F
or me, nothing says autumn like a sprinkle of cinnamon on my coffee, alongside a generous slice of carrot cake. But my favourite thing about this season is watching the outdoor colours change from green to gold and walking through those crunchy leaves in the park. Over summer, my family made a big move to Christchurch, and after a mercifully short stint of searching, we have found a place to call our own. As this magazine goes to print, we will be settling into our new home. In this issue of Abode, we celebrate all things autumn with some great ways to warm up your space. From furnishing with natural woollen fibres to turning up the heat with some brilliant heating options, we have something for everyone. We also bring the outdoors in with a guide to creating your own dried flower arrangements. I’m excited to announce the arrival of our new colour expert, Alex Fulton, who brings her wealth of design knowledge to a gorgeous new regular feature. ometimes thinking outside the box means literally painting a box on your walls. In this case, the large square wall feature painted in Resene Pumice spans across a corner of the room and stands out against the walls and floor in Resene Ravine. It immediately catches the eye and delineates this corner as a space to play. This type of colour-blocking works particularly well in open-plan spaces, where zones within a larger area need to be defined. To get the lines of your square straight, make sure you use a ruler and a level when marking them out. When painting, use masking tape, carefully and firmly placing it over your marked lines, ensuring it is straight and there are no air bubbles under the tape. After you have painted your square, allow the paint to completely dry before removing the masking tape. In this living room, a soft tonal colour palette of gentle green greys has created a calming and welcoming space. The trick, however, is to add in contrast and texture to prevent the room from feeling too flat or of one note.

The nesting tables in Resene Haven (large) and Resene Harp (small) tie in beautifully with the cabinets in Resene Blue Smoke. Tonally, these dewy green greys are very similar, so pops of fresh white and darker charcoals are called on to add some visual contrast. These come in through the vases on the cabinets, which are painted in the armour-like grey of Resene Armadillo, and the pale green grey of Resene Harp. Fresh white couches with warm wooden legs achieve the same effect. The print on the wall adds a similar graphic contrast whilst continuing the room’s palpable angular motif. To prevent this boxy space from feeling too, well, square, texture and curves are important finishing touches. A soft rug will always work wonders, as will generous throws and cushions. Foliage such as eucalyptus is the perfect addition to this tonal space as it fits in with the colour palette beautifully whilst also adding textural softness. resene.co.nz/colorshops

love seasonality. Physiologically, I am more temperate than tropical. Some of you will be familiar with “To Autumn”, the poem by English Romantic poet John Keats. It starts as such: Season of mists and mellow fruitfulness, Close bosom-friend of the maturing sun; Conspiring with him how to load and bless With fruit the vines that round the thatch-eves run; To bend with apples the moss’d cottage-trees, And fill all fruit with ripeness to the core;
I do not pretend to be a man of overly deep thought; I am in awe of those who are. However, my understanding of this poem is that it is an expression of “reverence and awe for the great changes wrought by nature as autumn brings its riches to the landscape”.
Following a fantastic flowering, our feijoa hedge is once again bountiful with ripeness. Autumn will bring a little richness to our patch. While some will default to leaf fall, and its inherent nuisance, beyond one’s own garden the landscape resplendent in autumn colour cannot but stir an emotive response. In the late seventies, we lived in Macraes Flat, just off the Pigroot. The stretch of State Highway 85 between Palmerston and Ranfurly. Dad was sole charge teacher at the local school, and Mum took charge of the grounds, school admin and the school bus. A time when my father’s hair was longer than my mother’s, and not only just. The farming community were confused. Central Otago resonates with me. A fantastic part of the country so aptly expressed by the paintings of Sydney, the poems of Turner and the writings of Marshall. Big sky country this is, and as Turner says, “…a remarkable and affecting landscape.” It is affecting, and autumn heightens my relationship with this land. Land that I also view through the lens of a landscape architect. The philosophy of our three studios across the country is that we respond to and design for the locale. If we are not, we are not doing ourselves justice, nor the landscape. Red tussock grows here, so does Viper’s-bugloss. We use the former, not so much the later. Dry-stacked schist walls express the underlying geology and the cultural overlay of the Central Otago landscape. As do the brilliant autumngold hues of exotic trees. Aghast at the barrenness of their new home, oaks, sycamores, elms and ashes were introduced by the early gold miners and settlers to Arrowtown. Once this tawny landscape of rocky tors and tussocks grabs you – in places overlaid with a filigree of autumn exotic colour and anchored by the linearity of the ubiquitous hawthorn – it is hard to shake. f you have an eye for design, a love of houses and a passion for property, then adding value to a home for resale can be one of the most rewarding projects you ever undertake. Once you have found a property, always get a building report to uncover any potential game-changers. Having sound advice from an experienced agent is vital. In a sense, you must work backwards. Firstly, find out what the home’s realistic sales value will be when you go to sell. Then carefully calculate a budget on the works needed, add your ideal profit margin and make your offer accordingly with maybe a little room to move.
Secondly, you have to view the home with vision, imagination, creativity and spatial awareness. Walls may need to be removed to add flow, light and open up spaces, which can be costly and need consent. If you are moving plumbing, then the same applies. People notice when you take shortcuts, so look with a critical eye at things like doorknobs, hinges and paintwork. It all has to look pristine and be immaculately clean. Lastly, be aware that you may have a tax liability if you are buying and selling for profit. Getting professional advice is a must, so you don’t get an unexpected tap on the shoulder.

