5 ENTRE VILLES ET BORD DE MER IMMOBILIER DE PRESTIGE 2023 - 2024 : UN SEGMENT COMPLETEMENT DECORRELE DU MARCHE NORMAL Malgré un contexte très difficile avec notamment l’inflation, la hausse des taux, le durcissement des conditions de crédit, la baisse de l’euro et la guerre en Ukraine, notre maison - le leader français de l’immobilier de prestige avec 80 agences immobilières dans l’Hexagone - peut dresser un bilan étonnamment positif depuis le début de l’année, avec un volume de vente de plus de 1 milliard d’Euros sur les 8 premiers mois de l’année ! Bien que les acheteurs de biens «normaux» aient été freinés ces derniers temps, les acquéreurs de biens haut de gamme, que ce soient des Français fortunés ou des investisseurs étrangers, sont encore très actifs, avec une liquidité importante et une forte volonté de placer leur argent dans cette valeur refuge qu’est la belle pierre. De manière générale, ceux qui peuvent investir dans la pierre de prestige le font sans hésiter. Cependant, les acheteurs deviennent de plus en plus sélectifs par rapport à la qualité des biens. Les biens d’exception sans le moindre défaut se vendent encore, pendant que les biens moins extraordinaires, certains avec défauts, se vendent beaucoup plus difficilement que dans les dernières années. Ce phénomène se reflète aussi dans l’évolution des prix. Nous constatons en général un plafonnement des prix après plusieurs années de hausse ininterrompue et une correction des prix à la baisse pour les biens moins exceptionnels. Mais surtout, il ne faut pas oublier que, par temps difficiles, l’immobilier de prestige reste une valeur refuge pour les investisseurs avisés ! FRENCH LUXURY REAL ESTATE 2023 – 2024: A SEGMENT WITH ITS OWN LAWS Despite a challenging environment including inflation, rising interest rates, tighter credit conditions, the fall of the Euro and the war in Ukraine, our company - the French leader for the sale of luxury real estate with 80 brokerages in France – is in a position to draw a surprisingly positive summary of the year so far, with a sales volume of over 1 billion Euros in the first 8 months of the year! Although sales of “normal” properties have been slowing down of late, buyers of high-end properties - be they wealthy French nationals or foreign investors - are still very active, with high liquidity and a strong desire to invest their money in the safe haven that is luxury real estate. Generally speaking, those who are able to invest in high-end properties still do so without hesitation. Without a doubt, buyers are becoming increasingly selective when it comes to quality: Truly exceptional properties without the slightest defect are still selling well, while less extraordinary properties or those with certain drawbacks are moving much slower than in recent years. This phenomenon is also reflected in the development of prices: We are generally seeing plateauing prices after several years of uninterrupted increases, and a downward correction for less exceptional properties. However, in the end, we mustn’t forget that, especially in difficult times, luxury real estate is – and will always remain - a safe haven for savvy investors !

Alors que l’économie mondiale a été secouée par une série d’événements imprévus tels que l’inflation, la hausse des taux, la guerre en Ukraine et un dollar fort, le marché de l’économie mondiale en matière d’immobilier de prestige en France continue de briller. Sotheby’s International Realty France - Monaco, le leader du secteur avec environ 80 agences dans l’Hexagone, a publié des résultats impressionnants pour les huit premiers mois de l’année 2023.

PLUS DE 1 MILLIARD D’EUROS DE VOLUME DE VENTES EN 8 MOIS Contrairement au marché immobilier du neuf et de l’ancien bas-milieu de gamme, le marché immobilier de prestige semble complètement décorrélé des turbulences économiques. Au cours des huit premiers mois de 2023, Sotheby’s a réalisé un volume de ventes dépassant 1 milliard d’euros, surpassant même les années 2021 et 2022, qui avaient déjà été marquées par des records. A SALES VOLUME OF MORE THAN 1 BILLION EUROS IN 8 MONTHS Unlike the new real estate market and the older low-middle-range real estate market, the prestigious real estate market seems completely untouched by economic turbulence. In the first eight months of 2023, Sotheby’s achieved a sales volume exceeding €1 billion, even surpassing the record-setting years of 2021 and 2022.

