This popular event returns to the city in August, and inside we preview this year’s program and give you a sneak peek at which designers and retailers are bringing their styles to the runway (a little hint, the gorgeous green dress Katie models on the cover is from Samantha Ogilvie). Katie is also wearing an amazing necklace by renowned Brisbane jewellery designer Margot McKinney. I had the pleasure of interviewing Margot for our City Icon profile ahead of the opening of her much-anticipated exhibition World of Wonder: Margot McKinney at Museum of Brisbane and she has such a fascinating story to tell. Speaking of stories, our main feature in this edition is record-breaking author John Grisham. Inspired by the real-life dramas that played out in the courtroom, this former lawyer has sold over 300 million copies worldwide, including no less than 28 consecutive number one fiction bestsellers over the past three decades.

WORDS KEVIN E G PERRY / THE INDEPENDENT / THE INTERVIEW PEOPLE IN 1984, 29-YEAR-OLD JOHN GRISHAM was a small-town lawyer working at the DeSoto County courthouse in Hernando, Mississippi when he witnessed a trial that changed his life. Two young sisters had been attacked and raped in a remote farmhouse just miles from his law office, and as he listened to the 12-year-old give her harrowing testimony, Grisham began to wonder what would happen if the girls’ father decided to take justice, or vengeance, into his own hands. In that moment, the seed of Grisham’s debut thriller A Time to Kill was planted. “I saw the spark because I happened to be in the right place at the right time,” says Grisham, now 67. “Most lawyers are good storytellers because they tend to embellish and they see a lot of crazy behaviour. “I had never written before, never thought about it. But I recognised a great story.” Eventually published in 1988, A Time to Kill marked the start of a literary career that has seen Grisham grow into one of the world’s bestselling authors.

His first big hit came in 1991 with his second novel, The Firm, a rollercoaster legal thriller about an ambitious young attorney who finds himself in the grasp of organised crime. It spent 47 weeks on the bestseller lists on its way to being crowned the year’s highest-selling novel and was adapted into an acclaimed film starring Tom Cruise and Gene Hackman in 1993. “The Firm set me free,” he recalls. “It found a market real fast, became popular, then went nuts when the movie came out. “Suddenly I was bored with the practice of law and realised I could make more money writing about it.” John Grisham was born in February 1955, the second of five children, in Jonesboro, Arkansas. He grew up on a cotton farm in Southaven, Mississippi, and his earliest memories are of helping his father pick cotton out in the fields at the age of five. In his teens, he earned his first steady pay cheques watering rose bushes at a nursery for the princely sum of a dollar an hour. He went on to work a string of manual labour jobs, including building fences, plumbing and laying highway asphalt beneath the blistering Mississippi sun. >>

The experience was enough to convince him to buckle down and focus on college, and by 1981 he had graduated with a law degree and returned to Southaven to work as a trial lawyer. Grisham began his career with idealistic visions of helping ordinary people, but soon found himself becoming disillusioned with the realities of the American legal system. He saw that political change was needed, so ran for office as a Democrat in the Mississippi House of Representatives and was elected in 1983. Once there, he again found it difficult to really help the people who needed it most. He says little of substance has changed in all the years he’s been practicing and writing about the law in America. “Our criminal justice system has not improved in the last three decades,” he says. “There are still thousands of innocent people in prison and more get locked up every year. “The police and prosecutors responsible for wrongful convictions are immune from punishment. “Racism is a huge factor at every phase: suspicion, arrest, bail, indictment, trial, and sentencing.” Despite the lack of real progress, he says he can still find room for hope. “We could solve so many problems if we only had the political will to do so,” he adds. “It takes legislation, and at least the two sides are talking.”

After the runaway success of The Firm convinced Grisham to focus on writing full time, he returned with a string of bestselling follow-ups. In 1992 he published suspense thriller The Pelican Brief, which was quickly adapted into a hit movie starring Julia Roberts and Denzel Washington, and the following year published The Client, which likewise went straight to Hollywood with a cast featuring Susan Sarandon and Tommy Lee Jones. Grisham says he had no qualms about handing over control of his stories to the film studios, adding that he’s been fortunate that his work ended up in the capable hands of directors like Sydney Pollack and Joel Schumacher. “I want all of my books adapted to film,” he says. “Who doesn’t enjoy a good movie or series? I’ve been lucky with Hollywood: great directors, big name casts, good films.” Having published 36 novels, a work of nonfiction, a collection of stories and six novels for younger readers, Grisham has the chance to look back and take stock on an unexpected career that has made his name synonymous with the legal thriller. After so many successes, he reveals he’s been able to boil the genre down to its essential components. “Authenticity,” he says, first of all. “Non-lawyers who write legal thrillers often get things so wrong.”
Then there’s plausibility and suspense. “Fiction can be anything but it has to be believable,” Grisham explains. “[And] a likeable hero or heroine has to get into serious trouble.” Great, compelling bad guys are also crucial, as 'villains you despise keep the pages turning'. Finally, aspiring thriller writers should remember to open their stories with a hook and end it with a curveball. “Something dramatic and realistic needs to happen in chapter one,” says Grisham. “The story builds to a dramatic ending, one with a twist.” Grisham may be happy enough to break his stories down to their raw components, but don’t ask him to choose between them. “It’s impossible to rank them,” he says, before adding: “A Time to Kill will always be a favourite because of how it all started.” He jokes that his loosely autobiographical 2001 novel A Painted House, inspired by his childhood in Arkansas and Mississippi, is the ‘most enjoyable to read’ on account of their being ‘no lawyers’. In the end, though, Grisham points out that if he wasn’t so passionate about telling these stories he’d never have become so prolific. “I love them all,” he says. “I have to in order to finish writing them.”

Australian jewellery designer Margot McKinney is unlocking her archives in an illuminating new exhibition at Museum of Brisbane. WORDS RHONDA OXNAM I HAD HEARD about the legendary ‘green door’, I had seen photos of her magnificent creations and I was understandably excited to meet Margot McKinney OAM, the face behind the iconic McKinney Jewellery name. As we chat ahead of the opening of her World of Wonder: Margot McKinney exhibition at Museum of Brisbane (MoB) several things become evident. Firstly, she is incredibly proud of her Australian heritage and the legacy of her McKinney ancestors. She is also extremely grateful for the support of her parents and her husband Peter, who have had a huge influence on her success. Secondly, despite her international reputation and celebrity clientele, she is very approachable, personable and down to earth. And, naturally, she is truly gifted when it comes to creating her covetable and collectable pieces of jewellery. But let’s backtrack a little, to the late 1800s when her great grandfather left Ireland to seek his fortune in the Australian goldfields. “He wasn’t very successful in his quest for gold so he decided to head back to Brisbane,” Margot explains. “The train stopped in Toowoomba, which was very small in those days, and because it was delayed longer than anyone had anticipated he decided to get off and have a haircut. “He soon discovered that there was no barber in the town but there was an empty shop so he signed a lease on it there and then, got back on the train, came to Brisbane, bought all the things he needed and, notwithstanding he had never cut anybody’s hair before, went back and opened a barber shop. “It was quite incredible because he had 12 chairs and at the back of this big, grand barber’s shop, he had an area where, if you came in from the country, you could have a shower and get changed … that was very ahead of its time.” The following McKinney generations built on his legacy, expanding into selling luxury products and accessories.

