A little bit of history
Henley is a historic town in its own right: a quick walk around the area presents you with landmarks such as the historic town square, the town hall, the church and of course a fantastic selection of local shops. There is a record of a market in Henley as far back as 1284, with the town growing prosperous in later centuries due to its key setting on the Thames, and in the 17th and 18th centuries it became an important centre for glass, malt, timber, corn and wool.
8 www.hamptons.co.uk
Why move to Henley?
Henley has much to offer by way of excellent schools, both state and independent, including those in the outlying villages. Within the compact town centre there is a good variety of restaurants, bars, hotels, shops and leisure facilities including a cinema and theatre. For sporting fans, there are several golf courses on the outskirts of the town and nearby villages, as well as the prominent rowing scene and excellent riding country locally. Henley is in a beautiful part of the world and much of the town is overlooked by vast hills covered in woodland and surrounded by rolling green fields. The countryside feel that Henley boasts is a million miles from the hustle and bustle of the big cities that are situated nearby, giving it a best-of-both-worlds feel. It’s the perfect retreat for commuters, families, outdoorsy couples and retirees alike. London is only a short train ride away for world-class shopping and an huge array of amenities.

Mike called us to build a new music studio in his garden in Newbury.
As we were planning that project it was clear that the garden would need to be landscaped to tie the house and the studio together.
So we designed and delivered a scheme including a patio, a curving pathway, steps, raised sleepers and a gravelled area near the back door.
Mike was delighted to find one company that could do everything - you will be too.
“I needed several projects including a Garden Studio, a patio and landscaping. I found plenty of small builders that could do one or other, but only one that could do everything.
They gave me great ideas on how to make the best use of my garden. Everyone involved, from design and construction through to aftercare, have been brilliant. The team really care about their customers (and were also great with my neighbours).

All
Henley-on-Thames is frightfully nice. It exemplifies a particular version of England, with its rowing regattas and half-timbered houses, its twinsets and pearls, its ubiquitous estate agents. What Henley has never been, though, is hip. And, yet, even here, in this most genteel of upriver towns something is stirring. In the last year or so, Informality (informality.co), a proper London-style contemporary gallery has set up on the market square, with not a local watercolourist in sight. It’s over the road from Crockers, a hotel that almost inverts the idea of a restaurant with rooms by having seven of the latter and three of the former. There’s the grill, a pan-Asian chef’s table and, finally, a modern British chef’s table, overseen by Dean Westcar, formerly of Lucknam Park. We ate in the latter, taking one of the 16 seats arranged around a gleaming stainless-steel kitchen, allowing us to look on up-close as Westcar and his team primped and plated course after course of enchanting morsels – an exquisite ricotta risotto, a jar of chocolate and pear – all paired perfectly by the resident sommelier. It was three hours of food theatre, after which we winched ourselves upstairs spoiled and smiling. The rooms are smart, with high beams and roll-top baths alongside the beds and charming views of the square. You can work off the calories on a glorious five-mile loop of a walk that takes you up the river past handsome rowing clubs and Temple Island’s neoclassical folly before heading back through the Chiltern Hills. Best of all? It’s only an hour from Paddington.

