There’s a lot that goes into your bathroom before you do. At Ripples, we work slightly differently from others. Our talented bathroom designers try to get to know you first. They chat with you about what you like and what you don’t like. They go over your ideas, your torn out pages from magazines, your Pinterest boards - whatever it is that inspires you. Before we do anything, we find out exactly what you’re looking for, and then we make sure as much of you goes into our ideas as possible. We don’t do one size

fits all solutions, but we do take dreams and ideas and turn them into bespoke designs for your new bathroom. From the moment you step into our showroom to the moment you step into your new bath, we make the whole process as smooth and stress-free as it can be. It’s the Ripples effect. Let’s have a chat about what we can do for you.

A little bit of history The name comes from the Anglo-Saxon meaning ‘homestead’ and the area is recorded in the Domesday Book of 1086. Originally a spa destination in the 18th century, Hampstead declined in the early 19th century before growing exponentially when the arrival of the railway connected it to the centre of town in the 1860s. Lavish residences sprang up to cater to the population of wealthy commuters and the area retains this period charm and sense of heritage today.

www.hamptons.co.uk

Why move to Hampstead? It is a popular choice with city workers, affluent families and celebrities alike due to its stunning architecture, strong transport links and access to green space, including the sprawling Hampstead Heath. The many eateries, theatres, cinemas, museums, galleries and sports facilities mean there is never a dull day in Hampstead. In addition the volume and high quality of education facilities in Hampstead is a draw for many people and is one of the reasons many move to the area.

Interview with George Omalianakis exciting when you get a chance to come up with something unique that makes the client happy.

Why should people appoint an architect instead of managing their own project? You appoint an architect for the wealth of their experience and the knowledge they have accumulated over years, rather than just for their ideas. An experienced architect is your insurance policy to ensure your project is run as smoothly as possible and you want to invest in their skills and know-how to guide you through the regulations, obligations, and approvals you need to obtain for your project. And of course, architects will come with a tonne of ideas about how to maximise what you can achieve, how to make your home more energy efficient, how to retain the character of your property while adding contemporary touches and ultimately how to make your home a joy to live in. What type of projects get you most excited? Looking back, I have always been involved with designing projects with a strong connection to historical and heritage context or with buildings that were environmentally conscious. And as it happens these are still the type of projects I am very passionate about working on today. This is because there is always something unique about environmental and heritage projects, no two properties are the same, no two clients have the same requirements and priorities. It is the bespoke way you engage with both the building and the client that is fundamental to developing and executing each project. I guess what these projects have in common is that as an architect you are required to look carefully at what is there, to understand what the requirements are before you are able to discover their full potential. I take the same consistent approach for all projects I work on as an architect and it is very

In developing a style for a client’s property who takes the lead or is it a collaborative effort? All projects I work on must be collaboration between GOAStudio and the client. At the start of a project, we must listen to the client and make a map of their requirements, likes, and style of their ideal home. For me, collaborating with a client is about asking the right questions to help reveal what the homeowners like, what their needs and priorities are, and to understand what really matters. From there we will make suggestions and present a range of options and ideas to the homeowner. As an architect I then lead the design development process to benefit the project. In this partnership I am the one with the wealth of experience and it is my job to plan, control and manage the process as well as to advise the client how we can maximise what we can achieve with their project. Is there a project that you are most proud of? I am proud of every single project we have designed and I have been involved with. Since 2009 our projects have featured in a number of publications and magazines. This is always satisfying both for ourselves and for the homeowner. As an architect you immerse yourself in the design of a project from its infancy, you find a way to look beyond its impossibilities, you have the light-bulb moments. And the aim is to come up with a beautiful and carefully resolved design that eventually becomes someone’s home long after you had anything you do with it. A happy client is what you end up being the most proud of because this is the measure of success in everything you do as an architect. • Chartered Architect with the Royal Institute of British Architects (RIBA) • RIBA Conservation Registrant – Specialism in historic buildings and conservation areas • Which? magazine residential expert and contributor • Member of the Green Register of Construction Professionals Contact George if you need help with your home project: george@goastudio.co.uk.

