THE REAL ESTATE industry of the BVI is quintessential to Virgin Islands Property & Yacht and also to the territory’s overall economic prosperity. We love taking you, our dear readers, on a tour of some of the best investment opportunities in the territory. In our fairly long history, the magazine has been renamed a few times. Looking back at past issues starting from our modest beginnings in April 2003, the magazine, originally founded by Colin Rathbun, was called British Virgin Islands Property Guide, and later British Virgin Islands Property & Yacht Guide. Some still have a giggle about the property and yacht sections that were later combined, properties on one side and yachts upside down at the back. A copy of that April 2003 issue sits on my desk, and as I turn to the first page, I notice that at the time, Caribbean Realty were promoting Camanoe Retreat for sale. How apt, as in this issue, Maritha Keil of BVI Sotheby’s International Realty (Caribbean Realty) is promoting Indigo Breeze Estate on Great Camanoe. This is one of five properties that she is presenting in this issue. To find out more, turn to page 48. SMITHS GORE WAS established in 1965 and is the longest-standing independent agency in the BVI. The iconic strawberry-pink offices on Main Street are built around an enormous boulder — a symbol of the strength and resilience of the British Virgin Islands and its property market. As seems to be the trend throughout the region, the property market has remained buoyant throughout the pandemic, and interest from overseas investors has increased. The main difference is that clients are no longer looking for vacation homes; rather, they are looking for actual second homes, in which they can live and work remotely for up to six months of the year. Specific to the BVI, we have seen an increase in land sales and development of land. On Tortola, there seems to be land being cleared and developed on every hillside, with properties popping up left, right, and center. It can be more expensive to build in the BVI than other parts of the Caribbean, due in part to the fact that we are a volcanic archipelago with steep hills that present costly challenges to build on. Though the construction is costly, BVI contractors have impressive skills when it comes to clearing and levelling land for building; they seem fearless. If you are looking to invest in property in the BVI, one thing is guaranteed: a fabulous view. In many cases, this is literally a multimilliondollar view if you happen to overlook one of the harbours where superyachts have chosen to dock. I PREFER TO be east. I grew up on the East Coast of the United States in Baltimore, Maryland. I spent a year in the northeast of France. I currently live in the southeast corner of Jersey in the Channel Islands. Little Bay and Lambert Bay are two of my favorite beaches on Tortola, and I loved living at both locations. I spent my weekends at Brandywine Bay, Josiahs Bay, Trellis Bay, and Long Bay, Beef Island. When I worked as a lecturer at H. Lavity Stoutt Community College, Paraquita Bay was my happy place, and I tended to stay on that side of the island on evenings and weekends.

Also in Trellis Bay is Loose Mongoose Café, serving what might be the best coffee in the BVI, accompanied by fresh baked goods, with Loose Mongoose Restaurant right nearby on the beach. Red Rock Restaurant and Bar offers innovative waterfront dining at Penn’s Landing

Owner and Lead Artisan of Greencrete BVI, Hubert Akeem Lennard Jr. (Akeem), is proud to have played a central role in the construction of many of these properties. Located in North Sound, Virgin Gorda, Greencrete BVI is a company

that manufactures custom concrete and epoxy products, creating a wide variety of items for the home, from countertops to cabinets to floors to light fixtures. The company has been operating for 9 years and this year, Akeem is preparing to take yet another great stride in the construction industry with the launch of his second business, Block Works VI. To celebrate this achievement, we sat down with

Akeem to highlight Greencrete BVI’s rich history and give insight into Block Work’s upcoming launch.

