2022 was quite a year - We got a new government and new rules governing real estate. A market peak turned into a market decline, with the reserve bank adding 4 x 0.50% and 3 x 0.25% incremental rises in interest rates. Inflation sky-rocketed as fixed rates soared and lock-in rates began to expire. The Central Coast market saw a correction between 20-30%, and rental properties gained a 10-20% yield.
The property market exploded with listings - with more properties on the market, there were up to 6-10 times more prospects in most suburbs - leaving owners reconsidering selling even with the occasional surprising sale price. All the while, we adjusted to life post-covid and the feeling of normality.
Did someone say "Winners Are Grinners?"
We had a tremendous year on the awards front - Taking out REI Australia (Real Estate Institute) 'Best Marketing and Communications'; REI NSW 'Best Marketing & Communication'; Australian Small Business 'Champion of Champions Australia' from a delayed 2021 presentation; and of course, 'Wiseberry Office of the Year' from our Wiseberry network awards.
Company-wise, it was a year of growth with our rentals and marketing teams expanding. Our practices allowed us to evolve within the changing marketplace, and like they always have, our admin team made it effortless. Of course, the managers in each department should take a bow as their make Wiseberry Heritage Group the best work environment.
Our kids and partners offered constant support throughout the year, and we got to show appreciation for that support with our kid's Christmas Party, Easter egg hunt, Halloween party and more. To our new families, congratulations! We had several team members welcome their first child in the last year - with one of our team becoming pregnant with our 4th set of twins in the
space of a few years. To our spouses, we would like to say thank you... You are the glue that keeps our show on the road. We are very grateful to have you on our journey.

Thank you to the local community, the volunteers and the many places our team re-visit to go to help. We see so many tremendous people help make this world a better place. To the local businesses that make our community special, we appreciate you and the impact you leave on this amazing place we call home.

2022 Wiseberry Awards.
What a night! The Wiseberry Heritage team recently attended the Wiseberry Awards night – a fabulous event put together and hosted every year by Wiseberry Head Office where all the offices come together to celebrate each other and their achievements!
Everyone in attendance looked incredible and had a wonderful time. We were even blessed enough to win multiple awards within the Wiseberry network.
Our office took home the honours of the 'Wiseberry Marketing Excellence' for our commitment to excellence in the marketing of our client's properties and the execution of the Wiseberry brand by our in-house Marketing & Media team. We were also awarded the 'Wiseberry Office of the Year' award which rewards an office dedicated to teamwork and creates a positive work environment for their employees.
Our Projects Manager, Robert Hili, was awarded the 'Bobbi-Jo Spirit Award' which goes to someone with dedication to their local community and showcases a strong sense of community spirit.
Renee Brookes won 'Wiseberry Property Management Officer of the Year' for her outstanding performance and contribution to her property management team.

First Home Buyers Guide.
This Heritage Media podcast will cover everything you need to know before starting that journey of buying your first home. Topics include first home owners grants and how to apply, interest rates, different kinds of markets, settlements, cool-off periods, and more.
There are a lot of confusing steps and common topics that are spoken about when you're buying your first home. One of the topics that have the most questions is interest rates. What are they, how do they affect the property market, and how do interest rates affect people when buying or selling houses? Let's explore some factors that influence interest rates.
Well, interest rates, there's a cash rate, which is done by the Reserve Bank, and the cash rate is a margin they say that it is going to cost to lend money out. And so the banks put their margin on top of it. So, the margin of the bank might be, say 2% for example, and the cash rate could be 1%. And so that would make 3% out in the marketplace. So when you hear there's a 3% interest rate, that's because there's a cash rate and then there's that market rate on top of it.

Inflation
At the moment, inflation's high. What that means is the cost of lettuce might be more, the cost of petrol might be more, and the cost of a beer at the pub might be more. And everything's costing more. And unfortunately, what happens when that happens is that the Reserve Bank has to get control of it because if it goes too high, then
wages have to go up higher - which would wreak havoc on businesses everywhere. So the Reserve Bank adjusts interest rates to combat the effects of inflation.
Different Kinds Of Interest Rates
There are two different interest rates - Principle and Interest or Interest Only. As a first home buyer, you'd only be probably offered from the bank's Principle and Interest. This means is they're going to give you the money that you need to buy the home.
Hypothetically, let's say the home you want to buy is a million dollars, and the bank approves your loan and says your principle and interest might be 3.5% now. At 3.5% per cent, you're paying $35,000 in interest. However, you would also have to pay some of your principle off. So at the end of the loan, you don't end up with a million dollars after 30 years. So what they do is they then have a trickle back of what that would cost, and they add that on top of it and then they divide it by 12 and that's how they give you the interest rate.
So you've got your finances sorted and found a property that ticks all of your boxes - but how do you put an offer in? In episode 5 of First Home Buyer's Guide, real estate agent Max Manning runs the audience through the steps of what to do when you are ready to put an offer in.
Talk To Your Agent
You'd want to speak to the agent fairly quickly. Legally, things have changed a little bit now - so you need to be doing things in writing. As far as an agent is concerned, if they get an offer via text or email, or anything that creates a paper trail or electronic paper trail, they'll be able to present that offer to their seller.
Unsolicited Advice
Probably the biggest issue I've come across, especially with the first home buyers, is all family members seem to be real estate agents. "No, no, no, don't offer this... What you want to do is you want to do this..." I've seen so many couples miss out on properties because their parents, relatives and friends offer bad advice on making an offer.
Discussing Your Offer
What usually happens next is the agent will go back to the owner and discuss the offer. We want to get as much information from the buyer as possible, so we've got as much ammunition in the gun, so to speak, to try and get the deal across the line for them.
We need to know their circumstances, what your financial situation's like, say preapproval, and settlement time. We take all
that back to the owner and then, it's their decision. The agent will put their 2 cents in and say, "Look, this is what we think" or whatever the case may be, but ultimately it's the seller's decision.
Further Negotiations
There is a little bit of a negotiation process there as well. It's not every day that the first offer is accepted. And by law, every offer that's formally put forward must be presented to the seller. There is a little bit of to and fro, and back and forth. That's the next part to be expected. Once you've agreed on a price, well then, you get the paperwork started and away you go.