“I remember there were keys on the cash register labelled MRF and LRF … Mens Retail Fancy and Ladies Retail Fancy. “MRF was things like razors, brushes and grooming accoutrements, and LRF was luxury items including brush, comb and mirror sets, and china and silverware,” Margot recalls. “Then, by the time I was growing up, it was a real department store. “We sold sporting goods, toys, Davy Crocket hats, jewellery, boats, furniture, bedding, electrical goods … you could go to McKinney’s to get almost anything. “It was all about providing a service, and creating as many reasons as possible for people to come and visit. “So I like to think I might have inherited a bit of that entrepreneurial spirit and the ability to sense an opportunity from my forebears.” As the fourth generation of McKinneys to be involved in the family business, Margot is a designer with a passion for precious gems and a penchant for designing big, bold, beautiful pieces of jewellery. “What I really love is the connection between the customer and the product and creating a piece that the customer falls in love with,” Margot says. “I first started in the family business when I was young … we all did, my sisters and I … and then when I was around 20 my father sent me to the Basel Jewellery Fair in Switzerland, which is the most prestigious jewellery fair in the world. “In those days, it was very unusual for a retailer to attend something like that – retailers bought from wholesalers, and wholesalers went to the trade fairs – but I went and it really opened my eyes to what was possible and what was available. “The thing that struck me most was the relationships between the people … the people who cut gemstones, the people who crafted the gold, the people who made this beautiful jewellery. “And I enjoyed working with my parents and creating original pieces that people wanted to acquire. “I also loved the travel, so I figured out pretty early that if I wanted to keep designing and travelling, I had to be good at the retail side of it. “You can’t just keep buying, you have to be able to sell.” It was a lesson that held Margot in good stead throughout her career. >> Issue 91 – covemagazine.com.au

“Many, many, many years later when I started in Neiman Marcus, the head buyer for precious jewellery at the time said ‘Margot, we don’t have very many people like you, where you design this magnificent jewellery, and you’re comfortable standing behind the counter talking to the clients, but you can also run a business’. “I thank my parents for that,” Margot says. Speaking of Neiman Marcus, how does a designer from regional Australia come to be showcased in one of the most prestigious stores in the USA (two if you include Margot’s subsequent success in Bergdorf Goodman). “I always had it firmly in mind that there are seven days in a week and 52 weeks in a year and that I could do what I was doing for 25 million people in Australia or I could do it for 300 million people in America,” Margot explains. “But it was actually my husband who was pivotal in me being in Neiman Marcus. “I think it’s common in creative people that you never think you are ready, and I would have

been on the other side of the glass looking in for much longer if it wasn’t for him,” Margot admits. “We were in Dallas and Peter asked me to meet him at Neiman Marcus where he was having lunch. “When I walked into the downtown store, which was also their corporate headquarters, he was standing in the precious jewellery department talking to the manager, Patti Mitchell, and he said ‘Here’s my wife, she’s a fourth generation in her family’s business and she’s a jewellery designer, you really should have a look at her work’. “I could see poor Patti, who has since become a very dear friend, thinking ‘Oh no, not another husband who thinks his wife is a genius’. “Luckily, she looked at me and the jewellery I was wearing and phoned the head buyer, Lisa Haddow, who happened to be in that particular store on that particular day, and Lisa asked if I could come back at 4pm. “I went back, showed her the 30 pieces of jewellery I had with me and after about 40 minutes Lisa said ‘I think this would be perfect for 14 of our 40 stores and we’d like to start doing business with you’. “They still say they have never before or since taken on a new vendor like that so it was really remarkable.” Then came the hard work, creating a selection of pieces that would showcase Margot’s design aesthetic while appealing to a new and discerning clientele. “It’s not easy to put together a collection of precious jewellery, it’s a huge investment and I was really starting from scratch,” she explains. “My heart wasn’t in repeat pieces, so from the very beginning it was a one-of-a-kind business. “While I don’t design for a certain type of person, I can usually tell when somebody walks in, exactly the piece of jewellery they should have. “It’s just instinct but people are very kind in accepting my suggestions as well.”
So how do you create a bespoke collection? And what is the process and inspiration behind her eclectic designs? “I love meeting new people and seeing new places and learning new things, and I think that’s been very much an inspiration for the direction my jewellery design has taken,” Margot says. “I’ll be inspired by walking through the couture department and seeing what amazing things international designers are doing with fashion, or going to a Museum of Modern Art and seeing a particular exhibition. “As for the stones, I don’t go shopping for gemstones because you can’t, it’s just what rough is being cut, it’s what’s available, and what works with what I already have. “I find a good gem simply talks to you and quite often I will sit down with all the precious stones out, or all the pearls, and I’ll just put them together until I think they look amazing. “Then I’ll do a sketch to get the idea across to the people who do the computer-generated drawing, which then goes to the workroom. “From there it’s a matter of looking at the design regularly and adapting it until it organically develops into its final form. “I might have had something in the vault for five years, or even ten years sometimes, before I use it,” she adds. “Luckily, gemstones don’t age and they don’t go off, they just keep increasing in value.” Which brings us full circle to World of Wonder: Margot McKinney, a very personal and much anticipated exhibition which showcases a stunning selection of Margot’s creations alongside five generations of history and storytelling. “It is an incredible honour and I’m very grateful for the support of the MoB Chairman Sally Anne Atkinson and CEO, Renai Grace,” says Margot. “I’ve never worked with a more professional, intuitive, creative, detail orientated group of people.
“It was very difficult to distil my whole career into the pieces on display but I feel it is a marvellous representation of the work I have done over the past 20 years. “It was so wonderful to see some of my older pieces again – and I am indebted to my collectors for graciously agreeing to lend them for the exhibition – and then there’s one piece that will be finished three days before the opening so we have literally gone the full gamut.” For Margot, it is especially poignant that the exhibition is being held in her home city. "Before the lockdowns, I was travelling for eight months of the year and I love it, I find it exhilarating,” she says. “The people I have met over the course of my career, and the fabulous friendships and relationships I have developed, have enriched my life enormously. “The flip side of that has been that being home for an extended period has just been the best gift. “We truly live in one of the most amazing cities in the world and we are so lucky to have such an enviable lifestyle. “We’ve got those beautiful beaches so close north and south, we’ve got Toowoomba where I grew up nearby. “There is nowhere I would rather live than Brisbane, and to have spent two years hunkered down here has been pretty wonderful.”

FIT IN YOUR FITNESS Coach Adam has some timely advice on how to stay active over winter. WORDS ADAM BERRY IT’S WET … and this year it seems wetter than ever. It’s also cold, dark and dreary. What a joyful start to this article. Firstly, thank you very much for being here, and reading my article. I truly hope you find it useful and helpful, and if you have any further questions when you are done please feel free to reach out and drop me a message. My name is Adam Berry, also known as The Gym Starter, and I know winter weather well – because I’m English – and if we abandoned our fitness just because it is cold, wet and dreary we would have about a two-month window to get keep fit. Today I am going to tell you exactly how to balance your fitness during the winter months to hopefully give you some ideas and help you set some realistic expectations. There are three pillars you need to focus on: PILLAR 1: SLEEP When it’s dark outside we tend to hibernate a little bit more – and with this can come very different behaviour relating to your sleep. You might start going to bed later, and not wanting to wake up as early. The reason for this is likely down to reduced activity during the day – you will be out and about a lot less as you can’t do the outdoorsy things you enjoy and this will impact your sleep in two ways: 1. You will not feel as tired at bedtime. 2. You will lose sleep quality. It is important you improve your sleep hygiene. It is very easy to watch Netflix late into the evenings or scroll on your phone as you try to get tired, and this will impact the amount of deep REM sleep you get, combined with pushing back your bedtimes. What occurs here is then a compounding effect on your energy levels – lack of sunshine and warmth, lack of activity and poorer sleep means you will feel more tired throughout the day. Exercise helps you sleep. Sleeping helps you exercise. If you start with improving your sleep, you will kickstart the wheel to looking after your fitness during these darker months, and your motivation will return. PILLAR 2: EXERCISE Within your fitness regime it’s always very important to change your expectations based on the changing circumstances you’re facing.

