OOOO
ARE YOU READY TO START HOUSEHUNTING? By Jen Butcher from Potential Property Surrey
OOOO
W
e all know that what starts off as an exciting exercise of looking online at a property portal, maybe glass in hand following the ‘lets do it’ chat, can sadly turn from fun to stress in a matter of months due to a whole variety of factors. We’ve had a think about how best to avoid the stresses that come with house hunting from our experience of having helped so many lovely families buy houses in the last couple of years, and we think if you follow these simple steps, you’ll navigate your way through the stress of moving with ease.
Don’t jump the gun
It’s far too easy to get all over excited and start house hunting for your new home even before you’ve got yours ready for sale. We can’t tell you how frustrating this will become for you a couple of months in. Maybe you’ll have spotted the perfect house but are not yet in a position to buy. You’ll then compare everything to the ‘one that got away’ or you’ll get house hunting fatigue. So wasting your stamina on houses you are unable to buy really is fruitless. Trust us, wait until you are in a position to view a house ‘seriously’ and be truly ready to buy.
Know your budget
This may seem completely obvious but we often find that clients start off with a vague notion of what they can spend and unless you know your finances inside out, you can waste valuable time looking a house that either you could never afford. Alternatively, you could get frustrated about not being able to find that ‘dream house’, when actually you could stretch a little further to put you in a new ‘price bracket’ and hey presto, you are looking at the level you should have been all along.
Make yourself the most attractive buyer possible
A seller is looking for a buyer who is going to put in an offer that they think is acceptable, but more than that, they want to know that the offer has substance. They want to know that the buyer
does in fact have the money that they have offered. So, to avoid any confusion and stop all the last minute scrambling about and 24 hours of panic, at the beginning of your house buying process get your finances in order and at the very least get together quotes from the various professional services you will be instructing. Even better get an Agreement in Principle from your lender. This will make your offer watertight from the seller’s perspective and will work in your favour if you are in a competitive situation.
Narrow your criteria as much as you can
Too big a search area and you will have too much choice as there are often too many variables. We notice movers from cities, who are used to a choice of very similar styles of house, find the array of types of houses in the countryside a little overwhelming. Our advice is to start to narrow your criteria down with simpler things. For example, choose your child’s schools first. Or if that’s not feasible, work out how long a commute you are willing to do and then look no further than a particular stop on a railway line. Or simply spend the time driving yourself on an orientation tour and work out which village and towns you like and which you don’t. That way when you are looking online, you can dismiss houses straight away that didn’t make it onto your ‘preferred list’.
Property Potential Surrey are a professional property search company that works with private clients to find them their next home. Unlike an estate agent, who acts on behalf of the seller, Jen and Miranda act on your behalf and represent your interests throughout the process to help you secure your dream family home for the very best price.

OUTDOOR STOVES Morso
f Our House
Summer evenings just got a new BFF in the Forno stove by Morsø available at the Fire Gallery in Chertsey
FORNO range. The FORNO is a three-in-one outdoor heater, pizza oven and BBQ.
When something rockets to the top of our ‘Want’ list, we hope you readers will forgive us for shouting about it from the very rafters of TG Towers. Because that devilishly sexy, cast iron love pod pictured above just might be the very gizmo our gardens have been crying out for. But what is it?
Unlike with a standard BBQ, once you have finished cooking, you keep on feeding the fire and, as the outdoor range is made of cast iron, it will keep on heating your outside space whilst creating a cosy atmosphere.
Is it a BBQ? Is it a pizza oven? An outdoor heater? Yep, it’s all three. This is the FORNO, manufactured by Morsø who, by that fetching slash through the ‘o’, you can probably guess are of Scandinavian origin. Denmark in fact, where Morsø have been producing cast iron stoves for 163 years. And their entire range, the Forno, is available from our friends the Fire Gallery in Chertsey.
We can easily see ourselves lounging outside in the garden until 3am with the FORNO crackling away, the smell of BBQ lingering in the air…
And how about these for green credentials? • 98% of the material used in Morsø’s cast iron stoves come from recycled scrap. So imagine that: your dazzling new Forno fireplace could have been a bicycle in another life.
Summer Evenings, Open Fires and A Real Italian Atmosphere
• Morsø makes sure that 80% of the energy needed for manufacturing comes from sustainable energy source, mainly wind.
Morsø has taken the principle of bringing people together whilst enjoying a fire inside the home and applied it to the outdoors with the new cast iron
• They use recycled packaging with minimum print colours.

