TR Studio convert London terraced house into high-end contemporary rental apartments

Located in the affluent residential neighbourhood of West Hampstead, with its picturesque village and prime postcode lies LS Apartments, a set of modern rental apartments designed by architectural and interior practice TR Studio for contemporary London living.

Working closely with the client, who wanted to create a set of three apartments that felt spacious, designled and appealing to renters, TR Studio

proposed a concept that included an extension and full refurbishment turning the terraced property into a two-bedroom ground floor apartment with private garden access and a garden studio; a first floor one-bedroom apartment with dedicated study; and a two-bedroom duplex split over the second and third floor complete with roof terrace.

In the ground floor apartment, TR Studio

oversaw the construction of a new side return extension.

The extension, which added 12 sq meters of extra space to form an open plan kitchen, diner and living space, utilised London stock brick to compliment and seamlessly blend with the original Victorian terrace. Lead glazed doors connect the space to the small patio and garden and introduce extra natural light.

Adding extra value and appeal to the prime ground floor unit, the practice used part of the private garden to construct a small 20 sq meter single story annex. Timber clad with large floor to ceiling lead glazing and an interior with exposed London stock brick, roof joists and a wood burner stove, the garden studio provides a flexible space functioning as a home office or guest accommodation.

Inside the ground floor apartment, within the main spacious and versatile open plan room, the studio added a punch of colour and a focal point with a bespoke kitchen in deep green. Using only base units to seamlessly integrate appliances and provide storage, open shelving on the walls created a sleek, contemporary look.

Walls are painted in a fresh and neutral clay hue with statement lighting, solid

timber flooring and mid-century styled furniture in a curated palette of neutrals and mixed materials. Leading from the main space, a small inner courtyard with skylight pulls through natural light to the middle of the apartments floorplan and connects to a double bedroom. A hallway with soft, curved walls and bespoke built-in storage creates a natural flow through to the front of the building where a bathroom and a master double bedroom are located.

Within the first-floor apartment, complete with roof terrace, a similarly contemporary and rich interior scheme with bespoke design elements was applied. In this more compact kitchen, diner and living space located at the front of the building, the room was divided into two halves. In the kitchen, both base and wall units were used to maximise the space available. To add continuity to

the set of three apartments, the same green palette was used along with a grey marble splashback. Cast iron radiators and Buster + Punch lighting add a level of refinement and industrial styling whilst also complimenting the old brick feel of the original building.

Zoning the interior and adding a flexible living space within the room, TR Studio created a unique storage wall employing both alcove shelving and custommade drawers. Balancing the need for openness, alongside colour and texture, sliding perforated metal screens further the industrial language in a dark, steely grey hue which add visual contrast and character. Leading towards the rear of the property, a bathroom, study and a double bedroom with access to the roof terrace make up the rest of the apartment’s floorplan.

In designing the third residential unit, TR Studio oversaw a loft conversion to create a duplex apartment spread over the second floor and third floor. Here, the studio again utilised London stock brick alongside standing seam zinc work. Housed within second floor are two double bedrooms, one with ensuite and a master bathroom. Connecting the second floor to the converted third floor loft space is an open tread staircase. With access to a small roof terrace from the half landing, the space is flooded with natural light.

Housed within the converted third floor loft is the open plan kitchen, diner and living space, designed to mirror the aesthetics of the light and airy ground floor with custom made base units, open plan shelving and architectural lighting. A dormer window and skylight add further to the spaces impressive use of natural lighting. Utilising the natural incline of the roof, built in cupboards and drawers set within the eaves provide extra storage space.

In designing the third residential unit, TR Studio oversaw a loft conversion to create a duplex apartment spread over the second floor and third floor.

On show across the three private residential units that form LS Apartments, are signature TR Studio design and architectural devices used to ensure each individual area of the rental units feel connected, well balanced and with an enhanced natural flow.

Balancing a desire to create sophisticated interiors that appeal to a young professional demographic whilst being budget conscious, TR Studio combined bespoke joinery, considered design details and contemporary fixtures and furnishings to create a sense of home and successfully fulfil the requirements of the landlord as well as potential renters.

Parker and Son have a History Spanning Back to the 1930s as a Specialist Building Contractor.

The company was first established in 1929 by Fred Oaten a general builder in the Bexhill On Sea area. Later (Curley) Roy parker after serving his apprenticeship as a bricklayer with Godwin’s in the 1950s, there is an archive photo of him with the Bexhill mayoress Mrs Alexander, building the Bexhill Hospital chapel of rest. Chris Parker went on to do his apprenticeship as a roofer with George & Albert Macklin a local roofing contractor who covered most if not all the Larkin Bro’s properties in Bexhill, later to join up with the family in the 1970s, and then went on to qualify as a quantity surveying estimator. During this time the company became an approved installer for Marley roof tile products covering the south east of England. In 2005 James joined the family firm after serving his apprenticeship with local Carpenter/ Builder Kevin Doswell as a Carpenter to NVQ Level 3. From then on growing the business with his father Chris to what it is today with the hope that a fifth generation of children and grandchildren will take the company to new heights in the future.

Over the years the company has expanded and taken on some high profile and unique bespoke projects such as Building the award winning set of the turner

prize winning artist Steve Mac Queen at the Institute of Contemporary Arts (ICA), Appearing on Sky show doing it up with Paul Ross and Sarah Green, More recently the company carried out the restoration of Tickarage Mill, home to the late actress Vivian Leigh & Laurence Olivier. Last year the company was nominated for the rebuilding of the retaining wall to the mill pond at Batemans the home of the late Rudyard Kipling.

CHALLENGES IN RESIDENTIAL CCTV SECURITY

According to the British Security Industry Association (BSIA) estimates, the UK has around 4 to 5.9 million CCTV cameras. Britain has more surveillance activity than any other European country per capita – the latest CCTV statistics show that the country has one security camera for every 14 people!

Despite the heightened surveillance activity, the efficacy of CCTV-based surveillance is a question that begs to be answered. This article takes a closer look at residential CCTV installations and identifies key areas that need immediate attention and deployment of technology-led solutions.

CCTV SECURITY IS ONLY A DETERRENT

The underlying assumption in CCTVbased security is that the perception that one is being watched acts as a deterrent for bad actors. While the signage that announces “Warning! CCTV in operation” is more of a compliance requirement, security personnel assume that this serves to prevent incidents. However, the rising number of security incidents reported across residential buildings is a wakeup call that this approach is broken.

