The project’s mix of residential and live/work units allows professionals to live in the same building as their offices or studios or to be within walking distance.

AMLI AT MIDTOWN MIAMI

It is literally steps from great shopping, restaurants cafes and parks. The site is the former Chiquita Banana warehousing site and comprises approximately 7.3 acres. Restrictions on the purchase of the property has required that development not exceed 14 stories so that the views from the high-rise buildings to the west be not impeded. The overall community exceeds 700 apartments and will provide luxury amenities across three buildings. The life style of this development is meant to encourage social interaction spaces for the residents with resort quality pools and landscaping, shared work spaces, ample community spaces, and even a bowling alley and pet spa. Walkability at the ground level gardens is balanced with a tree lined entry road that provides for easy access to parking. The buildings contain connecting overhead bridges showcasing the industrial edge to the design elements and tying all the buildings into one overall community.

ALOFT HOTEL AT PARKSQUARE AVENTURA

The Aloft Hotel will be located in Aventura’s first pedestrian-friendly, mixed-use development called ParkSquare Aventura, which spans seven acres, is divided into four blocks, and will include commercial offices, an assisted-living facility, residential units, and retail space. Incorporated on the ground floor of the 11-story, 215-room mid-rise hotel will be 14,250 SF of the development’s retail space, divided into four tenant spaces occupied by high-end restaurants. Fluctuating, transparent curtain walls will wrap the north and east facades of the building at the ground level, where the restaurants will be located, and will open up to an abundance of common green space, outdoor seating and gathering areas. The hotel’s lobby and back-of-house will occupy the more private southwest corner of the building at the ground level.
AC HOTEL BY MARRIOTT

AC Hotels and Marriott International formed a joint venture to create a new brand of boutique hotels with a simple, contemporary, clean and linear design aesthetic intended to blend in to the world’s most sophisticated urban centers. Zyscovich was retained for the second AC Marriott Hotel located in the U.S. in the heart of Aventura, Florida in the Aventura Corporate Center. The 192,514 SF hotel has 233 guest rooms and includes 2,200 SF of meeting space, a bar, a fitness room, a pool, an amenities deck, a breakfast room with a warming/catering kitchen, and two levels of integrated parking. Zyscovich also oversaw the implementation of the established AC Marriott Hotel FF&E interior design standards in conjunction with another firm.

ME BY MELIÁ HOTEL
Miami, FL
Zyscovich transformed the existing hotel and townhouse areas of the building to accommodate the new ME by Meliá hotel concept that is centered on urban chic. ME Miami boasts 129 rooms, two rooftop pools, a restaurant, and more than 5,000 SF of renovated space converted into new dynamic dining and event spaces, including a lavish spa. The firm also reconfigured the drop-off from Biscayne Boulevard, the lobby entry, concierge and ground-level terrace. Reconfiguration of the existing three-story townhouses and spa resulted in an additional 75 hotel rooms.
ELEVEN ON LENOX LUXURY CONDOMINIUMS

Eleven on Lenox is a high-end development of 11 beach houses in South Beach drawing influence from Miami’s beach with a serene palette with understated neutrals and earthy textures. Zyscovich positioned living spaces on the top floor—the four bedrooms and bathrooms occupying the lower two—to serve as each unit’s central hub, providing panoramic views of Miami. Parchment-colored matte lacquer finishes and wood accents carry through each residence. Master bathrooms feature Dornbracht rain-shower fittings and a spacious soak tub. Pibamarmi marble slabs distinguish custom sinks and vanities in each bathroom and make an additional appearance on the rooftop terrace, cladding private pools. Kitchens, graced with white Caesarstone countertops, Gaggenau appliances, and Poliform cabinets, flow into open living and dining quarters.
DIESEL LIVING WYNWOOD
Wynwood, FL
Miami’s vibrant neighborhood of Wynwood has been transforming into an arts-oriented urban destination. The owner/developer of these seven properties challenged Zyscovich to create a cohesive sense of place among the scattered non-adjacent lots. The development uses include multifamily residential, restaurant, retail, and art galleries, intermingled with courtyards and building lobbies, that will transform the life of this small district. One of these buildings is the new Diesel branded luxury residential project. The building will include 143 loft-style units, with 24,000 square feet of ground floor retail.
PARK SQUARE AT DORAL COMMERCIAL MIXED-USE DEVELOPMENT