Spreading mulch creates protection and warmth for the roots of your plants as we head into cooler months. Mulching gives a medium for micro-organisms to flourish. In turn they protect your plants from stress and also feed by converting and holding nutrients in the soil ready for spring growth.
Sap flow is slowing down at this time of year, so bring out your secateurs.
HARVEST Autumn is the time to harvest potatoes and pumpkins. Be sure to store them at a temperature of 1.7 to 12.8 degrees Celsius, in a dark room with moderate ventilation. Harvest any other crops that may be damaged by early frosts.

DECIDUOUS TREES - give a light prune each autumn to remove dead branches or branches that are crossing over each other. ROSES - cut back by half in late autumn before their hard winter prune. Spray with copper and oil together later and spray the ground around the plants, too. EVERGREENS - decide on the desired shape and give a light prune. You can cut back a little harder in late winter, if needed.
PLANT Now is the time to plant spring bulbs. Plant them in the ground at a depth of twice the size of the bulb. Generally, they like a well-draining, slightly peaty soil for the best result. It’s also time to plant broccoli, cabbage, cauliflower, silverbeet and spinach for very early spring flowering (the flower is the part you harvest and eat).
SOW Vegetables such as carrots, swedes, beetroot and radish can be sown now. If you use cloches and prepare your vegetable garden properly, you’ll reap the rewards later on. Autumn is an excellent time for sowing new lawns; there is good heat in the day and cooler night temperatures that leave dew on the ground by morning. Don’t forget, never let the seeds and seedlings dry out. Your existing lawn also needs feeding at this time. When you do feed, make sure you water well afterwards.
PROTECT Guard any fruit on trees or grapes from birds by draping bird netting over the plant. Protect the seedlings from cold and early spring infestations of aphids by making your own cloches from one-inch stakes, staples and Microklima cloth.

his hero of local wool is on a journey back to nature. And with this journey, the first step has been to change its name from Cavalier Bremworth to Bremworth. Working with pure New Zealand wool was where the company was born, with founders Tony Timpson and Grant Biel inventing their own tufting system and creating carpet perfection over 60 years ago. s the heat of the summer starts to dissipate and the nights start to close in, our thoughts turn to amping up the ‘cosy’ in our homes. I love autumn – the settled sunny days, the stickiness of marshmallow residue from outdoor bonfires, the flaming foliage and nights where it is cool enough to start to snuggle under blankets. Autumn styling in your home can be simple and artful. A beautiful sculptural vase with leafy foliage from outside, a cloche of pine cones, even a bowl of ruby red apples on the kitchen island can inspire those warm tones. There are lots of ways to cosy up your interior when the cold starts to draw in. The correct use of linings for the room position as well as the face fabric, ensures that the cool air is trapped against the glass and between the layers of lining and the room. However, the heavy lifting in a thermal sense can be done by the linings, ensuring there is still a wide range of options when selecting your face fabrics. Pleated blinds are another highly effective thermal solution. These blinds are a honeycomb construction that fit tightly to the window frame so that there is minimal cool airflow around the blind and into the room. The honeycomb construction traps the air between the cells and minimises the heat transfer into the room. A B A N D ON E D T R E A S U R E S There’s nothing quite as satisfying as creating something beautiful that costs virtually nothing. Grasses and dried bushes, fallen pine cones or twigs picked up whilst out on a walk can be transformed with little know-how. You can even extend the life of your shop-bought flowers by using dried hydrangeas and eucalyptus. With foraged finds, always be conscious of where you’re foraging. Only forage where there is plenty of everything. Always have a pair of good secateurs with you.

Think about creating different heights and textures with a subtle underlying arrangement. The secret to keeping them standing upright is to use a flower frog, a tiny weighted surface of spikes that secures stems in place. For dried flowers, just push them into place and you have an instant display, and if you prefer a more finished look, you can disguise the flower frog by placing it in a pretty dish. For fresh flowers, just add water.

Hanging installations are very much on-trend, and although they look too tricky to handle, they’re actually very simple.
1.
Create a basic structure by making a hollow sausage shape out of chicken wire and secure the shape with the wire itself or with cable ties (you’ll need some wire cutters for this). This creates a ‘housing’ to poke your dried pieces through. It’s easier to create your floral piece whilst it’s hanging, so tie fishing gut on each end to hang, (the fishing gut will make it look like it’s floating in the air).

Start feeding through your dried flowers. Favourites are often dried hydrangeas, grasses and dried eucalyptus. Poke them through, taking time to build up layers and once you’re happy, tidy up the ends by cutting with secateurs.

