TIS THE SEASON TO Hello, Sunshine!

I couldn’t be more excited to launch Spotlight on Palm Beach this winter, an expansion of the new millennial-targeted magazine that I launched in the Hamptons last summer and in Miami during Art Basel. It’s particularly meaningful to me as I’ve been coming to PB since I was born. My family has had a home here my entire life, and it’s where I’ve made the most incredible memories with my late grandparents (Hannah and Marvin Kamin) and the rest of my family. Palm Beach is truly home for me and holds the most special place in my heart.

And to be launching during the holiday season is truly a

dream! There’s no place more magical than Palm Beach during Christmas/New Year’s time. It quite literally makes my day to pass by the “singing” Christmas tree, as I call it, on Worth

Avenue; the little sleeping Santa in the window of Kassatly’s; the lights along South Ocean Blvd.; and so much more. I can’t think of a better time to come out with our first issue of Spotlight here, which is highlighting the hautest happenings on the island right now.

Spotlight is different from other publications, not only because of our target audience (millennials, but we still create content for all!), but we feature people who are true members of their communities— entrepreneurs, power players, celebrities, all of whom are relevant in a deeper way. So for this inaugural PB edition, I’m thrilled that Margit Brandt, a NextGen real estate power broker, is our cover star. She’s the youngest agent to gross millions of dollars of sales, and is a wonderful example of balancing entrepreneurship and being a mom here on the island. You can read our exclusive interview on page 30.

Scott, while many are spending the holidays in Florida right now, how important is it to start the homepurchasing process if you’re looking to own a home Out East by next summer?

It’s crucial to start the process in January, and it’s traditionally a busy time of year in Hamptons real estate. Right now, the entire story is inventory, which is still low. I advise all my buyers to be cautious when trying to negotiate prices down if they want to own a home in the Hamptons—sellers are not desperate here.

Why should Palm Beachers purchase in the Hamptons? Palm Beach and the Hamptons are both luxury real estate destinations and have similar appeals. The Hamptons is extremely safe, beautiful, and attracts luxury buyers from all over the world. For years, these two communities have served as playgrounds for the affluent— summering in the Hamptons and spending the winter months in Palm Beach. They have transformed both areas into absolute treasures and wonderful assets for families and investors. What are your tips for the millennial buyer looking to purchase for the first time Out East?

This is a great market for first-time millennial buyers. Undiscovered gems exist in these communities, and we can help mine them. Many millennial buyers are now looking for a good place to raise their family, and the Hamptons is a wonderful location to do so. There are a lot of resources here for kids to play and learn. In the summer, they’ll beg to be outdoors instead of staying inside to play video games all day. For the first-time buyer, I think the most important advice is to think long-term. The Hamptons is not just an investment for you, but for your children, and in many cases, your children’s children.

As a creator of accessories, I have something important to say: Accessories are the best way to show your style. Anyone can have the same outfit, but no one will pick out the same combination of jewelry, crystal headband, slim shades, jeweled clutch, and gold chain belt. Oh, and don’t forget about our

collar dickies and socks, too! Why not add some sparkle and shine to a classic dress or pantsuit? It makes it easy to pack for a long weekend when I bring a couple of outfits and pair them with different accessory looks. I have a few style tips that can get you on the road to complete individualism, with a side of maximalism.

COLOR BLOCK

Color is your friend! The best thing you can do is play around with different combinations for new looks. Sometimes a chartreuse dress calls for a hot-pink crystal headband and a pair of fabulous navy shoulder dusters. Mix colors in the same hue, like cobalt and turquoise or hot pink and tomato red. Try a neutral like camel and make it pop with bright yellow or neon orchid. Accessories like our glitter pink crystal lily earrings pair well with tortoise shades and a classic camel crewneck. Or bring out your navy maxi dress and adorn it with turquoise jewels and a matching headband. Let the small pieces shine!