One of South Florida’s largest urban redevelopment projects, Park Square at Doral is a 50-acre project with approximately 2,000,000 SF of mixed-use development, including 157,000 SF of retail, 218,000 SF of office space, and mid-rise, high-rise and single family residential development. The project also includes four free-standing parking garages with retail liners on the ground floor; one high-rise commercial building with a six-level parking podium lined with retail, and three mid-rise towers with multilevel parking garages lined with residential units. The interior spaces were designed with dramatic simplicity achieved through a minimalist design that fuses lofty proportions with elegant materials.

LITTLE HAITI CULTURAL CENTER

Zyscovich was hired to create a new Little Haiti Cultural Campus at the site of the existing Caribbean Marketplace. The new communityuse campus maintained the existing Caribbean Marketplace and added two new buildings. The program included a 250-seat black box theater with dance, drama and music rehearsal halls and a Cultural Center with an art gallery, arts and crafts workshops, and community meeting rooms. A large open plaza designed to host outdoor community events joins the two new buildings. The design for the new Cultural Campus is a modern representation of traditional Caribbean art and architectural influences.

The technology infrastructure, comparable to that found in large corporations, allows members to have access to the technology features that would be cost prohibitive to a startup company. The Incubator provides the innovative physical and virtual infrastructure that freelancers, entrepreneurs, and creative class professionals need to succeed in the 21st century knowledge economy.

Zyscovich provided programming, interior design and architectural design services for a new Fixed Base Operations hangar at Opa-locka Executive Airport that will serve private jet operations and charter flights. With a strong focus on service and operational efficiency, this new facility includes a private pilot suite, customer service, line service, a catering zone, a passenger lounge with a conference room, a retail shop, a cafe and administrative support areas. Airside design components include provisions for aircraft movement and parking with a covered passenger loading zone for aircraft and a 30,000 SF maintenance hangar with adjacent leasable office space.

The relocated BCAD offices’ new work environment is planned to optimize daylight and views to all occupants; to create an efficient, comfortable, and productive work environment; to provide active spaces that promote interaction and communication; and to present the department with minimal maintenance demand through the use of responsible yet creative lighting, material, and product selections. An atrium space has been introduced at the heart of the operation to provide for additional natural light to penetrate to the interior and to functionally provide for an efficient, multi-purpose waiting area, conference pre-function space, lobby, lounge and central circulation zone. The concepts of efficient circulation, multi-use spaces, and transparency are reinforced throughout the design to not only serve the programmatic goals of the client, but to provide a welcoming, comfortable and productive work environment.

Zyscovich is the lead architect and planner proposing 40 acres of new development at Miami International Airport. The proposed development is in response to Miami-Dade Aviation Department’s request to study the feasibility of such development and propose a revenue generating solution that will benefit the Aviation Department and Miami-Dade County. The Airport City development includes a new four and a half star, 433-room hotel with an active retail complex and a conference center, a 25-acre office development with a new MIC-MIA Station, and a service plaza with a gas/service station and convenience retail. These elements, together with the existing airport terminal and the new public transit extension into the airport culminate to create our vision of a landmark urban center for Miami-Dade County.

Hotel Ocean is a boutique hotel on historic Ocean Drive. Zyscovich was hired to renovate a very conservative design of the lobby, dining area and eight guestrooms and to add ten additional guestrooms. The new design is warm, luxurious and intimate with cool tones referencing the hotel’s context of South Beach and is playfully accented with unique bird and animal references in each guestroom’s artwork. Finishes include custom art, metal, glass, and wall panels; fine fabrics, woods and marble; and a poured terrazzo flooring with brass metal inlays throughout the lobby & dining area.

