Phuket Botanic Garden should be on a list of attractions to visit while in Phuket! The site is in the Chalong area not far from Chalong Temple. The garden features an amazing horticultural display split into 30 zones, each containing different species. The site contains a butterfly garden in addition to various other gardens: Herb Garden, Orchards, Sufficient Garden, Orchid Garden, Fern Garden, Cactus Garden, Rainforest, Japanese Garden, English Garden, Bali Garden, Water Lily Garden and a Palm Garden. The Phuket Botanic Garden also serves as a research centre for many rare plant species. Take a picnic lunch and enjoy these immaculately kept tropical gardens.
Phuket has plenty of choices when it comes to places to see and things to do or to try. We hope the suggestions here will enhance your holiday experience and perhaps persuade you to return in the future.
Open from 9am-4.30pm. Closed on Wednesday. The entry fee for non-locals is 500 baht for adults and 300 baht for kids. 102 G3 Phuket Botanic Garden.
If you are here with your family, horse riding is a relaxing and romantic way for you all to explore Phuket's natural scenery. In contrast, a brisk canter along the beach is most invigorating.
A hundred years ago, Phuket City had a prosperous economy based on tin mining, and even back then was an international centre with a large expatriate community of Chinese and Europeans.
There are two clubs on the island: Phuket International Horse Club, easily spotted at the entrance to Laguna Resort, is open seven days a week from 8am until 6pm. Phuket Riding Club is located in the southern part of the island on the road to Rawai Beach, and offers riding tuition for all levels of ability including children. The Club is open daily from 7am until 6.30pm.
They built beautiful homes in the style called Sino-Portuguese – terraced townhouses with narrow frontages and accommodations which stretch back from the road. The interiors often include walled gardens and fountains, and are beautifully furnished with antiques and Chinese inspired decorations. Rommanee Road is a fine example which has been fully restored. Visit Talang Road, Yaowarat Road and Dibuk Road. Nowadays, these streets in the Chinese quarter have transformed themselves into busy thoroughfares featuring antique shops, speciality restaurants and more. 81 B4
The oldest Chinese school in Phuket, Thai Hua School was built in 1911 and has now become the Thai Hua Museum, serving as a community and exhibition centre for baba arts and culture. The museum is a two-storey building with the upper level balconied internally to look down on the ground floor. Many of the exhibits and artifacts relate to the art and culture of China. Some of the old schoolrooms still remain as they were in the past with old school desks and photographs of former students. The Phuket Thai Hua Museum is on Krabi Road. It’s open on Tuesday through Friday from 1 to 8pm and Saturday and Sunday from 9am to 8pm. Entrance is free. It's certainly worth a visit.

The Provincial Hall, the Phuket Courthouse and the town branch of the Siam City Bank are further examples of architecture from the past. All well worth a visit. 81 C5 Talang Rd. 81 C4 Rommanee Rd., Yaowarat Rd. and Dibuk Rd.

Hatteras 100 Raised Pilot House A modern American classic
Large on life
Luxury abounds
For more than 50 years, Hatteras Yachts have had the privilege of building impressive motor yachts and sport-fishing convertibles for discerning yachtsmen around the world. The Hatteras 100 Raised Pilothouse follows in the great tradition of defining style, comfort, off-shore performance and luxurious craftsmanship that many have come to expect from this icon of the sea.
The amenities and accommodations found aboard the 100 RPH are typically reserved for vessels much larger in size. She features the largest aft deck and salon in her class, and offers an optional on-deck master suite that is the very definition of luxury.
Inside, her luxury knows no bounds. An opulent galley on the main deck is standard, and below deck you’ll find three complete guest suites and a luxurious full-beam master suite. Beautiful hardwoods, impeccable craftsmanship, stone countertops and fine furnishings will all have you convinced that this is our finest yacht yet.
From the elegant lines of her profile to the exquisite details found in the salon cabinetry, the Hatteras 100 Raised Pilothouse may well be our most beautiful yacht yet and like every other Hatteras she’s the result of valuable input from our customers and owners. Every polished surface, pane of glass and curve in her superstructure commands the attention of even the most casual observer. To the experienced yachtsman, however, these aesthetic details are testimony of the half-century of knowledge and tradition that have been invested into her design.
Outdoor living Her exterior entertaining spaces are abundant. Enjoy the thrill of the adventure from the bow observation lounge, relax on the aft deck and enjoy the breezes, or sun yourself on the richly appointed fly bridge.
20
The 100 RPH is not just another model; she’s the flagship of our next generation of motor yachts – delivering a level of style, luxury and quality found only in a Hatteras product. For more information or a brochure: www.reeltorqueyachts.com

