U
nfortunately, I am not able to write how at long last, we celebrated the Grand Opening of our RASM North building in Bradenton, but we will on August 5. I guess it would be safe to say that the past year plus was not the best time to be under construction. Demolition of the old office structure and the start of construction began in May 2021. Since then, we have experienced price spikes in building materials, supply shortages due to demand from a booming economy, and pandemic-related supply chain problems. Labor shortages in the building trades, again due to demand and the pandemic, certainly slowed the pace of construction of our building.
“Many members have been looking forward to the opening, but we all wanted to get this right. We thank you for your patience, and in August, together, we will all celebrate our Grand Opening and our 100-Year Anniversary!”

From the beginning, our contractor Halfacre Construction estimated six to eight months to complete construction, which would have had us moving into the new building in January of this year. However, eight months turned into fourteen, which will allow us to move in by early July. So, rescheduling our Grand Opening was necessary. This will also enable us to put some final touches on the building and on the property. Additionally, it will give us some time to do a soft opening for about a month. Please be assured that all involved wanted to see completion sooner and none more than me. Given the track record, this delay was inevitable. Many members have been looking forward to the opening, but we all wanted to get this right. We thank you for your patience, and in August, together, we will all celebrate our GRAND OPENING and our 100-YEAR ANNIVERSARY! •

Open for Business: The Long-Awaited Arrival of RASM North

ASM is proud and excited to announce that the highly anticipated RASM North office is now in the final stages of completion and scheduled for a soft opening in July, with a Grand Opening celebration to follow on August 5. This facility and the extraordinary work involved in making it a reality, is the embodiment of RASM’s long-term commitment and dedication to members in Manatee County. In May 2020, RASM purchased an office building that was being used by CenterState Bank located at 2901 Manatee Ave. West in Bradenton and began the process of making massive renovations, working with Suarez Architecture and Halfacre Construction Company. Construction and design plans completely transformed the building from an aged, out-of-date office building, into a fresh, modern, first-class facility. In addition to the existing facility on Cattlemen Road in Sarasota, the building is the second, full-sized RASM member facility, serving Realtors® and the local community. Ironically this building was the former Manatee Association of REALTORS® building, so in a sense, the Realtors® are coming home.
RENOVATIONS The renovations were extensive and included a full demolition of the building interior, completely transforming the building into a first-class facility. Non-structural walls were cleared, and structural walls added in order to raise the roof and ceilings, creating a more open floor plan, and increasing the overall functionality for the Association. Updates include totally new plumbing, all new electrical and HVAC 6 | ELEVATE [ JULY 2022 ]
components, and the rearranging of interior walls and office spaces. Interior Designer Ana Santa Maria of Apex-Studio Santa Maria was charged with designing and specifying the interiors. This included new highend-porcelain tiles and carpet tile flooring throughout. Beautiful quartz countertops were installed throughout. Sophisticated fixtures and ceiling details were added to the conference rooms, along with totally new restroom and kitchen facilities and all new furnishings. “With the beauty created by the architecture, it was important to have cohesiveness from the exterior to the interior,” said Ana Santa Maria, Principal, Apex-Studio Santa Maria. “For this reason, the clean lines, the color palette used throughout, and the simple furniture lines were incorporated into the interior design.” Exterior modifications include a new façade including parapets and stucco, a new storefront, doors and windows, fresh paint, expanded and repaved parking, and drought-tolerant, sustainable landscaping. “Suarez Architecture was tasked with creating an iconic building that represents the forward movement that is embodied in the spirit of RASM,” said Javi Suarez, Principal, Suarez Architecture. “This completely remodeled building at 2901 Manatee Avenue West has been converted to include a new double-winged auditorium space, conference rooms, member store, a central lobby, and offices for the RASM North headquarters. In the initial plans, Suarez Architecture aimed to carry some of the sloped forms of the RASM South office in Sarasota to create a continuum between both properties. However, the different buildings required unique treatment. The architectural language

2017 of the North office is that of a new shade of modern, one which brings cleaner lines (horizontal throughout the facade), warmer textures through the use of composite siding, and color through the use of a series of different shades of blue,” said Suarez. “This renovation is more like a new build,” said David Clapp, Chair of the North Building Renovation Task Force, 2020 RASM President, and Managing Broker for RE/MAX Alliance Group. “After the demo, there were basically 3 exterior walls and a small section of the roof. We decided to raise the roof so we could have a high-volume ceiling for the auditorium and the grand hall. Most everything is new; the roof, plumbing, electric, interior surfaces, walls, windows, doors, floor, etc. We have always been committed to creating a first-class facility for our northern members, and this newly renovated building accomplishes that in spades. I couldn’t be prouder of what we have created in a facility which will serve us well for many years to come.”
