We also get up close with the animals at Jamala Wildlife Lodge, preview the new Silversea cruise itineraries and invite you to unwind at Brisbane’s Calile Hotel. And if all this is too confusing, our friends at Cove Travel are on hand to guide you through your holiday options. For a touch of pure escapism, our celebrity interview is with none other than James Bond … or at least the actor who played him in two feature films. Now in his 70s, Timothy Dalton is still winning fans with his portrayal of Niles ‘Chief’ Caulder in the superhero series Doom Patrol. And, in addition to the regular insider information and market updates in the Property Preview section, we now have a new Kollosche ‘mini-mag’, showcasing 40 pages of luxury real estate. Finally, to complete the travel dream, we are going back to the Emporium and giving one reader the chance to win a ‘simply exquisite’ Brisbane staycation. Details are on page 18.

Ferrari is taking Australian orders for its beautiful new Roma coupe, which will have a list price just less than $410,000 when deliveries start in the first half of 2021. The Roma shares its front-mounted V8 layout with the Portofino hardtop-convertible, but has completely different styling reminiscent of 60s classics such as the shark-nose Lusso. Ferrari expects many buyers will be first-time owners of the Italian thoroughbred, tempted by a 456 kW buyers motor and 320 kmh top speed.

BEYOND

BOND Perhaps best known for playing the legendary James Bond, Timothy Dalton is back on screen in the TV superhero series Doom Patrol.

13 -15 NOV 2020 WORDS HELEN BROWN / THE INDEPENDENT / THE INTERVIEW PEOPLE

Whet your appetite for the boating lifestyle at the Sanctuary Cove Boating Festival.

FORMER 007, Timothy Dalton, is still going strong on television, most recently in superhero series Doom Patrol. The actor has a laugh like a pantomime villain. Rich, deep and playfully thespy, it booms from our Zoom chat as his press team asks me to pivot my camera away from a nice blank wall towards a pile of unwashed laundry, to improve the lighting. The laughter erupts again when he spots my broken hoover. I’m rewarded with a third, expansive peal when I tell the 74-yearold actor that my 10-year-old son – eavesdropping from the hall earlier as I watched the delectably surreal but 18-rated series Doom Patrol – said of Dalton’s performance as Niles ‘Chief’ Caulder: “His voice is a massive spoiler. I mean, the posh English guy in an American action thing? You just know he’s going to turn out to be a baddie. Even if he’s a good guy for now.” “Good for your son,” Dalton chuckles. “After I shot my very first scene for the show, a crew member said, ‘I wouldn’t trust you an inch’. But it’s essential to play the bad guy as a joy to watch. You have to give him a twinkle.” Best known for playing a brooding, burnt-out James Bond during the franchise’s commercial decline in the 1980s, Dalton has certainly sprinkled a compelling twinkle over every role, from his film debut as Philip II of France in The Lion in Winter (1968) to his voicing of Mr Pricklepants in Toy Story 3 and his compelling turn as the manipulative Sir Malcolm in Showtime series Penny Dreadful (2014-2016). Aimed at fans of films like Deadpool, Doom Patrol is one of the most stylish and witty comic book series on TV at the moment. While it comes slathered in layers of pantomime – including a snarky, fourth wall-busting narrator sneering ‘more superheroes on TV, just what the world needs’ – the show’s real power lies in the emotional credibility and complexity of its characters. >>

It constantly teases viewers with the absurd idea of goodies and baddies, while giving each character a turn flexing the powers of good and evil within themselves. The show is based on the cult comic books created by Arnold Drake and Bob Haney for DC Comics in 1963 and made trippier by Grant Morrison in the 1980s. It’s about a motley crew of superpowered misfits, including a glamorous 1950s movie star, a gay test pilot , a cyborg, a brain in a robot and a rebel chick with 64 different personalities. Operating as a dysfunctional family, these traumatised characters live together in a dilapidated mansion under the quasi-parental care of Dalton’s wheelchair-using scientist, Niles Caulder. A murky character, Caulder rolls in and out of low-lit flashbacks throughout season one. He gets much more screen time in season two, which Dalton describes as ‘emotionally richer, stranger and more profoundly human’ than the first series. When it comes to discussing his own complex humanity, Dalton is a cagier – if unfailingly courteous – interviewee. A conversation about his own interest in comics (he hasn’t read any since flipping through

22 covemagazine.com.au

The Dandy and Beano, aged seven) leads me to ask what kind of a child he was. “I don’t examine what kind of child I was,” he splutters. Then he briskly assures me: “I was a normal child. I was into sports, I was quite intelligent, I grew up to be an actor.” Although actors are not always normal, they are, he tells me, less likely to experience the same weird lockdown dreams as the rest of us. Because they live in a fantasy world, they dream more of reality. “Even if you’ve rented a nice house or a nice hotel while you work it’s not yours,” he says. “The pictures aren’t yours. Your books are not around you. You go to work in the dark. Your colleagues are all wearing somebody else’s clothes, pretending to be somebody else and so are you. “It all ends 18 hours later and you come home in the dark and get something to eat. “Then you start having dreams about your history and you go a bit bonkers, a bit potty, a bit crazy.” Details about Dalton’s past are sketchy. I look online and the internet tells me he was born in Wales and raised in Derbyshire.

His mother was (perhaps) American and his father (possibly) was in the Special Operations Executive during the Second World War before moving into advertising. Young Dalton went to Rada aged 16 and quickly got his stage start with the Birmingham Rep, where Brit greats Paul Scofield, Derek Jacobi and Albert Finney also got their starts. But this may not all be true. Timothy tells me that, after a brief period of being ‘niggled’ by the ‘totally ridiculous, utter drivel’ that passes for his biography on Wikipedia, he has been able to see ‘this wall of lies protects me, in a way, but it is also disrespectful of a life’. “The place where I lived was wrong, the fact I’d been in the air force was wrong. Although it is true that I learned to fly, back when I was at school,” he softens. “I mean, you have to remember that I was at school during the Cold War. “We had to dress up in khakis and heavy boots half an hour a week and pretend we were soldiers.” When he was 17, there was a competition in which you could win a guaranteed role as an officer in the RAF and be taught how to fly. “I had no interest in being an officer but I did want to fly,” he says. >>

FEATURE He won it and was sent to an airfield in Skegness. “I was taught to fly by an ex Battle of Britain Spitfire pilot. It was the most wonderful experience, being free in three dimensions. Such joy and excitement … I’m not sure how much of that I took into my career but it taught me to take leaps into new worlds, new areas of yourself, which is what acting’s about. “But I think I’ve always had that in me. I’ve always looked for a challenge, for something new,” he says. Dalton says his craving for ever-changing horizons has been met by modern TV, which has seen him relish a leading role in Penny Dreadful as well as Doom Patrol. “In film and theatre, you always know where you’re going. You know the ending. “In TV, the writers are always changing their minds as it goes on. “You work, you discover, you work … step by step. “You go down blind alleys, you have awful moments waking at 3am, but it’s an exhilarating journey as things come together. “With Caulder, if I had known he would start being really bad in a few hours’ time, then I could have started being really nice at the beginning. “You could lead people… you know?” Before our call, I have been warned not to ask about Dalton’s personal life (including marriages to English actor Vanessa Redgrave from 1971 to 1986 and Russian singer-songwriter Oksana Grigorieva from 1995 to 2003) or his role as James Bond in The Living Daylights (1987) and Licence to Kill (1989). I’ve no wish to pry into his love life but it’s frustrating to be barred from discussing his Bond. Though unfairly dismissed at the time – one critic felt that he lacked ‘the manliness or the charm’ of his predecessors; Roger Ebert said Dalton had failed to understand that Bond was supposed to be ‘preposterous’ – his performance has recently been reappraised. It’s even harder to resist bringing up 007 when he tells me he’s been reading Graham Greene’s 1978 spy thriller, The Human Factor, during a ‘nightmare’ lockdown. I’m among the fans who admired Dalton’s portrayal of the spy as a dark, damaged character. I’ve never liked the ‘Carry On Spying’ of Roger Moore and Sean Connery … all that winking and sex and death. I preferred Dalton’s decision to go back to Fleming’s books and see Bond as a pretty difficult character, not a national treasure, one who killed for money and treated women like pretty, disposable gadgets. Dalton has form with wounded heroes and the unquiet ghosts – dark but relatable – of previous roles blow through his portrayal of Niles Caulder.

24 covemagazine.com.au

“On one level you could call him an absolutely ruthless, self-serving individual,” he says. “But then, whatever he’s done, he does love these people. I mean, on another level, he loves them because he made them. “And you have to remember that he might also say terrible things to deflect the bad guys. “He loves his terribly, terribly dangerous daughter. He loves her enough to give up what you see he gives up in the second series.” Other actors on the show have praised Dalton’s professionalism and commitment. I ask Dalton what drives him to work until 3am and book his own Uber cabs long after his colleagues are soaking up their beauty sleep. “We have to preserve the child in ourselves,” he says. “We have to preserve the innocence and work well. I always have anxieties. I always worry about getting it right.” But can’t he relax now? Doom Patrol has a 96 per cent rating on Rotten Tomatoes. He’s had great reviews. “Have I? Had good reviews?” He looks genuinely surprised. I tell him he’s reaching a whole new generation with Doom Patrol and over 12,000 people have liked the YouTube video of his best scene (the spectral waltz) in Penny Dreadful. “Wow. I’m sitting in my little office in LA and I hear that and … well … wow.” With Doom Patrol, Dalton says, ‘acting becomes a playground of the imagination’. “You can go as far as the mind chooses to go. There is such freedom …” So if he could pick a superpower, what would he choose? He looks bored and says: ‘Insight’. But, amusingly, the former 007 brightens up as he gazes back over my shoulder. “Really,” he twinkles, “I’m thinking I should throw some clothes into the machine or help fix that hoover... I mean, I can always do a bit of hoovering.”

REL A X RECHARGE REJUVENATE For all hair and beauty services in the one location.