To expect the same output from yourself in terms of energy for working out might be doing more harm than good for you over winter. If you’re the type of person who gets energy from the bright sunshine it might be a good idea to have some self empathy over the winter months, and reduce the frequency with which you are working out, or the intensity, or both. Winter is only three months – which might sound like a long time, but it isn’t really, and you won’t lose all your progress in that time compared to giving up entirely. Then, once winter is done you can go back to what you did in the fairer weather. PILLAR 3: MANAGE YOUR DIET It wouldn’t be a fitness article without the proverbial ‘eat a balanced diet’ would it? But there is a reason a cliché is a cliche, because there’s always an element of truth to it. Fundamentally calories give you energy to do things. When trying to lose weight you restrict your calorie intake which causes a reaction in the body to move less. This is known as Metabolic Adaptation.
Your body is subconsciously moving less because it wants to stay the same … and this is one reason why dieting for weight loss can be difficult. If you’re struggling with energy in winter, and you’re trying to lose weight by reducing calories, then you’re compounding two problems. And lower energy levels will likely mean less adherence to your exercise regimen. Keeping your calories up a touch might be a great idea in winter. If you’re currently trying to lose weight, then take a ‘diet break’ during the colder months and bring your calories up to your Maintenance Calories – this will help you have more energy for exercise. You should also pick up your calories from nutrient dense foods, fruits and vegetables to help minimise the effect of the extra calories on your physique goals … this will positively impact your fitness too. In winter, the goal is to keep your energy levels as high as possible, then invest that energy into your fitness again. The pillars of this are exercise, diet and sleep, and they all impact each other. Prioritise sleep, as that will make the other two more likely to fall into place. thegymstarter.com

In a world undergoing a process of total evolution, the brand’s Chief Creative Officer Pasquale Junior Natuzzi invited eight designers to redefine objects and functions in view of the new challenges of everyday life. To create a blend of experiences and design approaches that could propose different solutions and perspectives, while all sharing a unique and unmistakable trait: the ability to look beyond. To develop a response to a new concept of harmony as a balance for living in the domestic spaces by adapting them to different functions, facilitating the creation of a ‘new normal’ expressed in the motto Live the Transition – a transition that becomes opportunity and substance, comparison and vision.
“ We are all living with a feeling of constant change and transition towards something, a destination that appears blurred,” Pasquale explains. “The ability to embrace evolution and change and to be enriched by this evolution is an inherent instinct in Mediterranean culture, an inexhaustible source of inspiration for our collections. “It is precisely from this perspective that we have started this new journey, involving new designers to rethink the way we experience our homes, starting from contemporary living needs and enhancing them through the brand’s innovative design vision.” The designers involved focused on functionality, sustainability and well-being, starting a new Era of Harmony, once again under the banner of collaboration and sharing. The warmth of hospitality and the rediscovery of the rhythms of ‘slow living’, which the world is returning to and which Mediterranean culture has known for millennia, have inspired Lorenza
Bozzoli and Massimo Iosa Ghini in the exploration of wellness design. In the same way Sabine Marcelis, Marco Piva and Elena Salmistaro have faced the increasingly widespread need to design flexible furnishings capable of overcoming the boundaries of the internal space of the house in a multifunctional perspective, able to simplify everyday life. A new, multi-purpose harmony is expressed by the furnishings designed by Patrick Norguet and Formafantasma, responding to the need for home office spaces even in small apartments. And it is this micro-living, intended as an opportunity to explore innovative solutions without having to renounce the quality of craftsmanship and design, that inspired the project by Marcel Wanders studio in seeking a different way of thinking about the proportions between objects in the challenge. Thus, the Circle of Harmony confirms itself as a place of circularity, inclusiveness and participation. A place where union generates uniqueness.

EUFOLIA MODULAR SOFA – MARCEL WANDERS STUDIO In their third collaboration with the Natuzzi brand – and part of the Circle of Harmony for the first time – Marcel Wanders studio presents the Eufolia sofa. Eufolia is a modular seating system which evokes the lightness of one of the most characteristic elements of the Apulian landscape: the olive leaf. An excellent interpreter of contemporary needs, the Dutch studio imagined a compact sofa in which the slightly flared design of the armrests and backrests gives the project a welcoming aesthetic, while responding to the need for multifunctional living areas with limited dimensions. With its elegant and minimal design, Eufolia is a surprising interpretation of the needs of contemporary living which require a different way of thinking about the proportions between objects.

UNDERSTANDING DNA Jason Murakami and Ron Behlau* examine the significance behind the Commission of Inquiry into DNA testing in Queensland.
THE ANNOUNCEMENT in June by Premier Palaszczuk of a Commission of Inquiry into DNA testing in Queensland is one of the most significant justice inquiries in this State for the past 20 years. The Government's decision to establish the Inquiry followed a first-time joint campaign by scientists such as Dr Kirsty Wright, journalists such as The Australian's Hedley Thomas and

Sky News' Peter Gleeson; and lawyers from the Griffith University Innocence Project and culminated in the Inquiry being announced less than three weeks after the Innocence Project's written submission to the Government calling for the all-important Inquiry. Former Court of Appeal President Walter Sofronoff QC has been appointed Commissioner
of the Inquiry and will examine primarily whether the collection, testing and analysis of DNA has been reliable and conducted in accordance with best international practice methods in this State. The Griffith University Innocence Project has been shining a light on the use of DNA in our justice system for the past two decades, having negotiated Australia's first post-conviction DNA testing guidelines in 2009 and staging the nation's first public ‘Understanding DNA’ forum in 2016 as well as working on hundreds of cases involving the use of DNA by State prosecution authorities. To appreciate the significance of the pending Inquiry, it is timely to understand the development of the use of DNA testing in our justice system. In 1984 Dr Alec Jeffreys from Leicester University in the UK stumbled onto the differences in individual’s genetic information, which could be used for identification. Dr Jeffrey adopted a process of identifying, what he called, an individual's ‘DNA sequence’ by measuring an area on it which he called minisatellites and later called alleles. He determined that the differences in the minisatellite/alleles measurements were particular to each individual. This method of DNA identification was first used in a criminal justice system in the mideighties in the UK to identify Colin Pitchfork as the killer of two girls after crime scene biological material was compared with Pitchfork's biological material sample. By the early 1990s, Dr Jeffrey's identification techniques became the foundations of the science of DNA profiling as we know it today. As a result of the high demand by policing authorities around the world standardised systems to highlight individual minisatellites/alleles for comparison were developed. One of the most widely used earlier systems was called the ProfilerPlus DNA identification system. The ProfilerPlus DNA identification system was the market leader and was used throughout the common law jurisdictions by the majority of staterun scientific departments. Its primary use was for testing crime scene biological product such as blood, saliva, skin, semen, hair, fingernails etc.