ORIGINAL PLANS Plans for the new office have evolved over the years due to many factors. After the merger of the Manatee Association of REALTORS® and the Sarasota Association of REALTORS® in 2015, RASM’s leadership team began investigating opportunities for a new member facility in Manatee County. In 2017, RASM sold the former North building located in Lakewood Ranch, with plans to build an office located in the heart of Manatee. In 2018, the Association purchased land on 3rd Avenue West in Bradenton with plans to build a new facility. However, after several challenges were presented in the process of building on the property, it became clear to RASM leaders that a more costeffective plan would better serve the goals of the Association and its members. Rather than build new, RASM decided to renovate the 2901 Manatee Avenue property and transform it into the beautiful service center that we have now. “The shift from building on the land we purchased happened because the costs of new construction were going up at such a fast pace that we felt we would be grossly over budget. So, we started looking to see what existing buildings were available that we could renovate to meet our needs. To our amazement, what was years ago, the old Manatee Association of REALTORS® building came up for sale, and we went under contract to purchase it from the bank that owned it. We are now under contract to sell the land we purchased, closing on it at a profit,” added Clapp.

Prior to 2007, before serving as an office facility for CenterState Bank, the building was the main member facility of the Manatee Association of REALTORS® (MAR). Around that time, MAR relocated to Lakewood Ranch and sold the building to CenterState Bank to be used as an operation center. “It is very special to have this fantastic facility opening this year on Manatee Avenue in Manatee County as we celebrate the 100-year anniversary of RASM through the founding year of the Manatee Association of REALTORS®, and the connection to the original building makes it even more special,” said Tony Veldkamp, 2022 RASM President, and a Senior Advisor at SVN Commercial Advisory Group.
COMMITMENT TO OUR MEMBERS The new building is symbolic of a promise kept to our members. “The new RASM North facility fulfills RASM’s commitment to our members to have a top quality, beautiful facility that is in a convenient location for our Manatee County residents,” said Veldkamp. “This provides convenience for them so that they can continue to be active in RASM, and RASM can be an important part of their success as a Realtor®.” The Association has been diligent with resources and planning, providing the best location and conveniences for all members. “One of the most important functions of the Association is to enhance the professionalism of our members by providing educational opportunities for members to build their knowledge and skills,” said Jeff Arakelian, RASM CEO. “RASM North includes a modern meeting and educational conference center. Our auditorium has a state-of-the-art audio-visual system to support our educational programs. We will offer classes such as New Member Orientation, Code of Ethics, various contracts classes, as well as networking functions. Once we have a handle on the overall demand, we will be able to scale up as needed. We are looking forward to welcoming our members to the RASM North and celebrating at our Grand Opening.”
CONVENIENT LOCATION We live in a society where many meetings can be handled virtually, so now more than ever, location and convenience are key. “Travel times, particularly during ‘season,’ can be a deterrent to a member attending a class or event at the South location in Sarasota,” said Veldkamp. “These classes and events can be very important for their success in the real estate profession, and we make every effort to deliver top-quality classes, events, and services in locations that are easier for our members to access. Furthermore, this is a beautiful, first-class facility that will also be available to the public to rent for events. “RASM North is intended to be a member service facility providing education, meetings, events, REALTOR® Store products, membership information, and member application submission location,” said Arakelian. “In another sense, the new facility, especially for our longtime members, means an association presence, an identity, and a home.”
APPRECIATION RASM’s commitment to our members means many things. In part, it means that RASM leadership is willing to do the hard work, put in the countless hours, and do the behind-the-scenes work that might go unnoticed by many to get the job done correctly, and in the best possible way for its members. “In the early days, it was meeting to develop the plans, which were revised many times,” said Clapp. “Since the construction began, we met on site every other week to stay on top of the construction progress. There have been many decisions that have had to be made and a countless number of phone calls, emails, and meetings along the way to make this all come together.” RASM would like to extend a special thanks to Roger Piro, Craig Copeman, Tony Veldkamp, David Clapp as Chair, and Jeff Arakelian as Staff Liaison for their hard work and dedication to making the new RASM North a reality. In addition, RASM sincerely thanks its many members for their support of the Association, their patience, and for placing their trust in RASM leadership to establish the best facility possible to serve our members. Multiple Offers to be Presented Objectively By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case 1-29 (Adopted 2002.)