PHUKET'S BEST BURGER
Everyone loves a great burger. The perfect ratio of burger to bun, the selection of choice ingredients, and the overall personality of the Burger Maestro are all major factors in determining whether a hamburger is worthy of the illustrious label ‘Phuket’s Best Burger.’ Restaurateurs and chefs all came together to compete to see whose burger reigns supreme and who the winner of Phuket’s Best Burger 2015 would be at the Town Square in Royal Phuket Marina on the 21st March. Contestants were each allocated a space within the Town Square where they set up their pop-up burger stalls. The huge crowd that attended were treated to 11 different burgers, and not only that but on the boardwalk there were also other F&B outlets offering tastes from all around the world, with Indian food thanks to Bollywood Restaurant and Turkish fare from Kataturk Restaurant along with craft beer from Two Tales from the Czech Republic.
The main event of course was the burger competition and at 7pm the 11 contestants each brought their precious burger to the judging room. The seven judges blind tasted each burger; they had no idea which burger came from which contestant. When the judges were well and truly stuffed they gave out the verdicts. Jay ‘Le Shark’ Walker, the Director of Marketing and Operations, who was also the event organizer and MC for the evening announced the results on the main stage. The winner of Phuket’s Best Burger 2015 was… (insert your own drum roll here)… Xana Beach Club! Xana received the trophy and of course more than that, they can now boast 'Phuket’s Best Burger' for the next 365 days. It was a great event for the whole family and Royal Phuket Marina was the perfect backdrop. We're sure that the 2016 event will be even bigger and better. The top three contestants were: 1. Xana Beach Club, 2. The Frying Kiwi, 3. The Village, Coconut Island. Others included: Re Ká Ta Beach Club, Kata Rocks, Sea Breeze, Frying Kiwi, Pullman, Lucky 13 Sandwich, Cults Burger, Dewa.
The Helicam crew recently set sail on a four-day live-aboard cruise around the Similan Islands, Koh Bon, Koh Tachai, and Richelieu Rock, to capture images of the Pawara - a purpose-built 12-cabin dive boat. The Helicam assignment was to shoot material for a promotional video using drones and other cameras on board. Helicam filmed the boat in several locations to feature prime footage of some of Thailand’s best dive sites that offer amazing marine life and scenery both above and below the water. At various points during the cruise guests were taken out to visit beaches within the National Park. Footage of giant manta rays and other marine wildlife was recorded by many of the divers.

There was also live jazz on the boardwalk of RPM as well as a guest appearance from The Legends of Siam who warmed the crowd up before the amazing Black and Blue band entertained on the main stage. Children at the event were also well taken care of with a huge bouncy castle that was very well received by both the little ones and their parents, along with Oasis.ed who set up a pop-up children’s club offering fun activities for the kids, including face painting, clowning and games.

