WORDS PETE CARROLL / THE INTERVIEW PEOPLE THIS IS AN INCREDIBLE PERFORMANCE. Had you read the book before being offered this script? I can’t remember what came first. I knew about the project so I guess I must have read the book possibly before I had the script. The book is a phenomenal piece of writing and it’s a great, great, great blueprint for a character study for a film. And it just gives that range to his history, why he is the way he is, which we don’t get until the film progresses. Hopefully by the end we see he’s not just an a-shole, well he is, but there’s a reason why. Tell us about the process of getting involved with the film and the preparation you did for the part? I had a long runway with Jane [Campion]. Our first meeting was quite funny … I was terrified. I was promoting another film but it was an ‘Avengers’ film, so I was having a lot of fun, it was very relaxed and enjoyable. I was with my family and then suddenly this huge work thing was heading towards me. I was re-watching ‘The Piano’ and I just built it up and built it up, it became worse than it should have been. Then this sort of icon of cinema, this incredible female force of creativity stepped in and went, ‘Oh hello’. She just had a little rucksack on and we had a conversation and a giggle and I said, ‘This is so surreal.’ She showed me a look book which was a beautiful first taste of where she wanted to visually go with the storytelling and the sensitivity and sensuality she wanted to bring out as well. At the end of the conversation I went, ‘This is amazing, so are we doing this?’ and she was like, ‘Yeah, I just wanted to meet my Phil.’ I thought I was auditioning but it was whole conversation about, ‘Right, what do you need?’ I said, ‘Well, I need to know what it’s like to work on a ranch, I need to get my hands dirty, literally, and I need to be somewhere that’s like the location and I need to ride more and learn to rope and to braid and to treat calf skin, to do iron mongering and taxidermy and banjo …’ I mean the guy is a whittling, whistling, whatever you want – he is a polymath, he’s brilliant at it all. The dexterity and sensuality mattered to me as much as his kind of brutality and his strength and his ability to deal with the elements of the animals and the men and all the kind of muscularity of the physicality. So I went to Montana for a few weeks. I hung out with some ranchers and an amazing cowboy – I am allowed to call him a cowboy because that’s what he calls himself – but he was an incredible guy called Randy. I was staying in his house with his partner Jen and we woke up when the sun came up, no curtains in the room. I just had this amazing experience for a few weeks. Lots of riding, lots of working with cattle. Yeah, those are memories that I’ll take with me to my dying day. >> Issue 87 – covemagazine.com.au

Any other preparation? The book was obviously always something I’d go back to. And I’d try to read periodicals and history books about The Clark Expedition, for example, and about the politics of that era, about what the town of Montana itself was like. I read an amazing book by a modern author called ‘Surrender’ about Montana now and the sort of disparate states of it all – but it still touches a bit on that era, what remains of it. We spent about two weeks in New Zealand with crew rehearsals and I did some other work, which I don’t really talk about, with another helper, facilitator, very deep sort of psychological work. And it just slowly, slowly came together. Practicing him, being him physically – voice, movement, whistling, standing, muscularity. All of it. What place do empty spaces have in your life? What do they have in my life? Massive. That makes me happy [looks out to sea], well, not the oil tankers but having that horizon. Just seeing that mass of uninterrupted nature. It’s immensely restorative. I think we’ve all learnt that over lockdown, however urban we are. Whether it was bird song or a flower blossoming on a window sill or whether it was being lost in an incredible landscape, it’s absolutely fundamental to who we are. So, for me, it’s about recalibrating, regrounding myself. And the role in that regard is a gift because he is nature. He’s consumed by it and even his own true inner nature, which is expressed, but only in private.

A character like this puts you in a vulnerable position as an actor. Was having trust in Jane an important part of dealing with that? Yeah, but you want to build trust no matter how brilliant a director is, because when you are actually physically getting naked or emotionally getting naked, you are literally going, ‘I trust you to handle whatever I am going to give you.’ And she’s brilliant at fostering that. Thank God, we adore each other. We get each other and we got on incredibly well, we had a great repartee.

Far away from home but we found a new home in New Zealand.” – Benedict Cumberbatch But, you know, she’s super smart and she wanted to … I think to begin with she wanted to sort of forge me afresh in some smelting factory of acting and just reduce me to something I’ve never been before. And I went, ‘No you don’t have to do that, it’s in here, you can bring it out, I’m here, it’s there’ – and she found it. I think one of the appeals to this kind of work in this era iof 1925, as well of storytelling, is how visual it is, how much dialogue is non-spoken, how much the camera tells us of an interior life.

And I knew Jane wouldn’t be shy of that and Ari [Wegner] as well, her DoP who is just amazing. So that bond, that trust, it was there through everyone. The amount of adoration her crew showed to us is sort of a testament to every single day. That meant no one was afraid of getting it wrong, everyone wanted to try, and that’s really all you want. You do the tight rope walk but you shouldn’t fear falling off, you just know you can get back on it again. Did you watch any Westerns before doing this? No, because I knew her world, I knew the world they were creating would be really good. I just knew we would have every support to give us a world around us that we needed. The art department worked so tirelessly with props and anything I needed or wanted to personalise. Not in disrespect to other films but I felt also in order for it to be Jane’s vision, if I was thinking of a John Ford film or a Clint Eastwood revisionist Western or something, it wouldn’t be necessarily be very helpful. Talking to Kirsten Dunst, she said you didn’t really meet apart from being on set together – is that a method thing? It was helpful for both of us, actually because we get on very, very well but I’m quite sort of apologetic, I’m a bit of a people pleaser and Phil is neither of those things – so I had to be him and I had to really not worry about what people thought of me. So when Jane introduced me to the crew, as I asked her to, she was really good the way she did it. >>

FEATURE She said, ‘OK everybody, this is Phil. If you meet Benedict at the end of the shoot, he’s really nice but this is Phil.’ And I was like, ‘OK, cool’, that gives me full permission to just keep in character, to be him and not have to go, ‘Oh sorry, I’m just acting.’ Bizarrely there is very little time with us on set together anyway. There’s the scene in the restaurant but he’s all focused on Peter and the rowdy group next door and lost in the past, he doesn’t really recognise Rose in that moment. And then when his brother becomes infatuated with her – so he thinks – it becomes an all-consuming thing. But even so, he confronts it straight off, the minute he meets her, savages her with a label, gaslights her and then offstage kind of throws these psychological tremors at her that just unfound her and push her into drink. You don’t have to be around to do that much so weirdly we didn’t have much contact. In fact, even saying it sounds so awful. How long were you in New Zealand? Three months lockdown and then we stayed on for a bit and then we had more filming to do. Basically, we were filming on the South Island, I got to the studio, had one day, and then we had lockdown. So we still had the whole studio shoot to do. But I loved it. We were very lucky to be in New Zealand. Very, very lucky. How was this experience for you? Life changing. I’ll never forget it. I was with my parents and my whole family, my children and wife. My mum and dad had come over to have a three-week experience with us and they came on set seeing their boy riding a horse and steering some cattle. We went on a little road trip and then it all happened – and they stayed for five months. My dad is a severe asthmatic and my mum is 85 so I needed to shelter them, protect them. It was that scary time, but it was time that we’d never ever get back as a family. We were zooming and contacting people back home, realising that even if they were two streets away, you know, a brother and sister weren’t seeing each other for months and we were all together. We were so, so lucky. Far away from home but we found a new home in New Zealand. You talked about the Marvel films – is that more fun than fear? Yeah and sometimes if you take the foot off the gas there’s complacency there as well. You know, if you don’t think, ‘Oh god this isn’t going well, got to make it better’, you can get complacent about it.

