HAVE YOU EVER BEEN ON A HOLIDAY, only to get back and feel like you need to plan your next one?

That’s exactly how I feel at the moment. Perhaps that’s because I have just returned from an amazing month in Scandinavia but I suspect it’s more to do with the fact that this is our annual Dream Destinations edition.

I am spending my working hours reading about far flung locations, fresh new cruise itineraries and exotic adventures both here and abroad.

I won’t give too much away, but do turn to the special travel feature that starts on page 44 to discover these for yourself … I guarantee it will inspire your wanderlust.

Marj is in getaway mode as well, exploring some local Retro Retreats; while guest contributor Jason Murakami heads south to check out the amazing Raes on Wategos.

Moving on to the rest of the magazine, our feature interview is with Hollywood superstar Susan Sarandon.

Although she is reluctant to talk about her most recent roles due to her support of the current actor’s and writer’s strike, she does have plenty to say about money, movies and challenging the status quo.

Inspired by the recent success of the Matilda’s, Tony reveals his top 11 female winemakers; Chris uncovers a very expensive vintage Merc owned by local personality Clive Palmer; and I chat to local restaurateur Max Alfieri about his new venture at Pacific Fair and why his children are committed to carrying on the family legacy.

THE INCOMPARABLE SUSAN SARANDON sways through the streets of Catanzaro, in Southern Italy, in her light, elegant dress by Alberta Ferretti, platform sandals and straw hat.

If the Oscar winner looks somewhat Mediterranean, it's because, well, she is: her mother was from Sicily and she is very proud of her heritage.

She also has a daughter who is half Italian.

Eva Amurri’s father is Italian director Franco Amurri, who the actress dated in the late '80s/early '90s, before starting her long relationship with Tim Robbins, with whom she had two sons (she now declares herself happily single – and bisexual).

At 76, the Oscar winner was in Catanzaro Lido for the Magna Graecia Film Festival to receive the Golden Column lifetime achievement award for her work as an actress and as a political and social activist.

Having won an Academy Award for Dead Man Walking (1996), and achieved world renown for the seminal Thelma and Louise (1991), the tireless actress will be soon on the big screen with the comic-book film Blue Beetle – she plays the nemesis, a military villain – and the comedy Nonnas, the true story of a Staten Island restaurant that hires only grandmothers to cook the recipes of their Italian-American tradition.

While she has over 60 roles in her prestigious resume, Sarandon cannot talk about films, she warns us, as a show of solidarity with the strike currently underway by the American actors and film writers.

But, typically, she has many things to say, zigzagging and digressing from one topic to another.

You once said that when you were young you admired actresses like Katherine Hepburn, Bette Davis and Jane Fonda, bankable stars yet able to make the establishment uncomfortable. Can you explain better?

Hollywood is not about politics. Hollywood is all about the money.

The only thing that can really bother Hollywood is an actor getting old and fat and making movies that don't make money.

When Bette Davis was young and up and coming, she fought against the contracts of the studio system, exploiting and patriarchal at their core.

At the time of McCarthyism and the blacklists, people who opposed fascism in the U.S. were punished and couldn't work, film included.

And it is still difficult to argue against the systems currently in place because, again, Hollywood is all about capitalism and corporate control of the media. >>

But Jane Fonda, with her protest against the war in Vietnam, was also very political, don't you think?

I agree, and in fact the actress who inspired me the most was Fonda, together with Vanessa Redgrave, the two most politicised actresses in Hollywood ... before me.

But when I started making films, I didn't see myself as an outsider who would challenge the status quo.

But now you do it, even siding in favour of the actors' union against the producers.

The unions are raising their voice in the United States, and not just in Hollywood, and they are doing very well.

Hotel workers, fast-food workers, teachers, state workers are also on strike or about to.

The working class is regrouping and reorganising in the USA, so watch out CEOs.

The gap between the rich and the poor has become so extreme that people cannot survive.

Our actors' contract has expired: the business has changed, but the contracts have not.

A contract has to be able to reflect the changes due to the new streaming platform’s obscure practices when it comes to share the revenues and the threat of AI.

Today, most of the 160,000 American actors enrolled in the union SAG-AFTRA are unable to make ends meet.

Therefore top actors, as you are, who earn good money, need to show solidarity?

Of course, and it is essential to do so.

90 per cent of working actors don't have medical insurance, and you depend on the union for medical insurance, which is another problem in our country.

And if you don't make at least a minimum amount of money a year, at least US$26,000, goodbye benefits.

And streaming is subtly stealing residual money from actors and writers.

Everything must be reformulated and reformatted.

Producers and studios are making an art out of impropriety. Call it theft.

What do you fear most about AI, as an actress?

The fact that they basically steal your performance and feed it to the computer for its own elaboration and eventually digestion.

They scan your face and body and record your voice, sometimes without your knowledge, and the rest can be done by a computer.

They steal your likeness and voice and don't even pay you for your trouble.

There are actors who survive as extras, or background figures, or stuntmen, and they are in serious danger of extinction.

Not to mention the danger of generative AI that is threatening our fellow writers, who are also on strike.

Do you think that for the sake of the film world there's a need for more powerful females like you?

I believe that today there are more female actresses with the power to produce more stories about women.

I think of Margo Robbie or Greta Gerwig or Reese Witherspoon, who are doing good use of their power in the industry.