Essentially the ProfilerPlus DNA identification system would test crime scene biological samples and an individual's biological sample by measuring eight locations on the samples' respective DNA sequence. If the measurements at the eight locations on the crime scene biological sample was the same as the eight locations on the individual biological sample, then it was considered a match. During this period, scientists also created what was termed a partial match. Because a partial match was not an eight locations match, this meant scientists needed to use statistical mathematics to present the probability of a match. It is the partial match which attracts the probability statistics such as 4,000,000 to 1, which is often scripted for television and screen. In the mid-2000s, police departments around the world lobbied for a change from the crime scene biological sample testing process to a more expansive regime of Touch DNA testing. Unlike crime scene biological sample DNA testing which uses blood, saliva, semen, hair, fingernails etc, Touch DNA testing only requires a minimum of biological product such as a human cell left on an object after it has been touched or casually handled, such as a doorknob.
The desire by international policing to move to Touch DNA testing was obvious in that they believed its adoption would cast a greater net for potential perpetrators. No longer would they need blood, hair, skin or semen at a crime scene. They could just rely upon human cells being located on a door handle, a tap or a windowsill. Touch DNA has been criticised for high rates of false positives due to contamination. For example, fingerprint brushes used by crime scene investigators can transfer trace amounts of skin cells from one surface to another, therefore meaning any Touch DNA could consist of several human cell contributors and thus potentially several DNA profiles. This is known as a mixed profile. In or around 2010, South Australian scientists developed a new DNA identification system which was marketed as a system that could locate and test Touch DNA even if there existed a mixed profile. This system is called the STRMix DNA identification system. In 2012 the Queensland Government retired the ProfilerPlus DNA identification system and replaced it with the new STRMix Touch DNA identification system.
This system provides that between eight and 22 cells are required to perform DNA identification testing. Dr Kirsty Wright's damning criticisms of Queensland Health and Forensic Scientific Services receipt, storage, testing and measurement of DNA in this State will be the critical issues the subject of the Commission of Inquiry. Whilst it is true to say failed DNA testing can and has led to failed prosecutions, it is equally true to say failed DNA testing can and has also led to failed acquittals. At stake is the public's confidence in our justice system and the rule of law which is a tenement of western democratic philosophy under which we all live.

NOD TO NOSTALGIA Old or New? It’s your choice as Chris Nixon explains.
THE $205MILLION MERC What would you buy with $205 million? A row of Surfers Paradise tower blocks? A mega-mega yacht? A couple of Picassos? Or an old Mercedes? Mercedes-Benz, the world’s oldest car maker, stunned the car collector movement recently when it sold a 67-year-old 300SLR sports coupe for that price in an ultra-exclusive Sotheby’s auction in Stuttgart. That’s said to be a record price for a car, by a margin of around $136 million. The sale made headlines in a classic car world already used to prices in the tens of millions for old Ferraris, Jaguars or Bugattis. Experts put it in the all-time Top 10 of auction records and noted a motor car now stood shoulder-toshoulder in esteem alongside the greatest artworks ever to change hands for money. $205 million! What is this car? The rakish 300SLR was derived from Mercedes’ all-conquering W196 Formula 1 racer, but its own racing future was stymied when the company withdrew from all motorsport at the end of 1955. Featuring those unique ‘gullwing’ doors and a straight-eight engine with bellowing trumpet side exhausts, only two of this type were made. Way back in 1955, they were capable of reaching 180 miles an hour, tested occasionally on the autobahns by racing drivers Stirling Moss and Juan Fangio and appropriated as a company car by legendary factory engineer Rudolf Uhlenhaut. Rated among the rarest, most beautiful and most desirable cars of all time, the so-called Uhlenhaut Coupes were parked in Stuttgart, expected to remain in Mercedes hands forever. But imagine the rush if the Louvre revealed there were two Monas Lisas. Mercedes-Benz decided to part with one of the pair – the one with red upholstery, not the blue – and did so with utmost discretion. Just a handful of bidders was invited to the secret auction by RM Sotheby’s at Mercedes’ Stuttgart headquarters. Virtually nothing has been revealed about this historic sale, except the opening bid was $76 million. To be a fly on the wall of history might have revealed if the bidding was fast or slow or intense, dignified or rowdy and indeed the identity of the buyer, so far unknown. But the new owner has confirmed the 300SLR will be made available for display, giving the public a chance to see one of the most desirable and exotic pieces of automotive art ever created, its lustre only polished by the story of its extraordinary sale.

THE GRENADIER COMES MARCHING IN As the song says, you don’t know what you’ve got till it’s gone. Car makers certainly understand the meaning of that phrase and, when all creativity fails, resort to retro-themed models to keep their markets afloat. Drivers mourned the demise of the Beetle and the Mini, but both returned eventually with new versions leaning heavily on nostalgia. Land Rover did the same. No sooner had the Queen’s favourite 4WD ended its extraordinary reign, from 1948 to 2016, than a radical replacement appeared, featuring
none of the bone-jarring crudeness of the original but just enough visual connection to make it highly fashionable. And at that moment, demand for the old square-rigged Land Rover Defender went through the roof and created an opportunity – predictably – for someone to step in and make one just like the original. So now we have the Ineos Grenadier and you will be able to buy one here before the end of the year. Ineos is the name of a British petrochemical company and it’s said the boss was in a pub in
EV UPDATE There aren’t many electric cars on our roads yet, but the trend seems to be developing faster than the latest gaming app. While I stand by my advice to step back from the rush and buy carefully unless an electric vehicle is precisely suitable for your needs, the EV movement is fascinating to observe as it not only grows in scale, but also develops in diverse ways. Some applications of e-power are more sensible than others, for instance Über drivers are flocking to Teslas. I would have a small electric commercial van today if I ran a business that required lots of short trips within the urban area. With a range of, say, 300 kms, it could be possible to run a van all day and re-charge it overnight. In traffic, it would be quiet, clean and dart through gaps like a rabbit. Fewer mechanical parts would mean lower service costs. Renault’s Kangoo and Master electric vans are coming soon. Similarly, an electric version of the familiar motor scooter would be a perfect commuter, providing excellent response in traffic and nearzero running costs. Brisbane company Benzina Zero is moving into this territory. What the EV market lacks yet is a cheap, small hatchback – an urban shopping trolley on the lines of a little Suzuki, Mitsubishi or Kia.
The popular Fiat 500 is going electric but won’t be cheap. My tip is to watch the Chinese makes, especially MG and the returning Chery. Electric buses? They’re already coming on to Australian fleets and make enormous sense. Less so electric semi-trailers with autonomous guidance, which are being tested in Texas. And while electric cars for private drivers promise lower operating costs but a high entry price, manufacturers will find unimagined ways to gouge users. The automotive equivalent of Office 365 comes when manufacturers start charging for over-the-air software updates. Some do it already, or charge a monthly subscription fee, so your electric vehicle effectively can be ‘controlled’ by a remote third party. Ford in Europe, maker of the big-selling Transit van, has been part of research into so-called dynamic geo-fencing. Many northern hemisphere cities, including London, are ringed by low-emission zones which impose an entry charge for vehicles that don’t run below an environmental threshold. Geo-fencing could switch off the petrol or diesel engine and engage an electric motor inside a low-emission zone. The latest edition of Apple CarPlay, unveiled recently in the United States, is said to have the ability to manage elements of a car’s computer systems beyond entertainment and communications.
London, bemoaning the end of the Land Rover Defender, when he decided to build his own. The pub was called the Grenadier. Things have moved fast to refurbish an existing car factory in France and complete the design for a five-door wagon with a separate chassis, beam axles and 3.0 litre BMW engine. Prototypes have been tested extensively in Australia, which the company sees as an important market. It knows we love the Toyota LandCruiser – and what better benchmark is there? The Grenadier thankfully is not much like the original except in its utilitarian looks. It has a modern dashboard, fully-lined cabin and proper seats, rather than canvas slung between metal poles. There’s a long list of standard equipment, right down to Apple CarPlay, plus a list of adventurer options that would excite Bear Grylls. Order books are due to open about now, for first deliveries by the end of the year, Ineos says. Only one version will be offered at first, a fivedoor wagon priced from $84,500 plus on-roads, but others are expected to follow. These will include a dual-cab. The Gold Coast dealer is SLRV Expedition Vehicles, in Molendinar.
The new system will gain access to all vehicle data – everything from speed to fuel level – while also taking control of features such as cabin climate settings. I like to think that somehow this last item of news will be a happier note: Honda and Sony are getting into marriage to make electric vehicles. It’s fair to say both brands have had a reputation for innovative and exquisitely-designed products. Think Honda Civic and the Sony Walkman (Gen Z-ers, Google it); they’re the Swiss watchmakers of Japanese brands. A Sonda or a Hony electric car has the promise of something bright and exciting. Maybe something with a bit of spark …