Alexander Kraft, Président-Directeur Général de Sotheby’s International Realty France - Monaco, commente cette performance remarquable : «2020, 2021, 2022... Ces trois années ont connu records après records contre toute attente. Dans le contexte actuel de crise, nous pensions que l’euphorie passerait vite et que l’année 2023 serait plus calme. Pourtant, jusqu’à aujourd’hui, l’année 2023 s’annonce étonnamment robuste. Bien que les mois de janvier et juin aient été moins actifs, nous avons tout de même réalisé fin août un volume de ventes de plus de 1 milliard d’euros, encore mieux que l’année dernière. Le 1er semestre se révélait déjà meilleur que celui de 2022, et les mois de juillet et août se sont avérés encore excellents ; de même, la rentrée promet aussi d’être animée. Par conséquent 2023 s’annonce comme une année encore très forte en dépit des circonstances difficiles.»

DES PERSPECTIVES PRUDEMMENT OPTIMISTES Un dollar fort favorisant les acheteurs étrangers, et les acquéreurs venant des États-Unis et du Moyen-Orient sont particulièrement présents sur le marché français de l’immobilier de prestige. Malgré quelques défis, les perspectives pour la fin de l’année restent prudentes, mais optimistes. Le marché devrait continuer à attirer les investisseurs avisés, d’autant plus que l’immobilier de prestige reste une valeur refuge en temps difficiles. Sotheby’s International Realty France - Monaco est confiant dans l’avenir, ayant récemment ouvert une dizaine de nouvelles agences pour répondre à la demande croissante. UN MARCHÉ DE PRESTIGE À DEUX VITESSES Le marché de prestige se distingue par plusieurs caractéristiques notables. Tout d’abord, il s’agit d’un marché à deux vitesses. D’un côté, les acheteurs de biens hauts de gamme, notamment des investisseurs étrangers, sont actifs grâce à une liquidité importante. «Le marché de prestige n’est cependant pas complètement à l’abri des circonstances difficiles : le réseau de Sotheby’s International Realty France Monaco a pu constater que les négociations prennent beaucoup plus de temps qu’au cours des années précédentes, et que les

acheteurs deviennent de plus en plus sélectifs par rapport à la qualité des biens», ajoute Alexander Kraft. De l’autre côté, les acheteurs de biens “normaux” français sont freinés par des difficultés de financement. En conséquence, on assiste à un plafonnement des prix et à une correction à la baisse pour les biens moins exceptionnels.

Against all expectations, these last three years have beaten record after record. In the current context of crisis, we thought that the euphoria would pass quickly and that 2023 would be calmer. Yet, up until today, 2023 has promised to be surprisingly robust. Although January and June were less active, at the end of August we still achieved a sales volume of more than €1 billion, which is even better than last year. The first semester was already better than that of 2022, and the months of July and August were still excellent. Similarly, September also promises to be an animated period. 2023 is looking like a very strong year despite the difficult circumstances.” A PRESTIGIOUS MARKET RUNNING AT TWO SPEEDS The prestigious market is distinguished by several notable factors. First of all, it is a two-tier market. On the one hand, buyers of high-end properties, including foreign investors, are active thanks to significant liquidity. “The prestigious market is not completely immune to difficult circumstances: the Sotheby’s International Realty France - Monaco network has seen that negotiations are taking more time

than in previous years, and that buyers are becoming more and more selective about the quality of properties,” adds Alexander Kraft. On the other hand, buyers of French “normal” properties are hampered by financing difficulties. As a result, there is a price cap and a downward correction for less exceptional properties. CAUTIOUSLY OPTIMISTIC PROSPECTS With a strong dollar favouring foreign buyers, buyers coming from the United States and the Middle East are particularly present in the French prestigious real estate market. Despite some challenges, the outlook for the end of the year remains cautious but optimistic. The market should continue to attract savvy investors, especially as prestige real estate remains a safe haven in difficult times. Sotheby’s International Realty France - Monaco is confident fot the future, having recently opened a dozen new agencies to meet growing demand. In conclusion, the prestigious real estate market in France in 2023 shows impressive resilience despite a tumultuous economic context, and remains an attractive option for domestic and international investors looking for exceptional properties.