INCIDENT REPORTING IS MORE OF A REACTION

In most cases, CCTV-based security works in a reactive manner, with the affected party raising an alarm or complaint after becoming aware of the incident. There have been numerous cases in which the residents come back from a vacation trip only to discover evidence of theft. As the basic security premise is to wait for a complaint to be raised prevents the initiation of timely follow-up activities.

INORDINATE DELAYS IN INCIDENT RESPONSE

Responses to a security incident is impacted by a variety of factors such as time of reporting, gaining approval for investigation, availability of qualified

personnel to investigate the CCTV footage, location of the digital video recorder on which the footage resides, and the consequent logistics that needs to be taken care of to do an actual site visit to carry out the investigation.

CHALLENGES IN EXTRACTION OF INCIDENT FOOTAGE

Most CCTV security solutions require investigators to physically visit the site, identify and extract the incident. In addition to the identifying and allocating personnel to carry out the extraction of the footage, the lead time needed to do a site visit gives room for tampering and even destruction of footage. There have been cases where the recorder itself has gone missing after the incident

came to light. Additionally, there could be other technical challenges as well –a failed software upgrade, the specific footage getting overwritten due to lack of storage, or even a corrupted hard drive.

DEFENDING CCTV SECURITY COSTS IS NOW A HARD SELL

Whether one buys or rents residential property, there is no way to escape the cost of CCTV security. However, due to the nature of challenges outlined in this article, residential societies are finding it difficult to convince residents to pay up their monthly fee towards security. XI’AN SHIYOU XUNIVERSITY

The Xi’an Shiyou University residential campus boiler station was planned in 1994 and finally completed in 1997. However, due to changes in the urban heating system, it was closed in 2014. When we visited it in 2019, despite being relatively new, the boiler station presented an intriguing image of a historical ruin, surrounded by urban residential buildings. This type of coal-burning boiler station was once common in North China. However, with

the shift to a different energy supply system, this type of facility will no longer be built. The tall chimneys and large coal scuttles that were designed with instrumental rationality have become obsolete with the end of production. However, these useless structures, which were not regulated by present zoning laws, remind us of the simplicity and straightforwardness of that rapidly developing decade. This type of boiler station has become a historical symbol

of those golden years, even though most are still under 30 years old.

This industrial heritage site, located in the core urban district, is not suitable for redevelopment due to its size and property. However, by implementing a reasonable program as an economic basis for its urban survival, there is an opportunity for renovation and reuse. The large, tall boiler operation room is well-suited for an art exhibition, while

the smaller rooms could be used as commercial space to fund art events. As a result, we have decided to convert the building into a mixed-use art community, which is a new type of ecology in Xi’an. The appropriate functions of this conversion will protect the building’s original frame from being divided into cheap co-working units, as is happening with many other urban industrial heritage sites in China.

To accommodate this transformation, we added a runway connecting the outdoor square and the main exhibition hall on the third floor. In addition to serving functional needs, the runway also highlights the new interventions applied to both the old chimney and the era it represents.

To bring in soft light and improve the building’s thermal performance, we replaced the original elevation with polycarbonate panels. This new material also introduces a different

scale, contrasting dramatically with the surrounding residences and emphasizing the building’s previous industrial characteristics. It also enhances the public nature of the new space, which now engages more directly with the urban environment.

The MEP equipment has replaced the former production facilities. Some installations have been optimized to minimize disruption to the space, while others are meant to be displayed. For example, the air ducts in the main exhibition hall take advantage of the triangular space between the coal scuttles and the columns, providing conditioned air through 24 spherical nozzles. The new stainless-steel coverings are placed alongside the old rough concrete, representing their respective times.

Due to the possibility of COVID-19 quarantines on campus, we used scaffolding to create a temporary fence. The quickly assembled scaffolding also serves as a basic frame for exhibition posters, resting chairs, and selling booths, depending on the event. According to statistics, the average lifespan of buildings in China is only about 30 years due to changing environments and requirements. In the past 30 years, this boiler station has fulfilled its original task and is now starting a new one.

Windmill restoration turns to Bradite

A 300-year-old windmill that now provides luxury accommodation for short-break holidays has been refreshed with Bradite paints.

The structure sits atop Blackthorn Hill at Bicester in Oxfordshire. The Grade II-listed building is a stone-built tower mill that was first converted into a house in 1999. In recent years it has been transformed into a luxurious holiday let by its new owner, Alan Chapman.

Looking for help and advice for the protection of the exterior, he turned to Bradite.

THE DO’S AND DONT’S OF A TRANSITIONAL KITCHEN

Used

A transitional kitchen is one that seamlessly blends traditional and contemporary styles, often elegant, immune to trends, and with certain classic design elements. This style of kitchen works well as it’s timeless, won’t age as quickly despite changes in trends and will feel chic and contemporary whilst remaining stylish and elegant. However, those wishing to make their kitchen ‘transitional’ should stick to certain rules if they’re to achieve this look successfully. Here’s how.

Transitional kitchens have these main elements

This kitchen style isn’t as simple to nail down as other kitchen trends. The aim is to have a kitchen that looks timeless but not dated, and this can be difficult to achieve if you haven’t had experience designing a kitchen before. Yet, one way to ensure you get this style right from the beginning, is to follow these elements that make up a transitional kitchen:

• Wooden floors

• Neutral colours or wood shaker cabinetry

• Marble worktops

• Matching metal finishes

• Pendant lighting

Make sure metal finishes complement your main kitchen colour

One of the key components of a transitional kitchen is incorporating metal finishes to give your kitchen a ‘classic’ feel, and whilst the trend has some elements of mix and match, you should never blend different types of metals or use metals that will clash with the main kitchen colour. This can make your kitchen look messy and noncohesive.

Additionally, when choosing metal finishes (when it comes to taps, knobs and handles) you need to consider if your kitchen colour will be cool-toned or warm-toned. If it’s the former, opt for silver metals, if it’s the latter, opt for gold metals. You can tell whether a colour scheme is warm or cool by the following rule; if it has a red, orange, or yellow

Too many decorations detract from the finishing details and make the kitchen look messy and cluttered. Any furnishings on the worktops should be functional, for example, matching pouring bottles for oils and vinegars as well as matching salt and pepper shakers, and a small vase of flowers.

Lighting should be a central focus point

Pendant lighting is a key element of any transitional kitchen, so when choosing the styles, opt for something that’s versatile but eye-catching. Plain lampshades can make this style fall flat, so be adventurous and choose

something that’s neutral, and that matches your colour scheme but has an interesting shape or design.