Meet Henley on Thames Architect Simon Mack
Tell us a little about the background of your architectural practice?
I have been fortunate to be a part of Henley’s local community in both a personal and professional capacity for over ten years. Prior to moving to Henley, I studied, qualified, and worked in London including practising as the senior Architect at a world renown design practice specialising in interior design and architecture for homes and hotels around the world. Soon after moving to Henley with my family, I started my own practice drawing on my considerable experience in residential projects.
Working on the principle that the interiors and landscaping are considered as integral element of a holistic design process, ensures a cohesive design that a client can understand through the medium of drawn plans, elevations, sketches, computer modelling and even virtual reality. This approach has provided us with a portfolio of successful projects, enabling the practice to go from strength to strength. Whilst growing our roots in Henley and the surrounding counties, the practice has formed good connections and working relationships with our clients, consultants and contractors as well as the Local Planning and Building Control departments. This has meant that over the last 10 years we have a one hundred percent planning approval success rate of which we are extremely proud.
What is your customer process from receiving that first enquiry?
The priority is to learn about the client, how they live, their interests, passions, and understand the client’s objectives and aspirations. Through discussions and sketches, we will create an initial brief. From this initial brief we use our skills and experience to provide a number of options as to how these aspirations can be achieved. At the first meetings we provide a series of options, presented as plans and computer models that demonstrate possible design directions and provide the client with a very early indication of the type of works involved, the kind of spaces that can be achieved and the level of proposed alterations required, whether this is through remodelling the existing, adding new space or creating a new building. By integrating computer modelling into the design process from the onset a client can “walk through” the spaces getting a feel for height, space, and the views, allowing for a better understanding of a design, which in turn minimises any costly alterations through the construction phase. From here we will guide the client through the Planning process, Building Control, tender and construction, to hand over. Our full design service includes specification for the works from the design of a building fabric to lighting and power layouts, finishes specification, kitchen and bathroom design.
Is there a type of commission that gets you particularly excited?
We love working with clients who are also passionate about good design and creating beautiful spaces, whether it is reconfiguring an existing house to achieve its full potential or designing a new house, this drives our passion for attention to detail. We have worked with all types of styles from listed buildings to new contemporary “eco” homes.
Why should Hamptons clients choose your studio for their project?
Simon Mack Architecture is a RIBA chartered practice which means that we comply with strict criteria in an accreditation scheme that gives you, the client, an assurance of quality. You can expect a high level of excellence in design and service. We have worked with Hamptons clients on a number of successful and exciting projects and we are looking forward to our continued collaboration Simon Mack Architecture apply impartial and creative thinking to projects large and small. We know how to add value, whether by simply maximising light and space, adding functionality, or creating the wow factor for your investment.

Meet Niki Schafer Henley Interiors Maestro
Tell us a little about what inspired you to establish your business?
I’ve always been fascinated by homes (I was brought up in the RAF and spent my childhood moving and looking at house particulars for the next home) so when I settled in Henley with my family, I decided to retrain from my advertising career into another creative field. A background in project management, (budget, people, communications) and the ability to nurture a creative idea through a building process is exactly what interior design is all about.
How does your process work from receiving an initial enquiry?
We have a friendly phone conversation to enquire about the basic brief, then send an NSID questionnaire to be filled out to explore tastes and requirements. Next we meet on site to talk through the project in more detail, look through existing furniture and valued items, and discover cultures and backgrounds of the people and the property involved. This leads to a scope of work which, when approved, is followed by a professional contract.
What type of project gets you most excited?
Henley is full of people who love their homes and want to express their personalities and backgrounds in them. We get excited when there are a combination of cultures, or clients have travelled a lot and collected interesting items. We love houses with character too. And potential, there’s nothing more exciting than potential!
What would you say are the most rewarding gains clients enjoy from appointing you for their project? Most clients have ideas about what they want their home to say about them but have very little time to find the right resources to bring their ideas to life. We not only make this happen but we expand on their ideas and help them create spaces that a just a bit more than their vision – developing them into something truly special. As ex ad agency executives we follow a structure and engage in processes that please our clients by keeping them well informed and keep the project moving at the right pace. We are a great combination of insight, creativity and professional structure.
What’s the most satisfying aspect of your job?
I have three favourite parts of my job: 1) getting an exciting brief and finding out about new clients. 2) fabric samples arriving in the post (13 years later and I’m still thrilled to see new fabrics) and 3) photograph day – seeing everything come together into a few images is a real treat, then sharing the befores and afters with clients is truly satisfying.

