Bal Harbour Village Waterfront Park Bal Harbour, Florida

BROWARD COUNTY / FT. LAUDERDALE JOINT GOVERNMENT CENTER Fort Lauderdale, FL Zyscovich created the Design Criteria Package for The Joint Government Center Campus. The Joint Government Center Campus project will consist of the design and construction of the following program and building components to be developed by county and city at the identified project site: new county and city administrative building, including county and city commission chambers, public meeting rooms and planned amenities, a new Broward County Transportation (BCT) Department administrative offices building, a new transit terminal and transit mall streetscape improvements along Brickell Avenue for BCT buses, drop-off areas and bike/pedestrian access, and a new multi-level parking garage (1,355 spaces) to may be converted in the future for office use and retail development. The JGCC Design Criteria Package (DCP) establishes design standards and criteria for the new JGCC campus and facilities.

CITY OF NORTH MIAMI NEW NORTH TOWN CENTER MASTER PLAN North Miami Beach, FL The New North Town Center Master Plan for an 18-acre mixed-use development site will transform this relatively desolate part of the city into a new vibrant pedestrian-friendly, mixed-use community. The land has been largely vacant for years, in part because its former owner, People’s Gas, left the site contaminated. At this point, the brownfield has been remediated as much as it can be. Master planning includes evaluation of the remaining work required to complete the remediation. The development includes 1,650 apartments; 175,000 SF of commercial space, including anchors and small, in-line stores; 150,000 SF of office space; 175 limited service hotel rooms; and a 120,000 SF specialty Charter/ Private school.

SEMINOLE TRIBE OF FLORIDA BRIGHTON ELDER ACTIVITY CENTER Brighton Reservation, FL The Seminole Tribe of Florida hired Zyscovich to provide conceptual designs to construct a new 15,000 SF Elder Activity Center located at the Brighton Reservation. The activity center has an entrance atrium and porte-cochere that leads to the reception area of the facility. The dining room is equipped with coolers, a kitchen, storage areas and an electrical room. The cardio/fitness center contains a fitness room and massage room. There is an activity room, five offices, a mechanical room and men’s and women’s rest rooms within the indoor activity area. Outdoor activities include horseshoe pits, shuffleboard courts, putt-putt golf, barbecue areas, a fitness trail and walking paths. There are miscellaneous storage areas, a covered patio and covered walkways as well as a designated public rest room facility.

LITTLE HAITI CULTURAL CENTER Miami, FL Zyscovich was hired to create a new Little Haiti Cultural Campus at the site of the existing Caribbean Marketplace. The new communityuse campus maintained the existing Caribbean Marketplace and added two new buildings. The program included a 250-seat black box theater with dance, drama and music rehearsal halls and a Cultural Center with an art gallery, arts and crafts workshops, and community meeting rooms. A large open plaza designed to host outdoor community events joins the two new buildings. The design for the new Cultural Campus is a modern representation of traditional Caribbean art and architectural influences.

WALLACE CREEK FITNESS CENTER Camp LeJeune, NC The Fitness Center at the Wallace Creek Regimental Complex was designed as the first targeted USGBC LEED® Platinum building on base. The facility includes an indoor swimming pool, an indoor running track, a gymnasium with basketball/volleyball courts and spectator seating, racquetball courts, unit physical training/group exercise room, aerobic/exercise area, cardiovascular training area, and a weight training/body development area. Space is also provided for an equipment storage/gear issue area, an administration area including private staff offices, a fitness assessment room, a laundry facility, a vending area, and separate men’s, women’s, and family locker areas with showers, toilets, and saunas. Program areas are organized around a primary gathering area, linking the fitness spaces and facilitating movement while allowing staff clear views into many areas of the facility.

