Together, we shared Schellville smiles, heartfelt kudos, beach days, and happy stories. We trailblazed into Richmond, donned cowboy boots in Nashville, and led an Extreme Makeover project in Delaware that endured a tornado, an earthquake, and a hurricane.

Through these twenty years, we discovered that our why involves more than constructing houses. We’re building homes, relationships, and memories—and each one begins with people. From beloved coworkers and homeowners to trusted suppliers and community partners, we are grateful for every member of the Schell family who has joined us on this journey.

OF DECORATING

As a former design studio owner and retail buyer, Décor Direct President Nelly Arnold brings a wealth of decorating expertise to her role. Here, she shares pro tips that will take your pattern mixing game from starter to stellar.

While working with clients over the years, I’ve noticed that pattern mixing is a consistent source of confusion, curiosity, and excitement. I’m often asked, “How do I mix patterns and make it look intentional? It scares me!” The main secret I’ll share about this area of design is that it isn’t an exact science, so listen to your instincts. Quite simply, mixing the right patterns is really about using designs to get creative and express yourself. If you’ve been afraid of using patterns or nervous that you’ll get it wrong, I hope these guidelines give you the confidence you need to give this practical technique a try.

DO: Mix patterns of different scales.

DON’T: Mix more than three patterns.

If you’re new to mixing patterns, the best place to start is by choosing two designs of a significantly different scale or size. For example, the first pattern might feature small polka dots while the second is composed of large flowers. When you’re ready to move on to three patterns, the same rule applies. Make sure one pattern is small, while the next is medium, and the final is a large scale. Since it takes some practice to train your eye to mix three patterns, I recommend that you stick with two and

get creative before moving on to more. Throw pillows are a great way to test your two-pattern mixing technique, so grab a couple and create some winning combinations.

DO: Rest the eye with neutral solids.

DON’T: Forget that scale still matters.

When mixing patterns, solids give the eye a rest between two patterns, so think of these accents as a breath of fresh air. To choose the solid color in a pattern mix, select one common color from each of the patterns. It can be a simple white or the boldest hue in the bunch. Scale is still a key factor in creating the right look. While we often think of a bigger, solid-colored pillow as the background behind patterned throw pillows on a sofa, the opposite also works! A small solid pillow may be very pleasing to the eye in front of a large-patterned pillow.

DO: Use color theory. It’s easier than you think!

DON’T: Ignore your instincts.

We all remember the color wheel from middle school. An easy rule of thumb is that colors across from or adjacent to each other on the color wheel make good pairings. So, channel your middle school art class, find your favorite color on the wheel, and explore! I personally love green and often pair it with blue or shades of pink.

DO: Have Fun.

DON’T: Stress.

Mixing patterns is all about expressing your personality. Do you love neutrals with just a touch of texture? Or are you more eclectic, leaning toward gem tones and funky patterns? With instinct as your guide, follow these simple rules, leave worry behind, and mix enchanting patterns that make you feel right at home.

SIMPLE GESTURES

When Roni & Peter Wilityer discovered that Homeowner Appreciation Day was in full swing on their first visit to Peninsula Lakes, they realized it might be a sign of good things to come. In fact, within a week of their visit, a simple gesture was all it took for them to understand how genuine that appreciation truly was.

Having spent many years vacationing in coastal Delaware, Roni and Peter Wilityer knew it would be the perfect setting for their forever home—and they were ready to make the move. Roni, a former ballet dancer, and Peter, a retired financial corporate accountant, had grown to love tackling DIY projects around the house. Now, it was time to design the future they’d imagined.

While considering several communities during 2017, their discussions kept coming

back to Peninsula Lakes. Along with having access to a host of resort-style amenities, they were attracted to the possibility of owning a home with a water view. On the day they visited the community, Schell happened to be hosting an event to thank the current homeowners at Peninsula Lakes. Walking into the festivities gave Roni and Peter the unexpected opportunity to meet several residents who warmly welcomed them as if they had already moved in. “It was instantly obvious that people were genuinely proud of their homes, their community, and cared about each other,” Peter remarked.