AS WE MOVE into a dynamic new phase with the magazine – building live video content into our digital editions to enable deeper storytelling and more connection with our audience – we are very pleased to welcome on board our new Cove magazine ambassador and CoveTV presenter, Brooke Lowther. During her 18 years in the media industry, Brooke’s roles have taken her from the anchor desks of local and international news broadcasts to hosting breakfast radio, driving fast cars, jumping off buildings, skiing down slopes and cage diving with great white sharks. She has also interviewed Olympic medallists at the London Games, kicked goals with AFL players, danced with Hugh Jackman and walked in parades for Victoria Secret and Calvin Klein. To kickstart her involvement with Cove, we took Brooke to the 21st floor of Brisbane’s Emporium Hotel South Bank for a fashion shoot. Showcasing a selection of fabulous, new season styles from Max Mara, including the gorgeous taffeta trench coat on the cover and, my personal favourite, the cotton denim dress from the S'MM collection, these looks would be equally at home on a luxury cruise ship or in the finest restaurant. Hardy Brothers kindly supplied a selection of beautiful jewellery, with a focus on pink pieces to mark Brooke’s other role as a National Breast Cancer Foundation ambassador. The star of the show was definitely the gorgeous pink tourmaline necklace, which was personally delivered by Hardy Brothers Brand Manager Alexander Bishop. With talented photographer Conrad Taylor behind the camera, and the Brisbane skyline in the background, these shots capture Brooke’s charm and grace, while perfectly reflecting the Luxurious Escapes theme of this edition. >>

ACCORDING TO WIKIPEDIA, ‘travel is the movement of people between distant geographical locations. Travel can be done by foot, bicycle, automobile, train, boat, bus, airplane, ship or other means, with or without luggage, and can be one way or round trip’. Given the current restrictions, our travel options have been severely limited of late, but that doesn’t mean there aren’t adventures to be had. Here in Queensland we are already allowed to travel freely within the state … and we are blessed

with gorgeous weather, beautiful scenery and access to some of the most amazing experiences on the planet. You can jump on a plane and head up to the world-famous Whitsundays; you can get in your car and follow the food trail though the Scenic Rim; and you can venture closer to home and book a staycation in a luxurious Brisbane hotel. Of course, the border situation is certainly going to ease in the not too distant future, so now may be the perfect time to start planning your next interstate or international holiday.

Will that be a relaxing vacation at a high-end tropical resort? Or a family road trip, complete with exotic animal encounters? Maybe, an island getaway? A round-the-world cruise? A rejuvenating retreat? Are you going alone, taking the kids or just spending time as a couple? The options really are endless … what will you choose?

WELL TRAVELLED

ISLAND INDULGENCE InterContinental Hayman Island Resort offers a holiday of unparalleled luxury and magic moments. WORDS ANGELA ORAM WE WERE LOOKING for a getaway to recharge the batteries, be close to nature and spoil ourselves a little. Nestled in the heart of the Great Barrier Reef, InterContinental Hayman Island Resort was a perfect choice. The indulgence begins as soon as you step off the plane on Hamilton Island. From here, you can make your way to Hayman Island by luxury boat, private helicopter or private yacht. We took in the sites of the Whitsundays aboard the boat transfer and enjoyed sparkling wine, prawns and meeting a few other guests while lounging in style on board. Hayman Island truly is heaven on earth, with breathtaking views around every corner and wildlife right on your doorstep. The island is 8 kilometres in circumference with bushwalking tracks connecting guests to secluded coves, stretches of white sand and beautiful clifftop views. We were excited to learn that as part of ‘My concierge program’ a sunset hike had been arranged for our first afternoon on the island. A scenic 20-minute walk takes you to the western side of the island where you can watch the sun slowly fall into the ocean, a must-do start to your stay.

44 covemagazine.com.au

– Issue 80

There are five unique dining options available on the island. Pacific, the resort's signature restaurant and bar, features some of the best Queensland and Australian food. Amici is Hayman’s little slice of Italy, where you can share woodfired pizza, handmade pasta and tasty sharing plates. Hanging by the infinity pool and feeling a little peckish? Fun and feisty Bam Bam serves up zesty Pan-Asian food infused with an Australian twist or Aqua, positioned on the edge of Hayman Pool can set you up with a salad bowl or share plate. For a truly romantic experience, private dining experiences can be arranged. The exclusive cabanas beside Hayman Pool are an ideal location, or you could try dining on the beach under the stars. We couldn’t resist the steamed snapper fillet at Pacific and it didn’t disappoint. There is nothing quite like the lapping sound of the ocean on the beach at night and dining within metres of the water was the perfect end to our first day. Guided hiking and snorkelling tours, access to the recreational centre where you can play tennis, squash or basketball, kayaking, pedalboard tours and daily fish feeding will keep you busy on the island.

A bespoke collection of experiences with partners Ocean Dynamics and Helireef are available to resort guests who want to add to their magic moments list. Jet ski tours, private yacht charters or a unique seaplane adventure will provide plenty of insta worthy shots. A visit to Whitehaven Beach is a must for any traveller to the Whitsundays. A memorable 15-minute helicopter flight from Hayman Island and you can be digging your toes into the impossibly white silica of this awardwinning stretch of sand. We decided to tick a few experiences off our bucket list and took in the sites of the Great Barrier Reef from the air. Taking a helicopter flight to the outer Great Barrier Reef, snorkelling the reef then circling the amazing heart reef before heading back to the island was truly special. Plus, another amazing sunset had been added to our memories. This experience was seamless and highlighted that customer experience is a top priority for the Hayman staff and their partners. Our pilot was knowledgeable, a great mediator – tip, always decide who gets the front seat before approaching the helicopter – and he brought sparkling wine.

You could be forgiven for throwing all good intentions of hikes, Pilates classes, tours and beach walks to the wind and spending your days enjoying the stylish accommodation. There are 168 beautifully-appointed rooms across three distinct wings. The landscaping is fabulous and provides beautiful private relaxation areas throughout the resort. We enjoyed our stay in a one-bedroom suite with direct access to Hayman Pool. The room was large and luxurious, and for a couple who enjoy outdoor living like we do, it was perfect. Morning coffee on the deck overlooking the pool and beach was an invigorating way to start the day. For those travelling with family or friends the Hayman Beach House, situated steps from the sand in the beach wing, is ideal. All three bedrooms feature superior design, master ensuite, a private pool for each room and unobstructed views of the Coral Sea. No getaway is complete without a relaxing treatment and Hayman Spa is not one to miss. Delve into soothing massages and revitalising clay wraps within one of the 11 treatment rooms before sinking into Spa Oasis’s plunge pool and sauna. An elevated natural experience, Sodashi takes a holistic approach to beauty that transcends skincare, a total experience that works to nurture the mind, body and spirit. Award-winning hairstylist Cherie Falco runs The Hair Salon, where your hair will be perfectly pampered using Kevin Murphy's eco-friendly products. Hayman Island is committed to sustainability and a number of these initiatives can be seen throughout the resort. When you arrive you will receive a complimentary refillable water bottle, with filter stations scattered throughout the resort. We are Feel Good Inc. sunscreen is void of the ingredients that damage the world's reef ecosystem and is also available on the island. There are iPads in each room with resort information to limit paper usage, and a sand crusher has been installed to crush glass bottles to be used on the gardens. With direct flights from Brisbane to Hamilton Island daily, you can be sitting on the beach at InterContinental Hayman Island Resort, sipping a signature cocktail in a few short hours. Best to book a few return flights, I can guarantee once you visit Hayman Island you’ll be adding it to your annual holiday list, it truly is heaven on earth. Issue 80 – covemagazine.com.au

A PIECE OF PARADISE Heron Island – discovering the hidden gem of the Great Barrier Reef.

46 covemagazine.com.au

– Issue 80

WORDS STEVE HUNT PHOTOGRAPHY TONY SCOTT “IT’S LIKE A CRYSTAL-CLEAR fish tank, with no barriers,” exclaims general manager Andreas Supper as he tries to explain the natural wonders hidden beneath the surface at one of the Great Barrier Reef’s often overlooked and supremely under-rated resorts, Heron island. “We have been overshadowed by Cairns and the Whitsundays for many years, but those who know Heron Island know the great secrets that lie beneath. “They want to keep it a secret, but sadly as a business we can’t keep the secret.” And with the Covid lockdowns, Andreas says it’s Queenslanders who are discovering, or re-discovering, this magical piece of paradise 80 kilometres northwest of the mainland port town of Gladstone. “It’s a great place to social distance and immerse yourself with probably the most diverse array of wildlife – both above and below the reef – that the Great Barrier Reef has to offer,” Andreas suggests. Blessed with manta rays, humpback whales, turtles, including the critically endangered Hawk’s Bill and Loggerhead turtles, this tropical wonderland can be observed and enjoyed by a mere novice snorkelling straight off the beach, or the intrepid diving adventurer looking for the path less travelled. “The topography of the island and the reef is such that you can simply snorkel in, snorkel out, if you wish,” says Andreas. “For the more sophisticated and adventurous, we offer a stunning dive and snorkel experience at locations surrounding the outer edges of the reef that are simply world class. “And unlike much of the Great Barrier Reef there are no stingers – all year round – because we are 80 kilometres off the mainland. “There is nothing here that is a natural danger to our swimmers, snorkellers and divers and this is becoming increasingly comforting for our visitors.” David Attenborough knows about Heron Island and once labelled the location of the Southern Great Barrier Reef as ‘my favourite place on earth’. Only recently, Chris Hemsworth headed to nearby Wilson Island – another hidden gem – while undertaking a documentary with National Geographic. So, why such attention from those who seek a pristine, untouched location? “It really is one of the best kept secrets in Queensland,” says Andreas, who with more than 30 years’ experience in the tourism industry was headhunted by the resort’s owners, the Canadian-based Aldesta Group, earlier this year to navigate Heron through the next phase of the resort’s long history. Aldesta purchased Heron and Wilson islands in 2017. “I had only just begun when we were hit with the pandemic, so it has been a very challenging period for us,” says Andreas. “But with the Queensland borders closed for much of it, we have had an upsurge in Queenslanders coming back to the island or visiting for the first time. “Our occupancies have been very strong, and the shared experiences word of mouth from our visitors has arguably been our most powerful marketing tool during what has been a very challenging time for the tourism industry.” The under-rated nature of the marine wonderland that is Heron Island may well have something to do with its name – a misnomer to say the least. It was first discovered in 1843, when Francis Blackwood on the H.M.S Fry observed thousands of herons using the island as a breeding ground. >>

