BAL HARBOUR SHOPS LIFESTYLE RETAIL RENOVATION & EXPANSION Bal Harbour, FL In 1965, Bal Harbour Shops opened as the first exclusive, high-fashion shopping center on what had been the site of a World War II Army barracks. Zyscovich is designing an extensive renovation of and addition to this unique, urban open-air shopping center by adding over 325,000 SF of high-end retail and over 1,000 parking spaces. The Master Plan also includes a new anchor store, the addition of public green space and parking to support the new extension. The planning and design of the extension to this distinctive shopping destination will help continue its successful trend and ranking as the most productive shopping center in the United States.

MIDTOWN MIAMI LIFESTYLE RETAIL & ENTERTAINMENT BLOCK Miami, FL The northeast portion of the Midtown Miami development site, known as the Entertainment Block, is planned as an intensely commercial zone created for use by the entire neighborhood and will provide continuous pedestrian activity within, and along, its northern edge which abuts the Miami Design District. It includes two office/showroom buildings with ground floor retail, dining, and shopping that are separated by a one-acre park, as well as a condominium hotel with abundant corner uses and a community theater which will offer cultural activities. The western edge of the development is residential over big box and regional retail. The requirements for the residential buildings include service-oriented ground floor retail and internal parking hidden from the street to further enhance the pedestrian-friendly plan. DUMBO HEIGHTS MIXED-USE DEVELOPMENT Brooklyn, NY At the foot of the Brooklyn Bridge in DUMBO, Zyscovich Architects, retail and master planning/placemaking architect, is converting 80,000 SF of former warehouse and industrial use buildings into retail and commercial office use as part of a vibrant, 24/7 high-tech campus. To accommodate new tenant and community needs, the place-making program focused on the physical appearance of buildings as well as the street scene itself, thus a new exciting street network was designed with extensive public plazas, balconies, dynamic exterior lighting, and signage design that maximizes transparency into the retail and lobby levels. The use of glass, industrial metals and stone harmonizes with the character of the surrounding landmark bridges. Hangar doors open up entire building façades to provide visual connectivity to the widened sidewalks replete with outdoor furnishings to create a new urban gathering place.

MACY’S-HOYT STREET DEVELOPMENT Brooklyn, NY This is a series of studies that were commissioned by Crown Holdings on behalf of Macy’s for the redevelopment of existing buildings owned by Crown to consider a new flagship location in downtown Brooklyn. The project objective was to allow for the redevelopment of the outdated Macy’s building as a real estate asset while redefining their image in this market in a new location. The major design goal was to create an interior urban space that would support and showcase the many Macy’s seasonal events as well as serve as an interactive retail experience space. Renderings depict such events as the Macy’s Flower Show, Thanksgiving Parade and Fashion shows.

500 BLOCK OF COLLINS RETAIL & PARKING GARAGE Miami Beach, FL The 500 Block is an ensemble of oneand two-floor townhouse-style retail boutiques with a three-level parking garage. It is built on one of the most visible commercial sites in the historic Art Deco District, a neighborhood of modestly scaled apartments and hotels. The townhouse typology relates to the residential origins as well as to the scale and architectural patterns of this part of the city. AIA Miami, Award of Excellence in Architecture

BLVD AT LENOX Miami Beach, FL BLVD at Lenox is located at the gateway to Miami Beach in one of the most traveled commercial areas. This 5-story development features a contemporary design over 82,000 square feet of retail space and 224 parking spaces. Additionally, it is one of the largest LEED® certified buildings on Miami Beach. The facade of the building includes an architectural concrete feature wall, as well as other cladding materials.

BAYSIDE MARKETPLACE LIFESTYLE RETAIL & ENTERTAINMENT REDEVELOPMENT Miami, FL The Bayside Marketplace Renovation and Addition project includes the renovation of the existing 140,850 SF outdoor mall common areas; the renovation of the existing open-air, 1,200-space, two-level parking garage; the addition of two new levels of parking; and a new 17,500 SF retail liner addition that will comprise a series of tenant shell spaces that face Biscayne Boulevard. The mall renovation also includes new entertainment zones for children and adults, a large-scale signage element, a new paint scheme for the exterior of the buildings, piers, bulkheads and exposed structure, new flooring for the upper level, new staircases and railings, new restrooms, lighting, landscaping, and graphics and wayfinding signage.