PHUKET STREET FOOD SCENE
PHUKET STREET FOOD SCENE
Kanom jeen
These are just a few of the endless choices of fresh ’n’ cheap eats on sale around the island. With only a few baht to lose if you don’t like a particular snack or meal, there’s no excuse not to be an adventurous and exploratory eater in Phuket. Happy dining!
Haw mok Roti
SCENE
Satay Haw mok. This spicy crab mousse cake steamed and served in banana leaf makes for a rich and zippy complement to any meal, especially kanom jeen.
Tropical Phuket is most famous for its beaches, but to experience the real heart and soul of the island it’s essential to delve into its local food culture. Throughout Thailand, eating is a joy and an all-day topic of conversation − and Phuket is no exception. When Thais are not busy eating they’re often talking about their last meal . . . or their next one. This is just a theory, but we believe that if people were to learn the vocabulary for Thai food only, they’d be able to follow 80 percent of the chatter here.
Here’s a sampling of some of our favourite cheap Phuket dishes, none of which will cost you more than 50 baht
From the lively markets to street stalls, to tiny family-run eateries with three or four tables, fresh fare is inexpensive and easy to find in every town on Phuket. And with so many roving motorbike food carts, lazy gourmets could just stay home or find a shady spot along the road and wait for the food to come to them!
Hokkien noodles. When served in a soup, this is a refreshing dish with round noodles, thinly sliced pork, shrimp and a delicious eggnoodle dumpling stuffed with herbed minced pork. Also in hot demand for the lunch set are ‘dry’ Hokkien noodles, usually stir-fried with a mix of pork and seafood – very hearty and filling, especially if an egg is thrown in.
There’s no shame in eating cheaply here. We’ve seen some prominent local businesspeople and politicians happily slurping up 40-baht bowls of noodles at no-name stalls on several occasions. Immaculately dressed office ladies can often be seen at street-side food shops tucking into a plate of khao kha moo (stewed pork leg) or a similarly cheap rice dish, their designer handbags delicately balancing on a plastic stool beside them. Takeaway is also popular, and most every food vendor here will be able to box up and bag their meal offerings and assorted condiments with great skill and lightning speed. Their ability to cinch a plastic bag airtight with a quick wrap of a rubber band is impressive – we’ve never had a leaky bag of fish sauce yet! One of the easiest ways to find a tasty variety of cheap eats is to visit a local festival, of which there are many throughout the year in Phuket. Some of the best events for satisfying your local food cravings include the Phuket Old Town festival in January-February, the Chalong Temple Fair held annually during Chinese New Year and the Patong Beach Carnival in December. In Saphan Hin public park in Phuket City, there’s usually a festival of some sort or another about every year. The festival themes may vary, but they’re always teeming with food vendors.

Hokkien soup
Roti. A Thai-style pancake. This fried dough is served either sweet with banana and sweetened condensed milk or savoury with a small curry dish at the side. It was an early-morning beef curry roti that convinced us of something that the locals have long known: spicy breakfasts are a true delight.
And no meal is complete without a selection of sweets or snacks!
Here are some of our top choices:
Satay. Grilled lightly curried meat (usually pork) on a stick served with a spicy peanut sauce plus a side of sliced onion and cucumber soaked in vinegar. If you turn up at a party with a bagful of satay, you’ll be very popular indeed. Kanom jeen. This is a Phuket breakfast favourite, and it should be noted that ‘some assembly is required’ to fully enjoy this dish. You first need to select your curry – beef, chicken, fish, crab – which is put in a bowl with rice noodles. Then you’ll find a selection of crunchy vegetables including radish, sprouts and green beans, plus sauces, spices and herbs at your table, which you add and mix according to your taste. Artful eating at its best.
Kanom luk chub
The Good and the Cheap Some of our favourite Phuket local restaurants Aroon Restaurant, Thalang Road, Phuket City Serves all kinds of roti, plus noodle and rice dishes. If this is too busy, try Abdul’s next door – also very good! Mee Ton Poe, at the Clock Tower circle opposite the Metropole hotel, Phuket City Open daily from lunchtime. Get there early because it can be difficult to find a table. Its speciality is Hokkien stir-fry noodles and a stall out front sells pork satay at 50 baht per 10 pieces. N.C. Restaurant, opposite Royal Phuket City on Phang Nga Road in Phuket City With ultra fresh veggies, this is one of the best spots for kanom jeen. It’s also a one-stop shop for many cheap eats including Hokkien noodles, haw mok, any kind of rice dish, baked goods and sweets − and excellent massaman curry. Ko Yoon, Yaowarat Road at the Suriyadet fountain circle, Phuket City The best Hokkien noodle soup shop in Phuket, or so claims a sign hanging in the restaurant’s entrance. It’s like a sauna inside and rather eccentric in design, with dusty Chinese ceramics and silk flowers on the shelves, but it’s a great spot to watch all the comings and goings of the tourists and market people.
Sakoo saimoo Dim sum. For most dim sum shops you need to arrive early in the morning to avoid missing out on the best of these tiny servings of steamed pork, seafood and vegetables. Diners are charged by the bowl, about 10-20 baht per serving. To find a dim sum shop, look for an open restaurant with either huge metal pots with rounded lids or stacks of bamboo steamer bowls.
Bamboo sticky rice
Salapao (steamed Chinese buns stuffed with BBQ pork or bean), khao tum mud (banana and sticky rice wrapped in banana leaves – only 10 baht per piece!), kanom krok (little round servings of coconut pudding, often topped with corn), kanom buang (crispy wafer with coconut cream and shredded coconut), sangkaya fuk tong (pumpkin and coconut custard), khao lam (sticky rice in bamboo – the black rice variety is our favourite), sakoo (steamed tapioca balls stuffed with pork and peanut, served with lettuce and chili). One sweet that’s almost too pretty to eat is luk chub, a sugary bean candy skilfully shaped to look like tiny fruits, vegetables or chillies.
Jade Restaurant, opposite the police station, Chaofa East Road, Chalong There are many dim sum shops in Phuket but one of our favourites is Jade. They also make a huge and tasty khao thom. Baan Sukapun on Thepkrassatri Road in Phuket City (just south of Nissan) also does a good dim sum, and we love its vegetable sakoo.

