The Santa Fe Parade of Homes is a self-guided tour of new and newly remodeled homes celebrating the best in design and construction. Homes are accessible 10 a.m.–5 p.m. on parade dates.
Tickets for the event are available for $20 online at santafeparadeofhomes.com and at participating homes along the parade route.

These tours will occur on Friday, Aug.18, from 5 to 8 p.m. No ticket is required for the twilight tours. During Haciendas — A Parade of Homes, professionals in home construction, design, green building, and architecture showcase Santa Fe’s style and cutting-edge design during the best open house in the West. But the parade isn’t only a design showcase; it’s a competition to celebrate our unique regional architecture. Tierra Concepts’ 2022 Grand Hacienda Award–winning home blends metropolitan and local influences
By Kelly Koepke Photography by Wendy McEahern (c)Two things were givens for homeowners Mike and Shelley Phelan when they contemplated building a new home in Las Campanas. First, Shelley’s father, architect John Harvey, would design it. Second? Tierra Concepts would build it.
The Phelans had engaged Tierra Concepts for a renovation of their previous home to bring contemporary interior features to a traditional Pueblo revival–style exterior. “It seemed natural to go back to them,” Mike Phelan says. “They have quite the reputation as high-end custom builders that always deliver on their promises.”
And deliver they did — a 5,220-square-foot (4,063 heated), three-bedroom, 3.5-bath house on just over 3 acres with spectacular views of the Sangre de Cristo Mountains and the fourth fairway at Las Campanas. The contemporary home with a Santa Fe–style exterior and a three-car garage earned the Grand Hacienda Award (best in show) at the 2022 Parade of Homes.
“You know when something works and feels good. The design collaboration with John Harvey was a team approach, with all of us bouncing ideas off each other. It’s amazing when you have really engaged players like the Phelans and Harvey,” says Keith Gorges, the Tierra Concepts partner in charge of the project.
This was the eighth time Tierra Concepts, helmed by Gorges and brothers Eric Faust and Kurt Faust, has taken the top parade award. “It’s our drive for the highest levels of quality in design and attention to detail — we’re fanatic about making sure everything, whether you see it or not, is done well,” Gorges says about their projects consistently earning recognition from the parade.
Miles Conway, executive director of the Santa Fe Area Home Builders Association, says a culture of evolution keeps Tierra Concepts on top of the local custom building and renovations industry. “Over the years they have grown into a formidable team with a ‘secret sauce.’ They simply don’t stop. Every year the team takes it to the next level, always learning and searching for new ideas,” he says.
The home’s design, described as marrying the elegant sensibilities of a Manhattan penthouse with the earthy elements of traditional Northern New Mexico style, came from Harvey’s key question to his daughter and son-in-law: How do you live?
“We like to live in a space with three things,” says Mike Phelan. “We love each other a lot but need his and hers retreats. We also recognize that the party is always in the kitchen, so we didn’t want to compartmentalize the formal entertaining area. And lastly, we wanted to capitalize on the great outdoors of Santa Fe at all times of day.”
Harvey’s plan achieved these goals. The house has a dedicated office space for Shelley’s interior design business, while Mike uses one of the two smaller bedrooms as a retreat — that is, when the couple isn’t watching movies on the living area’s big-screen television mounted on a dramatic black marble wall that floats above a custom linear gas fireplace. Each of the three bedrooms also opens to its own covered outdoor seating area, providing views and privacy.
The black marble kitchen island echoes the living room wall. Similarly veined forest green marble continues the stone theme into the primary bedroom and the his-and-hers vanities in its en suite bathroom. Repeating the living room’s floating wall, the imported marble creates a privacy barrier separating the freestanding bathtub from the walk-in shower. Marble in lighter, earthy southwestern colors provides contrast for the two smaller bedrooms’ en suites.
By siting the house with easterly views, Harvey accomplished the Phelans’ third goal, avoiding the common dilemma of west-facing patios becoming unusable during summer. The Phelans can now invite friends and family for comfortable summer evenings under the crosshatched cedar lattice pergola. Pocket shades on east-facing windows and doors mitigate bright morning sun.
A lighted, infinity-edge water feature and firepit provide a focal point for the terrace’s seating as well. The home’s landscaping, designed by Serquis + Associates, is irrigated from a 5,100-gallon buried cistern that captures runoff rainwater.
