can seem overwhelming. We are often approached for advice on ‘where best to start?’ with a project and outline below the seven-step process most commonly used.
1. Initial consultation and fee proposal
2. Survey visit
3. Briefing & sketch designs
4. Planning application
5. Building regulation application
6. Contractor selection
7. Site works
What characteristics set you apart from other practices?
We are an RIBA Chartered Practice established in 2011 by architect Simon Walter. Simon has an MSc. in environmental design and is a member of the Green Register of Construction Professionals. His wealth of experience stems from many years specialising in private residential and commercial projects. Twelve years on, and with over 2000 projects to our name, Reigate Architects has become a highly regarded Surrey studio providing a professional, friendly, independent and impartial service. We deliver bespoke designs which are sympathetic to their surroundings and forward-looking in terms of energy efficiency and sustainability. We are extremely proud to have delivered the first local dwellings to Passivhaus standard. Our extensive portfolio of completed housing projects includes extensions and alterations, interior design, remodelling and new build developments. These are of all sizes and locations - whether town centre, Conservation Area, Green Belt or rural. We can provide services at every stage of your project from concept design through to completion.
Our team of qualified and experienced architects, technical and support staff are familiar with planning and building regulation requirements and we approach every commission as an opportunity to improve the quality of our built environment.
Building a client relationship and gaining trust is essential. We always prefer to meet clients in person and one of our senior architects will oversee the project from initial consultation through to completion. At an initial consultation we will have an open discussion of your building requirements, budget and timelines and identify any potential challenges. This initial consultation is free and usually takes one or two hours, depending on the size of your property and your requirements. We will provide broad advice and discuss possible design strategies - which may include hand sketches to illustrate how your vision can be delivered. Following the consultation, we will confirm our fee proposal in writing, setting out our costs and appointment terms for your consideration. If you have not experienced a building project previously, the design and construction process
The most obvious (but sometimes overlooked) aspect is that we are qualified architects, a title protected in UK law which can only be used by those who have undergone rigorous training and professional examination. Other individuals and companies who describe themselves as architectural designers or similar are usually not qualified architects.
Another factor which brings tangible benefits to our clients is our proximity to Dorking. With our experience and knowledge of the housing market in east Surrey we are familiar with the requirements of Surrey’s Local Authorities, including Mole Valley District Council. Having completed local projects of many types and sizes we know the potential challenges of working in and around the area.
We also have an established network of trusted local suppliers, tradesmen and contractors - giving us the means to deliver our client’s projects effectively.
We do not have one particular style in which we work. We prefer to develop a design approach that is synonymous with our client’s ambitions, budget and surroundings. However, we will always adopt design principles that aim to reduce the environmental impact of our schemes by using a ‘fabric-first’ approach to improve thermal comfort and reduce energy use. We adopt thermal mass techniques, storm-water management and renewable energy where we can. Where appropriate, we will also incorporate more sustainable building systems and finishes such as timber framing and recyclable materials into our designs. For new build projects we encourage clients to adopt the Passivhaus standards of insulation and airtightness.
What is the most pleasing feature of your job?
Many aspects of an architect’s work give immense satisfaction. We are continually problem solvingwhether getting spaces to flow together properly, overcoming planning and building regulation challenges, incorporating budgetary considerations or dealing with construction issues. With each project we complete, we learn a little more about how architecture has the power to improve the way we live. Hearing how our clients use and enjoy the spaces we have carefully designed and created with them is incredibly rewarding.