BOBBY DUCHOWNY – LEMONGRASS HOUSE
Bobby Duchowny A leading global supplier of quality essential oils, Lemongrass House is a grass-roots labour of love built right here in Thailand by husband and wife team Bobby and Palita Duchowny. Bobby and Palita's venture began when the pair bottled and branded locally-sourced lemongrass and started selling the essential oil at Chatuchak weekend market in Bangkok. While peddling their natural mosquito repellant, Bobby and Palita perfected blends of oils and got hands-on studying the science of aromatherapy. After two years of lugging their products across the city every weekend to set up their small stall at the stifling hot and crowded market, the hard-working pair got their first big break, and they found themselves rushing to put together their first wholesale order for a major hotel chain. Word quickly spread and the orders grew, so it was soon time to set up the first store in the Lemongrass House franchise, which opened in Phuket in 1996. Nearly 20 years on, Bobby is a busy man. The 42nd Lemongrass House store has just opened in Hong Kong and three more are opening in Geneva, Muscat and Istanbul. Bobby and his team also help hotels and spas create bespoke collections with Lemongrass House products in about 400 hotels and in the top 100 spas worldwide. The Lemongrass House team's claims to fame include Time Magazine's "Best Spa Products in Asia" award; featured in The New York Times; and the flagship store voted "Best Shopping Location in Phuket" on the Condé Nast Traveller Hotlist. For a man who clearly has a lot on his plate, Bobby comes across as relaxed and carefree, with barely a furrow lining his brow. At the Bangtao store a team of about 30 staff distill, mix, bottle, package and deliver products as well as servicing customers with hundreds of products lining the shelves. Bobby spends time chatting with hoteliers and spa managers, working on creating signature scents and packaging. "Helping hoteliers develop unique scents and designs for their hotels is fun and rewarding. We design packaging in-house for our hotel customers, who typically want to create a unique scent for their hotel or spa. We work very closely to come up with distinct aromas and blends for a variety of situations," said Bobby.
The most challenging aspect of running the global operation is ensuring consistency for the brand. "Every new Lemongrass House store should have the same look as the original – a rustic-industrial arrangement of shipping containers and rugged wood. When someone invests in a franchise, it's understandable that they often have their own ideas about how their new store should look so we have to be quite vigilant about that," said Bobby. "Lemongrass oil itself is quite common in Thailand but you have to be careful you are getting the best quality. Our philosophy is to always use the highest quality premium aromatherapy grade essential oils available for all of our products" said Bobby.

Literally thousands of products fill the shelves at Lemongrass House in Bangtao. There is an abundance of sweet smelling flowers in Thailand that make excellent essential oils, supplied by more than 40 local producers. In the lab, bottles of pure essential oils line the shelves, ready to be blended by the in-house aromatherapists. After a brief forray, Bobby returns cradling one of the most expensive oils in stock: Siam Magnolia, which requires thee tons of flowers to make just one kilogramme of oil and costs about US$35,000 – quite symbolic of the grassroots business that simply grew and grew.