Stiles Development retained Zyscovich to reposition a 20-story Class A office tower located at 200 East Las Olas Boulevard. With its prime location on Las Olas, the building will be updated from its 1990s origins with new direct and indirect lighting, wall and ceiling finishes and furnishings, elevator lanterns, doors, and interiors. With a curated collection of new design elements, Zyscovich’s task was to merge these new elements with the existing (to remain) stone floor and wall finishes for a classically updated look for the new millennium.

UNIVERSITY PRIMERA CASA RESTROOMS

The four-story, 224,229 SF Primera Casa building was the first on the Modesto Maidique Campus - it is currently home to the Registrar’s Office, Undergraduate Admissions, Financial Aid, Undergraduate Advising, Human Resources, and the President and Provost offices. Working within the existing shell structure and restroom footprint, Zyscovich provided a new functional layout of all male and female restrooms in the building, designed in accordance with FIU building standards.
THE CLEVELANDER HOTEL RENOVATIONS

In the 1980s, The Clevelander Hotel was one of the first of the Art Deco hotels along Ocean Drive to be restored. The hotel subsequently appeared in many episodes of Miami Vice and soon became the image of the quintessential South Beach experience. Zyscovich was commissioned to work with the client’s advertising agency to create a new brand for the South Beach icon that would bring the project into the 21st century with the creation of beautiful new spaces while maintaining the original flavor of the 1930s Art Deco design. Zyscovich provided interior design services for the lobby lounge, sports bar, upstairs lounge, pool deck, sun decks, and guest rooms to appeal to the diverse, loyal and fun-loving clientele, as well as the South Beach tourist. The firm’s design is contemporary, with elements of surprise to keep the guests intrigued, through sound, color, texture and lighting.
SIX SENSES LUXURY BEACHFRONT RESORT
Sayulita, Mexico
Zyscovich sustainably designed a luxury beachfront eco-resort on land within Casa Mis Amores, Sayulita, Mexico. The site is in close proximity to the village of Sayulita, and consists primarily of virgin mature undulating jungle of approximately 20 hectares which generally slopes towards a prime secluded public beach. The resort development is planned to comprise 75-100 keys plus 25-35 branded residential villas including associated public, support and ancillary spaces; external circulation, and vehicle parking. The design is inspired and influenced by the resort’s location, references local culture, traditional designs and indigenous materials, and interprets this into a product which is unique, memorable, luxurious, contemporary, sophisticated and timeless. The master plan considered climate, prevailing wind, sun path, natural features and the impact of building footprints on the landscape in the location, design and orientation of the buildings.
VILLA MAGNA MIXED-USE LUXURY RESIDENTIAL TOWER

This 2,014,611 SF, multi-tower residential highrise condominium development is located on the last remaining waterfront site on Miami’s prestigious Brickell Avenue. The towers include one-, two- and three-bedroom units as well as multi-story bay front townhomes. The amenity rich complex has two acres of common elements that include heated pools, squash courts, media and party rooms, a wine cellar, and a botanical garden. All residential units have floor-to-ceiling windows in all rooms, deep terraces, high ceilings, and luxury features and finishes.

Panorama is a mixed-use tower that will be located between Brickell Bay Drive and an existing 11-story office tower that fronts Brickell Avenue. Now in construction, the 83-story, 830-foot-high tower will have 208 hotel rooms, 821 one-, two-, and threebedroom apartments, 100,000 SF of medical offices, 50,000 SF of retail, and a 2,300-space parking garage. Amenities include a gym, lounge, theater, an indoor/outdoor restaurant and pool. The top floor of the tower will have an observation deck where panoramic views can be enjoyed. Zyscovich is responsible for quality control, interior design, specifications, and furniture, fixtures, and equipment (FF&E).