Prestige Property Drivers As Kollosche wraps up a record financial year in real estate, Managing Director and Selling Principal Michael Kollosche considers those factors driving the Gold Coast’s prestige property market.
W
ith the 2021-2022 financial year now behind us, the final numbers shed light on just how monumental this period has been for Gold Coast real estate. Kollosche recorded our best year yet – our team welcomed 591 families into new homes with total unconditional property sales valued at $1,934,764,604. Of the top 10 properties sold by Kollosche between 1 July 2021 and 30 June 2022, each sold for prices ranging from $12,000,000 and upwards. Our top sale for the year came in May with the $21,000,000 sale of 159 Hedges Avenue, Mermaid Beach following offmarket negotiations handled by Harry Kakavas and myself. Harry and I also handled the $19,000,000 sale of the penthouse on the so-called
Four Corners site at 3519 Main Beach Parade, Main Beach in April. Another major sale in April was the absolute beachfront house dubbed 'Mi Casa' at 61 Albatross Avenue, Mermaid Beach which sold off-market for $16,500,000. Kollosche’s average sale price for the year was $3,273,713 and our team recorded an outstanding auction clearance rate of 92.09%.
Prestige Property Leader Exceptional price growth over the year to March saw the Gold Coast crowned Australia’s best performing prestige property market. According to Knight Frank’s Prime International Residential Index, luxury
property price growth on the Gold Coast overtook Sydney with a 3.5% price spurt in the March quarter. The report clocked 19.3% growth for the Gold Coast over the 12 months to March, followed by Sydney at 16%, Brisbane at 11.3%, Perth up by 11% and 10.9% growth in Melbourne. On the global prestige property stage, the Gold Coast shot from 12th position to number 7 following spectacular price growth of up to 60% in some suburbs last year. Dubai, Miami and Toronto had the fastest growing prices in the 12 months to Q1 2022. Knight Frank residential researchers predict that the imbalance between demand and supply will see Gold Coast prestige property prices increase by a further 8% this year.

The scarcity of prestige homes for sale is a key driver behind the intense competition we’ve seen among buyers this past year, and the premium prices that followed.
The desire for lifestyle homes has also driven competition among ultrawealthy Australian buyers for large luxury waterfront plots and super size apartments with a roof terrace or balcony.
Another factor driving the prestige property market over the past year is growing wealth.
With demand for prime property so high and supply so low, we’ve seen a ripple effect across both blue ribbon and bridesmaid suburbs. Fierce competition for prime properties has largely played out in the auction arena and also in multiple offer scenarios taking place before an auction even eventuates. A buyer swooped on a tri-level beachfront home at 181 Jefferson Lane, Palm Beach being marketed by Troy Dowker in January when $8,275,000 was enough to convince the vendor to call off the auction. A brand new designer build at 150 Sir Bruce Boulevard, Benowa Waters known as 'The Lakehouse' never made it to auction either, with Jamie Harrison securing a suburb record price of $6,335,000 within seven days of listing in April.
Downsizers have also played a significant role in record prices being achieved for premium penthouse apartments in boutique buildings. Eoghan Murphy and myself marketed a modern two-level Miami penthouse located opposite the sand and surf at 4/142 Marine Parade in April. Six bidders pushed the price to $8,125,000, netting the vendor a tidy gain of $2,375,000 in 17 months. The Ultra Penthouse in Broadbeach changed hands for $7,400,000 at auction in June, while Harry Kakavas and myself found buyers for two full-floor apartments inside Sea, Main Beach of $7,500,000 and $7,800,000 apiece in December and May.
The population of ultra-high-net-worth individuals – those with a net worth of $40 million or more – has reportedly supported the surge in prime real estate prices. Wealthy Australian buyers have more cash to splash than the global average – in 2021 the country’s population of ultrahigh-net-worth individuals grew by 10% to 20,800 people. There were some 5 million new millionaires minted around the world in 2021 and prime property has proven a popular inflation hedge and a safe tool for wealth creation. With the world having opened up to travel and immigration once more, expat buyers are also reappearing for a slice of the action at the top end of town. Late last month, an expat buyer based in the UK claimed the keys to a glamorous beach house at 662 Pacific Parade opposite Tugun’s iconic Flat Rock Beach with $9,100,000 paid at auction.

The time and care taken during the leasing phase pays dividends for Elke whose long-term relationship with the tenant hinges on their ability to pay rent and remain in the property. “For me, it’s about maximising returns for the owner and doing it professionally,” says Elke, who served in the military as an Avionics and Armaments Technician before transitioning into real estate. “People come through the door looking for space for a particular type of business and we know where the vacancies are and how to best place them. “Between the two of us we know who the tenants are and we know the landlord, so we can put that knowledge together for everyone’s benefit.”
“There is a tendency for leasing agents to fill tenancies quickly and move on,” says Kelly, who sourced key tenants for Robina Town Centre when that project was just a cold shell.
Long-standing relationships are what led the duo to Kollosche. Elke worked with Commercial sales agents Adam Grbcic and Tony Grbcic during their time at Ray White, while Kelly has worked with Adam on multiple commercial deals.

SUPER-LUXE REDS
Tony Harper unveils the cream of the Australian red wine crop.
IF WINE WAS A CAR, these would be Bentley, Ferrari, McLaren. If wine floated on the ocean, these would be the mega-yachts dotting the coastlines of Monaco, northern Queensland, the Amalfi Coast. If wine was food (which it almost is) these would be caviar, wasabi-root, foie-gras, truffle. They are the super-luxe reds – whites will have their day, just not yet – from some of Australia’s best vineyards and producers. And I’m talking about the stuff that sells, on release, for more than $500 a bottle. When it comes to Australian wine it’s a small club, but growing.

