage refrigerator and 3. a separate pantry for preparation, They were unsure how this could work in the current space, so, after consultations with the builder, the kitchen was completely relocated into the formal dining space. “To relocate the kitchen, we took out one wall to allow dual entry into the butler’s pantry and also removed the back wall from where the original kitchen was located,” says Leighton. “The outside sliders were replaced with large bifolds, which meant the kitchen and outdoor space became one. “This totally opened up the whole back of the house.” When entering the new kitchen, your eyes are immediately drawn to the stunning profile of the cabinetry.
Inspired by the art deco era, the designer has created a beautiful, bold geometrical profile. The contrast of the black 2 Pac paint finish against the brushed brass handles is stunning, and the curve of the handles draw on the key distinguishing features of the 1920’s. The use of gorgeous white Casolina stone bench top and splashback ties in beautifully with the white cabinetry, while the wood flooring adds a warmth and depth to the space. “Our clients came in with a list of ‘loves’ that they did not believe they would be able to achieve, and the designer has ensured that the space they have provides all of those and more,” says Leighton proudly.

Wood, Marble & White’s qualified artisan’s pride themselves on creating beautiful, innovative and contemporary kitchens, wardrobes and bathrooms. Every project has the benefit of a bespoke design service, as well as a personal, in-house project management team to ensure quality is up-held at every stage.

“Moran’s reputation and past history means we are able to offer endless combinations of fabric and high-grade Italian leather. “As a designer I’m excited by the possibilities of mixing and matching and having so many options from the world’s leading fabric houses.” Matthew says the trend today is to own bespoke furniture, that stands the test of time. RESURGENCE IN RESURFACING
Pro2PAC is essential for those looking to renovate their homes – the possibilities are endless.
WITH OUR DAY-TO-DAY LIVES dramatically changing due to these unforeseen times, the desire to live and work in comfort has led to a significant increase in home renovations. One of the most effective and affordable ways to quickly rejuvenate a home is by resurfacing cabinetry in much-loved kitchens and bathrooms. Marie Nakic, Founder and Managing Director of Pro2PAC, said DIY renovations had the added benefit of enriching homeowners’ surroundings. “We’ve seen a considerable increase in the number of locals deciding to give their kitchens, bathrooms and offices a facelift,” said Marie. “Choosing to resurface by repainting existing kitchen cabinets or bathroom vanities in any colour or gloss level you choose can be up to 70 per cent cheaper than replacing or remodelling. “In fact, resurfacing allows us to provide you with an affordable and efficient alternative to replacing your existing kitchen or bathroom cabinetry whilst saving you money, time, mess and overall stress when renovating.
“Many of our new clients have needed a workable home office, while others are taking the opportunity to complete home renovation projects that they have been putting off for years. “There have also been quite a few people who are redirecting money from cancelled overseas holidays into improving the comfort of their homes.” A quick resurface from Pro2PAC can change an entire space. “We make the process so easy,” said Marie. “First, we collect the doors and other cabinetry pieces to be coated before cleaning and returning them to a raw state through our detailed sanding process. “We apply an initial coat and then a specialised top coat – all completed in a temperaturecontrolled environment – before drying your pieces on a purpose-built rack. “Once dried, we polish and individually wrap and tag each piece before they are all ready for you to install again.”
Pro2PAC’s high quality finishes are designed to offer a sense of luxury and tranquility. “Our award-winning in-house interior designers and specialists in 2Pac colour matching have been particularly busy looking after customers across the Gold Coast and beyond.” “Resurfacing is such a great way to maintain or increase the value of a home. It is pleasing to chat with clients who have chosen to update their kitchens and bathrooms and hear that their lifestyle has improved, without the usual mess and stress involved with a renovation. “At Pro2PAC, we offer an extremely quick turnaround, approximately 10 days from start to completion, as well as a seven-year warranty on all painted parts,” said Marie. “We also take the stress off our customers by offering pick-ups and individual wrapping all parts when the project is completed at our state-of-the-art factory in Biggera Waters.”

BEAUTY & ART
Sika-Design’s beautiful rattan furniture adds warmth and style to your home.
DOMO INVITES you to sit back and relax in the comfort and beauty of handcrafted Sika-Design rattan furniture. Its intricately made pieces have elegance and timelessness while also remaining modern and fresh. Named for the light and elegant sika deer, Sika is a Danish furniture manufacturer that produces handmade rattan furniture with an enduring emphasis on comfort, quality, design and sustainability. Ankjær Andreasen founded in the company in Horsens, Denmark, in 1940 – a place and a time feeling the pressures of World War II. With growing unemployment and a shortage of raw materials, Andreasen began producing wicker baskets using reeds gathered from the marshes and straw from the fields after harvest. He expanded Sika into furniture in the 1950s and 1960s and worked with the best wicker makers in Denmark to perfect the art of rattan furniture.
46 covemagazine.com.au
– Issue 79
While rattan furniture experienced a golden age in the 1960s and 1970s, it is enjoying a renaissance in recent years. Valued for its natural materials, handcrafted production and sophisticated design, the Originals Collection is inspired by Sika’s own design sketches as well as other successful models from the 1950s and 1960s. Sika’s designers – Arne Jacobsen, Nanna and Jørgen Ditzel, Franco Albini and ViggoBoesen – were all pioneers of their time. They broke new ground, making experimental shapes of the sturdy rattan wicker and creating sculptural and timeless icons. Sika-Design is proud to have the rights for these designs, and to continue their experiments. While the company’s history began with rattan for the interior, they have also been producing furniture for the exterior for more than 15 years. They launched their first collection for the exterior in 2003, and today most of their original rattan designs are also available for the exterior.
In 2015, Sika-Design introduced the Exterior collection, which is based on a new exciting material that offers possibilities and expressions for existing models. The new material alu-rattan consists of a strong aluminium frame woven with ArtFibre. The material is maintenance free and can withstand all weather conditions. This means that original rattan models previously only suitable for indoor use now can be used in the garden, on the terrace or on the balcony. >>