But I don't know to what extent this power is enough to change things right now.

If you're a minority, if you're black or otherwise not a straight white male, you're still at a disadvantage.

There have been some positive changes, sure, but there is still a long way to go.

Hollywood is a caste with a strangle-hold to its power; it won’t let it go.

Where does your commitment to human, political and civil rights come from?

I feel anger when I see an injustice.

And because I have visibility in the media, I feel it's my responsibility to provide people with information they otherwise wouldn't receive.

If there is a problem with children separated from their parents on the Texas border, or if I see desperate migrants from Africa drowning in the Mediterranean, I have to say something, because they don't have a voice.

Injustice is often accompanied by silence, two obnoxious travel companions.

Thelma & Louise became a classic: what are your memories of that film?

I’ll make an exception talking about film since this one is over 30 years old.

I remember a celebratory screening of Thelma & Louise at the Cannes Film Festival a few years ago.

ONE OF THE GREAT SPECTACLES of mother nature is the wildebeest migration.

Also aptly known as the ‘Great Wildebeest Migration’, the movement of over a million wildebeest and plains game from the Serengeti into the Masai Mara is a truly captivating event.

However, as the very nature of the word suggests, the migration is constantly moving.

All the way from Southern Serengeti in Tanzania to the renowned Masai Mara of Kenya, and back again, there is always somewhere to see the massing of the herds of zebras and wildebeest.

It can be hard to know where to get the best viewings, although the most famous sightings are when the herds cross the Mara River from the very north of the Serengeti to the Masai Mara and back again.

Throughout the months of January and February, large herds roam the grassy plains of the Ndutu area, in southern Serengeti and part of the Ngorongoro Conservation area.

It is here that the wildebeest begin their calving season, where up to half a million young are born, and where it is not uncommon to witness a birth while people are on safari.

It is also a busy time for the predators such as lions, hyenas, cheetahs and leopards, as they hunt amongst the huge herds.

As June arrives, the wildebeest begin to reach the Grumeti River in the Western Corridor and the herds slow down and head north again toward the Mara River.

Around August, the herds have begun to split, with some remaining in the northern Serengeti.

The rest of the herd now face the daunting task of crossing the Mara River.

It is here you can witness dramatic scenes as wildebeest and other plains game struggle for survival, evading hippos and crocodiles that lurk amidst the murky water.

The herds generally depart from the Masai between October and November.

The grasslands by now are depleted, so the wildebeest begin to return to seek out fresh grass in the Serengeti and head from the northeast regions down the eastern side towards the southern plains surrounding Lake Ndutu, where they will arrive from December to January.

No matter what time of year you are travelling, the migration offers a glimpse into the wonders and excitement of one of the great natural wonders of the World – the Great Wildebeest Migration.

Eight-year-old Burleigh Waters BMX athlete Memphis Blake was undefeated when he lined up for the final race of the day at the UCI BMX Racing World Cup in Glasgow last month.

Having won all his heats, Memphis was on track to bring home the coveted W1 plate. Yet his chance for a win disappeared when a competitor accidentally clipped his bike, causing him to crash.

Determined to finish the race, Memphis picked himself up and carried on to finish.

Reposition for Success

A transformative shift is sweeping through the Gold Coast’s development landscape, ushering in fresh prospects for some and prompting a strategic pivot for others.

Several factors have compelled developers to re-evaluate their position in this evolving climate, where construction and funding costs, and changing buyer preferences have redefined the playing field.

During the last market peak, Gold Coast development sites commanded a premium. However, the cost of debt and rising building costs, coupled with the shortage of mid to high-rise builders, have impacted initial feasibilities. As a result, some developers are reassessing their holdings and weighing up their options to hold, redesign or sell their sites.

Commercial sales agent Adam Grbcic says that with any market shift there will be winners and losers.

“With the value of land dipping, the cost of holding it going up and the viability of development changing, we are expecting an increase in available stock over the coming months,” says Adam.

This will provide prime opportunities for cashed-up developers who are in a position to land bank until the cost of building normalises, sale rates of developed products improve and land values realign.

Kollosche’s commercial sales agents, alongside the New Projects team, are working closely with developers to help navigate the best way forward.

For those contemplating selling, the team’s expertise and local market knowledge put Kollosche in a position to create a strategic sales campaign and advise on the right price point to capitalise on strong interest from investors.

“The investor market is quite strong, and developers take advantage of that by positioning their assets correctly,” Adam says.

For others, Kollosche agents are providing strategic advice on the most appropriate product mix such that development

applications can be amended to better suit current buyer demand.

“Having been designed for a different buyer pool, many development approvals are now outdated. Working with insights from the New Projects team, we are guiding clients in seeking approval for designs that better align with buyers’ current desires,” Adam says.

Beyond sales and marketing, Kollosche also provides developers with value-added data and research through its K Property Insights reports.

How long have you been at Kollosche? I have been with Kollosche for the past three and a half years.

What do you enjoy most about your job?

Mostly, it’s the challenges I face as part of my new role with New Projects, which include developing strategic marketing campaigns and looking at the “why” behind our brand. I also enjoy the interaction with developers, and helping the business to build long-lasting relationships with key figures within the sector.

Did you always have aspirations to work in real estate?

I’ve worked in sales for the past 15 years; most of those years seemed to naturally fall within the real estate industry.

What did you do before Kollosche?