Be prepared to invest

To achieve the ultimate transitional kitchen, you’ll need to invest in cabinetry and worktops which have a classical undercurrent and look and feel, expensive. Classic lines or shaker finishes need to look clean and wellmade. This isn’t a budget kitchen, it’s a statement investment yet one which actually delivers highly on quality. So, rather than being one you’ll change in the time you live in the property, it’s a kitchen that will stand the test of time and work for you and the next owner down the line.

TIMELESS SOPHISTICATION

TR Studio add stunning double-height glazed extension in refurbishment of Grade II listed London family home

Featuring a double height glass and bronze-framed rear extension, TR Studio showcase NCH House, a 235 sq meter, five-storey Grade II listed townhouse in South Kensington, London, reconfigured and refurbished by the London-based architecture and interior design studio.

Briefed by the residential client, TR Studio were tasked with reconfiguring the lower and upper ground floors to create more space and provide a clear,

visual connection to the garden which was to be landscaped to make the most of the small but private outside space. Alongside this, the studio was tasked to overhaul and create a master bedroom suite across one floor, create separate his and her study rooms and refurbish the floor belonging to the clients’ children. No small task in a Grade II listed property.

Part of the prestigious Anstruther Kensington Estate, the property has a

sense of history that TR Studio wanted to preserve, enhance, and restore wherever possible, adding too and respecting the property whilst ensuring it worked for the client. Opening spaces only where they thought it would add benefit to the family, and adding modern interventions, such as the rear glazing element were carefully considered so as to not to destroy the existing features needlessly.

As with every project, TR Studio approached NCH House by firstly spending time with the client to learn about their family and how they live, their routines and habits in order for their designs to embrace the client’s daily life and make the property work for them.

Working closely with the client, who had a keen eye for design and clear ideas on function and aesthetics for the house, together with interior designer Riley Brooks, TR Studio set about designing numerous built-in, clever recessed storage and bespoke joinery across the property that would improve storage across the home and maximise the floor area, which in relative terms was quite limited, given the overall width of the main rooms. By learning at the initial stages about the client’s daily rituals, activities and desires for their future home, TR Studio were able to customise spaces to work hard whilst maintaining a clean, practical, and aesthetically pleasing outlook.

Working from the lower-ground floor up, TR Studio relocated the kitchen to the upper ground floor to create space for a casual family room, storage, and guest bedroom. The colour palette across the refurbishment was considered and strategic, in a monochromatic style to the taste of the client. On the lower ground floor, moody mid-grey tones were used on walls, which when mixed with darker shades of timber and dark blue velvet furniture, create a cosy and comfortable setting for a family TV room and study area. In moving the kitchen to the upper ground floor, TR Studio were able to create an airier, light-filled setting, connected to a formal dining area desired by the client. Here again, a pared back palette was established to give a sense of calm and elegance. The kitchen features bespoke floor to ceiling, wall-to-wall cabinetry, and solid marble splashback with contemporary track lighting. This sleek, modern space and part sunroom, seamlessly complements the more period dining room dressed in furniture and accessories in neutral tones and textures and featuring a marble fireplace installed as part of the refurbishment and original sash windows. To create consistency throughout the property, chocolate oak veneer was used across bespoke joinery including shelving and cupboard interiors and exteriors, whilst lime-washed oak veneer flooring was laid top to bottom to unify the space. This contrast in materials adds a timeless sophistication to property’s aesthetic.

To fulfil the need to use bring in natural light to these lower floors and to integrate the garden into the property in a more holistic manner, a modern, minimally framed glazed extension was carefully selected for the exterior to ensure it complied with the Estate guidelines. The sleek addition to the rear of the property adding a modernity to the space that was previously lacking and completely changing the character of the house adding elegance inside and out. This is most prevalent on the

upper ground floor in which the thorough aspect to the garden creates an instantly relaxing and calming atmosphere. Part of the brief tasked to TR Studio was to remove a large, but diseased tree in the rear garden which cast a huge shadow on the rear facade and garden. Working with Emma Griffin Garden Design, removing the tree had a huge impact on the outlook from both the lower and upper ground floors. Refurbishing the patio area and planting created two usable outdoor spaces to separately relax and entertain.

On the first floor, two receptions rooms provide an elegance and formality, away from the more practical living floors. A sanctuary from daily life with space to move, built-in joinery by the studio easily keeps the space clear and minimal. Here, softer, and warmer earthier tones are mixed into the grey, neutral palette providing a lighter, more inviting, yet elegant setting. A WC and half landing reading nook are also part of the floor’s layout.

The master suite on the second floor encompasses true luxury with a generous bedroom and ensuite. Featuring a custom made, built-in headboard and bedside tables design by the studio, the contemporary space appears framed by the mixed materials. Bespoke fabric lined wall-to-wall wardrobes trimmed with bronze sprayed metal and bespoke handles designed by TR Studio add texture and interest. A large marble clad master ensuite is connected by a spacesaving sliding crittal-style glazed door. Here, double vanity units and a large bath with clean, sharp angles add an ultra-modern and minimalist edge.

Accommodating the client’s need for a his and her study, TR Studio made the most of the half landing closet wings on the first and second floors to create work from home sanctuaries, one being more formal and functional home office, the other a casual retreat with day bed.

A family bathroom with sky light completes the third floor, alongside two children’s bedrooms and half landing reading nook. Following the crisp and clean aesthetic favoured by the client; slim linear tiles, terrazzo and matt black fittings decorate the functional bathroom space. Like the rest of the property, the children’s bedrooms feature bespoke joinery to accommodate their growing and changing needs.

First and foremost, NCH house is a family home, but it also successfully achieves the elegant, timeless, and luxurious ambience requested by the client, providing a new, fresh, modern way of living to a home the client had lived in for several years. Respecting the buildings original style, TR Studio have created an enhanced way of life for the client and their young family through their interior architecture by utilising natural light, bespoke joinery and clever detailing, a signature of the studio which is at play throughout. Combined with beautifully crafted furniture and soft furnishings in a liveable palette of neutral tones and rich textures, selected by interior designer Riley Brooks, NCH House is a sophisticated example of modern, city living.

Commenting on the project, founder and lead architect Tom Rutt comments: ‘Establishing a close working relationship with our Client was absolutely key to getting the most out of this, and every design project we undertake. Enjoying family life and the ability to retreat to a sanctuary within city life was of the utmost importance to them and something that remained consistent in our approach.