The obvious front-runner is Penfolds Grange. Is it worth the money? Of course it is, assuming you have a love for wine and the funds to fork out that sort of cash for a taste experience which (depending on the situation) might last anything from five minutes to an hour or two. Or you are a canny investor. Despite the fact that its production quantity and vineyard sources vary like a winter wind – it is an amazing wine. It has unabashed fruit richness and gorgeously obvious oak. It is a wine that has shaped hundreds – maybe thousands – of other Australian reds into something perhaps not so special, but certainly following its groove. Grange made the pattern for modern Australian Shiraz. It is also the wine that made the world take our wines seriously. To further the car analogy, it is easy to think that Grange is all testosterone – Transam, Corvette, WRX, Nissan GTR – but it is so much more, and so much less than that. The less begins with weight; Grange is a rich, layered, intense wine, but it isn’t big. It floats. It is Ali on his best day – a heavyweight with fast feet, fast hands, and nothing at all ponderous about his movements. It’s a flat-six, perhaps a Porsche GT4, powerful, fast, elegant. The more is in its never-changing/everchanging persona. Each vintage is a different wine, of a different blend, of a multiplicity of vineyard sites. So it’s a more that keeps the wine true to form, regardless of vintage abnormalities and yield issues. There is hardly a shiraz grower in South Australia that doesn’t (rightly or wrongly) claim to grow grapes for Grange. Current Vintage: 2017. Price: $950. David Powell, unlike Grange, is firmly rooted in the Barossa Valley. He, over the years, has launched three wines into this rather rare collective. In his previous life as founder and owner of the Torbreck label he created The Laird; a silky, dense, multi-layered red from old Barossan Shiraz vines (planted in 1958), farmed by the Seppelt family in Greenock.
It was a bold move, entering the market with the 2005 vintage, released five years later at around the $700 mark. The Laird continues to wow critics and collectors. Current vintage: 2017. Price: $800. Dave Powell’s other two players are under his current Powell and Son label; one which draws on his lifetime in the Barossa Valley, and the vineyard contacts he has made over that time. Powell and Son Kraehe Shiraz, from an oldvine plot in Marananga holding vines older than the Queen. It’s intense, bright rather than brooding, and as rich as you’d hope expensive Barossa Shiraz should be. Current vintage: 2017. Price: $750. Powell and Son Steinert Flaxman’s Valley Shiraz comes from a five-acre vineyard in the Eden Valley, planted more than 120 years ago. You can sense that time in the wine – in its depth, its gentle power, its layers. And it also has that wonderful fragrance and brightness that is inherent to Eden Valley Shiraz. Current vintage: 2017. Price: $750. I assume we’ll see more releases from Powell and Son in the $500-plus zone. Chris Ringland is another Barossa legend, and he was an early entrant to the zone with Three Rivers Shiraz (a Robert Parker favourite) that quickly became one of the most expensive and soughtafter Australian wines on the global market. The Three Rivers moniker has gone, renamed in 1998 as simply Chris Ringland Barossa Ranges Dry Grown Shiraz. These are always rich, powerful wines, unashamedly opulent. Definitely in muscle-car territory, but something spectacular like a Bentley Continental GT. Current vintage: 2015. Price: $890. Production: less than 170 dozen. He is also part of a collaboration – along with Adrian Hoffmann and Nathan Burley – in a label known as North Barossa Vintners. Hoffmann Vineyard Barossa Shiraz comes from Adrian Hoffmann’s vineyard in Ebenezer in the northern reaches of the Barossa. At 15.5% it is a kind of gentle giant (the Ringland style is one of ripeness and power). Current vintage: 2013. Price: $550.

WINE CELLAR And, of course, there is Henschke Hill of Grace – my longtime favourite amongst the South Australian super-wines. The Hill of Grace vineyard lies in the Eden Valley and was originally planted in 1860; falling into the hands of the Henschke family in 1891. The style, again, is power with elegance and the unshakeable Eden Valley high-notes; it is a wine of intensity, depth and wonderful perfume. Current Vintage: 2017. Price: $950. Notice that all of the wines so far have been South Australian Shiraz, mostly Barossa-centric? I can think of only two that make the mark from other states and other varieties. There is Bass Phillip Reserve Pinot Noir from South Gippsland. The low-yielding vineyards are organically and biodynamically farmed. And the Bass Phillip wines have been cult for decades. All of the Bass Phillip Pinot Noirs combine texture, length and intensity with delicacy and polish. Reserve is sourced from a mere five rows of vines, planted to the MV6 clone. It gets coddled like a child in the winery. Australia’s best Pinot Noir? Probably. Current Vintage: 2019. Price: $825. Then there is ‘Vanya’ from Cullen. This equates to Tesla’s doing a super-car, which – no doubt – it will.
Cullen has been a leader in biodynamics, carbon-eating, and generally taking a vineyard from a place that controls its landscape, to one that harmonises with it. Vanya is 100% Cabernet Sauvignon, from vines planted in 1971 – some of the earliest in Margaret River (Vasse Felix planted the regions first vines in 1967), and the first on the Cullen estate. The biodynamic calendar is important to the Cullen team. “ … hand harvested under the full Moon on a fruit day, and Holi Day – the Hindu festival of colour. “The fruit was sorted, destemmed, and fermented on skins for 10 days, then pressed into new barriques for 6 months. “This wine is grown on certified biodynamic, carbon positive soils, and is a perfect expression of the purity of cabernet sauvignon.” Current Vintage: 2019. Price: $650. This is an admission of age, but I can remember when Penfold’s Grange went over the $40 barrier, and I complained to anyone who would listen that it was too much; it wouldn’t sell. I was obviously wrong … 30 years later and we now have a collection of wines that sit somewhere between $500 and $1000. It’s only a matter of a year or two that the $1000 barrier will fall. Isn’t that great?

They are stories of ancient peoples whose voices echo displacement and loss, stories of men who would find a way or make a way, of rivers that refused to be tamed, a terrain that took no prisoners and a forest that promised to return. THE WALL We could think of no better introduction to the Wild West than The Wall. Located in Tasmania’s Central Highlands at Derwent Bridge, 85km from Queenstown, The Wall in the Wilderness is a 3 metre high and 100 metre long relief sculpture, mostly in Huon pine. It is the lifelong work of sculptor Greg Duncan, who began his carving in 2005. The Wall beautifully represents the history of the region, the piners who came to log forest, the miners who came to mine ore, and the wildlife that is now either rare or extinct. The detail in this rare piece of art is stunning, showing veins in the hands of workers, hardship chiselled into the faces of women who battled

alongside their men, the blinking eyes of newly born thylacine. Through its beauty we see a representation of history and an echo of voices long stilled. This is an experience not to be missed. QUEENSTOWN The Queenstown we enter on our journey is very different to the one I remember from 35 years ago. Then, it was a moonscape of barren hills, trees logged to fuel smelters, the earth charred by sulphur fumes, topsoil eroded to Ground Zero. Even more alarming, at that time, was the pride many townspeople took in the surrounding bleakness. So, it’s a pleasant surprise to see the regeneration taking place, the wilderness returning to clothe the hills. We have pre-booked seats with the historic West Coast Wilderness railway on the half day Rack and Gorge tour. It’s a 4½ hour return journey into the rainforest past the plunging hills of the King River Gorge to Dubbil Barril, halfway to Strahan.
We travel by steam train up inclines up to 1:12. To do this, the train uses an Abt rack and pinion track in the middle of the rail (like cog railways we’ve seen in the Swiss Alps), the only working cog railway in the Southern Hemisphere. Meanwhile, our carriage hostess tells us the story of how and why the rail was built during the region’s mining boom, settlers battling terrain, vegetation and weather to build the track. Five hundred men worked on the line digging every cutting by hand, as shale made tunnels impractical. Conditions were horrific – leeches covered the ground, and the wood was always too wet to light a fire. In total, early settlers cut 460km of track to make 36km of rail, which opened up and transformed the West Coast. We hear many tales of those who made and lost fortunes as we travel their tracks with an ease and comfort they could only have dreamed of. Though the railway was restored in the 1990s by volunteers funded by government and private

STRAHAN The atmospheric village of Strahan may be small, however it is historically significant as the port that opened up Tasmania’s west coast. Today it is our gateway to Macquarie Harbour, joined by the Franklin and Gordon Rivers, which flow out to the ocean through the infamous Hell’s Gates. In an area inhabited by the Toogee Aboriginal people for around 35,000 years, Strahan was founded in 1877. When the rail connecting Queenstown to Strahan was completed, Strahan became the second busiest port in Tasmania, shipping out minerals from mines in the local area. The Gordon and Franklin rivers were the site of huge environmental struggles in the 1980s, resulting in the area being declared a UNESCO Tasmanian Wilderness World Heritage Area in 1982. On a perfect day, we journey out into Macquarie Harbour with Gordon River Cruises on the Spirit of the Wild. The scenery is magnificent, looking across the harbour to mountain ranges beyond. At the Gordon River mouth the hybrid engine switches to electric mode, and we journey in silence past mirror reflections of pristine rainforest in the water. As it’s a calm day, we travel out past Cape Sorell lighthouse through Hell’s Gates. While travelling on the boat, a potted history of the area featuring actors as historic characters plays on televisions in the cabin. >>

investment, it’s pleasing to learn that the government took over operation of the railway in 2014, ensuring that the tourist attraction stays in operation. Queenstown itself is a ghostly presence in the early morning mist, atmospheric enough to be a movie set. There’s been obvious wealth and community spirit here, yet its edges speak of poverty and hardship still. It’s a place with divided opinions about both its history and future. Perhaps some are not as pleased as we are about the wilderness’s return.