R
ealtor® A listed Seller S’s house. He filed the listing with the MLS and conducted advertising intended to interest prospective purchasers. Seller S’s house was priced reasonably and attracted the attention of several potential purchasers. Buyer B learned about Seller S’s property from Realtor® A’s website, called Realtor® A for information, and was shown the property by Realtor® A several times. Buyer X, looking for property in the area, engaged the services of Realtor® R as a buyer representative. Seller S’s property was one of several Realtor® R introduced to Buyer X. After the third showing, Buyer B was ready to make an offer and requested Realtor® A’s assistance in writing a purchase offer. Realtor® A helped Buyer B prepare an offer and then called Seller S to make an appointment to present the offer that evening. Later that same afternoon, Realtor® R called Realtor® A and told him that he was bringing a purchase offer to Realtor® A’s office for Realtor® A to present to Seller S. Realtor® A responded that he would present Buyer X’s offer that evening. That evening, Realtor® A presented both offers to Seller S for his consideration. Seller S noted that both offers were for the full price and there seemed to be little difference between them. Realtor® A responded, “I’m not telling you what to do, but you might consider that I have carefully pre-qualified Buyer B. There’s no question but that she’ll get the mortgage
she’ll need to buy your house. Frankly, I don’t know what, if anything, Realtor® R has done to pre-qualify his client. I hope he’ll be able to get a mortgage, but you never can tell.” Realtor® A added, “Things can get complicated when a buyer representative gets involved. They make all sorts of demands for their clients and closings can be delayed. You don’t want that, do you? Things are almost always simpler when I sell my own listings,” he concluded. Seller S, agreeing with Realtor® A’s reasoning, accepted Buyer B’s offer, and the transaction closed shortly thereafter. Upset that his purchase offer hadn’t been accepted, Buyer X called Seller S directly and asked, “Just to satisfy my curiosity, why didn’t you accept my full price offer to buy your house?” Seller S explained that he had accepted another full-price offer, had been concerned about Buyer X being able to obtain the necessary financing, and had been concerned about delays in closing if a buyer representative were involved in the transaction. Buyer X shared Seller S’s comments with Realtor® R the next day. Realtor® R, in turn, filed an ethics complaint alleging that Realtor® A’s comments had intentionally cast Buyer X’s offer in an unflattering light, that his comments about buyer representatives hindering the closing process had been inaccurate and unfounded, and that Realtor® A’s presentation of the offer had been subjective and biased and in violation of Article 1 as interpreted by Standard of Practice 1-6. At the hearing, Realtor® A tried to justify his comments, noting that although he had no personal knowledge of Buyer X’s financial wherewithal and while he hadn’t had a bad experience dealing with represented buyers, it was conceivable that an overzealous buyer representative could raise obstacles that might delay a closing. In response to Realtor® R’s questions, Realtor® A acknowledged that his comments to Seller S about Buyer X’s ability to obtain financing and the delays that might ensue if a buyer representative were involved were essentially speculation and not based on fact. The Hearing Panel concluded that Realtor® A’s comments and overall presentation had not been objective as required by Standard of Practice 1-6 and found Realtor® A in violation of Article 1. • Published with the consent of the NATIONAL ASSOCIATION OF REALTORS®. he longest season in the state of Florida is hurricane season. It technically runs for a generous six months of the year from, June 1 to November 30. Here we are again at the beginning of this scary season, being reminded of all the ways we should be prepared for it. The Property Management Council at RASM recently had a panel discussion with five professionals that are directly related to the impact that hurricanes can have on our properties. They reminded us of some of the best ways to be prepared before and after a tropical threat.
KNOW YOUR AGENT & YOUR POLICY First and most importantly, you need to know your insurance agent and understand the homeowner’s policy that you have. Is wind-driven rain included in your policy? If it’s not, then the damage caused by water that comes in through broken windows or holes in the roof may not be covered. Other things to educate yourself on are loss assessment, actual cash value, and recoverable appreciation. Having a great agent who is looking out for your best interest is essential in getting the right coverage for your property.