For this project, a monochrome palette is dominant throughout, and this married our Client’s sophistication along with a clear identity that carried through the home. Subtle bronze work and texture from layered materials in the soft furnishings added the elegance and luxury.

Crittall Windows – I’ll drink to that!

A Cornish brewery has moved into renovated premises that give visitors a whole new experience of watching the creation of their favourite beers with Crittall Windows playing a crucial role in the new concept.

Verdant Brewery took over a rundown warehouse on a Penryn industrial estate and, in addition to installing the brewing vats, created 400 sq. metres for staff offices and a space for public use, dubbed the Taproom.

The new interior was created around a steel-framed installation with Crittall Corporate W20 windows providing a light and contemporary area where visitors can have a beer and something to eat while enjoying views through to the working brewery, a paramount consideration of the client.

In addition, The Taproom provides a mezzanine balcony overlooking an area that can also be used for entertainment

from a DJ or with live music. The design was produced by locally-based architects Zelah Studio.

VITRA’S NEW UK HEADQUARTERS

Thirdway breathes new life into London’s iconic Tramshed

Commercial design and build company Thirdway create Vitra’s new UK flagship headquarters in the iconic Grade II listed Tramshed in the heart of Shoreditch. The lovingly restored interior provides an industrial-style backdrop to Vitra’s furniture classics and contemporary design pieces.

The Tramshed sits within a conservation area built originally as a power station for the East London Tramway in 1905 on Rivington Street in Shoreditch and was originally designed by English architect

Emmanuel Vincent Harris. Tasked with respecting the heritage of Tramshed whilst imparting Vitra’s brand and identity into the space, Thirdway and Vitra worked closely to gently renovated the interior, preserving all the defining historic details and forging a link between old and new.

The colour scheme of red-toned shades and greens echoes the building’s existing architectural colours, whilst black details link back to the black steel elements of the historic building. The 920 square

metre space is divided into three main areas:

‘The Club’ a post-pandemic workplace installation geared towards the needs of people in our new working lives. The area features a striking terrazzo bar with varied zones, thoughtfully divided with natural lighting demonstrating how the inspirational concept can be adapted to changing spatial conditions. A silver curtain offers a soft divider between seating areas and provides a private breakaway space.

Upstairs, there’s a ‘mezzanine area’ which showcases the Vitra approach to home interiors, with a calming aesthetic of plants, soft furnishings, and artworks. In contrast, the basement, also known as ‘The Gallery’, is an industrial white box space to be used as a blank canvas for exhibitions (currently the presentation of Jean Prouvé classics).

The year-long renovation -- regenerating a building to create a showroom -- is a new direction for Vitra, and something they will potentially look to do globally as a result of Thirdway’s innovative design.

CARPET RECYCLING UK

Strengthened with 80% support from carpet and textile flooring sector

Following significant growth in its membership network, Carpet Recycling UK (CRUK) is seeking more engagement from the construction, facilities management and flooring sectors to act to reduce textile flooring waste such as commercial broadloom carpet, carpet tiles and underlay.

The not-for-profit association reports that working with 80% of the UK’s carpet and textile flooring manufacturers and distributors puts it in a stronger position to represent the sector when it comes to discussions on favourable Government policy outcomes.

Support from CRUK’s 17 core members comes from Balsan, Betap, Brintons Carpets, Condor Group, Cormar Carpets, ege Carpets, Furlong Flooring, Gradus, Headlam Group, IVC Commercial, Likewise Floors, Milliken, Modulyss, Rawson Carpet Solutions, Shaw, Tarkett and Victoria Group. They are taking voluntary producer responsibility for the products they place on the market and striving to reduce waste in production as well as for their customers, helping to create cost savings.

Commenting on their focus for 2023, Adnan Zeb-Khan, CRUK Scheme Manager says: “In our 15th year, the 80% increase in industry support adds weight to our representation for the sector, recognising the achievements of our members and wider network, as we continue to help the sector to develop sustainably.

“Moving forward, companies will need to demonstrate reductions in use of new resources, design products with recycling in mind, include methods of identification of material make up and consideration of reverse logistics for take-back and recycling outcomes. Our members are making great strides ahead with many developing products with recycling in mind, from single polymer ranges, to ranges made with recycled content”.

For the construction sector, developers and facilities companies interested in sustainable solutions to flooring waste, CRUK offers an extensive network of specialists handling surplus and used textile flooring waste, such as carpet tiles, carpet rolls and clean installation offcuts.

Adnan continues: “New homes flooring contractors, for example, are already segregating carpet and textile flooring waste for reuse and recycling. They recognise the savings in resources and costs associated that they have achieved and the benefit of their connection with us when tendering for new work.”

David Heafey is Finance Director of CRUK member Saint Flooring, who implemented waste material recycling throughout the company’s nationwide sites in 2019. He says that membership of Carpet Recycling UK is contributing to their sustainability goals and helping to achieve annual savings of up to £170,000 a year on disposal costs by reusing and recycling their waste materials, including carpets. “Carpet Recycling UK supported us throughout and our membership helped us to find partners to recycle the carpet. Without being a member, I do not think we would have had this success.”

CRUK’s 136-strong membership includes specialist reuse and recycling members repurposing surplus flooring for reuse and recycling in feasible outlets or used as an alternative fuel source. Adnan observes: “Our ultimate aim is to move carpet and textile flooring up the waste hierarchy and create circularity to maximise the use of these resources. Obviously, preventing this material becoming a waste by reusing flooring in new settings is the best outcome for unwanted and surplus material This helps to provide affordable flooring for social housing tenants and

low-cost flooring for property developers. That’s why we’re inviting companies to discuss their projects with us.”

Key to CRUK’s work is collecting accurate data on the volume of carpet and textile flooring placed on the market together with tonnages for waste material which is being diverted from landfill – it is estimated that of the 470,000 tonnes arising in 2020, 70% was diverted from landfill. The latest figures due back from the 2021 tonnage survey will be presented at CRUK’s annual conference on June 21-22 for which early registration is advised.

“Given the heightened interest in legislation issues, developments and challenges surrounding the treatment of textile flooring related wastes, we’re expecting high demand for our conference, adds Adnan. “In just 15 years, we have come a long way in developing solutions for carpet and textile waste that preserve valuable resources and reduce costs for the supply chain.