ABOUT GREENCRETE BVI “I grew up in an entrepreneurial family and my Dad is a contractor,” Akeem said, as he reflected on his earliest inspirations. “As an only child and being inquisitive as I am, I easily got into the entrepreneurial

life. I love architecture and wanted to pursue that field,” he told us. In early adulthood, friends gifted him a book called “Building Green from the Ground Up” where he saw concrete as a finished product and the way cement is a material used that can leave an immense carbon footprint. However, invigorated by his entrepreneurial spirit, Akeem saw this construction problem as an opportunity in disguise. He recognized that concrete requires innovation to bring it into a sustainable era. He went on to develop a business plan and obtain several certifications in decorative concrete applications such as a Certificate in Concrete Masonry

Technology at a community college in Michigan. On 29 January 2013 he launched Greencrete BVI. This company achieves a balance between decor and design all while producing a sustainable form of concrete. “We believe in environmentally sound contracting, leaving the smallest carbon footprint we can on your home project” Akeem shared. The concrete mix reduces the amount of cement used by replacing it with conch and whelk shell material as well as glass aggregate or fine glass sand obtained from the glass recycled from households across the Virgin Islands. “I collect glass and I also receive glass from Green VI. What we do is we take the labels

off the glass and crush the glass on hand by putting them in a bin that I constructed and use a sledge hammer to crush the glass. It’s kind of a stress reliever moment,” Akeem explained. “We clean and sort the glass depending on what colors we want to use, add it to the mix and go from there”. The result? An authentic work of art that tells a story and truly captures the beauty of our islands. In their 9 years of operation, Greencrete BVI has worked on numerous projects locally, regionally and internationally. “My first job when I started was at Cooper Island. I had done an outdoor bath for them, which I did with recycling glass and conch shells,” Akeem told us. Other projects include the Cane Garden Bay Baptist Church’s entire floor and most recently, the creation of the island destination signs on Tortola, Virgin Gorda and Anegada. “For the BVI sign at the Tortola Pier Park, we did that one with recycled glass embedded into it and also stained the concrete so it goes all the way through,” Akeem explained.

Greencrete BVI has also received a number of awards. In May 2015, Greencrete BVI was the winner of the Department of Trade and Consumer Affairs’ May Business of the Month and was rewarded for his outstanding customer service, provision of unique products and diligent community involvement. In September 2018, Akeem was given the exciting opportunity of representing the BVI as a guest speaker at the TEDx Wilmington conference in Wilmington, Delaware. He spoke on the topic, ‘Surviving your personal hurricane with your company in tow’ where he described his experience with Hurricanes Irma and Maria and the impact they had on his business.

His presentation received praise for being an inspiring example of the resilience of the human spirit.

An entrepreneur is always on the look out for new and innovative ways to do things and it is this mindset that allowed Akeem to discover yet another opportunity for positive change. “In 2017 after Hurricanes Irma and Maria and watching the struggles for building materials in the territory, my entrepreneurial juices began to flow again” Akeem explained as he took us through the process that led him to his next business venture.

Like many of us, the hurricanes of 2017 emphasized how meaningful a place to call home is for all of us and just how important its joy, strength and comfort is. “I’d heard my grandmother saying that her house, whose walls were still standing after Irma and were 56 years old, were built with blocks that were made in North Sound, Virgin Gorda,” he told us. These words from his grandmother were the seeds that planted an important question in his mind. He asked himself, “if blocks could have been made 56 years ago here and with

lack of technology, why not now?” This question started the process of growing his idea into another blossoming business; Block Works VI. “Block Works VI, which is scheduled to launch in the third quarter of 2022, will be the first sustainable concrete block manufacturers on Virgin Gorda,” Akeem announced. Traditionally, this product was 100% produced overseas and imported. The fact that it can now be sourced from BVI, and manufactured sustainably is very exciting for the industry and the community as a whole. This quality is consistent with Greencrete BVI and further cements his brand as one that’s committed to building a sustainable future for the Virgin Islands. He then explained that each of his blocks will utilize an average of five recycled glass bottles that will be crushed into sand and incorporated into each block. Weekly, he plans to use an average of 4,500 glass bottles that would have

He further explained that while Block Works VI deals with the structure of the house, it can be both industrial and decorative. “With Block Works VI, we will give people the opportunity to have blocks with the recycled glass shards in them that we polish at home. You get a finished product without having to paint or plaster,” Akeem told us. As he prepares to launch, Akeem is currently in his final semester of completing a certification of achievement in Business Administration at the H. Lavity Stoutt Community College. He is also a student at the Branson Centre.