But I think it’s natural to be in awe of someone like Jane before you work with them. I think it would be very unnatural not to have that feeling. And I didn’t let it overwhelm me. Like I said, the minute I met her, the fear was … Gone?

Not gone but it levelled into a place of like, ‘This is a human being who has got history and humour and there’s going to be sympathy and understanding and a connection and a joint purpose’. And it’s not like me trying to please this great icon of cinema. She’s happy to work with me and I’m really obviously very happy to work with her so it changes, it just evolves into being something else at that point. But who doesn’t like a challenge every now and again? It keeps you fresh, for sure. Finally, do you have any thoughts about the future of cinema in the streaming age? Yeah a lot. But I think if Netflix is true to its mission, it’s not just about subscribers and reach, it’s also about fostering young talent – and I think they do. This is my first engagement with them producing so we’ll see. And it’s a very unusual time to test that question, that’s the other problem, it’s like, ‘Well what would we have seen over lockdown if not for streaming services.’ We’re very fortunate to be able to have that service. As long as they are supporting good filmmakers and putting money into an industry that needs it, where it needs it – fantastic. It’s that battle isn’t it between, ‘Well how long does a theatrical release have to be a theatrical

release before people go – ‘I really want to see it at the cinema’.’ And televisions are getting bigger and bigger so if you sit close enough to them, is that not like a cinema anyway? It’s not just the service, it’s how they are projected and viewed at home. It’s not just about the provider, it’s about the technology used to amplify that experience. And it’s not just people wandering around on their phones, people do watch things on big screens. A couple of times I’ve been to those nice places where you sit down and have a drink and people are eating and it feels like being in 20 people’s living rooms and I don’t like that. I want people to sit there and watch the film. I want to be part of a group, I don’t want to feel like I’m hearing someone eating Nachos two hours into a movie. That’s not why I paid to have that communal experience. And I hope cinema doesn’t go that way, that we all have to be eating and drinking and sitting on sofas in order to see a film, that a seat and a two-hour attention span is still possible for the human race. Because I think that kind of absorption in any art work is incredibly potent as a medium and it’s stood the test of time. These inventions are all very new but cinema has been around for longer than streaming services so I hope it can foster a continuation of that. It’s very important.

WIRED TO INSPIRE

Sharon Hunneybell’s passion for Innovation and Technology is equalled by her commitment to helping others in the sector. Words Rhonda Oxnam

AS THE FOUNDER of the Gold Coast Innovation Hub and a driver of the Innovation and Technology sector in Australia, Sharon Hunneybell hopes to inspire others to forge successful careers in the IT industry, especially on the Gold Coast. Having worked as an IT business analyst and a project manager in Melbourne, Sharon moved to the Gold Coast 12 years ago and soon discovered there was a gap in the market for people with her skillset. “I landed here with a corporate IT background and realised fairly quickly that there just weren’t a lot of local jobs in that field,” she recalls. “In response to that, I ended up taking a contract with a company in Sydney, working remotely from home and commuting down there when needed. “Every couple of weeks I'd be on the Monday 6 am flight and what I started to notice was that the plane was full of commuters that were raising their families here because they wanted their children to experience the wonderful lifestyle but they were earning their money in Sydney. “It seemed crazy to me that we had all these brilliant minds that called the Gold Coast home but Sydney was getting all the economic benefits.” Around the same time, Sharon became aware of a growing global trend of startup incubators and accelerators that provide seed funding to early-stage, high growth businesses. “I saw that and I started thinking to myself, ‘this is what the Gold Coast needs’,” she says. “If we just had four or five of these globally significant software companies that were set up to bring in dollars from overseas and create good, knowledge-based technology and business jobs locally, then we could start to change the narrative that the Gold Coast was just a place for recreation and Sydney was the place for business.” Sharon began running startup events and hackathons with a range of Gold Coast community organisations to build awareness and engagement with the technology and startup sector before taking on a role with a Gold Coast startup company called Opmantek. “They had a freemium model, which basically means you have a free product that lots of people download and then you aim for a percentage of those free users to buy upgrades or add-ons,” Sharon explains.

“It was an amazing opportunity and a great learning curve. “I’d helped lots of businesses go from an idea to getting their first few customers but there weren’t too many businesses on the Gold Coast at that time that were going from a few customers to hundreds of thousands of customers and international expansion, particularly in the tech and startup realm.” Not only did Sharon learn from the experience, but she was also inspired to help other businesses to learn and grow from the journey. “Danny Maher, the CEO of Opmantek and I would often talk about the idea of an innovation factory,” she says.

"When the Queensland government announced funding for regional innovation hubs that could help bolster the innovation ecosystems, we knew it was time to bring the idea into reality. “We started bringing together the partners for the project and forming a collaborative action plan. “We announced our concept for the Gold Coast Innovation Hub in April 2017 and we were recognised as the successful party for that funding in July the same year.” Operating on an ethos built around collaboration and providing support for startups and innovators, the Hub now has thousands of members globally.

“When COVID hit we were in a very fortunate position because we’d noticed the previous year that there were quite a lot of companies around the Gold Coast that were opting to set up offices outside of the main business districts or were choosing to work from home, but still wanted support for their business so we had created an online virtual platform. “We were able to move our entire member base across to virtual membership and it was basically business as usual … our workshops and networking events just moved to Zoom. “We also had a number of businesses that pivoted due to COVID and created completely new but much more sustainable business models during that time.” The Hub is now focussed on the Play accelerator, which runs across three themes the team believe the Gold Coast is best positioned to support from a technology standpoint … Sports, Hospitality and Tourism and Media, Film and TV. “We work with different corporate partners across those industries to be able to support the startups that are working in those fields.” Sharon has also co-founded a number of youth innovation and technology initiatives aimed at the younger generation. “One of my colleagues, Sam Winter, and I noticed an increase in teenagers joining startup events, so we created Startup Apprentice, which we've been running for eight years now,” Sharon explains. “We basically went into high schools and took over their Maths, Science or Business class for a term and worked with the students to help them come up with ideas, form teams around those ideas and build them up, then we’d have a Shark Tank style pitch event at the end of the term. “It was amazing seeing the ideas that came out of the school students. Our programs are very hands-on and a lot of the kids that were not engaging well with the traditional curriculum delivery really reacted well to this practical application of the information taught in schools. “Suddenly creating a spreadsheet and solving mathematical equations made sense when they were trying to develop a forecast for how they were going to sell their product. “Delivering a presentation took on new meaning when they were trying to sell their idea to a panel of investors.