TAYLOR WESSING

Delivering a beautiful new office at Liverpool’s Royal Albert Dock

Keen for a presence in the North, international law firm Taylor Wessing chose Edward Pavilion, a Grade I Listed building in a UNESCO World Heritage site at Liverpool’s Royal Albert Dock, as its new home in this vibrant and flourishing city.

Hollis successfully delivered a beautiful new office for Taylor Wessing in Liverpool, project managing a Cat B office fit-out that has achieved a BREEAM ‘Excellent’ rating for sustainability. We also provided pre-lease due diligence, M&E engineering and ESG consultancy advice as well acting as CDM Principal Designer.

Delivering this project on the top floor

of a Grade I Listed former warehouse building for a client with incredibly high standards during a global pandemic was a huge challenge. We overcame technical concerns around acoustics and natural light, along with the constraints brought about by the listed status of the building: the method of any new fixings into the existing structure, for example, had to be pre-approved by the conservation officer, which required careful time management and forwardplanning.

With other works being undertaken simultaneously elsewhere in the building, ensuring full compliance with CDM regulations and other health and safety legislation was paramount – particularly

in terms of creating a COVID-secure environment without adversely affecting the programme or budget from any reductions in manpower.

The decision to target a BREEAM ‘Excellent’ sustainability rating for the fitout was made after the commencement of the project, so we worked quickly to adapt the design and specifications of fabric and mechanical and electrical elements to deliver the performance required. By drawing on advice from our in-house M&E experts and working in true partnership, the project team was able to deliver the changes required, all whilst keeping the project on programme and budget.

Innovations in design came from the unique use of photographic portraits around the space in the form of impactful, full-height images laser-printed onto acoustic insulating canvases, which was related to the client’s sponsorship. The layout and flow of the space were based on the principles of navigating an art gallery, so while the space works functionally, users also have a ‘journey of discovery’ as they travel through the environment.

With varying work spaces, including formal desks, meeting booths, casual meeting areas and spaces for quiet work, the new office provides a flexible and agile working environment for the Taylor Wessing team, who can choose to work in the best way for them. In addition, break out areas have provided an environment which is much more conducive to collaboration and the flexible future of office working.

Glimakra of Sweden introduces the new BuildUp Sofa, a 2023 addition to the extensive BuildUp Pods & Pavilions system

BuildUp Pods & Pavilions is an award-winning collection of acoustic meeting rooms inspired by the forest. A concept characterized by openness, accessibility and functionality, designed by the Swedish duo Kauppi & Kauppi, produced by Glimakra of Sweden.

The BuildUp concept positions itself somewhere between architecture and furniture. Large-scale meeting rooms, reimagining the archetype of a common pod – a design where the spatial experience has been valued as highly as the acoustic qualities. Open, airy spaces where inclusiveness is key, following a Scandinavian design tradition.

“Imagine a forest glade, a calm space embraced by trees. Muted, but never completely quiet. We have carried the forest with us as an inspiration during the BuildUp design process. The vision has been to design welcoming, comfortable spaces, that neither close in nor excludes. Rooms that offer focus but not necessarily total quietness.”

The first introduction of BuildUp Pods & Pavilions 2021 included three pods in different sizes, as well as a fully open pavilion. A round room for 4-6 people meetings (10m.), a mediumsized oval room for group meetings of 8-10 people (17m.) and a large oval room for conference meetings of 12-14 people (20m.). The space dividing open pavilion is well suited for informal touch down meetings or small gatherings. The overall concept has a modest and minimalistic expression, making the pods well suited as natural space definers and dividers in large interiors, such as office landscapes.

In 2022 the BuildUp Pod collection grew with additional smaller sizes. The BuildUp R2 pods are offered in two different configurations. The “Coupé” version comes with two facing sofas and a pedestal table, designed to host meetings or work sessions for 2-4 people. The new sofa elements flow along the curved insides and embraces the outsides of the larger pods and pavilions. All BuildUp wall elements have an equally good sound absorption on both insides and outsides. Which means that the muted meeting rooms also serve as an effective acoustic solution for the greater interiors surrounding the pods. The walls acoustic task is to reduce reverberation timerather than to achieve completely silent settings. The atmosphere inside the pods is restful and muted, while comfortable sound levels from the surroundings outside are maintained.

The open pods have generously wide entrances without thresholds –accessible, inclusive, and welcoming for everyone. The entrances closed by sound-absorbing curtains, either automatically motorized or manually. The meeting pods are equipped with a curved magnetic writing board and prepared with a flexible monitor bracket, as well as power outlets and AV input. All wall segments have a metal plinth for easy cable and technology routing, as well as placements of easily accessible electrical outlets.

Daylight, or lighting from the larger interior, is filtered into the pods through the wooden roof rafters and preserves a connection with the surrounding. To provide the pod rooms with comfortable basic lighting, the short sides are equipped with glare-free LED lighting. Complementary lighting above tables can easily be installed, suspended from the ceiling rafts or through the gaps between the rafts from the external ceiling. All BuildUp units have a completely selfsupporting construction, which means that no floor, wall or ceiling attachments are necessary. The pods and pavilions are easy to build, install and to move if a new location is desired.

THE GOLDEN CITADEL

the restoration of Westminster Fire Station

“The Westminster Fire Station restoration and regeneration was all about creating an experience for those that live there, with sustainable and natural materials,” says Jennifer Benningfield, experienced architect and founding principal of Openstudio Architects.

“We needed to find a reliable supplier of sustainable and natural materials, which were suitable to tie in with the heritage structure.

“The challenge was sourcing the right materials that were compatible with the fabric of the existing buildings. Working with Lime Green, we managed to develop a solution that matched the original building’s beautiful aesthetic and historic character.

“As a key supplier of lime-based products, their flexibility and reliability helped to make our job easier – and we received a lot of praise for the highquality and beautiful new courtyard building. The lime mortar is an integral part of the brickwork and proves that it is appropriate for contemporary, as well as historical, structures,” praises Jennifer.

About the project

Using a team of specialists, Openstudio Architects supported the site team in using old and traditional construction techniques to refurbish and develop buildings in a contemporary way, with beautiful results.

“There were two phases to the Westminster Fire Station project,” explains Jennifer. “The first involved refurbishing the existing building, the

Grade II Listed Edwardian Fire Station built in 1906 and decommissioned in 2014, to create a restaurant and bespoke housing.