SEMINOLE TRIBE OF FLORIDA PUBLIC SAFETY & ADMINISTRATION COMPLEX Brighton Reservation, FL The Tribal Services Complex includes a centralized administrative services building and a Police, Fire and Emergency Operations Center facility with a full apparatus bay, maintenance facility and fueling station. The community focused, service-oriented design is centered around the ‘River of Oaks’ main receiving plaza and shared community space to create a civic sense of place to celebrate the unique and authentic nature of the site, people, culture and heritage. The new Tribal Government Administrative Services Center at the Brighton Reservation was designed with a focus to be the centerpiece for the community and anchors the architectural identity for the Brighton Reservation, while achieving harmony with nature and to reflect the values, traditions and culture of this unique community.

OAKLAND PARK MIXED-USE DEVELOPMENT Oakland Park, FL A P3 pedestrian-oriented, mixed-use redevelopment project featuring retail, commercial, live/work residences, traditional multi-family residential units, a new City Hall, public realm improvements and parking.

WESTCHESTER CULTURAL ARTS CENTER Miami, FL Zyscovich has been retained by Miami Dade County to design a new cultural arts building with related support spaces including an auditorium, classrooms, offices and storage. The building will be located in Tropical Park in Miami’s Westchester neighborhood. The building is anticipated to be approximately 20,000 SF with approximately 33,000 SF of open plazas. The project will include site features and infrastructure improvements as required to successfully integrate the facility into the existing park.

MAYPORT NAVAL STATION PHYSICAL FITNESS CENTER Jacksonville, FL As part of a design-build team, Zyscovich provided the design for the construction of a physical ﬁtness center renovation and addition at Mayport Naval Station. The project included a new 50-meter indoor swimming pool with movable bulkheads and a Search and Rescue Training area, indoor multi-purpose basketball courts, indoor racquetball courts, locker facilities, showers, steam room, and sauna. The facility also includes a child care facility. The project is projected for LEED® Gold certification and incorporated ATFP design. The ﬁrm’s services included site planning, programming, architectural design, interior design, LEED® coordination and design, and construction administration.

THE SHUL OF DOWNTOWN Miami, FL The Shul of Downtown Center for Jewish Life is planned as a four-story structure containing ground floor retail, a large multipurpose room with a kosher kitchen, a library, classrooms, rabbinical offices, and a rooftop play area. A limestone finish combined with aluminum storefront and glass creates a modern interpretation of traditional Jerusalem stone work.

SEVENTH AVENUE TRANSIT VILLAGE Miami, FL Seventh Avenue Transit Village is a mixed-use development project located in the heart of Liberty City, one of Miami-Dade’s oldest and most celebrated communities. This multimodal hub is providing economic growth and community redevelopment opportunities for the area. The Seventh Avenue Transit Village project evolved through a partnership between the Miami Dade Transit Agency, the Miami Dade Cultural Affairs Council, and the developer. The project integrates 76 rental units of affordable housing with a bus transit station, a community black-box theater, retail space and a shared 156-space parking garage with a landscaped roof deck with a play area, a picnic shelter and edible food gardens. The project has been developed in two phases, with all of the above included in the first phase and additional housing and parking anticipated for the second phase.

CITY OF MIAMI BEACH CSC / CRA CONTINUING SERVICES CONTRACT Miami Beach, FL Zyscovich has a long track record working fr the City of Miami Beach. The first contract period was from 1990 to 2005 (due to the age of the project). The second contract was obtained again in 2010. MICHAEL-ANN RUSSELL JEWISH COMMUNITY CENTER North Miami Beach, FL Zyscovich completed a master plan for the Michael-Ann Russell Jewish Community Center (MAR-JCC) to determine the condition of existing facilities, space needs for the desired future program, cost estimates, conceptual plans and capital campaign fundraising documents. The overall plan, being constructed in multiple phases to maintain ongoing operations at the site, includes a new George Feldenkreis Cultural Arts and Education Center, which will house the Alan & Diane Lieberman Theater, the Kiblisky Gymnastics Studio, the Woldenberg Rikudim Dance Center, and other interest rooms, a new Plaza, the Victory Center, a specialized school for autistic children, and various site, landscaping, parking and access improvements.