THE BOTTOM LINE

At the end of our interview, Akeem left a word of advice for other aspiring entrepreneurs. He said: “My advice to up and coming entrepreneurs is to just start. Don’t wait for the perfect time because there will never be a perfect time. Don’t give up. You might not get the support that you want right away but you have to keep going. FLYING FOX, A 136-METRE Lurssen, sleek and dove-grey, is reputed to be the world’s largest charter yacht, has already discovered the waters of the BVI. A-list celebs have reportedly been spotted taking the rays on deck. Photos from yacht’s charter agent, Imperial, reveal the wonders that await anyone with $3 million to spend to experience them, along with 25 of their guests across 11 cabins. How could it not be worth it? According to Imperial, she emerged in 2019 as part of a partnership between two superyacht superstars, award-winning exterior

designer Espen Øino and interior designer Mark Berryman, who used Japanese influences for the yacht’s look. “The aim of the designer was to create a feeling of refined tranquillity, with a small palette of colours, materials and finishes for a cohesive look – golden oak, caramel bamboo, brushed limestone, travertine marble and cream leather, as well as rattans and coconut shell embellishment,” writes Imperial. A 22.5-metre wide beam means as much room as you need to spread out and get comfortable. A luxurious

living space together with a unique design on both exterior and interior. The massive swimming pool runs transversely on the Main deck, a first for a superyacht of this size and a technological challenge unlocked. The yacht is loaded with eight tenders and about a bazillion toys from “fly boards, kites and hoverboards to sea bobs and windsurfs.” Everyone knows the BVI’s most breathtaking sites are under the waves, with reef sharks, sting rays and giant groupers lurking amid legendary wrecks and coral reefs. Its dive centre is something more akin to a naval vessel. From advanced nitrox to underwater scooters, its rigorous instructors, who often double as fitness leaders, can take you from zero to hero with a PADI certification in a

The spa is particularly breathtaking. At 400 square metres and two floors, it would be hard not to relax there. Imperial describes its services as those “only a palace can offer.” Its Cryosauna, has been reported to be the first ever installed on a yacht. It’s the opposite of a traditional sauna, and it’s brisk, to say the least. It blasts you with cold instead of heat, complete with two chambers that get down to -110 degrees Celsius.

For those landlubbers who miss terra firma, the yacht’s UV-powered smart garden has an exotic array of greenery and shrubbery, with an irrigation system programmed to give each plant the correct amount of nutrients and water. The only charter superyacht that has two helipads, capable of accommodating the biggest helicopters you can throw at it. The larger one can even be converted into a dance floor so you can keep the seafaring party going all night. And in a vessel like this, you’ll want to.

The future of megayachts in BVI

The megayachts are here. They’re easy to spot out on the horizon, emerging from the mists like giant waterbirds, a mix of sleek lines and unexpected angles. There are 40 foot swimming pools and gyms staffed with harddriving trainers. People speculate about who’s onboard, anyone from Hollywood starlets to royalty to tech moguls. Someday, it could be you. They have the power to sail to the limits of the known world, almost but they choose to come here, to BVI, whose secluded cays and anchorages and world-class amenities, from fivestar restaurants to laid-back beach shacks, are suitable for all tastes. And BVI wants more of them.

At a press conference earlier this year, Premier Andrew Fahie said, “We have a product that is in demand by the mega yacht industry as well. We have seen the interest by the mega yachting sectors so we know that the confidence is there and we are also aware that there is an interest and a market if we can accommodate additional and larger cruise vessels.” He said the government is conducting a feasibility study to see whether more megayachts could soon be setting sail for BVI shores. That may involve a new and bigger pier that can accommodate them, such as

those that exist in the Mediterranean and other Caribbean destinations. After all, even the most adventurous megayachts have to come to port sometime. And that can mean big money for a territory already full of service providers who serve tourists, who are looking for opportunities after a difficult few years. And for those who have the money to spend, an unforgettable journey. “Once the BVIPA completes its study we will be one step closer to realising our goal which is to capture the additional economic opportunities for our marine industries and create the avenues for our taxi drivers, tour operators, restaurants, shops, craft vendors and all the others,” he said. With any luck, like massive swans, the megayachts will continue to alight on BVI waters for years to come, helping the economy, gracing the horizon, and igniting the dreams and imaginations of all who look up and see them. ■