What they were in fact, were eastern reef egrets, one of many species of local and migratory birds that make up the stunning array of birdlife that migrate or reside on the island throughout the seasons. These include stunning white-bellied sea eagles, the brown booby, pied oyster catchers, the sacred kingfisher, banded rail, silver gulls, silver eyes and noddy terns that perform a masterful display every dawn and dusk, flying out in a fascinating formation resembling a busy airport runway. The island has a resident marine biologist and master reef guide, Rachael Jones, who steps guests through all things great and small on or surrounding the island. It is no wonder that Heron Island is the location of a world class research and testing station operated by the University of Queensland. answer questions from guests about the region’s natural wonders, not least the magnificent turtle hatching procession that takes place early every year beginning in January. As is Andreas – whose friendly nature is befitting of a resort that proudly refuses to exude the exclusivity of other Queensland resorts. “We are proudly down-to-earth,” says Andreas, a seemingly omnipresent figure on the island who can be seen greeting and farewelling guests as they arrive and depart the resort, and cooking and cleaning in the restaurant and kitchen during breakfast and dinner, while fulfilling his many other management tasks that lead to the successful operations of running a resort island. “The natural wonderland that people experience here speaks for itself,” says Andreas. “Because of the magnificence of the natural beauty surrounding the island, we don’t need to dress it up.

“Our role is to facilitate and ensure that our guest experience is one that is consistent with the world class natural asset that abounds in our midst. “There is not much else for us to do when customers see a manta ray gliding past them on a dive or snorkel excursion, or swim off the beach into a group of turtles or a sea of tropical fish in water with unbelievable visibility. “It’s the best fish tank I’ve ever seen, and I’ve been all around the world. “In six months I have discovered why people like David Attenborough and organisations like National Geographic frequently visit the island. “And why the secret of Heron Island won’t be a secret for too long.”

Michael and his team at Kollosche consistently have the largest share of prestige residential property transactions on the Gold Coast, dominating this top-end sector of the market. “At Kollosche, we have an uncompromising dedication to providing comprehensive real estate services for the prestige sector,” Michael says. “We focus on high end, prestige property sales and our team of experts understand that properties of this calibre require a bespoke viewpoint, which is how we deliver the premium results that we are known for.” Michael’s

marketing, personalised client liaison and elite negotiation skills eclipses traditional levels of customer service and creates a seamless experience from the point of listing through to settlement and beyond. “We specialise in locations from the north, such as Sanctuary Cove and Sovereign Islands, with a dominate presence along the beachfront from Main Beach to Palm Beach, and prestige homes along the riverfront in Paradise Waters and Broadbeach Waters, to the northern rivers of NSW. Our business goal is to attract the most experienced agents on the coast and to deliver the best results for our clients,” Michael says.

“At Kollosche, we run an open database model, meaning we share all of our buyer and seller details between our team members and collaborate on deals to ensure we can achieve higher prices for our sellers and give our buyers a more meaningful research experience on their journey.” “We have also just launched a new website which encapsulates the collaboration we strive for with our clients – both buyers and sellers – to partner with them and achieve their real estate dreams.” General Manager Renae Hayek and Sales Manager Luke McPhee work alongside Michael to form a strong leadership team with over 60 years’ experience in real estate and marketing between them. There are 23 senior agents and their associates and administration teams, as well as a marketing division of graphic designers, a social media manager and videographers, to ensure Kollosche delivers a quality experience for their sellers.

Kollosche also employs an in-house Legal Counsel to manage the delicate nature of contracts at this level of the market. The boutique agency also has a growing Project Marketing team, Commercial Sales team, and Property Management team, who focus on the luxury permanent rental market on the Gold Coast. Offering a range of services from innovative marketing campaigns, experienced advice, competent negotiations, and an aptitude to oversee every detail, Kollosche are reliable partners who you can depend on to assist you in achieving your property goals. “When working with our team, you can rest easy knowing that you have the best people in property by your side,” Michael insists. “Kollosche’s strong list of client testimonials and reviews are a testament to the service we offer and the results we achieve.”

Commercial assets, more than ever, are being recognised as the safest place to inject capital by investors and high net worth individuals. It has been a stand out investment in the current economic environment because unlike other asset classes (such as shares and equity markets) it has been protected against volatile swings in value which are linked to consumer confidence and market predictions/projections. Although, like all investment classes, there are certain sectors which are exposed to risk more than others. Investors at a price point between $2,000,000$20,000,000 are showing high levels of interest to properties which have;

• • • •

Multiple tenanted buildings Anchored by strong tenants which have secure covenants, long trading history and personal guarantees Long WALE (Weighted Average Lease Expiries) Prime locations which have high exposure and underlying land and building values.

Adam and Tony Grbcic

The commercial sectors which have shown to be highly sought after during the last few months are Service Stations, Childcare, Medical Specialist Buildings and Industrial Assets. There has also been a high demand for vacant possession properties as there are investors looking to reposition assets and undertake capital works allowing the property to meet market needs and shortages which current landlords may not have the capital to complete themselves. There have also been a variety of changes to the Gold Coast City Plan, which allows those with the means to unlock higher and better uses for many of the vacant properties available. Development Sites are also receiving high volumes of interest (both boutique residential sites and commercial/retail sites) which is driven by favourable lending terms, competitive construction costs and particularly on the Gold Coast due to the population growth and prediction that the Gold Coast will continue to be the relocation destination of choice from the major cities across Australia (Melbourne, Sydney and Brisbane). At Kollosche it has been evident that a large portion of those relocating from interstate are high net worth individuals who are either business owners or retirees, which provides confidence that the growth will be coupled by opportunities and increased consumer spending. With this growth, comes demand for more services and amenities.

WINE CELLAR

FINE VINES A leading light in the wine industry, Brian Croser AO is collector and creator of special vineyards.

WORDS TONY HARPER A WHALE has been quietly resting in an underground cave in South Australia for the past 35 million years. It is, of course, archaeologically significant. But it’s also important because of the hows and whys of its being there – then an ocean, now an ancient sea bed that has become part of the Australian landmass. And more pertinent to us wine-drinking nonarcheologists is the fact that vines have been planted above this once-ocean-floor, their roots reaching down into a limestone-rich sub-terrain. If you do a quick count of the world’s great vineyard regions, limestone features in the best – Bordeaux, Champagne, Burgundy, Chablis, Jerez, pockets of California, our own Limestone Coast, others in varying degrees. There’s a magic, wobbly white line (seen beautifully on a winter shot from Google Earth)

that runs from the southern parts of Burgundy, through Chablis and Champagne, hitting the coast and emerging, triumphantly, at the white cliffs of Dover. It intersects – defines – some of the most important vineyards on the planet. The Whalebone Vineyard, and the whale skeleton below, lies in the Wrattonbully region of South Australia, just a short drive north of Coonawarra. Both regions share the same, rather famous, Terra-Rosa top-soils. And in the Whalebone vineyard the Terra Rosa gives way to that ancient ocean-bed limestone as you dig a little deeper. Taking care, of course, not to disturb the slumbering whale. Whalebone lies, perhaps indirectly, in the hands of Brian Croser AO – a man who, more than any other I have ever met, holds site as sacred.

Renowned in the industry, he is collector and creator of special vineyards. If we rewind the clock a couple of decades, Brian was happily ensconced at Petaluma in the Piccadilly Valley in the Adelaide Hills, on his family property, surrounded by vines he had planted, and content with the world-conquering brand he had built. He also had a Riesling vineyard in the Clare Valley and another planted to Bordeaux varieties (Cabernet Sauvignon, Merlot etc) in the northern reaches of Coonawarra. With the retirement and subsequent passing of Len Evans, Brian Croser became the guiding light for Australian wine. The Petaluma Riesling (late-picked but dry, succulent, intense) was a turnaround for Aussie Riesling. >> Issue 80 – covemagazine.com.au

WINE CELLAR

The stuff from Coonawarra – even the inaugural 1979 with a heap of Shiraz in its DNA – became instant benchmarks; some of the Petaluma Merlots from the Croser era are perhaps the best Australia has yet produced. And the Petaluma Chardonnay from the vineyards surrounding the Croser home – even though it was fighting through the obsession for full-blown oak and butterscotch – remains an icon for its finesse, purity and precision. Somewhere along the track, Croser released the Tiers vineyard Chardonnay and a never quite brilliant Tiers Vineyard Pinot Noir from one of the oldest plots of vines in the region, nestled in his home property in the Piccadilly Valley. In 2001 Lion Nathan (now owned by the Japanese Beer company Kirin) attempted and won a hostile takeover of Petaluma. It was the beginning of the end (which is still sadly lingering) of the once great Petaluma brand, and a clean sheet of paper for Brian Croser. Out of the ashes emerged Tapanappa. Somehow through the corporate shenanigans, Brian Croser retained ownership of the Tiers vineyard plot, midst the rest of the Piccadilly Valley vineyards that went to the new owners. Nice move (half of its crop gets sold to Petaluma each vintage). He then ‘retired’ to a property he owned on the outer, south-western reaches of the Fleurieu Peninsula, to raise lambs and (if by serendipity or cunning only he knows) planted a Pinot Noir

vineyard far removed from even the whisper of another grape vine. He named the vineyard Foggy Hill. In 2002, his daughter and son-in-law bought the Whalebone vineyard, planted some 28 years earlier, and re-jigged it to Croser specs. And with that Tapanappa was born. Then there’s the dynasty ... In a little country called France there is a region – well known for its wines – called Champagne. And in that region, there is a familyowned housed called Bollinger. Yep ... that one. James Bond, the Queen. Xavier Bizot is part of that family, grandnephew to the iconic Madame Lily Bollinger, and – since marrying Brian’s daughter, Lucy, in 2003 – also part of the Croser family. Xavier is a winemaker, and he and Lucy launched their wine brand Terre a Terre with the 2008 vintage. I’m not privy to the politics or fiscal breakup that separates Terre a Terre and Tapanappa, but they are different wine labels owned by different branches of the Croser family. Yet they share some vineyard sources, including the Whalebone vineyard. Let’s just say they are two branches of a family affair. Tapanappa has made two very clear statements: the Tiers vineyard, in the right hands, remains a source for profound Chardonnay – nonetheless the Tapanappa version outstrips the current Petaluma year in, year out.

