Guests are able to discover unique destinations and unspoiled spots. And a luxury charter with Andaman Cruises is the most exclusive and most personalised way to do that. Dinghy trips ashore are possible at high tide, where there is a beach with a few huts at the back of the bay and great trails either side of the creek. The bay dries a considerable distance from the beach at low tide so keep an eye on your timing unless you want to do the dinghy drag.

The bay just to the north, Ao Pho Noi, is great for dinghy excursions, and features several small beaches for landing and swimming against a backdrop of mangroves overhung by towering limestone cliffs.

We start our anchorages from the north of Koh Yao Noi with Koh Kudu and Koh Roi which are part of Ao Phang Nga National Park. It is possible to find shelter anywhere in a comfortable depth off either coast so we just name a few of the better locations.
The Paradise Koh Yao is a boutique resort nestled in the palm trees behind the beach. There is a floating dinghy jetty in the north of the bay and yachties are welcome to use the restaurant ashore. There is a regular transfer speedboat to The Yacht Haven several times each day.

Together they have a population of 14,000 mostly Sunni Muslims who live by fishing, farming and rubber. In recent years there has been some resort development mainly on the east coast of Koh Yao Noi and the south west coast of Koh Yao Yai.
Reasonably well sheltered, particularly in the southwest season, this anchorage is in 10-12 metres on a muddy bottom, tucked in 100 metres southwest of the small rocky outcrop.

The Yao Island Archipelago runs north to south and divides Phang Nga Bay into two distinct cruising areas. To the west and north is Phang Nga Bay and to the East and south are Krabi and the mainland. They are part of Phang Nga province and served by ferry from Phuket, Phang Nga and Krabi.

The 56-pool-villa Six Senses Hideaway Yao Noi is built around a small hill and was the first ultra-luxury hotel on the island. Situated on a tiny crescent-shaped all-tide beach between Ao Muang and Long Beach this property offers five star services for the cruising yachtsman. The resort has built a wooden jetty on the north point for ferrying guests to and from the island and Ao Po Grand Marina. Anchorage for the resort is in 4-6 metres on mud outside the hotel moorings near the jetty on the north point. The established Koh Yao Island Resort is just south past the southern headland and there is a walkway through the mangroves at the back of the outcrop joining the properties. Anchor in 8-10 metres on the muddy bottom in front of either of these stylish boutique hotels.

D SABAI CORNER AND LONG BEACH 24 miles from Yacht Haven
The rustic Long Beach and Sabai Corner bungalows to the south also have small restaurants, operating all year round and offering a welcome opportunity to dine out on seafood after several days of cooking on board. However, their beaches are fringed with drying coral banks at low tide, giving limited access. Just north of Sabai Corner is the Villaguna Boutique Resort and all are served by the concrete ring road connecting the beaches and the main ferry terminal. Anchor in 4-6 metres off the southern end of the small bay. E KOH NOK 25 miles from Yacht Haven
Tucked in behind the neighbouring small islets and rocks, this spot offers limited protection in the northeast monsoon season. To the west, a sandy spit runs out in shallow water towards some rocks. Excellent as a stopover on the way to the Koh Hong island group or Krabi, this beach is also good for swimming, with water much clearer than that found in the passage.
Chong Koh Yao Chong Koh Yao is the passage between the Yao Islands, used extensively by local vessels en route to Phuket from the northeast of Koh Yao and the Krabi area. For pleasure vessels, even keelboats it is navigable with care on a mid to rising tide. Rule of thumb; the high tide must be at least 0.5 metres more than your vessel’s draft. The approach from the west is to favour the north coast of Koh Yao Yai heading towards the fixed white tower marker at 8° 5.10N, 98° 34.55E then steer 65° towards the seaward end of the commercial jetty on Koh Yao Noi before passing north of the visible rock. Once clear steer southeast to exit the channel. A ferry service leaves several times daily from the jetty on Koh Yao Noi, landing on Phuket at the inlet called Bang Rong just south of Ao Po.
Rocks in the channel These rocks are visible at all tides and are clearly marked with an isolated danger beacon. Used as a navigation aid transiting Chong Koh Yao, keel vessels should always pass well clear to the north.

One camera... 6 rotors... and 22 sails Helicam produce a movie for The Royal Albatross
Singapore based charter company and luxury super yacht owner, Tall Ship Adventures Pte., Ltd., called upon Helicam Co., Ltd. to deliver key marketing material for the beautiful sailing yacht, The Royal Albatross.
The 1.2m drone-type helicopter is flown slowly either side down the ship, while a camera operator composes video / still shots aided by a small monitor fixed to his controller. After each short flight, imagery is downloaded for checking and backing up.
With a truck fully loaded with helicopters and camera equipment, the Helicam crew set off on a long drive to Singapore through Malaysia. Two full days later they arrive where the ship is berthed – Resorts World Sentosa – and transfer all equipment on-board.
Post production: Video is edited back at the Helicam office in Chalong, Phuket using licensed music sound track in full HD. Watch the video on www.vimeo.com - Helicamasia - RA
After receiving a creative brief, we set sail on a mission to capture marketing imagery abeam Marina Bay Sands. The Helicam helicopter was launched from the rear of the ship while at sail to achieve motion HD video during daytime and twilight hours. Former Navy Commander, Captain Mark Rothwell, ordered his crew to hoist all 22 sails for a spectacular tall ship sail past that probably hasn't been seen for over a hundred years in the busy shipping lanes of Singapore.