CREATIVE VISION
Innovation and expectation are a motivating force for Justin Humphrey Architect.
HAVING COMPLETED his Masters of Architecture at QUT in Brisbane Justin Humphrey was quick to make the move down to the Gold Coast for both lifestyle and professional reasons. He established Justin Humphrey Architect in 2016 as a design-focussed architecture and interiors practice working on residential, multiresidential and small commercial projects. “Our design process is driven by considered design ideas, rigour and the tangible value of great architecture,” explains Justin. “We believe in the need to understand the personal and complex detail of daily life, and that great design can improve the way we live.” From large private houses to small renovations, the practice approaches each project with an open mind and desire to create site-responsive, functional, considered and exciting spaces designed to enrich the lives of their clients. “We approach each project with the same objectives: To develop and respond to a detailed understanding of both our clients and their site; to create functional and exciting spaces for living
and working; and to use an honest and rich set of materials that are suited to the climate and give the buildings a strong and enduring quality,” says Justin. “People are becoming much more aware and exposed to architecture and design through social media and this is leading to a better understanding and an increased expectation from clients,” he says. “They are really looking for architecture that responds creatively to the brief, budget and also the climate. “It’s fantastic that people have those expectations on design and performance, as that’s exactly what a good architect should bring to a project.” Justin says it’s an exciting time to be an architect on the Gold Coast. “There are some fantastic young architecture practices doing great work and we plan on being amongst those at the front of that group.” Cove House, one of the company’s most recently completed projects, is testament to that commitment.
Awarded HIA 2020 Australian House of The Year; 2019 Australian Institute of Architects – Regional Project of the Year (Gold Coast & Northern Rivers); and 2019 Australian Institute of Architects – State Commendation, Cove House has been a breakout project for the practice. “It has allowed us to explore and present ideas for living in our sub-tropical environment in a highly functional but very sculptural way,” says Justin. “The house has a definite presence both from the street and the water, but one that is still in scale with its neighbours which was important. “During the build, we really engaged with the builders and individual trades to explore materials and how they could and should work together and I think the hard work from all sides is reflected in the final building. “We have learnt a huge amount from this project and some of this knowledge has contributed to the next wave of exciting projects coming out of our office.”

“Collaboration with our clients and builders is central to how we work, and allows us to deliver exceptional and tailored projects that respond to both brief and budget. We are a small practice which allows us to guide projects personally from an initial sketch idea through to completion of construction.” – Justin Humphrey

WELL TRAVELLED
TIDES OF TIME Located off the tip of Scotland, the Orkney islands are small in size but rich in history.
WORDS GRAEME DONNELLY FOR SUCH A SMALL ARCHIPELAGO, Orkney makes anyone writing about it use some pretty big numbers. Our first number is at least 5,020, or possibly as large as 5,520: The age, in years, of what is believed to be the oldest surviving house in northwest Europe, situated at the Knap of Howar on the outlying island of Papa Westray (or ‘Papay’ to locals). The remains of the house, and what might have been an adjoining workshop, date from between 3000 and 3500BC. Household food waste that formed the ‘midden’, or the soft bed in which the houses were built, has been carbon-dated as even older. Moving to the present day, the number of minutes taken by the world’s shortest scheduled flight from Papa Westray to the neighbouring island of Westray is admittedly quite small – namely two. That’s what the timetable says; with a fair wind it has been done in less than one. Some more numbers … Orkney is a group of around 70 islands beginning just six miles off the northeast tip of Scotland.
58 covemagazine.com.au
– Issue 79
Stretching about 90 miles end to end, only a fraction of them are inhabited. There are a lot of places called ‘Skaill’ (Old Norse for ‘hall’ or ‘hut’) in Orkney. In the county of Cumbria, in the northwest of England, the suffix ‘… scale’ appears in a few place names as well. If the modern United Kingdom is a carpet, then there is an underlay that is always there but only shows through in a few well-worn places, sometimes a long way apart. Designs of pottery believed to originate in Orkney reappear in Wiltshire, a half-hour drive from the south coast of Great Britain. On the west coast of the largest island, Mainland, lies the Bay of Skaill. In 1850AD, part of a sand dune known as Skara Brae was blown away in a storm – regular things in these parts – to reveal stones that were laid there around five thousand years previously. On my first visit to the Stone Age village of Skara Brae, the thing that made the deepest impression on me was the human scale of the houses.
Unlike a great cathedral, or Stonehenge, for example, this is where people lived. Still there to be seen are stone shelves in the walls; we’ll never know, but in all probability simply for displaying the family heirlooms. On the floors are stone bedframes. I imagined lying in one of those beds, all those millennia ago, listening to the waves crashing on the beach outside. And then learned that while Skara Brae is in the same place as it was in 3100BC, that temporary thing alongside it, the Atlantic Ocean, isn’t: coastal erosion has brought the sea over a mile closer to Skara Brae than at the time of its occupation. In between then and now, a succession of different peoples has marked the landscape of Orkney. A few miles along the road back to the main town of Kirkwall, the Stone Age burial mound of Maeshowe was already ancient when a group of Vikings broke into the tomb that lies at its centre. A saga describes how in the year 1153 a group of Norsemen, caught out by a sudden snowfall,
took shelter in Maeshowe. (That’s 1153AD, by the way. Orkney is one of those places where it’s always worth pointing out whether the numbers you’re talking about are getting bigger as you go backwards, or smaller.) It may have been these very same who, perhaps in a fit of boredom, produced one of the world’s best-preserved collections of Norse wall carvings. Not always the most profound inscriptions, though: ‘Thorni bedded; Helgi carved’ reads one. They did produce, though, the beautiful carving known as the ‘Maeshowe Lion’. The Vikings and their descendants continued to leave their mark on Orkney: the islands were part of the Kingdom of Norway until 1472AD, and the local dialect bears strong traces of Scandinavia. From Thorni and Helgi, fast forward a mere eight centuries to the two World Wars, when Scapa Flow, the body of water at the centre of the archipelago, was one of the Royal Navy’s most important anchorages. A large part of the German Fleet was scuttled here after their surrender in 1919, and the remaining wrecks are popular spots for scuba diving. Twenty years later, in the first weeks of World War Two, the battleship HMS Royal Oak was torpedoed by a German submarine in the
supposed safety of Scapa Flow, and sank in thirteen minutes with the loss of 835 men. The small channels between the islands at the western approaches of the Flow, through which the U-boat had entered and exited, were then sealed by what became known as the Churchill Barriers. Made of huge stone slabs dropped into the channels and topped off with a road still in use today, the barriers were constructed using the labour of Italian prisoners of war captured in North Africa. On the site of a prison camp on the island of Lamb Holm, those Italian PoWs left behind my favourite building on the islands: the Italian Chapel. On the bare interior walls of two Nissen huts, placed end-to-end to form a chapel, prisoner Domenico Chiocchetti painted the arches and pillars of an Italian church. Candle holders were fashioned out of ration tins. A façade was made out of poured concrete. Chiocchetti returned to Orkney in the sixties to assist in restoration, and today the chapel is a symbol of reconciliation on an uninhabited island on the shores of the North Sea. Just around a headland from the Italian Chapel is a buoy marking the resting place of HMS Royal Oak.
At Marwick Head, at the other end of Mainland, is a memorial to Lord Kitchener, of ‘Your Country Needs You’ poster fame, who died when HMS Hampshire was sunk by a German mine in 1916. In 2016 a memorial wall was belatedly constructed to honour the other 736 men who perished. As with most human history in most places, a large part of Orkney’s story is bound up with tragedy. As quite possibly was the end story of the community we, at this moment in time, call Skara Brae. What the people who inhabited this place called it, we’ll never know. Did a slow emergence of the family group as society’s central unit, rather than the wider community, bring about a fragmenting of the population? Or did some catastrophe – war or famine for example – overcome the inhabitants? We’ll probably never know that either. What we do know is that at some point in the third millennium BC these homes were left to be covered over by the sands. The concept of a ‘village’ didn’t make a comeback in the British Isles, large parts of them anyway, until the coming of the Romans in the year 43. That’s 43AD. Although with a number as small as 43 it doesn’t make an awful lot of difference.