LITTLE HAITI SOCCER PARK Miami, FL The Little Haiti Cultural Campus Master Plan also included the Little Haiti Soccer Park, which connects to the Little Haiti Cultural Campus via street improvements to NE 2nd Avenue. Finally, the project also addressed the adaptive reuse of a church and a new community center. The church was converted to a multi-purpose center with a theater element for community performances. The community center has both administrative and recreational uses. The NET office and Park office are both be incorporated into the community center, as well as public restrooms, exercise facilities and an aerobics room which may also be used as a multi-purpose room.

PLAN Z FOR MIAMI Miami, FL Although Miami-Dade County’s Rickenbacker Causeway is one of the most popular bicycling routes in America, no physical division between the cars and bikes exists. This lack of separation between bikes and cars, excessive speeds and drunk driving has contributed to four fatalities since 2006, making this the most dangerous transportation and recreation corridor in Florida for cyclists. Architect and urban planner Bernard Zyscovich, an ardent lifelong cyclist himself, determined to find a way to make the Rickenbacker Causeway safe for joggers, strollers, walkers, and cyclists. Bernard has developed a plan that will transform the unsafe infrastructure into a safe, lively, multi-purposed urban park. Furthermore, it will show how with Rickenbacker Park, Miami’s urban dwellers will gain a refuge where they can “get out of town” without having to leave the city. JOSE MARTI GYMNASIUM PARK Miami, FL Zyscovich was hired to design a community gymnasium as a part of Jose Marti Park, a small urban facility that runs underneath an I-95 overpass and bisects by a residential street that contains major utility hubs feeding the City of Miami and Miami-Dade County. As a unique solution to the site’s size constraints and urban setting, Zyscovich elevated the building to span the street, avoiding the underground communication cables and water and sewer lines. This innovative move simultaneously saved the city money and created prominence for the facility. The building itself is forward-looking in its architectural expression and is reflective of the new image being cultivated by of the City of Miami—one of skyscrapers, glass and cosmopolitan living.

ARTHUR E. TEELE COMMUNITY CENTER Miami, FL Zyscovich designed the Arthur E. Teele Community Center as the second phase to the Little Haiti Soccer Park. This building houses the City’s local Neighborhood Enhancement Team offices. Park offices, restrooms, a Community Meeting room and a large Multipurpose room. Additionally, the project has covered, exterior space designed as complimentary event space. The building is sited as to allow prominence on the street, while planning on a future connection to a third phase activities building and providing direct access to the soccer park amenities. In order to expedite the project, the City requested that Zyscovich provide a reuse of an existing City Park Building from another neighborhood. As part of the scope, Zyscovich provided services to modify the building’s design so that it responded to the context of the Little Haiti Community, and in doing so, was able to better accommodate the neighborhood’s programming needs. Zyscovich provided re-design services and produced 100% construction documents in 5 weeks.

BAL HARBOUR VILLAGE WATERFRONT PARK Bal Harbour, FL Zyscovich was hired to prepare the program and concept design for a newly proposed Waterfront Park on the 67,017 SF site between 96th Street and Bal Bay Drive. The approach to the community workshops was to develop a base line concept used to generate discussion regarding the uses, placement and design of what could be absorbed in the space available, and several alternatives were proposed and discussed. The selected program option includes a Community/Recreation Center with multipurpose rooms designed for the enjoyment of all ages while maximizing the amount of open green space for the park. Site and park amenities include a waterfront boardwalk, kayak launch, dock, a vita course and exercise path, playcourts, a splash pad, an outdoor playground area, a passive outdoor gathering space with a movable stage and seating for 120-150 residents, and site parking.