WHAT GROWING UP WITH PAUL ROPP TAUGHT ME
During my days living in Bali, two in every three strangers I passed on the street claimed to know me because of one of my two, very well networked, parents. “HELLO!” cries the man across the street. “You're Paul Ropp’s daughter. I know you! I know your father. Tell him I send my regards! He's good yes?” I'd get this at every corner. My parents were the reason random strangers would approach me on the street to blabber about how they met my parents, and all the stories in between. And there I am, with a plastered smile on my face nodding uncontrollably, simply thinking to myself: “Who in the world is this person and why is he trying to talk to me?!” It frustrated me to the core that I was known and approached just for being Paul Ropp or Susanna Perini’s daughter. Yes! I AM their daughter. But you know what, I am me too, my name is Sayang....Nice to meet me. :) But I soon came to realise that being known as Paul Ropp’s daughter is something I'm extremely proud of. I'm proud of my father for his accomplishments, for his strength, for his courage – and for who he is. His profound strive and persistence in attaining his dreams, for going for what he wants and how he wants it. My father’s extreme stubbornness, which he has most definitely passed along to me, is what makes the Paul Ropp company brand so great.

WHAT GROWING UP WITH PAUL ROPP TAUGHT ME
"I'm proud of my father for his accomplishments, for his strength, for his courage – and for who he is. His profound strive and persistence in attaining his dreams, for going for what he wants and how he wants it."
The Paul Ropp image would not be what it is today if my father nodded in agreement with any new innovative idea that came to the table. His vision is far reached; it often seems unattainable at first; but he'll keep on pushing until what he thinks of is projected into reality. His vision is exotic and brilliant. I was being approached by all these strangers because of exactly these points. My father was known for the person he was and the things he was able to accomplish; I should have seen earlier that the reason I was known as Paul Ropp’s daughter is because my father had accomplished something great, that many other people could see, appreciate and help promote. The Paul Ropp franchise is his legacy. It's the culmination of a well crafted frame of mind, exotic creativity, high expectations, and an eye for uniqueness – as well as both willingness and eagerness to go over the top. If growing up with my father in this business has taught me one thing, it's that your reality and actions are projected images of your state of mind and thought process. We are what we think, and if we think and dream big we have the capacity to become that. There's always a way to get to where we need to go, you just have to open your mind to find it... my father taught me the most important lesson of individuality.

'Location, location, location' as the saying goes. It doesn’t matter how good you are, if you’re not in the right location, forget it.
Chino restaurant opened in February 2012. You'll find this Fusion South Chinese cuisine at Central Festival Phuket on the 1st floor. It's easy to find us, easy to take a seat, easy to order and easy to relax.
Baan Rim Pa is one of Thailand’s best-known restaurants, with a reputation stretching much further. It's perched on a cliff, with teak floors and the swish of the surf ‘downstairs’. There are some restaurants that just encapsulate the word ‘romantic’ and here, with Tommy Doyle playing classics on his grand piano, the sea breeze and the delicate aromas of world-class cooking in the air, this House by the Sea is one of the most romantic places to eat in Phuket. On a rocky outcrop, overlooking the Andaman Sea, Baan Rim Pa prides itself in superb, authentic Royal Thai Cuisine, an ambience second to none and the most spectacular views on the island. Baan Rim Pa is the winner of the prestigious Wine Spectator Award of Excellence nine years in succession.

CHRIS MCCORMACK
Chris McCormack Chris (MACCA) McCormack has won four World Triathlon Championships and is a legendary figure in world sports. He recently took the reins as Executive Chairman of Thanyapura Phuket. Where are you from? I hold an Australian Passport but have lived abroad for 20 years, between the USA and Switzerland. Why did you move to Phuket? Having been a professional athlete for 20 years, I was mainly doing on-the-road racing, but I moved to live in Phuket in November of 2013 for the chance to help grow the sporting gem of Thanyapura. Tell us about your vision and objectives for Thanyapura. My vision is to create a culture that is sports-driven around fun and participation. Understanding sporting culture globally is the key to success in a centre like this. The hardware is the best in the world. My vision is to ensure the software can deliver at the same level. Do you have family with you? I’m married with three children aged 10, 7 and 3 and my wife is Australian. The kids all go to Phuket International Academy Day School (PIADS). As someone who grew up in a strict educational household, I wanted a good education for my kids – and we’ve found that with PIADS and are over the moon with the school. Where do you live in Phuket and what determined your choice? I rented a beautiful house with my family at Layan Villas close to Laguna, Thanyapura and the airport. We’re surrounded by lots of other children that attend our school, so my kids have friends close by. How does doing business/working in Phuket compare to back home? It's very different but presents challenges that I enjoy. The Thai people are very welcoming and generous with their help. I think the challenges are the same as at home, it’s just the rhythm and the pace that’s different.
What kind of car do you drive? I have a company car, I think it’s a Fortuner…I have no idea what the brand is to be honest! I spend most of my time riding my bicycle, as I like to do my training in the early mornings before I start work. What do you like most about living in Phuket? We enjoy the friendly hospitality and the easy pace of life. Access to the beaches and beautiful restaurants is awesome and it’s a safe and easy environment for families. What's the hardest thing about living here? It has its challenges in some areas, but to be honest not much is frustrating. I think the only thing that’s ever annoyed me has been my own fault in the sense that it derives from a lack of understanding of the culture. What do you think the future holds for you? Happiness and fulfillment. I’ve always done things that follow my passions. This is what drove me to become a professional athlete and leave my banking job, and what brought us to Thailand. My focus in life has always been about being happy and passionate in anything I do. How do you evaluate success? Success for me is always valued at a personal level. I'm a process-driven individual and I think this is evident in the success I’ve had on and off the race course. I like to plan and build out the process to deliver success. Then I think my biggest strength is execution… I set a target and never waiver from my objective. What do you tend to eat? The great thing about living here is my love of Thai food. This is a big plus. I eat everything but try to keep my intake as organic as possible. What motives your incredible life choices? My entire life choices are driven by passion. You couldn't pay me all the money in the world to do something that I didn't like. Passion has shaped everything I have ever done. I like to be inspired. Do you think you will compete against Lance Armstrong? A race was set for September here in Thailand and I would still like to do it. Lance is very keen on the race, but he has a lot on his plate at the moment and simply cannot commit. He's keen to do it and all the money would go to charity, so it would be an awesome event for many people and for Phuket.