Mahi Mahi Tacos To start with, ensure that the fish is firm to touch and doesn’t smell ‘fishy.’ It should have a wonderful clean aroma of the ocean. If you are buying a whole fish, make sure that the eyes are clear; that is also a good indicator of freshness. When you’re ready to season the fish, pat it dry with some paper towels to absorb any liquid. This will help develop a nice char on the exterior. Be patient when cooking it – if it doesn’t want to release from the pan, then it’s not ready to turn. L E V E L E A SY M A K E S A P P R OX . 8 TAC O S INGREDIENTS 4 6 oz mahi mahi fillets 1 /4 cup Old Bay seasoning Salt & Pepper to taste 1-2 tbsp Olive Oil METHOD Start by heating up a heavy duty frying pan, medium high heat. Coat the pan with olive oil.

While the pan is heating up, season the mahi with salt, pepper, and the Old Bay seasoning. When your pan is hot and the oil is rippling, carefully place the fish in the pan and cook for 4 minutes on the first side. Turn the heat down to about medium, and turn the mahi over on the other side for another 4 minutes. I also like to do this again on each side for 1 minute. Lightly press the fish – if it feels firm, it’s done. Remove from pan and allow to rest for 10 minutes. These can be served at room temperature, and when it comes time to build the tacos, you can flake the fish.

For the Pineapple Salsa M A K E S A P P R OX . 2 C U P S The pineapple salsa is something that I make and enjoy quite often. I put it on top of all sorts of things and have even made salad dressings using the leftovers. At this time of year, it seems that a lot of the produce stalls are selling pineapples from Dominica;

take advantage of this because the taste is unbelievably different to the ones you get at the grocery store. They are divine! If you wanted to, you could even grill the pineapple before you dice it into the salsa. INGREDIENTS 1 large fresh pineapple, small dice 1 red onion, fine dice 1 red bell pepper, small dice 1

/4 cup fresh cilantro, rough chop 1 jalapeno, fine dice (optional) 1 tbsp rice wine vinegar Salt & pepper to taste METHOD Mix everything together in a bowl and set aside, or place in an airtight container and store in the refrigerator, no more than a day. If you are making this ahead, it’s best to leave the cilantro out until ready to serve so it keeps its lovely colour. Delish on top of tuna, or chicken if preferred!

For the Tomato Salsa M A K E S A P P R OX . 2 C U P S With the tomato salsa, I find it really is down to your preference on you how you favour it. Some people prefer a dryer salsa, while others favour a juicy one. If you want to take it to another level, you could try roasting the tomatoes along with a few cloves of garlic and adding that in instead of the raw garlic. Again, there are some beautiful local tomatoes around right now and they are stunning. I find I buy so many tomatoes and have them with everything; they are addictive! INGREDIENTS 1 1/2 cups fresh tomatoes, small dice (about 10 tomatoes) 1 red onion, fine dice 1 /4 cup fresh cilantro, rough chop 1 clove garlic, crushed (or as fine as possible!) optional METHOD Mix everything together in a bowl and set aside, or place in an airtight container and store in the refrigerator, no more than a day. NOTE: if you prefer a juicy salsa, use the whole tomato. If you are not a fan, slice the tomato in half and use a spoon to remove the seeds and juices.

Sriracha Sour Cream Last but not least, the sriracha sour cream is just what this dish craves to tie it all together; a nice bit of subtle heat with the tanginess of the sour cream. I have done this with chipotle in adobo for a greater heat level and extra smokiness. Also, I have charred up jalapenos, peeled them, and blended them in with the sour cream. All of these options are delicious; it’s down to your preference of heat. INGREDIENTS 8 oz sour cream 1 /4 cup Sriracha Juice of 1 lime