FORT LAUDERDALE AQUATIC CENTER Fort Lauderdale, FL Zyscovich, as part of a design-build team, master planned and designed the redevelopment of the Fort Lauderdale Aquatic Center (FLAC). The concept for the FLAC is a multi-use complex that includes a new international competition swimming facility, a new International Swimming Hall of Fame (ISHOF), conference/banquet rooms, a family aquatic center. Inspired by water, movement and athletic competition will give the FLAC the iconic aesthetic a facility such as this deserves. Our concept links the surrounding community to this new center with physical building forms, programmatic uses and public realm design elements. It enhances visual access to the water, provides an important amenity to the community and elevates the quality of this facility to create a worldclass destination for Fort Lauderdale.

VIZCAYA STATION TRANSIT-ORIENTED DEVELOPMENT Miami, FL The project’s four phases are characterized by maintaining the operational and security aspects of the Vizcaya Metrorail Station while introducing a mix of land uses to encourage ridership and by creating enhanced amenities to draw the transit user to this station. Each phase is carefully considered to maintain the bus platform that accommodates ease of access and transfer, ride drop-offs to the Metrorail Station, required public parking spaces, as well as easy access by pedestrians, bicyclists, scooters and any other potential modes. The four phases of the overall development include: 1. Transportation infrastructure of the bus terminal, kiss and ride, and public parking spaces; 2. South Building mixed-use/residential building; 3. North Building - mixed-use/residential building; and 4. Vizcaya Metrorail Station enhancements which include underline improvement as a new pedestrian bridge connecting across US-1 to the grounds of the Vizcaya Museum and Gardens.

BAL HARBOUR VILLAGE HALL Bal Harbour, FL Zyscovich developed the program, concept design and space planning for the newly proposed Bal Harbour Village Hall on a vacant parcel located at 9800 Collins Avenue within Bal Harbour Village. The approach was to provide open spaces for public gatherings, natural areas and fight the urge to completely fill the building with programmatic areas, while creating a floor plan with multi-level circulation and flex seating for the Council Chambers. The building reflects Bal Harbour’s ethos and will be place for the enjoyment of the community.

COCONUT GROVE LIBRARY Coconut Grove, FL The Coconut Grove Branch of Miami-Dade County’s library system is a public facility that is both culturally and historically important to the Coconut Grove neighborhood of Miami. The original small library building dating to the early 1900’s (left side of rendering) was expanded in 1963 with a tropical vernacular building. This split-level building had not been updated for accessibility since. Zyscovich has completed a program confirmation / feasibility study for accessibility compliance and expansion. This study was accomplished simultaneously with the schematic design phase. The estimated $2 million project was recently approved to move forward toward implementation.

I-395 MASTER PLAN & PARK Miami, FL A key piece of the I-395 Bridge Reconstruction project would transform what’s now a blighted, disconnected noman’s land of low overpasses and closelyspaced columns beneath I-395 into a series of parks, gardens and public spaces linked by a mile-long pathway between Overtown and Biscayne Bay. With almost 55 acres, the stretch of land under and around the new I-395 will become the largest urban park in Miami, including a pedestrian bridge spanning the FEC rail tracks, trails that will link dog parks, open-air performance spaces, splash fountains, community gardens and public art. By eliminating the existing support embankment and moving a roadway that now connects northbound Biscayne Boulevard to the MacArthur Causeway to the north side of the new bridge, a new two-acre park will be created to connect Museum Park and its Metromover station to the Adrienne Arsht Center for the Performing Arts.

OCOEE CITY HALL Ocoee, FL The new City Hall in downtown Ocoee will be part of a larger public space improvement project that fits within the context of a $45 million public infrastructure investment to stimulate development in the downtown area. The new City Hall will contain approximately 40,000 SF of habitable space to accommodate the needs of City staff, local state representatives, and, potentially, commercial space for food services and other retail establishments. Zyscovich provided a comprehensive space analysis, demand, and allocation study to define the program for the new City Hall. The new facility design includes: a central reception and welcome area; structured file storage with department-specific access; a reproduction room for large-volume copying; a fitness facility with lockers and showers for City employees; storage space for surplus equipment; a server room with redundant air conditioning equipment and a backup power generator; and conference, training and meeting spaces sized and flexibly-furnished to accommodate a variety of gatherings.