The home flows from inside to out with oversize metal and glass multi-slide pocket doors opening onto the outdoor terrace from the rectangular living space. The open-concept home features a high-ceilinged main entertaining room that flows into a sleek, mid-century-modern kitchen with built-in double wall ovens and a breakfast nook on one side and a floating media/fireplace wall on the other. No barriers separate the spaces, completing the homeowners’ goals trifecta. A separate pantry off the kitchen gives space for food and small appliance storage, with a second dishwasher and a wine cooler.
Gorges says the home, with its clean lines, built-in shelving in the bedrooms and office, steel windows, hand-troweled plaster walls, and lofty public spaces reminiscent of a New York penthouse, is heavily rooted in what he calls contextual modern. “This means that, in the language of Northern New Mexico, there are beams — in this case whitewashed Douglas fir —stone decking, and front courtyard, with exterior lines reminiscent of Pueblo design but with modern interpretation.”
And though the streamlined kitchen and main bedroom’s walk-in closet cabinetry exhibit mid-century-modern elements, the marble and other stone, and the grand entryway from the front courtyard, are all contemporary elements.
Conway concludes, “Tierra Concepts has done an incredible job of embracing the traditions of Santa Fe style, taking new techniques and folding them into their projects. This house was an extraordinary execution, and everyone could see why this house was recognized as best in show.”

Building tips to help you understand the path to your forever home
By Julian DossettConsidering a new build or remodel? Researching the ins and outs of building in Santa Fe — and the professionals who do it — helps construction run efficiently. “Talk to the community,” advises Solange Serquis, principal at landscape architects Serquis + Associates and founding partner at Trailhead Design Source, a live/work hub. “We have a beautiful, resourceful community. We always learn from neighbors.”
Whether you’re tackling a long-awaited remodel or building from scratch, knowing what’s ahead will make the path smoother.
• Create a budget. Budgets are only helpful when they’re realistic. Find the real costs that come with materials and labor. Your architect, home builder, and/or interior designer can help fine-tune estimates based on the most recent prices of materials.
• Assemble your team. You’ll want to consult an architect, home builder, or general contractor to make your dream a reality. These advisers may also recommend consulting with an engineer about mechanical and structural issues; with an interior designer for recommendations on lighting, flooring, and other elements to make your house feel like a home; and with a landscape designer to create outdoor living spaces. Before hiring any team member, ask about their past projects and experience, the types of homes they’ve worked on, and the budgets with which they usually work. You’ll want to ensure they’re a good fit for what you want to build or create within your existing home.
• Finance it. Unless you’re paying everything out of pocket, financing is a major aspect of home construction or remodeling. When you approach a lender, they’ll ask for financial documents such as bank statements, employment records, and notices of existing debt. Laura Gallegos, WaFd Bank senior commercial real estate loan coordinator, recommends carefully considering how much you can afford. “Look at your earnings, your spendings. How much do you have left?” Gallegos says. When applying for a construction loan, you’ll also need documents such as building plans, specs, cost estimates, and the contract with the home builder.
• Find your perfect spot. Land that seems ideal for building a home may look different on closer inspection. Before buying land, identify the property boundaries, applicable building restrictions such as setback requirements, and available utilities. New residential construction in Santa Fe must meet environmental and building standards, so it’s important to understand any limitations before breaking ground. Experienced architects, designers, engineers, and builders can help guide you.
• Watch your vision come to life. After acquiring building permits and beginning construction, there will be many exciting moments such as choosing finishes and selecting appliances. The pouring of the foundation; framing — when the floor, walls, and roof begin to take
shape — and installation of the plumbing, electrical, and HVAC systems are all important construction milestones. After drywall, all the details that make the house uniquely yours — such as countertops and kitchen and bathroom fixtures — go in. Then you’ll see your dream home or space taking shape.
• Keep in mind that no budget will be perfect. You may need to alter estimates as construction progresses. This is especially true for remodels, which often require addressing unforeseen issues along the way. “Remodeling anywhere can be a challenge, but Santa Fe is unique in the variety of building materials used to build homes,” says general contractor Tom Treece of Arpad Builders. “There can be 100-plus-yearold adobe homes — an older home is likely to have been remodeled several times — sometimes remodeled well and sometimes not.”
