ARROW VIEW A bespoke contemporary extension in the idyllic Herefordshire countryside Arrow View is a bespoke contemporary extension project completed in summer of 2021 by award winning Winchester based architects AR Design Studio. Situated within the idyllic countryside of Herefordshire, close to the Welsh border, the original cottage dates back to pre-19th century. The new extension connects the cottage with an adjacent annex, replacing two garden rooms that www.refurbandrestore.co.uk 4 --www.refurbandrestore.co.uk
were impractical for use throughout the year. The clients, a retired aviation engineer and landscape designer, made the move from Kent to Hereford in 2018. They were drawn to the charm of the pretty house and gardens, but the existing house and extensions did not give them a comfortable space to
facilitate the much desired connection with the garden on one side of the house and the stunning landscape views to the other. The clients approached AR Design Studio not long after purchasing the property with a brief to replace the extensions with a light and airy open plan living, kitchen, dining space.
Taking inspiration from the client’s background as an aviation engineer a lightweight wing shaped roof was proposed, supported at either end by the existing stone house and annex.
AR approached the project with a delicate bridge between the house and annex. Taking inspiration from the client’s background as an aviation engineer a lightweight wing shaped roof was proposed, supported at either end by the existing stone house and annex. Below this, large sliding glass doors enclose the space and give the sense of the roof floating while allowing natural light to spill in. The glazing blurs the distinction between inside and out while framing the picturesque views over the River Arrow and neighbouring farmsteads beyond. Muted interior tones act as a backdrop to the lush rural setting, ensuring focus is retained on the latter. There was an existing change in level from one side of the house to the other, with the rear courtyard garden siting significantly above the level of the extension. The new angular roof opens the space up to the courtyard and enhances the visual connection to it. This level change also dictates the interior layout, with the living area able to spill out onto an external terrace and the kitchen looking out onto the more private garden at the rear of the house. This lightweight addition has given a new heart to the centre of the house. One which provides a space for modern living with strong connections to the surrounding landscape and gardens that can be enjoyed all year round.

PROTECTING AGAINST RESPIRATORY RISKS As dust continues to be one of the main hazards facing construction workers, RVT Group discuss the importance of containing and managing dust on-site.
Many construction activities create hazardous dust and exposure to any dust in excessive amounts can cause respiratory problems. Dust particles come in a range of sizes, but smaller dust particles, known as respirable dust, are so fine that they can settle deep within the lungs. This can then cause serious health problems, such as lung cancer, COPD, asbestosis, silicosis and asthma. The Health and Safety Executive (HSE 19/20) states that 13,000 deaths each year are estimated to be linked to past exposure at work, primarily to chemicals or dust. become evident after a long period of time and when it is too late for treatment to have any effect. It is therefore essential to adequately protect our workforce against dust created from common construction and renovation activities, by installing the correct dust control measures.
Understanding the Risk A vast amount of dust is created from wall chasing, tile cutting, stone cutting, sanding wood, drilling, abrasive blasting, demolition and other construction activities. Contractors
therefore need to use temporary dust controls to ensure that they are not only protecting themselves, but others working in close proximity. Failure to install adequate dust control will leave workers exposed to respiratory health problems. The contractor could also risk prosecution if they fail to comply with HSE regulations. On 4th October 2021, the HSE launched a specific inspection focus into the construction industry; checking that sites have the correct controls in place to protect their workers from exposure to construction dust, such as silica, asbestos and wood dust.
Implementing Effective Dust Control We are all familiar with the hierarchy of control, and understand that our first questions should be around the methodology; is there a different way – a safer way – to achieve the same result? If the risk cannot be eliminated completely, and substitutes are not viable, then we are looking for an engineering control that reduces the risk.

Not all engineering controls are the same; some are more effective than others, and this is down to methodology. RVT recommend following the 3C’s methodology; capture, contain, control: 1. Capture the hazard - Position the dust extraction hood as close as possible to the activity to ensure the dust is captured at source. 2. Contain the hazard - The immediate work area should be contained as much as possible to prevent dust/fume migrating and affecting other workers on site or people nearby. 3. Control the hazard - Negative pressure can be applied to prevent dust migration outside of the work area.
What is positive and negative air pressure? Positive: This principle is used to prevent the spread of hazardous dust, fumes or gases from work areas into sensitive environments. A fan with suitable filtration is set up outside the room to force filtered air in. With a positive (higher) air pressure within the room, air will flow out and prevent dust and dirt from migrating into the room. This is used for a number of settings, such as computer server rooms and operating theatres. Negative: This is used to control dust and fume, to prevent these escaping from a work environment. An extraction system removes air faster than it is replaced to create a slight vacuum in the room. As a result, the air from outside rushes in (via access points) to balance the air pressure in the room. This prevents hazardous dust, fumes and gases from escaping through doors and windows.