NEW SCARBOROUGH FARMERS MARKET Scarborough, Tobago The New Farmers Market is located on a prominent site that serves as the gateway to important neighboring cultural and community facilities, including the new Cultural Arts Facility, Shaw Park, Tennis Center and Scarborough Secondary School. The building’s curved design along its corner location intentionally bifurcates the site to minimize cross traffic between pedestrian and vehicular areas, enhancing safety and creating efficient circulation patterns. The main pedestrian entrance to the market is also located at the entry plaza, allowing easy public access to the building and providing a large gathering space for cultural activities.

CORAL GABLES CITY HALL Coral Gables, FL Zyscovich, Inc. was originally commissioned by the City of Coral Gables as the historic preservation consultants to help prepare the documentation necessary for a grant for which the City of Coral Gables intended to apply. This grant would help underwrite the exterior restoration of the historic city hall. Zyscovich researched the exterior’s surfaces and depth of deterioration and prepared a complete study that outlined what was in need of repair and how to accomplish it, as well as potential costs for the restoration. When the grant was received, the City brought back the firm to prepare the A/E documents needed to complete the work. Coral Gables City Hall was designed in 1927 in the Mediterranean Revival style by local architect Phineas Paist and artistic advisor Denman Fink. The Coral Gables City Hall is one of the city’s finest civic buildings and a focal point when entering the city.

NORTH MIAMI PUBLIC LIBRARY Miami, FL The North Miami Public Library’s mission is to serve the entirety of North Miami’s diverse community through the provision of appropriate collections, technology, and services in an atmosphere that is comfortable, relaxing, nurturing, and accessible. In keeping with this mission, the library is embarking on a renovation project that will enhance services and provide better access to technology. The scope of work included the interior renovation and remodeling of the existing building. The Lobby/Exhibition Area, Waiting Area, Fiction/Non-Fiction, Young Adult, and Children’s Stacks and Reading Areas, as well as the Technology Hub, Reference and Check-out Area, and the Multi-Purpose Room, all received new partitions, ceiling grids and tiles, carpet, ceramic tile, wall finishes, and furnishings.

ST. JAMES CAMPUS POLICE TRAINING ACADEMY St. James, Trinidad The proposed new buildings have been designed to enhance and reflect the historic nature of the Campus. The Training Academy’s sloped roof, exterior veranda, high windows, columns, prominent entrance elements, color, finishes and architectural detailing create symmetry with the existing barracks, recognizing the historic grand traditions of the Ceremonial Drill Plaza and the activities that take place there. The new Armoury Building will house state-of-the-art virtual training rooms and a firing range. There will be an aquatic facility that will have a six-lane pool, locker rooms, showers, and rest rooms. The Drill Plaza and Cricket Arena will have a new 530 seat grandstand.

CHARLES HADLEY PARK Miami, FL As a result of the community meetings facilitated by Zyscovich, the first project to be implemented in Hadley Park is the Concession and Fieldhouse Building, noted by the community as an immediate need due to the success of the park’s existing sports programs. The city requested a modified re-use of the recently completed community building at the Little Haiti Soccer Park in an effort to expedite the project. The 4,600 SF facility contains public restrooms, equipment storage for the baseball and football programs, a field house for team meetings, offices, and a concession stand to serve the adjacent fields. Featured in the building are a large covered “front porch” to encourage gathering and activity around the concession area, outdoor seating, vitacourse access, and additional landscape for shade and screening from the adjacent residential neighborhood.