THE SHOPS AT SUNSET PLACE MIXED-USE REDEVELOPMENT South Miami, FL A new redevelopment plan will bring a new hotel, residences and revamped retail to a revitalized Shops at Sunset Place. The 9.7-acre property currently has 524,180 SF of retail, 15,000 SF of office and 40 residential units. Under the redevelopment plan, the retail space will be reduced to 440,148 SF, the office space will be expanded to 32,840 SF, the 40 residential units will remain, another 414 market rate apartments in two buildings will be developed, and a 182-room hotel will be built, in addition to parking. The movie theater will remain, and landscaped public plazas of 15,000 and 7,400 SF will be created at prominent corners. Many of the retail buildings will be redesigned so their storefronts face the street, and sidewalk café seating will be introduced.

604 PACIFIC STREET DEVELOPMENT Brooklyn, NY 604 Pacific Street is an adaptive reuse of a former haunted house into a three-story (plus basement), 45,000 SF flagship urban retail and entertainment venue across from the Barclays Center. The two-block stretch of Flatbush Avenue between Pacific and Dean Streets toward the arena’s northwestern corner is one of the hottest in the borough. The building has excellent exposure, signage potential and heavy vehicular and pedestrian traffic. Adaptive reuse of existing multi-level warehouse building into a mixed use building consisting of community uses, retail and the construction of a new residential tower over the existing building.

CHELSEA MEDIA FACTORY RETAIL & ENTERTAINMENT P3 REDEVELOPMENT Chelsea, NY Concept design for the conversion and adaptive re-use of the Bayview Correctional Facility, a women’s detention center ruined by Hurricane Sandy, into a retail, film and media center with art galleries. The original building was built in 1931 as the Seaman’s House YMCA.

COLLEGIATE VILLAGE INN LIFESTYLE RETAIL REDEVELOPMENT Orlando, FL The Collegiate Village Inn Lifestyle Retail Redevelopment project is part of the Urban Dwellings Student Housing Complex redevelopment, which will transform student apartments into a mixed-use development, to include graduate student apartments and an undergraduate dormitory, a hotel, 56,000 SF of retail, a new parking garage, pocket parks, new entry features, and various streetscape and public realm improvements with an emphasis on connections to public and alternate modes of transportation. Zyscovich is also rebranding the complex to appeal to urban millennials.

OXFORD PLACE LIFESTYLE RETAIL & RESIDENTIAL DEVELOPMENT Seminole County, FL A Zyscovich-designed 50-acre master plan on a brownfield site in Seminole County, the Oxford Place Lifestyle Retail and Residential Development is located near the corner of Semoran Boulevard and Orlando Avenue. The approved plan will yield 1,217 multifamily and multigenerational housing units, 100,000 SF of retail development, and 17 acres of lakes and parks.

INTRACOASTAL WATERFRONT MIXEDUSE REDEVELOPMENT North Miami, FL Zyscovich is working on the master plan to transform Intracoastal Mall in North Miami Beach into a high-rise, mixed-use community. The project intends to replace the one-story, 234,000-square-foot mall and the three-story Asa College office building, with a development of more than 2 million square feet. The project will include 2,000 residential units, 375,000 square feet of retail, 200,000 square feet of office, the 250-room hotel, and a new canal.

1700 BISCAYNE BLVD MIXED-USE DEVELOPMENT Miami, FL This mixed-use development comprises three 40-to-50-story, high-rise towers, each offering maximum water views of Biscayne Bay and the Atlantic and stunning sunset views over the city. The project includes two hotels—a 289-key luxury full service hotel and a 216-key select service hotel. The development also contains 672 residential units and 180,000 SF of vertical department store and ground floor retail. Amenities include a 15,000 SF resort-style pool deck with an infinity-edge pool, outdoor cabanas and al fresco restaurant area, a 15,000 SF spa and salon, and a fitness center. A private upper pool deck for residents includes water features, sculpture gardens and an outdoor yoga studio. The residential tower contains 10,000 SF of meeting space for private functions. The project also features 1,005 integrated parking spaces.

GUN HILL ROAD MIXED-USE LIFESTYLE RETAIL CENTER Bronx, NY A mixed-use retail and residential development featuring a 135,000 SF big box anchor store with a 9,000 SF outdoor garden center, a 50,000 SF supermarket, and nearly 45,000 of additional retail space for smaller tenant configurations. A residential tower rises above the retail and Community Center. The development also features a series of green roofs to include a vertical, urban farm, seasonal plantings, an amphitheater, the running track for the gym, and large, public green spaces.

SUNNYSIDE YARDS MIXED-USE LIFESTYLE RETAIL DEVELOPMENT Queens, NY Conversion of and addition to an existing warehouse building located in the Sunnyside Rail Yards into a mixed-use community with retail and residential units. The design encourages active street life, thriving retail, improved pedestrian, bicycle, surface transit, and auto mobility in the area, and creative integration of the project into the local context.