SENTUL WORKS By O2 Design Atelier & YTL Land & Development Sentul Works is nestled within the extended park setting of Sentul Park in Sentul West, Kuala Lumpur, Malaysia where the Federated Malay States Railway (“FMSR”) rail complexes were established in 1904. This centuryold colonial building was formerly the headquarters for the FMSR under British rule. For years, this colonial building with its distinctive brick-and-concrete archedcolonnades façade stood prominently as a hollow shell amidst the leafy canopy of the park’s big old trees until 10 - www.refurbandrestore.co.uk
The original layout of Sentul Works consists of 2 main spaces separated by a central double-volume hallway. Adapting to the original symmetry of the building interior, the new free plan office spaces flanked around the original hallway now serve as a double-volume central atrium. A bridge on the first floor links the office floor plates on both sides. Visual connection is established between tenants of the ground and first floor within the working environment without compromise on privacy. The interior of the office is planned as a flexible free plan, giving tenants maximum adaptability according to their working needs.
YTL Land Design Group spearheaded its restoration to create a unique atmosphere for a compatible new use as a modern office building. The brief to the architect was to ensure that building adaptations do not deviate materially
from the building’s original architecture. The “new” must not overwhelm the “old” as ideally, both elements should coexist to express a fresh aesthetic to the building’s age and heritage.
The new second and third floors form a new mass rising from the majestic colonial form at the base. Steel posts and beam structures supporting the new floor slabs lightly raised from the ground are well-integrated yet structurally independent from the colonial structure. This, at the same time, brought the architectural challenge of creating a www.refurbandrestore.co.uk - 11
relationship between old and new. The new mass is made recessed inwards from the main colonial block below as a means to preserve the scale and presence of the old. Corten steel which is used as the external building surface for the projected new mass above the existing building structure blends harmoniously with the exposed steel frame skeleton of the adjacent old railway workshops. The Corten cladding gives a modern cutting-edge outlook yet embodies a rich warm texture that resonates with the surrounding old rustic material palettes. A central glass curtain wall breaks the homogeneity of the Corten-clad new mass. The façade break enhances the quality of modern abstraction and conformity to the domineering and symmetrical colonial architecture below. Office tenants are visually linked to the surrounding context by window openings on the new Corten-clad building skin. Tranquil greenery is brought into the office interior through thoughtfully carved-out window openings. A number of balconies and bay windows are strategically added to some of the openings between the grid projecting towards the historical railway workshops to the north, the lush park setting to the west, the YTL Land sales gallery to the south-west and the iconic soaring towers of The Fennel by YTL Land towards the east. The balconies and pop-out windows create surprises and contribute to the overall abstraction of the upper mass in contrast to the formal language of the colonial architecture below. www.o2designatelier.com

A UNIQUE AND RUSTIC PROPERTY The Grade II listed barns and farmhouse at Elms Farm, Derbyshire, are packed full of history. Originally built in 1775, the barns are the former home of the Little Eaton Brewery Company, owned by Officers, and were used as a malthouse and granary before later becoming a working farm.
Fiona’s father had bought the barns and farmhouse in the 1980s and ran the site as a farm until he retired in 2017. It was then that he passed on the former malthouse and granary to Fiona and her brother, who took on the buildings with the aim of turning them into homes two years on.
Now, what was once the granary stands the home of Fiona Smedley and her husband John, who transformed the barn into the unique and rustic property it is today, all while ensuring the essence of its history remained.
Fiona and John worked with local architect, Paul Gaughan Building Consultants to draw up the plans for the granary, which was being used as a barn at the time. After a few tests to analyse the conditions of the

groundworks, all legal checks and necessary approvals were granted without any major changes to the initial architectural drawings. When builder Ken Tansley from Interbuild Ltd was first introduced to the site back in May 2017, the barn was still full of old farming machinery, cow partitioning, and even had ducks and chickens living in a part of it. “It was a typical old barn when we first started. We needed to rip a lot out of the building, dig out the floors, do some repointing, and the roof needed to be redone. With it being a listed building, all this preparation and rebuilding work had to be done very carefully and by the book. “As the build went on, the architects’ drawings did have to be slightly amended, as is the way with many renovations, but fortunately everything went pretty smoothly and there weren’t any major problems or changes.”