I worked for another Gold Coast estate agency for four years and prior to that I worked as a salesperson for Xerox.

What do you consider your biggest professional achievement?

Moving into my new role as the Head of New Projects. Being relatively new to the role, it is a learning process at the moment. Before that, it would have been writing more than $120 million in property sales across the past financial year.

What do you consider your biggest personal achievement?

Representing New Zealand and Australia in alpine snow skiing. Skiing was a family thing. My parents had me on a pair of skis from the age of two, so I have always felt a connection with the mountains. I travelled to Whistler, Canada, in 2003 to represent Australia and New Zealand in the Junior World Championships, where I placed 29th in the world in slalom. Although this achievement was attained at a relatively young age, the discipline and dedication that I learned while training and competing at an international level has stayed with me throughout my career, and life in general.

What’s one thing people may not know about you?

That I represented New Zealand and Australia in alpine snow skiing.

Outline your ultimate day out on the Gold Coast?

My ideal day starts with an early morning swim at the beach, followed by breakfast at Little Mermaid or No Name Lane cafe. I might play some tennis with the boys or get out on the water again before heading to the balcony at Tropic for lunch, which often lasts into the afternoon. For dinner, my pick would be Etsu, a Japanese restaurant in Mermaid Beach.

How to Win at Auction

Despite a broader market shift towards private treaty sales, auction campaigns are gaining some remarkable results.

Kollosche continues to achieve ambitious auction sales results despite the wider market shifting back towards expressions of interest campaigns.

At the time of writing, there were only 245 properties on the Gold Coast listed for auction on prime listings website realestate.com.au, compared with 4,087 properties available through private treaty.

Filter those figures down to focus on the prestige end of the market and auction listings become even more scarce with only 12 houses worth $4,000,000 or more set to go under the hammer, compared with 223 listed through private treaty.

Yet Kollosche has proven that premium results can be achieved under auction conditions at all levels of the market, from mid-range homes to top-tier properties.

Sales agents Sam Guo, Julia Kuo, Claire Dai and Michael Kollosche recently took waterfront mega-mansion 59 The Corso in Isle of Capri to auction, in what was considered an unconventional move.

A highly successful two-week campaign attracted 10 active bidders with the property selling for $24,000,000.

Kollosche principal Michael Kollosche says: “When you are listing a property worth, $7,000,000, $10,000,000, even $20,000,000 or more, there is often a feeling that there isn’t the depth in the market to auction anything at that level, but the results speak for themselves.”

In the wake of The Corso property’s successful sale, Kollosche is now taking another Main River mansion - 5 McMillan Court, Southport - to auction.

The landmark Gold Coast estate goes under the hammer on 22 September.

AUCTION ADVANTAGE

Auction remains the most transparent method of sale for both sellers and buyers at any price point and it allows demand to determine market price.

In the latest K Series podcast, Michael Kollosche speaks with leading auctioneer Justin Nickerson of Apollo Auctions, who explains that a sound marketing campaign is the key to success.

Justin says a well-executed campaign by an agent with experience and proven knowledge of the local market can make all the difference to an auction outcome.

“When we turn up to auctions with an inexperienced agent, anything can

happen,” he says, “and that can lead to a bad experience for all parties involved.”

Justin says an auction is simply a vehicle that helps sellers reach an end point, but, essentially, it is the agent who sits in the driver’s seat.

“If a car crashes into a pole it is very rare that it’s the car that is the problem, it’s the person that is operating it. If a seller has a bad auction experience, it generally comes back to the agent, not the method.”

TAKE ME TO THE WATER

Top-end rentals are hot property with tenants favouring beachside apartments and houses near or on waterfront.

Beachfront and beachside houses and apartments remain the primary attraction for tenants seeking a prestige Gold Coast rental property.

A desire to live by the water is driving demand in this sector and has led to some high rents for properties that fit the bill.

In July, Kollosche’s leasing department had a bumper month, matching 20 rental properties, mostly on water or beachfront. to tenants for an average $1,680 a week.

It was the busiest month of the year for the property management team, which predominantly, but not exclusively, deals with clients seeking prestige properties of $1,000 a week or above.

The suburbs of Mermaid Beach, Main Beach, Palm Beach and Broadbeach tend to have the strongest pull for high-networth clients because of the quality of the views and proximity to key amenities.

The property management team often sources high-value residences in these areas off-market to accommodate clients that value confidentiality and privacy.

Mel Baker, head of property management at Kollosche, says in-house referrals between sales agents and the leasing team are an active and important part of the wider business.

“Kollosche strives to service their clients at every stage on their property journeys, whether they be buying, selling, renting or investing,” she says.

“We deal exclusively with respected prestige clients and have a successful track record in matching clients with the right level of property.”

Between 20 per cent and 30 per cent of the business handled by the leasing department comes from existing vendors or Kollosche private clients.

NEW-BUILD BOOM

The beachside ‘Infinity’ development, recently completed at 33 Surf Parade in Broadbeach, is also proving popular among tenants, with three half-floor apartments recently leased for the full asking price of $1,600 a week. A further full-floor, four-bedroom apartment was leased for $2,500 a week.

Tenants have access to resort-style amenities, including a 20m pool, private entertaining areas and cutting-edge gym all a few minutes walk from sand and surf.

Mel says Infinity is a quality product popular with buyers, leading to the majority of apartments being sold off the plan.