And the Foggy Hill vineyard proves that South Australia (with Ashton Hills hopefully excusing my generalising) can make PInot Noir on a serious level way beyond the imagining of most South Australian wine producers. Terre a Terre is a different beast that has grown into something marvellous. In the beginning, perhaps, it tried too hard to be making a European product with Australian ingredients. But it has now found a marvellous in-between. Its beautifully rendered, barrel-worked Sauvignon Blanc is one of the most beguiling in the country. Its reds – once good, now brilliant – have that lovely mix of earth and iron, blood and fruit. But it is the vineyard beneath which the whale sleeps that holds my attention, my thrall. And both Tapanappa and Terre a Terre have stakes on that plot of land. Are the Tapanappa reds finer? Perhaps. Are the Terre a Terre less fiddled with, more honest? Again perhaps. But no matter which way your likes and dislikes swing, the wines from both sides of this family affair are marvellous. They sing of place and intent. They are wines made not just to enjoy, but to paint an oral picture of the vineyard from which they came and the stuff, the whale, that hides beneath.

COUNTRY GOODNESS

When we think of a getaway on the Sunshine Coast, there are many attractions in the region worth searching out ... including the quaint rural town of Gympie.

Emilia’s

Farmer & Sun

WORDS & PHOTOGRAPHY MARJ OSBORNE FROM THE GLEAMING SANDS of Fraser Island to the bountiful Mary Valley and the rolling hills of Maleny and Montville, there’s a diversity of beauty, history and cultural activity happening all over the Sunshine Coast, not to mention culinary talent often overlooked. Gympie is a prime example. Ingloriously named after the local Aboriginal word for a stinging tree, ‘gimpi gimpi’, the area became famous for the state’s largest gold discovery in 1867, with the settlement of ‘Gympie’ named the following year. The discovery of gold “…saved Queensland from the worst effects of the 1866 economic depression and provided an important boost during the first 50 years of the State.” (Qld Historical Atlas). The North Coast railway, linking Gympie to Brisbane, was completed in 1891 leading to major growth, with the town serving as a service centre to the surrounding district ever since. Whether you are passing through, visiting family, or staying for a weekend getaway, the historical aspects of Gympie will not disappoint. The site of the first gold discovery was Nash’s Gully, its slopes lined on both sides with prospectors’ tents.

52 covemagazine.com.au

– Issue 80

Now the former gully is Mary Street, home to many historical buildings which sprawl down the hill, marking the middle of town. There’s plenty to fill a few days in Gympie. You can go gold panning at Deep Creek, visit the gold mining and historical museum, follow the Heritage Trail, ride the Mary Valley Rattler steam train, or have a meal in one of the town’s cafés. The town is also famous for the Gympie Muster, a country music festival held annually in August. Three Gympie cafés reveal the diversity of the town; they are firmly rooted in the past while showing us how the town has adapted to change. Emilia’s at the ‘law’ end of Mary Street, adds an international flavour to Gympie’s food scene. The café was founded in 2003 by chef Jodie Giorno and her late husband businessman/ barista Giovanni. Named after Giovanni’s mother, Emilia’s embodies Italian style with its rich colours, velvet lounges and quirky paintings. All of the cakes and slices, panini, tarts and quiches are freshly baked in Jodie's kitchen. There’s also lighter fare such as tacos and salads, some gluten-free. Many locals pop into Emilia’s for cake and coffee – Primo by Noosa’s Puncheur Roaster’s,

a full-bodied blend with notes of butter, caramel, cocoa and cinnamon. Some hold a meeting over lunch while others, like us, are travellers using the café as a quiet elegant stopover. Opening its doors to the public in 2012 – and flourishing ever since – Farmer & Sun brings the surrounding produce into town with its ‘farm to table’ philosophy. Owned and managed by the Waugh family, who have been farming in the region for over 25 years, Farmer & Sun is the result of their enterprise and endeavour. Selling first from the farm gate, then through local markets, then in a fruit and vegetable shop which grew to include specialty grocery items, Farmer & Sun later expanded to include a wholefood café. Comprising two co-joined shopfronts, the venue is decorated with antiques from the Waughs’ own collection. Wheelbarrows, packing boxes and even an old farm truck form part of the display, all part of the message. Although grocery items may be sourced from Australasia, Farmer & Sun’s goal is to supply fresh seasonal produce to the local community at an affordable price.

Provenance (e.g. ‘From our farm’) is noted on much of the fruit and vegetables for sale, ensuring that buyers know that the shop supports over 60 regional farmers, minimises food miles and gives locals the chance to eat produce that has been picked daily, the philosophy mirrored in the café with its hearty wholefood meals. SoMa SoMa is the ‘new kid’ on the block, yet it gives more than a nod to nostalgia with its generous serves and environmental stance. Three years ago, Noosa locals Sandra and John O’Brien purchased an historic building on the top of the hill above the town of Gympie with the thought of restoring it to glory. What it has turned into is much more than that – a trendy café and wine bar specialising in wholefood cuisine and tapas. A chandelier of globes hangs from bed springs, atmospheric paintings form interest points around the room where local craft work is on sale. The place has a comfortable industrial vibe, yet it’s as atmospheric as a film set. Environmentally friendly in its recycling and food choices, SoMa SoMa caters well to a cross-section of diners, with vegetarian, gluten-free and vegan clearly marked on the menu. Food is sourced from local growers, including foraged farm eggs, with the punchy coffee coming from local small batch roaster – Flying West Roasters in Doonan. A different cuisine is featured each week, however the ground level idea is simple: show off local fare with a chef’s tasting plate, and local culinary talent at popup dinner events.

BEAUTIFUL, BABY

Chris Nixon puts the new Aston Martin Vantage through its paces.

Photography Dallas Dogger

IT’S CALLED THE ‘BABY ASTON’, but there’s really nothing childlike about the Aston Martin Vantage. Its brawny, handsome presence could reach out and suck you into its leather-lined cabin. The Vantage is indeed the compact, sporty member of the Aston Martin line-up, though, and because of this – and its relative affordability – has helped significantly to boost the English make’s popularity in the super-performance car world over the past 15 years. This is not Bond’s car. It’s the one for his tearaway little brother, with only two seats, a raucous V8 and a ground-hugging stance. And at $299,950 list plus on-roads, a big wedge less expensive than its stablemates. It’s also roughly comparable with an Audi R8 V10, a Porsche 911 Carrera, Maserati GranTurismo and McLaren 540C at what, believe it or not, is the lower end of the sports car price spectrum. Sports cars are defined by their mechanical layouts – either front-engined, mid-engined, or rear-engined. Those with their engines behind the occupants tend to be the more agile, but traditional frontengined Aston Martins have the edge on looks and practicality in my book. Of course, there’s much, much more to the Vantage than its looks, but crikey, it’s a beautiful machine.

56 covemagazine.com.au

– Issue 80

Yes, beautiful, with its swept-back cabin, long nose, short tail and muscular haunches. Not one bad line to be seen. Form follows function, too, as the manufacturer states the design is primarily about ensuring the bodywork punches cleanly through the air and generates aerodynamic downforce to enhance cornering grip and general stability. This current model, introduced in 2017 to replace the 2005 original, presents a more aggressive take on Aston Martin’s traditional elegance. There’s the familiar slinky profile, but also an enormous, low-set front grille – controversial – that looks like it’s sucking up the tarmac, side vents and, under the tail, a bold, racing-style air diffuser. The only problem I have with the design is the wide expanse of the bonnet, which can make it difficult to precisely locate the front corners. I wouldn’t want to blindly take bark off an expensive 20-inch Aston Martin wheel and Pirelli P Zero tyre, but standard 360-degree cameras are a welcome aid for all low-speed manoeuvring. Narrow winding roads certainly demand extra concentration. Under that bonnet are the eight turbocharged cylinders that make the Vantage’s roaring heart. Since the current model’s introduction, the 4.0 litre engine comes from Mercedes-AMG, now a small shareholder in Aston Martin.

The V8 will be familiar to many, as it’s also used – and highly regarded – in several highperformance Mercedes-Benz models. It produces 375 kiloWatts that fire the 1530 kilogram coupe from rest to 100 kmh in a claimed 3.6 seconds and on to a top speed of 314 kmh. It’s a thrilling powerhouse, without a hint of hesitation when booted and epic sound when the exhausts are opened. Although positioned in front, the engine is fixed well back to help ensure perfect 50:50 weight balance between front and rear. A German ZF-brand eight-speed automatic transmission is attached to the (electronic) differential rather than the engine to further take weight off the nose. This means the Vantage is vice-less when driven fast around corners, the limits being the grip of its very fat 295/35/20 Pirellis and the driver’s skill. Coupes often pose a problem with access via their long doors, but those on the Vantage swing up as well as out, with a light touch, reducing any need for inelegant gymnastics and the risk of carpark dings. Once aboard, you’re in an environment that only a British craf t-manufacturer could create. The leather aroma alone is worth the price of entry.

Everywhere, the trim is exquisitely finished with diamond quilting, fine perforations, pleats and fine hand-stitching. In this league, for extra money, buyers can have the cabin finished any way they like. Other good news is that the interior is spacious for this type of car and there’s generous adjustability of seat and steering wheel for the driver. I wasn’t equipped to apply the golf bag test to the boot, but can verify it will hold two carry-on bags plus odds and ends. The Vantage is easy to drive, blindingly fast when required, supremely comfortable and practical. With a Mercedes powerplant and electronics, reliability and longevity seem assured. That description, except the Mercedes bit, broadly fits all the contenders in this hotly contested showroom segment. But put it up in a $300,000 sports glamour parade and there’s only one winner.