Fill in any gaps with additional dried pieces or flower heads and secure any stems with clear cable ties or twine if needed. If your piece is only seen front on you won’t need to worry about the back, but if you can walk around it, then make sure it looks fabulous all the way around.

t’s Health Based Building’s commitment to sustainable development that brought the Foreverbreathe specification to market and led to the construction of this demonstration home. Now, for the first time, the team has opened its doors to builders and the public to show what is possible. Showcasing the benefits of high indoor air quality standards for better respiratory health, the home is a fully functional, educational space that demonstrates what can be done to support sustainable development and human health. Health Based Building co-founders Robin Curtis and Casey Thomson say, “Built environments are major contributors to human health impacts and our environment. The building industry and businesses that construct and supply building materials must evolve to a stage where today’s buildings are healthy and benefit future generations. The Foreverbreathe specification is proving New Zealand is leading the world in the perfection of air quality within built environments.” The unique Foreverbreathe specification

brings a combination of high-performance vapour permeable building materials together to ensure the built environment is designed to migrate moisture away from the indoor space, with minimum energy use and minimal energy loss. Sticking to the aims of sustainable development ensures these materials don’t contain harmful chemicals or release harmful chemicals. Both of which can impact indoor air quality and the environment. Health Based Building brought in the architectural expertise of Adam Cooper from AP Design, who designed the demonstration home to appeal to a broad demographic. Adam says, “This approach is unique and meant that the home needed to cater for first-time home buyers, allow for the expansion of a growing family, and provide space for guests to stay when retired.” The modest footprint contains a multi-purpose space which allows the occupants to adjust to life and change over time. The addition of a mezzanine level, which would otherwise be an under-utilised roof void, provides the space for an office, playroom, or guest bedroom, as and when required.

Architecturally, the point of difference for this home is the interior environment – both physically and in terms of air quality. The over-height living and dining room space is very grand, and the multi-use space created within the roof void was simple but effective. The result was a project which met the client’s brief and exceeded their expectations. AP Design’s involvement with Health Based Building’s team and their Foreverbreathe wall system started back in 2014, predominately for clients building new homes in and around the Canterbury region. They have since connected with clients up and down the country. Adam says, “The interest in the Health Based Buildings products is growing steadily, and we are very happy to introduce more clients to a health-based approach for their home.” Premium Homes specialises in constructing Foreverbreathe Specification homes. The Foreverbreathe Wall System is a major component in the specification. It is a hygroscopic system that diffuses indoor moisture through the wall layers and into wool insulation which has a unique ability to evaporate moisture via warm air entrapment within the fibres. Components of the system are Magnum Board for a rigid air barrier, Nelson Pine laminated veneer lumber (LVL) wall framing, Terra Lana’s wool insulation, Magnum Board interior wall lining, and FX plaster and Foreverbreathe Paint finish. Each

material selection was made from the Heath Based Building Foreverbreathe range. Products were carefully chosen for reduced chemicals, and to ensure the materials were sustainable and high performing. These materials work together to naturally reduce indoor humidity, filter toxins for health, all while tightening up on air leakage, which saves on energy bills for heating and cooling. What’s more, the building materials used are more sustainable than options currently widely used within the building industry. Grant McSherry from Premium Homes says, “The system must be installed correctly to ensure great performance, and that’s where Premium Homes plays an important part.” Grant adds, “We were looking for alternative solutions that are less toxic and better performing than widely used materials. Health Based Building’s Foreverbreathe Specification made sense and ticked our boxes.

Grant says, “The building industry currently accounts for around half of New Zealand’s waste going to landfill. The industry must become more sustainable while offering better, more healthy choices for customers. The Foreverbreathe Specification offers this synergy with our vision of being better citizens in business.” The home’s foundation consists of driven timber piles with MicroPro treatment, Nelson Pine’s LVL bearers and joists, and Health Based Building’s Magnum Board flooring. The inclusion of LVL portals, beams, and rafters created the continuous roof void which offers the mezzanine space that is a crucial component to this project.
Two cladding selections were made to clearly identify the range on offer. They included the 16 mm thick Magnum Board bevel back weatherboard and finished with Foreverbreathe Silicate paint, and the 21 mm thick vertical timber shiplap from the Earthen range and finished with Foreverbreathe Oil. A highlight of this project was the inclusion of double-glazed Foreverbeech solid timber windows and doors. They are surrounded by the Flashclad powder-coated aluminium window, and door flashings. Health Based Building chose the Flashman Flashing System from Flashclad Canterbury, which added weather-tightness to the cladding system as well as to the windows and doors where extruded aluminium was used. The system provided all the requirements of proper flashings, deflection, drainage, drying and durability. The Flashman Flashing System was used in conjunction with the wooden windows. Trevor Hendry from Flashclad says, “Our work contributes greatly as it provides an aesthetically pleasing and robust flashing system without the need for sealants.” Trevor adds, “We have been involved with Health Based Builders since the original concept was floated. We have had very effective communication along the way to ensure that the two systems work well together. They saw the benefit of our system being incorporated with theirs for the benefit of the clients.”