EXPERT INTERVIEW

Interview with Bathroom Expert Craig Herbert

Tell us a little about the background of your business? The idea of Bathroom Expert London came because of my previous experience in the construction industry. Bathrooms are complex due the variety of different skills required for one room. This is why Bathroom expert London was set up. I am there as an expert who has an understanding of the process end to end and is always there to support and advise. I’ve also trained the team personally in our exacting process. We have a very professional and experienced team with specific expertise for each area. It is about quality, expertise, knowledge and a personalised experience. What process do you go through with customers from that first phone call to completion? Everything starts with a video or phone consultation. Some clients have very clear ideas, others want or need more support and direction. Getting to know the individuals behind the property is vital so we can tailor our services to their needs. It is about combing dreams and emotions with practical ideas and mandatory requirements to achieve the best possible design for the space. With all that we create a design and estimation of the costs. At that stage we agree the process to select and buy products. We have connection with high quality showrooms that can offer great products at appropriate prices. Once the estimate is agreed we arrange for a starting date. What advice would you give people before starting a bathroom renovation? Firstly: Due diligence is key– Do not blindly place your trust in someone and know exactly who is going to be responsible for what goes on in your home. Choosing the right partner and ensuring there is knowledge behind promises is worth their weight in gold. Secondly: Make sure you nail the design before you look at products and engage the services of a design specialist. You will be surprised what’s possible with even the smallest of spaces. If your designer has plumbing and building background and knowledge they can treat the room as a blank canvass and design with minimal limitations. Finally: materials quality is key. The product specification has evolved with the development of new $technology and materials, which help us create a quality product. What’s the best thing about working in the Hampstead area? Local to the area, I love the various period properties and their charm. I have worked on many different houses so I understand the challenges that period properties present. This local touch creates an opportunity to help client’s understanding of ‘what works’ to get a premium finish. Surrounded by so much beauty and culture, clients also often have a real understanding of the value of quality. Of course it is tempting to try and look for the cheapest offer and believe that when someone offers a cheaper service it will give us the same than a more expensive one. But when people understand the real value of quality they also know that there are not bargains without risk. Clients in Hampstead usually know the importance of having confidence on the work has been done in the inside, knowing it is as high end as what you can see in the outside. 16

Interview with ‘Zavier Kwek’ So a client has collected the keys from Hamptons and moved into a new house with a generous size garden but no character or features. What’s the first step? Firstly, they should start thinking about how they would like to use the garden. Then observe the space - where there might be a favourite view, how the sun moves across the garden, is there anything unsightly that would be preferable to hide. Maybe consider getting a garden designer in to help! There are always things that can inspire, for instance, the architecture of the house. Or nearby trees to borrow a view from. What if a client is selling a house and needs to add some kerb appeal, they may not want to invest as much a buyer, what would you suggest? Depending on the season, replacing a few tired shrubs with colourful perennials can make the garden look much more inviting. Adding a few well positioned and planted pots can also help. Repainting garden walls that are rendered or repairing any damage will smarten everything up. I guess people are influenced by things they see at gardening shows. What sort of things are on trend at the moment? Quite rightly, the biggest trend at the moment is for a garden to be wildlife friendly and eco conscious. As a studio, we work hard to find a balance between the practical use of the garden and doing our bit for the environment. Some of the

ideas are more suitable for big country gardens but every garden can help in some ways. It could come in the form of pollinator friendly planting, using local sustainable materials where possible, thinking about effective ways to use rain and wastewater and working with nurseries who provide plants which are grown in peat free compost – these are just some examples. Do your clients have specific ideas about what they want or do they more often give you a blank canvas to work with? We have had both but generally we advise our clients to tell us how they use the garden and leave us to develop the design. If a client has a specific theme in mind (a Mediterranean or a Japanese garden for example), we will aim to incorporate elements of that into the design as well. Does it matter what time in the year people contact you? It doesn’t really matter but it is definitely a good idea to get in touch with a garden designer as early as possible. The whole process, including securing a good contractor to do the build can take time so it is best to work with the designer and get the schedule pinned down early. It can be difficult to plant a garden in deep winter if the ground is very frosty but then again planting a garden in the summer does mean more watering. Swings and roundabouts!