“It was a great way of translating what they were learning in school and showing how it might apply in the real world.” In recent years Sharon has also been putting a lot more emphasis on trying to make IT interesting and accessible for girls who might like to pursue a career in engineering or technology. “Only a quarter of enrolments in STEM (science, technology, engineering and maths) related subjects are female but when you look at the growth statistics and which industries are going to become more in demand and are going to have higher pay levels, they are the roles that are there,” she says. In order to address this gap, the busy mother of two has also started to commercialise one of her passions. “I am enormously creative as well as loving technology,” she admits. “At home I have a studio with every type of handcraft and a couple of years ago I started playing around with wearable electronics, using conductive threads and sensors to make a garment interactive – you can have a t-shirt that lights up, a hat that sets off a buzzer when it’s time to reapply sunscreen, that type of thing. "Every school and every level of government has been trying for the past 20 or 30 years to drag girls into the computer labs and I started to think 'What if we bring the technology into the things girls love to do’.” Sharon and Sam have now packaged up the idea and created Tech with Style, a series of workshops to encourage more females to experiment with electronics and programming. “The girls loved the workshops, they found them engaging and it really helped them to reframe their perception of what electrical and programming careers might look like. I would love to be able to keep building out those programs.” Sharon also has plans to introduce fashion-tech education for older people and other participants. “I think that there's an excellent opportunity for seniors who may be prolific seamstresses to be able to learn a little bit more about technology and engineering in the same way. “And I want to do mainstream workshops, like wacky Christmas shirts, for your everyday craft lovers as well.” Having been named one of Australia’s 100 women of Influence by the Australian Financial Review in 2018, Sharon is not just growing and strengthening the Innovation and Technology sector in Queensland, she is shaping the future of many generations to come.

FLYING HIGH Performing in Cirque du Soleil was a career highlight for Gold Coast gymnast and acrobat Bianca Ruyssenaers.

WORDS RHONDA OXNAM DID YOU KNOW that that the renowned Cirque du Soleil receive more than 2,000 job applications a day? And that at any given time they only have around 1,300 artists performing in their shows worldwide? Given these statistics, it takes incredible hard work, determination and luck to be invited to join the cast. But that is exactly what happened to talented Gold Coast gymnast and acrobat Bianca Ruyssenaers. “Cirque du Soleil is the pinnacle for most performers, it is performing art at the highest level and that’s what I aspire to,” Bianca explains. “I did four contracts with them in a show called Toruk and it was so rewarding, so exhilarating and so exhausting … you constantly lived on an adrenalin high.” So what led her to pursue a career in such a challenging and competitive field? “I started gymnastics when I was three because my brother Zane was doing it and I

always wanted to do what my big brother did,” she recalls. “He moved on to other things but I fell in love with it because it’s a sport where you can’t cheat, you have to put in the hard work. “I loved the feeling of almost flying as well, you are upside down, you are in the air and you are defying gravity.” Having trained as a gymnast for five years, Bianca took a break and tried sports acrobatics and aerial, before returning to gymnastics when she was eleven. “They told me I was too old to take it to a higher level but they let me join anyway and I think because there was no pressure on me, I really excelled,” Bianca says. “I always wanted to get to Level 10 because that is the highest level you can get as a gymnast and I’m super grateful I was able to achieve that ranking. “I also got to represent Queensland and Australia and I was the first person at my gym who had ever done that.”

Having won gold for Australia in the vault, Bianca decided to finish her gymnastics career on a high and concentrate on her Year 12 studies. Around that same time Bianca started performing in the Pirate Show at Sea World. Then, two weeks after turning 18 she was offered a role in Singapore performing fast track tumbling, aerial work, bungee and aerial hoop. “That was probably the highest calibre show I’ve ever done,” Bianca says. “I was one of the very few people in the cast who had not been to the Olympics or worked at Cirque du Soleil and I felt so out of my depth but I made sure that I was the first in and the last to leave every night and I learned so much.” The Singapore contract was quickly followed by another … this time with Cavalia, a large-scale performing arts company based in Montreal, Canada. “When I arrived everyone spoke French, all of the emails were in French, all of the meetings were in French, and I was one of three in a cast and crew of 125 who didn’t speak the language.


“They have a meeting two hours before the show every day called the Tapis Bleu, which translates to Blue Carpet, where they go through each act and what went well and what didn’t from the night before,” Bianca explains. “Two days after I arrived, they got to one of the acts and I heard ‘blah, blah, blah, Bianca, blah, blah, blah’ and everyone turned to me and started clapping. “I was wondering what was happening and the girl next to me said in broken English ‘You’re in tonight’s show doing trampolining’. “I hadn’t tried the costume on, I didn’t know the make-up, but all of a sudden I was on stage that night, three days after arriving to Canada and about 10 days since the initial email asking me to join the show.” After Cavalia, Bianca worked on three of the 4 largest cruise ships in the world before getting that all important invite from Cirque du Soleil. “I got a call from Cirque while I was on the cruise ships asking if I could start straightaway but it didn’t sit right with me to break the ship contract. “Luckily another opportunity came up and I was able to join them.” Then followed a whirlwind of travelling and performing. “It was a world tour so we went to a new city/country every week including three months in China and two months in Russia. “We were doing arena tours which could hold around 10,000 people, so we would come in early on a Wednesday to check all the equipment and run through the acts, then we would perform Wednesday to Sunday, “On Sunday evening we would travel to the next location, sometimes by bus, sometimes by train and sometimes by private plane, which was an amazing experience. “Typically we would arrive in the next location around 3am and check in to the hotel, Monday you would sleep, then you would see the sights Monday afternoon, Tuesday you would go out and explore and then start all over again. “I was initially hired to learn many parts of different roles to help reduce to the overall workload for other performers which meant the cognitive load was huge. “And on top of that I was the backup for the handstand soloist. “It was a huge privilege to be able to have a solo act but it was a lot of pressure as well because it was a single spotlight with very intense music. “The first time I did it I only found out about 10 minutes before but all up I got to do that act 36 times in Toruk.” Over the course of her career, Bianca accepted 14 international contracts, worked in 27 countries and travelled to a total of 57, but eventually the constant touring took its toll so she decided to head home to regroup. “In this industry you need to respect your mind and your body and I really felt I needed a break,” Bianca says. “When you are in a show like Cirque, each cast becomes a family because you eat with them, you live with them, you work with them, but to have ‘your’ family around is so different. “Mum and Dad have been an enormous support over my entire career and it’s nice to be able to spend more time with them and just be in one place for a while.” Never one to waste a minute, Bianca has starting studying, fast tracking two degrees in Sports Psychology and International Business. “There’s so much pressure on athletes and artists at this level, so I saw a real niche opportunity for me in that field.” As for a return to the spotlight … “I’m undecided if I’ll go back,” Bianca admits. “I’m really fortunate that I got a lot of my performing done before COVID and I feel like anything else is a bonus.” Issue 87 – covemagazine.com.au