hen it came to finding the site for their new home, the owners of this fabulous new build went about it the old-fashioned way. Jackie and Tony lost a home to the earthquakes in Sumner and spent some time in West Melton before deciding that life at the city’s heart was a good fit for them. To find the right spot, Jackie took to the streets and did her homework, tracing the owners of empty lots and making contact to see if they wanted to sell. Eventually, she struck a deal and from then on, the couple’s new home became her labour of love.
The section is long and narrow, at 10 metres wide and 50 metres long the challenge was to design a home that worked in the space. Jackie and Tony called on friend and architect, Chris Prebble from Three Sixty Architecture. “Chris had built his own home in the city, and he was our natural choice to design our house. We love his style,” says Jackie. Jackie sourced quotes from several building companies. While researching, she stumbled across M O Brown Builders’ website and made contact with directors Mike and Lisa Brown. “I

liked the look of some of the homes they’d built, and when I got in contact, I found Mike and Lisa were lovely people. I knew we would be able to work together,” says Jackie. Approaching the design with architect Chris, Jackie and Tony brainstormed all the things they would want in the perfect home. From there, they created an ideas board and budget to hand over to Three Sixty Architecture. Of everything they asked for, the three-car garaging and an easy indoor-outdoor flow were the non-negotiables for the couple. The completed design is a two-storey home with a total floor area of 330 square metres encompassing three bedrooms, two living rooms, ensuite plus family bathroom, a large study, and 48 square metres of balconies on the first floor. “The initial challenge of this site is that the northern aspect is facing the street, so maximising sun was the main challenge. To overcome this, we have programmed the spaces so that the main living is upstairs and has a north-facing balcony.

The balcony allows for separation or engagement with the street through the use of sliding screens and shutters,” says Nick Wortelboer of Three Sixty Architecture. The tricky site created challenges for the build team, but with many architectural builds in their portfolio, the M O Brown Builders team took it in their stride. “We have a lot of experience with architectural homes both on the flat and on the hills, and we have an expert team around us who are happy to go the extra mile to achieve a quality outcome. We all enjoy working on bespoke builds, and this is an excellent example of a unique and interesting home,” says Mike Brown. Jackie was heavily involved in the project management process from start to finish, and she says the trick is always thinking ahead and planning carefully for the next steps, so nothing is missed. Having developed several properties to sell, she admits it is different when it’s your own home. “There’s more at stake personally I guess, and of course you’re more likely to stretch that budget a little bit to get what you want.”
Moving into the completed home in October 2019, it wasn’t long until their comfort levels were put to the acid test when the country went into lockdown the following autumn. “That was a strange time, but we did just love it here. We both thought, ‘wow – this is just so cool’. The home is a real haven for us. We enjoyed the pool. The garden is sheltered and a beautiful place to be. And there were people around; we could chat with neighbours, walk in the park and down to the river. Natural timber is used to stunning effect on the exterior and to line the entranceway as a backdrop to the staircase. “It was really nice to see some of the finer details come through, the staircase, the louvres along the western boundary and the seamless garage door are all highlights,” says Nick from Three Sixty Architecture.

n the late 1980s, Christchurch architect Richard Douglas designed a new home for his daughter Louise and her husband, Rob Brittenden. This labour of love was built as the couple were ready to start a family together. Thirty years later, Louise and Rob are still living in this home where they raised their children who have since moved out and had children of their own. This new generation was the inspiration behind the couple’s plan to extend their living space and accommodate their growing brood. Louise and Rob decided to create a large family room with a dining table and relaxing space that could flow easily to the outdoors. Plans for a 45 square metre extension were drawn up to fit in with the couple’s ideas to make the space more functional. With such a strong family connection to the original design of the home, Louise says, “It was important to us to stay as true to the look of the original house as possible, so it was in keeping with my father’s design.”

Louise knew right away that Urbane Construction was the team for the job. Urbane had just completed renovating the home of a friend of Louise’s who was very happy with their work. “Asking Urbane Construction to build our extension felt like an obvious choice,” says Louise. Tom Aiken from Urbane Construction worked as part of a team of three for four months on the extension, alongside a carpenter and apprentice. Tom adds, “We felt a strong sense of ownership with the project and really liked working with the regenerative timbers.” The features that were added to the extended family room make it more functional and lend an aesthetic appeal to the space. Louise and Rob wanted to maximise the views of the countryside, so the window configuration was changed to do just that. The stand-out features of the room, though, are the three large sliding windows that open out onto the east, north and west sides of the home, leading to a newly built timber deck. built the new deck to be twice the size of the original one. They chose durable Balau decking, which is known for its strong colour and minimal knotting. Timber is a prominent building material throughout this home with its cedar doors, custom made rimu joinery and beech flooring. Rather than creating a clash of different timbers, the colours complement each other, grounding the home in its natural surroundings. Tom and his team added design features to the extension including the creation of a bulkhead with directional lights. They also added new timber flooring in the living room, kitchen and wet room. Louise and Rob spent a lot of time researching timber to use for the flooring and were particularly keen to use sustainable products where possible. Louise says, “We were really happy to find the sustainably harvested Foreverbeech timber flooring. It has that rich, real wood colour.” Tom liked working with the tongue and groove Foreverbeech flooring. The floorboards are held together through secret nailing – a technique whereby nails are driven through the ‘tongue’ of the board and into the subfloor – thus, fixing it in place. It’s also great to know the flooring is MPIapproved and sourced from a regenerative forest on the West Coast. This world-leading approval ensures the protection of the natural forest state. The flooring also boasts high durability as well as being breathable and non-toxic. “I really enjoyed working with this product and will be keen to use it again. It feels good to use a locally sourced, regenerative timber, too,” says Louise. Louise and Rob lived in the home throughout the four-month renovation, which started in