Lemongrass House
Lemongrass founder, Bobby Duchowny, studied aromatherapy – a healing art that promotes massage, when combined with specific herb and spice oils, as a method to reduce stress, boost energy and heal certain physical ailments – at the American Aromatherapy Association. Some years ago while on holiday in Thailand, he visited an organic farm in Petchaboon province and became interested in the natural healing properties of Thai herbs and spices. “I was particularly attracted to lemon grass as it was used in many popular Thai foods, as a medicine for stomach disorders and even as a repellent for mosquitoes,” he recalls. Bobby used lemon grass as his signature herb to create a line of essential oils, face and body creams, shower gels and bath crystals, which he and his wife Palita sold at Bangkok’s world-famous Weekend Market. What started, several years ago, as a modest enterprise has blossomed into a successful operation offering over 90 oils and a wide range of body care products through many outlets, as well as supplying many of Thailand’s top resorts and spas with aromatherapy oils.

To visit this home of award-winning spa oils, creams, soaps and so many other exquisite products is a delight. The aromas are enchanting. At Lemongrass, you can enjoy a spa treatment to sample and choose from their huge range, then take home your choice to enjoy at your leisure. They even have a great range of kid’s spa products.
25 percent aloe vera, white orchid and cucumber extracts. And he’s developed a revitalizing mineral muscle soak made from Andaman Sea salt crystals, blended with white orchid and chamomile extracts, to help draw out impurities and soothe and revive tense muscles. “People are sensitive to different scents at different times of day. It’s a good idea to get a variety of essential oils and experiment with what smells and feels good to you,” he says. “Our aromatherapy massage and body oils can be either uplifting or calming to the spirit. They’re carefully balanced hand-blended oils created by adding pure essential oils to nourishing, vitamin E enriched, sweet almond and jojoba base oils. Lemongrass has won many awards, including Condé Nast Hot List 2007, and has been featured in several top magazines, including Time Magazine’s “Best of Asia”. According to Time, “If you want to smell like no one else, try mixing a selection from the more than 90 natural scents at Lemongrass House.” Lemongrass House is located in Cherngtalay and Surin Beach, where you can buy their full range of spa products at modest prices, making perfect gifts for friends and family who can enjoy the aromatic scents of Asia in the privacy of their homes – no matter where in the world they live.
“Our advantage is that we produce the freshest spa products and our stock is never kept longer than three months; using fresh spa products can be likened to eating fresh food rather than processed food.” Based on his years of experiences at some of the top spas in Southeast Asia, Bobby has developed a full line of healthy skin care products. Sukko Cultural Spa
“The Best Spa In Southeast Asia”
Sukko means "Beyond Happiness". My first feeling when I stepped through the impressive gates of Sukko Spa was, "I’m in paradise". The Sukko staff are dressed beautifully in traditional Thai style and the spa design, influenced by the ancient Siamese capital, creates a haven of calm yet regal serenity. I felt I had left all my troubles behind.
Chilled out by the soothing background music, I was filled with a peaceful wellbeing as I enjoyed the warm traditional Sukko welcome of the ‘Flower Floating Ritual’ – like ‘Loy Kratong’, where the idea is to float away past stresses and wish for luck and joy from that moment on A variety of 40 spa treatments – prepared by Sukko's certified Thai Herbalist and based on ancient Thai medical theory – is offered at Sukko, in packages lasting from 2 to 4 hours. Each package has a specific purpose and can be selected to suit your lifestyle or the way you feel on the day. These herbal recipes and procedures have been handed down through generations and are totally free of petrochemicals, synthetic perfumes or colouring. Some of the herbs and spices are grown in Sukko’s own herb garden and picked just for your treatment, ensuring they are as fresh as can be. I was pampered with the “Be Balanced” package; a 3-hour experience that left me feeling relaxed and refreshed. This 3-treatment combination began with 30 minutes in the steam room and the Jacuzzi, followed by a Thai Turmeric Body Scrub designed to soften your skin and awaken your senses. The scrub was followed by Sukko Synergy Body Massage (see description opposite). “Is this pressure okay? Too strong? How are you feeling?” my therapist asked me from time to time. “Mmm…perfect…” were the only responses that seemed to suit how I felt. Sukko Spa’s restaurant, Suk Savoey Spa Cuisine, presents a unique concept: "Menu by Blood Types" and "Menu by Elements". For those who want to exercise, the Suk Sanan Club provides a myriad of fitness opportunities, including ‘Rue Sri Dat Ton’ (the hermit self stretching), a traditional Thai exercise or, for something more strenuous, try ‘Thai Martial Arts’, a traditional and effective art of self-defense.