RENEWED VISION Hardy Brothers: an Australian exemplar reimagined.

AN AUSTRALIAN ICON since 1853, and this country’s oldest continually operating fine jeweller, Hardy Brothers will open its new Sydney flagship store with a complete brand transformation. The new experience aims to modernise the brand, appealing to a fresh generation of luxury shoppers while remaining true to the Hardy Brothers’ heritage in an uncertain, digitalcentric market. Hardy Brothers was an early adopter of digital transformation and relaunched a new website in December 2019, just before the world changed. “Our initial expectations were to drive focus and traffic to our boutique experience and present a consistent brand message through our digital channels,” explained Alexander Bishop, Hardy Brothers Brand Manager. The website launch was well executed and well rewarded as Hardy Brothers successfully navigated the digital transformation, earning support from multiple brands as an approved online retailer. “Year to date, we’ve had phenomenal success. “Online sales are up 25 per cent from last year and traffic has doubled, though we see a lot of conversion in the boutiques from site visits (those that are still open),” said Alexander. Though Hardy Brothers’ heritage was redirected to appeal to a growing market of younger luxury shoppers, the move led to some uncomfortable conversations with the brand’s more traditional audience.

The challenge, therefore, was to make the brand relevant while selling the Hardy Brothers experience rather than simply products in an online store. Hardy Brothers’ new mission post2020 was simple – convey its heritage and appeal more clearly to a new generation of luxur y shoppers while maintaining the ideas, principles and values that define its history. To do so, the fine jeweller focused on creating a unique Hardy Brothers experience and establishing a new chapter as the custodian of luxury jewellery in Australia. “Design underpins everything we do, and we have an incredible history and legacy in that space,” said Alexander. “As a custodian of luxury for over 165 years, we have a great responsibility to uphold the values our customers have come to expect from us over this time.” The solution was to create a unique jewellery experience and destination. The company appointed leading luxury branding and creative agency, 3 Deep, to revitalise its store design, beginning with the Brisbane flagship store concept and rolling it out across the country. 3 Deep identified six guiding principles that would allow Hardy Brothers to create meaningful engagement with its customers: artisanship, authenticity, consideration, individualism, creativity, and the extraordinary.

To integrate these guiding principles throughout all Hardy Brothers' touchpoints, its new-look stores artfully capture the venerated history of the brand and establish a space that prioritises thoughtful exchange. From areas dedicated to the brand’s most extraordinary pieces to more public spaces that immerse customers in a fine jewellery journey, the boutique’s design delivers inspiring moments to elevate the in-store experience. The pièce de résistance is the ‘Vault’ – a space for private viewings of the world’s most coveted diamonds and gems, thoughtfully designed and crafted by Australian artisans. Hardy Brothers are the Southern Hemisphere's only fine jeweller to proudly hold the Royal Warrant and is simultaneously a select atelier for Argyle Pink Diamonds. A look at two renowned Impressionists shows how their views of their subject can change over time. This change could reflect their growth and maturing of style, but could also reflect their advancing eye conditions. Edgar Degas is said to be one of the founders of the Impressionist art movement. His subject matter over the course of his career didn’t change, which allows a study of the ‘development’ of his style over time. In the 1880s, Degas’s figures are clear and distinct with the use of subtle pastels. By the late 1890s, the lines of his figures could be said to become ‘softer’ and less defined. This progression continued into the early 1900s, where details began to disappear and colours became stronger, favouring more intense browns and strong blue tones. Another founder of the Impressionist movement, Claude Monet, seems to have had a similar development in style over time. This is evident in how he depicted his beloved and prolifically painted garden of Giverny in France. An avid gardener, Monet went about transforming the rural orchard he had purchased into a veritable flowering garden. His ‘oriental garden’ was created from a marsh across the road from his property.

Monet then spent the next 30 years of his life creating over 250 panels and paintings which depicted his ‘pond’ throughout the seasons and years. The Japanese Footbridge, one of his early paintings of the garden, shows vibrant blues, greens, and cool tones with distinct images of the bridge, waterlilies and trees in the background. By the mid 1900s, the subtle hues of earlier paintings were changing to flatter blues and greens. The details of the reeds and flowers were becoming blurred. By the 1920s his subtle colours had been replaced with strong dark pigments, depicting a scene that is indistinguishable as being the same as in his first Japanese Footbridge. But to Monet, it was the same subject – the colours were as he saw them and he was aware of the change. He is reported to have said, in a letter to a Parisian eye doctor, that ‘I no

Both Degas and Monet were diagnosed with cataracts towards the end of their careers. Despite this, they both continued with their art. A cataract is a change in the consistency of the eye’s natural lens, which sits behind the iris (coloured part of the eye). The change typically results in people seeing more brown and yellow hues, while images and distinct edges are often blurred, hazy, and dulled. The colour spectrum changes from white to yellow, blues darken, and subtle shades of colours become indistinguishable, as seen in the progression of Degas and Monet’s work. Cataract surgery in the 1880 and early 1900s was a significant operation, with sometimes devastating consequences, so was not often undertaken. In 2021, thanks to technology and research, cataract surgery is one of the most common and successful operations. Unless you are a painter or working in the arts, people with cataracts commonly notice that they have difficulty seeing things in the distance, and driving at night becomes a problem due to the glare of oncoming traffic lights. Reading, even with glasses on, and seeing menus are also common problems. Prestige Property Heats Up A season of growth with hot auctions, rental success and luxury apartments By Michael Kollosche

s the mercury rises and summer nears, we’ve seen a continued month of strength in the property market. The Gold Coast has been in high demand over the past 12 months from sea-change buyers, interstate investors and downsizers, drawn to increased affordability and a strong market.