autumn and ended in a rainy winter. They were exposed to the elements and even had to live without a roof for some of the time and walk across their muddy section during the excavation work on the foundations. Despite the rigours of living at home during the renovation, Louise and Rob are pleased with the results from Urbane Construction and found Tom and the team very accommodating to their needs. The home hasn’t just won the approval of the homeowners. This sympathetic house extension won the Gold Award for Best Renovation up to $500,000 in the Canterbury Region at the 2020 House of the Year awards. Louise adds, “We couldn’t be happier. It literally feels like living under a tree. Tom and the team were meticulous, and the award is an added bonus.” Since the extension was completed, there have been many opportunities to test the functionality of the room. At Christmas time, two tiny grandchildren were enjoying the space as the family celebrated together. While Louise’s father is no longer alive, Louise believes that he would have been thrilled with such a sympathetic extension, and would have enjoyed walking through the home.

I
t’s said that building a new home is a bit like childbirth. The process is exhausting, painful and formidable. But the result is an absolute joy. The tears melt away, and the pain is soon forgotten. There were undoubtedly some painful hurdles to overcome for the homeowners of this Cashmere build, but the upshot was worth the endurance. The earthquakes had written off their existing villa home and it needed demolishing. After six years, they were still waiting to build. The old villa did not maximise the views, and there was just a two-metre-wide veranda at the back of the narrow, sloping property. Demolition was not made easy due to asbestos removal, and a requirement for heavy engineering to support the neighbours’ house above them meant there was a fair amount of tribulation to navigate. The clients approached Hillview Construction to undertake the work of rebuilding the home after seeing them at work on a friend’s building site. They liked the fact that the builders were on site every day, and as owner and director of Hillview Construction, Shaun Campbell, says, “the boys work hard, and people notice that”.
From the initial meeting, Shaun recommended the architect, South Architects. Tasked with designing a home for the young family, Craig South from South Architects set about conceiving a space that would maximise the outstanding north-western views and allow for the sun to come into the home throughout the day. “It’s a narrow site, which meant we needed to elongate the home towards the western edge,” says Craig. “With a width of just 13 metres, there wasn’t a lot of room to play with.” Craig and the clients made the decision to obtain most of the light into the home by creating a folded roof form that rises up from the entry, over the kitchen, living spaces and back down towards the west. It’s a unique form and makes the outdoor landscape visible from the entryway right through to the living space. What’s strikingly beautiful about this home is the way you are drawn into the property and taken on an expanding journey through the living space to the ‘prize’ views on the deck. It is clear a lot of consideration and hard work have gone into this build. “We had to build from the bottom back up to the top,” says Shaun. “A lot of thought went into the construction methodology, and it went pretty smoothly.” It was very much a case of thinking vertically, thinking about energy efficiency and privacy. To excavate a three-metre depth to house the lower floor and support the neighbours’ property above, 72 heavily engineered steel casing piles were dug into the boundary, at a depth of six metres each.

“This was only a temporary retaining wall, so we could build the large concrete block retaining wall in front of the temporary piled one,” says Shaun. “We built the home across two levels so that the 325 square metre home worked well on the 980 square metre section size.” Homes that go up several levels tend to be more energy-efficient. The exterior walls on narrow homes have less area than the traditional single storey home, translating to less heat loss. The use of overhead glazing enables the north light to enter the home, hence maximising the power of the sun for heating the home. Strategically placed windows, use of louvres and creative planting mean that the home still has plenty of natural light without the result of neighbours’ prying eyes. The steel theme throughout the property brings a rugged softness to the contemporary feel of the home. Particularly noteworthy is the steel on the sides of the kitchen island and the banister on the stairs in the entranceway.