SIMPLY BELLISSIMA
The beauty of Florence is both delightful and inspirational.
WORDS JASON MURAKAMI WALKING THROUGH THE CENTURIES old Boboli Gardens in Florence, Italy, one cannot help but think about who may have walked the same path and immersed themselves in this majestic living artistic masterpiece long before you and I. These amazing gardens are part of the Pitti Palace, the main seat of Tuscany’s most famous ruling dynasty the Medici, and are one of the first created in the style known as the Renaissance Italian Garden. The Renaissance Italian Garden became the governing template for many neighbouring European dynasties looking to emulate the Medici and their desire for high-end design. You can be confident that most centuries-old gardens anywhere in Europe today have taken something, if not all, from this aspirational style. At the acme of this godly place one can observe Florence’s ancient city-scape which is always dominated by architect Dominic Brunelleschi’s 700-year-old Basilica di Santa Maria del Fiore. Known worldwide as the ‘Duomo’, the Basilica is arguably the most famous image in Italy today outside St Peter’s Cathedral in Rome.
60 covemagazine.com.au
– Issue 79
The feeling of inspiration overwhelms you when you walk the Boboli Gardens. History gives accolades to the Medici and their patronage of the likes of Michelangelo and Raphael to create the artistic and cultural revolution which we know as the Renaissance. This time in the 16th century ushered in a new beginning in Europe and laid the foundations to modern art and culture as we know it today. It is said Michelangelo, arguably the greatest influencer of the Renaissance, walked the early rendition of the Boboli Gardens as a guest of the Medici, stopping and sketching as he went. Music maestro Giacomo Puccini also regularly walked the gardens seeking inspiration for his haunting arias which dominate our modern international opera calendar. Up until the late 18th century, the Boboli Gardens were private but in 1766 they were opened to the public and are now a must see on the Tuscany destination trail. Last year more than 4 million people travelled to Tuscany and over 1 million of those walked among the centuries-old statues, hedges and stately trees of the Boboli Gardens.
Unlike other international cities, which tend to attract simplistic tourist eateries at the entrance of such historic attractions, Florence does well what only Florence does and offers an array of gorgeous Italian dining right outside the entrance to the Boboli Gardens. One such exquisite offering is Enoteca Pitti Gola E Cantina, directly across from Piazza Pitti. This surprising Italian Cantina is a dream made real by wine fastidios Eduardo Fioravanti, Manuela Giovanelli and Zeno Fioravanti. The trio’s passion for wines and the traditions of Italian winemaking is the DNA of this fabulous place. The shelves of Enoteca are lined with highend wines that are personally selected to meet their rigid standards. Focusing on small production, handcrafted Tuscan wines, only the best producers make the cut, often little known and family owned wineries. Many of these wines are offered by the glass and accompanied by the vast knowledge of the owners, who share their passion for the history, culture and traditions and wine making processes in Italy.
As you walk along Via Romana and chance upon Enoteca, the first thing that catches your eye is the impressive wall to wall collection of wines. The Cantina is always full and is made up of local Florentines and international guests. Once inside you are struck by the impressive staff, whose knowledge of their wine and food menu is second to none, even their respective attire looks more like an Armani fashion parade than an urbane Florentine cantina. Among the offerings is one of the best private Chianti Classico collections in Florence and it was this fact which had me book the same table four times over a week during a winter trip last year. The menu is simplistic, but then again also complex, and comprises traditional Tucson fare. While neighbouring Venice may lay claim to the creation of Carpaccio, Enoteca’s veal Carpaccio was the driving force behind my frequent attendances upon this lovely place. The same can also be said for their venison ragu. In Italy the adage less is more can become ubiquitous when speaking about the best of their cuisine but it certainly rings true for this amazing Florentine eatery. Bellissima Enoteca.