UTILIZING A LICENSED PUBLIC ADJUSTER Creating a relationship with a licensed public adjuster before a storm is also very important. They can help you navigate your insurance claim should you have to go that route. Most people have heard that documenting your property’s condition and its contents is crucial to making a winning insurance claim. Taking into consideration the fact that power and internet services may be down after a storm, it is important to know that you can access the photos and videos you took in a timely manner. If you have a vacation rental property that has vacancy for periods of time, enlisting the help of a home watch service and keeping good records of when they visit the property can also help you achieve a better outcome with an insurance claim. 12 | ELEVATE [ JULY 2022 ]
UNDERSTAND YOUR CONTRACT If you own a rental property and it is managed by a property manager, it is important to know what your licensed agent is required to do and what you may be required to do. Read over your contract with the property manager. Will they hire someone to install your hurricane shutters? Will they bring in any patio furniture that may become a projectile? How and when will they document the condition after the storm and notify you if there is any damage? Knowing these small details in advance will certainly help you before and after the storm.
REMEDIATION TEAM Having a remediation team vetted before a storm can also be extremely helpful in getting damage assessed and remediation started as quickly as possible. If the vendor of your choice has a pre-signed authorization to start remediation services already in your file, that will allow them to start work on your property first and help mitigate your losses. Knowing all of these things at the beginning of storm season can truly help reduce the stress and anxiety that naturally comes along with a hurricane. •

RASM Awards 17 Scholarships to Local Students
E
very year, the Association awards college scholarships valued at $2,000 each to deserving students from the two-county area. Because of our increased focus on charitable activity through the RASM REALTORS® Charitable Foundation, in 2021 we were able to surpass our typical award of six scholarships to ten scholarships. And in 2022, RASM was able to award 17 scholarships to local students. This year alone, the RASM Scholarship Committee reviewed more than 70 applications and spent three days doing interviews to determine the 17 recipients. As a benefit to RASM members, eight of the 17 scholarships were awarded to members or children of RASM members. The other nine scholarships were rewarded to members of the community and we are proud to have exceeded our typical scholarship amount this year. Manatee is proud to provide financial support to area students to sustain the future of Sarasota and Manatee counties. Since its founding in 2002, the RASM Scholarship Program has awarded over $202,000 to deserving students.
RASM MEMBER RECIPIENTS Samantha McLeod, daughter of Candice Mcleod with Medway Realty, will be attending Florida State University to study Psychology. Noelle Prouty, granddaughter of Diane Thomas with Michael Saunders & Co., will be attending the University of Florida to study Biology and Art. What Must a Seller Disclose? By: Kara J. Scott, Esq., Barnes Walker, Goethe, Perron, and Shea, PLLC
A
lthough sellers of real estate may want to make their homes more appealing to receive a full price (or higher) offer as quickly as possible, Florida law requires full disclosure of known property defects to enable buyers to make informed decisions prior to submitting an offer. Prior to 1986, the law in Florida was based on the doctrine of Caveat Emptor (“buyer beware”), which places the burden on a purchaser to inspect the property thoroughly for possible defects, as the seller was under no obligation to disclose. The landmark case of Johnson v. Davis (480 So.2d 625) (Fla. 1986) broke from the doctrine as it had been applied to residential real estate transactions, ruling that a seller of residential real property has a duty to disclose any “facts materially affecting the value of the property, which are not readily observable and are not known to the buyer …” (p.629). Although not the subject of this article, it should be noted that the doctrine of Caveat Emptor is very much alive and well in commercial transactions where the parties are deemed to be sophisticated business people, and a purchaser is often granted a lengthy due diligence period to conduct various inspections and tests. The Seller’s Property Disclosure created by Florida REALTORS® is an effective tool for assisting in the disclosure of material facts. The sellers, and not the real estate licensee, should complete the form with as much accurate information as they have, with as much detail as possible. Although the seller’s agent or broker should not complete the disclosure, Florida law imposes a duty on the licensee to disclose known defects as well. That being said, a 2021 case held that an agent or broker does not have a duty to investigate further where a defect is not known or readily observable (Busuttil v. Certified Home Inspections, LLC, et al. (Fla. 1st DCA, 2021). Documents that transfer risk from one party to another, such as disclosures, waivers, and releases, must be entered into with complete knowledge and understanding of any risk as well as potential costs, 14 | ELEVATE [ JULY 2022 ]