SEA GYPSY FESTIVAL
Launching a better future
LOY RUEA FESTIVAL OF THE URAK LAWOI In the moonlight just before dawn, a select group of people will board a long-tail boat carrying a special cargo in ceremonial fashion. h They will glide out to sea to a spot far from shore and gently push their cargo, a three-metre wooden boat adorned with flowers and candles, off into the water. In honour of the spirits who protect them, the launch of this boat is believed to help bring peace and prosperity to the village. The boat launch is the most sacred aspect of the days-long Loy Ruea Festival celebrated by sea gypsy, or chao lay, people across the Andaman region twice a year in the sixth and eleventh months of the lunar calendar. “Loy Ruea” means “Float the Boat” in Thai.
Only a handful of people in the village know how to craft boats in the traditional way, said Khun Mani, and their former sea-faring way of life has been severely hemmed in by the creation of marine parks and the privatisation of the land all along the Andaman coastline.
Every village celebrates in its own way. The close-knit community of the Urak Lawoi tribe on Koh Siray will this year (2014) hold its Loy Ruea in the days around the full moon of May 13 and October 8 in their village along Tukkae Cape on Phuket’s east coast.
But Loy Ruea gives them the chance to celebrate their distinct culture and raise hopes for a better future. Loy Ruea shares some similarities with the famous Thai Loy Krathong festival. Whereas in Loy Krathong, individuals, couples or families will send off a small floating vessel made with banana trunk and decorated with leaves, flowers and candles, the sea gypsies come together as a group to create one elaborate boat.
According to Mani Pramongkit, a boat carver and one of the village elders, the tribe has made its base on Tukkae Cape for some 400 years. Fishing and roaming the ocean have always been integral to the culture, though he said more of the younger generation is turning to tourism for work these days.
42
Like Loy Krathong, coins, nail clippings and locks of hair are placed into the boat to wish for good fortune, but there’s another key addition to the

with a protective spell. Because of this magical fortification, they never lost a battle at sea, said Khun Mani.
Only a few join the actual pre-dawn boat launch offshore, but in the days before the big pushoff the village turns into a fairground with music and dancing, both traditional and pop, with the ceremonial boat set in the middle for all to admire and pay homage. Boisterous and carefree, crowds flock to the village’s main pavilion for a big group dance session round and round as the music plays on. The whiskey flows rather freely, too.
Scuffles with pirates aside, the work of foraging and fishing was tough enough. Especially when searching for pearl nautilus shells and other treasures of the ocean depths, which in the past were found by making dives without the aid of oxygen tanks, goggles or any scuba diving gear. Still today, researchers are baffled by some sea gypsies’ incredible lung capacity and ability to see clearly under water.
Khun Mani has many stories to tell that help explain why boats are so central to the village’s identity. In the past, their long-tail boats in “jangnga”, or upwards curving, style were hand crafted from trees that the carvers could easily source for free from the nearby forests. When sailing season began, they would set off for several months at a time with 12 people aboard the sail- and paddle-powered boats. They would venture all the way to Myanmar and back, a perilous journey not only because they were at the mercy of the elements, but the danger of a pirate attack was always lurking. Khun Mani said they would always bring a few dogs aboard for added protection. As well, before departing, they would bring knives to the village shaman who would bestow them
Now as a more settled culture, memories of a wild nomadic life are fading for the Urak Lawoi, but their family and village ties remain strong. Loy Ruea gives them a chance to highlight their traditional respect for nature, as well as honour their ancestors and the spirits who protect them. The festival is a sight that few outsiders see, but the Siray village is welcoming and open to anyone who wants to join in. Details of Loy Ruea are always difficult to find in advance, but just dropping by the village on the evening before the full moon will yield some lively sights and sounds. The Urak Lawoi village is found on Tukkae Cape, near the Westin Siray Bay resort on Koh Siray. 97 D2

We go the extra mile to keep the plants and natural habitat in its original state when working on landscaping around the estate.

They are all designed especially for the slope of the hillside, categorised into ‘Up’ and ‘Down’ style. Every house is constructed under the theme of ‘Baan Sabai’ (comfy house) using Q-con lightweight concrete panels and solar reflective tinted glass windows to lower temperature in the house. Bathrooms are clearly separated dry and wet areas, while the cold pantry is separated the hot pantry. There is air-conditioning in every bedroom, a water retreat, water pump and water tank underground and a finished garden.