Despite the good vibes they felt on their first visit, the Wilityers were still unsure about purchasing a home right away, due in part to some health issues that Roni had briefly mentioned to the sales team. A few days later, Roni was surprised to receive flowers, along with a card signed by the salespeople they had met at the model. “They wished me well and told us not to stress about purchasing right away,” Roni said. “To receive such genuine thoughtfulness from Schell employees touched our hearts, and that sealed the deal for us.”

Knowing that they were in good hands with the Schell team and could take the time they needed to navigate the purchase process,

Roni and Peter soon decided that Peninsula Lakes would be the site of their new home. The next step was choosing which of the many floor plans would suit their lifestyle. After some deliberation, the couple decided on The Mayberry, due to its functional layout and one-level living. “We especially like the design of the kitchen with its huge center island,” Roni explained. “And having the guest rooms and primary suite on opposite sides of the home works perfectly for us.” In addition to the home’s long list of available options, Peter liked the expansive windows that line the back of the home, ushering in an abundance of light.

With the home decision process behind them, Roni and Peter met with Schell’s design

consultant to make selections and bring their vision to life. “We wanted a coastal feel that was light, bright, and airy,” Roni said. “Having a professional there to guide us through the choices made all the difference in helping us achieve that look.”

Once the building process was underway, the couple enjoyed weekly photos and email updates from their project manager. “He really went above and beyond to answer our questions,” said Peter. “Our issues were immediately addressed, so we always knew that our home was in good hands.”

Although they closed on their home in February of 2018, the couple didn’t live there full time until January of the following year.

And that’s when another simple gesture went a long way. After they’d lived in the home a few short months, the couple’s beloved dog, Cooper, died unexpectedly. Knowing that Roni and Peter were devastated, the Schell service manager stopped by with a condolence card. “The thing that meant the most to me,” remarked Roni, “is that he spent time talking to us about our sweet dog who, by the way, adored him, too.” A day later, flowers arrived from the sales team, offering their sympathies as well. Peter remarked, “I guess you can see why we are truly grateful to be part of the Schell family.”

Now that they’ve settled into their new home, Roni and Peter have already indulged their DIY spirit by completing a whitewashed shiplap accent wall in their office and a board and batten treatment in the bathroom. When they’re not busy with home projects, the couple can often be found in the great room taking in the gorgeous lake views they always imagined. In addition, they enjoy spending

time in the finished basement, where they play pool or ping pong, snuggle up with family and watch TV, or exercise in their workout room. It’s the perfect space for relaxing during visits from their daughter, Megan, and son-inlaw, James, who live in nearby New Castle and son, Ryan, from Pennsylvania.

When asked to describe life at Peninsula Lakes, Roni was quick to answer. “This community is beautiful, welcoming, energetic, and vibrant,” she said. “It truly feels like we are living in a vacation resort. On top of that, our neighbors have huge hearts and are always looking for ways to give back.”

Peter explained that the community unites to host food and clothing drives, sponsor needy families, and donate to local charities including the Community Resource Center in Rehoboth Beach. “We have a variety of clubs and a fabulous social committee,”

Roni said, mentioning that she enjoys line dancing, the crochet club, and both book clubs in the community. Peter added, “I get together regularly with friends to play pool

and socialize at Guys Night Out. We have met so many neighbors who have become dear friends and are now like family to us.”

When Roni and Peter venture out, they love to explore Rehoboth’s eclectic shops,

varied restaurants, and lively boardwalk and beach area. On any given day, you might find them relaxing at Tower Beach, exploring Gordons Pond Park, Trap Pond Park, and Holts Landing State Park, or biking the numerous

trails in the area. Roni and Peter are also avid supporters of local theater, frequenting Possum Point Players in Georgetown and Clear Space in Rehoboth. Some favorite date night restaurants include The Cultured Pearl, Agave Mexican Restaurant, Iron Hill Brewery, Plaza Mexico and Semra’s Mediterranean Grill. Most of all, Roni and Peter love daily workouts, biking adventures, and long walks with their pup, a mini Goldendoodle named Maggie. “When we take our dog for a walk, we are sometimes gone for hours because of all the people we meet who love to stop and chat.” As a certified pet therapy dog, Maggie often accompanies the couple to assisted living facilities where they spend quality time

visiting with the residents. “Maggie has a genuine way of making people smile,” Roni said. “Their eyes light up as soon as they see her.”