To accommodate this, many of the upstairs’ original beams, which the owners had hoped to keep, had to be covered for insulation, and fifteen roof windows were drawn into the plan to bring natural daylight into the top floor rooms. Ken first heard of Keylite when visiting Buildbase Derby, and soon got in contact with Keylite’s National Brand Development Manager, Tom Jarvis. “Tom was fantastic, he came out to Elms Farm to meet us and even bought a sample. It was an easy sell due to the price and the fact that all the flashing and add-ons came with the windows as standard, which again saved us on time and price. That, and the homeowners knew they could also get a wide range of blinds from Keylite as well. www.refurbandrestore.co.uk - 19
“The team and I work quite regularly on listed buildings, which meant drawing out the specifications and dealing with local conservation and listed building authorities was a straightforward process.
We’ve kept many of the old original beams uncovered, particularly downstairs, and tried to incorporate as many of the inside stone walls as we can without plastering or covering them up.
“Usually, roof windows can pose an issue for listed buildings, as they sit higher than the roof tiles and therefore cause compliancy issues, as well as being an eyesore. However, another huge selling point for Keylite is that the windows are recessed as standard – meaning they sit lower in the roof, enhancing the overall appearance, and improving the thermal performance of the window.” Two years on, the Barn at Elms Farm has been transformed into a beautiful rural home. This project by NefaArchitects is located in a historical building of a tea sorting facility, freshly repurposed as a residential cluster. The building was designed in the early 20th century (before1917) and is an excellent example of the red brick industrial architecture of that era. For us, this job was particularly appealing because of the necessity to fit all the essentials of an apartment in such a compact cubicle space. The solution was to introduce levels, using ceilings height (4,3m); Entrance, sofa & kitchen area are located on the bottom level; the Second level is raised to the height of the windowsill, and used for the bedroom compartment; the Third level is bathroom and wardrobe. 26 - www.refurbandrestore.co.uk
For us, this job was particularly appealing because of the necessity to fit all the essentials of an apartment in such a compact cubicle space.
Colour scheme of the project is white with accents of blue and black graphical details, such as the bedroom partition frame, stair railings, light, and electrical accessories. The main design accent is the sliding bedroom partition, where we used textured glass with a linear pattern, combined in a multi-direction scheme to create an optical effect that reveals when the sliding part is in motion. Overall the studio looks minimalistic and nevertheless has all the functions of the “ individual living cell”, with enough storage space, a kitchen equipped with all the appliances, and a full-size bathroom. The benefits of underfloor heating ‘Quite a few homeowners approach us with an apprehensive view of underfloor heating, but there are so many benefits that we couldn’t not mention these first,’ says Fernandez. ‘Now more than ever, we are all aware of our role in being more sustainable. The energy efficiency of underfloor heating is much higher than that of traditional heating systems such as radiators. For most open plan kitchens and ground floor areas, traditional radiators will often cause ‘dead’ spots where the heat does not reach parts of the room. With underfloor heating, the heating is used effectively and efficiently to heat the entirety of a space, meaning less energy is required to reach that same comfortable ambient temperature.’
She continues: ‘Underfloor heating is also much safer for children. A heated floor eliminates the need to have scolding, hot surfaces such as radiators and heaters. This is especially good for those little ones who are prone for grabbing surfaces and pulling themselves up - giving you peace of mind for a safer family home.’ ‘Another benefit is of course the cosiness and warmth from the floor up. 2. Set in stone ‘There is often a misconception that only a select few tiles are suitable for underfloor heating – this is not always the case! All our natural stone and porcelain are entirely suitable for underfloor heating with the correct installation and have been tried and tested as fit for the job,’ comments Fernandez. ‘Natural stone tiles tend to be thicker, which will take a little longer to heat up, but means it will retain the temperature for longer - thanks to its natural density and thermal conductivity. Porcelain is a manmade product that is fired at an extremely high temperature, resulting in a strong, robust tile. Porcelain is also a good thermal conductor, and tending to be thinner, will heat up faster yet still retain the heat for a long while after.’
3. Installation non-negotiables