Start with a single-color palette outfit and layer on the jewels. Camel and denim are always considered neutral, but what about lavender trousers and a matching blouse? This is the perfect canvas to add some red heart sunnies, a rainbow beaded bag, and rainbow crystal chandelier earrings. Black is expected, so try an all-navy look with pops of orange. We’re in Palm Beach, after all, so wear that color and top it off with some golden looks.

A MATCHY-MATCHY LOOK

The quickest way to look polished is to coordinate your accessories. I love matching a headband to my handbag and jewelry. We even make matching confetti sunglasses to our most iconic floral earrings. Try classic tortoise sunglasses and earrings with a leopard headband. Sometimes subtle matching works, too. We have some sequined headbands that pair nicely with our oil slick hoops to keep the magenta hue constant in a look.

I started Lele Sadoughi as a place to bring joy. You’ll always need a shirt on your back, but accessories are added pieces that are a bonus. When you frame a piece of art, it makes that piece look more polished. Adding a jeweled headband to a smiling face does the same. Change your look as often as you change your mood. ■

WHEN IS IT TIME TO START?

If you’re trying to find the motivation to work out this holiday season, we’ve got you covered. Just take notes from our resident celebrity fitness contributor!

There’s this mythological idea that at certain times of year you’re going to start working out, prioritizing your physical well-being, and getting that “bikini bod.” I’ve never been a fan of this idea because if you break it down you realize that it’s solely about the exterior.

I’ve always found the actual benefits of working out and being physical are best for your mental health, because as Elle Woods famously says in Legally Blonde: “Exercise gives you endorphins. Endorphins make you happy. Happy people just don’t shoot their husbands.”

The subtext is that working out lifts your mood and brings people together.

I also believe people think that working out must be a place you go, when the best gym you

have is free and always with you. Using your own body weight allows for endurance, strength, and mobility, which is the most sustainable form of working out.

Also, there’s no excuse because ultimately if all you

need is the weight of your own body, then drop and give me 20! Just kidding…sort of.

That leads me to my next bit of advice, which is to move every day. Whether it’s going for a walk, doing 100 push-

ups, engaging in 10 minutes of my TORCH’D workout or any other for that matter, you can only meet your fitness goals by moving. If you do this, I can say with absolute certainty you will see an improvement in both your physical and mental health. Now that we’ve established that everyone can workout, it’s important to note that there may be things that your body isn’t ready to do, which is perfectly normal. That’s not to say you can never do that side leg lift, for example, but you may have to work up to certain movements, just like you train to add more weight. Just do what you can. If you start with what you can do, you’ll find you can do more. You’ll be amazed at how quickly you progress.

If you take anything away from this, I hope it’s that you know you are capable and the only person you need to compete with is yourself. We’re all different, and that’s what connects us. Don’t let other people be the reason you start your fitness journey. Do it for you, and the rewards will be that much greater. ■

’Tis the season for another season! As New York’s elite and chic flock to Palm Beach for fashion, art, and fun, I find myself with a busy calendar. Here are my tips and tricks to navigating the highlights of PB in the months ahead.

TIP #1: Swifty’s is a Must-Book Book Swifty’s for Monday night trivia. You won’t be disappointed! I suggest ordering the Spicy Socialite cocktail and keeping things hot! For my vegan friends, check out the chickpea fritters. They’re like a Southern hush puppy but vegan and healthy (allegedly)! Word on the Avenue is Swifty’s New Year’s Eve party will be the best one ever, especially with the 2022 Palm Beach Coconuts Ball being canceled.

TIP #2: Splurging

Up your credit limit, book an Uber Black, and head straight to the Royal Poinciana Plaza! Everything from YSL to Hermès to Assouline can be found in what’s known as a “jewel box oasis” in the heart of Palm Beach. Pro tip: Snag a bottle of rosé from

The glory days of Lilly Pulitzer are in the past. Ladies, just grab a chic caftan from one of your trips to Capri with designer slides, frosted lipstick, and some enameled jewelry—preferably from David Webb. Gentlemen, pack two things: a tuxedo and a bathing suit, and you’re good to go.