According to The Regional Movers Index 2021, 1 in 10 city dwellers across Australia chose to move to the Coast over other regional areas. The Gold Coast’s population is growing rapidly along with the remainder of the Sunshine State. Figures from the Australian Bureau of Statistics for the year ending 31 March 2021 showing that interstate migration is at an all-time high. Queensland recorded a 43,933 net increase in population, with around 70 percent of this growth attributed to those relocating from other states, while Victoria showed an extreme decline, demonstrating that a large chunk of their population had relocated to the Sunshine State. The popularity of Queensland as a whole also rose for investors with a surge of those looking to take advantage of the continuous

growth potential. According to the 2021 Annual Property Investor Sentiment Survey from PIPA, almost 60 percent of investors now ranked Queensland as the best place in Australia to invest, with strong predictions that the prices will only continue to rise in the coming years with the reopening of international borders and 2032 Olympic Games as the market driving force.

But as a Sport Utility Vehicle (SUV), it offers more sport than almost every other model in the automotive world. We have here a 2.45 tonne SUV that will reach 100 kmh in just 4.5 seconds and a top speed of 291 kmh. Aston Martin had little choice but to join the rapid (and profitable) paradigm shift to SUVs

as the world’s most popular vehicle type for everyday driving. Makers have to have one or more offerings to stay in the game. However, while most mass-market SUVs are merely jacked-up and tricked-up variants of a sedan or hatchback made more for profit than practicality, the Aston Martin DBX presents a particular opportunity: that is, to own an Aston Martin with all its performance, luxury and prestige, and one that will carry all the family without having to climb down into a low-slung coupe that feels like a tiger on a leash when you head down to the shops for a litre of milk. By the age some people acquire the wealth to buy an Aston Martin, they may be past living with a supercar. The DBX is the model for people who’ve wanted an Aston Martin but previously not found one to their liking.


They should like this version for many reasons. Firstly, the interior finish is magnificent. Our review car (pictured) was wrapped in light-tan leather that was perforated, stitched and piped in intricate patterns and detail. Two raised, stitched ribs like spines framed the centre section of the fascia, continuing the theme of unusual vertical blades in the bonnet vents. As befits an SUV, the 12-way adjustable front DBX seats are spacious and soft – no hipsqueezing sports pews here. There’s good room for three youngsters in the back seat, which also can be folded in a 40:20:40 configuration for long loads such as surfboards. The driver faces two digital screens, one in the centre and the other in the instrument cluster, which can be configured according to what data is required. If the information system functions and controls look familiar to some people, it’s because it comes from Mercedes-Benz, which is a small shareholder and technical partner of Aston Martin. The system also features 360-degree cameras, which provide a useful birds-eye view of the entire vehicle to assist off-roading (as if) and general manoeuvring. And a small thing: I liked the double front sunvisors. Turn one to block sun from the side and there’s still another to deal with glare from the front.

The standard equipment in the DBX is very long for the list price of just less than $357,000; I couldn’t imagine anything absent. But I would be surprised if many buyers order straight from the brochure. This segment of the car market traditionally offers almost unlimited lists of personalisation options and Aston is no exception when it comes to paint, upholstery, trim and wheels. Optional enhancements or not, the DBX is a good looker. Its body, made of aluminium held together with adhesive, sits on a deceptively long wheelbase that allows more interior space and a lower roof height. The wheels are supercar-massive, wearing bespoke Pirelli P-Zero tyres of 285/40/22 at the front and 325/35/22 at the rear. While the boot holds a dinky emergency puncture kit, the wheels would be almost too big to manhandle. Emergency roadside assistance would be the answer. Big rubber helps the DBX meet its brief as a properly sporty SUV and there are a few other aids. The suspension is by airbags, rather than springs, and is adjustable for stiffness depending on how fast the driver wants to tackle corners. It can also adjust the ride height through a range of 95 mm, according to conditions. Anti-roll bars, normally just a passive steel bar between the wheels whose resistance to

twisting keeps the vehicle flat, are a sophisticated electronic device in the DBX that make instant micro-adjustments. Lastly, the brakes. They’re 410 mm on the front, roughly the size of a large pizza and among the biggest on any car and they’re tremendously powerful. The suspension and brakes allow the DBX to corner as if it’s on a Velcro highway, with abundant grip, directional stability and precision. It’s very impressive for such a big, heavy vehicle, though more for confidence in fast touring than tearing through the hills. Mountains, however, will hardly slow this wagon, for its crowning feature is its mighty Mercedes AMG-sourced V8 engine. The 4.0 litre twin-turbo, optimised for the DBX installation, is renowned as one of the world’s best high-performance engines. Here it produces 405 kW of power and 700 NM of torque and performs with instant, seamless urge and a characterful growl. In fact, I would prefer the engine to be a little quieter in normal driving, but it’s churlish to complain when the DBX is such a mighty machine in virtually every other respect. It’s immensely fast and comfortable and Aston Martin has made one of the world’s most desirable SUVs – sports car or not.

As an independent local grocer, Lee’s IGA at Sanctuary Cove stocks a wide selection of gourmet products and household necessities. WORDS MARJ OSBORNE I’M MEETING THE MAN with a mission, the person who steers the ship, the one who locals depend on for their daily sustenance. You may look at his role in a different way, but Andrew Suljan’s position as the General Manager of Lee’s IGA at Sanctuary Cove is indeed a complex one. It involves forward thinking, social psychology, staff management and team building, marketing, and excellent people skills. Few stores have the reach in a community of the local independent grocer. What used to be the role of the corner store or delicatessen has been subsumed by supermarkets, making the local grocer especially valued in small communities such as Sanctuary Cove. For some people it’s where they purchase the bread of necessity, for others their secret indulgence. It may be their only daily point of contact, a social excursion, or at the very least the place that supplies their entertaining needs. “I’ve been in supermarkets all my life,” Andrew tells us as I question him about his world of work. It’s his mission, his ‘raison d’être’; a role he takes great pride in. Conveniently located at the entrance to The Marine Village, Lee’s IGA is a shining example of how a retail business can make a difference to people’s lives. Andrew and owner Lee, who is a Hope Island local and on the store floor every day, say that it’s the one-on-one relationships that they have built with their customers that make all the difference. “I can walk down the road and ten people will say hello,” Andrew explains. “I know them by name. We have conversations about the products they like and what their needs are.” The individuality of Lee’s IGA is noticeable as soon as you walk in the store. Local products such as Darlington Farms sauces, Willowvale spices, LocoLove Chocolates and chopping