Reflecting on their story, Roni explained that one of the things they love most about Peninsula Lakes is the natural camaraderie in the neighborhood. “We still smile every time someone drives by and waves at us on our walks,” she said. “And every time we turn the corner and see our beautiful house it makes my heart happy—and I know it is good to be home.“

Deviled Eggs

Yield: 12 halves, 4 servings

Ingredients

6 large eggs

3 tablespoons mayonnaise

1 teaspoon Dijon mustard

Instructions

1 teaspoon apple cider vinegar

1 teaspoon Rub My Meat seasoning (plus more for garnish)

Place eggs in a pot of cold water with the liquid level about an inch higher than the eggs. Bring eggs to a boil over high heat. Remove pot from heat; cover and let sit for 15 minutes. Drain hot water and immediately place eggs in an ice bath. Once eggs have cooled completely, peel them and slice in half lengthwise. Remove egg yolks and set aside in a bowl. Place egg whites on a plate.

Mash egg yolks with a fork and add mayonnaise, mustard, vinegar, and Rub My Meat seasoning. Mix well until smooth. Spoon or pipe the yolk mixture into each egg white. Garnish with a sprinkle of Rub My Meat seasoning.

Chef Tip: While using Dijon mustard is optional, it provides more flavor than yellow mustard. For added kick, top eggs with sliced jalapeños.

Grilled Steak Kabobs

Yield: 4 servings

Ingredients

1 pound sirloin steak, cut into 1-inch pieces

1/2 cup Worcestershire sauce

3 tablespoons lime juice (about 2 limes)

3 tablespoons olive oil, divided

4 cloves garlic, minced

2 tablespoons Game Day seasoning

1 red onion, cut into 1-inch chunks

1 green pepper, cut into 1-inch chunks

1 orange pepper, cut into 1-inch chunks

1 (8-ounce) pack small whole mushrooms

1 (20-ounce) can pineapple chunks, drained

10 ounces, cherry tomatoes

Instructions

Combine Worcestershire sauce, lime juice, 2 tablespoons of olive oil, garlic, and seasoning in a bowl and mix well. Add steak into the mixture and marinate in the refrigerator for at least 2 hours.

Preheat grill to medium heat. Soak wooden skewers in water for at least 20 minutes prior to grilling.

Coat all vegetables lightly with olive oil and salt to taste. Assemble the skewers, alternating ingredients as desired. Grill over medium heat for 10-15 minutes, turning the skewers every few minutes to cook evenly until steak is heated to a medium internal temperature of 145 ˚F.

Garlic Aioli Dip

Ingredients

1 cup mayonnaise

3 tablespoons lime juice

3 tablespoons garlic, minced

1 teaspoon fresh parsley, finely chopped

3 tablespoons ketchup

Instructions

Thoroughly mix all ingredients in a medium bowl. Cover and refrigerate for a minimum of 30 minutes

Cilantro Lime Shrimp

Skewers with Garlic Aioli

Yield: 4 servings

Ingredients

1 1/2 pounds large raw shrimp, peeled and deveined with tails on

1 tablespoon Ocean Pursuit seasoning

1/4 cup olive oil

Instructions

2 cloves garlic, minced

2 tablespoon fresh cilantro, chopped

1 lime, juice and zest

Lime wedges, for garnish

Preheat grill to medium-high heat. Place Ocean Pursuit seasoning, olive oil, garlic, cilantro, lime juice, and zest into a bowl and mix well. Add shrimp and gently mix. Cover the bowl and place in the refrigerator to marinate for 20-30 minutes.

Soak wooden skewers in water for at least 20 minutes prior to grilling. Add shrimp to the skewers and grill for 3 minutes on each side. When pink, remove shrimp from the heat. Place shrimp skewers on a plate and garnish with fresh cilantro and wedges of lime. Serve with a side of garlic aioli dip.

Chef Tip: Don’t want to use skewers? No problem. Toss the marinated shrimp in a pan with some butter and cook. And, if you don’t have a grill, this dish can be prepared in the oven.