Mining Monument Visitors to Phuket head straight for the beaches and who can blame them – they are among the most beautiful in the world. However, when that golden tan has been achieved and the bottle of suntan lotion is empty why not pay a visit to Saphan Hin? This is where the locals go for recreation, sports and just to enjoy the clean, fresh breezes.
Known officially as the Sapan Hin Mining Monument, it is referred to in local parlance as “Wong Wian Hoi” which translates roughly as the Circle of Shell. Here there is an old dredger-shaped monument called, the “60 Year Mine Monument”, which was built on the headland at the southern end of Phuket Road in 1969. This commemorates one Captain Edward Thomas Miles, an Australian who brought the first metal oredredger to Phuket in 1909, hence the ‘60 year’ bit. In former times Sapan Hin was regarded as the gateway of Phuket because the promontory was the chief trading port for freighters. As time went by, more land was reclaimed and developed into parks and public facilities, which now include a sports centre, large playing fields, restaurants and the Island’s boxing stadium. It is also the site of two colleges – Phuket Community College and Phuket Vocational College. Every morning many Phuket residents visit Sapan Hin for jogging or just to enjoy walking along the mangrove-lined paths. In the evenings people turn out to play tennis, basketball, volleyball, soccer, lawn bowling and takraw. Others come to picnic and enjoy snacks and drinks available from the small market. The relaxing atmosphere and cool breezes are conducive to developing acquaintanceships. The Thai secret? Smile and, chances are, someone will smile back.

SAPAN HIN
At the south end of Sapan Hin is the Kiew Tian Shrine, which plays a significant role in the annual Phuket Vegetarian Festival, just past. This is the first shrine on the island where the ancient Chinese God, Kiu Ong Tah was worshipped. The venerable deity was said to have intervened to prevent an epidemic amongst the Chinese migrant workforce. Introduced to Phuket by a troupe of Chinese entertainers, the tradition of the Vegetarian Festival was born – a period of nine days when believers forgo eating meat, drinking alcohol, having sex and a host of other taboos. Over the years the original street procession led by a statue of the God within a yellow curtained sedan chair has grown to include a series of rituals including flesh piercing – not recommended for viewing by the squeamish.
However, one word of warning – Saphan Hin closes at 10.00pm. After this time the less desirable elements of Phuket society (every community has them) tend to gather here so it’s best to head back to your hotel before it gets too late. Over time, Sapan Hin has become an integral part of the island’s way of life and is well worth a visit. To get there just hop in a Tuk-Tuk or taxi; they all know Saphan Hin. If you are driving, head south along Phuket Road past the Phuket Immigration Office. When you reach a large roundabout which features an oddly shaped monument in its centre, you have arrived. Don’t forget to smile.

We have also chosen not to overcrowd the development by building just eight unique units situated on massive allotments ranging from 750 to 900sqm. Each villa can also be tailored to suit buyers’ needs by adding an additional bedroom, study, or rumpus room making it a truly unique development.
Location Verve Villas are located in Layan, one of the premier real estate areas of Phuket. They’re just minutes from a stunning beach, and a beautiful golf course. Verve is also close to one of Asia’s best sporting venues, with Laguna Village, Layan, Bang Tao and Surin beaches only a short drive away. In fact some of the most popular restaurants on the island are only minutes from Verve.
Price Range: from 24.9 – 27.9 million baht Services At Verve we want to make it easy for you and your guests to enjoy your stay and not to have to worry about life’s chores that sometimes get in the way. We offer a full range of services aimed at making your stay relaxing and stress free.
All common garden areas will be managed by a professional team. The services they provide include: • • • • • • • • • •

We have incorporated a state-of-the-art security system which features an automatic security gate, security cameras for each villa as well in common areas in the residential community.
Rental Management We also cater for buyers who want to make the most from their investment by tapping into the lucrative Phuket holiday letting market. Villas of this quality can fetch upwards of US$600 a night and with the right management owners can be sure of returns when they aren’t enjoying the villa themselves, knowing their investment is being managed by a professional team.
Finish ‘Quality, style and luxury’ is our motto at Verve and this is reflected in the choice of materials we have used throughout. From sensual stonework, rich-tone Asiatic hardwoods, granite bench tops and expansive glass surrounds, Verve will impress from the moment you walk through the front gates. Our quality kitchen and bathroom fittings are a key feature as is the sloping roof design with hardwood ceiling and windows that afford an abundance of natural light. We have chosen the best quality materials on offer to ensure that your villa is as good in 10 years as the day you move in, ensuring that you won’t be disappointed with your investment