boards from the Sunshine Coast catch our eye just inside the door. Perfect for birthday or Christmas presents, some are arranged in gift packs, or you can ask the store to make a hamper to suit your specifications. Operating under the IGA brand gives Lee’s a pricing advantage on its core range, yet IGA supermarkets are individually owned, giving them the independence to tailor their stock range to their community. “We have increased our grocery holding by 1400 new lines and are intent on evolving with the market, always on the lookout for new local products and suppliers,” Andrew says. He also tells us that they recently installed a new deli section, stocking the best French cheeses, such as La Dauphin (named after the heir to the French throne) and Port Salut (the famous cheese made by Trappist monks in the Loire Valley). Many local and regional cheeses and specialty smallgoods are also featured. We spot products from one of our favourite local producers, Grobnik Smallgoods, alongside kabana from Noosa Meats, and Byron Bay pizzas, which are bestsellers according to Andrew. There is a meals-to-go section over on the far wall, and a bakery section with bread, croissants, pretzels and pastries baked daily in the store’s new oven. One of Lee’s unique roles is catering to the boating fraternity. “We have one of the biggest marine sections you’ll see in a supermarket,” says Andrew. “We stock fishing gear, cleaning products for boats, crab pots, lifejackets and other safety compliance equipment and much more. “Onboard supplies also need to be replenished and we make a lot of platters to order for boats. “Plus, we have a buggy which we use to service boats, or to collect owners from their boats and bring them into the store to shop.”

What product would you recommend for me?” We head towards the grocery section where Andrew points out a particular product from Jamworks in Stanthorpe. He has read me perfectly and sure enough, five minutes later I’m at the checkout, a jar of handmade shiraz jam in my hand.

IF WALLS COULD SPEAK, taverns through history would make very entertaining conversation. They have been the places where pints were poured, meals were served, deals were done, bets were laid … and so much more. From French taverns to Greek tavernas, these premises were the place for travellers to stop, relax over a meal and do business. In Australia, however, taverns did not exist until the late 1980s. Australia’s liquor laws mandated that establishments serving liquor must provide accommodation, hence they were called hotels. Adam Waller, owner and operator of Sanctuary Cove Tavern, has seen the evolution of hotels firsthand, his family being former owners of the 1885-founded Coomera Lodge Hotel from 1992 to 2004. Reminiscing about the ‘old days’ of breaking up fights, standing up for standards and gaining a more family-based clientele, Adam notes that the role of hotels has been gentrified over the years to be more of an entertainment and meeting place.

With that comes social acceptance across a wider breadth of society. Adam and his parents, along with Ioesco restaurateur Max Alfieri, founded Sanctuary Cove Tavern in 2011, refitting an original building as it is today: a bar, restaurant and gaming facility with its bottle shop, Corker Cellars, fronting onto Masthead Way. Max was later bought out by the Waller family, with Adam continuing to oversee operations. “Sanctuary Cove Tavern was designed specifically for this environment and these people,” Adam explains. “Seventy per cent of the clientele are residents of Sanctuary Cove and the staff here are like family.” A centrepiece for the community, Sanctuary Cove Tavern is a light and airy modern building flowing into outdoor spaces which look out to greenery and the marina beyond. It is an atmospheric place with a waterside charm all its own. “It’s a great lifestyle here close to friends,” Adam adds.

“I play golf at Sanctuary Cove with residents and it’s a network of people who support each other.” The tavern is a favourite eating place where residents and visitors can enjoy a business lunch or catch up with friends while dining on the good value traditional meals that they love. It’s the place to indulge in a Chicken Parmigiana, a top steak (with meat supplied by the fabulous Hope Island Gourmet Meats) or Bangers and mash (featuring different sausages each week). The seasonal menu is also boosted by a rotating specials board. “Dining can also be interactive with Keno, the TAB and other gaming taking place while eating and drinking,” Adam tells us. With a lot of Cove transport being by golf buggy, Corker Cellars plays a special role as Sanctuary Cove’s only bottle shop. Manager Alfie Pardoe thinks outside the box, sourcing a variety of different boutique products at very reasonable prices.

Shiraz, Pinot Noir, Rosé and Pinot Gris are the four favourite wine varieties, with Corkers stocking some of the best available, and delivering to Sanctuary Cove residents on request. When it came to hotels, author George Orwell was ahead of his time, with a vision of pubs that welcomed a wider audience than just men in cloth caps. WORDS ZOE LISTER EXPERIENCING CHALLENGING TIMES of late combined with too much time couped up at home, my husband and I were in need of a getaway to energise our mind and soul. Just a short trip from Gold Coast, we ventured to a boutique Brisbane City hotel along the river. Our destination – Crystalbrook Vincent. Carved into the cliff under the majestic Story Bridge, let me tell you, this place was great for invigorating all the five senses. Crystalbrook Vincent is located within the trendy Howard Smith Wharves precinct, home to a number of entertainment and dining places. Formerly known as The Fantauzzo, the hotel was named after the well-known Melbourne artist Vincent Fantauzzo, with over 500 of his giclee prints and original art colouring the walls of the venue. Paintbrush and camera aside, as a trained chef with Italian roots, Vincent’s influence is apparent. A highlight of any visit would have to be the popular Fiume Rooftop Bar. Meaning ‘river’ in Italian, Fiume boasts unbeatable views of the meandering waterway.

There’s a killer cocktail list and I was more than tempted to taste a few while taking in the city atmosphere. By night, you can admire a backdrop of stars and the bridge’s twinkling pink lights. In the same hue, there’s a cocktail named the Pink Koala, with some of the proceeds going towards supporting the charity, Wildcare – a cause I’m sure we could all toast to. My favourite cocktail was Crystalbrook Vincent’s take on the Espresso Martini which uses Wattle Toffee Liqueur. The liqueurs are sourced from Tamborine Mountain Distillery, with the distillery itself a leader in the way of sustainability. My husband enjoyed tasting some of the craft beers including one from the neighbouring Felons Brewing Co. The Crystalbrook Collection portfolio promotes an emphasis on responsible luxury and I was interested to learn more about what that really meant. One way they’ve adopted this philosophy is by ‘keeping it local’ and partnering with local businesses, groups and suppliers.

While enjoying the finer things in life, you can feel more at peace knowing that a large portion of the produce is sourced just a few hours away – like the grazing platter for example. Served on a wooden board, the antipasti were a delight for the taste buds. We indulged in assortment of cheeses, like Taleggio, as well as artisan salami, Mount Zero olives, Noosa mushroom arancini, Moreton Bay calamari fritti with fennel seed aioli – simply delizioso. I also loved the Bee One Third honey that’s derived from some of Brisbane's most unique city locations. The Polpetta restaurant embraces Italian food to share, creating a more sociable experience. A real fan-girl moment for me was seeing actor Asher Keddie. Perhaps not in person but in a towering 1.7 x 3m masterpiece – Fantauzzo’s award-winning painting of his wife and muse titled ‘Love Face’. If you’d like to rub shoulders with celebrities, you can almost live vicariously through the artist’s representations of Matt Moran, Baz Luhrmann and the like.