Meet CU CUCINE, the family run interior design company
Tell us a little about the background of your kitchen business?
We are an independent, family run interior design studio, using Italian design influences to craft unique kitchen and living spaces. With a focus on quality and style, we create beautiful and functional interiors perfectly tailored for our clients.
What words of encouragement would you give to Hamptons clients who want a kitchen that will add maximum value in addition to providing the traditional culinary requirements?
Months of careful planning and thought go into creating your perfect interior and it’s vital that, after dedicating extensive amounts of time and money, the finished product lives up your expectations.
That’s why, as a recognised Kbsa member, we give the added assurance that we will go above and beyond to deliver your project to only the highest standards, from your initial design consultation all the way to installation and beyond.
All supply and installed furniture installations are insured through the Kbsa Consumer Care Plus insurance scheme, which covers the deposit, advanced payments and work-in-progress. This insurance is extra protection for you and is only available from accredited Kbsa specialists like ourselves, so you can buy with confidence and have peace of mind when the installation phase begins.
Tell us about a project you are particularly proud of?
Adam Bomok, our award-winning creative director completed one of our favourite and most awarded projects Auton Place in 2019. This property is a traditional red brick dwelling with a modern twist situated in Henley, designed by renowned local architecture practice, Spratley & Partners. This property has unique features such as a living green roof and copious amounts of floor to ceiling glass. This was the main point of inspiration for the design of the kitchens and interiors, with its abundance of natural light and beautiful surrounding, the kitchen nods to subtle colours of nature outside but still feels practical and stylish. We used a mixture of Bianco Venatino Quartz and cold rolled stainless steel worktops. Two tone colour pairings on the handleless floor to ceiling cupboards also elevated the space. We used Purbeck stone and Wevet from Farrow & Ball for its soft pastel tones, combined with a functional bank of four Miele steam and convection ovens, plus coffee centre.
Overall, we loved working on this project from the early planning stages until the final details of completion. We’re long-time working collaborators with the Spratley team, so knew how to maximise everything to the fullest for the client for the best results. This showed when Adam’s contributions were awarded from Kbsa in 2019 for young designer of the year.
What skill sets make you the right choice for Hamptons clients?
As an award winning family run business, we have been involved in the industry and worked in the area for over 20 year. We strive ourselves to keep up to date in the latest design and technological trends, while offering a competitive price point to suite all our clients budgets and requirements. What separates us from other kitchen suppliers is our passion to get to know all of our clients on a personal level and to be able to really understand their requirements for their dream kitchen and our attention to detail to finish the project right every time.
What’s your favourite thing about working in the Henley area?
Henley and the surrounding areas are a very inspiring part of the UK. We’re particularly inspired by its unique rural architecture, artisan craftsmen and women, its rich aquatic history and perfect proximity to the bigger cities like Oxford and London. All mixed in with idyllic country life.

HOME SPECIALISTS ASSOCIATION
THE

Meet The Team At MKB Designs
Tell us a little about the background of Marlow Kitchens & Bathrooms?
MKB Designs has been a leading name in and around Marlow for over 30 years. I have been in this sector of design for over 20 years and along with my family, I purchased MKB Designs in early 2018 having already worked for the business for over 8 years. Our whole ethos revolves around good quality sustainable products, combined with innovative functional and practical design aimed at delighting our clients. We offer a high level of personal service focused on complimenting specific client needs.
How would you describe your style?
Our ‘house’ style is as a warm and friendly team whose aim is to delight clients with great work. We don’t do ‘hard sell’ and rely very much upon our open and honest attitude. The aim is always to take into account client tastes and preferences and apply this sympathetically to them and their properties. We are all for long term relationships and see clients returning again and again. Hence, whatever we do has to be on the basis of standing the test of time. For design style, kitchen and bathroom trends and styles do tend to come and go and we follow these carefully as they evolve. Our aim is always to offer a broad range of style options to appeal to a wide range of client tastes and needs incorporating the best of what’s available whether that be style, trend or technology.
Talk us through your customer process?
Our first step is to go and meet our client. This gives us a chance to introduce ourselves and our business, take detailed measurements of the space, note any particular building features, discuss styles/must haves and to get an idea of budget. We then go away and complete a detailed plan and design. The design is also converted into a moving 3D pictorial image which gives a real sense of what the room will look and feel like. We then present this in our Marlow showroom where our clients can see many of the products/ ranges we offer. At this point we can refine designs, options and discuss costs.
What advice would you give to a client who wants a kitchen that will work for them but also add maximum value to their home?
The kitchen is almost always the main gathering point of any home and it is a place that is seen by all. Like any design, a kitchen can be highly personalised, but this has to be matched with the need to make it usable and practical. Style and colour are major drivers when it comes to choice and the combinations are endless. However, to over personalise will not necessarily make it appealing to all, so to add value, any design needs to be focused on maintaining style and colour compatible with the style of property in line with current trends and has inbuilt longevity - as well as of course creating a happy client. On the face of it, possibly difficult, but our experience comes to the fore here.
Tell us about a project you’re most proud of?
Our homes are a major part of our lives - they must be a sanctuary for us to come home to and be something we are proud to show off. With our client we help to create that. So, to talk about a project that we are most proud of is difficult given the number and range of projects that we deliver. However, there is a recent project in Marlow which involved the requirement to adapt a newly acquired property to the tastes and needs of its new owners. The project involved design, supply and installation of bathrooms, bedrooms and living areas which was both complex and rewarding from both the design and client satisfaction points of view. MKB Designs carried out the design and supply of the project and oversaw project progress whilst our installation partners Holloway decorating and Building completed all building, installation and finishing work to the highest quality standard. We always ask clients for feedback and the things that stood out for them were design and innovation, personal service and installation quality. Indeed, they were so pleased that they now drop in to our showroom for a chat and a coffee every week and say that they will be asking us to support their kitchen project.