The treacherous Hell’s Gates were not only the entrance to Macquarie Harbour and Strahan, they were also the route for most hardened criminals journeying to Sarah Island. We are amazed to learn about how, in 1897, convicts formed rock harbour walls by hand to keep the channels open and make the harbour entrance safer to navigate. These walls are still visible today, fulfilling their purpose. Returning, we stop at Sarah Island in Macquarie Harbour. Despite its beauty on the day we visit, we learn about the terrible conditions suffered by prisoners, their brutal treatment and the escape attempts, most notably Alexander Pearce, the ‘last man standing’ until he was hanged for cannibalism in 1824. ZEEHAN We journey north from Strahan, stopping at the mining town of Zeehan to check out the West Coast Heritage Centre and the Spray Tunnel, a 100metre abandoned railway tunnel carved through the hill so that ore could be transported out of the Spray Silver Mine. CORINNA Corinna Wilderness Experience is a small settlement of cottages and a hotel located on the banks of the Pieman River. To reach it, we navigate dirt roads before crossing the river on the ‘Fatman’ barge. There are few places in Tasmania more suited to immersing yourself in the remote wilderness than Corinna. Without phone, internet or television, this is the place to get away from it all, relax and walk in wonder. While others choose to kayak and camp in the wilderness, we take a more civilised approach,

staying in one of the cottages overnight and eating lunch and dinner at the excellent Tannin Restaurant at the Tarkine Hotel. We walk for hours on bush trails and boardwalks enjoying the brooding darkness of the river, wildlife seemingly undisturbed by our presence, in awe of the majesty of giant Huon pines bending over the river. Next morning, we take a river cruise on the historic Arcadia II, the only Huon pine river cruiser operating anywhere in the world. There is no one around, save kayakers who set off downriver earlier that morning. We travel past wilderness that has survived since its Gondwana heritage and Huon pines up to 1,000 years old. A white-breasted sea eagle watches our progress as we journey out to Pieman’s Heads. The skipper tells us that Huon pine was once shipped out through these heads. Prospectors also panned for gold in tributaries off this river, one finding Tasmania’s largest nugget here which weighed in at 7.5 kilograms. Known as ‘The Edge of the World’, the area around Pieman’s Heads attracts fishermen and campers to its shores, waves crashing relentlessly, even on a fine day. Despite its remoteness, there’s a settlement of shacks just inside the heads which we skirt around on our way to the beach. This rugged corner of Tasmania’s Wild West is recognised as one of the world's last temperate rainforests. Looking west, there is nothing but sea until we reach South America. After such an uplifting, restorative experience, where to from here? Travel back the way you came, or continue the short journey north to Cradle Mountain … your choice.

So when an invite arrived to attend a work event in Melbourne – my favourite city in Australia, and perhaps the world – I grabbed it with both hands … the added bonus being that my son lives down there so I would be able to have a longawaited reunion with him as well. Now bear with me because our three-day itinerary was jampacked, eclectic and, at times, downright indulgent. Usually we choose to stay right in the CBD but this time we mixed it up and booked an apartment in Southbank. It proved to be a very wise decision … close to all the amazing restaurants and nightlife, a 10 min

walk to Flinders Station and within a leisurely stroll of the DFO where I could partake in my second favourite past time … shopping. There are any number of amazing places to eat but with Tom living in the inner suburb of Richmond, our venue of choice on the first night was Harlow Bar. An unremarkable pub downstairs, the rooftop level is a riot of neon lights, lush fake flowers and mismatched furniture. The views over the city are amazing, the food extremely tasty and the cocktail list is pretty good too. On the way home we were treated to an epic laser show on the Yarra River, just one of the free cultural offerings that often pop up throughout the city. The following day, we met up with friends for lunch at La Camera … an Italian restaurant in the
Southgate dining precinct with a spacious balcony and stunning views across the water to the CBD. We have eaten here many times before and after a delicious meal and a convivial couple of hours we headed to the nearby Damon Bradley where we indulged in an even more delicious serving of coffee and French patisseries. Thursday night was the real reason for my visit, the opening of the stunning new audio store, Focal Powered By Naim. We were promised an evening of Immersion, French gastronomy and elite visual and audio experiences, and they certainly didn’t disappoint. The highlight would have to be sitting in a soundproof space which boasted a $450,000 sound system as tunes were pumped out through speakers that were worth another $450,000. I’m not sure I’ll ever be able to listen to music without wishing I was back in that million-dollar room.

Friday was a day for the Arts … albeit in two very different forms. The morning was dedicated to a visit to the NGV and the newly opened The Picasso Century exhibition. Featuring over 80 works by this amazing artist, alongside over 100 works by more than 60 of his contemporaries including Salvador Dalí and Henri Matisse, this really was once in a lifetime experience. The exhibition runs until October so there is plenty of time for you to see it for yourself. We then indulged in another lunch at La Camera (I told you the food was good), this time with a group of friends we had met on a tour of the Mississippi. Coincidentally, it was six years to the day since we had parted ways with a similar meal in New York.

You have got to love spontaneous friendships that span so many miles, so many years and so many countries. After a quick afternoon detour to the shops it was time to get ready for my biggest treat of the trip. My son is a lead artist at a paint and sip studio in Collingwood called Cork and Chroma and that evening he had arranged for me to attend a Paint Your Inner Queen Pop-up they were running at the Northcote Distiller. With Ru Paul’s Drag Race alumni Art Simone and Etcetera Etcetera co-hosting, we sang, laughed and painted our way through a fun few hours. I am a bit of a Drag Race fan so to say I was excited to meet these two talented performers is an understatement. By the way, it turns out my inner queen is a craft queen, complete with woollen hair, scissor
earrings and a fetching crochet dress … gorgeous. After final brunch the next morning, it was back on a plane to head home to the sunshine and warmer temps. Now I admit that during our stay, we spent a lot of time with family and friends but even if you know no one at all there are plenty of activities to occupy your time. Just in the few days we were there, the options included two AFL matches, a Comicon convention, a Mind Body and Spirit Expo, free photo exhibitions along the river, more free exhibitions at the NGV, stage shows, live music gigs … The list is endless and whatever your interests you are bound to find something to keep you entertained and engaged. And if all else fails you can always eat or go shopping.

INTERESTING TIMES A return of balance with rising interest rates.
WORDS NICK NICHOLS THE PROSPECT of higher interest rates has thrown what some see as a welcome spanner in the works for the property market, but it raises the question of what to expect next. There’s a lot of speculation about how far the Reserve Bank of Australia will pull the interest rate lever to put the brakes on inflation, but the consensus is that the market already should have been braced for the retreat from the record low cash rate that has facilitated the latest property boom. With a diversity of perspectives being offered by analysts, the dominant theme is that the Australian market is facing a reset with the ‘normalisation’ of the cash rate expected to occur at the fastest pace in some decades. The heat is already coming out of the Sydney and Melbourne markets. CoreLogic data shows they were the first capital city markets to record negative monthly growth rates this year with quarterly falls of 0.3 per cent and 0.5 per cent respectively in median home values.