Centennial Village is the University’s successful First-Year Experience program and features live-in faculty as well as professional and student staff that support and enhance the freshman experience. FLAMINGO TOWER

AIMCO’s South Beach signature rental resort, the Flamingo, was originally a 1960s retirement complex with decrepit towers, swimming pools, acres of surface parking, no landscaping, and no amenities. The Zyscovich redesign and market repositioning plan capitalized on the aesthetic and urban power of the waterfront location. The original surface parking lot was transformed into a nearly two-acre botanical park adjoined by a baywalk, boat slips and water sports facilities. Zyscovich renovated the 580-unit (1,160 units total) residential towers for retirees into an urban, 21st century full-service resort for renters. The project also included the addition of: a 461-unit, 32-story tower; 26 townhouses; 28 garden apartments; a seven-story, 2,032-car garage; 10,000 SF of retail space; and a 4,000 SF state-of-the-art gym overlooking the water.
COBB CINÉBISTRO MIAMI THEATRE

The interior design for the new Cobb CinéBistro Theatre brand calls upon the original glamour of the early movie experience and brings that ambiance into the 21st century with unconventional theater amenities like an elegant restaurant and bar and landscaped outdoor terrace. The movie-going experience, extended into the indulgence in fine dining and lounging, includes viewing within the comfort and luxury of a private theater. An upscale restaurant and bar is designed with sumptuous banquettes, slate flooring, and crystal chandeliers. The lounge, divided from the restaurant by a curtain of crystals, is detailed in deep golds and red. A red carpet leads into the theater, which is furnished with leather oversized couches. The Cobb CinéBistro Theatre brand extends to the Zyscovich-designed graphic presentation and packaging.
COBB CINÉBISTRO VAIL THEATRE
The 12,500 SF CinéBistro in Vail was designed with a nature-centered theme that is infused with sleek modernity. Stone and wood wall finishes in warm gray tones are juxtaposed with stone flooring, and the coat room dividing the concierge area and restaurant/lounge is paneled in mirror for a jewel-like effect. A large mantel with proportions evocative of a swank ski lodge wraps to the ceiling in the bar area where an oversized frame is graphically inscribed with famous quotations from movie history. Thresholds to each of the black boxes are framed with ornate frames. The black boxes are also designed with distinct themes: the subtle beige “ice” scheme bears the high faceting of a crystalline landscape; the warm tan “shadow” scheme evokes deep forest; and the “log” scheme emphasizes the verticality of Colorado’s native Aspen tree and draws upon the unique silvery gray of its bark.

As part of the Brickell City Centre, the largest mixed-use development in Downtown Miami, extending over multiple city blocks with linkages along pedestrian corridor bridges over roadways and is programmed to maintain continuous retail activity along upper floors, Zyscovich developed the design concept for Cinemex, a luxury dine-in movie theater. Additionally, the 352 room EAST Miami luxury hotel is currently open, as well as the first phase of Class A office and condominium developments.
TAMBO SOUTH BEACH

Tambo, a premier restaurant from Caracas, Venezuela, commissioned the firm to design their landmark South Beach restaurant location. The restaurant brand represents a fusion of Peruvian and Japanese design and cuisine. The interior of the 85-seat restaurant is designed with a blend of dark, rich woods and light, gauzy fabrics, giving the interior a contemporary Asian elegance. A Latin influence appears in the customized concrete Spanish floor tiles. Custom lighting features are designed in origami-like folded paper forms.
CHINA GRILL

The concept and design of this technoOriental restaurant inverts the American style of upmarket exclusivity. Rather than the traditional emphasis on an atmosphere of privacy and quiet, the restaurant was designed for high energy and voyeurism. Conceived as both a dining and entertainment destination, its emphasis is an atmosphere of theater: great food in a crowded atmosphere with abundant visual stimulation. Everything from the materials and forms to the technology and menu were designed with a sense of the provocative. The geometry of the raw space allows the kitchen to be sited as a feature; the chefs can be viewed on wall mounted monitors throughout as well as through a window framed by walls that appear to project through the floor. Conveyor belts deliver food and drink at the bar.
SARDINIA RISTORANTE