“The template for the banister was laser cut and designed with holes to represent the topography of Burnt Hill, visible from the deck of the property,” says Shaun. It’s a thoughtful touch that ties the home to its surroundings. Equally impressive are the acoustic perforated ceiling panels, made of Gaboon plywood. With the engineered oak flooring, minimal use of carpet and high ceilings in the living space, the hard surfaces meant the echo had to be dealt with. As Shaun says, “There was a process, and some thought was given to gridding that out to get the best possible results for the client.” Hillview Construction has ten full-time staff and completes approximately four to five home builds each year, as well as extensive renovation projects. With 13 years of experience under their belts, the team enjoys specialising in hill work and building from architecturally designed plans. Shaun explains more, saying, “We work with several architects, engineers and tradesmen. It’s critical that we work together well, and that’s certainly what worked in this project. “Windows and doors are a major part of the build,” says Lynne McDonald of Shearmac Aluminium. “So, it is important that enough thought is given to this part of the build. We also ensure we have discussed things like furniture placement with our clients and that enough space is allocated for photos and artwork etc.” Pearce Builders build the majority of Jennian Homes Canterbury’s builds in Ashburton. The team of nine pride themselves on their workmanship and completing jobs to a high standard. region. Dale Smith, owner of SmithScapes, chose to use native New Zealand plants in keeping with the Canterbury landscape. “Many of the species we planted are appropriate to the area. They are hardy and easy to look after,” says Dale. “It was great to work with Jennian Homes Canterbury and showcase our workmanship and quality service. We installed artificial turf at the property in line with our easy-care brief.” Dale and his team of three carry out new garden design and general garden maintenance. He understands the rural client and has designed and developed entranceways, shelterbelts, laneways and workers’ accommodation, as well as hiding irrigation ponds and establishing planting around dairy sheds.

he winelands and valleys around Franschhoek, a small town in the Western Cape Province of South Africa, are some of the most beautiful anywhere in the world. Perhaps because of the area’s French heritage via the Huguenot settlers who began establishing vineyards here more than 300 years ago, new houses here often mimic Provençal, or sometimes Italian, styles. The owner of this Winelands home wanted a chic, contemporary take on traditional Franschhoek architecture, and had a clear vision and comprehensive brief for the architect, Martin Kruger. It’s very much a working house – made for entertaining, relaxing and appreciating nature. “The vision was driven very much by the way I like to live,” says the owner. “I love having friends to stay, cooking together and listening to great music, but I also appreciate the tranquillity of the village and the calm of this beautiful art-filled space.”

The home owners love entertaining and having friends to stay in this beautiful art filled space.
The owner had, as she puts it, “kissed a lot of frogs” in her long search to find this idyllic spot, not far from the village. It was a pear orchard – hence the name “Le Poirier”, the place of pears, with a stream running through it, mature oak trees and incredible mountain views. “It just had a presence,” she says. “If you stand on the roof, you can see very little that’s man-made, but you can see everything that nature gave.” She was very clear that she wanted a design in which “architecture, interiors and landscape design were completely integrated”. She had a vision of a house surrounded by gardens, vines, veggies, fruit and olive trees, all to be reflected in the choice of art and interior palettes, too. She was after a sense of “connectedness” with the environment.

INDUSTRIAL FARMHOUSE
Modern industrial style meets farmhouse chic in this striking kitchen.
Together, over several years (and many a bottle of wine), she and Martin, with input from the interior designer, many friends and later the landscaper Danie Steenkamp, developed a complex and intricate plan for what became at once an architectural statement, and the opposite of a statement piece. The house has two personalities – the southfacing entrance references a Cape Dutch manor house, whereas the house’s river side has a more modernist, industrial design language. You enter the property from the parking area through the first of a series of arches, designed in homage to the arches and vaulted ceilings of historical Cape estates. The arches are repeated inside the house and throughout the gardens and courtyards, acting as interleading elements, creating gateways and stitching together the interior and exterior “rooms”. It’s hard to draw a line where architecture ends and landscape begins. The manor house’s arched front door faces onto the vineyard and opens directly into the centre of the house, a high-volumed space holds the main living areas – the more formal sitting and dining rooms, and an informal living area and kitchen. With a simple but ingenious natural ventilation system, apart from being the cosy heart in winter, this cool volume also becomes a retreat when it’s too hot to sit outside in summer. Extra-height French doors open up onto a courtyard with a mature olive tree on either side of the formal space so that the garden can be brought inside. The house is further purposefully divided for the seasons: there’s a dedicated summer bedroom on the western side and a winter bedroom towards the east. The owner and her partner migrate between them

seasonally without having to move their wardrobes! The high, top-hung slatted timber screens can close off parts of the house or open them up as they’re needed, so you can simply close off the wing you’re not using according to the season. “The idea is that if we’re there on our own and not using the whole house, we can close parts off and make it shrink, so the house has a kind of flexibility to it.” The natural stone wall at the entrance was built with rocks harvested from the site. Fluted concrete ceilings bear the imprints of sandblasted timber planks, another way of drawing nature into the architecture. In fact, the front door, details around some of the windows and a feature wall behind the bar are all made from wood from the pear trees that were removed to make way for the house.

The walls are thick and sturdy like the wide stone walls of early Cape Dutch houses. In a time when environmental sustainability is a key concern, vernacular design has some useful lessons – in a climate with extremes of hot and cold, thick stone walls keep the heat out during the day, but release the embodied warmth they’ve gathered at night, so the temperature is always comfortable. Other details such as the slim double roof beams pay a kind of homage to the big, heavy beams Cape heritage homes would have had. To try and bring those in now, Martin says, would be “fake”. Instead, they’re reinterpreted in an ongoing, playful dialogue with the traditional features of vineyards and wine cellars. Landscaper Danie Steenkamp worked closely with the architect and owner, dovetailing the courtyards and gardens with the broader landscape and architecture. While the main court is devoted to the vineyard, the others have a vegetable garden, olive grove, and the “gin garden” with lemons, limes, grapefruit, oranges, and rosemary mix sundowners. Other architectural features such as the water furrow (typical of Cape village design) in the citrus grove and the pond in the vegetable garden carry on the architectural “essay” on Cape vernacular that the house plays out. Rainwater is harvested and stored, and sustainability worked into many aspects of the design. “We feel much more in touch with nature, with farming, and an appreciation of what the farmers in our country are going through right now, albeit on a very small scale,” says the owner.