“The second involved developing the site further by adding a new residential building to the rear of the site surrounding a garden courtyard, which is where we used Lime Green’s mortar.”

Supporting the local community “The project was situated on a very constrained and challenging site,” continues Jennifer.

“With its central location, the construction works undoubtedly had an impact on those living and working in the local area, which is why we

wanted to ensure the community were completely happy with the project.

“As we wanted to make sure the new build tied in with the older fire station, there were inevitably challenges that we didn’t anticipate along the way. However, most importantly, we needed to ensure we sourced the right materials, which were compatible with the existing building, both in terms of performance and appearance” says Jennifer.

“We chose specific products, including handmade Danish bricks and handmade glazed bricks to give depth and texture to the new building. We wanted to ensure use mortar that had a texture and a grain to it, so it would work with the nuances of the bricks, as well as being a colour match.

“Finding the right colour mortar to match the pale Danish bricks was key. These bricks were handmade, so we needed the mortar that integrated with the historic Edwardian building to create a seamless whole.

“When planning the project, we recognised the importance of lime products, because of the material’s sturdiness and robustness. This means it doesn’t wear with structural movements and changes in the seasons.

“That’s why Lime Green was the perfect fit for the project. With an extensive colour range, the team was able to colour-match the mortar with the materials of the new building perfectly. The consistency between the samples Lime Green gave us and the final product delivered was incredible, which was important given the scrutiny by Westminster City Council over the project and the appearance of the new building.

“The flexibility of the products also helped us to minimise the amount of movement joints, as it accommodated movement in a much more forgiving way than other products, such as modern cement mortars.

“We really enjoyed working with the Lime Green team – they were easy to work with, responsive and very supportive of the project. As we couldn’t store a huge amount of supplies on site, Lime Green was very accommodating in delivering exactly what we needed, at the right time.

“The best part was that we were able to develop a solution with Lime Green that supported the original building’s beautiful aesthetic and historic character, with a new building that pays similar attention to detail.”

A sustainable, natural and beautiful finish

“People love the building, and neighbours even call it ‘the golden citadel’. It’s widely recognised in the local community for its high-quality, beautiful finish,” continues Jennifer.

“One of the Fire Station’s previous residents – who had moved out during construction – has moved back after the restoration works and loves the development. That was the icing on the cake for us, it really felt as though our vision had materialised – enhancing people’s experience of new buildings made with sustainable and natural materials that stand the test of time.

“The Westminster Fire Station development truly looks beautiful, and the quality of the natural and sustainable products used has a huge role to play in that. Lime Green’s product quality and customer service is outstanding. We’re already working with Lime Green on another project, and we can’t wait to see the finished result,” concludes Jennifer.

Common issues for designing lighting schemes explained

Lighting plays a vital role both inside and outside our homes, setting the ambience and affecting the overall feel of a space. It’s imperative therefore that any lighting decisions are taken with consideration and care to ensure optimum performance. Here, Piero De Marchis, Director of Detail Lighting, talks through common issues when it comes to designing lighting schemes, de-mystifying problems and questions homeowners and designers often have.

Why use lights in the floor and where do you position them?

“In-ground lighting is used to light a feature, for instance a textured wall, or perhaps a piece of art of sculpture. It can also be used theatrically, to frame an entrance or window bay for example. In these scenarios the in-ground lights should be positioned 50mm – 150mm from the wall depending on the product size and the ceiling height.”

“Alternatively, floor lighting can be used for orientation purposes – indicating steps and changes of floor surface are the most common uses in the home, for example on steps. For this purpose, the floor lights should be kept to the edge as much as possible and be low brightness to reduce glare.”

How to light stairs

“Stair lights should be positioned 200mm – 300mm above the tread,

and avoid mounting in the skirting. If you are working with a contemporary ‘floating’ staircase, then carefully routed LED linear lighting positioned under the treads can be installed, either on a string or perhaps as a handrail detail as an alternative option.”

“In any scenario, you should be guided by the style of the stairs and your personal thoughts about glare. Lighting every second or third step is a traditional

feature and a common application of stair lighting. Make sure that the lighting is angled onto treads asymmetrically and is baffled.”

Where to position lights on the ceiling

When it comes to ceiling light positioning, it is best to follow the furniture layout and the task at hand in the room. A few key points for certain rooms are:

• In the bathroom, light the face correctly at the mirror – a backlit mirror is not sufficient. The best task light is lighting directly onto the face.

• Don’t position lights behind you when working at the kitchen counter.

• Position lights to focus on tables and key furniture in open spaces.

• Recessed spots are rarely wise when positioned in grids even if the builder insists!

• Only wall washing has a rhythmic positioning to evenly wash a wall.

What colour of light do I need?

“Your choice of light colour depends on you and the colours of your interior. Humans look better under warm colour light, as cool colours can make people appear pallid – the same applies for food. Certain cool colours (greens, blues and some greys) can look washed out under warm light as they lose their vibrancy.

So, the choice is between lighting the occupants or highlighting striking colours of the interior. Modern properties should

not be higher than 3000K. A rare few will opt for 4000K to emphasise the crispness of architecture. Always make sure you select light sources of Colour Rendition high CRI 92+. Traditional or classic interiors are normally lit at 2700K to enhance the cosiness; with bathroom usually at 3000K.”

In the lighting industry, the arrival of LED technology was hailed as the savour of the earth’s resources – but when the new replacement LED light bulbs failed to perform adequately, mountains of traditional lighting fixtures were jettisoned in favour of new fittings with integrated LEDs in the stampede to gain the benefits of energy savings.

Little thought was given to the hardware that was being thrown away – and the mindless waste this actually represented in valuable materials. However, with judicious care and attention to detail, we at Charter Lighting have found many nifty ways of upgrading these lovely, traditional, fixtures, often improving their performance, and extending their life for decades to come.

FISHMONGERS’ HALL

This graceful, traditional pendant chandelier in the Library at Fishmongers’ Hall in London had suffered under the switch from incandescent to compact fluorescent light bulbs in a move to reduce energy consumption. The new lights were cold, and dull, and members were soon complaining that they could not see well enough to read comfortably.

Our solution was to rip out all the old electrical elements and replace these with a bespoke LED array, which also incorporated a new emergency light feature. Not only are light quality and output both greatly enhanced, but the additional safety feature included within the new design has saved another fixture having to be drilled into the Grade I listed ceiling.