Interview with ‘Hampstead Architects’ space. We are providing planning services, full contract administration, project management and interior design services for this project. Do you work with investors and landlords? We have the privilege of regularly collaborating with landlords and investors who seek our expertise. They rely on us to provide valuable insights on planning inquiries and strategies to unlock the full potential of their properties. We take pride in offering advisory services even before the purchase stage, allowing investors to make informed decisions by assessing feasibility.

Tell us a little about the background of your firm. Our architectural practice is rooted in the fundamental concept of buildability as well as design. With our extensive experience in the building industry, we identified a market need for a practice that possesses genuine construction expertise and can adeptly balance three key considerations: budget, buildability, and functionality. Our team is wellequipped to create designs that seamlessly integrate these factors, delivering practical and innovative solutions. Our projects are where thoughtful design meets real-world feasibility. What type of projects have you been working on recently? We typically work on single dwelling family homes and our services revolve around gaining planning permission to increase floor area, creating technical design sets for the builders to follow and manage the whole build process from day one all the way to our clients’ move-in day. We have recently embarked on an extraordinary project in the heart of Knightsbridge: transforming the UK’s narrowest house, measuring a mere 80cm deep. Our scheme incorporates a full basement and first-floor extension, unlocking functionality and livability within this limited

Looking back, is there a job that you are most proud of? A project that we are particularly proud of is a basement and ground floor extension located in Hampstead. What sets it apart is the intricate nature of the property itself, as it comprises a ground floor apartment within a terraced property containing two other apartments. The scope of the project entailed excavating 4m below the existing building to create a 50m2 basement, in addition to constructing a wrap-around extension on the ground floor. With great attention to detail, we designed the project to minimize any adverse impact on the neighbouring properties, while simultaneously creating a well-lit and comfortable living space within the constraints of the site. The management of this project necessitated close coordination with numerous third parties to ensure the safe and precise execution of the construction process. Are you happy to give appraisals to Hamptons clients before they exchange? We genuinely enjoy visiting properties and offering a second opinion as it enables us to provide a comprehensive evaluation, ensuring our clients receive accurate and insightful assessments. We are committed to providing exceptional service and we take pride in going above and beyond, leaving no stone unturned as we help home owners to make informed decisions and unlock the true potential of their future property purchase.

Interview with KSR Architects & Interior Designers Tell us a little about the background of your firm? KSR Architects & Interior Designers is an award-winning design-led practice focusing on creating exceptional, high-quality homes. We are a studio of designers with over forty years of experience and with over 90% of our work coming from referrals or existing client relationships. Whether it is ultra-contemporary, traditional, or the unique and quirky, our projects blend the personal qualities and vision of our individual clients with the natural and environmental characteristics of each site. Based in Camden Town, we have extensive experience creating bespoke homes across North London, with Hampstead, St John’s Wood and Belsize Park being our home patch. Our portfolio also extends internationally including Cape Town, Antigua, Seychelles, St Petersburg, and Moscow and the US. Can you give us an insight into some of the ways you are able to navigate through planning obstacles? We believe that that the most effective way of securing optimal planning permissions is by taking a collaborative approach with the local planning authorities. We have therefore built good working relationships with the planning departments in Westminster, Camden and Barnet in particular. Utilising our detailed knowledge of the local planning framework and current policy, we approach each project with a considered strategy. Whether this means a light touch, or a more comprehensive approach is required, we will tailor our service to the specifics of the project. On our more complex projects, the nuance and complexity of local planning can be challenging, so it is important to collaborate with a proven team to ensure a successful outcome. Explain some of the ways you can you add value to a home which is already in good overall condition? We have extensive experience adding value to properties. The obvious way to add value is to add floorspace, but this is not always the most cost-effective solution or advantageous to the way the house will function. We therefore analyse the way the house is currently being used and suggest ways that it can be used more effectively. This might be the addition of a roof extension, reorienting the stair or simply repositioning the furniture to improve flow or maximise a view. As both architects and interior designers we examine the entire house and understand the client’s lifestyle, taste, and budget in order to add both financial and aspirational value. Is there a type of project which gets your team more excited than others? Every project and every client is unique, but we have been privileged to work on a variety of exceptional projects. Whether it is a challenging heritage site, a hi-tech house, creating bespoke furniture design, or curating art collections, we enjoy projects that encourage us to think outside the box. What’s the most satisfying aspect of your work? As a collaborative studio, we focus on good relationships with clients and colleagues to ensure a project is of the highest quality. It is hugely satisfying to see a client enjoying the fruits of our labour, understanding the design decisions that were made, and appreciating the journey we went on together. We are proud that over 90% of our work is from previous clients or referrals which is a truly satisfying tick of approval. 28