KINGSWOOD 1 MIXED-USE RETAIL CENTER DEVELOPMENT Brooklyn, NY The Kingswood 1 mixed-use, urban development involves the addition of 60,000 SF of Class A commercial office space above the existing, occupied Kingswood Retail Center, built in 2007, which contains retail with access and street frontage on two streets. The building is sandwiched around and a City fire station Both floors of the new leasable commercial space have access to their own roof-top terraces overlooking the street below.

KINGSWOOD 2 MIXED-USE RETAIL CENTER DEVELOPMENT Brooklyn, NY Kingswood 2 is a new, mixed-use urban development being built on the site of a former parking garage, allowing for access and retail street frontage on two streets. The approximately 115,000 SF building design features large glass storefronts at the retail space on the first two levels, activating the streetscape, and three levels of Class A commercial office space with access to two roof-top terraces overlooking the street below.

BAY RIDGE MIXEDUSE DEVELOPMENT Bay Ridge, NY The quarter-acre site located on the northeast corner of 81st Street and Third Avenue in Brooklyn’s Bay Ridge neighborhood will contain 22,000 SF of commercial/medical offices and retail and 33,000 SF of residential development. The new mixed-use building creates a new design vocabulary in the neighborhood to appeal to the influx of young Brooklyn professionals while complementing the neighborhood’s existing scale and streetscape. The lower levels contain the retail, medical offices and parking, while the upper floors are residential.

O-TOWN WEST LIFESTYLE RETAIL & MIXED-USE DEVELOPMENT Orlando, FL The $1B+ O-Town West Lifestyle Retail and Mixed-Use Development will include a retail boardwalk with shops, restaurants and entertainment offering lush outdoor experiences overlooking a $4 million dancing water show with state of the art video mapping and attractions throughout the day and night. The boardwalk will include over 150,000 SF of retail in a two-story entertainment style center within the O-Town West master plan. O-Town Village will connect these developments and include a grocer, gas and multiple national fast-food concepts along with multi-family and single family residential units and some great amenities that include jogging trails and a dog park. Four additional retail pads are also being designed for QSR or stand alone retail.

LIBERTY VIEW INDUSTRIAL PLAZA MIXED-USE ADAPTIVE RE-USE DEVELOPMENT Brooklyn, NY The Liberty View Industrial Plaza adaptive re-use project involved the conversion of a warehouse building, formerly known as Navy Fleet Supply Base Storehouse #2 and more recently as Federal Building #2, into an urban retail center covering approximately 250,000 SF on the first two floors of the eight-story building. Constructed in the 1920s, the building boasts the largest floor plate in Brooklyn at 160,000 SF each and featuring 12-foot ceilings and warehouse windows.

SPRING VALLEY MIXED-USE LIFESTYLE RETAIL CENTER Spring Valley, NY The new Spring Valley Mixed-Use Development features a community center with a pool, gym and a daycare center, retail including restaurants and a grocery store, a hotel, a banquet hall/conference center with a kitchen, multifamily residential apartments, commercial offices, and integrated parking. The development features green roofs for solar production, outdoor dining, gardening and plantings, and athletic courts.

E WALK® LIFESTYLE RETAIL ON 42ND STREET Manhattan, NY A large scale urban retail development project in the heart of Manhattan. This iconic mixed-use development contains destination stores, restaurants, and entertainment venues. The project involved a combination of landmark preservation, and new infill construction. At the centerpiece of the development is the historic Empire Theatre which moved from West 42nd street, where it had stood for 86 years, to a new location on 42nd Street, just 168 feet away. In its new home, the theatre serves as the spectacular entrance to a new 25-screen movie complex and has become the epi-center of this destination entertainment district.

FULTON STREET MIXED-USE DEVELOPMENT Brooklyn, NY The client is Red Sky and the overall development project was approximately 1.0M square feet. It is currently a feasibility study and included a department store and retail base (Bloomingdales), upper levels residential. The site has a subway station incorporated into the development with direct access from the subway into the retail development.

FOOD BAZAAR MARKET & FOOD COURT Bronx, NY Zyscovich Architects provided architectural services for a new 80,000 SF Food Bazaar Supermarket and Food Hall located on the fourth floor of the Bronx Terminal Market. The fourth-floor space offers lots of natural light and visibility to the food hall component of the project. With approximately 24’ floor to floor heights, a mezzanine level was incorporated to serve as dining areas and back of house functions. Due to the facility’s size, this offers the unique opportunity to provide expanded and specialty departments not currently offered in Food Bazaar’s current supermarket. This enhances the food experience of the brand.