The comfortable sophistication of Ristorante Sardinia derives from an interior design that is at once modern and welcoming. Rich woods and stonework impart a neighborhood ambience common to an urban osteria or trattoria or enoteca.
Windows, subtly dressed in white sheers, and lighting modulated by sleek oversized cylindrical lampshades add to the unpretentious elegance. A transparent “wall” of floor to ceiling wooden wine racks divides the restaurant’s private, formal side from the more casual side that opens onto sidewalk seating. A 7-stool dining bar faces the hearth, a fiery feature in a blue- tiled wall. The earthen palette of brick, stone, and tile is lightened by ample window exposures and spacious furniture arrangement that allows for dining in an uncrowded, yet casually intimate atmosphere.
EL DORADO INTERNATIONAL AIRPORT P3 DEVELOPMENT/RETAIL

In addition to improving the intrinsic limitations of a 50 year old terminal, the design of the phased replacement, 34gate domestic and international terminals substantially improved the passenger experience, the terminal’s commercial and logistical aspects, and provided for more efficient hub operation. The project was accomplished in two phases, precisely planned so that operations and capacity were never interrupted. The New Terminal includes separate international and domestic gates, with commercial and duty free areas, immigration and customs facilities, offices, airline support spaces, and independent landside facilities.

COLUMBUS CIRCLE RETAIL CONCOURSE

Columbus Circle symbolizes the geographic center of New York City and the point at which all distances to NYC are measured. The retail plaza will capture that pulse and become a destination retail concourse that will enhance the experience of commuters seeking a unique shopping experience focused on convenience and quality. The proposed upgrades to the Retail Plaza are going to be unique and of the highest quality, thus adding great value to the property for the extended future. This value translates into a number of things, including added attraction for retailers. The physical space at the Retail Plaza will be unlike any other in the city and this distinction will undoubtedly draw interest from tenants who otherwise might not have seen the appeal of a project like this.

MANA DOWNTOWN NIKOLA TESLA INNOVATION HUB

The Mana Downtown Parcels (including the Nikola Tesla Innovation Hub) seek to transform Flagler Street, the oldest street in Miami. The recent acquisition of multiple parcels in downtown has presented an opportunity for the resurgence of the internal core as a result of the shortage of waterfront property and the introduction of a new regional and, potentially local, passenger train connection. On Flagler, the developer, Mana, plans a combination of renovation and new construction that will respect the historic scale of the street. To lure Miami’s young techies, the plan includes workforce housing with small, affordable units.
BANKUNITED MIAMI BEACH FLAGSHIP

BankUnited’s flagship boutique bank on Alton Road was designed to showcase the new way that financial institutions are operating. Zyscovich aimed to craft a space that is unique to the South Beach location where the customer feels welcome and at ease by having open access to most areas of the bank, including the reception area, meeting lounges, work areas, and workstations. The bank is a study in contrast and contradiction. Housed within a 4,000 SF 1920s garage building shell, the new insertion includes an angled division of spaces and elements in stark opposition to the existing rigorous structural grid and regular window bays. These diverging components slice through the building, emphasizing the entry courtyard and culminating in the floating teller counter, emulating a reception/concierge desk.
EMPIRE OFFICE

The Empire Office showroom is the first of its kind in the state and a template of what’s to come. The ‘next generation showroom’ is not a typical display of desks, chairs and office furniture, but rather a series of functioning office spaces that incorporate open, shared work spaces to invite interaction and encourage movement. Light, white noise, standing treadmill desks and more intermingle to create environments where staff can work at a highly-efficient level yet actually feel better and more fit at the end of the day. It’s also a productive co-working space that clients and others can use to conduct business when traveling between appointments. More than a showcase for workspaces and office furnishings, it’s the new way to sell office products by allowing clients—even encouraging them—to “test drive” their new office before they buy it.
COLOMBIAN CONSULATES

Responding to the needs of the Colombian communities living in the New York and Central and South Florida areas, where there is a high demand for services, the general consulate of Colombia approved three new offices intended to become flagship designs providing 21st century consulates with technology to respond to a globalized world. The consulates include private and public areas consisting of: the consulate’s office; private offices; a private waiting and reception area for Diplomats and VIPs; a storage/pantry area; and a public area including a reception/waiting area and stations for public assistance with passports, ID’s, affidavits and notarizations.

