Through the use of industry tools, material research, best practices and community partnerships, AE7 strives to be a leader in sustainable environments. AE7 is committed to incorporating Green Building and Sustainable Design in our projects. Our team includes LEED accredited Architects and Interior Designers that are familiar with the goals of the US Green Building Council (USGBC) and use these resources to design environmentally responsible and resource efficient buildings. The construction industry is one of the biggest waste producers on the planet and Architects can play a role in curbing that waste. AE7 utilizes specifications to describe how to control construction waste and specifies products that can be sustainably harvested, recycled or reused.

When incorporating sustainability into our work we focus on energy efficiency, sustainable site planning, water efficiency, conservation of materials and resources, and indoor environmental quality. Utilizing energy modelling, daylighting studies, and specifying energy saving mechanical and electrical systems are the best solutions to creating an energy efficient building. A life cycle analysis done by AE7 can help a client understand that a new environmentally sound system may cost more now, but will pay them back in energy savings

in the near future. Our approach concentrates on planning, designing, constructing and managing projects from a more sustainable perspective rather than checking items off of the certification requirements list. Education and community groups are also valuable in remaining up to date with the technology trends and practices. Learning about the latest sustainable materials and construction practices is something AE7’s employees do regularly through our membership with the Green Building Alliance and Continuing Education Courses. How buildings use energy efficiently is paramount.

Our decision is to focus more on the challenges our projects face and working to better accommodate the people and the environment rather than working toward LEED certification. With sustainability becoming the design norm, we are incorporating many Green concepts into our work to better interior and exterior surroundings for occupants which allows us to work with the client to achieve these sustainable goals without pushing certain ideas to achieve certification.

Key to the success of any project is a clear understanding of the project’s goals. AE7’s Concept Visualization Method (CVM) organically moves the client’s stakeholders through the programming phase of a project. It is designed to spark ideas and expand possibilities through guided discussion, visualization, benchmarking, and instant feedback.

As the main retail and commercial district in the Jubail Island masterplan, Souk Al Jubail is positioned strategically at the entrance to the development off the Yas Island Highway. The Souk is envisioned as having a town center feel with a curated mix of retail, F&B, residential, commercial office and a centralized public park amenity.

The vision of Souq Al Jubail Town Center is to create a true mixed-use, urban and suburban lifestyle destination for both visitors and residents alike.

Souk Al Jubail Town Center will be developed with the three pillars of sustainability in mind: social, environmental and economic viability. The Client is interested in achieving an Estidama 2 Pearl rating for all buildings within the Souk Al Jubail area.

Situated in the heart of the overall Jubail Island masterplan, the Souq Al Jubail Town Center will be one of the key nodes of Jubail island development that will add a dimension of entertainment with a broad mix of green area, offices and retail offerings. In the intention of a business park principles, all the facilities will create a framework for a work & live community for both visitors and future residents of the development.

Hilltown Istanbul Stapleton

The design for Hilltown Istanbul Stapleton brings together an open air retail town center concept with two levels of interior retail stores, 3,000 parking spaces, cinema, and 250 key hotel. A naturally sloping site allows the multiple program elements to be stacked on top of one another and provide for access for each element around the site. The result of the program elements and site constraints lead to a hill town concept.

The open air town center is articulated by a collection of main street architectural styles to create a collection of buildings built over time. Public plazas and pedestrian streets organize retail, restaurants and cafes, opening up to panoramic views down the hill side, and creating accent points to naturally connect to lower levels.

Skylights, atriums and entries bring natural light down into the two levels of interior retail, a key design element to keep the multiple retail levels connected to one another. Larger retail tenants occupy the lowest level of the site where natural light and access are limited. This is a mixed use project to be developed over a 100,252 sqm land in Maltepe, Istanbul. The project is planned to comprise a multi-story shopping mall, indoor and outdoor entertainment facilities and a hotel. The project site was leased for 49 years.

The Shops at Hudson Yards is part of the largest development in Manhattan, bringing together 12 million square feet of residential, commercial and office space over the west rail yards. The shops occupy the base of two towers, each over 1,000 feet tall designed by KPF. The retail plan brings together multiple pedestrian entry points around the site, connecting to the High Line, 10th Avenue, a new public park, and subway station. A grand atrium on the west side faces a new park and the Hudson River. The atrium connects the multiple retail levels, culminating at the upper level food hall, restaurants and cinema. The Shops include a 250,000 sf department store, 310,000 sf of luxury retail, 50,000 sf food market, and 80,000 sf food hall, 100,000 sf of restaurants, and a 60,000 sf cinema. The design integrates the site constraints and multiple program uses into a unique vertical retail center.