effects, and ramifications. Therefore, for a disclosure to be effective in transferring risk to the buyer, the disclosure itself must be full and complete and should include the known risks, costs, and other ramifications of the defect. Never assume the buyer has considered the risks and costs involved when considering what to disclose. Additionally, the buyer must also be given the opportunity to avoid the risks and costs, which typically occur during the inspection period of the contract. However, in a strong seller’s market, some buyers are waiving the inspection period altogether, or it is limited to an extremely short period of time. While it may be tempting for a seller to have little or no inspection period, a buyer could make the argument that they were not given the opportunity to avoid risks and costs, thereby exposing the seller to potential liability. In addition to the Seller’s Property Disclosure, a number of the FR/BAR contract riders also include disclosure provisions: PACE Rider, Lead Paint Rider, Defective Drywall Rider, and the Coastal Control Line Disclosure, to name a few. Additionally, the Condominium Rider and Homeowner’s Association/ Community District Rider contain disclosure provisions relating to special assessments and should be carefully reviewed with the seller. It is in the seller’s best interests to disclose as much as possible: if a seller has any questions or doubts about disclosure, please refer them to an attorney before they sign a binding contract. • This article is meant for educational purposes only. Inventory is Up Again, Alongside Record-Breaking Prices By: Gina McCarthy, RASM Vice President of Communications and Engagement
F
or the second month in a row, the inventory of active listings in the twocounty area increased year-over-year in May 2022. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), the residential market also reports the highest-recorded prices for all property types in both counties, along with fewer closed sales and an increase in new listings. The combined sales across the two counties and for both property types decreased year-over-year by 4.6 percent to 2,466 sales in May but increased by 7.9 percent from the previous month. Single-family sales decreased from last year in Manatee County by 7.3 percent to 685 sales, while Sarasota single-family sales decreased by 7.6 percent to 910 sales. In the condo market, closed sales are increased by 6.3 percent to 339 sales in Manatee and are down by 1.7 percent to 532 sales in Sarasota. “With everyone talking about rising interest rates and inflationary pressures, the number of sales begins to decrease and the number of properties actively on the market starts to increase. Some of this is cyclical based on the time of year since we are in our summer slowdown, but certainly higher interest rates and inflation are beginning to impact our market,” said 2022 RASM President Tony Veldkamp, a Senior Advisor at SVN Commercial Advisory Group. “Prices, both average and median, remain very strong and are still increasing, while we continue to see the time from listing to contract measured in days, not weeks. Our active inventory of single-family homes has finally exceeded one month of supply in both counties, but we deem a healthy balanced market as a six-month supply.” At the end of the month, there were 2,556 active listings combined in both counties for both markets, a 58.5 percent increase from May of last year. Compared to last month, active inventory increased by 29.8
percent with 587 more listings reported at the end of May than at the end of April. Prices continue to rise in May, with the highest median prices reported for both property types in both counties. Single-family home prices in Sarasota increased by 21.6 percent to $495,000, while the median price in Manatee increased year-over-year by 37.5 percent to $550,000. For condos, the median price in Sarasota increased by 29 percent from last year to $403,000, and Manatee prices increased by 51.9 percent to $369,900. “If the time is right for someone to purchase a home, they should not let interest rates deter them if they can afford the increase in payments. Homes can be permanent, whereas interest rates are temporary. You may live in the home for the next 20 to 30 years or more, but you can refinance that loan in two years, five years, or ten years; whenever interest rates become more favorable,” added Veldkamp. Unsold inventory for single-family homes is now at a 1.2-month supply, a 100 percent increase in Manatee County and a 71.4 percent increase in Sarasota County. As for the condo market, the months supply of inventory is at one month, a 66.7 percent increase for Manatee County and a 42.9 percent increase for Sarasota County. The number of properties added to the market last month increased year-over-year by 17.2 percent for single-family homes and increased by 12 percent for condos. New listings also increased from last month with a combined month-over-month increase of 3.7 percent in the North Port-Sarasota-Bradenton MSA. The median time it took for properties to go under contract was 6 days in May in the North PortSarasota-Bradenton MSA, which showed no change for single-family homes and a decrease of 33.3 percent for condos. INTERNATIONAL REAL ESTATE FEDERATION (FIABCI) FIABCI, the International Real Estate Federation, was founded in 1951 in Paris. FIABCI is a worldwide business networking organization for all professionals associated with the real estate industry. In the 1940s, Pierre Colleville envisioned a global effort to create a networking organization with international reach for real estate professionals. The first international congress was held in Paris in 1948 with delegates from Canada, Denmark, Belgium, the Netherlands, Switzerland, and the U.K. In 1952, the second congress was held again in Paris where the Confederation Internationale (CR1) des Administrateurs de Biens Immobiliers was founded in France by 5 organizations from Austria, Belgium, France, Germany, and the United States. In 1963, the organization’s name was changed to Federation Internationale des Administrateurs de Biens Conseils et agents Immobiliers, thus FIABCI for short. Every year, a world congress was held in a different city around the world. This year’s 72nd World Congress was held again in Paris this past June. The 2023 World Congress has already been scheduled and will take place in Miami from June 5-9.