Interview with Carpets & Wooden flooring experts Chic Flooring Tell us a little about how you came to establish Chic Flooring? Chic Flooring was established in 2012 by my brother Mohamed and I. Between us we have over 35 years of retail experience and knowledge, which we wanted to use to bring a new level of service and quality to customers looking for flooring solutions, a product we love. Since then, we have gone on to offer a wide selection of high-quality products, to suit every requirement and budget, from luxurious woods and carpets to modern laminate and LVT. How do you explain peoples love of Carpets and woods as a building material? Both carpeting and woods create a sense of luxury, comfort, and security in the home. From the first warm step, out of bed on a cold winters day to the cozy underfoot feeling, as you watch some evening TV, carpeting exudes an enveloping feeling of luxury and warmth our customers love. Hardwood floors are extremely stylish and appeal to our age-old connection the outdoor world. Used in construction for centuries wood and wood flooring don’t just look great but bring a great sense of security and peace of mind, able to withstand the wear and tear of day-to-day life, whilst also able to accommodate modern, cost saving, eco-friendly technologies, such as underfloor heating. Is there a project you’ve done that you’re most proud of? Although we are immensely proud of all our projects, one that stands out, consisted of 4 floors of stair runners in a zebra patterned carpet with binding (please see photo), which looks amazing, and the customer was extremely happy with the result. We also did a project for Sadie Coles HQ at 62 Kingly Street were the exhibiting artist said our fitter was an artist at his job, a great moment for us and our fitters to have incredible recognition for our work. What types of flooring do you find most popular with clients? Our most popular flooring is carpet, the UK climate is primarily cold for most of the year apart from a few months in the summer. The reason why carpets have remained high in popularity is that they provide great insulation to our homes and help keep heat in and cold air out. Please summarize why people should choose Chic Flooring? Chic Flooring prides itself on delivering incredible customer service and after-care with a great selection of products and advice to guide our customers. We never rebrand any of our products, so the customer can look up the product and get all the information and specifications on the products. To us it’s not just about making the sale, it’s about the customer experience making sure they are happy with the product and getting right information. We also have great team of fitters, painters and decorators, that are very helpful and accommodating to all our customer’s needs, not only flooring but we are also able to do all aspects of home improvement.

South Hampstead High School Excellent academic results place us comfortably amongst the country’s top schools, and our pupils leave us for some of the most prestigious universities in the country and worldwide – but there is so much more to an education here than the girls’ headline achievements. South Hampstead is a forward-looking school, empowering girls to prepare for life and work in a rapidly changing world. Founded in 1898, St Anthony’s School for Boys stands tall as the only all-boys Catholic preparatory school in North London. It houses 285 boys from the age of 4 to 13.

T

he school is in the enviable position of having a sister school, St Anthony’s Girls, around the corner which lends itself to the successful formula of the part diamond structure of single sex teaching and co-ed cross curricular activities. The newly formed co-ed nursery, housed at the girls’ school, feeds into both schools and ensures that friendships formed can be maintained because of the close relationship between the two schools. A creative bastion with lashings of music, art and drama on offer, St Anthony’s Boys excels in fostering a culture of academic success without losing sight of the importance of pastoral care. An almost inexhaustible list of sporting and extra-curricular activities showcases not only how the school is evolving and bringing its pupils into a digital age, but also highlights the emphasis the school places on individuality and on developing the whole child. Every boy has a voice and active participation is encouraged across all disciplines through discussion forums and clubs. A school where academic growth has led to it being popularly referred to as ‘a greenhouse not a hot house’, the current Head, Mr Richard Berlie, has proved that his ethos of explorative, expanded