As much as it is fun to stroll through the garden and select herbs for a gin, there’s a farm-to-fork philosophy at play – ongoing opportunities to make grape juice, and when the vines mature, wine, and to make jam and preserves with the fruit. “Similarly, with the veggie garden, I think one of the most pleasurable things is walking out there and saying, what are we eating tonight? What’s ready to eat?” says the owner. At the same time, this house seems in harmony with its surroundings, as if it belongs to the land. “I call it my sanctuary,” says the owner. “It’s where I find peace, and it is just such a privilege to be able to live here.” The way it is both modern and of its place – says the owner, “contributes what becomes quite an amazing property versus something that might have been just a nice house”.

NEON LIGHTS A playful approach to colour and a willingness to try new things combine in this beautiful London home of two architects and their children. WO R DS NICKY GUYMER

ow do you make a home perform for all stages of your life? Architect Jean Dumas seems to have nailed it perfectly in the London flat he has made his home for the last 16 years. Located on the top two floors of a stucco-fronted townhouse, synonymous with this area of Notting Hill, the two-bedroom apartment was initially bought for Jean alone but has evolved over the years as a flat-share with friends, his first home with wife Navjeet, and now a family home following the addition of their young sons, Quentin and Rémi.

Bathed in vast amounts of natural light from huge sash windows, the upside-down layout was the flat’s biggest draw. The apartment is somewhat unique on the street as permission was granted to extend upwards in the 1970s, although this was made illegal in later years. The result is a lofty living space without direct neighbours and the perfect set-up for Jean’s ‘open house’ policy for the convivial social life he experiences in his native France. Meeting through work when Navjeet, also an architect, was on a work placement in London, the flat became their haven, always full of creative people and very European in its vibe. When Navjeet moved in permanently after seven years studying abroad, they started making their shared plans for the flat’s design. “The flat had been pretty bare up to this point, so we were always thinking up ideas for renovations,” says Jean. Inevitably life and work took over, and the overhaul that was planned for 2012 didn’t get started until 2018. By this point, Quentin and Rémi had arrived. “When the kids came along, we realised how un-child friendly the space was. We had no balustrade on the stairs. Quentin adapted well but, when we had friends and their kids over, it was pretty scary!” Recognising that their life had changed quite radically, the couple knew their home had to adapt to keep up. The design was dominated by the need to make the space work for them as a family, whether that was through storage, tweaks to the layout or remedying safety issues, all while showcasing their unique style.

“It’s an amazing exercise to design your own space, and obviously we knew the space really well so we could address every single issue that we had,” says Jean, although the couple were not opposed to spontaneity and the opportunities it brings. “We began by taking the property back to bare brick. It’s only when a space is stripped bare that you get to make new decisions, on the spot,” Navjeet explains, still bubbling with excitement at the prospect, whilst demonstrating a renovation strategy that would typically drive an architect to distraction. Such are the perks of being your own client.

SAVING SPACE
The kitchen design process was an excellent opportunity for the couple to exercise all they have learnt about space saving solutions.
Whilst their refurbishment plans weren’t radical – a canny move buying a space where everything is in the right place – it was very considered. “We loved the place – it was just about making it better,” says Jean. This is where their skills as architects really took hold. “It became a game of Tetris, making sure all the pieces you’ve got fit together,” says Navjeet. Eking out 13 centimetres to house a full-height larder, installing integrated rubbish bins and utilising the chimney breast to create a hidden shelf for the toaster and kettle all contributed to a more spacious kitchen. Within the landing storage cupboard, they ‘stole’ a washing machine-sized nook from the master bedroom, so the cupboard only protrudes 40 cm into the hallway – not only spacesaving but an exercise in family-friendly practicality having the laundry closer to the bedrooms. Whilst this organic design ethos is the beating heart of their home, it is surely their use of colour that brings the space to life. Colour runs through the couple’s veins. Jean is from a family of artists,

and Navjeet spent her childhood in India. Their instincts for the brighter hues are tempered by Navjeet’s love of natural materials, honed whilst studying in Norway. Navjeet admits there is no process to their colour choices, it’s all instinctive. Jean explains, “It was a bit of a reaction to past projects where I always tried to introduce colour and vibrancy and a bit of fun. It’s that Paul Smith thing – traditional with a twist. It has been frustrating when the client ultimately opts to paint everything white. When we are the clients: freedom!” The couple is very happy not being the minimalists so prevalent in their line of work. “I love objects and vibrant colours – it just brings so much personality. This place is our home; it is a collection of memories, and I love celebrating that”, says Jean. Navjeet elaborates, “I do admire the minimalist and am in awe of some minimal architecture but, to be true to us, could we live in it? No. So much of what we do is to amuse or to have humour. That’s really important to us, that brings joy, that adds flavour to life.”