“Now that the building is complete, that level of attraction is resonating with the

rental market and apartments up for lease are attracting a high level of enquiry, and only lasting a few days before being tenanted,” Mel says.

TENANTS GO LARGE

Spacious suburban homes are at the top of the wishlist for larger renting families, with properties on the waterfront driving the bulk of demand and the highest prices.

A five-bedroom, five-bathroom Hamptons-style home with a pool and jetty at 18 Welby Street in Broadbeach Waters barely had the chance to make it to market, before it was leased for the full asking price of $2,500 a week.

Supersized 40 Tosti Street in Sorrento, a sprawling five-bedroom family home on a waterfront block with 38m of sandy beach was leased within two weeks for $1,800 a week, while 51 Amalfi Drive, near the water

in elite Isle of Capri, Surfers Paradise, was leased fully furnished for $1,950 a week.

The recent demand for prestige Gold Coast properties has come from a mix of local, interstate and international clients.

Mel says most are looking to relocate permanently to the Gold Coast and require interim accommodation, or a longer-term base while they search for a property to buy or complete a build of their own.

The renaissance of Raes on Wategos is complete.

RAES ON WATEGOS has long been a holiday haunt for rich and famous celebrities such as actors Tom Cruise, Gwyneth Paltrow and Russell Crowe; rockstars Keith Richards and Lenny Kravitz; supermodel Elle Macpherson and businessman Richard Branson to name but a few.

The Byron Bay landmark was sold in 2012 for a reported $20 million after long-time owner Vinnie Rae thought it was time to pass on the baton,

In recent times the property has been primped, primed and re-imagined by its new owners and management and the result has been nothing short of impressive.

Named after the South Sea Islander Watego family who resided in the cove from the 1930s to the 1960s farming the area, Wategos Beach sits on the eastern most tip of Australia. Walk over the shoulder of the bluff that props up the famous Cape Byron Lighthouse at sunrise and you will be the first person on the Australian mainland to see the new day.

The unique cove has always been a very spiritual place, particularly for the local Arakwal aboriginal people.

To house his family Mick Watego built a small cottage and the family worked hard to convert the land into a productive farm, terracing the headland up towards the lighthouse to grow crops of fruit and vegetables.

The site of the family cottage is where Raes is located today and the terrace was situated where the walk to the lighthouse now winds up the side of the famous hill.

According to the most prestigious hotel school in the world – The Lausanne, Switzerland – the three critical elements of the world’s best hotel establishments are location, quality of product and exceptional service.

In all these categories Raes gets three gold stars.

Raes was built in the 1960s for Byron Bay local Ruth Harris who in some circles was referred to as the Dame.

According to folklore, Dame Harris’ brief was to create a European Gothic residence reminiscent of the grand residences of the French and Italian Riviera.

Hence, the gothic design elements such as the distinct stilted arches which are still prevalent throughout the building today.

It is said that the residence’s gardens were designed by Salvadore Dali.

Whether this is true or not, the gardens were used by Dame Harris to sell seafood to locals, which became a thriving business.

The success of the fish trade resulted in Dame Harris later opening a restaurant at Raes which was called La Belle Epoque.

The venue was named in homage to the second renaissance in Europe in the late 19th century which was exemplified by France’s cultural and artistic climate where the arts flourished and ground breaking masterpieces of literature, music, theatre and visual art were produced.

Jason, who was head chef at Sydney’s northern beaches culinary institution Pilu at Freshwater, has made Raes not just the best located hotel in Australia but the best culinary destination on the eastern seaboard.

One of Sydney’s star chefs for many years, Jason moved to the northern rivers for his family and for lifestyle approximately five years ago and in doing so has merged his extensive experience in Sardinian cooking method with the bountiful fresh produce from the NSW’s northern rivers and across the Queensland border.

“My kitchen is blessed with amazing seasonal produce from northern NSW to Brisbane,” said Jason.

From his dry-aged and glazed Burrawong duck breast with charred radicchio, Davidson plum jam and roast macadamia cream to his squid ink taglioni spanner crab, with champagne and crab valour and Lemmon myrtle, the chef’s food is worth the flight from Sydney to Ballina or the drive from Brisbane or the Gold Coast.

Complementing Saxby's modern north eastern Italian influenced culinary creations, Raes modest wine list includes Dolomites Pinot Grigio, Tuscan Chianti Classico and Ligurian Nebbiolo.

Word has it that this amazing conjurer of cuisine is working on a cook book.

Raes better print a lot as this man’s recipes and method will no doubt attract national and international attention.

Anyone who runs their own business should stay at Raes just once to experience how service is meant to be.

It is as if every staff member is a graduate of The Lausanne with all guests made to feel like the grand old Gothic pavilion is their own private beach house and Saxby, who is known to join guests at their table to talk food, wine and hotels, is their private chef.

It is almost as if Jason and rest of the staff, are part of the family hoping to make some long-lost relations feel at home for even just one night – or, if possible, maybe two.

BLUE WATER MOTEL –KINGSCLIFF

With the help of renowned designer Jason Grant, Ryan Bowman, the new owner of the Blue Water Motel, has achieved something very special.

Their makeover has brought the motel into modernity with appeal to a wide range of travellers, while maintaining the integrity and charm of its original 1970s design and purpose. Its success is due to the detail.