TIP #4: Indulge in a

Culture Because Palm Beach is known for overindulgence, cocktails seem to flow freely! I highly recommend adding a bit of culture to your drinking routine. Start with the Society of the Four Arts, then stop at the Norton Museum of Art, and finish with a stop at the Historical Association of Palm Beach County. Make sure to document your cultured activities on social media to balance out your libation intake perception on da Gram.

Let’s face it—dating is way more exciting when you’re in an environment that’s all about fun in the sun. For singles looking to find their match this holiday season in Palm Beach, our resident dating expert shares the best spots to meet and greet.

If you’re reading this, you have made the brilliant decision to spend your holiday in Palm Beach. PB is a place that’s near and dear to my heart. I used to come here every year with my family, and it’s a place with so many memories. My husband and I got married in Palm Beach last February at The Four Seasons, and it was truly magical. However, I’ve spent many holidays here as a single gal. While Palm Beach may not have the bustling nightlife that Miami does, it’s way more charming. Plus, you’re definitely more likely to meet someone who’s husband or wife material. If you’re visiting for the first time, or if you’re a local, here are some of my favorite things to do!

1. Frequent Cucina. Cucina is a Palm Beach hot spot that’s known for how fun it gets. Whether you go with a group of friends, just one, or alone, you’re guaranteed to have a good time here. Not only is the food delicious, but the late-night DJ keeps the party going nonstop. The energy at Cucina is always incredible, and it’s the perfect place to meet other singles.

2. Check out the scene at Le Bilboquet and The Colony. Le Bilboquet is an amazing place to meet singles after 9 p.m. Grab a group of friends and make a reservation outside and just wait for a great night to unfold. The Colony

alone and starting a conversation with a stranger? If that doesn’t sound like the beginning of a rom-com, I don’t know what does!

4. Eat at the hot spots. Those include Buccan, Table 26, Palm Beach Grill, and Almond. Even if you don’t meet someone, you’re at least getting one of the best meals in Palm Beach. If you’re alone, just make friends with the bartender. If you’re with friends, make sure you keep your eyes peeled to the other tables, and don’t be afraid to strike up a conversation with another group. Remember, if the locals are out and about, they want to meet people!

3. Keep it classy at a hotel bar. Palm Beach is known for its hotels, which have become institutions. The Four Seasons and The Breakers both have enjoyable hotel bar scenes. Sitting at a hotel bar

5. Treat myself to Outstanding in the Field. If you’ve heard of Outstanding in the Field, you know how exciting it is that it’s finally coming to Palm Beach on January 16. If you don’t, it’s a roving restaurant without walls. The producers bring a long, beautifully decorated table to different farms around the world, and the meal’s ingredients are harvested. This particular event will be held in Loxahatchee Groves, Florida, and it’s called Holman’s Harvest. You can get tickets at outstandinginthefield.com.

Anderson Cooper, the anchor of CNN’s 360°, is also the son of legendary designer Gloria Vanderbilt. Following her death in 2019, he had the task of sorting through her personal belongings. Cooper decided to launch this podcast as a way to deal with the bittersweet emotions he was feeling. The answer was to have meaningful conversations with guests, including Stephen Colbert, Molly Shannon, and Laurie Anderson, who have experienced different types of loss and to learn from one another.

What’s the key to being such a successful real estate agent in your thirties, as you are?

A lot of clients are looking to work with someone who can deliver results and outcomes (performance), but at the same time do it in a fun, approachable, and calm way, where they know they are valued and important. Our clients enjoy working with us, and we try to make the real estate process a positive one. We’re extremely creative in ways to get the deal done, and are adding major value to each transaction. Ultimately, results create more results, and people see the number of transactions we’re doing, the broad geographical swath, and the high-end luxury price point we’re servicing—including several big waterfront sales on Palm Beach Island, almost half of our volume being off-market—and that kind of data and track record certainly instill confidence for incoming clients.