BUILT FOR ADVENTURE Maritimo M55 flybridge motor yacht attracting worldwide interest.

LEADING AUSTRALIAN luxury motor yacht manufacturer, Maritimo, unveiled an exciting addition to their internationally acclaimed M-Series flybridge motor yacht range recently, with a virtual reveal of the revolutionary new M55 flybridge motor yacht. Set for its world premiere early 2021, the model has already attracted worldwide interest with several vessels sold internationally. The new M55 is the latest addition to the iconic flybridge motor yacht series, a series renowned for long range cruising efficiency, build integrity and ocean tested performance, all of which Maritimo’s esteemed legacy has been built upon. “The new M55 long range cruising flybridge motor yacht fuses the latest advancements in motor yacht technology and design with all of the legacy features of the iconic M-Series models past,” said Maritimo Director of Design, Tom Barry-Cotter. BELOW THE SURFACE The new M55 hull is an advanced evolution of Maritimo’s longstanding experience in long range cruising design. The variable deadrise hull with deep keel, sharp bow entry and flattened progression aft has been focused on offshore cruising performance, comfort and stability.

60 covemagazine.com.au

– Issue 80

As with all M-Series models, the foundations of the new M55’s hull design and engineering are centered on direct shaft drive technology. Maritimo has continually developed hull and engineering design specifically for shaft technology, while many others switched between the drive system fads of the era. This focus and dedication to the development of shaft driven technology has positioned Maritimo as world leaders in shaft driven performance and long-range cruising. The direct shaft drives in the M55 will be powered by standard twin Volvo Penta D11670MHP power units with an option of Volvo Penta D13-800MHP or Scania Di13-825MHP power units. “Cruising efficiency and ocean proven dependability, are key to the concept of any long-range motor yacht, and the new M55 is set to be revolutionary in these categories,” said Tom. The hull design and engineering are based around a 9-degree straight shaft drive system which maximises efficiency, reduces draft to an extremely practical 1.4m (4’6”) and neutrally locates weight distribution within the hull. This combination creates a balanced cruising experience that is capable of planing efficiently at all speeds.

The advancements in cruising efficiency are multiplied even further when combined with the M55’s 4550 litre fuel capacity, meaning the M55 will be capable of adventuring further than ever before. The fuel system is comprised of three tanks that are designed to lower the vessel’s centre of gravity and further increase stability. ABOVE THE SURFACE The Maritimo M-Series flybridge motor yacht has long been renowned for catering to a practical boating lifestyle. Features such as the enclosed climate controlled flybridge skylounge, internal flybridge stairs, aft galley, walk-around side decks, and practical deck spaces have set the international standard for motor yacht design. "The M55 flybridge motor yacht showcases the future of flybridge motor yacht design,” said Tom. "The new design has not only integrated all of the iconic M-Series features into the vessel, it has advanced them into an entirely new standard. “Every aspect of the design has been obsessively reflected upon and refined during the design and new product development process, to achieve the func tional solutions, comfort, and living spaces we set out to achieve."

The M55 has reimagined the idea of a practical deck space with its new adventure deck lower cockpit design. This creates an incredible aquasports haven with practical proximity to the water. One step up from the lower cockpit, is the upper cockpit alfresco deck space, with easy access to deep walkthrough side decks. The upper cockpit is fully sheltered by the extended flybridge headliner, providing complete cover for the alfresco area. Maritimo’s iconic aft galley seamlessly connects the upper cockpit deck and the enormous saloon lounging area. Injecting light and air to the saloon and flybridge is the option of Maritimo’s unique two stage vista sliding windows which transform the areas into an indoor/outdoor escape. Graciously veiling the walk around side decks are free flowing wing mouldings which integrate in with the flybridge design to induce more flybridge beam and living space, creating the most spacious flybridge for a motor yacht in the 50-60ft size category. The fully enclosed climate controlled flybridge skylounge space incorporates a pair of distinct flybridge lounging areas, for cruising and relaxing, which can easily convert to additional sleeping berths if required.

Beyond the aft bifold doors is an immense flybridge deck space that can be optioned with further alfresco lounging with full hardtop coverage, opening skylights as well as the option for concealed roll down clears. Below deck the M55 offers three spacious staterooms and two ensuites, with full beam king master stateroom, offset queen forward stateroom and twin single starboard guest stateroom. The lower companionway allocates space for either combination or separate washer and dryer options. “Below decks we have gone to incredible efforts in creating free flowing spaces that best utilise the hull’s volume, maximises height, and minimises the number of steps in the floors and ceilings,” said Tom. "The new M55 brings together the combined skills and expertise of worldclass Maritimo craftsmen and epitomises our corporate culture and unyielding commitment to reaching perfection with every new motoryacht we create." MARITIMO’S MIGHTY FLAGSHIPS Maritimo’s f lagship f lybridge motoryacht models – the M64 and M70 – have surpassed an impressive milestone with over $100 million dollars of sales recorded since the world premiere of the M70 in 2015 and the M64 in 2016. Maritimo's Brand Director and Head of Design, Tom Barry-Cotter, said Maritimo’s flagship flybridge motoryacht models are world renowned for their unmatched straight shaft performance, long range cruising economies, superior engineering and construction quality. "Our owners are boaters who want to use their boats for long range cruising and exploring with extended stays onboard with family and friends," he said. “These vessels provide the ultimate amount of volume and space on three climate-controlled levels, and incredible seakeeping ability, which translates into unrivaled long-range comfort." The latest 2020 edition M70 and M64 flybridge motoryachts come with a range of design refinements including integrated hull side panoramic windows with ports and an optional targa design. The performance and efficiency Maritimo is able to achieve in these models can be attributed to an evolutionary approach to hull design with straight shaft drive propulsion. Another key element to the success of Maritimo’s flagships is simplicity and dependability. The interiors are graced with new master stateroom layouts, mood lighting schemes and the latest bespoke interior materials and finishes. The M70 and M64 floorplan includes a large aft lazarette storage area with standing headroom under the cockpit deck. Both M64 and M70 have enormous rear platform decks with optional hydraulic platforms that are designed with proximity to the water for adventuring and wide range of watersports activities. “The M70 and M64 have set the international standard for long range cruising flybridge motoryachts with tremendous success for Maritimo,” Tom said. “With the new 2020 edition updated models in strong demand, we are excited to welcome more owners to the world’s ultimate long range cruising experience."

ATTENTION BOATIES Sanctuary Cove Boating Festival welcomes marine enthusiasts to the Marine Village.

ORGANISERS of the Sanctuary Cove International Boat Show (SCIBS) will stage an interim festival to support the Australian marine industry. Taking place at the vibrant Marine Village from 13 to 15 November 2020, the Sanctuary Cove Boating Festival aims to whet the appetite of marine enthusiasts ahead of the return of SCIBS in 2021. As Gold Coasters continue to back local businesses and bolster the economy, the Festival will focus on supporting the local marine industry, with South East Queensland brands among those invited to display the latest in boating and fishing. SCIBS General Manager Johan Hasser said while SCIBS will be back better than ever in 2021, the Sanctuary Cove Boating Festival is an important stepping stone to help the local industry get back on its feet. “After a tumultuous year, it is important for us to support the local marine industry with a safe event at a smaller scale,” Mr Hasser said. “Many businesses are doing it tough – whether that’s marine, retail or tourism – and the Sanctuary Cove International Boat Show

has always been a major attraction for intra and interstate visitors to the Gold Coast. “We want to connect marine enthusiasts with the brands they know and love at the Sanctuary Cove Boating Festival, which will be a safe, family-friendly day out celebrating the boating lifestyle synonymous with the region.” The Festival is shaping up to be a bumper event with more 60 prominent marine brands rushing to secure prime positions on water including Riviera, Maritimo, Princess Yachts Australia, Horizon Yachts Australia, Integrity Motor Yachts, Whitehaven Motor Yachts, Beneteau, Clipper Motor Yachts, Fleming Motor Yachts and Cobalt Boats. A host of big names in the fishing and trailer boat segment have also confirmed their attendance, with the likes of Australian Marine Centre, Game and Leisure Boats, Nautique Central, Surf Coast Marine, Whittley Marine Group, Magbay Yachts and Northside Marine on display throughout the vibrant Marine Village. SCIBS Sales & Partnerships Manager Dominic O’Brien said exhibitor interest and bookings have been extremely strong.

“The Festival will feature every segment of the boating lifestyle, with a range of impressive displays from sailing boats, motor yachts, mono and multihulls, to fishing and trailer boats, leisure crafts, and new gear and gadgets.” The free, three-day event will be open to the public, with ticketing and access details to be released closer to the event date, as organisers work closely with health officials to ensure the event complies with COVID-safe practices. “At this stage, sadly no other boat shows will be going ahead in Australia this year,” Mr Hasser said. “We’re confident that the Sanctuary Cove Boating Festival will be an industry leader when it comes to hosting a COVID-safe event across the marine offering. “We’re really looking forward to showcasing our fantastic new Marina and welcoming visitors back into The Marine Village and InterContinental Sanctuary Cove Resort, and the Boating Festival is the perfect opportunity for locals to rediscover Sanctuary Cove.”

APARTMENT

DEPARTMENT

Analysing the cost of our apartment shortage.