learning and focus on the individual really works. The school has, under his leadership, achieved the the best results in its history this last year with both the 11+ and 13+ cohorts getting into the most sought after, academically selective boys’ senior schools in the country. The school invites a host of guest speakers ranging from authors, university professors, MPs,

theologians, historians and many other professionals from diverse backgrounds, to help expose young minds to new ideas and innovative thinking. The school also organises well planned trips to museums, galleries, exhibitions and theatres, to encourage expressive and progressive thought in the boys.

At the heart of the school are the values of kindness, tolerance and inclusion which result in boys from a wide variety of backgrounds, cultures and religions coming together. These key elements and the calm (but jolly) atmosphere that pervades the bright, highceilinged, classrooms combine to knit a community in which parents and teachers work in tandem. St Anthony’s children

are both supported and extended, encouraged and challenged and, most importantly, made to feel that this is a school where there are no glass ceilings and everyone can grow in their own unique way at their own pace.

Interview with Alexander Rakita from AR Architecture Tell us a little of the background of AR Architects? AR Architecture is an award-winning RIBA Chartered Practice founded in 2010 by Alexander Rakita upon the foundation of his previous 20-year international career. Today, the company employs 8 staff in its London and Porto offices, has accumulated invaluable experience and won many national and international awards. The practice gets involved in a broad range of residential, commercial and hospitality projects, thriving and succeeding in most complex inter-cultural settings. How do you make sure your clients’ goals and expectations are met? What we do here, at AR Architecture, is to take in all the ideas and the questions of our clients and provide them with all the information they need to make their decisions on construction. For us, it is not only about beautiful designs – it is about making the most of client’s ideas, budget, and time. We like to think of the clients as our co-authors. Being at their side on the journey through the construction project is really where we add the most value. It’s about listening to the needs and finding the best delivery. How do you help clients with planning issues? Our services cover the whole architectural process, from initial concept all the way to completion. Historic buildings are our speciality. We deal with all statutory approvals, help to appoint the design team, lead and coordinate it, then supervise the construction, working alongside the builders as one team. Many of our projects are in listed buildings or conservation areas; we pride ourselves on obtaining consents for modern designs which are sensitive to their historical context. In complex cases, we recommend obtaining a written pre-planning advice prior to submitting a full application. Apart from telling us whether the proposals are likely to be acceptable, this procedure is an opportunity to engage the officers in an informal discussion and make them part of the decision-making process. What do you find most exciting about your work? It’s the magic of seeing our ideas materialised, influencing this process, knowing that in the spaces we are creating people will be able to feel at home and in harmony with their surroundings. As a matter of fact, we love dealing with difficult briefs and tight budgets - this is often where the most interesting and creative solutions originate from! What would you say are the key strengths of your practice? Design is made for people by people. At AR Architecture, we’re lucky to have an amazing cosmopolitan team of talented professionals, where everyone’s opinion matters, and everybody has something to bring to the discussion. There is always an intention to know personally the client and their needs. We are small enough to care and big enough to deliver. Our international experience helps us think outside the box and adapt to the diverse needs and wishes of our clients. Most of our projects use Building Information Modelling (abbreviated as BIM). All work is done in a virtual 3D model which allows us walk through the project’s spaces, see relationships between materials, plant and structure, detect any problems at an early stage and keep budgets on target. 40

Outstanding bathroom designs by Ripples!