(Advertorial) Now that you are aware of the mistake, the issue is how to resolve the defect with your property. In order to access your property and to get to the public road, you are entitled to traverse across neighbouring property but you must be careful not to trespass, not to damage another person’s property and not to disturb them. This will not make the issue convenient for you.
Everybody loves good neighbours
Under Section 1349 of the CCC “If a piece of land is so surrounded by other pieces of land that it has no access to the public ways, the owner may pass over the surrounding land to reach a public way.
grew up as a teenager watching an Australian TV show featuring Kylie Minogue – Neighbours. It was a massively popular soap in the UK and simply dramatised very effectively the relationships between neighbours in a fictional suburb of Melbourne.
I
The same applies, if passage can only be had over a pond, marsh, or sea, or if there is a steep slope with a considerable difference of level between the land and the public way. The place and the manner of the passage must be chosen as to meet the needs of the person entitled to passage and at the same time to cause as little damage as possible to the surrounding land. The person entitled to passage may, if necessary, construct a road for passage.
When I was a trainee lawyer in the UK, I remember one visit to the law library of a very large law firm in which I was asked to research ‘neighbour disputes’. Amazingly for me, there was an entire section of that library devoted to a seemingly never-ending supply of disputes between neighbours.
The person entitled to passage must pay compensation for any damage suffered by the land owner on account of the passage being established. Such compensation, except for damages arising from the construction of a road, may be made by annual payments”
Since then, looking at the world and global peace issues, it is apparent that neighbouring countries, north-south divides within countries, islands located in between Japan, Vietnam, China and the Philippines, temples considered by countries to belong to them and not the other neighbouring country all signify that neighbourly disputes are an issue in almost every aspect of many people’s lives. In Phuket, neighbour disputes also pop up regularly. Some are created at the fault of one neighbour, some by multiple parties and some by developers who become neighbours to the buyers of real estate from them. There are cultural issues when families of different nationalities, religions and income brackets live next to each other or in the same estate. Here are some common questions that pop up regarding neighbours, disputes and rights in Phuket to provide readers with a clue as to methods to avoid or deal with neighbour issues: My neighbour has grown a fruit tree, which now hangs over the wall between our gardens. I don’t actually like eating the fruit, but my wife told me we could take some and sell it out of the back of a pick-up truck. Can we take the fruit hanging over the wall? Not necessarily. You can cut overhanging branches, and you can collect fruit which falls onto your land. However, you can’t simply remove the fruit. Foreigners should be careful that, if they are leasing land (they naturally can’t own land), that they cannot exercise the same rights as their landlord might be able to. Under Section 1347 of the Civil and Commercial Code (“CCC”): “The owner of a piece of land may cut off and keep roots of a tree or bush which have penetrated from the adjoining piece of land. He may also cut off and keep overhanging branches after giving the possessor of the adjoining piece of land reasonable notice to remove them, such notice not having been complied with.” And further under Section 1348. “Fruits falling naturally upon adjoining land are presumed to be fruits of such land.” We built a lovely modern European style house on a piece of land in a jungle area at the base of a mountain in Phuket five years ago. At the time, nobody lived on the bare land next to the property. However, a whole community has formed in recent years comprising tin-roofed temporary buildings, temporary electricity wires, a chicken and rooster enclosure, a carp lake which becomes mosquito-infested during wet season and what seems to be an informal karaoke bar. Our immediate neighbours built their roof at such a height and at such an angle that during the wet season the rain simply pours onto our expensive Japanese grass lawn and floods our garden. Is this legal? No. Under the CCC Section 1341 “The owner of an immovable property must not construct roofs or other structures which cause rain water to fall upon the adjoining property.”

Please note however, that if you sue under this section or similar provisions of law, go through the Court of First Instance decision, pay the legal fees and expenses of trial, you may then have to face an appeal and further appeal against any decisions such that the costs of suing may far exceed the damages you suffer from the raindrops affecting your expensive Japanese grass lawn. You might be better off buying your neighbour some guttering and a present to keep the peace. My wife bought some bare land next to the land plot on which our house is built. We didn’t erect a wall around the land as it is pretty clear from the natural boundaries of the land where the land begins and ends, as the land is also next to a public road. We went on holiday to Europe for four months during the wet season and, when we came back, there was a wooden hut dwelling on the bare land. We didn’t give permission for it to be there. Are we entitled to insist on the building being removed? There are young children in the building.