• Plan your outdoor living spaces. Quality landscaping requires much more than just planting. Serquis encourages homeowners to “really try to learn from the land before making a big modification.” Santa Fe’s geography and weather require special considerations. “We have very strict and unforgiving conditions,” Serquis says. “We need to ensure the materials are up to it.” Nonliving outdoor installations and structures, such as walkways and sculpture, known collectively as hardscaping, can help create a robust landscape. When selecting plants, look for vegetation native to the region. They will make your landscape more resilient.
• Complete the final inspection and walk-through. This is your opportunity not only to learn about the functions of your new home or space but also to spot items that need to be fixed or adjusted. Being attentive and detail-oriented will serve you well during this process. Understand your contract with your builder so you know when and how you can return to them for corrections as you live in your space. Quality builders will want to earn your satisfaction and future recommendation.
SANTA FE STYLE
Two experts weigh in on the evolution of the City Different’s signature look
Santa Fe style may be iconic, but the details are as diverse as the city’s residents. Haciendas — A Parade of Homes magazine asked two local builders how they define it, how it’s evolving, and what’s next for this distinctly regional style. Beyond a few basics, they say, Santa Fe style is organic. Ultimately, it’s about homeowners making their dwellings their own.
FRANK YARDMAN III
Frank Yardman III is a third-generation Santa Fe general contractor with 40 years of experience at Frank Yardman Construction, a custom homebuilding business he helped establish with his father in 1983. The company is still family-run. Frank Yardman Construction earned the 2022 Best in Show Santa Fe Contemporary Award from the Parade of Homes.
How do you define traditional Santa Fe style?
In my mind, traditional Santa Fe style has a lot of curves, softness, and texture. As a native Santa Fean, I find it very beautiful. It’s appealing to most people wanting the feel of Santa Fe.
Has the demand for contemporary style grown?
During COVID-19 there was an influx of people to Santa Fe. We saw people who dreamt of retiring or living in Santa Fe as a long-term goal who sped up their timelines. When they arrived,
they wanted their homes to be regional but have clean lines. The contemporary style was in high demand.
What are the hallmarks of contemporary Santa Fe style?
Contemporary homes lean toward open kitchens, dining, and living areas. They have clean, crisp corners and a lot of glass to bring the indoor and outdoor together.
How will Santa Fe style continue to grow?
We’re seeing the pendulum swing back from very contemporary to more of a happy medium, especially with warmer finishes — wood elements, natural stone. I think [Santa Fe style is] going to continue to evolve to find a balance. We’re getting requests for more traditional vigas, wood floors, and true divided-light windows [with multiple panes of glass separated by grilles] that we haven’t been doing for many years.
How do you find the middle ground of traditional and contemporary styles?
For us, it’s all about the process and collaboration. We work closely with architects, interior designers, and landscape architects to get everyone’s thoughts and influences. Clients make selections based on their lifestyles and budgets. We’re not being afraid to ask people what they think.
How can people incorporate contemporary Santa Fe style in their existing homes?
They can utilize tile, cabinetry, and solid slab doors with beautiful hardware to give their homes a more contemporary feeling. We’re doing renovations at Zocalo [a luxury apartment complex], where we’re changing out interior doors and cabinets, and adding new hardware. We’re refinishing walls to make them smooth. A little bit of thought goes a long way.
Española native Scott Cherry grew up with “an implicit understanding of adobe architecture.” His carpentry career emerged naturally from this familiarity with the city’s residences — as did the founding of his building and design company Lightfoot. Lightfoot earned the 2020 Grand Hacienda Award and in 2022 took home the Best in Show Santa Fe Traditional Award from the Parade of Homes.
How do you define traditional Santa Fe style?
One of the things that makes Santa Fe so interesting architecturally is the diversity of buildings. They are usually owner-built or built by families, and they were built very organically, so everyone was able to add their own style to them. There are some ground rules, but there’s some real freedom to explore.
What are some of those ground rules?
I think there are certain proportion rules. Obviously, there are also rules in the historical code.
One that comes to mind is that, in historic districts, there has to be 3 feet between the corner of a building and a window. The integrity of the [adobe] material created this guardrail. The material has some physical limitations that became the architectural vernacular.
What are the challenges of blending traditional Santa Fe style with modern lifestyles?