LINCOLN CINEMA & RETAIL COMPLEX Miami Beach, FL The design of the Lincoln Cinema, the first movie theater built on Miami Beach in over 40 years, is a deliberate departure from the generic American multi-screen complex. In regard for its urban setting, Zyscovich determined that the show begins on the street with a tilting wall of colored glass panels that are backlit after dark. Conceptually, glass was applied for its connotations of modernity — of the way it represents openness, lightness, technical innovation, and progressiveness — hallmarks of the era out of which Lincoln Road was born in the 1930’s and of the present moment in architecture. The project also includes 35,000 SF of retail and restaurant space and a 287-car parking garage which was designed specifically to bring visitors out onto the sidewalk and into the urban experience, rather than directly into the theater. ANCHOR SHOPS & PARKING GARAGE Miami Beach, FL The construction of the Anchor Hotel Parking Garage and Retail Complex and the renovation of 16th Street restored pedestrian and traffic circulation and the ocean vista revived the only derelict municipal site in Miami Beach. This garage and retail complex is actually part of a comprehensive master plan that includes the opening of a new street and the design and construction of the new Loews convention hotel in the City of Miami Beach. The garage services both the hotel and the general public. This parking structure is conceived as an urban building with pedestrian oriented activities at the street.

ADOLFO DOMINGUEZ RETAIL STORE Miami Beach, FL Adolfo Dominguez, the high fashion Spanish retailer with stores throughout the world, opened its first United States location on South Beach. Zyscovich, Inc., customized the prototype of the store’s interior, which was designed by Laura Dominguez, sister of Adolfo. The firm created a look of tailored minimalism. Stainless steel and glass shelving offset deep-toned wood furniture and limestone floors. This stark palette was chosen to dramatize the lime green, mamey orange, and other signature vivid colors of the Adolfo Dominguez line. Tall, slender changing rooms are draped with white canvas and furnished with long wood mirrors. A combination of cove lighting, spot lighting, and pendant lights with fabric shades illuminate the merchandise.

GRIFFIN FARM AT MIDTOWN LIFESTYLE RETAIL CENTER Lake Mary, FL Located in the established, upscale community of Lake Mary, Griffin Farm is the last remaining jewel that is being developed into an upscale town center. The development will feature over 150,000 SF of retail, 264 luxury apartments (The Drake) and 165 luxury David Weekly single-family homes. Griffin Farm at Midtown is located 1.5 miles from I-4 and centrally located within the commercial corridor of the Lake Mary community.

CELEBRATION POINTE MIXED-USE RETAIL CENTER Celebration, FL

Celebration Pointe is a new reimagined mixed-use development for locals and residents to shop, dine and gather in the Town of Celebration. Selected by developer Unicorp National Development, Zyscovich was responsible for the creation of the design aesthetic pattern book, embodying the spirit of the mid-century modern era – optimism, innovation, and fun – which guided our design of the buildings.

DORCHESTER LIFESTYLE RETAIL DEVELOPMENT Lake Mary, FL

This 20,000 SF of lifestyle retail development located within the pastoral setting of Lake Mary, Florida is designed as a boutique destination neighborhood retail center to capture the local residential market. It is located just two miles from I-4 and is centrally located near the commercial corridor of the Lake Mary community.

FORT LAUDERDALE AQUATIC RETAIL & ENTERTAINMENT CENTER REDEVELOPMENT Fort Lauderdale, FL Zyscovich, as part of a design-build team, master planned and designed the redevelopment of the Fort Lauderdale Aquatic Center (FLAC). The concept for the FLAC is a multi-use complex that includes a new international competition swimming facility, a new International Swimming Hall of Fame (ISHOF), conference/banquet rooms, a family aquatic center. Inspired by water, movement and athletic competition will give the FLAC the iconic aesthetic a facility such as this deserves. Our concept links the surrounding community to this new center with physical building forms, programmatic uses and public realm design elements. It enhances visual access to the water, provides an important amenity to the community and elevates the quality of this facility to create a world-class destination for Fort Lauderdale.

TIMES SQUARE TOYS “R” US POP-UP SHOP New York, NY Zyscovich designed the 35,000 SF Toys “R” Us pop-up shop in one of the most prominent locations in the heart of the internationally renowned Times Square District. The shop spanned three levels with an emphasis on the chain’s shops-in-shop concepts for the 2017 Holiday Season. Interaction is high on the shopping experience list at the pop-up, which includes a dedicated area on the second level for kids to play with products and to demonstrate toys. The store features interactive toy displays across all three levels.