The Nad Al Sheba Mall is a 1.2-million-square-foot retail development that will complement a nearby 2.5-million-square-foot residential community currently under construction. The threestory mall consists of 500,000 square feet of retail space, including 200 shops, restaurants and entertainment outlets. A supermarket, department stores, multi-screen cinema, medical center, and fitness center will create a full-service destination. A multi-level parking garage will ensure convenient accommodation for all guests.

The mall will be the focal point of the community and a hub for shopping, dining and leisure for residents and visitors.

The Murcia Mall has been envisioned as a year round destination for entertainment, retail, food and beverage, wellness and culture. The approximately 215,000 square meter project is located along Prince Faisal Bin Bandar Road and a 5 minute drive from King Khalid International Airport in North Riyadh, Kingdom of Saudi Arabia.

Murcia Mall is part of the Murcia Residential Development in North Riyadh being developed by the National Housing Company. The project program components include a mall with retail outlets, F&B, a cinema, food court, hypermarket, anchor retail, cultural center, sports lounge and men and women’s Fitness Centers.

Making it a true destination, other development at the mall includes ani ntegrated 4-star hotel, public events plaza, dynamic and interactive fountain, and water lagoon. Mall’s infrastructure will be accommodating of all model of transportation with an iconic and interactive pedestrian bridge, surface parking, access roads and integrated parking garage. Walking and bicycle trails, landscape, and naturally landscaped areas and Boardwalks along an enhanced natural Wadi will enhance customer journey beyond shopping and entertainment at the mall alone.

This lifestyle destination, mixed-use development consists of a one-of-a-kind retail mall plus residential and hotel towers spread over 15 acres. The retail component is a six-story mall that includes a boardwalk at the lower level with cinemas and a food court on the sixth level, totaling nearly 748,000 square feet of built up area (BUA). For the residential component, 1,100 one- and two-bedroom units are distributed over the six towers. There are two 250-key hotel towers to accommodate visitors enjoying the unique retail and leisure destination and its breathtaking views. The site is located on an undulating green hill facing the Ha Long Bay, providing a magnificent view of the UNESCO World Heritage Site and its spectacular seascape of limestone pillars. The public spaces focus on maximizing views and have been kept at the forefront of the design process.

Currently under construction, AL Maryah Central is a vibrant community with over 400 retail stores, 100 dinning options, 21 movie screens, 1 hotel, and 4 urban parks. Bustling with amenities and centrally located, Al Maryah is a true urban destination that offer culture, walkability, shopping, dining, and entertainment.

Al Maryah Central extends to the retail experience started at The Galleria west along the central axis of Al Maryah Island. The mixed-use retail center creates 1,450,000 square feet of GLA over four floors, including luxury retail store, cafes, cinema, restaurants, food halls, pray rooms, 200 room hotel, 400 residential apartments and 4,000 parking spaces.

The project is organized around a central atrium on the east west axis connecting pedestrian entries and below grade functions to upper level restaurants and the food hall. Restaurants and cafes are strategically located to create upper level uses drawing guests up thru the four levels of the project, as well as at entries of the project to active surround streets and plazas.

The north atrium is anchored by the first international Macy’s department store and a 60,000 square foot cinema while the south atrium is anchor by Bloomingdale’s, exterior gardens and prayer rooms, and connect to the 200 five start hotel.

The Galleria is the keystone retail gallery for the Sowwah Central business district on Al Maryah Island, weaving together Class A office space, two luxury hotels and 4,000 parking spaces with 360,000 sf of luxury retail stores. The Galleria is organized around a Great Room, creating a civic scale interior room, bringing together two levels of retail brands in a 66’ high atrium with panoramic views to Abu Dhabi. The Great Room creates a grand entry gateway on the street side, curving gracefully into the side galleries, and opens up to the reflecting pool and pedestrian promenade. Restaurant and food halls activate and engage the waterfront promenade, while pedestrian connections link to the surrounding buildings.

Palm Jumeirah is the world’s largest man-made island and is comprised of a 2- kilometer long trunk, a crown made up of 17 fronds, and a surrounding crescent, creating the easily recognized “palm” shape.

The Palm project was launched in 2001 by Nakheel with land reclamation starting in the same year. Since then, the tourism, leisure and retail elements of the island have been developed, creating a spectacular, world-renowned residential and tourist destination.

After almost a decade, the client recognized improvement opportunities to build on the initial masterplan. This included simplifying overall pedestrian accessibility, creating a main trunk boulevard, introducing new retail opportunities, increasing beach activities and elevating brand visibility.