AT THE WHEEL
ELECTRIC WHEELS
AMID the hubbub over the coming of electric cars an important question is, how they will drive? WORDS CHRIS NIXON THE PERFORMANCE CHARACTER of electric motors is renowned – instant, full power and fast acceleration at any speed from a dead stop. Cars with conventional engines can’t beat it. But the electric car (EV) itself can be a different proposition, especially if it’s a sports car. By definition sports cars are for driving enjoyment, not simply transport, so the way they drive is extra-important. So what happens when the petrol tank is replaced in an EV by batteries weighing hundreds of kilograms? Logically, the car becomes heavier and distribution of weight around the chassis more critical and the suspension needs to be beefed up to truck-like strength to carry the load. A couple of early electric cars I drove felt like bricks on wheels, with leaden ride comfort and compromised cornering agility. But technological development moves fast in the automotive industry. BMW, Jaguar, Mercedes-Benz, Audi (soon) and Tesla now offer electric luxury cars in
62 covemagazine.com.au

Australia and all rate highly with virtually no criticism of dynamic ability. It’s not difficult to see that, as high-technology initially comes at a price, it’s most likely to appear first in premium makes. Now the best proof yet of EV’s suitability for performance driving appears to be coming in the all-new Porsche Taycan, scheduled to hit Australian roads from December but already able to be ordered at dealers. Critics are raving about the Taycan as not just the best EV yet, but one of the best current cars of any type. The Taycan is a low-slung, four-door coupe with the lines of a stretched 911. It has two electric motors at each end – and therefore, all-wheel-drive – and lithium ion batteries slung between them and low under the floor for optimum chassis balance and a low centre of gravity. A two-speed transmission is all that’s needed, because those electric motors are stupendously powerful.
The top model, called the Turbo S even though it doesn’t have a turbocharger, offers 560 kiloWatts of power and 1050 Newtonmetres of torque when all the switches are turned on. (There are milder models named Turbo and 4S.) When the accelerator is lifted, the resistance of the motors slows the car and Porsche estimates the foot brake will be used only 10 percent of the time in normal driving. (I’ve experienced this and it takes some adjustment.) Porsche claims the Turbo S will accelerate from rest to 100 kmh in 2.8 seconds That’s faster than all but the hottest 911 and even many racing cars, although the top speed is limited to 250 kmh. It promises a range of 405 km on a full charge, but real-world figures may vary depending on driving demands and conditions, including weather. So far, as expected. But the Taycan weighs around 2300 kgs at the kerb, very untypical of a Porsche sports car – or any sports car when lightness relates to nimbless.
Porsche has announced the Taycan 4S will have a list price of $191,000, the Turbo $269,100 and Turbo S $339,100. They will come with a choice of home and remote charging options based around a unique 800 Volt on-board system. For practical daily purposes, so-called range anxiety should be reduced, according to Porsche’s figures, as long as you’re not expecting to find a charging point in Woop-Woop (not yet, but it’s coming). Along with the Mercedes-Benz EQC, Audi E-Tron, Jaguar I-Pace, BMW i3 and Tesla range, the Porsche Taycan will certainly advance the appetite for electric cars in Australia. But learning a new EV lexicon including terms such as kilowatt, Volt, amp or ohm might be a bigger challenge for the driver.

ASTON’S BOND CAR WERE you disappointed you missed out when James Bond’s Aston Martin DB5 went to auction last year and fetched $9.4 million? Good news: Aston Martin is hand-building 25 exact replicas complete with all the accessories used by Sean Connery in the 1965 Thunderball. And they are a bargain at $6 million. Finished in identical silver birch paintwork and interior leather, the DB5 Continuation will come with: • Smoke screen system • Simulated oil slick system • Revolving number plates • Simulated twin front machine guns • Rear bullet shield • Battering rams front and rear • Simulated tyre slasher • Simulated radar screen • Gear-knob actuator button • Under-seat secret weapons tray The famed ejector seat was deemed too dangerous to include, but a removeable panel above the passenger’s seat is optional. The excitement of having a toy like this would be just too much, but there’s one catch: it won’t be road-legal, meaning that indulging in Bond-like fantasies will be limited to private roads, car shows, collector museums and, er … the bedroom.

CATCH OF THE DAY
From the sea to the boat to your table; fresh seafood is a healthy and delicious dining option.
WORDS MARJ OSBORNE LOCAL, SUSTAINABLE AND HEALTHY, there is no meal more luxe than a fresh seafood platter. There’s also no dish more typical of Gold Coast dining. Still dripping seawater, oysters, prawns and lobster can be plucked from the ocean to be placed on our tables on the same day. Situated on the pristine coastline of the Pacific Ocean, the Gold Coast boasts a thriving seafood industry. The Australian fishing and aquaculture industries are worth approximately $3.3 billion annually, with 16,000 people employed in the industry nation-wide. With growing health awareness, the Australian public is increasing their intake of seafood for its health benefits. There’s also a growing awareness of environmental issues, a respect for buying

local and a realisation that food is medicine to our bodies. If you are looking for flavour, high food safety standards, minimal handling and ‘food miles’, sourcing local, sustainable and fresh seafood has never been more important than now. The rule of thumb with seafood is ‘the closer the better’. Straight from the sea to you; the best way to get fresh seafood is directly from the trawlers. At Tweed Heads, Main Beach and Sanctuary Cove, trawlers pull into jetties and sell the night’s catch from their boats, their daily haul announced through social media. Established in 1970, the Gold Coast Fishermen’s Co-Operative was one of the first developments on the Spit at Main Beach. For decades, trawlers caught and sold their local catch to seafood distributors.
In 2005, the Fishermen’s Co-Operative sought approval from the City of Gold Coast and began selling their catch directly to the public from their boats at the best possible price. The trawlers are still there, located beside the luxurious Palazzo Versace. Every night a fleet of a dozen boats – prawn trawlers, long line fishing vessels and a spanner crab boat – operate off the Gold Coast, bringing home a load of Eastern King prawns, spanner crabs, Balmain bugs, sand crabs, octopus and squid each morning. “Weather permitting, the trawlers leave the Co-Op at around 4:00pm daily,” says Richard Hamilton, Chairman of the Gold Coast Fishermen’s Co-Operative. “They return to the dock around 7:30am the following morning.
“During the evening they grade and cook their catch, returning with cooked and uncooked product for the customer.” The Gold Coast Fishermen’s Co-Operative’s seafood availability is updated online daily at freshestcatch.com.au With the co-op employing about fifty locals as crew, Richard says that buying straight from trawlers means you are not only supporting local jobs, but you are buying from fishermen who made the catch just a few hours earlier. “It’s important to buy local seafood to support the local industry,” he says. “If the public does not support us, the industry will die out and the only product available will then be imported or farmed. “Our local seafood is some of the cleanest and most sustainable in the world.”
HOW TO MAKE A GREAT COLD SEAFOOD PLATTER Purchase an array of fresh local seafood such as lobster, blue swimmer crabs, Moreton Bay bugs, cooked medium king prawns, Sydney rock oysters and smoked salmon slices from the trawlers or local suppliers. Halve and clean the lobster and bugs. Clean and dress crab, leaving legs sectioned and shell for decoration. Leave prawns whole. Choose a platter or board to suit the size of your catch. Think about the following elements on your platter: Theme: Choose a theme, such as Asianinspired or Mediterranean for your platter. This will determine your choice of sauces and accompaniments. Focus: Choose an accent centrepiece for your platter and two other taller pieces or bowls to add height. Arrange them first in a triangle on your platter. Colour: Place seafood on fresh baby cos and purple chicory leaves to provide colour accents. Place radish slices or quarters among the seafood. Texture: Add a bowl of Asian-dressed avocado salsa with black sesame seeds and shallots, or a rich taramasalata dip and cooked marinated or pickled octopus. Luxury: Add caviar or salmon roe, sauces such as aioli, dressings such as rosemary vinaigrette, ponzu or nuoc jim, or additional elements such as wood-smoked fish or wakame salad around your seafood. Scatter with a few nasturtium leaves and flowers for additional colour. Practicalities: Remember plates, serviettes, small forks for oysters, limescented water for rinsing and a shell bowl.