WHITMAN FAMILY DEVELOPMENT OFFICES

Given the project’s difficult existing conditions and the historic nature of the building, it was seemingly problematic to create a Class A look for the new 7,500 SF offices for a major player in the retail market, however the firm created an elegant and sophisticated brokerage office replete with cutting edge technology. Zyscovich analyzed the company’s work-flow along with the client’s brand and global retail trends to arrive at a flexible, high-end solution. The private offices are visually integrated via a single loaded corridor with all filing hidden behind wood-clad doors. Demetree Global retained Zyscovich to reposition the first Class A building in Coral Gables for the current highly competitive commercial office market in the City Beautiful. Just a block away from Miracle Mile, this building is undergoing a substantial remodeling that will make the property a desirable location for tenants. The improvements include exterior remodeling that incorporates the cladding of the existing stair towers in the north and south facades with back-lit perforated metal panels—in a Mediterranean motif—creating a subtle and elegant glow at night. Adding to the exterior, a monumental porte-cochere for VIP dropoff will also serve as valet parking for a future renowned restaurant brand. The interior remodeling included new finishes, signage and lighting for the lobby, mezzanine, common areas for multi-tenant floors, and the men’s and women’s restrooms.

Demetree Global is among the largest real estate firms in Central. As pioneers in Central Florida, Mary Demetree’s desire was to design a state-of-the-art workplace with the latest technology supported by a series of collaboration spaces incorporating shared work spaces, lounges, coffee bars, and conference/ training rooms. These spaces invite interaction, encourage movement and create private and semi-private offices. Staff work at a highly-efficient level yet feel better at the end of the day due to a conscious design focus on light, white noise, ergonomic furniture and flexible spaces. The environment is also a productive co-working space that clients, community members and others can use to conduct business when traveling between appointments. A critical component of the design was the incorporation of branding and wayfinding throughout.

OCEAN REEF CHAPEL

The new Ocean Reef Chapel will be a welcoming place for the community to worship, create fellowship and celebrate the milestones of life. The new chapel will replace the existing chapel on the current site. The new chapel will be a state-of-the-art facility of approximately 15,400 gross square feet including a main worship sanctuary of 290 seats with balcony seating, social hall & serving kitchen and administrative offices. The chapel is intended to be an iconic building in the community yet consistent with the Ocean Reef Club development guidelines. The connections to the surrounding outdoor areas are very important to the chapel operations. The main Memorial Garden is intended to be a focal point in the design where many outdoor activities will take place. Also, two generous arrival plazas will receive parishioners for Ocean Reef Drive and South Island Drive. The new social hall will open to outdoor garden areas facing Anchor Drive.
OUR LADY OF GUADALUPE CATHOLIC CHURCH

The architecture for the church is intentionally progressive to represent the Church in the 21st Century, to respond to the Holy Father’s call for the Church to become simpler, and to mesh with the architectural context prevalent in the City of Doral. The Church structure is the shape of a traditional basilica, with a cruciform plan, main nave and transept superimposed on a flexible floor plate. The chapel building, containing the Daily Chapel and the Adoration Chapel, is shaped like a womb, representing Our Lady of Guadalupe as Patroness of the Americas and of the Unborn. The Parish Center has banquet style seating for 200 and houses the Church’s administrative offices.