From the chosen colour palette with its own unique shade of blue, especially created by Grant, to its pelican theming, pottery installations and quirky word detailing, ‘Wish you were here’, the coastal vibe is reinforced.

The kidney-shaped swimming pool, kitchen and alfresco common areas, bike hire and onsite parking help reinforce that this is a recreation of the motels of our youth; the place we stayed on a family road trip or on a summer beach holiday with friends.

The 17 motel rooms have been renovated with modern coastal décor and practicality in mind. Their easy-care floors are dog friendly and awning windows open to create a private coffee nook … some even have a private backyard.

From the Blue Water Motel (or its adjoining 4-bedroom house), you can explore the

undiscovered Tweed Coast by bicycle, learn to surf on one of the motel’s retro surfboards, enjoy a Greek feast at Taverna or grab a local beer at the Pot & Pint. (Pot & Pint will even collect you in a London taxi.)

Brunswick Heads has several 60s-style motels, The Chalet Motel being one of the cutest.

The coastal village of Brunswick Heads is full of charming shops, vintage stores and earthy cafés.

THE IMPERIAL HOTEL – MURWILLUMBAH

If ever there was a labour of love, it has been Shane Nugent’s five-year long restoration of the Imperial Hotel, Murwillumbah.

Keeping the charm of ‘the Impy’, (the locals’ name for the 1931 pub), the pink exterior of the hotel remains.

Inside, however, the hotel has been transformed to give a modern take on a classic Aussie pub. Open areas flow through from dining room to bar, privacy granted by a row of bifold wooden doors adorned with sandblasted glass.

Crisp black and white tiled floors meet navy tiled walls, while gold-embossed feature tiles displaying the hotel’s initials bring a wow factor.

Some parts of the old hotel have been reborn, including booths crafted from the old bar.

A main focus of the dining room is the quirky cartoon-like artwork featuring Nugent’s bull terrier, Loui, by illustrator Ben Godfrey.

Chesterfields add a comfortable option, while a range of high and low table seating provides choice for different activities.

original concrete sinks, copper pipes and gauges have been retained as authentic working décor.

The upstairs section of the hotel has been completely transformed, with 28 new rooms now available as accommodation, a perfect base from which to explore the town and surrounding Northern Rivers area.

There’s a lot to see and do around Murwillumbah, including the M-Arts Precinct on the next block, and the Tweed Regional Gallery and Margaret Olley Art Centre (which includes a re-creation of Olley’s Sydney home) a few kilometres away.

ALL IN THE FAMILY

The Alfieri name is synonymous with delicious Italian dining on the Gold Coast.

MAX AND AMANDA ALFIERI are stalwarts of the Gold Coast dining scene, particularly when it comes to serving up traditional Italian cuisine.

Having operated the very popular Ioesco restaurant in Sanctuary Cove for many years, the couple have now shifted their focus to Pacific Fair, where they recently opened Modo Mio Café Cucino Bar.

“We are very grateful for the support we have had from our friends on the Northern end of the Coast for the past 25 years but we felt the time was right to move to a more central location,” Max explains.

“The Gold Coast is growing from Sanctuary Cove all the way to Coolangatta, and we needed to embrace that.”

The impressive new venue offers a modern twist on classic Italian cuisine, blending traditional cooking methods with innovative flavours.

“I describe it as ‘new food from the past’,” says Max.

“We still have a lot of the old favourites but the menu is a bit more up tempo and refined to reflect the cosmopolitan clientele here at Pacific Fair.”

In addition to bringing their extensive experience and expertise, Max and Amanda

have also welcomed their children into the new venture, with son Fabio and daughter Gabriella taking over much of the day-to-day running of the restaurant.

Their other son, Pietro, also helps with the administration side of the business.

“Modo Mio means ‘my way’ in Italian but it really should be our way because this is very much a family business,” says Max.

“Amanda and I are extremely proud that our children have all gone out and done their own thing and then decided to come back and join us.

“A true family business is one that embraces the next generation and allows them bring fresh ideas to the table.

“In the case of a family-run restaurant, you keep your recipes old and traditional but then you encourage the modernisation of your styling and aesthetic,” he says.

This philosophy is particularly evident in the elegant fit-out at Modo Mio, with stylish onyx, brass and marble finishes combining with a fresh green colour palette to create a sophisticated-yetcasual atmosphere.

What hasn’t changed is the Alfieri commitment to providing warm and friendly customer service.

“Certain legacies can only be carried through by family members because there is an understanding of how to operate,” Max explains.

“In our case, people are going to a restaurant to have an experience, to enjoy some good food, and you are there working to provide that service and that experience, it’s as simple as that.”

“As long as your children understand the morals and the principles of the business then they will be successful in not only running the business but also taking it to the next level.”

So what does the future hold?

“Pacific Fair is home for us at the moment, the centre management are very professional and we are really enjoying being surrounded by so many well known brands,” Max says.

“As a family we are excited to be part of an international destination that is second to none and Amanda and I look forward to supporting the children as they create the next chapter of the Alfieri story.

“But most of all we want to thank the Gold Coast, particularly our friends on the Northern end, for everything they have done for us over the past 25 years and we can’t wait to see you all again soon.”

WOMEN OF WINE

Female vintners are making their mark in the wine industry.

She is a gentle soul, but as sharp as a razor.