A very warm welcome to Dorking and the surrounding areas from all of us at Hamptons.
You will be moving into one of the most highly regarded towns in Surrey. Desirable homes, tree lined avenues, diverse shops and restaurants and an eclectic, vibrant population.
Hamptons has been matching people with property that’s right for them, locally, nationally and internationally, since 1869. We were pioneers, setting standards that few of our rivals could match and this hasn’t changed since.
Today, 150 years after we first set up home in Pall Mall, with 15 decades of finding property and looking after people under our belt, our clients now consider us to be their, ‘home experts’.
Yours sincerely,
Hamptons TeamCongratulations, if you are house hunting in Dorking, you have already won. A home in this great area with all it offers, automatically makes you the envy of many. Now in order to make your transition as smooth and hassle free as possible Hamptons have put together this great guide which will help you choose the best schools, learn a little about planning and building control, read tips on where to shop, eat and lot’s more, all packed into one little guide with clickable links.
Perhaps most importantly we have researched some of the leading local professionals and experts who can help you add value and personalise your soon to be new home. A big WELCOME and enjoy.
The history of Dorking dates back to the medieval period and the town appears in the Domesday Book of 1086. Historically an agricultural and market town, its position on a number of long distance roads made it ideal for trade. As a result of this prosperity and with the arrival of the railway in the mid-19th century, large estates sprung up around the town, but surrounding beauty spots such as Cotmandene and Box Hill were later donated for public use and are now protected.
While there is a good mix of property styles and ages, considering the local growth that occurred as a result of the direct rail line to London built in 1867 it will come as no surprise that many of Dorking’s properties are Victorian and Edwardian, helping to lend the town a traditional charm and character that sets it apart.
Why move to Dorking?
It is an ideal location for those families looking for a slower pace of life, but also for the commuter, with easy transport links to London which is around 20 miles to the north. With a range of amenities and a wealth of countryside on the doorstep, Dorking truly offers the best of both town and country living.
In addition to Dorking town centre, the team offer property for sale and to rent in numerous picturesque villages and hamlets nearby, including Abinger Hammer, Holmbury St Mary, Coldharbour, Forest Green, Walliswood, Okewood Hill, Capel, Ockley, Westcott, Wotton, Newdigate, Beare Green, Holmwood, Brockham, Buckland, Betchworth, Box Hill, Leigh, Westhumble, Mickleham, Ranmore, Fetcham and South Leatherhead.
Dorking is a market town located in the Surrey Hills area, which surrounds it on three sides, and is 21 miles south of London. It is also close to Box Hill and Leith Hill. It has been named as one of the Telegraph’s ‘designer’ and ‘it’ towns you can still afford to move to in 2021. In a tweet, the Telegraph wrote that it was chosen as it is a cheaper place to buy a home than nearby Reigate and is a big favourite with cyclists.
It also gave a mention to the chalk downs which are “perfect for family rides”. Dorking ‘s average price tag is £451,898 - cheaper than the average overall Surrey house price of £600,814, according to Rightmove. It is in the heart of cycling country with the chalk downs perfect for family rides.”
Also among the list is Liphook and Stockbridge in nearby Hampshire.
The Telegraph also wrote in a tweet concerning the thread: “Lockdown has supercharged property prices in the countryside and ‘designer towns’ are creating a buzz with buyers.
Dorking is also the town where actor and director Laurence Olivier was born. There are many open spaces in the area including Glory Wood and Meadowbank. The Nower also offers an open space to the west of Dorking’s town centre, managed by Surrey Wildlife Trust. This is where The Temple is located, from which visitors can enjoy views of Dorking.
Tourist attractions include Denbies Wine Estate, Dorking Museum and South Street Caves.