Zyscovich served as co-designer with Skidmore, Owings & Merrill (SOM) for the only privately owned, operated and maintained passenger rail system in the United States. The Miami Central Station had been a train station in the 1920s and was being used as a parking lot before being transformed into a flagship mixed-use station, which spans six blocks and 11 acres, providing 1 million+ square feet of residential, commercial, and retail space in Overtown, this transformative project is helping to usher in a new era of connectivity and transit-oriented development to the South Florida region.

BRIGHTLINE FORT LAUDERDALE STATION
Fort Lauderdale, FL
Like the Miami and West Palm Beach stations, the Fort Lauderdale Brightline Station features traversing concrete V-shaped structural members that serve as the exoskeleton comprising a sequence of glass boxes that provide continuous visual connections to the moving trains and to the city. The use of glass throughout this sequence of spaces provides a constant visual connection to the city as well as approaching trains. Viewed from a distance, the stacked dynamic form evokes a feeling of movement. Departing travelers ascend an escalator to a pedestrian bridge that spans N.W. 2nd Street, while traffic flows uninterrupted below. The bridge leads to the departure lounge, which is elevated 30 feet above the station platform. Escalators take departing passengers from the lounge down onto the train platform below.

BRIGHTLINE WEST PALM BEACH STATION

The West Palm Beach station is ideally located between the dynamic downtown—the city’s main street, Clematis Street—and cultural destinations such as CityPlace and the Kravis Center for the Performing Arts. Zyscovich utilized previously completed master plans for West Palm Beach as the basis for identifying the station locations that were eventually selected. The station echoes the Fort Lauderdale station with cast-in-place concrete V-braces and stacked concrete-and-glass volumes that comprise the station’s lobby, ticket kiosks, restrooms, luggage handling, and station support areas. Its shape reflects the overall geometry of Miami’s Central Station.

A variety of Flexible Student Life spaces are located off of the social and collaborative learning corridor, making the commuter campus feel like a home away from home. The indoor commons offers food services and café style seating. Corridors are extra-wide and feature niches for students to gather and socialize. Gathering spots of varying shapes and sizes throughout the facility encourage student collaboration. The extra-wide social and collaborative learning corridor is an internalized extension of the boulevard that begins at the entrance to the urban campus.

Since the original Student Union facility was built in the early 1990s, enrollment at UCF has doubled, exceeding weekday lunchtime seating capacity at the facility. The expansion of the food court will more than double the current seat count while providing additional study spaces and gathering areas for non-diners. A renovated outdoor seating area will also better serve the diverse needs of students outside the classroom. The expanded student union facility will accommodate additional national-brand restaurants, which will in turn provide more students with campus jobs.
SEVENTH AVENUE TRANSIT VILLAGE

Seventh Avenue Transit Village is a mixed-use development project located in the heart of Liberty City, one of Miami-Dade’s oldest and most celebrated communities. This multimodal hub is providing economic growth and community redevelopment opportunities for the area. The Seventh Avenue Transit Village project evolved through a partnership between the Miami Dade Transit Agency, the Miami Dade Cultural Affairs Council, and the developer. The project integrates 76 rental units of affordable housing with a bus transit station, a community black-box theater, retail space and a shared 156-space parking garage with a landscaped roof deck with a play area, a picnic shelter and edible food gardens. The project has been developed in two phases, with all of the above included in the first phase and additional housing and parking anticipated for the second phase.

Design for sustainability is not always easy—it requires special motivation. Our experience with sustainable or high performance building design is not only advantageous to facility operations, but also improves the health, safety and comfort of its staff and visitors. Zyscovich is committed to the incorporation of sustainable principles in our designs. Aventura ParkSquare Mixed-Use Development is a LEED® Silver-certified complex in the heart of the City of Doral. The development was designed with health and wellness in mind and features Active Design Guidelines. This project is the area’s first pedestrian-friendly, mixed-use community including commercial office space, an amenity deck with a pool, a gym, meeting and conference spaces, and quiet rooms, 26 stories of multi-family, mixed-income rental units comprising of micro, one and two-bedroom units, and a penthouse amenity deck with a plunge pool and lounge areas, with parking garages and a hotel.