Sue began as a viticulturist, but joined Wynns Coonawarra Estate in 1993, working as assistant to Peter Douglas, who – at that time – was one of the most recognised winemakers in the country.

Wynns was a big deal and Peter made wines of the time – plush, rich, flamboyant and with plenty of fresh oak.

In 1998 Sue took the reins and methodically began to refine the Wynns reds, backing off on the oak content and alcohol, making wines of more finesse, structure, precision.

I don’t think the wines have ever looked better and in that respect Sue is a visionary.

SARAH CROWE: You know how Jamie Oliver is ‘Lovely Jubbly’? Well that is Sarah Crowe in a nutshell.

She is a warm, gregarious, talented lady, always smiling and always caring, who also happens to head the winemaking at Yarra Yering. A Wollongong girl, Sarah began in the Hunter Valley at Brokenwood, moving steadily up the ranks from vineyard lackey to winemaker.

She took over at Yarra Yering in 2013, stepping into a pivotal role; Yarra Yering is a famous name and its founder – Bailey Carrodus – something of a legend.

Suffice to say the wines of today are cleaner, brighter, more consistently good and more expressive of their land than they were before her tenure. She hasn’t changed their DNA, only their clarity.

Sarah makes some of the most sought-after, small batch wines in the country.

KERRI THOMPSON (KT): If you stand in the same room as KT you’ll know she is there; her big smile and touchable energy bounce around the place.

I first met KT judging at the Clare Wine Show (goodness knows how many years ago).

At the time she was a very youthful Head Winemaker at Leasingham, making extraordinary Shiraz and Riesling.

AREN’T THOSE MATILDA’S FABULOUS?

As I write this it’s the morning after they lost to Sweden, yet even after defeat to both England and Sweden they continue to draw fans, excite the public and somehow turn people like me (I’ve watched no sport aside from boxing, ever, until now) into fans.

How, why? Who knows and who cares, but there is no doubt they have ushered in a new era for women’s sport in Australia.

Which leads me – and this is a poor segue – to considering our female winemakers.

I’d like to think there is less division and more equality among the winemaking cohort.

And I think female winemakers have – at least in Australia – been recognised for longer than

our soccer players; it is after all a less physical business.

But they have still had to swim upstream against what was, only two decades ago, a male dominated industry.

So, in an attempt to justify that soccer segue, I’m exploring 11 Australian female winemakers that I reckon have made that swim.

I could do 20 or more, but that wouldn’t fit the team brief. I’ll begin with …

SUE HODDER: I’ve known Sue for three decades. We share a birth year (not telling, except it was a magical year for vintage port and not much else. Except Peppermint Pattie), and I think we have a similar view of the world.

And it is Riesling that has launched Kerri into Wines by KT; her own Clare Valley brand making five very different expressions of Clare Valley Riesling, plus a handful of other whites and reds and far removed from the wines of Leasingham.

I have a hunch (and this is purely conjecture) that Kerri has the freedom she didn’t have at Leasingham, Sue Hodder doesn’t have at Wynns, and Sarah Crowe doesn’t have at Yarra Yering, to make wines of whim. And they are amazing.

VANYA CULLEN: It is impossible to talk about Australian winemakers, regardless of winemakergender, without including Vanya Cullen.

She makes arguably the best Chardonnay and best Cabernet blend in the country and has done so for a long time.

But she has also spearheaded biodynamic farming with a passion.

Samantha Connew

She can sing (and I mean it – it’s a beautiful, rich operatic voice), she can charm, and – if you are a fool – she can dismiss you with a glance.

Vanya inherited Cullen from her parents, who were pioneers in the Margaret River region. She has taken an icon vineyard and turned it into one of the best, one of the most progressive in Australia.

MELANIE CHESTER: Mel has tiptoed herself into one of the most hallowed winemaking jobs in the country, replacing Steve Flamsteed as Head Winemaker at Giant Steps.

That’s a recent thing, and a very fitting progression for the irrepressible Giant Steps brand.

Why Mel Chester? For starters she is simply a lovely person.

But she is also a shrewd winemaker with a terrific palate, and a personality that could charm a barnacle.

Her tenure at Sutton Grange showed how she can take a very good set of wines and make them better; she sees the cracks, and if Steve Flamsteed has left any cracks (which I doubt) they will be filled.

If not Mel Chester will continue what has been a fabulous journey for Giant Steps and the Yarra Valley.

VIRGINIA WILCOX: Virginia, and several of the other folk in this eleven, don’t quite frighten me but certainly make me feel out of my depth, humble, at times daft.

Virginia has a surety, a kind of third eye that sees somewhere beyond what I can visualise, and she has used it to craft the argument to Vanya Cullen’s Chardonnay as the best Australia can muster – Vasse Felix Heytesbury.

And, of course, the Vasse Felix Tom Cullity attracts the same argument.

I won’t draw myself into which I prefer out of these two great Margaret River wineries, but let’s just leave things with Vasse Felix being an Aussie icon and that is largely due to the guidance, the winemaking prowess and the third eye of Virginia Wilcox.

SAMANTHA CONNEW: Another who can make me feel a little inept, not that she tries, is Sam Connew.

Sam has a fortitude and a belief that is unshakeable and talent to burn.

Once Chief Winemaker at Wirra Wirra, Sam began Stargazer – her own project in the beautiful Coal River Valley, Tasmania.