What real property rights are available under Thai law?
L
awyers and property consultants operating in Thailand often get asked the question from potential investors – what real rights can one obtain against land in Thailand? Of course, the first ‘real’ question is what constitutes a ‘real right’ under law, and if there are in fact ‘real rights,’ are there not counterpart ‘non-real rights’ as well? For the sake of clearing up the confusion, a real right against property under Thai law is essentially nomenclature for a legal right that is agreed by parties in writing and subsequently formally registered at a Land Office in Thailand. Section 1299 of the Civil and Commercial Code codifies this, and essentially summarises that a real right obtained against land is not "completed unless made in writing and registered". Unfortunately, not all rights are created equal, and there is no counterpart ‘non-real right’ in law. A right that is not a ‘real right,’ for all practical legal purposes, means a right that is not registered in Thailand under some provision of law. Such ‘non-real’ rights, one may have heard, could include a short-term tenancy or rental (i.e. month to month for one year), or a right of access across someone else’s land under agreement that is not registered. With that in mind, Thai law does provide for a number of ‘real rights’ in the Civil and Commercial Code, many of which can be registered against land, thereby providing third parties notice of the registered
(Advertorial)
right and the party holding such right. Each such ‘real right’ has a specific purpose and each is suitable for differing circumstances. To summarise, some common ‘real rights’ provided under the Civil and Commercial Code against land, or immovable property as the Commercial Code refers to it, include: Leases Perhaps the most well-known ‘real rights’ for the foreign property purchase in Thailand. Leases for longer than three years must be registered as a ‘real right’ against land in Thailand. Servitudes Servitudes provide a beneficial right to one parcel of land over another parcel of land. Such beneficial rights can include a right of walkway or vehicular passage, or a right to install cabling and utilities access on the land burdened by the servitude. Superficies A generally unknown real right to foreign investors, superficies provides the party with the right to own buildings, structures, and plantations on land owned by another person. The right is often overlooked, although its practical application depends largely on the particular investment for foreign investors in land in Thailand. Usufruct Another overlooked real right, which provides the registered usufructuary the right to possess, use, manage and enjoy a parcel of land owned by another person. The right of usufruct is potentially a very powerful ‘real right’ under particular factual circumstances. However, under section 1420 of the Civil and Commercial Code, a usufructuary may be liable for damages caused to the land when it is returned to the owner after the end of the usufruct period if the land depreciates in value and depreciation was due to the usufructuary’s use of the land. Charge A charge may be registered against land securing certain performance out of the property for a period of time or for the life of the beneficiary, depending on the agreed terms of the charge between the landowner and the beneficiary. A registered charge may also entitle a beneficiary to a specified use and enjoyment of the land burdened by the charge. The main legal benefit of a charge is that if the owner of the land fails to perform obligations under the charge, the beneficiary may petition a court for specific performance of the benefit through a court-appointed receiver to manage the land and perform the obligation for the land owner, or order the land to be sold by auction to pay the beneficiary proceeds up to the value of the charge. Conclusion As one can see, there are several types of ‘real rights’ which may be registered against land under law in Thailand, benefiting the person or company holding such ‘real right.’ However, not all ‘real rights’ against land are necessarily applicable or suitable for all investments. Accordingly, it is recommended that a person seeking to obtain legal rights to land in Thailand seek professional advice on which ‘real rights’ may be suitable for the particular circumstance.

If each of these systems is installed separately, administration and training can burden a company or property owner. DIAMOND CONDOMINIUM
Jo D’Hondt CEO of Diamond Condo Where are you from? I was born in a little village near the beautiful town of Ghent in Belgium. I grew up there with my parents and two younger brothers. What were you doing / where were you living & working before Phuket? At 19 I finished school where architecture was my main subject. Strangely, it took me more than 30 years to really profit from those studies. When I left school I did different jobs, but I didn’t want to work for anybody; I wanted to be independent. So I started my own business, a direct mailing company. It was hard work, long days, with many up and downs, but at the end it paid off. About 50 people were working with me and we became one of the biggest direct mail companies in Belgium. At that stage I sold the company. Then there's another story. Many Belgians go to Turkey on holiday, just like I did. Less than 10 years ago, I invested in a Turkish building company. Although I'm not a builder, I loved it. I don’t care how a wall is built, I'm interested in the result, the quality. What was behind your decision to set up a business in Phuket? Why a condo development? I fell in love with Thailand a long time ago. I used to come here on holiday. I like the Thai way of life, although it’s sometimes difficult for a westerner to understand. I had the opportunity to join a company that owned some land in Bangtao and Surin. I liked it because it's close to the beach and at the same time in the middle of unspoiled greenery. It was never my intention to build something like Diamond Condominium but being an entrepreneur, my positive experience in Turkey started me thinking. How long have you been with Diamond Condo? What’s your role? About two years. My job is to unite the team, to motivate them, to support them and to let them use my experience. What are the main challenges as they relate to your role? We say: "What you do today, you don’t have to do tomorrow.’"Thai people tend to say: "What you can do tomorrow, you don’t have to do today." So it was, and still is, a challenge for me to mix those two cultures – but it’s fascinating as well.
What’s special / different about Diamond Condo? I asked myself, “What if I can build something I'd want to buy myself? What if I can build something with western standards for a correct and affordable price?” And so the project started and we are ready to build 388 units, one - and two-bedroom condos to western standards. Solid walls, good plumbing – and on time. What's your main target market? Anybody who can afford the price and prefers to buy good quality and good value in a good location. Tell us some of the key features. An excellent location and attractive product facilities, i.e. gym and fitness centre, club house, rental management, 24-hour security and receptionist, and a shuttle bus to nearby beach destinations. Moreover, unit owners get direct access to Diamond Beach Club. How would you describe your leadership style? I'm a people’s manager or a team manager, call it what you want. I've built a team around me that can cope with all the aspects of a project. What are the biggest difficulties you have to overcome? My experience has taught me that if you work hard you will succeed. What do you hope to achieve within the next 3-5 years? I think Diamond Condominium will be my last and biggest project. Next year I'll be 60; but never say never. I'm an entrepreneur, it’s in my blood. Who knows what happens tomorrow... Is Diamond Condo involved in any CSR (Corporate Social Responsibility) programmes? I've always tried to help people in need but not through organisations. I do that with my own money. However, with the company we're looking to support a long time project – an orphanage – here in Phuket.