BBQ The Gas Centre
f Our House
If you want to fire up the Barbie in style this summer then the BBQ Shop at the Gas Centre in Old Woking is the only place to go… You haven’t worn a heavy coat outside for weeks, you don’t close your curtains until 8pm and the outdoors feels fresh and alive once again, begging to be made the most of. Yes, the good times that spring and summer bring have arrived and there’s one activity that unites us more than just about any other when the British weather’s in a good mood: The Barbecue! Leaving aside the tired old tropes of rained-off reunions and ‘kiss the cook’, chefs-for-a-day dads, there remains the question of what to do when it’s time to re-evaluate your garden’s cook station. Is it time to retire that carbonised bucket of rust that once called itself a BBQ? Well, obviously. But if you’re after something to take your al-fresco cooking to smoky new heights, a BBQ that brings out the best in your food, one that’s guaranteed to bring pleasure to yourself and your guests over many, many summers to come then we’d like to introduce you to The BBQ Shop at the Gas Centre in Woking. When they’re not heating homes with some of the UK’s most attractive and efficient indoor fires and stoves, the Gas Centre stock an unbelievable range of top name barbecues from brands such as Broil King, Napoleon, Cadac, Beefeater and Big Green Egg. There are models in a variety of gas and charcoal options for every cook imaginable, from
super-portable grills to four-burner ranges to a fully equipped outdoor artisan kitchen, fitted with sinks and fridges. Maybe you’ve got your eye on those BBQs-du-jour, the Big Green Eggs, in particular. In which case the Gas Centre are the local experts to talk to when choosing just what fantastically versatile ceramic green ovoid to put in pride of place in your garden. Made from the finest, highest quality American ceramic material which comes with a Lifelong Guarantee, Green Eggs have even been seen in many Michelin Star Restaurants because of the moistness of the food created and the durability that the build gives the cooks. There are a full range of packages available across this range and others, and it goes without saying that the Gas Centre can supply every kind of BBQ accessory you’d need, from cleaning products, extra grills and griddles to utensils and even tools just for making pizza.
And if you can’t see what you’re after in store, you’ll find their vast range in its entirety online and all of the models you see on the site can be delivered to your door. They’ll even build your BBQ for you should you wish it.

PATIOS Patio Black Spot Removal
f Our House
Your patio should be the stage that summer plays out on as you host parties, al-fresco Sunday lunches, barbecues or simply lounging around while you survey your garden domain. But no patio or garden path is immune to black spots and other blemishes. You can scrub or pressure wash until the day is long, but such treatment rarely restores the stone to anything like its original spotless beauty. In fact, you may even damage the surface of your stonework leaving it porous and susceptible to frost damage. Fortunately, one company have made it their mission to ensure that stonework remains beautiful all year round. The Patio Black Spot Removal Company, based in Godalming, have been in the business of restoring and preserving stonework for over 30 years, and have specifically formulated the Patio Black Spot Remover to restore the
original colour of your stonework, resurrecting paths and patios to their original pristine glory once and for all. Patio Black Spot Remover is supplied in liquid form, with no mixing required so it’s ready for use. Specific treatments are available for natural stone, artificial stone and block paving. The Preventer can be used on both artificial and natural stone and targets the black lichen spores, killing them before they can germinate, avoiding the use of harmful and impractical pesticides. It also kills green and red algae that grows on garden paths, patios and other decorative stonework. Using these products is simple, and requires little more than a standard garden pneumatic spray. So, you could do itself but you could just as easily leave it to the experts and arrange for Patio Black Spot Removal to do it all for you. After all, they designed this miracle among patio cleaners so who better to apply it? Patio Black Spot Removal are all you need to do your patio proud.

ACCESSORIES Jo Downs
f Our House
Following on from her celebratory 20th year in business, Jo Downs has launched into her third decade with a string of stunning, handcrafted new interior collections for 2017. First to launch in her home county of Cornwall, and now available at her Ripley gallery, is the new Celtic Coast collection, which includes decorative bowls, candle stands, mirrors and luxury grand-scale feature pieces, all inspired by the beautiful British shoreline and cut, crafted, fired and finished at her Cornwall studio in clear glass and dazzling copper fish. Priced from just £11 to £695 the range has pieces for everyone with a passion for stylish design and contemporary British craft. Celtic Coast is available alongside sister collections including Jo’s romantic Celtic Hearts collection, and the geometrically inspired Morwenna collection in warm tones of copper, gold and russet. New ocean inspired collections in deep blue and dazzling turquoise include Jo’s new Azul, Porthcurno, Samphire and Trebarwith designs, meaning a visit to Jo Downs this summer promises a wealth of stunning new glass work you won’t be able to resist. Jo is also well known for her bespoke architectural and interior projects and is available to create that specially designed feature piece to really enhance your living space. Every Jo Downs piece is hand cut, crafted,