WINE CELLAR
THE RIGHT NOTES
Ian and Gwenda Langford, from Mount Camel Ridge vineyards, have a passion for both wine and music.
WORDS TONY HARPER IF YOU’VE EVER TASTED JASPER HILL SHIRAZ from a good vintage you’ll know the wonder of Heathcote reds – the inky intensity that manages to exist without bulk (a boxer rather than a wrestler) and the perfume that straddles that intensity. It could be argued that some Heathcote producers – in a fit of self-belief and egotism – took it all too far; giant wines of massive girth, alcohol levels that really belong in the territory of fortified wines, and even greater price tags. But despite the grotesque bravado of those wines – and you could reason that they are the ones that really put the region on the international wine map – Heathcote today has its feet firmly grounded in wines that are less obnoxious and garish ... more settled, entirely and comprehensively complete. Somewhere in the muddle of Heathcote brands lies Mount Camel Ridge – an ex-sheep farm planted to vines in the late 1990’s by Ian and Gwenda Langford – that produces three brilliant reds (Cabernet Sauvignon, Shiraz and Merlot) off its 16 hectares of vineyard.
68 covemagazine.com.au
– Issue 79
It lies, as the crow flies, about 11 kilometres north of the Heathcote township, on the eastern edge of Mount Camel ... hence the name. So it’s in a sweet spot for quality in terms of location and vine age. The vineyard is chemical-free – neither bythe-book organic or biodynamic, but following the principles that bring life to the soils and the vines through nurture. In Gwenda’s words ... “Mount Camel Ridge Estate began several decades ago: it aims to exceed organic principles, the objective being sustainability of the soil, the environment and economics. Good wine is the result of a carefully tended vineyard. To achieve this we planted on stony red soil derived from volcanic Cambrian rocks.” Those red Cambrian soils are a key to what makes Heathcote tick as a wine producing region. Not a deal breaker, but a serious influence. Some Heathcote vineyards (some very good ones) are on grey soils, and they make marvellous wines ... but different.
They don’t seem to have the punch and energy of those from the red Cambrian soils. The Heathcote Wine Growers website explains things perfectly: “These calcium-rich red soils are made up of weathered ‘greenstone’ and are prized for their water retention capabilities. While they drain freely, enough water is held in the soil to feed the vine throughout the growing season, and there is rarely need for irrigation in Heathcote. Small, concentrated grapes are the result, and they make rich, concentrated wines. The soils are also notable because they impart deep intrinsic characters – almost a sense of place, of ‘terroir’ – to the wines.” Making use of that water retention, Mount Camel Ridge is dry-farmed. “We have no irrigation for two reasons: firstly, we achieve complex, intense fruit as increased water dilutes fruit flavours; secondly, we believe that the future is the sustainable use of water, our vineyard is only watered when it rains,” explains Gwenda. “With only the influence of both rain and the soil our wine is truly clean, green and pure.”
“We do not use chemicals, we depend on invertebrates and soil bacteria to keep our vines disease free. “During the dormant period sheep perform the dual task of eating the grass and weeds and fertilising the soil. “We use natural and chemical-free Australian hardwood posts so as not to disrupt the naturally occurring soil bacteria which protects against moulds and disease.” That organic approach extends to others areas as well. “We manage vines by pruning for half a tonne an acre to sustain intense fruit flavour and to withstand dry seasons. “We pick our grapes when the pH is balanced thus make the wine without any intervention, supported by the use of fine French oak.” It’s hard to describe either Ian or Gwenda. I’ve known them both for well more than a decade, but it is a purely phone and email relationship. We’ve never set eyes on each other. But they are rural-living cultural fiends, exMelbourne professionals retired to a career on the land but still deeply rooted to the arts and music – most particularly – chamber music. If you get Gwenda on a good day she’ll talk music for hours, not a dull rant, more a passionate, lively education at the hands of a master.
“We are proud wine partners of the Melbourne Recital Centre – a world class venue for culturally significant performances, soloists, ensembles and orchestras of national and international renown including the up and coming Arcadia Wind Quintet,” Gwenda says. But let’s get back to the wine … As I write this I’m sipping a glass of the 2009 Mount Camel Ridge Shiraz. That’s current vintage ... 11 years old. And it’s terrific; still youthful and vibrant with a perfume that reminds me of satsuma plum and mulberries, some gentle spice and a dab of oak, but (thanks to the years in bottle) also earthy and complex. The philosophy of not releasing wines until they are mature is a dying one. As a nation we have become obsessed with simple, vibrant, youthful reds – out of the winery and into our mouths. It makes for easy drinking, but for the most part negates the subtleties and intricacies that makes good wine ... good. Which makes the efforts of Ian and Gwenda Langford particularly special. They have an obvious tie to their land and to nature; another to music; and a tangible will to do things properly, to not shortcut or bow to the fashion for immediate reds.