64 covemagazine.com.au

– Issue 80

WORDS NICK NICHOLS THE RESERVE BANK OF AUSTRALIA has released new research that reveals the impact of planning restrictions on the cost of apartments in our three largest capitals. The RBA’s research discussion paper, titled The Apartment Shortage, makes for complex reading, but among the key findings is that the impact of restrictions is greatest in inner Sydney where planning constraints have added an average of $450,000 to the cost of apartments. Co-authored by the central bank’s senior research manager Dr Peter Tulip and fellow RBA researcher Keaton Kenner, the study has drawn some criticism of the research methodology from some market watchers. However, Dr Tulip is not unaccustomed to controversy. In 2015, he co-authored another research paper that declared Australian house prices were undervalued by 30 per cent. That analysis was based on the findings at the time that renting was 30 per cent more expensive than owning a home. The latest analysis declares that there is nothing original in its conclusion that planning regulations restrict supply and push apartment prices higher. Instead, the purpose of the research was to quantify the cost by measuring the excess demand for apartments in Sydney, Melbourne and Brisbane. The research finds that planning restrictions in Sydney have increased the cost of apartments by 41 per cent, compared with 16 per cent in Melbourne and just 2 per cent in Brisbane.

“Australian cities face a shortage of apartments; the severity of this shortage can be gauged by the difference between what home buyers will pay for an apartment and what it costs to supply,” the research paper states. It finds regulations that restrict building heights as one of the reasons for the gap in apartment prices between Sydney, Melbourne and Brisbane. “The shortage of apartments is most severe in the inner suburbs of Sydney, where height limits prevent more construction,” the report states. “Over the past decade, we find that the effect of height restrictions has increased substantially in Sydney while remaining moderate in Melbourne. “In Sydney, the effect of restrictions increases strongly as you get closer to the centre of the city. The largest effects – averaging more than $450,000 per apartment in 2011 to 2016 – occur in inner-ring areas like the eastern suburbs, Leichhardt and North Sydney.” The researchers find that these restrictions have led to excess demand for apartments over the past decade increasing ‘substantially’ in Sydney, while they have ‘fluctuated without trend in Melbourne and declined in Brisbane’. As market conditions remain in a state of flux due to COVID-19, most analysts believe there will be some impact on demand due to a shortfall in international migration, particularly for Sydney and Melbourne which rely heavily on this demographic. However, the verdict from the researchers is that the apartment market generally need not be concerned about an oversupply. “Looking forward, population growth is forecast to temporarily fall following the COVID-19 pandemic, reducing the demand for housing,” the report states. “This would reduce the shortage, as we define it, but would not necessarily create an oversupply.”

That assessment implies there may be a downturn in construction activity as the market adjusts. As for their definition of shortage, the researchers are a little ambivalent. “Rapid growth in supply, relative to changes in population or the number of households, implies the shortage is decreasing – it does not imply that the supply is adequate or that housing is affordable,” they say. “Similarly, whether prices and rents are rising or falling does not indicate whether they are excessive. “Housing shortages can instead be identified by market frictions, such as the rental vacancy rate, auction clearance rate or time on market. “These measures are informative for some purposes. However, in contrast to the difference between price and marginal cost (upon which the current analysis is based), they do not provide guidance on whether we need more housing.” In the current climate, that breakdown makes sense when the rules of gauging demand have fundamentally changed. Towards the end of July, for example, when Melbourne residents faced increased social distancing measures, CoreLogic saw auction clearance rates fall to about 44 per cent or down from highs of about 60 per cent only weeks earlier. Clearance rates in Sydney held up around 60 per cent in July, reflecting the less severe social distancing measures of the time. CoreLogic’s head of research Liz Owen says much of the pullback in Melbourne was the result of properties being withdrawn from auction. “Withdrawn auction results are counted as a ‘non-sale’ at auction,” says Ms Owen. “While this consistent methodology has allowed us to understand a true representation of the success rate of auction methods in particular, it does mean that the auction clearance rate becomes limited as an indicator of demand.” In Melbourne, the July withdrawals blew out to about 40 per cent and that compared with a five-year average of just 3 per cent. That shows just how much the metrics have changed.

MARKET UPDATE

WITH STEVE HUNT MEDIAHUNT.COM.AU

66 covemagazine.com.au

– Issue 80

THEY SAY OUT of every challenge comes opportunity, and that’s certainly what’s happening in the residential development market across the Gold and Sunshine Coasts. Developers have tapped into a tsunami of southerners who are clamouring from the Covid hotspots of NSW and Victoria, in light of the pandemic, to the relative safety of Queensland. In fact, many developers I am speaking to say there is such strong demand for end user, owner occupier products that they are struggling to find sites and deliver projects in time to capture this sudden gold rush. While the investor market remains subdued throughout Southeast Queensland, most notably Brisbane, the end user market tells an entirely different story. Demand is not just restricted to the off the plan apartment sector. The general residential market is also buoyant, with many locals downsizing or upsizing in the current climate. Tradespeople are also very busy as people spend money on renovations rather than overseas holidays. You only need to look at ASX listed companies like Afterpay, Zip Pay, Nick Scali, JB Hi-Fi and Temple and Webster so see how much money is been spent on household items and expendables. The Government stimulus packages revolving around JobKeeper, early superannuation withdrawals and business tax offsets have also driven strong demand for renovations and upgrades. Andrew Bell, CEO of Queensland’s largest real estate agency Ray White Surfers Paradise Group, says the Gold Coast property market in particular has been buoyed by the ‘Queensland Covid Bubble’ and an almost desperation from southerners to get out of NSW and Victoria. Talking to many of our developer partners, we are sensing a seismic psychological bent toward Queensland which I believe may translate into a boom once border restrictions are lifted, a vaccine is found, and we return to some level of normality. Many of our clients are already seeing the reality of this change of mindset. Aniko Group’s $140 million No. 1 Grant Avenue at Hope Island and Keylin Group’s and Kinstone’s $650 million Serenity 4212 at Helensvale have both tapped into extremely robust buying activity for apartments and land respectively. So much so that both developments are fasttracking their next stages, Serenity a series of luxury townhouses known as Serenity Green and Aniko Group the second stage of No. 1 Grant Avenue, which will feature 105 apartments. On the central and southern Gold Coast, Brisbane’s Spyre Group has a trilogy of ‘live’ projects all in various stages of construction –

the $79 million Elysian Broadbeach, which has sold exceptionally well, the $77 million Natura at Burleigh Heads which only has a few apartments remaining and its boutique $25 million Maya Kirra Beach project, to be completed this month. The southern Gold Coast from Burleigh to the border is an area to watch. Burleigh Heads is Australia’s beachfront apartment hot spot for the end user with massive construction activity to the tune of hundreds of millions of dollars from Goodwin Terrace, overlooking Burleigh beach, to The Esplanade – all of these projects being rewarded for targeting the end user or downsizer with strong sales. Long-time Burleigh local development company Rayjon is also set to embark on a $45 million luxury residence at Burleigh Waters, continuing its Vantage brand on from the success of Vantage Benowa which is nearing completion near Royal Pines. Further south, Paul Gedoun’s $70 million Flow Residences project, being marketed by Jayde Pezet of KM Sales and Marketing, has been bombarded with sales from both locals and southerners who want some understated luxury overlooking the famed world class surf breaks of Snapper Rocks. This success is promoting other developers to activate their projects. One such project is KTQ Group’s re-development of the Kirra Beach Hotel which will include a range of luxury apartments. This is an amazing project that will be the jewel in the crown of the southern Gold Coast – delivered by the developers and owners of the stunning Elements of Byron Bay which has been a game changer for the northern NSW tourist mecca, and a company with the capacity to deliver such a magnificent project. Speaking of jewels, a project set to become one of the city’s icons – Jewel at Broadbeach – is also in the final stages of construction and set for a sales and marketing program in the not too distant future now that it has locked down a hotel operator in Langham. And finally, on the Sunshine Coast, the fourth generation Henzell family is eagerly awaiting approval for its $200 million The Cove development in Pelican Waters, and has already amassed buyers, both locals and those from southern states, for the dynamic new downsizer project. So forget the naysayers – there is enough real and anecdotal evidence that when the Covid shackles are broken, Queensland – the Gold and Sunshine Coasts in particular – may witness one of the biggest transformations ever seen.

CORNERSTONE OF SUCCESS Aniko Group is the next generation of Gold Coast developer.

GEORGE MASTROCOSTAS is a perfectionist. You only have to look at the striking Gold Coast showroom he created for Maserati and Bentley on Bundall Road to get an understanding of the meticulous craftsmanship behind one of the city’s leading developers. It’s not every day you talk about buildings and structures in terms of creations, but George and his Southeast Queensland based Aniko Group are rapidly becoming the leaders of creating and adapting residential living spaces tailored to today’s savvy apartment buyers. Take Aniko Group’s $140 million No. 1 Grant Avenue at Hope Island for example. When George took this stunning residential apartment project to the market late last year, No. 1 Grant Avenue became the Gold Coast’s fastest selling project – capturing a new market for downsizers and owner occupiers in one of the northern Gold Coast’s hot spots of Hope Island. It was no great surprise. George knew the demand for residential apartment living was strong in Hope Island, and because he had bought the site well, was able to blow his competitors out of the water on price whilst maintaining his mantra ‘affordable luxury’. The end result was apartments of distinction overlooking the waterways of the Hope Island Canal. Then came Covid. But far be it for George and his team to retreat, Aniko Group continued to drive forward with both its sales and construction program to the extent that the first stage is nearing sell-out and Aniko Group is set to embark on the project’s second stage in coming weeks. Aniko’s malleability in adapting its product and marketing to a changing market is proving the cornerstone of the company’s success. “When Covid hit we just got on with the job of constructing our first stage knowing that the sales had gone incredibly well,” said George.