Stargazer has perhaps the most beautiful labels of all Australian wines, but the wines themselves are no less brilliant.

The leap from well-paid corporate to the uncertainty of creating a new brand would be as nerve-wracking as it is exciting; Sam Connew managed the leap in spectacular fashion.

SUE BELL: Sue is another once-corporate winemaker who decided to turn her back on the security of a regular pay-day.

Now she crafts Bellwether wines in an old shearing shed at the northern end of Coonawarra … it’s lo-fi, and complete with its own market garden, camping and glamping.

The Bellwether wines have tremendous character and finesse (especially the Tasmanian Chardonnay) and the reds age beautifully.

But the wines are totally outclassed by Sue herself.

What a warm, wonderful, humorous, totally engaging human being.

TESSA BROWN: A rural Queensland girl, Tessa caught the wine-bug and moved south to learn the craft.

She ended up making wines under the tutelage of – at the time – one of the most respected winemakers in the country, Sandro Mosele at Kooyong Estate.

These days Tessa and partner Jeremy own their own piece of Beechworth and create, under their moniker Vignerons Schmolzer and Brown, some wonderful expressions of Pinot Noir, Chardonnay and a profound collection of Rieslings of many guises.

Tessa is young, gifted and dynamic. Watch this space.

ANNA POOLEY: If Tasmania was feudal, the Pooley family would be royalty, or at least be invited to court to don some flouncy gowns.

Anna Pooley was brought up midst the vines of her family property in Coal River Valley – early pioneers in what has become the Mayfair of our vinous Monopoly board.

Anna has never shed her love of vines and wine, and after learning the ropes with some of Australia’s most dominant wine companies, she moved back to the family property in 2013 and from there makes stellar expressions of the Pooley patch of Tasmania.

LOUISA ROSE: One wonders where Australian Viognier would be if it wasn’t for this marvellous woman.

A long-time Yalumba winemaker (31 years), Louisa Rose virtually cemented Viognier’s small yet important imprint into the Aussie wine vernacular.

Forthright, startlingly intelligent, and very gifted when it comes to turning grapes into wine, Louisa is now Chief Winemaker for Yalumba, and one of the most lauded winemakers in the country.

And that’s my eleven.

I could easily muster a reserve team, plus several others because there are so many gifted female winemakers kicking goals for Australian wine.

Forgive my poor soccer analogy, but please embrace these wonderful ladies and the work they have done to make the stuff in our glasses more thrilling.

They are each and every one of them brilliant.

The inaugural Noosa Concours d’Elegance attracted a mind-blowing selection of cars, including one very unique Mercedes-Benz.

AS BILLIONAIRE CLIVE PALMER parked his 1938 Mercedes-Benz 540K Sports Cabriolet in the main street of Noosa Heads he could not have known that good fortune would be heading his way soon.

The Mercedes didn’t win one of the three awards up for grabs at the inaugural Noosa Concours d’Elegance in fashionable Hastings Street, but by association it scored something perhaps even more valuable: three weeks later, a 1937 540K Roadster, identical in many respects to Mr Palmer’s, was awarded the world’s most coveted classic car prize, Best of Show at the Pebble Beach Concours d’Elegance in Caifornia. The annual Pebble Beach concours attracts the rarest and most desirable motor cars on the planet.

This year’s winning car – and Palmer’s – were powered by a 5.4 litre, eight-cylinder engine.

Only 406 of this model were made and they came with a variety of body styles.

The Pebble Beach car is a sporty roadster, Palmer’s a spacious cabriolet more suited to open-top touring.

But to compare photographs of the cars from the front quarters, they are strikingly alike –and imposing as only black-painted pre-war Mercedes can be.

The value of Palmer’s car is unknown, but undoubtedly it has been enhanced by the Pebble Beach win.

That car, made originally for the King of Afghanistan, Mohammed Zahir Shah, sold to its present owner last year for $US9.9 million and was then restored at unimaginable cost by the Mercedes factory.

Palmer’s car was sold to a German Minister in 1939.

Following the war, the vehicle was discovered damaged on the roadside in the bombed German city of Wurzburg by American soldiers and eventually was shipped to the United States.

In 2010, it found a new owner and underwent a five-year restoration by one of Germany’s finest restoration companies.

While it is presumably lower in the pecking order of 540Ks – judged on historical provenance, originality and condition – it must also be worth millions and presumably even more since the glad tidings from the boutique Pebble Beach golf resort and neighbouring towns of Carmel and Monterey, which are consumed every year for a week of high-class automobile events.

Another interesting coincidence for Mr Palmer is that one of the judges of his car was Noosa’s guest-of-honour, Chairman of Pebble Beach Concours d’Elegance Sandra Button. >>

Her standing in the classic car world would make the influence of Clive’s billions pale into relative insignificance, but she must have been reminded of the Noosa 540K as she watched its ‘cousin’ showered with champagne and confetti at her own event just weeks later.

With a surprising number of seemingly wealthy collectors, southern Queensland has the potential to create its own Pebble Beach at Noosa every July.

Clive exhibited four cars, the Mercedes, a 1939 Bugatti Type 57C Stelvio Cabriolet, a 1955 Jaguar XK140 Coupe and a 1990 RollsRoyce Phantom VI, but none warranted a prize among 46 carefully-selected entries.

Best of Show was a Jaguar XK120 Fixed Head Coupe.