But by the end of April, annual house price growth still stood at 17.1 per cent in Sydney and 10.1 per cent in Melbourne. However, Brisbane, a perpetual property underperformer for many years, is now the strongest capital city market with a quarterly increase of 5.9 per cent, followed by Adelaide at 5.6 per cent. Annually, these two cities have experienced house price growth of 32 per cent and 28.4 per cent respectively. The data naturally varies from suburb to suburb and CoreLogic research director Tim Lawless notes that the suburbs with the biggest falls in median prices were those at the ‘upper quartile of the market’ rather than the middle to lower end. CoreLogic also points out that the Melbourne and Sydney markets are prone to a high level of volatility in some of the more expensive residential enclaves. “These softer conditions come after a stronger performance across the premium end of the market through the growth phase,” says Mr Lawless.
“Historically, more expensive housing markets tend to lead the upswing, but also lead the downturn, which is what we seem to be seeing at the moment.” Yet Lawless also notes that Brisbane suburbs in this upper quartile remain the exception with the city broadly in upswing. Cameron Kusher, the economic research director for REA Group, offers a pragmatic perspective on the impact of what we should expect from interest rate increases, and it comes down to getting accustomed to pre-pandemic conditions. “(Higher interest rates are) likely to mean properties are going to take longer to sell because there’s likely to be fewer potential buyers,” says Mr Kusher. “We don’t know what’s going to happen with sellers, but we’re going to see that better equilibrium between demand and supply in the market which will mean there’s not as much urgency to buy properties as what we’ve seen over the past few years.”
Bull and Bear Economics director Marcus Brown puts interest rate increases into sharper perspective, describing them as a ‘blunt tool’ designed to take some wind out of the economy. However, his outlook for the property market remains relatively benign in that he is not forecasting a price crash. “The RBA’s main target has been the exuberant housing market and the threat of an asset price bubble,” says Mr Brown. “The early signs are that a lot of wind has already come out of the property market as a result of the jawboning in the lead up to the change and the change itself. “It’s important the RBA continues to remember that with extraordinarily high levels of housing debt in a historical context, changes to interest rates will be incredibly effective in affecting household spending.
“Households will be more sensitive now than ever before to changes in interest rates.” Mr Brown sees a ‘flight to quality’ as the key message for buyers and developers in the current market conditions. “There will be a flight to quality in every segment of the housing market. “Quality does not mean it’s luxury housing that prospers. It will be every segment within the market – the best quality product will be the one that prevails. “This means quality design, quality finishes and a quality sales experience will be vitally important.” Reflecting the recent view of Commonwealth Bank CEO Matt Comyn, Mr Brown also isn’t expecting
the RBA to rapidly lift the cash rate above 2 per cent as some analysts have predicted. “I suspect there will be a sustained program to return interest rates to about 1 to 1.5 per cent, but this will probably take two years rather than 12 months as some people have signaled,” said Mr Brown. “That’s because the interest rate move will be quite incredibly responsive this time. “So, I will be factoring falls in housing prices in 12 months’ time of 2 to 5 per cent, followed by a drifting or stagnation of prices in subsequent years. “This is by no means a property crash; it is just a coming of f the boil from a previously high exuberance,” he says

THERE IS A LOT of talk about the health of the property industry at present, particularly on the Gold Coast in the wake of the collapse of builders Condev and Pivotal Homes. So we’ve reached out to some of our valued industry partners to gain their insights on how they see rising inflation and supply chain issues impacting the market in the future – or whether it will have much impact at all. This will drive more work, increase opportunity and showcase South-East Queensland on a bigger world stage than even the successful Gold Coast 2018 Commonwealth Games. We are certainly witnessing a challenging time for the Gold Coast property market with rising construction costs hindering the supply of development and driving demand in the market to new heights. There is no doubt, the construction cost escalation, changing political environment and the continued demand versus a shortage of supply in the Gold Coast property market, will be the top topic of discussion for quite some time.

FROM THE VERY outset of each of our Gold Coast projects we were aware that the current market conditions being experienced on the Gold Coast could not last forever. We took an approach where we wanted to be able to manage the risks of sales, construction cost escalation, or just general market conditions. Good projects, in good locations, that are well designed and delivered by reputable developers with a strong track record will always be able to go ahead, despite any market conditions. For various reasons, the Gold Coast market has an undersupply of owner-occupier apartments and apartments in general, and this is seen through the vacancy rate of 0.4 per cent currently being experienced. This shows that there is simply not enough housing to meet demand. When we mix this with interstate and overseas migration, which is continuing to bring more people wanting to live in South-East Queensland and in particular the Gold Coast, we do not see this subsiding any time soon.

As a result, each of our projects have employed a design that is highly efficient and targeted at the local owner-occupier market which would work both for owneroccupiers and investors. Siera Group continues to take a research-based approach to the general market conditions from a sales perspective, as well as a construction climate perspective – with respect to building approvals, construction starts, and capacity in the labour market. We are also mindful of future supply increases where we feel that things have started to stabilise – an early indication of some reprieve from price escalation. From an industry perspective, the Gold Coast apartment market has entered a new territory. It will require developers to invest more time and resources into thoughtfully navigating their way through escalated construction costs, added pressure on project feasibilities and limited access to labour and materials.

FOR US THE FACTS don’t lie, and our latest report paints a very optimistic narrative of the property sector despite some recent headwinds. The fundamentals of supply and demand dictate the health of the market across all sectors, and we are seeing constrained building activity and low unemployment only reducing supply, particularly in the residential sector. More residents, a growing economy, and continued demand for residential and commercial offerings are the major draw cards that have been laid bare in our latest Gold Coast Market Overview. The report shows that a key driver of growth for the Gold Coast market lies within the residential vacancy rate which sits at 0.4 per cent – well below Sydney at 1.6 per cent and Brisbane at 0.7 per cent. Despite vacancies in both the commercial and residential property sectors dropping to record lows, the Gold Coast will be gearing up to welcome an
additional 14,500 residents every year leading up to 2032 Brisbane Olympics. The value of the Gold Coast economy has doubled over the last decade to $39.24 billion, underlying the growth of the regional economy. If this exponential growth continues, the need for residential dwellings, offices, warehouses, industrial facilities and retail will only increase. Our forecasts show that the economy this year alone will grow by 5.6 per cent. The city has reached critical mass and has also attracted major international and national investors – highlighted by the sale last year of Pacific Fair Shopping Centre – and a range of major residential players from both Sydney and Melbourne. THERE IS MUCH SPECULATION about the right time to buy into the property market. Experts weigh in, growth and downturn trends are reported to the precise decimal percentage, commentary is made about ‘breaking in’ to the market in the current climate. When the market is surging – like it is at present – buyers are advised to hold off. But does waiting pay off in the end? Andrew Erwin, Managing Director of NPA Projects, doesn’t think so. “In my 20-year journey in property, I’ve witnessed many cycles and markets,” Andrew says. “Things are constantly in flux and holding off won’t always put you in a better position.” Andrew emphasises how the pandemic was predicted to be the great leveller of the property market and how that forecast turned out to be tremendously wrong. “There will always be a cycle of changing governments and interest rates that go up and down, what never changes is people’s need for homes. “Sitting on the sidelines waiting for the ‘right’ time just means missed opportunities,” he says. “The focus should always be about finding the ideal home or second dwelling to match your unique needs. “The timing for that will be different for everyone.” Andrew admits it can be confusing for the buyer to cut through all the noise that the property market generates.