SYDNEY

Palm Beach has gotten so much younger. How has the town evolved?

The demographics have shifted for two primary reasons: 1) the growth and improvements in local infrastructure, particularly schools, entertainment, health, and transportation have enabled families to move here fulltime rather than just visit seasonally, and 2) companies are moving their headquarters here. With that economic growth, investment, and development comes opportunities for young people professionally, and then it’s somewhat of a domino effect. The pandemic produced a larger cultural and societal shift that saw people realize that you can be successful outside of large cities, and Florida has become the primary beneficiary of that. Palm Beach is hands down one of the best lifestyles in the country. From a health and wellness perspective, the pandemic shifted buyers’ perspectives, and we have certainly seen a big wave of young families move to Palm Beach. It’s the youngest that it has ever been. What’s the Palm Beach market like right now? We’re definitely seeing a stabilization and normalization of the market. While we aren’t seeing average transaction prices themselves drop, there is more inventory, more “asking price” reductions, and more buyer opportunity due to less sales volume. Nonetheless, inventory is still relatively tight and prices are still relatively strong, so you have to put it into a broader perspective from where we were even a few years ago. Unlike other markets that are primarily experiencing headwinds from the macro economy, interest rates, and inflation, we’re lucky that we also have significant local tailwinds here—with corporate relocations, family relocations, and overall interest continuing to skyrocket, frankly. Places like South Florida and Aspen continue to weather the storm pretty well. You have to remember Palm Beach is just an island, only seven miles long and about half a mile wide, while also being one of the most desirable places to be in the world. Waterfront products, new products, and renovated products remain strong. Simple supply and demand. You have thousands of people who want to be here and only limited homes for sale. How do you work with agents outside PB to help their clients purchase homes here?

We have a vast network, including the Christie’s Master Circle, the Christie’s Art Auction House, and a diverse web of top agents from all over the world at various firms, which help our clients in different markets. This same network also helps us get the word out about our properties to a global audience, while at the same time we become a go-to resource for our partners in Palm Beach. We have sold many homes this way, and again, it’s the relationships that matter. We often have outgoing requests and help our clients succeed in multiple markets through this relationship-based approach of working with top advisors all over the country and the world. We just helped a client who’s securing a big property in Switzerland with a partner of ours.

We really can help advise anywhere in the world. So much of life in PB surrounds events, social gatherings, etc. What’s it like to run a powerful business and be a power player here?

It’s harder than it looks! I can be showing multiple properties all morning, negotiating a high-stakes transaction in the afternoon, getting the kids dinner and ready for bed, and then start all over again at 7 p.m. with an evening event or latenight negotiation with a 12 a.m. deadline. It’s certainly a high-energy environment, and you have to really be intentional about your time and your commitments. Especially as a mother, I will say my time-management skills have become pretty fine-tuned!

Where are your go-to power lunch spots in PB?

Le Bilboquet, Sant Ambroeus, and Trevini.

How critical of a role does social media play today in helping you sell properties?

It’s impactful; you can connect with a wider, younger audience, mostly for free, and do so with video and digital marketing. We can also connect with our clients multiple times a day and share our milestones rapidly with thousands of followers. We sold a $20 million plus property last year because the buyer found us on social media and loved the video tour of the home!

Thoughts on reality shows like Selling Sunset and Million Dollar Listing?

Mixed feelings. I think they tend to cast a lot of models and actors/actresses in some cases who are entertainers first and real estate agents second, but I also have friends on some of the shows who are the best in the business and just happen to have cameras following them around.

Would you go on one?