Tell us a little about the Ripples brand? Ripples was founded in 1988 by my parents Roger and Sandra Kyme and has grown into an award-winning bathroom retailer renowned for its bespoke bathroom designs, stunning showrooms and innovative bathroom products. Since the first showroom opened in Bath over 30 years ago, Ripples has become a franchise with an impressive portfolio of 13 showrooms nationwide. We offer a truly tailored bathroom service, from product sourcing and design consultancy, through to installation from trusted local suppliers. With a dedicated team of in-house designers, we can help clients with anything from an elegant en-suite to a fun and functional family space or a compact cloakroom. What is your customer journey from that initial enquiry? All of our client’s requirements are different so we tailor our service to suit their needs. Some clients are just looking for a single product to finish off their bathroom, whilst others are looking for a full bathroom redesign. When a client uses our design service, the process starts with them meeting a Ripples designer in the showroom to discuss their project and ideas. Our designers ensure they have an understanding of who will be using the bathroom, the client’s preferred bathroom style and how much they are looking to invest in their project. Once the key details of the project have been discussed, we then conduct a home visit where we measure the existing room, taking care to note any factors that may influence or effect the final design scheme such as lighting or water flow. After the home visit has taken place, we move on to the design process where our designers review the options available for the client’s bathroom project and research the best design solutions to meet their brief. Our designers are true experts in all aspects of bathroom design and use their experience to consider not only how the bathroom will look and function, but how it will make the client feel. The designer will then showcase their solution during a design presentation, sharing scaled drawings which capture the style, size, layout and overall artistic look of the bathroom, as well as showing the client product samples in the showroom. Once the design has been approved by the client, we produce a detailed technical pack for the bathroom installers to ensure they fully understand the design along with the exact products that will be supplied. As the bathroom redesign gets underway, we continue to check in on progress throughout the project, ensuring the clients dream bathroom becomes a reality. 42

How have bathroom tastes and trends evolved in recent years? As we emerge from the pandemic, we’re definitely seeing a trend to more multi-functional living and bathrooms have very much become people’s at-home retreats...or as we like to call them , spathrooms! There’s also been a recent resurgence in more traditional bathrooms schemes, with freestanding baths in particular in huge demand at the moment. On the other end of the spectrum, many clients are looking for strong patterned floors with bold tiling, especially in pink and green tones, particularly popular. Special finish brassware is another huge trend, with the majority of clients looking for black or gold finishes for their showers, taps and bath mixers. Is there a project that you’re particularly proud of? Due to the bespoke nature of our offering, every client has different taste, different requirements and different sized bathrooms so we’re never creating the same scheme twice. I’m therefore really proud of every bathroom that we create because it is genuinely designed to suit the unique requirements of each and every client. As a result, I can proudly say that our client base is made up of around 70% referrals from previous happy customers which I consider to be a huge achievement. Saying all of this, I do remember about 20 years ago that a client wanted a dolphin border tile in his bathroom - the client was delighted but I wasn’t so proud of that one! What’s your favourite thing about working in the Hampstead and North London area? I’ve previously had showrooms in Mayfair and Marylebone which were great locations but were surrounded by retail and office spaces so there were very few family homes nearby. Contrastingly, this area of London is predominantly residential and is home to many families who have lived in the area for years. As a popular area, this presents us with lots of opportunities to renovate bathrooms in homes that clients have just moved to, as well as designing bathrooms in need of refreshing before going on the market. This area has a real community feel to it and I love the fact that so many of the other businesses locally are independent retailers like myself. In my opinion it also has some of the most beautiful homes in London.

Planning and Building Control Unsure which services you need? If you are thinking of making changes to your property, you may need to apply for planning permission and / or Building Regulations approval. If you’re not sure which applications to make, please use the guidance below to help you to decide what you need to do. Please note that many developments will require both. What is planning? Planning is the process of deciding whether a proposed development should go ahead or not. It uses national and local policies to consider the development in its context and may look at the impact of the work on neighbours and the wider community, existing architecture, the land, the layout, and existing or proposed infrastructure (such as drains, transport and schools). You will probably need planning permission if your proposed development will do any of the following: • create a new building, or change the use or appearance of an existing building • affect the sunlight, privacy or outlook for neighbouring properties • affect the nearby area with noise disturbance, smell or fumes • work on or around listed buildings or any conservation areas • affect traffic volumes, road safety or access • change the density of development in an area • use significantly different materials or finishes from nearby properties • have an effect on existing trees

What is building control? Building control applies national statutory regulations to ensure the structural quality of any building work, in areas such as safety, public health, accessibility, and the materials used. Most substantial building projects (such as an extension, knocking down walls or converting a garage or loft) will need Building Regulations approval. www.camden.gov.uk/planning-building-development