What should have amazed the thousands of visitors who thronged to the free display along closed-off Hastings Street was that so many magnificent cars live discreetly in their midst.

Admittedly, a handful such as the Bugatti Veyron, came from interstate, but make no mistake there is a king’s fortune in cars hibernating in garages between the Gold Coast and Sunshine Coast.

These were cars most people would not see in a lifetime.

Although the Gold Coast hosted several highquality concours in the 1990s at the-then Jupiters Casino and Royal Pines Resort, none collected as many rare cars.

Public spectators at Noosa saw the likes of Bristol, Bugatti, Porsche, Mustang, Pagani, Maserati, Morgan, Bentley, Ferrari, Aston Martin and Corvette.

Also, there were non-competing displays of current supercars from McLaren, Aston Martin, Porsche, BMW and others.

The show highlighted the fact classic cars are enjoying new-found popularity in Queensland.

For example, the Gold Coast Motor Museum and recently-opened Brisbane Motor Museum are attracting thousands of visitors.

I also look forward to seeing if Clive Palmer’s reported second attempt at a car museum on his Coolum resort comes to fruition.

He demonstrated at Noosa he has some display-ready exhibits, while I wonder what it would take to refurbish the 100-odd cars that comprised his first museum in 2013.

A development application for the new venture was submitted in March and enthusiasts can only hope that this time it proceeds.

SPRING SELLING SEASON

A steady market in transition.

AT LAST, there’s been some decent research that offers perspective on the looming ‘mortgage cliff’ – that is the doomsday scenario that warns of a property market collapse as borrowers transition from low fixed-interest mortgages to much higher variable rates.

After being labelled as a risk factor by market pundits for the better part of a year, the cliff theory is currently playing out with the worst of it said to have started hitting the market in April this year.

CoreLogic’s head of residential research Eliza Owen raised the issue in February.

At the time, she examined the potential impact of about 1.3 million loans nationally that were financed between January 2020 and October 2021.

The loans were secured when fixed rates fell to record lows, attracting many first-home buyers and investors to buy a home.

Three-year fixed rates slumped to an average low of 1.95 per cent in May 2021 for owner occupiers, which compared with average variable rates of more than 5.6 per cent in June this year.

On an average home loan of about $550,000 over 30 years, the increase has effectively

added an extra $1,100 a month to the budgets of affected households.

In February, Ms Owen forecast that the worst of the so-called cliff would impact the market over three months from April to June this year which is when most of these fixed loans were expected to expire.

To be fair, she also noted that it will take time for the interest rate transition to take effect, arguing that it could be November or even December before the verdict is in.

But the CoreLogic researcher took another look at the mortgage cliff hypothesis in August, and her findings so far have determined that there is little sign of trouble in the market.

A rebound in property prices since the beginning of this year may be part of the reason, even though the pace of growth had understandably slowed by mid-year with rising interest rates.

Ms Owen notes that a rise in property listings in July was an anomaly in a market that is accustomed to a spike in selling over spring.

However, she says this could be due to sellers taking advantage of price gains.

“With home values rising for the past five months, this may be prompting more selling

decisions that did not take place when the market was in decline last spring,” says Ms Owen.

“Some prospective sellers may also be looking to get ahead of the spring selling season when competition among vendors is likely to be more intense, a tactic which has been noted in liaison with some real estate agencies.

“The addition of new listings to the market are not necessarily a sign that higher mortgage costs are creating forced selling conditions. However, as more mortgage holders are exposed to higher interest costs, it will be a telling metric to follow.”

Ms Owen points to data from the Australian Prudential Regulation Authority (APRA) to determine the extent of mortgage stress in the market.

The most recent data from APRA in the March quarter showed that arrears – namely late payments – for housing credit was ‘extremely low’ at 1.2 per cent of outstanding debt.

Mortgage payments that were 90 days or more late comprised 0.7 per cent of the total while those edging into trouble, namely those that were between 30 and 89 days late, were even lower at 0.5 per cent.

Certainly, the figures are higher than the 1 per cent recorded in the September quarter last year, but Ms Owen notes that the latest arrears data remains below the pre-pandemic levels of 1.6 per cent in the March quarter of 2019.

“Overall, it seems official data on mortgage stress has not seen a blowout in arrears amid the expiry of low fixed-term loans,” she says.

“As home values rise, the risk of default also remains low. However, as what is likely to be the last of the RBA’s rate hikes is passed through to households with a mortgage, there may be a mild deterioration in housing market conditions if new listings decisions continue to rise.”

In the meantime, it’s worth noting CoreLogic’s Pain & Gain Report which offers perspective on the percentage of homes being sold at a loss compared with those sold at a profit.

The latest June 2023 report reveals that profits from the property market continue to ease nationally as profitable resales fell for a third consecutive quarter to 92.3 per cent in the March quarter from a recent high of 94.2 per cent in the May quarter last year.

Sydney was the worst market for this as just over 10 per cent of resales were made at a loss. However, Ms Owen says profitable residential resales nationally ‘remain substantial overall’

while loss-making sales are relatively contained.

In a sign that owners started cashing in on the recent housing boom, profit-making sales were highest in Hobart, accounting for 99 per cent of resales, followed by Canberra and Adelaide at 98.1 per cent each.

Brisbane also experienced a slight increase in profit-making sales to 95.7 per cent in the quarter, rounding off the four markets performing above the national average.