“The buyers were there, the market was strong and we just got on with it. “We have our own construction team, which enables us to keep development costs to a minimum which also benefits our buyers, and we were determined to ensure we delivered the first stage as we promised despite the uncertainty around the pandemic. “But this challenging period also gave us time as a company to evaluate what else our buyers might like in their apartments in the post Covid world. “Given the work from home scenarios that were occurring, we identified the need to create additional business space for our owners – in addition to the massive recreational and community facilities that have become a hallmark of our projects. “We went back to the drawing board and created larger, more appropriate business spaces into our community facilities; factoring in the rapid transformation that was – and I believe will continue – to take place in the job market: working from home.” The business centre now includes a fully equipped boardroom and five spacious private offices. It adds to an array of luxury amenities on offer within the development which include a spacious resident-only health club, designed by celebrity personal trainer Michelle Bridges, an adjacent children’s play facility, a large screening room, a pet wash bay, and outdoor cooking and dining facilities. Another adaptation was the way Aniko Group marketed to its customers. “Many of our clients couldn’t come to us because of the border closures and other restrictions – so we went to them,” recalls George. “We reviewed our marketing and made sure that prospective buyers could have

everything possible at their fingertips to make an informed decision. “We had so much great information available that we even had purchasers buying sight unseen. “Just in the last two weeks we have sold two apartments in stage two for in excess of $800,000. “Our buyers know the brand, see the value, and the opportunity and have all the information they need whether it’s from interstate, the sales office, or from the four apartment displays that we have created in Stage 1.” George has been involved in the creation of more than 1000 apartments in southeast Queensland in the last decade. Last year Aniko Group completed its $55 million Three72 Marine Parade, Labrador project which was a standout success, achieving a 100 per cent sell-out in under six months. Other residential developments in Aniko Group’s portfolio include the $192 million South Lakes project in Varsity Lakes, the Harbour Quays projects in Biggera Waters – adjacent to the Harbour Town Premium Outlets, and various townhouse projects across Brisbane. Aniko Group has set its sights on starting and completing Stage 2 of No. 1 Grant Avenue. It is also planning a stunning townhouse development in Hope Island, the details of which will be released in coming months, as well as a house and land project in the high growth Ripley Valley. “We are constantly evolving but the one thing we have which is constant and never changing is our determination to create residences that our buyers are proud to call home. “We will never tire of creating homes and perfecting what we do. “Everything we do needs to be of distinction.”

GOOD AS GOLD The industry that’s thriving amidst adversity.

AS A CITY that has the industries of hospitality and tourism at its core, the Gold Coast has without a doubt been severely impacted by the coronavirus pandemic. But one industry that has transcended the odds, and is showing great resilience and strength, is property and real estate. Andrew Bell, CEO of Queensland’s largest real estate agency, Ray White Surfers Paradise (RWSP) Group, says under the spectre of Covid19 there has been a notable spike in long-term rentals largely from southern buyers seeking to permanently relocate to the Gold Coast. “Queensland, and the Gold Coast more specifically, is being seen as a safe haven from Covid-19,” says Andrew. “The Gold Coast’s ability to have weathered the Covid-19 storm – coupled with our dynamic city and incredible climate – makes us an attractive destination for southern buyers looking to relocate and escape,” said Andrew. “When the pandemic first hit we were, of course, concerned about the impact it would have on the property market, one of the driving forces of our economy. “However, we have been pleased to see there has been a constant and increasing interest in real estate on the Gold Coast. “This has not only underpinned but driven demand for all varieties of property along the length and breadth of the city – from Coomera in the north to the Tweed.” Andrew says a surprising trend that has come about as a result of the Covid-19 travel restrictions is that more people are choosing to reassess their living arrangements as

68 covemagazine.com.au

– Issue 80

they are spending more time at home rather than travelling. “Money that would have been spent on travelling is now being put back into the Gold Coast’s property market,” he says. “There really has been no greater time than now for people who have been considering upgrading or downsizing their homes to make those decisions.” Another interesting trend RWSP has observed is the growth of buyers purchasing properties sight unseen. In July, following the outbreak of Covid-19 in NSW and Victoria, Ray White Surfers Paradise sold 16 properties to interstate buyers who had never set foot into the properties. “We haven’t seen this type of buying at this level for quite some time,” says Andrew. “While there is still uncertainty in the market surrounding how long restrictions will be in place, people want to position themselves in the best place possible, which is why many are choosing to relocate to the Gold Coast. “The Gold Coast is demonstrating great resilience amid the challenges we face and a lot of the market’s strength is underpinned by continued interstate migration. “As more interstate buyers are choosing to relocate to the Gold Coast this is having a flow on effect with their friends and family often deciding to make the move too.” RWSP ’s abilit y to remain strong throughout Covid-19 comes from the 40 plus years’ experience that Andrew and his brother Greg have had navigating through various cycles.

“We’ve seen it all, from pilots’ strikes in the 1990s, to recessions, and the global financial crisis,” says Andrew. “But from this we have been able to learn and pass on this experience to our clients and give them the right advice for their own personal circumstances. “Our auction clearance rates during the last few months have been outstanding, showing that the right properties are being snapped up for well over reserve in many cases, driven by the demand from interstate buyers or locals changing their residential circumstances.” Earlier this year when other businesses were cutting staff, RWSP underwent a large recruitment program, hiring additional team members to meet the growing inquiries the agency was receiving. In July, RWSP, which has a multi-million Gold Coast rent roll consisting of more than 3,500 properties, received 8,943 rental inquiries – 46 per cent above the rate of inquiry this time last year. “There have been challenges and there will continue to be challenges but thankfully the Gold Coast has an incredible depth to the property market that doesn’t bring the highs and lows of the past,” says Andrew. “The unintended consequences of the pandemic have been that it has driven demand for property in the city to the extent that it is the only city in Queensland that continues to experience capital growth. “We believe this demand will continue to put us in good stead in the future as people clamour to live in the Sunshine State.”

GREEN SPACES

Luxury townhouses unveiled in prized waterfront community.

FOLLOWING A STELLAR SALES RUN in the first release of the Gold Coast’s latest masterplanned waterfront community, Serenity 4212, creators of the $650 million project have turned their sights towards the launch of a luxury new townhouse collection. The Serenity Green instalment will feature a collection of 60 architecturally designed townhomes in a secure and exclusive gated estate that will be taking shape on the northern Gold Coast. A range of four two-storey, two car accommodation floor plans will be available, each with four bedrooms and two and a half bathrooms. The collection of townhomes, priced from just $489,000, will be situated amongst some of the last remaining waterfront land in the northern Gold Coast. The release of the townhomes follows the huge success in land sales Serenity 4212 has achieved. The project has generated over $30 million over the past three months, making it one of the city’s hottest and fastest selling waterfront land estates.

The community is located near the Helensvale-Hope Island border, as well as the internationally protected Coombabah Lakelands Conservation Area, and Lake Serenity – offering residents direct access to the Gold Coast waterways. Tony Ashwin, Director of Ashwin Property, which is marketing the project, said Serenity Green has been met with high demand due to its unparalleled offering. “Serenity Green really is a step above the rest in terms of its quality and location,” he said. “There isn’t much else on the market with the same level of offerings, in a beautiful, private and idyllic location that is so well priced.” Serenity 4212 offers residents a style of living that is convenient and well-connected whilst also feeling far removed from typical city living. With just 60 townhomes on offer, each with their own private back yards, a feeling of spaciousness will be present throughout the community. Mr Ashwin said Serenity’s townhomes have been designed to interact harmoniously with the community’s natural surrounds.

“Every aspect of this new offering ticks the box of luxury, affordable living. “At Serenity Green residents will have everything they need right at their fingertips, including barbeque facilities, a large swimming pool and outdoor recreation areas.”. DEVELOPING DIFFERENCE

Gold Coast development company, Kodev Group, plan on doing things a little differently. SPECIALISING IN LUXURY residential property on the Gold Coast, boutique development company Kodev Group are bringing a fresh perspective to their projects. “Our approach to development is both considered and tailored,” explains Managing Director Pietro Alfieri. “We are ‘Developing Difference’, not only in our projects themselves but in the lives of the people who are impacted by our work. “Whether it is our clients, our contractors, our consultants or even the industry as a whole, challenging the status quo and bringing a new breath of smart, elegant and timeless property to the market is our core mission.” After completing a Bachelor Degree in Commerce from Bond University, Pietro pursued a career in property development, taking a role in Melbourne. “After I relocated, I went on to work with some of the country’s most successful private developers and builders,” he says. “I honed my skills particularly in the residential apartment space, being involved in over $1 billion worth of residential and commercial projects including wineries, uber luxurious villas and highend townhomes.”

After building a strong network and breadth of experience in Melbourne, Pietro finally decided it was too cold in the Southern capital and came home to the Gold Coast. “The idea of conceptualising and bringing to life a vision that ultimately brings great excitement and a memorable experience to our clients was a passion I decided to pursue upon returning,” Pierto explains. “Coming from a family of incredibly hard working and successful entrepreneurs it was engrained in my DNA that owning and operating my own business was ultimately my end goal.” Hence, the Kodev Group was formed. “As soon as I could walk, I began working in the family businesses – restaurants and pubs – learning not only the trade itself but also the key importance in quality service and memorable experiences,” says Pietro. “I have brought those lessons to my new business, tailoring spaces that complement our clients’ lifestyles. “We always consider ‘who’ will be living in our property and most importantly ‘how’ they can best live in that space. “We want to create a home to be proud of and one that improves the way our clients live …

whether it’s larger wardrobes, additional storage or more living space.” The Kodev Group also consider the modernday lifestyle, incorporating seamless technology that enhances everyday living while respecting traditional tastes and preferences, for example installing smart home technology and energy saving utilities without impacting the comforts and preferences of the end user. “The vision is to grow the business to a formidable symbol of excellence in the industry not only through the properties we deliver to our clients but through the experiences and reputation we pride ourselves on,” says Pietro. Having just completed 2020 Project 1 (‘Greenside’ in St Andrews Terrace Sanctuary Cove), the Kodev Group are now raising capital to commence an upcoming townhouse project on the southern end of the Gold Coast. “While Kodev Group develop and manage our own projects, we also partner with land owners and provide development management services,” says Pietro. “We would like to invite interested parties to contact us about joint venture partnerships and investment opportunities.”

FACTS & FIGURES

FINANCIAL FOCUS

What’s happened to the Australian economy and where to from here?