Spanning about 60 hectares, the Night Market Development parcel is populated with shopping warehouse structures with 164,000 square meters of built-up area. The project development is framed with a spacious, 2-kilometer long waterfront promenade and divided into a series of walkable modular “villages.” Each village is marked by traditional Dhow boats used in the region, providing a unique strolling experience and an attraction for visitors. The project is constructed with prefabricated building systems, allowing light and easy construction, development flexibility and optimized future tenant fit-out. The project also provides efficient energy consumption with minimal need for air conditioning by taking advantage of prevailing winds, natural ventilation, and cooler night conditions.

This mixed-use project is situated on the Ohio River north of Pittsburgh’s West End Bridge and west of the historic Manchester neighborhood in the city’s North Side. The development includes residential units, retail and restaurants, a boutique cinema experience, a performance theatre and an office tower all oriented around a thirty-one story, five-star luxury hotel tower.

The objective of the project is to create a transit-oriented development with a focus on connections to the river for residents and the public. View corridors and terracing buildings draw people through the project and down to the river to enjoy several water-oriented amenities such as a Crystal Lagoon urban beach, a full marina, a performance pier, the Three Rivers Heritage Trail and a Ferris wheel perched over the river with dramatic views to The Point. Sustainability is an important issue to this development and many green strategies are incorporated into the design, such as bio-filtration water features, storm water reuse, parks and open spaces, green roofs and daylighting. This development will be a “first-day” visitor attraction with all-encompassing amenities unmatched in the region.

This masterplan is designed as a sustainable destination development and 24-hour community that balances a truly mixed-use program with experience-based design. The program accommodates residential, retail, grocery, theater, fitness, a design center, F&B, office, and parking spread over 2.4 million square feet.

AE7 studied three design concepts as a way to determine the highest and best use for the site, opportunities for development, framework strategies, and open space networks. The design focuses on a mixed-use development positioned around retail, specialty F&B, and open public spaces while creating a civic ‘heart’ for the project. The masterplan creates a true destination development that fully encompasses the live-work-play ethos and aspires to set a new standard for shopping, dining and nightlife.

Ninth & Penn Mixed-Use Development

This mixed-use project is a public-private partnership (P3) centered around the redevelopment of a multi-story parking structure in downtown Pittsburgh. Following the demolition of the existing garage, a new, highly efficient seven-level parking garage with a total of 935 parking spaces will be constructed.

The development’s vision is to create a mixed-use destination that celebrates the spirit of the surrounding Cultural District. The redevelopment plan is designed to enhance the district by creating a series of experience drivers. Those include the Cultural District, restaurants and nightlife, health and wellness, terrace lifestyle, sustainable transportation, and urban living.

The design crafts a residential development that balances experience-based design, sustainable development and programming requirements. The proposed plan also adds a range of active uses to the parking program to complement the life and energy of the Cultural District. The residential towers and lofts will add 275 new residences to the district in Phases 1 - 3, along with restaurants, cafes, retail stores, a boutique market, and possible cultural venues.

Deira Waterfront Development

Dubai, UAE

Deira is one of the oldest communities in Dubai, rich in traditions and culture. It’s also one of the region’s most important economic hubs, a place where the city’s success was born and continues to grow. Deira Waterfront Development is located in the northern portion of the existing Deira District, across the street from the old Souqs and fronting the famous Dubai Creek. Through extensive planning exercises, this masterplan sensitively addressed unique cultural values and heritage as well as sentiments and aspirations for the creek experience. One of the important parts of the masterplan is close integration of the project with upcoming expansions of the Deira Wharfage and growing opportunities for merchants to conduct traditional business. The masterplan also carefully adds various missing components, such as urban plazas, parks, dedicated pedestrian or bicycle routes and links to multiple transportation hubs. The mixed-use nature of the program includes traditional retail shops backed by residential apartments, multiple hotel venues, dedicated commercial zones, transit-oriented hubs, structured parking garages, dedicated storage areas and community facilities. All this was only possible through a comprehensive study of the existing urban character of the city and specific needs of local businesses, residents and tourists. Deira is evolving and innovating by thoughtfully blending past, present and future in this rapidly growing city.

As an iconic threshold to the Dubai Water Canal, the Gate Tower marks the entrance to a new era in Dubai.

This mixed use development consists of a hotel, apartments, retail, parking and connections to Safa Park. The lower levels of this structure will host a unique mall that includes a retail bridge that spans the canal to connect both bases, as well as connecting to the Safa Park. There will be space for 247 retail shops and 67 food and beverage outlets. There will also be parking bays for 3,700 cars.

The design of this tower includes elevated gardens and pools for the various inhabitants of the hotel and apartments. Included in the design are eight levels of dramatic bridge structures on top. The bridges, being the symbol of the gate, will include a private, luxury club and luxury suites for the hotel. At this level, all units hold a commanding view of the Arabian Gulf and the canal.