ave you ever wondered, “what is so captivating about the smell of the ocean air or the sound of the waves crashing on the shoreline?” As it turns out, there is more to it then we think.
ENHANCE MENTAL HEALTH Research shows how a trip to the beach can enhance our mental health. As professionals in an industry where our business is generated by our actions, we often hear how important our health is and how it can change the trajectory of our performance. It’s easy to understand; when we feel better, we do better. Our mental health consists of many factors, including the foods we eat, exercise, getting enough sleep, and the environment that we are in. A person’s condition regarding their physiological and emotional well-being has a lot to do with how the brain operates, but how does going to the beach change that? According to Chenchehen Peng’ Kazuo Yamashita and Eiichi Kobayashi, researchers at the Graduate School of Maritime Sciences in Japan, residents

who live near the coastline show higher positive psychological effects than residents who don’t. As a real estate professional in a coastline market, I can personally attest that Sarasota has attracted many new residents because of the Gulf of Mexico.

Monetizing Commercial Referrals HOW DOES A RESIDENTIAL AGENT MAKE THOUSANDS OF DOLLARS FROM A SINGLE PHONE CALL? IT’S SIMPLE: REFER COMMERCIAL LEADS TO A COMMERCIAL AGENT. By: David Kinnard, MBA, Director KW Commercial
W
hy not take a “DIY approach” with commercial deals? Technically, a residential agent can sell commercial real estate because in the state of Florida there is not a separate commercial license or residential license. But the fact is that buyers of residential and commercial are completely different. “It is two entirely different animals,” said Ben Bakker, 2022 President of the Commercial Real Estate Alliance. “Not just in procedure, but in communication styles on who your client is, residential buyers are far more emotional because a large percentage of residential buyers are in the process of acquiring something they are going to live in, that they are going to celebrate Christmas in, they are going to raise children in, and live their lives in… you can’t do that transaction without emotion.” He continued, “Whereas commercial is more about the bottom line, profit, and loss, black and white, there is very little emotion in commercial real estate.” The question in a commercial transaction is, “does it make sense for the bottom line?” He continued that there are some guardrails in place that are intended to create separation between agents who practice residential and commercial transactions. For example, the NAR Code of Ethics article 11, paragraph two, states “Realtors® shall not undertake to provide specialized professional services concerning a type of property or service that is outside their field of competence unless they engage the assistance of one who is competent on such types of property or service.” In addition to the Realtor® Code of Ethics statement, many brokerages that offer commercial and residential services have strict rules against residential agents practicing commercial real estate and vice versa. They do that due to the liability issues it creates for the brokerage. If a residential agent has a client who needs commercial services, a great way to serve that client is to refer the client to a commercial agent. “It is a huge 28 | ELEVATE [ JULY 2022 ]
compliment when one of our residential agents feels confident enough to entrust their client with me,” Bakker said. “I love writing referral checks.” That is truly the same sentiment of all commercial agents who work with residential agents. The best way for a residential agent to monetize their commercial leads is to refer those clients to a commercial agent. RASM has a specialty group called the Commercial Real Estate Alliance (CREA), which is a group of professionals dedicated to commercial real estate in the Sarasota and Manatee areas. It is a great place to meet and interview local commercial agents to build a bench of commercial agents to send commercial referrals. Furthermore, CREA is the place to go for anyone wanting more information on making a career in commercial real estate. There are educational classes and seasoned commercial agents who can discuss the opportunities a career in commercial real estate can offer. •

Crystal is a New York native who has been in the automotive industry for the last 18 years before finding a home at RASM. As the Member Services Coordinator, Crystal will be assisting with processing all member applications. In her free time, Crystal loves spending time with her 3-year-old son Ezra and her husband Ta’sean. She loves to travel and is a huge foodie!
Jaimie Brewer is the new Professional Development Coordinator at RASM. She assists with the execution of Professional Development programs and provides support for several assigned committees. She works primarily from the RASM South office and assists as needed at the new North location, as new education classes are offered. Jaimie moved from New York to Florida 8 years ago. The beach is her “happy place,” so she takes advantage of visiting our beautiful beaches as often as possible. She also cherishes her free time with her children and friends. •