Known as one of Australia's most prominent artists, having won the Archibald People's Choice Award more than any other painter, Fantauzzo’s works include the renowned painting of Heath Ledger. I was moved to stand eye to eye with lifelike portraits of Aborigines. With such detail of their hands and face, you could almost feel the wiry beard of an Elder for example. The framed surface reflected the vibrant colours of the painted Australian earth that hung on the opposite walls. As I wandered through the hallways in awe, I imagined what stories these souls and soils could tell. The hotel itself is vibrant and moody, unique, with a modern funky exterior. Our room had a luxurious industrial feel with pops of bold colour with a great view out the main window. Some of the eco-conscious features in the room include sustainable amenities, large pump bathroom products to avoid single use products, non-plastic water containers and recycling bins.

After a wonderful night’s sleep with the most dreamy pillows, we sipped on coffee made with the in-room Nespresso machine (with zero waste pods). We could push the window ajar to take in the morning buzz below. I liked being able to hear the goings on of the world, while also being able to block out the hustle when wanting to unwind in peace. Ironically, marathon runners passed the wharf in the morning as I was wondering what I might order for a ‘naughty’ Sunday breakfast. Our second caffeine fix was a St Dreux brew in the hotel’s Polpetta. The crispy Beechwood double smoked bacon was amazing and I was delighted to learn that it’s made in Bronte, Sydney by a family owned business of 40 years. All along our dining discovery we were impressed with details like these. After breakfast, my husband had a dip in the infinity pool while I decided to soak up the vitamin D on the deck. At the rooftop oasis in the daylight, you can look out to the grandeur of the arched pillars of

the bridge, and the cliff behind – in fact, the view would almost span 360 degrees. We were lucky enough to end our stay with an incredible brunch experience, La Dolce Vita at Fiume. A live DJ entertained us with ambient music while we worked our way through a tasty three courses, with Aperol Spritz in hand. On the menu was Barambah Greek yoghurt with seasonal fruit; mini Italian-style doughnuts with ricotta, pistachio and lemon; a fresh Caprese salad; brunch torte and baked gnocchi… if you have the chance, you must try this for yourself. A vibrant urban energy, sustainable ethic, award-winning art and Italian flair, make for a mix unique to Crystalbrook Vincent. When you depart, you can’t help but leave feeling more inspired. Not only for the creativity of the art, design and food, but to make more sustainable choices including travelling with a lighter footprint.

RIDING THE WAVE The population wave that may drive the next boom.

WORDS NICK NICHOLS IS THERE ANY more peak left in this property market boom? This is a vexing question for analysts and the Reserve Bank of Australia which has been mulling over its limited options for containing Australia’s rapidly surging housing market. However, even with the latest move by the Australian Prudential Regulation Authority to tighten home lending now in play, there is one obvious change coming that could extend the current exuberance for property a little longer – with or without regulatory intervention. Overseas migration is set for a rebound and forecast to hit pre-COVID levels by 2025. Once international borders start opening, the mass migration to the regions that has driven the Australian property market over the past year could be bolstered further by incoming expats and international buyers making a return to the fray as early as next year.

In the meantime, all we can do is assess the most recent data to see which markets are currently benefitting from this unprecedented market growth. CoreLogic revealed in October that the value of residential property across Australia rose 20.3 per cent over the 12 months to September, the fastest since 1989. However, a drop in government incentives and rising prices has seen the pace of growth wane from its peak in March this year, almost halving to about 1.5 per cent a month. In another set of figures, CoreLogic reveals the wealth effect of the latest property boom and the heady profits being pocketed by Australians invested in the market. CoreLogic’s Pain & Gain report for the June quarter shows that property owners achieved a median profit of $123,000 on their homes in just two years of ownership.

The latest analysis, which determines the percentage of properties sold at a profit or loss, showed the number of property owners locking in gains rose for a fourth straight quarter, driven by tight property listings and record low interest rates. After analysing 106,000 dwelling sales nationally, the report found that 91.5 per cent of resales were made at a nominal profit on the purchase price. That’s the highest this figure has been in more than a decade – and up 9 per cent from the March quarter. “This number really does reflect the extraordinary recovery in housing values following a small downswing induced by the initial impact of COVID-19,” says CoreLogic’s head of research Eliza Owen. A separate measure that shows which regions are most popular with buyers can be found in


the latest Property and Mortgage Insights report by digital property settlement platform PEXA. The report revealed that Queensland, for the first time, had processed more property settlements in the September quarter than NSW and Victoria. The PEXA report shows Queensland had 59,410 property sale settlements worth over $42 billion during the period, ahead of NSW at over 58,000 and Victoria at 56,000. In terms of aggregate value of sales, NSW and Victoria continue to lead at $71.2 billion and $50.2 billion respectively. Extended lockdowns played a role in settlement declines for NSW and Victoria, but Queensland was the only state to achieve positive quarter-on-quarter volume growth. South Australia and Western Australia, on the other hand, were showing signs that settlements have peaked.

The PEXA report shows year-on-year volumes grew fastest in Brisbane, up 61.7 per cent, with the rest of Queensland up 52.3 per cent, also outpacing NSW and Victoria in percentage terms. That doesn’t mean activity in Victoria and NSW has been subdued. Surprisingly, Victoria dominated settlements by number on a suburb-by-suburb basis, largely those in the city’s growth corridors. But Surfers Paradise was the only suburb outside of Victoria in the top 10. All this has occurred during a period of negative net overseas migration, which has wiped out for now a key driver of housing demand in Australia for the past decade. The forward-looking data is not so gloomy. After a combined net loss of 174,000 overseas migrants estimated to have occurred between June 2020 and June 2022, the Australian Bureau

of Statistics is forecasting net overseas migration to hit positive territory again in 2022-23. The ABS is forecasting an influx of 95,900 people next financial year, surging to 201,100 the year after that, before reaching pre-COVID levels of 235,000 in 2025. If there was any question where the current property boom is heading, these forecasts offer some insight into the potential groundswell of demand that lies ahead for the market.