COLUMBUS CIRCLE RETAIL CONCOURSE New York, NY Columbus Circle symbolizes the geographic center of New York City and the point at which all distances to NYC are measured. The retail plaza will capture that pulse and become a destination retail concourse that will enhance the experience of commuters seeking a unique shopping experience focused on convenience and quality. The proposed upgrades to the Retail Plaza are going to be unique and of the highest quality, thus adding great value to the property for the extended future. This value translates into a number of things, including added attraction for retailers. The physical space at the Retail Plaza will be unlike any other in the city and this distinction will undoubtedly draw interest from tenants who otherwise might not have seen the appeal of a project like this.

WATERFORD RETAIL REDEVELOPMENT CRYSTAL SPRINGS MALL Waterford, CT Retail repositioning of existing Sears anchor store located at the Crystal Springs Mall, Waterford CT. Several concepts were explored, representing various use and merchandising strategies which included the creation of a contemporary two-story food hall.

HERALD SQUARE FOOD HALL New York, NY Adaptive reuse of an existing building for use as a vertical food hall. The design emphasizes the vertical circulation and activity within the narrow lot. The food hall will feature outdoor dining and views of the adjacent park and shopping area along Broadway.

MIAMI BEACH CONVENTION CENTER RETAIL CONCEPT DESIGN Miami Beach, FL The design concept was to have a retail area that served as a transition and guided people from Lincoln Road Mall to the new ‘Convention Center Square’ proposed by the developer. The specialty retail would have an anchor store at each end accessed by a bridging element on the third level. This bridging element not only links the two anchor stores to each other but also allows access to the Convention Center without having to cross traffic at the ground level. The roof of the bridge is designed to host large outdoor events including fashion shows. The amount of parking spaces provided by the existing parking garage was preserved by moving them to two levels of underground parking. The three cores serve as sculptural elements while providing vertical circulation for visitors.

TAMBO SOUTH BEACH Miami Beach, FL Tambo, a premier restaurant from Caracas, Venezuela, commissioned the firm to design their landmark South Beach restaurant location. The restaurant brand represents a fusion of Peruvian and Japanese design and cuisine. The interior of the 85-seat restaurant is designed with a blend of dark, rich woods and light, gauzy fabrics, giving the interior a contemporary Asian elegance. A Latin influence appears in the customized concrete Spanish floor tiles. Custom lighting features are designed in origami-like folded paper forms.

CHINA GRILL Aventura, FL The concept and design of this technoOriental restaurant inverts the American style of upmarket exclusivity. Rather than the traditional emphasis on an atmosphere of privacy and quiet, the restaurant was designed for high energy and voyeurism. Conceived as both a dining and entertainment destination, its emphasis is an atmosphere of theater: great food in a crowded atmosphere with abundant visual stimulation. Everything from the materials and forms to the technology and menu were designed with a sense of the provocative. The geometry of the raw space allows the kitchen to be sited as a feature; the chefs can be viewed on wall mounted monitors throughout as well as through a window framed by walls that appear to project through the floor. Conveyor belts deliver food and drink at the bar.

CONEY’S CONE RESTAURANT Brooklyn, NY Zyscovich designed the Coney Island Boardwalk’s newest restaurant: Coney’s Cones. The project was commissioned for the New York City-owned property by Zamperla Group’s Central Amusement International, which has a 10-year contract to build and operate the boardwalk’s Luna Park and Scream Zone. Zyscovich created a mixed modern-retro exterior for Coney’s Cones, with a clean, bright interior that reinforces the restaurant’s fresh approach to its menu—homemade gelato, prepared daily on the premises, as well as healthy, fresh salads and sandwiches. The 1,700 SF restaurant replaces a former chicken eatery. Its architecture and menu reflect the City’s and Zamperla’s vision to create a revitalized Coney Island experience while preserving the venerable boardwalk’s unique character.

SARDINIA RISTORANTE Miami Beach, FL The comfortable sophistication of Ristorante Sardinia derives from an interior design that is at once modern and welcoming. Rich woods and stonework impart a neighborhood ambiance common to an urban osteria or trattoria or enoteca. Windows, subtly dressed in white sheers, and lighting modulated by sleek oversized cylindrical lampshades add to the unpretentious elegance. A transparent “wall” of floor to ceiling wooden wine racks divides the restaurant’s private, formal side from the more casual side that opens onto sidewalk seating. A 7-stool dining bar faces the hearth, a fiery feature in a blue- tiled wall. The earthen palette of brick, stone, and tile is lightened by ample window exposures and spacious furniture arrangement that allows for dining in an uncrowded, yet casually intimate atmosphere.