There’s some romanticism with clients about features of traditional Santa Fe style. For example, I’m not a proponent of adobe in modern construction. There are better ways to build modern buildings with more efficiency. And if [clients] do want an adobe house, they’ll say they don’t need insulation because [adobe] works so well with this environment. But the rooms in traditional homes had tiny spaces, and you can’t apply those same principles to modern spaces and architecture and get the same result. We educate clients and dig into what they really want at the end of the day. We discuss pros and cons and
tradeoffs. My process is to really involve them.
How do traditional and contemporary styles complement each other?
I see the two styles going together well because they’re both minimal. Traditional style, for example, may have smooth plaster walls or bullnose corners that die into doors. Those [design details] fit contemporary homes too.
How can people maintain traditional Santa Fe style in their existing homes?
It’s always project-specific, but there’s a wisdom to doing less. You may have to accept smaller windows and using a trastero instead of a closet to preserve the integrity of a home. If you’re wanting an open-concept house and we have to pull a whole wall out, maybe build or find a new house? I recommend value-engineering a house to maintain its charming details and celebrating them rather than making it something completely different. — AMB

8 HOME DESIGN TRENDS TO USE NOW
Make way for color, custom tile, and the art of the mix

Perhaps reflecting a transition away from the bleakness of the past few years, color is making its mark when it comes to interior paint. “We’re definitely moving away from stark grays,” says Naomi Boylan, a design consultant at Coronado Paint & Decorating, who has noticed a gray era on walls for the past several years. She surmises that the move toward a warmer feel is due to the amount of time spent at home during the pandemic. Boylan reports that warm beige and creams are the most asked-for paint colors of late. Her personal favorite is the Benjamin Moore shade Etiquette, which she describes as a neutral beige that blends well with the desert scenery here in the Southwest.
2. EMBRACE NEW NEUTRALS
“The new neutrals are colors that come from nature, like subtle blues, greens, and rich browns,” says Jennifer Ashton of Jennifer Ashton Interi-
ors. She says her clients are leaning toward classic Santa Fe style by “thinning out” redundancies for a more modern feel.
3. MIX TEXTURES
While modern, Ashton says the ultimate feel isn’t stark. Her clients favor organic materials, such as straw baskets and woven wool blankets and rugs, as well as blending materials, such as leather and linen. “I call it the art of the mix,” Ashton explains, noting that clients are looking for customary Santa Fe style but being more artful about it. “It’s more about mixing textures and incorporating color and warmth by using furniture, wood-grain cabinetry, textiles, and hardware.” She notes that clients are integrating bronze and antique gold hardware to create an earthy feel.
“I find that we’re moving away from a more contemporary style, which is still around, but more toward the historic nature of Santa Fe and the
reason people love it here,” she says. For instance, instead of a leather couch or circular sofa in white or cream, which Ashton says don’t lend themselves well to Santa Fe, she is seeing eggshell blue or leafy green linens and bouclé for furniture, even colored leather.
4. CURATE CUSTOM TILE DESIGNS
“We have an incredibly artistic market and tend to set our own trends,” says Lynsey Pompei-Storm of Allbright & Lockwood/Statements in Tile/Lighting/Kitchens/Flooring, who feels that people are constantly redefining Santa Fe style for themselves. One way to do that: custom tile patterns. A new backsplash or tile wall can update the feel of a kitchen or bath without huge costs. She says it’s about playing on the original look and elevating it to a new level.
Homeowners can create the same effect with floors by replacing older terra-cotta and Saltillo tile floors with modern and softer versions that
still reflect a southwestern aesthetic. She points out that Santa Fe is flush with second homeowners from out of state who come here specifically for a Santa Fe–style home.
5. ADD A “WOW” FACTOR
Creative tilework is part of a larger trend Pompei-Storm has observed. She’s noticing a “wow factor” emerging in local interior design, with people adding pizazz with tile, paint, or even a standout light fixture. “Light fixtures make a huge impact and can completely change the look of a room,” she says.
6. COLOR, COLOR EVERYWHERE
Victoria Sanchez of Victoria at Home is known for trendsetting styles. Named a home decor “style maker” by Luxe magazine, she agrees with the consensus that organic materials and natural tones are setting the mood for home interiors, especially in new builds. “We’re getting away from
the glass and shiny materials,” she says. “And gray is out. Everyone is sick of it.”