LONGER-TERM
GROWTH Rapidly changing market puts regions into focus. WORDS NICK NICHOLS
REAL ESTATE INVESTORS who have been in the market for more than a decade should be used to confronting challenges and a global pandemic is up there with the best of them. Yet, amid the dire predictions of falling house prices due to the economic disruption wrought by the COVID-19 lockdown, there could be some positives to be exploited. If there’s one factor that has been brought sharply into focus in recent years, it’s that there is no single Australian property market. It is the sum of many markets. According to Simon Pressley, market analyst and managing director of buyers’ advocacy Propertyology, there are basic rules when evaluating market potential. “It’s important to ignore generalisations, personal biases and to always explore the credentials of every location across this incredibly large and diverse country of ours,” says Mr Pressley. While the outlook for capital cities is clouded by recently disrupted variables, most notably an expected drop in net overseas migration,
the focus for longer-term growth remains what Propertyology describes as lower-profile property markets. “The facts are that Australia’s best-performed property markets over the last five years have not been the biggest cities,” says Mr Pressley. “Official data confirms that various regional locations, along with Hobart, were streets ahead of all other capital cities for both capital growth and rental return.” In its rankings of market potential among Australian capitals, Propertyology places Canberra ahead of Brisbane in the top two positions, and Sydney and Melbourne at the bottom. It sees Canberra as a broadly insulated market largely because of its large employment base in the public service. Almost half of Canberra’s workforce is employed in the public service and there is likely to be some expansion there as more government stimulus measures are needed to kickstart the economy. Notably, the outlook for Canberra only applies to stability in the detached housing market because Propertyology forecasts the outlook for attached housing to remain soft for some time. In Brisbane, it sees a city with a balanced supply of housing that will be supported by its underlying strength as a dominant destination for interstate migration. These forecasts are also reflected in more recent analysis by Shane Oliver, chief economist at AMP Capital.
Mr Oliver previously had been among the early market observers to warn of a worst-case scenario of a 20 per cent fall in house prices due to the economic shutdown at the time. “Subsequent government support measures along with an earlier reopening of the economy have reduced the risk of worst-case scenarios for home prices,” he says in his Oliver’s Insight for June. “Our base case is for national average prices to fall around 5-10 per cent into next year. “Sydney and Melbourne are likely to see 10 per cent falls as they are more exposed to immigration and have higher debt levels, whereas Adelaide, Brisbane, Perth and Hobart are only likely to see small falls and Canberra prices are likely to be flat. “This may be seen as a reasonable outcome in terms of making housing more affordable but without posing a big threat to the economy at the same time.” The biggest impact to the property market yet to be factored is the expected downturn in overseas net migration. The government is expecting a fall to 34,000 next year. “When you think that – it was the great Professor McDonald who set a figure of between 160,000 and 210,000 as being what you need in this country to maintain a GDP-per-capita growth, then there’s obviously a big gap there,” Prime Minister Scott Morrison told the National Press Club in May. It is this forecast that exposes Sydney and Melbourne to the higher risk. While Mr Pressley concedes Propertyology’s forecasts are more upbeat than many in the industry, the reasoning is based on key factors such as record low interest rates and continued government stimulus to ‘reboot’ the Australian economy. “Official data also confirms very tight supply in large parts of Australia,” he says. “Outside of Australia’s biggest cities, the pipeline for new dwellings supply has been low for several years and many of Australia’s major regional cities have rising housing demand.”

Together, we are viewed by our media colleagues as a legitimate source of news content, allowing our clients to achieve and enjoy significant media exposure across the country through our tailored media strategies. Helping our clients cut through the noise, and have their messages heard, is our specialty. In the midst of COVID, one of the biggest challenges in 100 years, we have assisted our stable of clients raise awareness of their products and contributed to successful sales outcomes through the strategies we have designed and implemented. IN JUST THREE MONTHS, THESE INCLUDE: Spyre Group’s $77 million Natura project on the Burleigh Heads Esplanade – 25 of 33 apartments sold by the end of launch day on March 3. The launch of the first stage of Azzura’s $2.3 billion Imperial Square at Southport – a project that will become the new cosmopolitan heart of the Gold Coast’s CBD. Launch of Serenity 4212, a magnificent waterfront project on the North Shore which has achieved more than $30 million in land sales in a very short period of time.
e have announced revised plans W for the Old Burleigh Arcade, a superb 14-level apartment project, in which we have assisted in communicating the considerable concessions the Sydney-based developer has undertaken to recognise the historic significance of the iconic site. A niko Group’s $200 million No. 1 Grant Avenue at Hope Island has consistently been one of the city’s best-selling apartment projects and is well ahead of its construction schedule. We have been proud to have assisted in promoting this project through our channels. We have just launched one of Australia’s most luxurious residences, the $70 million Flow – the dream of local developer Paul Gedoun overlooking the famed surf break of Snapper Rocks, which is defying market expectations. Watch this space. On the Sunshine Coast we announced the Henzell family’s $200 million The Cove – the final piece in the puzzle for the Pelican Waters masterplanned community at Caloundra. All of this in the midst of a pandemic. Here’s a great anecdote. Aniko Group, through cleverly adapting its marketing strategies during the lockdown, successfully sold an apartment and a marina berth ‘sight unseen’ to a couple from Wollongong unable to get across the border. NSW buyers were also unable to walk the pristine waterfront site of Serenity as they completed more than $30 million in sales. So the developers have reserved a section of an upcoming land release to be available exclusively to NSW buyers when the borders reopen. We are proud that our media initiatives have assisted these clients gain exposure that aligns with their marketing objectives. We look forward to providing market news and insights into the future and thank the team at Cove for their fantastic product and the opportunity to be a part of their team.