We have encountered these highperformance projection spotlights in several private residences over recent months. Their power, and the array of optical elements they contain, enables uniquely-controllable precision spotlighting. But the original lighting components are getting harder and harder to find, and nothing like these sophisticated spotlights seem to exist in today’s plethora of LED high-beam offerings. So – with some

difficulty, but with a determination to surmount all the challenges of optical control and thermal management – we have now successfully repurposed considerable numbers of these with carefully-engineered and combined LED elements.

Not only have the original lights been restored to full functionality, but the light quality has been dramatically improved and the need to change lamps (previously a somewhat irksome task, given their oftenelevated locations) has been eliminated for the next twenty-five or more years! Quite long enough for new lighting technologies to have emerged when they next need to be re-purposed….

PICTURE LIGHTS

Charter Lighting’s original claim-to-fame in the retrofit game has been with our picture lights. We have re-purposed an astonishing number of different styles and sizes of these with our high-quality, warmtoned LED components – to the joyous delight of our clients:-

“The lights are now magical! My pictures have never looked so good!”

This exercise really is transformative. Most traditional picture lights featured no optics at all – just an array of different light bulbs. Not only were these often very hot (bad for most paintings) and emitted UV rays (harmful to colour pigments), but the lighting coverage was appalling. Usually, just the top of the painting was illuminated with a bright, glaring splodge of light, with the rest of the details being shrouded in gloom and lost to the viewer.

Our picture-light retrofitting service is especially welcomed by heritage properties up and down the country – for example, where the interior of a National Trust or English Heritage residence needs to be preserved as faithfully as possible to its last owner’s tastes. But many people have picture lights that have aged comfortably in their homes, and our clients are generally happy to engage with us in the demounting of their old lights and their despatch to our workshop. Here, with our specialist crafting and painting, metal-machining and even 3-D printing facilities, we can ‘make do and mend’ in a truly liberating way. And, because the LED modules that we fabricate in-house are fitted with a range of optically-variable lenses, the newlyrestored picture lights – when returned – will actually illuminate their painting properly for the very first time.

ST DUNSTAN’S

This wonderful old Church on Fleet Street in London was given a complete lighting overhaul some ten years ago –

with some specially-fabricated cylindrical brass fixtures designed to be suspended high and to harmonise with the soaring architecture of the vaulted space. So, when the light bulbs kept failing – with the attendant travails associated with such high-level fittings – it was clear that a solution was urgently required which would re-use these special fittings, distribute enough light for the congregation to read by, and fit within the constraints of the fixture body.

This, in fact, was one of the earliest light fixture retrofits that Charter Lighting undertook – we learnt a tremendous amount in the process, and much of the

technology and hardware we developed for this application have been modified for use in subsequent exercises.

There will be different challenges in the future and more to learn, we are sure, but our skilled craftsmen and pro-active and creative facility is waiting to be of wider service to the market.

L’OASIS

Gong lights the way for stylish refurbishment of renowned French restaurant

Nestled in the heart of the small fishing village of La Napoule, L’Oasis is an historic address for French Riviera gastronomy. In 2020 the current owners decided it was time for a reinvention of this legendary establishment, and the stunning new interiors feature beautiful timeless designs from Gong, helping to set the perfect ambience for diners.

The past 18 months have presented a number of challenges for the hospitality industry however, Michelin-starred restaurant L’Oasis took the opportunity as a chance to reinvent and refresh their celebrated restaurant, creating a new, immersive experience for diners.

Situated in the bay of Cannes, L’Oasis dates back to 1954 when Louis Outhier

set out to create a prestigious dining institution, quickly notching up three Michelin stars. Today, this legendary restaurant is run by Nicolas Decherchi, a chef able to distil an array of gourmet emotions with the changing seasons.

Dedicated to nourishing the senses as well as delighting the taste buds, Cenk Mikailoglu of Studio Ravn in Paris, was commissioned to re-imagine the restaurant interiors, giving it a new lease of life. His vision was to plunge guests into an intimate universe where contemporary and Provençal inspirations, noble and natural materials, works of art and the bewitching scents of the garden blend together seamlessly and the results did not disappoint. Bold contemporary artwork and soft green foliage provide the perfect setting for

diners to enjoy the innovative cuisine at a leisurely pace for maximum pleasure.

When it came to the lighting, Cenk turned to Jo Plismy at Gong. Lighting from Gong’s Brass & Metal Collection was selected for it’s beautiful lattice work and majestic golden interior, which diffuses an elegant soft light, perfect for dining. Large Tarya Ceiling Rectangles make a bold contemporary statement over sparkling glass cabinets oozing with delicious delicacies, while matching wall lights set the perfect ambience for relaxing after the meal. Thorn shines a light on Irvine High Street and closes regeneration

Thorn have supplied the lighting for North Ayrshire Council’s £2.8 million project to upgrade Irvine High Street, as part of their commitment to delivering the area-wide regeneration initiative Irvine Vision. Key objectives included creating a pedestrian-friendly environment by improving circulation, introducing traffic calming measures, widening footways, reducing street clutter and upgrading the lighting to facilitate safer access through the town centre, whilst protecting the environment and reducing operating costs.

Challenges in balancing the luminaires to achieve the correct lux levels and uniformity were overcome by utilising a mix of column and wall mounted solutions using Thorn’s in-house Satys brackets on walls to compliment the column units and mounting Dyana LED lanterns on bespoke columns. Thorn’s saucer-shaped, IP66 Dyana

LED lanterns have a distinctive design and are only 110 mm in thickness, with outstanding optics and great versatility. The high power LEDs are boosted by a patented lens and aluminium reflection system for uniform and glare-free illumination.

Dyana LED has a choice of two beam distributions and is perfect for illuminating city streets, building surroundings and pedestrian areas at heights between 6m and 8m, post top or side mounted. By concealing

the heat sink with a smooth aluminium canopy and shielding the LEDs under toughened glass, the lantern is protected against the elements of weather and corrosion and maintains optimum performance over 50,000 hours.

CLIFTON HILL COURTYARD HOUSE Future flexibility

This brick and glass extension fits snugly onto the back of a doublefronted weatherboard worker’s cottage in Clifton Hill. Designed to capture light from the north, as well as views of an existing bottle brush tree to the south, the layout responds to both the site and the family’s desire for future flexibility. With laneway access at the rear, a double-storey garden studio nestles into the back of the site, providing a green backdrop to views from the calm spaces within.