Tell us a little of the background of Robin Nugent Architects?
The practice was founded by Robin in 1986 and expanded in 2001 after a successful career as Conservation Architect at Broadway Malyan in London with commissions for the Crown of State, English Heritage, the National Trust and many more clients. The decision was taken to expand the private practice in a C18th reconstructed barn structure to limit the hours spent commuting on the M25. Robin Nugent Architects is an RIBA Chartered Practice operating out of a barn studio in West Sussex, a team of Architects and designers with supporting disciplines to provide a comprehensive service. Our objective is to provide imaginative design solutions to clients’ briefs borne out of many years of experience of their needs, site challenges and team co-ordination of associated professional disciplines.
What type of residential design projects are most popular at the moment?
With more people spending time at home and a growing appreciation for the outdoors, we are finding our clients are coming forward with requests for ways of linking the home and garden. An interest for modern forms which remain sympathetic and connect with the existing buildings, with the use of glazing to flood the property with natural light. In order to make homes more efficient we have been looking into ways to upgrade existing dwellings to achieve better thermal efficiency and lower energy fittings and services.
How do you help clients with planning issues?
Once the brief is established, we will then talk through the relevant Planning process for your individual projects. Our design would take into consideration current Policies and Legislation.
We may advise Pre-Application Advice is sought prior to a Full or Householders Application is submitted to your local Planning Authority in order to gain a further understanding of their requirements and response to the proposal. We monitor the Planning Applications on the client’s behalf, talking directly with the Planning Officer, and are able to update designs as the application progresses.
Following a decision notice being obtained we would then seek to discharge any conditions on the application. If your application is deemed complex, we are able to bring in our retained Planning Consultant for advice. We have a wealth of experience working on projects within England North and South, both Conservation Areas and Listed Buildings.
What would you say are the key strengths of your practice?
We are a small and close nit team of individuals and we cumulatively have a variety of experience and areas of interest. We work well together with clear lines of communication with all members of the team aware and up to date on all projects so we are all able to support the clients where needed.
We offer a traditional professional service with an emphasis on client and consultant relationship, providing a personal service by qualified, experienced staff with whom the client is invited to act directly. We have good working experience with a number of local contractors and sub-consultants who we are able to tap into where required to progress your project successfully.
What words of encouragement would you a Hamptons client, inexperienced in renovating, who is hesitating to make that initial call?
We are as enthusiastic about your project as you are, give us a phone call and we would be more than happy to talk through your initial thoughts! We can bring our experience and a fresh pair of eyes/another perspective forward for you. In line with the RIBA code of conduct we provide an initial consultation free of charge to discuss any thoughts you have in relation to alterations to your property.
We always say to our clients, start with the proverbial blank sheet of paper; and identify what you like about the property, what you dislike about it, and what you want to gain from the project. A project should be an exciting challenge with good working practice with experience avoiding the difficulties of others.
Tell us a little about the background of Red Mowers? After studying Agriculture, Horticulture and Arboriculture at college I found a passion for working outdoors and transforming spaces through an understanding of people’s needs and balancing with nature’s needs, to bring the two together and create beautiful gardens. I set up Red Mowers in 2013 operating in the Horsham and the company has slowly been growing and we now have a small dedicated team, providing high quality services to customers on a one-off basis as well as regular contract maintenance service.
What types are project are most popular at the moment?
People are looking to make the most of their outside spaces and we have definitely seen people looking to invest in making their outside space special and provide additional space for their families. Aside from general grounds maintenance, we have also seen people looking to re-think their gardens through landscaping, clearance and planting. We love working with clients to understand their garden needs and bring the aesthetics to really make a garden have a big impact.
Is there a project you have completed that you’re most proud of?
Garden transformation doesn’t always happen in a one-off visit but is something we are always proud in creating over time with our regular clients. We love projects where we can build on weekly or bi-weekly maintenance contracts and see a garden come back to life and build upon its features throughout the seasons to make it look its best. Garden maintenance gives a holistic view of our gardens and this is what Red Mowers is really passionate about.
What advice would you give to a client with a blank canvass who wants to add value and create a useable space?
We would suggest contacting us for a free no obligation site visit, where we can view and create ideas for your garden looking and listening to your ideas and plans you have, working out a budget to which we can then design and quote for the work discussed, adding our expertise and skills to create the dream garden you will love.
Tell us why Hamptons clients should choose RedMowers for their outside space?
As a small family run business we pride ourselves in creating high standards for our customers using the best quality tools and materials in the industry to bring gardens back to top shape. We really care about your garden and we work with you to make the most out of your outdoor space. We pride ourselves on being professional, on time, reliable and have friendly knowledge staff that will listen to your needs. We have a large number of estates we already maintain and have lots of happy testimonials from working with our clients over the years.
A royal welcome awaits at the King’s Arms pub in Dorking, where food and drink fit for a King is served up in historic surroundings. Built in 1405, it’s believed Charles II once stayed at the pub during its days as a coaching inn, while another famous Charles - Mr Dickens, no less - wrote about the place in his novel Little Dorrit. The story these days is one of traditional charm, fine fare and friendly service. Cask Marque approved ales, superb wines and freshly prepared food can all be enjoyed inside or out - with four levels of cosy alcoves and original oak-beamed ceilings to explore indoors, and two fabulous courtyard gardens outside.

Why not enjoy a night at one of the great theatres spotted around Dorking!
Dorking Halls
Serving the community for more than 85 years. The venue was designed to host a range of community events. It comprised three Halls: the Masonic, the Martineau and the impressive Grand; all of which remain today. The Grand can seat 900 people, and its original stage could accommodate 300 singers and a full orchestra. The acoustics were exceptional and there was also a fully sprung dance floor. Green Room Theatre
This theatre is tucked quietly away behind the Dorking Halls, compact 86 seat theatre enables members to stage a variety of plays and musicals in a friendly and informal atmosphere. This makes many aspects of theatrical work accessible to all. Based in a building which was only ever supposed to provide temporary barracks for the Canadian Army in WWII does provide challenges in terms of dilapidations and the staging of productions. Thankfully, due to a dedicated team of backstagers, refurbishment work is ongoing and work in the last year included updating the dressing rooms and rebuilding the off-stage area to compliment the ‘revolving’ stage platform built in 2009.