BEACHES MADE IN HEAVEN
Beaches Made in Heaven If you’re here on holiday, you’re almost certainly staying on, or near, a beach, but they’re all different. Why not rent a car or motorcycle and experience their various charms for yourself?
Nai Yang Beach
5 D4
Right at the top of the island, just south of Sarasin Bridge, is Nai Yang. The beach has been declared a National Park, but the public still have free access. There would be an uproar if this were to change, for this deserted stretch of fine sand fringed with giant casuarinas is where Thai residents come to picnic and ‘get away from it all’. Near the bridge there are some small seafood restaurants. Between November and February, this is where the sea turtles struggle up the beach to lay their eggs.
Bangtao Beach
25 C6
About two kilometres north of Surin village, is Bangtao, home to the exclusive Laguna hotel complex. The north part of the beach is quiet with a few scattered, laid-back beach bars/restaurants – and has some fine coral for snorkelling. There you’ll find a lagoon and a small river estuary, which gives on to the beautiful, tranquil Layan Beach – also a national park.
Surin Beach In the high season, this beach is good for swimming and snorkelling, but during the monsoon the onshore winds throw up some serious waves; great for surfers who know what they’re doing. 31 C4

BEACHES MADE IN HEAVEN
Banana Beach
9 A5
Also known as Haad Hin Gluai or Banana Rock Beach, has everything a beach lover would ever need: a small bay of soft sand, rocks offshore, water as clear as glass for snorkelling, and just a smattering of sun beds. Aside from the stretch of sand, there’s a single restaurant serving slightly overpriced seafood dishes, with five plastic tables that sink into the sand. During a recent visit, a scene of tropical island romance unfolded before our eyes: a long-tail boat arrived and a European couple waded to shore, along with their boatman holding a bag of freshly-caught fish. They arranged with the restaurant to fry up the fish for a seafood lunch for two on the beach. It’s the kind of activity that those living in wintery climes dream about for their two weeks of holiday escape. Found just a few kilometres south of Nai Thon Beach, the lost-lagoon feel of Banana Beach makes it a superb afternoon chill-out spot.
Patong Beach
75 A2
Charm is not perhaps the first word that springs to mind when describing Patong, but the miles of perfect turquoise seas and powdery sand, right next to all the razzmatazz, manages to absorb hundreds of sun-worshippers, strollers, joggers, volleyballers etc without getting crowded. When the sun tan lotion is no longer needed, Patong’s nightlife offers the best dining on the island, shops galore and the occasional bar – well to be honest, quite a lot of bars. No holiday would be complete without a visit to the pulsating glitz of Soi Bangla – where it all happens.
Laem Sing (Sing Cape)
31 C6
Continuing south, intrepid beachcombers will encounter this delightful, bijou bay. Nestling between stony headlands, Laem Sing features sandy coves and rock pools which bear close inspection. Its unique charm attracts many visitors in the high season.
Ya Nui Beach
122 G6
Just across Nai Harn Bay from Ao Sane, between Nai Harn and Rawai beaches along the coastal road, sits the tiny Ya Nui bay. Not exactly a hidden spot, it can get crowded through the sunny season with rows of rental chairs full of sunbathers. Even on its busiest days, however, the beach is a breathtaking sight with its silken sands and dramatic surrounding landscape, including a rocky cape jutting out from its centre, and a lush green hill topped by a wind turbine rising up steeply from one end. There’s one main restaurant at Ya Nui, which is actually very good for a beach eatery (try the chicken panaeng), and there’s a scattering of vendors offering drinks, snorkel equipment and rental kayaks. When viewing Ya Nui from the wind turbine lookout point, it looks as perfect as a well-cut emerald gem.
65
BEACHES MADE IN HEAVEN
Tri-Trang Beach
Paradise Beach
73 C3
Paradise Beach is open from 9am until 6pm and is never crowded. The waters are crystal-clear and the pure white sandy beach is framed by a lush green backdrop of coconut palms. Only 150 metres long, Paradise is a jewel in a perfect serene setting. There’s a small restaurant, which also rents beach chairs, snorkelling gear etc. If you’re actively inclined why not try sea kayaking among the rocky coves. If you seek still more tranquillity and privacy, there’s another small and white powdery-sand beach, located next to Paradise. Just continue south down the small path through the rocks. Follow the same track up the hill and you’ll reach a quiet and peaceful viewpoint offering wonderful vistas of sea and surf; the darker blue of the deep waters contrasting with the azure surf effervescing on the dark, rocky promontories. As the sun goes down the whole sky becomes a pastel palette of light and dark – a sight you’ll never forget.
Laemka Beach
About three kilometres 74 E4 south of the main Patong Beach, and close to Paradise Beach, you’ll find this tiny bay, well hidden from the normal tourist beach routes. Tri-Trang is great for swimming and snorkeling when the tides are high, and at low tide the seas recede to expose a rocky foreshore. At this time it’s still a delightfully picturesque spot. There’s a small restaurant which rents out beach chairs. It rarely gets crowded.
Rawai Beach
123 D5
This isn’t really a swimming beach. What you CAN find here in profusion, right on the beach, are small restaurants and food stalls selling grilled seafood. At the eastern end, is a Sea Gypsy village where there’s a daily market selling fresh fish and prawns, straight from the fishermen’s nets. This is a great place to rent a longtail boat to visit nearby islands. Neighbouring Chalong Beach is similar to Rawai with more tour boats, lots of dive shops and a few excellent seafood restaurants. It features the longest pier on the island.