Once you’ve chosen your natural The second step is to make sure you carry out a full commission of your underfloor heating, prior to installation. This includes a full heat up and cool down of the system which takes around 7 days. This process will allow any weaknesses in the screed to be identified. Thirdly, make sure to use anti-fracture matting. The industry standard is to install an anti-fracture matting or membrane between the screed and your tiles. This membrane absorbs any movement caused by the underfloor heating which, in turn, is caused by the expansion and contraction from the heating and cooling process. The matting stops this movement transferring to the tiles and without it, there is a risk of hairline cracking. Next, check which adhesive you require. In any case, use an S2 graded flexible white adhesive. However, some underfloor heating systems require extra flexibility and need an S1 adhesive. Your installer should be aware of which adhesive is best for the job. Finally, gradually increase the temperature once your underfloor heating system is installed and your tiles are down. This is to help the adhesive to cure. Starting at a very low temperature, increase your heating by one degree each day. Glenhawk wanted an office environment that reflects its modern approach to financial lending, and one which will allow its team to grow comfortably. The disjointed nature of the company’s previous office highlighted the need for a diverse, yet connected, space. Aiming to move away from a corporate feel and towards a people-focused environment,
The Peldon Rose team worked closely with Glenhawk to breathe life into the initial concept design and fostered a strong working relationship with the client from the outset. This allowed the team to easily utilise the existing design to create an open plan layout that promotes interaction and collaboration across teams.
Creating a flexible space Putting people first
It was important that employee wellbeing was considered first and foremost. The Covid-19 pandemic has amplified the importance of keeping teams well, both physically and mentally, and the office space has a key part to play. The new location overlooks a courtyard, which means it is rich in natural light. Such an abundance of light can be a rarity in London office spaces, so every effort was made to maximise its impact. Peldon Rose adopted the principles of biophilic design acrosss the workplace and introduced a range of plants that will thrive in the beautifully lit space. These are complemented by the use of natural textures and the introduction of a wellbeing room with soft furnishings to create a calm space for employees to concentrate or recuperate.
The future use of space was also a really important factor in the design. As a growing company, Glenhawk needed an office that could flex and adapt. The main area allows for this growth thanks to the incorporation of break-out facilities and social spaces, while additional meeting rooms have been designed to have a multifunctional purpose. Acoustic treatments provide privacy for client meetings, but also create an area for social functions or large team meetings. To complement the aesthetics of the space and to help minimise waste, the furniture team combined past furnishings with new mid-century style pieces. For Project Designer Sasha Jenner, the highlight of the space is the kitchen area: “It was really important that we created a social space for Glenhawk’s team where people can gather and enjoy a drink without feeling like they are in a corporate www.refurbandrestore.co.uk - 39
setting. We created a kitchen area in the heart of the office that acts as a space for socialising and even houses features such as a beer tap.” A tight turnaround The tight four-week deadline meant that there was no room for error on the project. Communication was key and Peldon Rose worked closely with the Glenhawk team during every stage of the project to ensure a smooth and efficient process. The result is a professional, polished work environment which demonstrates Glenhawk’s values and acts as a productive space for employees and clients alike. SOLAR LIGHTING RE-IMAGINED By Martin Bennett (Founder Lumena Lights) For several years Lumena has specialised in unique Brass, Stainless Steel and Aluminium LED garden lighting. Although we still specialise in this area, along with Bollard Lighting and Photocell (dusk to dawn) Lights, I wanted to push forward with green thinking - Solar Lighting A while ago, it became my ambition to stock Solar lighting but until 2018 the U.K. weather and the poor quality of the lights available meant it was not an option that suited our high quality standards. With the advent of improved technology incorporating more efficient Solar Panels, ever brighter LEDs and high capacity, long life Lithium Ion batteries I decided to seriously explore the lights being made. We worked closely with the manufacturers to produce lights suited to the British climate by calibrating the electronic controls. By mid 2019 we stocked a range of unique Solar Lighting that will light for hours every night of the year – the Pro-Solar Range. By way of Solar Bollards, wall lights and floodlights, the Pro-Solar Range has proven very popular in all areas – in gardens, commercial premises, public areas – even piers. We continue to expand the range with our most recent additions being the Endura Path Light which will illuminate for up to 10 nights when fully charged! This is our longest lasting solar light which is due to launch this Summer! Since the end of 2020 we have been developing an even brighter Solar Street Light Range – ViaMAX. Launching within the next month, these larger scale designs are exclusive to Lumena, suited to commercial premises. FRAMING THE VIEW Trearddur Bay Holiday Home When Rebecca and Ben Wilson decided to turn their dream into a reality by purchasing a holiday home in Trearddur Bay, one of the main requirements was that the home needed to be in a picturesque location with panoramic views across the sea. Upon finding their dream home, Rebecca, a lawyer turned interior designer, along with her husband Ben, got to work turning their new investment into a comfortable and stylish holiday rental property.