Summer Salad With Raspberry Vinaigrette

Yield: 4 servings

Ingredients

8 ounces mixed greens

1/4 cup dried cranberries

1/2 cup blueberries

1/2 cup strawberries, quartered

1/2 cup mandarin oranges

2 tablespoons sunflower seeds

1/2 cup cucumbers, sliced

Instructions

1/4 cup red onion, thinly sliced

2 tablespoons Queen Bee seasoning

1/2 cup pecans

1/2 cup crumbled feta cheese

1 cup Queen Bee’s raspberry vinaigrette (see recipe)

Queen Bee’s Raspberry Vinaigrette

Ingredients

1 cup fresh raspberries

2 tablespoons lemon juice

1/4 cup balsamic vinegar

2 tablespoons honey

2 tablespoons Queen Bee seasoning

Rinse and dry all vegetables and fruits. Cut ingredients into bite-size pieces as needed. Mix all vegetables and fruits together in a large bowl, giving it a gentle toss. Add feta cheese to the top, then add the vinaigrette and toss lightly. Serve and enjoy.

Chef Tip: Add chicken or shrimp to spruce up the summer salad. Plan a make-your-own-salad night for the kids by providing all the ingredients and letting them create the fun.

Instructions

Blend fresh raspberries for

2 minutes in a blender or food processor. Using a strainer over a medium bowl, separate the puree from the seeds and discard the seeds. Mix the raspberry puree with the remaining ingredients and whisk well. Refrigerate for an hour before serving. Make extra and store in a mason jar (or a glass jar with lid) for up to 2 weeks.

Grilled Cheeseburgers

Yield: 8 servings

Ingredients

2 pounds ground beef

1/3 cup Between The Bun seasoning

2 1/2 tablespoons Worcestershire sauce

Cheddar cheese, sliced

8 hamburger buns

Instructions

Preheat grill to medium-high heat. Using your hands, loosen the ground beef and place it into a large bowl. Pour Between the Bun seasoning and Worcestershire sauce into the bowl and mix well. Use a fistfull of the ground beef mixture to form a round patty about 4 inches in diameter and 1 inch thick.

Place burger patties on the preheated grill and cook 5-7 minutes on each side or longer depending on preference. During the last 30 seconds of cooking, add a slice of cheese to each burger. When ready, remove burgers from the grill and place on a tray to cool.

Toast hamburger buns if desired. Place cooked burgers on buns, assemble on a tray, and top with condiments as desired.

Chef Tip: If you prefer a thinner patty, smash burgers are a fun way to stack a burger sky high. For best results, place parchment paper between the patty and spatula to keep the meat from sticking when you compress it.

Grilled Pineapple

Yield: 4 servings

Ingredients

1 fresh pineapple

Vegetable oil, to prevent sticking

1/4 cup Paradise Party seasoning

1/2 cup honey

Instructions

Peel and core pineapple and cut into 1-inch thick rings. Preheat grill to medium-high heat (or start coals for a charcoal grill) and lightly coat the grates with vegetable oil to prevent sticking. Arrange pineapple rings on a baking sheet and sprinkle with Paradise Party seasoning. Let sit for one minute. Turn pineapple rings over and sprinkle with more seasoning. Grill pineapple for 2-3 minutes per side. Remove from grill and brush or drizzle with honey.

Smoked

Baby Back Ribs

Yield: 4 servings

Ingredients

2 racks baby back ribs

4 tablespoons yellow mustard

1/2 cup Rub My Meat seasoning

1/2 cup honey

4 tablespoons brown sugar

1 stick unsalted butter

1/2 cup Blues Hog raspberry chipotle BBQ sauce

Instructions

Chef Tip: Add cherry wood to the smoker for added flavor. Set aside some rib meat to cook up a delicious BBQ pizza.

Prepare the smoker according to manufacturer directions at 225˚F. Remove membrane from the back of ribs on each side using a knife to start it and then grasping the membrane with a paper towel to release. The membrane may come off in one sheet or break away in pieces. Spread yellow mustard or BBQ sauce on all sides of the ribs, covering completely to serve as a binder for the rub. Using Rub My Meat seasoning, generously coat the ribs in the rub, covering them completely.