Less than one kilometre north of Rawai Beach, Laemka has long been a popular haunt for locals looking for a scenic picnic spot, but it’s often overlooked by tourists. Arriving to Laemka’s main beach at the end of Soi Laemka Yai, there’s a rather spooky sense of dereliction. On the beachfront sits a restaurant long since shut down and there are some empty, decaying bungalows up the hillside. The beach itself, however, is a fine patch of sand with a few vendors selling coconuts, drinks, snacks and renting out sun beds. A fine family escape, the tiny bay is shallow and safe for swimming. There are some annoyances here, namely boats motoring to shore a bit too close to swimmers and uncollected trash in places, but overall an afternoon spent at Laemka is sure to soothe the senses.
Hua Beach
49 C4
Hua Beach, some two kilometres up the "Millionaires’ Mile" in Kamala, might well have been the last truly secret beach on Phuket. But since a small handmade sign was posted at its entrance, the secret’s out. The 300-metre lane leading to the beach takes you through a lush landscape with thick trees arching over the road, ending at a small car park area next to a basic restaurant. Tall casuarina and palm trees line the beach, reaching out over Hua’s golden sand. Next to the restaurant is a concrete foundation that looks like it’s been long abandoned to the jungle – someone’s dream tropical villa that didn’t quite come to fruition perhaps. Aside from the restaurant, some bundles of fishing nets and a few plastic dinghy boats scattered about, there’s nothing here but sand and sea. If you time it right you might have this beach all to yourself, aside from the resident kittens racing across the sand.

BEACHES MADE IN HEAVEN
Karon Beach Next door to Patpong, 99 A4 and much less frenetic, is Karon Beach which still caters for large numbers of visitors. The same serried ranks of sun loungers and beach umbrellas allow visitors from the frozen north to get the chill out of their bones and catch up on the latest bestseller. The beachfront and side roads offer plenty of places to eat and drink. There is even a football stadium.
Kata Beach

This small bay with palm-lined sand and clean, clear seas framed by forested headlands and rocky extremities is truly delightful. A stretch of road right on the beach side means there has been no unsightly developments. Club Med is to be congratulated on building a beachfront hotel which is almost invisible from the seaside. Indeed, their immaculate lawns are an enhancement. The view out to sea is dominated by waterless Koh Poo (Crab Island) – apocryphally sold several times to enthusiastic but naive developers.
Ao Sane
121 D4
Ao Sane rates as the beach with the most bizarre access point in Phuket. Getting here first requires cutting through the covered car park at the Phuket Yacht Club hotel in Nai Harn, then taking a well-paved but very narrow lane for a kilometre or so. With a scattering of broken coral, Ao Sane’s sand is not quite as fine as nearby Nai Harn’s, but the scene is quaint and tranquil and the snorkelling’s good around the rocks just offshore. The beach itself is strewn with large boulders, giving it a more rugged, wild appearance. Sun beds are available for rent, while those wishing to linger a while longer may dine at the Ao Sane restaurant, or even rent a bungalow here or at Baan Krating resort a bit further along, across a rickety bridge.

Ao Yon
Nai Harn Beach

Delightfully framed by rocky, forest-clad hills, this is a truly beautiful bay. On one flank the Phuket Yacht Club hotel climbs up the hillside, and another hotel dominates the foreshore. In addition there are a number of bars and restaurants to welcome the beach travellers. On this, Phuket's most southerly beach, the waters lap gently on the firm, tan sands throughout the dry season. In contrast, during the monsoon rains the crashing breakers are impressive – best admired from the safety of the shore road and definitely not a sight to miss.
Ao Yon
113 D6
An ideal spot for early risers to catch the sunrise, found on Cape Panwa on Phuket’s east coast. Like most of the east coast, Ao Yon retains a distinctly local feel and only a small fraction of Phuket’s millions of tourists will ever come here or know about it. Due to the pearl farm activities in the bay, the water is not always so clear, but at high tide it’s possible to take a refreshing dip in the sea. Our favourite Ao Yon dining spot is the Secret Cove, where parents can enjoy a relaxed lunch and drinks while the kids frolic safely in the shallow, protected bay. Families could also walk down the beach and stop by Topper Sail to arrange a Hobie cat dinghy lesson, a fantastic way to introduce the young ones to the sport of sailing.