21ST STREET COMMUNITY CENTER Miami Beach, FL Originally built in 1916 as a golf clubhouse, the main building of the 21st Street Community Center is the oldest public building in Miami Beach. The building was restored, as much as the extensive structural damage would allow, for use by the elderly as a community center. Surrounding buildings, some new and some existing, created a second objective of producing a sense of harmony among the disparate elements of the project. These elements included the historic main clubhouse and theatre building, new chess club pavilion, band shell, dance plaza and various outdoor walkways, patios and courtyards.

TOWN OF DAVIE BOYS & GIRLS CLUB GYMNASIUM Davie, FL The Boys & Girls Clubs of Broward County has a proud legacy of giving local children a positive alternative. In addition, this Club, located in Driftwood Park, is an important institution in the local community. The new gymnasium project has high expectations from the Club, The Town of Davie, and the local community to offer more programs in the expanded facility. The new gymnasium will have a covered breezeway connecting to the existing Club. The new facility will be approximately 12,000 SF with separate toilet rooms for males and females, a laundry and custodial room, a coach’s office, equipment storage, and a conference room.

USSSA SPORTSPLEX Osceola County, FL Conceptual design to acquire, develop and operate amateur sports facilities for Osceola County, Florida. The conceptual design submitted to the county included multiple concession stands, an indoor sports facility, softball, baseball, and multipurpose fields. The indoor sports facility houses eight basketball courts that would easily convert to either volleyball or tennis courts. The two major league fields have the capability to be converted to play either football or soccer games. The two maintenance buildings also contain storage rooms with the capacity for all required equipment. The Sportsplex has available parking for approximately 3000 vehicles.

CITY OF CORAL SPRINGS SPORTSPLEX Coral Springs, FL Working closely in collaboration with the City of Coral Springs and the School Board of Broward County, Zyscovich prepared a master plan for the City of Coral Springs’ Sportsplex and the adjacent Coral Glades High School. The Sportsplex includes a 7,500 SF concession/storage & administrative building to hold sporting and community events. The park also contains competitive baseball, softball, football and soccer fields and accommodates the adjacent Coral Glades High School track, tennis and basketball courts. A “tot-lot” with shade structures and numerous picnic facilities are also provided in the park. Traffic patterns, parking and shared site infrastructure were successfully planned to enhance the functionality of both facilities while keeping the school facility secure and creating multiple joint-use opportunities and shared use economies.

TOBAGO NATIONAL AQUATIC CENTRE & INDOOR SPORTING HALL Bacolet, Tobago, West Indies The Tobago House of Assembly, Division of Education Youth Affairs and Sports, retained Zyscovich to prepare a Master Plan for the design of the new National Aquatic Centre and Indoor Sporting Hall in Bacolet, Tobago. The proposed Master Plan establishes a synergistic relationship between the existing Dwight Yorke Stadium and future aquatic facilities, velodrome, soccer fields, athletic dormitories, Indoor Sporting Complex, a Community Park with jogging track, and hotel site.

MURRAY PARK AQUATIC CENTER South Miami, FL Zyscovich was hired by a design/build firm to design to a community pool that promotes water safety and provides residents with a quality outdoor recreational experience. The main pool can accommodate up to 64 people and features two swimming lanes and a zero depth entry, otherwise known as a beach entry pool. A safe and refreshing children’s recreational water play system, known as a Splash Pad, accommodates up to 22 people and comprises of giant spray nozzles that produce an array of water spray options designed for active play. With zero water depth, this feature requires little parental supervision. The facility also has restrooms with locker storage, including a family restroom and an administrative office. A lightning warning system emits siren/horn blasts when conditions are favorable for lightening in the area.

SUSTAINABILITY Design for sustainability is not always easy—it requires special motivation. Our experience with sustainable or high performance building design is not only advantageous to facility operations, but also improves the health, safety and comfort of its staff and visitors. The Wallace Fitness Center at the Wallace Creek Regimental Complex was designed as the first targeted USGBC LEED® Platinum building on the base. The building is designed as FEMA 361 compliant Destructive Weather Shelter, given Camp Lejeune’s proximity to the Atlantic coast and hurricane considerations. 195