When the smoker is preheated to 225˚F, place ribs directly on it and cook for 3 hours. Take ribs off the grill and place them in the center of a sheet of tinfoil with meat-side down (bone-side up). Add butter, brown sugar, and honey to the bone side of the ribs and seal the tinfoil tightly.

Place back on the smoker at 225˚F for 2 hours. After 2 hours, remove ribs from the smoker and take them out of the foil. Coat ribs with Blues Hog raspberry chipotle BBQ sauce and place back on the smoker meat-side up for 1 hour. Turn up the temperature to 250˚F. Cook for 1 hour, then remove ribs from the smoker and recoat with BBQ sauce. Let ribs rest for 15 minutes before cutting.

With Rehoboth known as “America’s Beach,” Arbor-Lyn has followed suit by embodying that same renowned spirit in an intimate community setting. “It’s off the beaten path but still close to all the action,” explained Community Sales Manager Frank Ryan when we stopped by for a visit. “Residents get that hip Rehoboth address with plenty of added benefits.” And those benefits begin right outside the door. The 142-home community offers an outdoor pool and clubhouse, along with lawn care advantages that give residents more time to fully enjoy a true beach lifestyle.

“People appreciate everything the community has to offer, including more time to get out and enjoy their surroundings,” said sales team member Alli Perry. “Being within a mile of the Junction & Breakwater Trail, Arbor-Lyn has inspired a new generation of cyclists, e-bike riders, and scooter enthusiasts.”

Frank explained that many current residents grew up vacationing at the beach or living in the area on a part-time basis. Understanding the lay of the land, these coastal devotees come to Arbor-Lyn equipped with a special appreciation for the community’s matchless access to bars, restaurants, beaches, shopping, and more. “Our residents appreciate the fact that they have plenty of choices when it comes to shopping or eating out,” said Alli. “Depending

on what they’re in the mood for, it’s equally easy to head to the Oyster House in Lewes or Drift in Rehoboth.”

As it turns out, the homeowners themselves may be Arbor-Lyn’s best-kept secret. Early on, Frank and Alli encouraged neighborhood gettogethers by hosting monthly happy hours, resulting in a community that seamlessly developed into a group of friends. “Our homeowners love creating themed parties,” Alli said, “They even hosted their own version of a prom!” From the welcoming spirit of these social gatherings to a simple neighborly wave on the street, it’s easy to see that Arbor-

Lyn has taken on an authentic atmosphere of friendship.

“Our community is the perfect mix of people and backgrounds,” said Frank. “At Arbor-Lyn, longtime fans of coastal Delaware have come together with newcomers who are looking forward to the next chapter. The common denominator is that they are all drawn to the relaxed vibe here. It’s fun to watch the camaraderie when everyone gets together.”

Offering eight of Schell’s Coastal Series floor plans, the homes at Arbor-Lyn range from a two-bedroom, single-level home to a two-story residence with four bedrooms and an office. This wide selection of floor plans accommodates a variety of living scenarios,

from a small beach getaway to an expansive multigenerational retreat.

ARE YOU ORIGINALLY FROM THE RICHMOND AREA?

ZACH: I was raised in a small town called Bumpass, which is about 45 minutes west of Richmond. During that time, I attended Benedictine High School, a military campus that was located in Richmond, for my first two years before moving to Goochland where I later graduated.

TABBY: I was born in West Virginia but my family moved a lot due to my father’s job. I lived in Rehoboth Beach for many of my childhood years, where I attended Rehoboth Elementary School and Beacon Middle School. It was when I lived in Delaware that I first heard of Schell Brothers.

HOW LONG HAVE YOU BEEN WITH SCHELL AND HOW DID YOU LEARN ABOUT THE COMPANY?

ZACH: I have been with Schell Brothers for

just over three years now. Having spent many summers visiting my uncle Matty in Rehoboth Beach, I often toured the homes he had designed for Schell Brothers. It was during these visits that I first developed an interest in the design and building of homes and fell in love with the Schell Brothers culture and style.

WHAT DO YOU LIKE MOST ABOUT YOUR JOB?