You must be mindful not to take any action which could cause harm to others. If the property is always inhabited, then you unfortunately will have to sue to enforce your rights in relation to the land. Under Section 1311 CCC “If a person has, in bad faith, constructed a building upon another person's land, he must return the land after having put it in its former condition, unless the owner of the land chooses to have it returned in its present condition, in which case the owner of the land must pay at his option the price of the building or a sum representing the increased value of the land.”

I bought a house but thought I would save on unnecessary legal fees and proceed to buy without checking the neighbouring land to my property. I am pretty good with contracts as I read all terms and conditions that I ever encounter, including even mandatory terms and conditions and license agreements for computer software. However, it seems my cost-saving decision has backfired, as apparently between my property and the public road there is no right of access. Does this mean I cannot get to the public road or to my property without breaking the law? Sometimes it can cost more in the long term by not obtaining legal advice before investing in property. This is what keeps the litigation departments of law firms busy. Many litigators are therefore perhaps in some ways thankful for such mistakes being made.

The key systems of security are intrusion detection, access control, and video surveillance. If each of these systems is installed separately, administration and training can burden a company or property owner. Intrusion alarms occur on one system, access badges are administered in a stand-alone database, and intelligent digital video technology runs on dedicated computer equipment. Each system requires service, maintenance, administration, and training. ISS single system enables greater flexibility to add security components that can be easily integrated into the overall system, keeping the cost of capital expenditure low, and requiring little additional training.

At the end the road will rise a little then swiftly dip into Kata Centre. At the following three-way intersection take the right-hand turn and you’ll come to Kata Beach. This is quite a busy spot and if you want to stop and explore for a while keep a sharp eye out for parking spaces along the left of the road. Heading further south, take a right turn at the T-junction and pass the swank Boathouse hotel then a sharp left up what seems like an almost suicidal gradient and you’ll soon be way above the coastline from Kata to Nai Harn. If there were prizes for the prettiest drive on the island this route would win hands down. Dip, climb, and curve your way to the famous and well-frequented (you’ll see lots of cars parked there) ‘Three Beaches’ viewpoint where you can gaze back on where you’ve
Remember the times when mum or dad would say, “Come on kids, let’s all go for a nice drive”? It may have been a long while ago but you can bet your last baht that those memories are as fresh as yesterday. Well the good news is that Phuket’s west-coast routes and some east-coast drives are fantastically beautiful to explore. Having said that, let’s get real here and state that Phuket’s central thoroughfares are most certainly not the ideal roads along which to enjoy a relaxing day out.
time to time. You’ll eventually get to Surin Beach which is a good location for lunch plus there are equally good options further south on Route 4233. If you happen to be on a budget then remember that the restaurants on the left-hand side of the road are cheaper than those on the righthand side. Seaside views come at a price. The drive south to Patong – Phuket’s 'Party Central' town – comprises lots of photogenic views so don’t rush things and don’t be afraid of pulling over to take snaps and
selfies. Just before Patong you’ll eventually come to a flat coastal road flanking Kalim Beach then straight after, because of Patong’s one-way system, you’ll be obliged to drive through Sin City. Follow the bend heading into town then take the first right and stay on the route out of town up the hill towards Karon Beach. This elevated winding and dipping road has some outstandingly picturesque views out on the Andaman Sea. Eventually you’ll descend to a flat sixkilometre stretch flanking Karon Beach. It’s worth stopping along the way here simply
Nai Harn Beach
Unsurprisingly, the first step in enjoying a mobile day out here is to get yourself some wheels. It’s not recommended to hire a motorbike yet thousands of visitors do; so to use a well-worn Thai/English expression, it’s really ‘up to you’ although we’d certainly lean towards the ‘four-wheels-good’ attitude as the driving in Thailand can sometimes be erratic (read dangerous) to say the least. If you head to Naithon Beach in the north of Phuket and then go south you’ll come across some gorgeous vistas. Try to hug the beach roads as much as possible but the route inevitably heads inland from
just come from at the surf-lined Kata, Karon beaches with Kata Noi Beach just below. If you follow the main road down from here towards Nai Harn, on a clear day as the route descends left you can see the Phi Phi islands some 40km away. Pass a few elephant camps then drive through Nai Harn village. Follow the signage and you’ll get to one of the most natural beaches on the island. Largely undeveloped because of the Buddhist temple owning the beach’s hinterland, Nai Harn is a delight. From Nai Harn itself you’ll spot three windmill-like structures in the nearby southern hills. Drive up to this spot through the verdant national park at about six o’clock in the evening as you’ll get the best sunset views in the south of Phuket. Forget overcrowded and touristy tawdry Phromthep Cape further to the south: this is where it’s at: Happy motoring!