IMPERIAL COMMUNITY
First stage of multi-billion dollar Gold Coast project launched.
THE FIRST STAGE of the much-anticipated $2.3 billion Imperial Square master-planned community has been unveiled to the market – offering early birds the opportunity to take a stake in what will ultimately become the new cosmopolitan heart of Southport. The debut release of Regal Residences will comprise 18 levels offering 145 luxury apartments including two rooftop penthouses, and a four and a half star hotel with 200 suites. The project is being undertaken by seasoned developer Azzura which has helped shape the Gold Coast skyline for more than 30 years and developed in excess of 2,600 residential properties. The wraps were taken off Regal Residences in late June with the unveiling of a spectacular new on-site sales display that includes a fully furnished two-bedroom, two-bathroom apartment. “We are absolutely delighted to be creating a project that has been the subject of meticulous

planning and design for more than three years,” said Azzura’s CEO Mr Robert Badalotti. “Imperial Square has been designed to become the new cosmopolitan heart of the Gold Coast’s CBD and the dream we have had as a company for many years is about to come to life.” Ensuing stages will include the jewel in the crown, known as The Majesty, rising to 108 levels, ranking it Australia’s tallest residential building. Regal Residences offers a combination of one, two and three-bedroom apartments priced from $349,000. When completed, Regal Residences will include commercial and business spaces, atrium bar and restaurants, and luxury amenities such as gymnasiums, spas, an executive lounge and infinity edge pool with spectacular views of the Gold Coast. “As the first stage, Regal Residences will set the bar for what’s to come, and that is a development that we believe will drive an
economic and social renaissance for Southport, and the Gold Coast more broadly,” said Mr Badalotti. “This is where it all begins and we’re proud to be a part of one of the most significant urban renewal projects in the city’s history.” Regal Residences will take shape on a highprofile 1.34ha site bounded by Ferry Road and Meron Street, strategically positioned to support one of the Gold Coast largest employment hubs. The site is currently occupied by Azzura’s highly active Mercato on Ferry retailcommercial development. Construction is expected to commence in coming months. The project’s sales and marketing director, Julian Sutherland, said Regal Residences would appeal to downsizers, owner occupiers and first home buyers who may be able to take advantage of the federal government’s new stimulus packages.
“Potentially some first home buyers will be receiving up to $40,000 worth of incentives – or in some cases more than 10 per cent of the property’s value – with prices starting at $349,000,” said Mr Sutherland. “Starting at $5,000 per square metre, these apartments represent extraordinary value to owner occupiers and first home buyers because of the incredible fixtures, finishes and facilities. “Regal Residences is strategically positioned to capitalise on the jobs that are being created in and around the Southport precinct, and the master plan for this site has been thoughtfully designed to cater for future growth prospects which are enormous as the city continues to integrate with Asia as a key tourism and education hub.” The site is just a short walk to two of four light rail stations in Southport, and uniquely positioned to capitalise on the sophisticated public transport network that connects Southport CBD to the nearby Gold Coast Health and Knowledge
Precinct, home to Gold Coast University Hospital, Gold Coast Private Hospital and Griffith University. Such an undertaking can only be undertaken by a company with the level of experience and the record of project delivery Azzura holds. Since 1989, the award-winning company and its founder Robert Badalotti, have completed an impressive portfolio of projects that have defined urban landscapes from the northern Gold Coast to northern NSW. Over the years, Azzura has been recognised for its leadership in design, innovation and sustainability and has secured multiple awards for excellence in design, including an Urban Design Award for its Mantra Wings Resort in Surfers Paradise. Azzura is also behind the Wyndham hotel in Surfers Paradise which was completed amidst the GFC. The hotel is ranked among the international holiday group’s most prestigious hotel assets.
“Our aim is to create landmarks where people want to live, work and play in a sustainable environment that accentuates the magnificence of the Gold Coast which truly is one of the world’s most unique and beautiful cities,” Mr Badolotti said. NORTHERN SERENITY $30 million in sales achieved at new waterfront community. SERENITY 4212, a $650 million residential community on the Gold Coast’s North Shore, has tapped into extraordinary demand for waterfront land, amassing more than $30 million in sales despite being launched during the coronavirus restrictions. In a tell-tale sign of a critical shortage of waterfront land in the city, 40 per cent of the 98 lots in the community’s first stage release were sold between April and June. Serenity 4212, being developed in a joint venture between Brisbane-based developers Keylin Group and Kinstone, is set to become the final masterplanned waterfront community on the northern Gold Coast. The project is located on a stunning site surrounded by water – with north facing views over Lake Serenity and south to the internationally protected Coombabah wetlands. Tony Ashwin, Director of Ashwin Property who is marketing the project, said he was delighted with the sales rate, particularly in light of the pandemic. “In some ways we’re not surprised because people on the northern Gold Coast were
aware this amazing project was coming and equally aware of the critical shortage of land,” said Mr Ashwin. Construction on the $650 million private, gated community commenced in April with a major civil works program and upgrades to major parklands within the community. More than 1200 inquiries were received prior to Serenity 4212’s release to market. Additional land releases as well as a collection of 60 four-bedroom, two garage townhouses will be launched soon. Serenity 4212 offers a wide range of housing lots, with reserve and waterview land ranging from 500sqm to 1061sqm, as well as absolute waterfront land up to 1326sqm on offer. Lots are available between $489,000 and $1,290,000. Mr Ashwin said Serenity offers impeccable value for money due to the project’s pristine and untouched location and size of land lots available. Serenity’s smallest land lots are larger than the Gold Coast’s average of 420sqm. Three waterfront parks will also feature within the gated estate and only 15ha of the 65ha site
will be developed, offering ample outdoor spaces for residents. The waterways in the heart of the community back onto the Coomera River and broader Hope Island marine and leisure precinct, providing residents with direct access to the Gold Coast’s waterways. The project is being designed by Form Landscape Architects who have a record of delivering world-class projects across South East Queensland, and BDA Architecture, who have a key focus on quality, environmental awareness and innovation. Serenity 4212 is on track for first land settlements to take place in December. Located on the eastern side of Helensvale, bordering Hope Island, the waterfront community is ideally located just 10 minutes from a range of retail facilities including the Hope Island Market Place, Westfield Helensvale and the Harbour Town Premium Outlets. TIMELESS TERRACE
Breathing new life into St Andrews Terrace.
ST ANDREWS TERRACE is one of the most iconic addresses in Sanctuary Cove, however, with the complex now over 30-years-old many of the apartments are looking a little dated. Enter Pietro Alfieri, an up and coming developer who grew up in the area and has spent the past five years honing his skills in Melbourne. “I’d worked on everything from high-end uber luxury builds to smaller townhouse projects so when I moved back to the Gold Coast I wanted to take what I’d learnt and apply it to my own projects,” says Pietro. “What really surprised me was that there was an opportunity here on St Andrews terrace. “I knew the value it had and that there was the potential to create further value by updating it,