ZACH: First, I’d say the team I work with at Schell Brothers. There is a true family dynamic here that I have never experienced at any other job. The company is unbelievably generous, embracing the motto of “work hard, play hard” by having events throughout the

ZACH: I have already learned so much in the three years that I have been a part of the Schell family, and I am eager to keep that process going. The Richmond division of Schell has grown so much since beginning in 2016, and I look forward to helping our small but mighty division develop into the same kind of welloiled machine that is in Delaware.

YOU RECENTLY BUILT A HOME. WAS IT DIFFICULT CHANGING GEARS FROM EMPLOYEE TO CLIENT?

ZACH: Not at all. It was actually extremely beneficial to me as an employee to see the process of building a home from the homeowner’s perspective. Also, my experience in assisting homeowners in their builds inspired Tabby and me to incorporate our favorite features into the design of our home. Knowing the process all the way through made it easy for me to prepare Tabby

for the challenges that are commonplace during a new construction build.

WHICH FLOOR PLAN DID YOU CHOOSE AND WHY?

TABBY AND ZACH: We chose The Heather. This is our first home, and we loved the open floor plan, all the windows, and the peace of mind of having our two boys’ bedrooms on the same floor as the primary bedroom. We love to cook, so the Professional Kitchen is the perfect set-up for us to spend time together around the island, and for the boys to join in their favorite activity of helping to prepare dinner. In addition, we look forward to many evenings spent relaxing and winding down on our screened porch.

WHAT IS YOUR FAVORITE ROOM?

TABBY: That is a difficult question as there are so many features of our new home that we both love. I would probably say that my favorite room is our sunroom because of all the windows, but I also love the openness of our family room with the fireplace and built-in cabinets. The primary bathroom is fabulous, especially the soaking tub and large walk-in shower. And the screened porch will be used so much by our whole family. It really is hard to pick a favorite.

ZACH: For me, I am excited to finally have a garage, but every part of the house has features that I love.

YOU HAD THE UNIQUE OPPORTUNITY TO HAVE YOUR UNCLE MANAGE THE DESIGN APPOINTMENT. HOW DID THAT GO?

ZACH: Working with Matty on our house was an absolute dream come true. For years I walked through houses he had designed and thought how amazing it would be to live in one of these beautiful homes. Even though he’s my uncle, he treated us just as he would any other family building with Schell. We had a vision of what we wanted before our design appointment but couldn’t quite piece it all together. Matty made our vision come to life— our home is absolutely beautiful.

WHAT IS YOUR FAVORITE ASPECT OF LIVING AT RIVER MILL?

ZACH: River Mill is a diverse neighborhood that is filled with families and children, so there is always something to do. They host weekly events, like food trucks and movie nights and it’s fun to gather at the pool and clubhouse that overlook the Chickahominy River. One of our favorite activities is hiking with the boys on the paths along the river—we

did that even before we moved in. Since we live on a cul-de-sac, it will be fun to watch the boys safely learn how to ride bikes and scooters.

TABBY: We went trick-or-treating with our children in the neighborhood at Halloween and they loved how many of the houses were decorated. It was great to see all the families sitting outside to welcome the kids.

TELL US A LITTLE BIT ABOUT YOUR FAMILY. WHAT DOES A TYPICAL DAY OFF TOGETHER LOOK LIKE?

TABBY: We have two boys—Jackson who is 3½ years old and Boston who is 1½—and they are the center of our world. We love to be outside, and enjoy discovering new things in and around Richmond. The city is home to dozens of family-friendly breweries which host

ZACH: We also enjoy visiting with our family in Cape Charles on the Eastern Shore of Virginia, where the boys get to play on the beach and Jackson likes to golf.

HOW ABOUT A TYPICAL DATE NIGHT? DO YOU HAVE ANY FAVORITE LOCAL SPOTS?

The awesome thing about Richmond is that in the last few years it has truly become a foodie hotspot. There are so many good restaurants in the area that we rarely eat at a place more than once. A couple of our guilty pleasure restaurants include Ya Ya’s Cookbook, which has some of the best Asian street food in the area, L ‘Opossum that earned the title of best restaurant in the South by Southern Living in 2018, and Fall Line which has some of the best brisket, burnt ends, and fried chicken around.