3 - What are the most common mistakes you find home owners make when renovating or remodelling?
Lack of planning and details In the past, we have been drafted in later than we would prefer For example, after walls are plastered or tiled or flooring is laid Ensure you understand each step of the project, as some items need consideration as early as the initial ground works Information and communication are key for any project - the more information we have at the planning and quoting stage, the less likely the client will end up with unexpected extra costs Naturally, changes may be needed as the project progresses, so it is important to keep track of any changes to ensure you stay within budget
4 - What services do you o er for the outside of properties?
We can o er a variety of options to help achieve your dream outdoor living space with various lighting, heating, and entertainment solutions However big or small the project, we can o er anything from simply adding outdoor sockets to installing power requirements for hot tubs, outdoor kitchens, or electric gates Other outdoor services we provide include CCTV, WIFI and security lighting If you are unsure what you want, we can also o er our expert advice and even put you in touch with specialists who we work with in all areas such as lighting design and landscaping

We enjoy working on residential project where the client has a desire to do something a little different.

We are proud of all our projects!

A look into Sara Copeland Interiors
Tell us a little about the background of your design practice?
I have over 25 years of experience, As a trained interior designer, my passion for colour started at university where I studied Fine Art & Design, where I graduated with BAHons. I see any space/project as a blank canvas by slowly building on the shape, colour, texture and light you can help create an individual design suited perfectly to the project/client.
What is your customer process from receiving that first enquiry?
Talking to the clients at a face to face consultation on site to understand their needs and requirements, at the second meeting I would present digital moodboards to give an overall feel of the new space. After these 2 stages every project is different and a tailored program would be set out for each client.
Is there a type of commission that gets you particularly excited?
Any new project is exciting whether 1 room or the whole house, just creating a personal individual space tailored for the client is what I get the most excited about.
What advice would you give a a family appointing an interior designer for the first time?
To be open minded and not to get stuck repeating the same design throughout but I would always listen to the client so that their new house feels like their dream home as ultimately it’s their home and I am there to guide them through the process.
What’s your favourite thing about working in the Henley area?
Its local with a full range of diverse, different and interesting properties and clients.

The Little Angel
The Little Angel. It’s a pub with a touch of finesse we like to think. Our menu is Franglais – half British, half French. With Olivier growing up in the Loire Valley and moving to London 30 years ago to run pubs, it just seemed like the perfect fusion. Pam and Pierre run the kitchen where all food is freshly prepared. We source as many ingredients as we can locally but obviously some need to come from across the Channel too for the French side of things. Our food is important to us but welcome anyone who just wants to come in for a drink too. We can cater for parties from 6 to 150 people too, whatever the occasion. The Little Angel is the perfect pub in our opinion as there’s a place for everyone: from a cosy spot next to the fire, to a few drinks in the snug, a family meal in one of the booths or a catch up with friends in the conservatory.