fired and finished at her Cornwall studio, meaning colours, textures, designs and dimensions can be customized to suit your taste. Visitors to Jo Downs Handmade Glass in Ripley can discuss and arrange their own unique commissions with the gallery’s knowledgeable staff. Right now, she is beginning work on a commission for University College London Hospital, creating glass wall panels to enhance the educational space and inspire the patients and students, as well as working on private commissions attracted by the launch of her stunning new fused glass chandelier designs which she showcased at London’s 100% Design exhibition in 2016. “The chandelier concept has been in development in my studio for several years now, and we launched it only when the process had been perfected. These works are created from tens, even hundreds of individual pieces, so it’s pretty intensive work requiring multiple firings and incredibly detailed finishing. The joy of the chandelier idea is that it can be adapted to suit any space, in any design, so the truly bespoke nature of these pieces really shines through. I’m incredibly proud of them, and each commission I’ve had has been completely unique. When the chandeliers are installed, that’s the day these works, and bespoke works in general, really come into their own. They are unique to each person and each place. Bespoke works, I think, are really a reflection of the client’s identity, their personality, passions and aspirations. If I can achieve that perfect piece that really reflects who they are, I’ve done my job well.”

Not Just Kitchen Ideas started their humble beginnings renting a small part of a shop in Sandhurst, Berkshire in 1992, offering a kitchen design and installation service. Due to its resounding success, the business rapidly grew and they were soon looking for new premises. In 1993, they secured a unit in Hermitage Road, St Johns and opened their first showroom. They continued to grow and soon after expanded into the next two units becoming one of the most established businesses in the village. Kitchens trends have changed in the last 25 years; in the 90’s it was a practical space. Doors were oak or beech in shaker or cathedral style, wall tiles were patterned and appliances white. In the noughties, it became a valuable family room, formal dining areas were switched to islands, granite replaced laminate, appliances were integrated and flat glossy doors were on trend. Currently the kitchen is the heart of the home with style and innovation being paramount. Open plan continues to trend, so too is technology from smart fridges, remote control appliances, the choice seems to be
endless. We see kitchens in every colour imaginable. The design trend seems to be a combination of traditional and contemporary, in fact an evolution of the 90’s and noughties. Bathroom design has seen a dramatic change. During the 1990’s we moved away from peach, avocado and turquoise suites coupled with wall to wall carpets and cumbersome vanity units. Shower baths, low profile shower trays, wall hung and back to wall toilets along with plenty of storage became desirable. Today we dream of a luxurious hotel style bathroom. 2017 sees heritage style being popular, especially in Victorian and Edwardian homes, also spacious walk in showers with statement basins with matte, neutral large tiles. Technology is now considered during the design process Bluetooth mirrors and remote control showers are now on wish lists. Imagine getting your shower to the right temperature and streaming your morning music into your bathroom before you even get up in the morning? Not Just Kitchen Ideas are very proud of their family roots and since opening in St Johns, Frimley and Guildford showrooms soon followed, boasting over 100 stunning room displays across all three sites. Local and independent, they have built an enviable reputation for quality and experience. Specialists in innovative design they have a wealth of experience and continue to provide exceptional service.

Unlike any other roof, an Atlas Skyroom has no unsightly rod tie bars or low supports cluttering the roof. The supports guarantee excellent headroom and no intrusion into the room – even in large rooms. This, combined with the technology eliminating the need for boss or hoods overpowering the ridge, really does give MORE SKY LESS ROOF.

The unique Atlas system design is created using slim, elegant roof material. Compared to conventional roofs, the Atlas internal ridge width is 70% slimmer and the roof structure is up to 33% stronger.

APPEARANCE OF A REAL ORANGERY
f
Much like a traditionally built orangery, the Skyroom’s industry leading design has the appearance of a real lantern roof set within a solid roof. This illusion is created using a ‘raised ringbeam’ between the top of the internal pelmet and the roof, helping to create a perfect finish to the room’s décor.

Well thanks to Atlas, the Skyroom is one of the finest contemporary looking conservatory spaces available on the market, designed to emulate the appearance of a real lantern roof set within a solid roof. This illusion is created using a ‘raised ringbeam’ between the top of the internal pelmet and the roof, helping to create a perfect finish to the room’s décor. The key to the Skyroom’s realistic internal look of an orangery is the solid variable depth pelmet. This custom designed internal pelmet instantly changes the appearance of the room, and with spotlights added you can create the perfect evening lighting. The Skyroom will transform your home like no other. Due to its superior thermal performance, the Skyroom can be comfortably used 24 hours a day, in all seasons.