STUNNING FUNCTIONALITY
This small beautiful wall basin delivers with looks and practicality.
The humour they inject into their work is no better showcased than in the bathroom. When the couple opened up the attic space, they found the personal diary of a past inhabitant dated 1974 – it included a very candid account of her private life. “Can you imagine?” exclaims Navjeet. “It was like finding treasure.” The couple wanted to pay homage to this and did so through the tiling. “We absolutely had to reference it, so I took myself off to one of those kid’s ceramics workshops with my raw, unbaked tiles, illustrated a simple line drawing of a nude and the shop fired them for me. It worked really well, made all the better by the story behind it.” Given the industry contacts the couple must have, there’s something wonderfully endearing and unpretentious about the way they realise their ideas. Whilst it would be fascinating to see how this apartment could adapt to the next chapter of their lives, the family feel ready for a change. “The ideas for this flat were always developing and, now we’ve done it, it feels complete. We’ve done the best job we could,“ says Jean. Navjeet’s only reason for moving is for more space so she can host her mother when she comes to stay. “I will definitely miss this place and its memories. A friend said to me that it isn’t the building that makes the home, it’s you and all your stuff, so we hope there will always be an element of what we’ve created here in anywhere new.” When the time does come to move on, she says they will almost certainly take on another project, “The one amazing thing about living in a space before doing any work is how well you get to know it. And especially the way we lived here – through every phase of our lives. Wow, if these walls could talk…”

The classic pairing of orange and carrot is always a crowdpleaser and choosing your favourite spice paste lets you play around with whatever flavour profile you like. No need to peel the carrots here, just give them a good scrub with the rough side of a sponge. If you don’t have harissa but keep red curry paste or sriracha on hand, by all means, substitute one of those.
Serves 6-8 INGREDIENTS:
2 tablespoons extra-virgin olive oil 1 brown onion, chopped 2 tablespoons harissa, red curry paste or sriracha, plus more to taste 900 g carrots, scrubbed and cut into 1 cm chunks 155 g raw cashews 240 ml freshly squeezed orange juice 1 ½ teaspoons fine-grain sea salt, plus more to taste 960 ml water, plus more as needed 1 lemon
VA R I AT I O N :
Spicy carrot and coconut soup: Replace the cashews and 960 ml water with 1 can coconut milk and 600 ml water.
GARNISH WITH:
toasted almonds or sesame–chilli oil, microgreens or coriander (cilantro) and orange or lemon wedges, to serve (optional)
METHOD: Heat the oil in a large pot over medium to high heat. Add the onion and stir until well coated. Sauté until the onion is translucent, 2-3 minutes. Add the harissa, then stir in the carrot. Cook for 2 minutes, then stir in the cashews, orange juice, salt and water. Cover and simmer until the carrot is tender, 10-15 minutes. Remove the pot from the heat and transfer the soup to a high-speed blender, in batches, if necessary.

STRONG SHADES Pulling out colours from an artwork or a rug is a cohesive way to bring some different tones into a space. n reflection, I think most people can agree that the events which unfolded in 2020 were unprecedented in so many ways. With so much changing in the past 12 months, it can be hard to acknowledge what is normal, and what is still dynamic, or changing. However, most Kiwis have now settled into a regular rhythm, albeit very different from their rhythm a year ago.
What does this new normal look like for 2021? Every month, thousands of Kiwis return home and need a roof over their heads. Median house prices have increased by over 16 per cent in 2020. Fixed mortgage rates are available from only 2.29 per cent. These figures are the new normal. Money is relatively cheap; however, house prices have increased, along with demand.
With unprecedented demand for existing homes, this also means the same for sections to build new houses on. I cannot recall any point in time prior to now, where there were so many large scale subdivisions sold out in Canterbury. Where we once had the luxury of choice, clients are now limited in availability. The ‘new norm’ sees sections advertised as “currently available”, with individual section titles that are many months away from issue. Don’t be afraid! Buyers considering building a house, are now waiting six to twelve months for their land title to issue, before the builder can break ground and start constructing the house. It’s a minimum 12 to 18-month timeframe from start to finish, from contract signing to moving in. All is not lost though. Two very important points need to be recognised that only time can deliver. Firstly, buyers will get more time to critique the build, the specification, and the plan. More time to get it right, plus more time to save money to add additional features to the house to suit individual needs. Secondly, and very importantly, we are seeing buyers experiencing capital gain on a house that they have not yet fully paid for, are not paying rates on, or paying insurance on. Building a new house with today’s prices, and not having to fully pay for the house for 12 to 18 months, means you are exposed to capital gain – an increase in the house’s value – even before you've moved in! Savvy investors recognise this advantage and are snapping up build slots. Don’t look at the new norm as a negative, just because the land doesn’t have the title issued. The positives are plentiful, you’ll just need to take a breath and wait it out a little longer than before.