Heart start breakthrough – an expert three minutes away
Travel through any airport or stay at any reputable hotel in many countries and you'll see small boxes on the wall with AED in big red letters, often by the fire hose or near other key safety points.
minutes away because the AED tells the user exactly what to do, or what they're doing wrong. It analyses the patient's condition, and gives immediate feedback so that the care is 100% every time."
For one million people around the world, these boxes are an essential part of their future, because this is the number of people every year who are victims of sudden cardiac arrest, something that is not selective in who it chooses because anyone is vulnerable, from kids to healthy sportsmen.
Khun Sorajja Boonprasit, Saint Medical MD explains, "The AED Plus is different because it’s the only FDA (USA) approved unit of its type. It's much more than a box for electric shocks, it analyses the CPR motion as well. The fact is that only 50% of cases need shocks, but in 100% of cases of cardiac arrest there will be a need for CPR. Doing it right, which is not easy for the novice, is now no longer an issue because there is an expert on hand, until the real expert arrives."
This is where the heart goes boom, boom, boom, boom, then nothing! And they die. They have just one chance of survival, an Automated External Defibrillator (AED) device on the wall, and amazingly, the number of people who can be saved with an AED restarting their heart is incredibly high – so long as it is applied soon enough. But Thailand has lagged behind this international life-saving development because of regulatory issues. Now Safer Phuket and its partners, Saint Medical and Zoll Medical of USA, have removed those issues. Zoll Medical recently donated an AED to the lifeguard service at Nai Harn beach and this was supported by training from Bangkok Hospital. So now, Nai Harn's lifeguards can offer AED life-saving service to victims of drowning. A quick YouTube scan of other leading beaches, such as Bondi Beach, will show immediately how important this is. Now hotels, airports, schools, offices – indeed any location with trained personnel – are eligible to have AEDs installed. Safer Phuket offers free CPR & AED training to all staff in any location which has AEDs, making it an easy decision to proceed. New technology is the driver, because the AED box is fully automated and guides the user. Duncan Stewart, Safer Phuket’s founder says, "it’s like having a heart expert on hand just three
Safer Phuket is a social enterprise business driving a campaign to make our beaches and coastal waters safer and the introduction of the new legislation for AED devices is a key advancement. It literally can bring people back from the dead, so this is clearly a huge step in creating a safer environment for visitors and locals alike. Safer Phuket has recently been appointed as a distributor for the Zoll AED PLUS, which gives safety a double whammy because 100% of the profits from all sales go towards our vision of a safer Phuket.

THINGS TO DO
Things to do in Phuket Phuket. The international resort which has everything. For many people, their dream holiday on the island is all about beach, beach and more beach, followed by fine dining and late night partying. Who could blame them? These days though, we find that visitors are increasingly looking fo and for this reason we at ‘WINDOW on Phuket’ have put together a selection of more exotic or unusual activities. Enjoy yourselves.
Khao Kad 360° Viewpoint
113 A2
Khao Kad offers wonderful views of the Andaman Sea beaches and neighbouring islands from a different perspective – from Cape Panwa in Vichit district. Sunsets are on a par with Promthep. Visitors are faced with a stiff climb up 138 steps. Once there, the fresh breezes and tranquil surroundings are a sufficient reward. The viewpoint has good parking facilities and services.
Go karting: Go karting offers a behind-the-wheel adventure using specially designed vehicles to race around a track. Kids especially love the thrill of becoming a mini F1 driver for the day, while children not ready to take the wheel may ride along with an adult on a twoseater go kart. The most elaborate go cart track is at Phuket Go Kart Speedway in Kathu, while another track may be found next to Phuket Shooting Range in Chalong. 65 C4
How to get there: Take Sakdidet Road as far as Baan Muang Thong (Muang Thong Village) or follow the signs to Makham Bay and turn right just before arriving at Panwa Cape. The turning is well signposted.
Adventures in Phuket Bungy Jump: Taking a flying leap is an activity certain to get the heart racing and Jungle Bungy Jump in Kathu has been providing some bungee jump thrills for more than 20 years in Phuket. Diving off a platform at a height of 50 metres and plunging towards a small lake doesn’t seem like the most sensible thing to do but that’s the point – the aim is to rev up the adrenaline and for just one moment know what it feels like to fly free like an eagle. Jump!
Join the crowd at the weekend market
The most popular week-end market in Phuket Town is officially called Chao Fa Variety but is universally referred to by its Thai name Talad Tai Rot. From Central Festival Phuket intersection head south on Chao Fa West Road for about 1km and then turn left. The market is opposite Wat Naka (Naka Temple). There you’ll find a bewildering choice – everything from clothes to electronics. If you’re after handicraft items like tooled leather goods, Buddha images or second-hand books, you’ll also not be disappointed. Our overseas visitors may not be planning to buy a pet but it’s fun to window shop the amazing range of endearing and unusual animals offered for sale. And if you’re hungry, there’s is a huge selection of Thai snacks on offer – all freshly prepared on the spot. Rice dishes, noodles, fruit and nuts are all available. The market opens at 4pm on Saturdays and Sundays − when it's cooler. It’s a good idea to arrive early to avoid the crowds and traffic. Parking can be a problem.