She says “color was everywhere” at this year’s Maison & Objet show in Paris — a kind of fashion week for interior designers. There Sanchez saw a range of colors in jewel tones, such as emerald green, often seen in 1980s fashion, and the pale yellows and pinks of the 1950s and ’60s. Even appliance companies like Kohler are welcoming color; it offers toilets in various shades.
“Domestically we’re following this trend,” Sanchez says, adding that Santa Fe is also feeling the color current.
7. GO OUTSIDE
Sanchez says that while enjoying outdoor spaces is not necessarily new to Santa Fe, the pandemic has led to a noticeable increase in clients wanting to invest in outdoor living areas — so much so that home furnishings companies Sanchez uses
often, such as Kravet, Vanguard Furniture, and Century Furniture, have added outdoor collections. “I’ve helped clients expand their portals or create new outdoor seating areas,” she says.
8. FIND TRANQUILITY
From uncluttered views to simple lines, Sanchez says, her clients want their homes to reflect tranquility. Although clients are achieving this from the outset in newly built homes, anyone can incorporate this feeling into a home by paring down and eliminating things they no longer need, repainting the walls, changing cabinet hardware, and revamping outdoor areas with new furniture or perhaps a water feature.

As with every residence it builds, Green Star Builders brought a heightened design sensibility and aesthetic to this home. It showcases how a well-considered house brings joy to its makers, inhabitants, and visitors. The homeowners’ travels to Japan inspired this custom dwelling that is far from cookie-cutter. Inside, visitors will find a Japanese sento (bathhouse)–inspired spacious main bath, where the ritual of side-by-side seated showering and rinsing with a wooden pail refreshes the home’s residents.
Located in a historic district with an unassuming facade, this home is a delight to discover as it unfolds. HABITAT HACIENDA BUILD HOUSE
This classic Pueblo revival–style adobe is an all-electric, net-zero, grid-tied solar home. It features material donations from various local contractors and was built with the generous support of hundreds of volunteers from Santa Fe and around the country. Santa Fe Habitat for Humanity partnered with the Santa Fe Area Home Builders Association and its member contractors on the Hacienda Build to provide this unique home for a local family. This house marks the 134th affordable home constructed by Santa Fe Habitat for Humanity since the affiliate’s inception in 1987. The organization builds five to eight homes annually in partnership with local volunteers and families. Partner families receive zero-interest mortgage loans and comprehensive educational programming, which helps ensure their long-term success as homeowners and breaks the cycle of housing poverty for generations to come. Partner families invest in the building process through sweat equity hours, by which they also gain self-reliance and valuable skills. By investing time, resources, and expertise into the community, Santa Fe Habitat volunteers, donors, organizations, and businesses develop new relationships that extend far beyond the immediate impact of the build site. Habitat for Humanity envisions a world where everyone can access affordable housing, in communities with people from all walks of life, with varied skills and economic backgrounds. Together, those who work with the nonprofit achieve a common goal through service to others.

Every home has a story. This home’s story is about the union of a mother and her children to create a true in-law residence — and about a team of people bringing that vision to life. Amid a tight housing market, the family behind Casa de la Suerte opted to use existing land to build a standalone home. Commissioned by and for Patty Volpi, this large casita brings the family together.
The design prioritizes energy and space efficiency. Yazdec Construction delivered a small, well-appointed home by removing wasted space from the floor plan. Noticeable details include European tilt-and-turn windows, handcrafted cabinetry, a high-efficiency mini-split heating and cooling system, nichos, an arched hallway, vigas and a rough-cut ceiling, and intentional landscaping with an underground water catchment system that irrigates the vegetation.
Yazdec says the endeavor was nothing short of a community project, beginning with a close collaboration with architect Sobia Sayeda. It continued as a talented, joyful team of colleagues — from landscapers and fence builders to stone masons and more — executed the vision together. The project is a culmination of vision, integrity, and deep commitment.

A collaborative process led to the design of Siler Yard apartments, which is built on land the City of Santa Fe donated. Architects, planners, and developers engaged with a large and diverse group of creative professionals to craft design principles, refine the building and site program, and evaluate the design as it developed.