Shouldyou wish to wet your whistle in Henley you could hardly have a wider choice. ‘Old school’ inns and taverns, cocktail bars, live music venues, gastropubs, they all abide aplenty in Henley. Here are a few suggestions but the best way to find your ‘local’ is surely to take the air and simply explore.
The Old Bell
At the heart of every village is a great local pub. Relax, unwind, chat with the locals and of course, have a drink. When you enter The Old Bell you step back in time. The building itself is recorded as being the oldest in Henley, dating from 1325 and although the landlady Claire isn’t quite as old, she’s kept the class and charm of a proper public house. Low wood beam ceilings, plush furnishings, bluesy jazz music, quality drinks and nibbles and a smile from behind the bar are just some of what you can expect.

Interview with ‘St. Mary’s Prepartory School’
Tell us a little of the history of your school. St. Mary’s has been at the centre of education in Henley for almost 100 years, helping generations of children to learn in a stimulating and inspiring environment. Situated in the heart of the town in a beautiful Victorian townhouse, we greatly enjoy being part of the Henley community.
We work closely with a large number of local Henley groups including charities, sports clubs, care homes and the local council.
What would you say is special about a school life at St Mary’s School?
Our ethos is very simple, to instil a love of learning for life in all our pupils. Our small class sizes ensure that children benefit from an individualised approach to their learning, supported by our outstanding teaching staff who approach every lesson and activity with enthusiasm. Parents comment on the wonderful feeling of community and family at St. Mary’s, and our children thrive in an atmosphere of tolerance and respect. The wide range of extra-curricular activities available, from dance and gymnastics, to cookery, parkour and Judo, offers our children the opportunity to develop additional skills beyond those in the curriculum.
What aspects of the school are you most well known for?
St. Mary’s is justly proud of its reputation for delivering academic excellence in a uniquely nurturing environment. We have consistently been recognised for
our high-quality pastoral care, effective anti-bullying policies, and creating an atmosphere of tolerance and respect in which our children’s individual talents are celebrated.
What sporting facilities do you have?
Our children enjoy regular PE lessons with our specialist sports teachers, from Nursery through to Year 6. Pupils enjoy hockey, netball, football and rugby, as well as cricket, swimming and gymnastics. Weekly sports fixtures give our children the opportunity to represent their school and to compete against local schools, building a sense of teamwork, confidence and resilience.
Which educational destinations do your pupils go on to?
We are very proud of the solid foundation we give our pupils before they progress on to the next stage in their education. St. Mary’s pupils consistently receive offers from their first choice of the most prestigious schools in the local area, including the offer of scholarships and awards. Our children also sit the 11+ grammar school entrance exams and each year a number choose to take up a place in one of our local grammar schools, as well as our local state school in Henley.
We believe that the best way to get a sense of what makes our school so special, is to visit and see for yourself our happy and motivated children. To book a private tour, please call us now: 01491 573118 or email: info@stmarys-henley. co.uk
www.stmarys-henley.co.uk
Our pupils benefit from subject specialist teaching, including French, Music, Science, Art Drama and PE.
Class sizes are small, providing children with the opportunity to develop at their own pace and achieve their very best, in a supportive and nurturing environment.
Our pupils thrive, developing a love of learning for life. But don’t just take our word for it, our parents say::
“Excellent academic tuition in a nurturing atmosphere”

Planning and Building Control
Unsure which services you need?
If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do.
Please note that many developments will require both.
What is planning?
Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following:
• create a new building, or change the use or appearance of an existing building
• affect the sunlight, privacy or outlook for neighbouring properties
• affect the nearby area with noise disturbance, smell or fumes
• work on or around listed buildings or any conservation areas
• affect traffic volumes, road safety or access
• change the density of development in an area
• use significantly different materials or finishes from nearby properties
• have an effect on existing trees
What is building control?
Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval.