The brief was to re-model the existing (circa the 1890s) home to accommodate a master suite with ensuite and walk-in robe, plus 2 further kids’ bedrooms, a central bathroom, and laundry. The clients then wanted to create a light-filled open-plan living extension that would replace a dated and poorly planned 1980s addition, as well as a garden studio. The new family home would need to cater to twin toddlers, and a teenager, as well as guests visiting from overseas. A garden studio was therefore suggested to

accommodate this flexibility as well as help to shield views from a neighbouring development.

Being on a long and narrow southfacing allotment, the key challenge was how to get daylight and sunlight into the back of the house, as well as fitting in all the functional requirements of the brief. The other key challenge was to design a home that could cater to all age groups both now and into the future.

Despite courtyards taking up space within the center of a floor plan, the clients embraced the concept, knowing the benefits would outweigh the loss of backyard space. Not only does the courtyard bring northern sunlight into the plan, but it also creates relief at

the end of a long and narrow hallway. A deciduous tree that changes color with the seasons creates a focal point for the eye, as does the texture of the neighboring brick wall. The courtyard insertion also creates a more zoned open plan arrangement, with the living room enjoying a dual aspect to two different landscaped spaces. With twin toddlers needing a lot of supervision, as well as a teenager wanting more privacy and separation, the planning needed to carefully consider these spatial relationships. A multi-purpose space that fronts onto the opposite side of the courtyard allows visual connections to the rest of the house, but with the flexibility to become a guest bedroom if needed. The garden studio with its own ensuite and mezzanine is intended to accommodate a range of functions including storage, gym, home office, teenage retreat, and bike store.

MORRIS MOOR

A Vibrant commercial and hospitality precinct

Genton’s recently completed Morris Moor project transforms the site of the former Phillip Morris cigarette factory into a vibrant commercial and hospitality precinct that draws the community in and celebrates local heritage. Situated on a prominent corner intersected by two main roads, the buildings have acted as a landmark for the Moorabbin community since the 1950s, distinctive among the uniformity of prefabricated warehouses. “The cultural significance of the industrial Architecture was too great to disregard,” says Genton Principal Marc Debney.

“We, together with our client, Up Property, were determined to retain as much of the character and original structures as possible, and part of the project’s success should be credited to the diversity of talented designers

working on various elements of the precinct – from the macro to the fit-out scale – including Tract, ADP, Caroline Lieu, Made For, and Studio Y.”

The practice’s masterplan and urban design strategy honors the historic brutalist and modernist warehouse buildings, focusing design interventions upon stripping back additions to celebrate the original designs and redesigning interstitial spaces to increase the site’s permeability. Welcoming locals for work, leisure, and play, Morris Moor stitches together the well-defined linear boundary between industrial and residential with a hybrid-use offering that was unprecedented in the neighborhood. “Demographics in the suburbs, and how people choose to live and work are changing. With them, so must our design thinking,” continues Debney.

A series of green pedestrian corridors connect Morris Moor to the surrounding context, leading locals to a bustling hospitality precinct, around which office spaces, childcare, and artisan and e-commerce studios are centered. Through the formation of this core, and concealing car parking within an existing warehouse, Genton created a highly active pedestrian zone within a lowdensity neighborhood, strengthening the social fabric of the local community.

Considered contemporary incisions and insertions were made to repurpose

the buildings for their new uses, with Genton employing black steel, polished and restored concrete, and recycled brick throughout to cohesively unite warehouse buildings of differing Architectural eras in a consistent design language. Nurturing a sense of ownership among locals, interstitial spaces were a key focus. Lush native plantings are abundant throughout the six-hectare site, nourished by rainwater reuse. Softening the industrial structures, the landscaping and plantings complement the vast scale of the built form and red brick façades. “Morris Moor’s transformative impact can be seen in the swift establishment

of occupancy, with the adjacent site now being developed into a similar offering.”

Office Refurb for Strand Hardware

Strand Hardware has given its company headquarters a radical make over – improving its energy efficiency, work space and creating a welcoming new hi-tech reception.

It has used products from many of its suppliers and customers for the project including new windows, fire doors, electricals, plumbing, furniture, decoration, carpeting and signage, along with some of its own ironmongery products.

The refurb in the second change project to take place at Strand Hardware in recent months and follows a review and upgrade of its warehousing processes undertaken with WMG (Warwick Manufacturing Group).

It has resulted in a more modern, open plan work space for its expanding team – encouraging

greater team synergy and literally breaking down walls to silo working which had been enforced by the old layout.

Strand has occupied the premises on the Premier Business Park, in Walsall, since the company was founded more than 30 years ago and according to Managing Director Steve Marshall a little modernisation has been beneficial.

“Although Strand’s offices were perfectly functional, they were looking a little dated and our work with WMG gave us the impetus to extend our programme of improvements. Not only will it enhance working conditions for the Strand Hardware team but also convey a better image of who we are and what we are about to visiting business associates.

“Efficiency has underpinned all our recent changes. This includes energy efficiency and eco-saving measures such as the introduction of natural ventilation, insulation and energysaving devices,” he said.

Cardiff Apartments Meet BS 8629 Code of Practice with Installation of EvacGo

Two seven-storey residential apartment buildings in the cultural and social hot-spot of Cardiff Bay are now protected by evacuation alert systems from UK manufacturer, Advanced.

The EvacGo panels have been installed to meet the criteria set out in the BS 8629 Code of Practice for the design, installation, commissioning, and maintenance of evacuation alert systems for use by fire and rescue services in England and Wales.

Trivallis appointed Cardiff-based, Tremorfa Ltd, to complete the

installation, requesting that Advanced’s EvacGo solutions be installed to ensure both residential buildings met the BS 8629 recommendations.

With all Advanced evacuation alert systems custommanufactured to reflect each individual building’s evacuation zones, Advanced

supplied two EvacGo systems to Tremorfa complete with 1-loop card, expandable from four to eight evacuation zones. The two systems were installed alongside a combined total of 63 sounders to provide audible warning to building occupants in the event an emergency.

A1 Non Combustible Magply Recovery / Protection Roofing Board

Magply recovery and protection boards have been developed to meet the roofing industry need for a cost-effective, lightweight and fireproof board that will provide an inert and stable separating layer for all types of waterproofing overlay applications. It can also be used as a tough, durable and reusable protection layer over completed installations.

Available in 6mm, 9mm and 12mm thicknesses, to suit both light and heavy traffic applications, the board can be easily cut to fit around penetrations and at abutments and can either be mechanically fixed or bonded into position when used in overlay applications.