WORDS PETER CHESTERTON, PARTNER, CREST ACCOUNTANTS 2020 HAS PRESENTED US ALL with many challenges, from catastrophic bushfires to the global Covid-19 pandemic. The latter has, more specifically, had a fastevolving, significant effect on the Australian and global economy. Covid-19 is continuing to cause businesses around the world to experience major falls in demand for their products and services. To help businesses withstand and recover, the government response has been ever-evolving with consistent changes to the Economic Stimulus Package, with new measures and other means of support. Locally, the Queensland government have reimposed restrictions and closed borders to ensure our recovery efforts can continue. Treasurer Josh Frydenberg announced the largest budget deficit since WWII, as Covid-19 spending measures exceed $164 billion. This is projected to blow out to $184.5 billion as a result of record spending, with more than half of the budget deficit due to the $86 billion JobKeeper scheme, which has been extended to March 2021.

90 covemagazine.com.au

– Issue 80

Portions of the economy will continue to be affected, thus the need for continued support. The JobKeeper payment has been instrumental in job retention, employment connections, business cash flow and income support. Its extension to March 2021, will provide further much-needed support to significantly impacted businesses, thus providing many Australians with continued income and job retention. From 3 August, the eligible employee test has been extended to include individuals who were employed on 1 July 2020. For the second ex tension period (28 September to 28 March 2021), businesses will need to demonstrate a significant downturn in September and December quarters. Treasurer Josh Frydenberg says both changes will help businesses which started bouncing back after the first wave of coronavirus cases, only to shut down again. The Government expects the Victorian shutdowns, coupled with the eligibility changes, will push the number of JobKeeper recipients in

that state up by 530,000, to 1.5 million people in the September quarter. The Australian share market continues to tread water, as investors seek to understand the impact that lockdowns in Victoria will have on the economy. The Reserve Bank of Australia (RBA) Governor did, however, reiterate that the downturn is not as severe as initially expected and that economic recovery is still underway in most of the country. During these uncertain times, it’s natural to be nervous about your investments. Uncertainty aside, superannuation is a longterm investment, designed to weather short-term investment market changes. The consensus from experts is not to panic at the impact of COVID-19 on the share market. The reality is, most superannuation funds are heavily weighted to the stock market, and markets go up, and they go down. The four big banks have helped individuals and businesses with deferred loan payments, low interest rates and refinancing, along with providing assistance to businesses transitioning to a digital landscape.

The RBA kept the cash rate in August at 0.25% as the country continues to deal with the COVID-19 pandemic. This decision to maintain the cash rate comes amid reductions in consumer spending, further falls in house prices and Victoria’s extended lockdown to curb COVID-19 transmission, which has been tipped to further hurt Australia’s economic recovery. The Morrison Government has also introduced the new HomeBuilder program, offering a taxfree grant of $25,000 to eligible homeowners to build or substantially renovate their homes. Approximately 27,000 homeowners or builders are expected to take advantage of the stimulus, dramatically driving economic activity across the residential construction sector. Much like the Federal Government, the Queensland Government is committed to helping Queenslanders get into their own home sooner. To support Queensland’s COVID-19 economic recovery, the Government is funding and supporting a range of initiatives to improve housing affordability, promote investment and stimulate construction jobs. These initiatives include the reaffirming of the $106 million commitment to the $15,000 First Homeowner Grants program, as well as the rolling out of a new Regional Home

Building Boost package designed to improve housing affordability, promote investment and stimulate construction sector jobs in regional Queensland during the COVID-19 recovery. CEO of The Real Estate Institute of Queensland, Antonia Mercorella believes the Gold Coast property market may avoid a significant downturn during the COVID-19 pandemic. It’s forecasted that a number of interstate property buyers will chase a sea change, focusing in on our envious coastline, and Gold Coast lifestyle. Although the Gold Coast economy will take many years to recover, with commitment to new local travel campaigns, tourism will lead our recovery. Destination Gold Coast’s post-COVID-19 marketing plan for 2020-21 aims to entice visitors to come back and play to ensure the Gold Coast’s $6 billion tourism sector can get back on its feet as quickly as possible. In addition to this, Queensland’s already strong economic recover y plan has been extended to back local manufacturing, invest $51.8 billion in key infrastructure, and deliver critical new energy and water projects to drive jobs and growth.

Treasurer Cameron Dick said the economic recovery plan, and the latest series of initiatives were part of the Government’s sensible and staged approach to economic recovery. “Our investment shows that we are not only committed to building back – it’s about building back better and stronger,” he said. LUXURY LIVING

FUTURISTIC FORM

Designed by Ross Lovegrove for Natuzzi Italia, the Ergo bedroom collection combines modern technology and organic form.

DEFINED BY FLUID essential shapes ‘created by the earth for the earth’, the Ergo bedroom collection was designed by Ross Lovegrove for Natuzzi Italia on the occasion of the brand’s 60th anniversary. Marking a common ground between the designer’s independent thinking and Pasquale Junior Natuzzi’s creative vision, the collection interprets the Natuzzi sense of devotion, inspiration and gratitude towards mother earth. The winner of the prestigious Red Dot Award 2019 – an international design competition aimed at all those who would like to distinguish their business activities through design – each element draws on the surfaces and motifs of nature and is designed to be the perfect companion to everyday living. Despite its primitive lines, the collection is a very modern translation of 21st-century organic technology, featuring nothing that might harm the environment and a host of renewable materials such as curved woods from responsibly managed forests, organic textiles, 100 per cent natural latex, solvent-free glues and recyclable metals such as aluminium.

92 covemagazine.com.au

– Issue 80

Featuring curved, organic lines, the bed has soft, reassuring contours, with the sinuous headboard flowing out to form two bedside tables. To ensure your sleeping comfort, the ergonomic 100 per cent latex mattress is upholstered in natural hemp and linen fibre. Also inspired by Mother Nature, the chaise longue is in perfect balance with the body. Its fluid, minimalist profile is an expression of Ross Lovegrove’s design aesthetic and his desire to create close harmony between form and function. Both primordial and futuristic, the unusually shaped Ergo chest of drawers and valet perfectly complement the bed and chaise, while the pendant lamp hangs like a cloud, with the light filtering through the perforated lampshade, illuminating the room in a delicate interplay of light and shadow. The collection also includes a stunning bronze mirror which takes up the curves of the chest of drawers. Learn more about the Ergo collection at Natuzzi Italia, 37 Commercial Rd, Newstead.

ROSS LOVEGROVE is a designer and artist whose work is considered to be at the very apex of stimulating a profound change in the physicality of our three-dimensional world. Inspired by the logic and beauty of nature, his design possesses a trinity between technology, materials, science and intelligent organic form, creating what many industrial leaders see as the new aesthetic expression for the 21st century. Winner of numerous international awards, his work is held in permanent collections of various design museums around the world including the Museum of Modern Art in New York (MOMA), the Design Museum in London and Vitra Design Museum in Weil Am Rhein, Basel, Germany.

STARS Stars

LIBRA 24 Sept – 23 Oct

You’ll discover where your expectations fall short of reality, enabling you to boost areas that are working well in your life rather than lament missed opportunities. A work or domestic development will foreshadow a healing phase in October when you could boost wellbeing. The new moon on October 17 is an ideal time to make changes in your life, so start formulating plans now.

AQUARIUS 21 Jan – 19 Feb

GEMINI 22 May – 21 Jun

SCORPIO 24 Oct – 22 Nov

PISCES 20 Feb – 20 Mar

Events over the next two months will encourage you to re-prioritise your chores, work and fitness. The Pisces full moon on September 2 will encourage you to be more inspired about your health routine, prospectively even considering new ideas and practices. You may be drawn to make changes with a group or organisation that will mean you feel more aligned with your purpose.

CANCER 22 Jun – 23 Jul

This is a good time to review and re-learn some of your life skills. You must pace yourself, as you may feel a little frustrated, or even that you are fighting an uphill battle at times; ensure you go easy on yourself and those you love. September brings changes in your family, social or creative life, and a change of routine due to work or health will arise in October.

VIRGO 24 Aug – 23 Sept

The next two months are excellent for establishing a more stable daily routine. You’ll gain the opportunity to move ahead with a fresh schedule and focus on better health at the end of September. First, a personal or financial matter will deserve careful appraisal early in September, so you are on the right path with your personal and financial investments and priorities.

Get set to turn a corner at work and find more direction. The new moon on September 17 will be a good opportunity to create more financial stability. You’ll gain news at the end of September that clarifies a financial or personal situation. You may need to diversify or look for new ways to organise your home life to accommodate your plans, but you will manage to move ahead.

September is an ideal time to review some of your commitments. Aim to organise your daily routine, chores and activities carefully, as some aspects of your life may slow down and you may tend to spread yourself too thin to accomplish all your goals in other areas. Key developments at the end of September will spur you on to great things, but you’ll need to choose priorities carefully.

You will gain a sense of progress over the next two months. First, though, the full moon on September 2 will spotlight areas of uncertainty you must iron out so that luck can come your way. September 17’s new moon will encourage you to stride ahead with your projects with the benefit of research. Maintain domestic happiness or a drain in energy could cancel out the good.

A change of pace, the chance to start something new and the opportunity to develop a fresh understanding of your domestic duties and obligations will make the next two months a busy time when all your attention will be needed. A health matter will deserve the most focus, so aim to boost your health and wellbeing, as this will make all else run more smoothly.

Aim to boost two key areas of your life in September – relationships and work – as bountiful Jupiter could bring luck your way. For most crabs, luck will arrive in a special relationship; for mid-July crabs, at work. A change of routine at the end of September will set the pace for October, when a favourite activity, such as a project or trip, will grab your attention.

The full moon on September 2 will spotlight a close relationship, bringing into sharp focus what you wish to achieve in your relationship and what the person involved wishes to achieve. You may find that a change of routine towards the end of the month brings the chance to re-think your work schedule and what – and who – you prioritise in your life moving forward.

You can make great progress with your projects, but you must ensure you are on the same page as the people you work with. Be practical and consider the long-term view. The Pisces full moon on September 2 will bring inspiring developments, but you must check things are as they seem. The new moon supermoon on September 17 is a good time to initiate new ideas and projects.

A financial development will provide you with clarity moving forward. Decide what your main responsibilities are and make these your priority both time-wise and financially. A fresh focus on a favourite activity, venture or travel will take your attention over coming months, and you’ll gain the chance to boost your circumstances. Just avoid biting off more than you can chew.