Southern developers are heading up some of the biggest projects to hit the Gold Coast. BRACE YOURSELVES, The Mexican Wave is coming. Freedom starved southerners are on their way to Queensland, and when we think of a second wave, it won’t be in relation to the pandemic. It will be in the form of the next phase of the boom that Queensland, and particularly the south-east, has been experiencing for the last 18 months. Victorian and NSW buyers still make up the highest proportion of investors to the Gold Coast – representing some 20 per cent of the buyers in the second quarter. And in a sign of the resilience of the Gold Coast market, some 56 per cent of all buyers in off the plan product are owner occupiers – a market that is traditionally dominated by investors. The latest research compiled by Colliers Gold Coast reports a breakdown of data from projects

marketed by Colliers has shown owner-occupiers are the overwhelming drivers of apartment market sales on the Gold Coast. Of the buyers from south-east Queensland, more than 85 per cent are owner-occupiers. Another interesting observation we have made is the amount of ‘big money’ coming into the south-east. Not that the big money hasn’t been here. One only has to think of Australia’s high-rise king Harry Triguboff, who has made the Gold Coast a happy hunting ground. But Triguboff has doubled down with another site in Surfers Paradise in a strong indicator of his view of the region’s future in a post lockdown, open border environment in Queensland. What is of particular note is the other big players from Victoria and NSW who would never have considered the Gold Coast as part of its investment strategy.

Here’s some that spring to mind. Beckdev, a company founded by the Beck family and chaired by development industry veteran Max Beck, is planning to revive a longlost piece of the Gold Coast’s social history in a landmark residential project at 31-35 McLean Street, Coolangatta, which was home to the Jazzland Dance Palais in the late 1930’s and officially closed in 1951. The developer is working with BDA Architects to create an architectural innovative design for the high-profile site that will be sympathetic to the nostalgia and history of the location, which will be marketed by CBRE Gold Coast. The Beck family are renowned for delivering a foray of quality and landmark developments in Sydney and Melbourne, including one of Australia’s most important heritage building restorations in 333 Collins Street in Melbourne.


Abadeen Group – ‘Villea’, Palm Beach

Iris Capital – one of Australia’s largest private hospitality and development groups – has also come to town with intent. Iris, headed by Sam Arnaout, is currently working with Colliers to launch its $800 million V & A twin tower apartment project on the site of Niecon Plaza in the heart of Broadbeach. This game changing project will target the mum and dad investors, owner occupiers and lock and leave buyers and will for the first time in more than five years deviate away from the one or two per floor, high end luxury and boutique apartments that have symbolised the Broadbeach market. “This is one of the most exciting projects on the Gold Coast in many years,” said David Higgins, director of Colliers Gold Coast, which has been appointed as the project marketer for V & A. “Broadbeach currently has historically low levels of available apartments for sale, V & A Broadbeach will really appeal to those buyers wanting a holiday apartment or to make the move to reside in Broadbeach in what we see as the most walkable village location on the Central Gold Coast.” Sammut Group is another – a company that has reshaped Cronulla in Sydney’s south has arrived on the Gold Coast with a bang. Between lodging plans for an ultra-luxury, 35-level tower on Garfield Terrace south of Surfers Paradise, the company has enjoyed more than $110 million in sales and looks set to have a sellout soon in a stunning example of the strength of the luxury beachfront market. “We’re very keen to establish a presence on the Gold Coast, particularly given the strength of the luxury downsizer market. “We have worked up plans that we believe will deliver a benchmark for this market not only on the Gold Coast but anywhere in Australia,” said Allen Sammut, Director of Sammut Group. “To have our debut Gold Coast project welcomed with such ferocity is a sensational result that only reinforces our commitment to delivering a project that exceeds our buyer’s expectations on every front.” Another company which has firmly entrenched itself on the Gold Coast is Hirsch and Faigen,

headed by Daniel Faigen and Richard Hirsch – a company with a billion-dollar portfolio in development, horse racing and the wine industry in Victoria. Hirsch & Faigen which has spectacularly introduced ‘Emerson’ as its latest Gold Coast endeavour, set to be crowned by a breathtaking $8 million penthouse at Kirra. The company now has three projects in various stages of development on the Gold Coast, having just unveiled its aspirational venture pitched for Mermaid Beach and completed the sell-out of its debut Hemingway project in Broadbeach. “The sales across the city have been absolutely incredible,” said Matt George, head of Hirsch & Faigen’s Sales and Marketing. “The luxury offerings the developers have put forward has clearly resonated with the downsizer market, highlighting that buyers want to be able to embrace the beachside lifestyle fully.” Sydney’s Abadeen Group has a long track record of success in NSW and has also jumped into its debut Gold Coast project – Villea at Palm Beach – which is more than 70 per cent sold after less than six weeks in market. “Villea’s fusion of luxury, location and perspective has captivated a unique composition of buyers exclusively from Sydney or local Queensland surrounds,” said Nicholas Clydsdale, CBRE Director of Residential Projects, which is marketing Villea. “65 per cent of purchases so far have come from Queensland locals, but a considerable 35 per cent of buyers are Sydney residents, which is a rather impressive testament to Abadeen’s reputation which has pursued them into the Gold Coast marketplace.” SPG Land has also laid out almost $4 million for a sales display for its $800 million Paradiso apartments which will launch soon in northern Surfers Paradise. The company, headed by long time Australian businessman David Wang who has a multibillion dollar portfolio of projects through Asia, is preparing to create a landmark urban oasis with a jaw-dropping suspended glass-bottom lap pool that will allow residents to float 26 storeys in the air.

In a secluded pocket of southern Broadbeach, Little Projects Co – with links to former Toll Holdings boss Paul Little has unveiled ‘Aperture’ – a boutique range of full floor and double storey apartments in what is an exceptionally rare offering for the Broadbeach market. “With overseas borders shut, we are continuing to witness interstate buyers flock to the Gold Coast in pursuit of a tropical retreat,” said Jayde Pezet, Executive Director of KM Sales and Marketing, which is marketing Aperture. “With the development set just moments from the beachfront, and the retail and dining options essentially at its doorstep, it will be the ultimate home for buyers seeking coastal convenience” This follows the near sell-out of its $200 million Signature apartments at Broadbeach which is nearing completion. They say follow the smart money, and the smart money has arrived in a profound fashion. A little anecdote perfectly describes the transformational shift that has occurred in the pandemic environment. Sam Arnaout – whose portfolio is in the vicinity of $3 billion – was heading to Victoria to expand his business interests when COVID-19 arrived on our shores. Sam made an immediate U-turn, heading north to the Queensland coast in a massive re-positioning of the business. “The way the market is heading and how buyers have responded to south-east Queensland has definitely driven our decision to expand further north as opposed to Victoria,” said Mr Arnaout. “The onslaught of investment and migration into south-east Queensland, the prospect of the Olympics in 2032 and regional growth over the next decade have certainly changed our strategic focus. For us, it’s a no brainer.” If that isn’t an example of the generational shift from the big players to gain a foothold on the Gold Coast I don’t know what is. With the borders set to open in coming weeks, a second wave is coming. Lifestyle starved southerners are heading to Queensland in what will be an incredible period for the south-east property market.