Open-minded to it, but unlikely. Our clients value their privacy and, the older I get, so do I. Advice for aspiring real estate agents? It’s become competitive. It used to be seen as an industry with the lowest barrier to entry, but now there’s a barrier by sheer volume of participants in the market. You need to get into it for the right reasons. If you have a true passion and love of the process, the people, and the market, it can be great. Find a mentor, someone who’s the best at their craft, and learn. What‘s your No. 1 tip for millennials looking to purchase a home here?

To get more sleep and help more of our clients achieve their real estate goals in Palm Beach. Our mission is to help people get to where they want to go and turn their dreams into reality. “Excuse My Grandma” Podcast Hosts Kim Murstein And Grandma Gail

The podcast spearheaded by granddaughter-and-grandmother duo Kim Murstein and Gail hails from the pandemic days, when Kim (26) moved in with her grandma (80) in Palm Beach. When the pair isn’t dishing on the generational differences of dating, fashion, and pop culture topics, they love spending time together in the sunshine. Here’s what a typical day in PB looks like for them! BY

9 a.m. Coffee from The Breakers News & Gourmet in the courtyard. Great people-watching while we go over what videos we’re going to film for social media.

1 p.m. Pick up lunch at Field of Greens while taking work calls.

2 p.m. Film videos for TikTok and Instagram at The Royal Poinciana Plaza.

9:30 a.m. Workout with Isaac Boots at TORCH’D class at The Colony. He plays lots of ‘80s hits!

11 a.m. Record a podcast episode back at our Palm Beach apartment.

7:30 p.m. Dinner with the rest of our family at Le Bilboquet on Worth Avenue. Can’t miss the endives au Roquefort salad or tuna tartare!

4 p.m. Play nine holes of golf together while getting dating advice from Grandma Gail at every hole.

Kim, what’s the backstory behind your podcast?

During the pandemic, I temporarily left NYC to move in with my grandparents in Palm Beach. As a single 26-year-old, I was actively going on dates, and Grandma

Gail wasn’t holding back on her opinions. I explained to her how dating apps worked, “ghosting” over text messages, and more. Dating in the 1950s and ’60s was a lot different, apparently! At the time, I was working in television as a news producer and reporter, so with my background in media, we decided to start our podcast, “Excuse My Grandma,” to discuss the generational differences of dating and relationships.

Gail, were you nervous about working with your granddaughter?

“Excuse My Grandma” is my first job ever, but I wasn’t nervous. Kim’s a great boss!

Kim, how has the podcast evolved?

When we started, most of our episodes consisted of dialogue between the two of us. As the show developed, we began to invite guests from a variety of fields, including influencers, dating experts, and divorce lawyers. We’ve been able to learn different perspectives and explore diverse topics.

Gail, what are the biggest similarities and differences between you two?

Biggest similarities are our obsession with fashion, Broadway shows, and ’50s movies and music. Our biggest difference is probably our delivery. Kim is empathetic, while I’m more of a straight shooter.

Kim, what’s a typical PB Friday look like for you?

After working all week, we try to start our weekends early. I stay with Grandma Gail (and grandpa), so I normally hear them early, which wakes me up. They’ve essentially had a full day before 8 a.m. We’re both serious about our breakfast routine. I love my oatmeal with chia seeds, and Grandma will always have her Folgers instant coffee. I convince her to film TikTok videos with me once she finishes a virtual game of canasta. After I edit videos, we normally record one or two podcast episodes with a guest over Zoom. For lunch, we either head to our club or The Breakers. Depending how busy our day is, we’ll go shopping at The Royal. Grandma will watch TV in the afternoon, while I workout on the beach. So many great places for dinner, some of our favorites are Palm Beach Grill, Club Colette, and LoLa 41.

Gail, everyone loves your dating advice. What’s your No. 1 piece of wisdom to share right now?

You can always find the time to respond to a text message from someone you’re dating. Unless you’re running IBM or General Motors, you’re not too busy.

Kim, what’s the best spot to meet guys in PB?

Under 25, Cucina. Over 25, the bar at Le Bilboquet. ■