Extra tours: Just east of Phuket Town lies the small island of Koh Sirey. Enjoy a turn around the circular coastal road and you’ll step back some 20 years in time. Another option; try Route 4023 east out of Phuket Town followed by 4129 and head for Khao Khad viewpoint to enjoy impressive vistas of eastern Phuket from Koh Sirey to the distant Big Buddha and further south towards Rawai. Then take the coastal road that flanks southern Chalong Bay and again you’ll come across lovely beaches and coves until you get to Cape Panwa. A visit to the aquarium there is ideal for those interested in the rich and colourful Andaman sea life.

wave generating machine that projects a four-inch sheet of water up a slope. There is an inflatable divider through the middle of this arrangement that is removed at night when the activities get a little more relaxed – no doubt due to the effects of happy hour. Still, the safety factor is high at Surf House, with a padded vinyl bottom and walls so the inevitable falls and wipeouts are cushioned and even fun – at least to watch with a cold beer at hand. The surreal sight of someone actually falling upwards does add to the entertainment value, it has to be admitted. Surfing in Phuket is best regarded through the half-full or half-empty glass approach. It’s a great surf destination if you regard your glass as half full but if you want premium barrels, long pipelines, and thunderous white capped monster waves the surfing scene here can appear a little tame. Still, as the old surfing adage goes, it’s a pretty good place to "test your surfing skills against your opponents’ luck".

though the waves rarely rise above three metres and it’s not a year-round option to ride them, there are several reasons to come and check out the surfing scene in Phuket. The water’s warm; the island’s infrastructure is solid; it’s not overcrowded on the waves, and there’s a tangible surfer-dude camaraderie. Another pleasant aspect about surfing in Phuket’s low season is that flights and hotels are cheaper than usual so it’s a win-win situation. Still, you won’t get much surfing done here in Phuket’s high season from December to April – it’d be like trying to surf a pond – but once the breezes swing from northeast to southwest and those trade winds bluster in from the Indian Ocean from May to November, surfers are in business. Unlike other worldwide surfing destinations, Phuket’s waves are storm driven, meaning the worse the weather blows the better the subsequent aquatic action and residual winds of a storm can power waves along the island’s west coast for days on end. So where are the best places to hang ten on the island? Well, the epicentre of all things surfing here is Kata Beach; 64
it’s long been the most popular hangout and even hosts a surf school run by champion of the waves Jimmy Smith. He says, “Kata is definitely the best all-round surfing beach. It’s great for learners as it’s a sandy beach with no rocks. Bali can get too powerful at times for normal surfers, as can Nai Harn and Kata Noi. The only thing you have to watch out for here at Kata is the board itself.” RE KA TA Surf School offers three levels of classes; beginner, intermediate, and advanced. Topics include learning to catch waves, reading and riding better waves, turning, and with special emphasis on surfing etiquette – often a point of contention for longtime surfers encountering greenhorns, sometimes physically. If you’ve never seen an experienced surfer wiping out because of a beginner getting in the way your vocabulary is all the poorer for it. To the south of Kata, Nai Harn Beach is a great favourite with expats and locals. Its southern end has a permanent sandbank that creates long and fast rides while the swells are pretty impressive at its rock-lined northern end but this part of the beach is not ideal because of swimmers and wading children. Just north of Patong, Kalim Beach is another favourite but due to rocks and a coral reef it’s really best to surf here only at high tide. Kalim is fast, with annual surfing contests, some of which are hosted by Quiksilver. Further to the north along the west coast, Kamala Beach has three surfing opportunities, and its northern end is markedly better for catching a wave but
Surin Beach is great for advanced surfers but a big ‘no-no’ for beginners as things can get pretty fast and furious here with regular wipeouts.
is recommended only for advanced surfers. The central part has sandbanks while the southern end is great for beginners. Surin Beach is great for advanced surfers but a big ‘no-no’ for beginners as things can get pretty fast and furious here with regular wipeouts. But what to do between December and April? One all-year-round surfing destination is Surf House Flow Rider, also at Kata Beach. Here, you can surf away to your heart’s content – until midnight if you’re that way inclined.