With aspects of life that were mainly in purpose-built spaces now being recentred in the home, renovation projects are becoming more about creating adaptable spaces that retain that home feel. There is also a move to a more thoughtful approach to the use of the outdoor, incorporating the outside or opening up the inside to allow a more ‘outdoor’ feel to internal spaces.
If a Hamptons client is planning a significant renovation project, at what stage should they be making contact with RJC?
Its always good to get in contact as early as possible with any project. An ideal time is when plans are being drawn up and the client is starting to look for pricing as today’s homes require more complex electrical solutions. This gives the client and contractor a good amount of time to discuss design, specification and compatibility requirements for the project. We can also offer advice on aspects of their project they may have not thought about, as with all projects big or small there is a lot to think about.
Are you able to help landlords with their certification needs?
Yes, we can help with all electrical certification and works that a landlord may require, especially so with all the new regulations that are regularly updated which requires landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at an interval of at least every 5 years. After inspections we notify the landlord of any unsafe conditions and can rectify if required, so their tenants have a safe electrical installation in their home. This ensures peace of mind for both parties.
What are the most common mistakes you find home owners make when renovating or remodelling? I wouldn’t like to say customers make common mistakes, but I would always advise they get a Professional, fully qualified and registered trade in to carry out any work that they are looking to do in their homes. This will not only give them a finished product to the highest of standards but also give them the peace of mind that the work has been carried out safely and adheres to regulations.
What services do you offer for the outside of properties?
We can cater for a wide aspect of outside electrical work, such as and not limited to the following:
• Aesthetic landscape lighting
• Electric vehicle charging points
• Hot tub wiring
• Security lighting
• Garden home offices
• Outside sockets
• CCTV
We always advise getting in contact with any queries and/or ideas and we will endeavour to help achieve the result they want.
How can you help homeowners save money on their bills?
Firstly, we can offer advice to homeowners with ways they can be more energy aware in their home and the way they are using their electrical appliances. To aid further, an energy monitor can be installed to allow a homeowner a visual real time display of energy being used help them to be more energy efficient. We can upgrade lighting from halogen to LED. This is an attractive, eco-friendly, and cost-effective alternative to traditional lighting. In a lot of cases converting to LED can gain up to 90% saving on energy used by lighting circuits. Furthermore, upgrading heating controls to smart controls can be another cost-effective way of saving money on energy bills and giving a client more control over when their heating is switching on and off. There are many other effective ways to help reduce energy consumption depending on each individual household, which we would be happy to advise on.
Our success is built on holistic and personalised character education to meet the needs of each individual. It is the idea that school is not just a stepping stone to ‘something next’, but a vital and important part of the here and now. We are creating successful lifelong learners and global citizens who will always positively impact the world around us.
Put simply, it is a passion for excellence.
This means that every young person as far as is humanly possible is achieving the best that they can in whatever sphere that may be. We have the highest possible expectations of them in exchange for an abundance of opportunities for personal growth and learning experience. Your child will become the very best version of themselves.
This is what we do.
Genuine education brings transformational change. This is what happens at Box Hill School. Boxhillians learn, grow, question, lead and become, achieving excellent academic outcomes alongside developing compassion, understanding and wisdom. We take young people out of their comfort zones and they become resilient, daring participants in our community and beyond.
This isn’t just a school, it is ‘school as it should be’. Bringing together girls and boys, junior and senior, local day students alongside nationals from many different countries, we look forward to every moment of every day together.
If you like the sound of this, we are the school for you. We would be delighted to meet you and show you around. Explore more at www.boxhillschool.com.
Dorking is a great destination for a family trip offering entertainment for kids of all ages.
We’ve picked some of the most popular family-friendly things to do and sorted them into a handy list.
The Deepdene Trail is a walking trail, just a 15-minute stroll from Dorking’s town centre and railway stations. Visitors can enjoy free access to one of the country’s most historically significant gardens – privately owned since their creation in the 17th Century. Guided by a mobile App that reveals glimpses of the landscape as it was in the early 1800’s, the story of the picturesque, Regency landscape and its owners is presented for all ages to enjoy. Three rooms on the ground floor of the Museum have been made into one huge area. We were lucky enough to work alongside Museum designer Chris Jones and his brilliant ideas for the space. All the artefacts have gone through a rigorous quarantine check before they came back into the main building to avoid any nasties such as woodworm or moths being brought into contact with any other artefacts. Many beautiful pieces have been given to the Dorking Museum over the years from Daniells Ginger Beer Bottles (found in gardens all over Dorking) to exquisite pieces of Wedgwood that have been donated by the Wedgwood family. Everyone involved with the Museum worked so hard to get us open again and we are immensely proud of what we have done so far.

Reigate Caves
The Surrey town of Reigate is well known for its ‘caves’ which riddle the town centre, although these are in fact largely old sand mines. The castle mound overlooking Reigate town centre is composed of soft sandstone and has been mined over several centuries. The castle has long gone but the mound and many of its excavations remain. Known locally as the “Reigate Caves”, tours include the Barons’ Cave in the Castle Grounds and the East and West Caverns in Tunnel Road. Your view of Reigate might change once you have experienced what lies beneath your feet!

You’ll need to include the forwarding addresses for every adult in the property that pays council tax.

If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.
Please note that many developments will require both.
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
• have an effect on existing trees
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