The eight residential buildings are either two or three stories and contain a range of bedroom configurations. The two- and three-bedroom units are all two stories tall and are typically situated above one-bedroom units. Buildings have both corrugated metal siding and sloped roofs, which are harmonious with the neighborhood’s industrial aesthetic, and stucco and flat roofs, which are more typical of Santa Fe. Designers envision the stucco surfaces, particularly the end walls, as blank canvases on which creative residents can showcase their work.
Units are designed to enable live/work functionality. Bedrooms and bathrooms are nestled in more private zones, while kitchens are left open within the living/studio space.

New Mexico homebuilder Betty Stewart, who was active in the 1960s and 1970s, built Northern New Mexico–style homes across Santa Fe. 1297 Bishops Lodge Road, Santa Fe
• The chapel is a territorial-style adobe and stone building.
• New Mexico writer Er na Fergusson and artist Carlos Vierra supervised a major restoration and rehabilitation of the chapel in 1928.
• The chapel ear ned a place on the State Register of Cultural Properties in 1987 and the National Register of Historic Places in 1988.
• The chapel also appears on the Historic Santa Fe Foundation’s Register of Historic Properties Worthy of Preservation.

SANCTUARY SAVED
When Jean-Baptiste Lamy arrived in Santa Fe in 1851, it was a Wild West town. And the unruly residents weren’t just brawling cowboys at the corner saloon — they included members of the clergy, whose only supervision lay 1,500 miles away in Durango, Mexico. Nearly 25 years after Lamy’s arrival, in 1875, the Roman Catholic Church elevated Santa Fe to a diocese and placed Lamy at the helm as archbishop. The Frenchman known for bringing that era’s priests into line also planned two notable, still-standing Santa Fe landmarks: the Romanesque revival Cathedral Basilica of Saint Francis of Assisi and the neo-Gothic Loretto Chapel. Lamy also made his mark a few miles north of downtown at what is now Bishop’s Lodge, Auberge Resorts Collection.
Seeking a place for quiet contemplation, in the 1860s, Lamy purchased 152.8 acres of land near Tesuque Creek from Natividad Romero and his wife, Maria Vitalia Garcia, for $80. There he oversaw construction of an intimate, three-room building with an entry hall opening to a chapel, with a sitting room and vestibule on the right and a bedroom complete with kiva fireplace on the left.
When he died in 1888, his Villa Pintoresca, as it came to be known, became the Catholic Church’s property. The church sold the land and chapel to private owners in 1909. Over the intervening century, the chapel languished for several periods, even as a bustling private home and later a guest lodge expanded around it. The Pulitzer family constructed the property’s original lodge as their summer home, where they dutifully visited from the East Coast between 1915 and 1918 before James R. Thorpe, a Denver mining magnate, purchased it. The Thorpe family managed the ever-expanding Bishop’s Lodge Ranch until 1998.
In 2015 HRV Hotel Partners acquired the property before partnering with Auberge Resorts Collection in 2016. The partners hired design firm HKS and renowned architect Nunzio M. DeSantis to re-envision the resort. When it reopened in 2021, the resort evoked a pastoral Northern New Mexico village of a century earlier, with rolling topography and outlying buildings sharing a harmonious aesthetic. The property has 20 new buildings. Five original structures include the original lodge, now home to SkyFire Restaurant, and the Lamy Chapel, which became a historical centerpiece for the property’s reboot.
When renovations began, the chapel was crumbling. The cracks in the cedar shingle roof were letting moisture seep in. Moisture was disintegrating the adobe walls from within. The stone portal and exterior wall were flaking away and pulling the structure out of plumb.
The investment to preserve the structure was “significant,” according to Bishop’s Lodge representatives. The recent renovation involved installing a new shingle roof, shoring up the portal floor and wall, and peeling back layers of carpet and linoleum. Still, according to Spears Horn Architects, which documented the historical structure and outlined the renovation plan, “it is important the building retain its irregular, antiquated, and very historic character.”
It does — as a peek inside during the Parade of Homes reveals. The chapel is open to the public for tours 10 a.m.–5 p.m. on the first weekend of the parade, Aug. 11–13. The resort extends a special promotion to Parade of Homes visitors: during the first weekend, they can receive a complimentary appetizer for two at SkyFire Restaurant with the additional purchase of food or beverages by showing their parade ticket.