by regentrifying it, by giving it a fresh look and that far outweighed other areas of the Gold Coast. “For me, this was a rare opportunity to live the Sanctuary Cove lifestyle without having to sacrifice the style or finishes you would find in a multi-million-dollar house.” Having purchased the ground-floor apartment in its original condition, Pietro set about giving the entire space a complete refresh. “The unit was dated but very well maintained so we retained the original 2 bedroom plus study layout as I feel that gives a lot of options to potential buyers.” Having stripped it back to the slab, Pietro handpicked all the finishes, tiles, furnishings and fixtures.
The result is a calm, well thought- out space, that draws inspiration from its heritage and its location. “I’m not an interior designer but I think the key element was keeping it neutral and letting the surroundings of Sanctuary Cove be the feature,” Pietro explains. “The lush green golf course, the lakes, the trees, the boulevard entrance … they are all very aesthetically pleasing so I chose simple, elegant finishes that are very liveable.” Bringing the apartment into the 21st century was a major part of the project. “The entire apartment is smart home automated,” says Pietro. “Everything from the lights to the blinds are voice control activated.
“It’s still very traditional but has features that will appeal to the younger generation.” For Pietro, this was a breakout project, both personally and professionally. “Sanctuary Cove is our roots … it’s where we begin and where we will always return to,” he says. “Two things stood out for me … one is the regentrification of St Andrews Terrace, and Sanctuary Cove as a whole, and bringing a new light to some of the older, heritage properties here. “The second is that my company, Kodev Group, are looking to extend the timelessness of those properties. “St Andrews Terrace is really where the story begins, so we wanted to work in a way that’s not polarising and that plays on the luxury and the community without having to go to the uber-end of the market. “This is home that offers a very unique way of living in Sanctuary Cove.” The son of well-known local restaurateurs Max and Amanda Alfieri, Pietro admits he has learnt many lessons from his parents. “Watching my mother and father and the way they operate has shown me that offering great service and a memorable experience keeps clientele coming back again, again. “I apply those same principles to my business … but instead of pasta, it’s property.”

FINANCIAL FOCUS
Robert Sedley Koschel, Group Managing Director Sedley Koschel Financial Group, breaks down the current superannuation and investment uncertainty.
LET ME ASK YOU A QUESTION – Are you OK? That is what I have been asking our clients at Sedley Koschel since February 2020 after Australia’s first cases of Coronavirus were recorded. The first few weeks of February and most of March were back to the future for a lot of our long-term clients. The mostly wealthy Baby Boomers had been through a sharp market downturn before, in 2008, and now they were facing a trip down memory lane. This time I hoped they knew what to expect, and this time it was different – I also had the Generation X’s and Y’s on the phone and some Millennials. While our office location and some of our team may have changed, the Sedley Koschel client value proposition has remained the same.

Our message was “We are here. We have been here for a long time. We have been through this before and we will be here to help for years to come.” “At times like these we can help you navigate your way through the Superannuation and Investment storm.” And that is what we did. I, myself, was on the phone constantly for the three weeks that the market was in freefall. Yes, there were times when I must admit, I was not sure what was going to happen. But I knew that if we kept up the communication and market updates than at least our clients would be assured they had the right information to make the best decisions during the crisis. It must have worked, because all through the Coronavirus outbreak not one of our clients
exited their portfolios or rebalanced their Superannuation or Investment holdings. One of the strategies that we had been following leading up to the crash was to take profits regularly from client portfolios and transfer that money into less risky investments. There are lots of do-it-yourself investors who tried to time the market during this period. There have been some spectacular winners but a lot of losers trying to pick the market. Who would have thought that after our stock market being down as much as 38.8 per cent in April 2020 would have recovered around 20 per cent to where we are currently? You hear a lot about short-term success stories right now, however, there really is no empirical research that can prove outperformance over the long-term from timing entry and exit into the stock market. Most simply get it wrong – period.
At this time and in these volatile markets, wealth transfers from those that are prepared to take a long-term investment timeframe from those that are not. The markets are very efficient at rewarding a long-term diversified and structured investment plan. You must ask yourself, are you a speculator at this time, or an investor? At Sedley Koschel we tone down the Investment market ‘NOISE’ for our clients and refocus them on what they are really trying to achieve in the long run, not what is happening today, tomorrow, or next week. We then measure and demonstrate value by showing achievement. One thing I will say, is that the efficient frontier for retirement returns has changed. You are probably asking, ‘what is he talking about?’. Well, one thing is for sure in a zero or lowinterest rate environment (like now), it has been proven that investing into safe harbour assets like cash and fixed interest is a guarantee for failure, i.e. not meeting your retirement goals over time. What I try to tell my clients is that if you can handle the volatility of a balanced or growth portfolio, history has proven that your retirement savings will last a lot longer over the medium to long-term.
In fact, the performance of the ASX 200 from January 1982 to December 2019 was a compound return of 11.12 per cent. Investors forget that over that time we have had the ‘87 stock market crash, the Sept 11 terrorist attacks, the Global Financial Crisis, SARS, Dengue Fever, Avian Flu, Cholera Outbreak, MERS, EBOLA, ZIKA (source Morningstar direct data as at 31 December 2019). It is important to remember that this is not personal advice – for that, come and see us.
SEDLEY KOSCHEL FINANCIAL GROUP Sedley Koschel started in 1973 in the Runaway Bay Shopping Centre in a firm called Mattners Accountants – the name has changed a few times from Mattners to Koschel Mattner and now Sedley Koschel. However, the value proposition is still the same, to provide holistic best interest advice to very important people and families and to do it for the long-term.