AE7 team created a master plan that reimagines an aging underperforming mall into a new transit-oriented health and wellness mixed-use destination. The plan breathes new life into the development with office, entertainment, and F&B venues for the workers and the community. Promoting healthy lifestyle and drawing daily visitors are a health-focused grocery store with pronounced curbside pickup as well as a next-door health and wellness center. Wellness pavilion and destination food hall will be housed in the former Sears location and link back to the existing mall. It further connects to mass transit. The food hall design accommodates multiple vendors and promotes food as entertainment.

NetZero office buildings will be added to the development including flex tech-centric office. Providing ample parking solutions and leveraging amenities of the of the pavilion and the retail mall, the office buildings will be a premier location to work as well as play.

The new pedestrian-oriented district maximizes usable land through smart design and reuse of existing buildings. The master plan brings to the area a health-centric destination for all day enjoyment of those who live nearby, those who work there, and even visitors looking for new experiences.

The mixed-use transit-oriented development is strategically located at the end of the Washington DC Silver and Blue metro lines at the Largo Town Center station, and adjacent to the new UM Capital Region Medical Center. The combination of metro access, advanced medica care, and a walkable residential community create ideal foundation for a versatile, sustainable community.

The master plan transforms the site into residential, town center and medical districts organized around a pedestrian focused promenade down the center of the master plan. The streets and blocks maximize developable area within a carefully consider public realm, to create a welcoming sense of place for the human experience – a place to socialize, to create community and to create a neighborhood.

The master plan is phased to create a flexible plan allowing the plan to address market forces shifting between retail uses, residential apartments, medical office, and medical research without compromised the planning principals.

The Keystone Green Mixed-Use Development

Nashville, TN

Spanning over multiple city blocks in a premium midtown location, Keystone Green is mixeduse development tailored to address the needs of young knowledge workers looking for an affordable urban lifestyle. This new district will be a rich, vibrant, engaging experience, with memorable destinations and a 24-hour community. The development will reconnect the now largely underutilized areas to the booming mid-town with urban streetscape, corner cafes, sidewalk storefronts, and open spaces.

The program will feature office, residential, hospitality, retail, and F&B components. To tie these elements together, entertainment, landscape, and parking will be incorporated into the program. An old factory building will undergo adaptive reuse into a community use building to include studios, creative arts, and F&B components. The Pavilion, Public Square, and 35th Street Green will offer open green areas for public use and enjoyment. The development is planned to create innovate, and create.

AE7 completed a study and created a phased master plan for this development.

Bradock Square Shopping Plaza

LaVale, MD

Braddock Square is a large shopping center in Lavale Maryland with a small outparcel retail building whose façade dates back to the 90’s and is in need of renovation. The client asked that we present two design schemes for a shell renovation, one contemporary and unique to the shopping center and surrounding town, the other more in keeping with the look and feel of the adjacent mall structures. AE7 went beyond considering solely the shell enclosure or the two schemes. We studied from an overall planning approach the modification of the surrounding parking area and how best to maximize the space to introduce outside gathering spaces without compromising the parking quantities. Additionally, in lieu of just the two schemes requested, AE7 explored five designs with varied materials and creative applications, and challenged the use of the small building by capturing rooftop space and provided access to it from both an interior grand stair as well as an exterior façade feature.

As the client was concerned with material selection from a maintenance point of view, AE7 explored composite materials and metal panels with long life cycles. We also incorporated signage into the building design and landscape features. As a result, not only was the shell design considered, but the overall approach, experience and presence of the existing building.

As part of 56 acre master plan development, AE7 design team was tasked with conducting a land development study to determine the best use of a parcel located along Baptist Road. After multiple building typologies were considered a retail facility was the identified as the most feasible option for the site as well as the best return on investment for the owner.

The selected design scheme consists of a 6 unit, shell and core retail building with 12,800 SF. The client, Penn Cove Group Capital, tasked the design team with delivering a “warm dark shell” building with a utility corridor that would allow for perspective tenants to finish the building’s interior as the retail spaces are leased. The design also features a 108 space parking lot, and outdoor patio space for a perspective restaurant tenant.

The completed project features a steel structure with EIFS facade, cultured stone accents, and ample retail storefront glass + garage doors.

Now, the center houses a Bank of America branch, a local favorite Steel Cactus and Sports Clips, with four more leasable units.

AE7 was engaged to provide a vision study for the redevelopment of the partially vacated Normandale Shopping Mall, a site located roughly 2 miles east of downtown Montgomery. After nearly 2 decades of neglect, the mall property was rendered unsustainable by the early 2000s.

The primary challenge was finding the right blend / mix of commercial and residential of the 450k SF of gross floor area to reanimate the public spaces while maintaining a thriving neighborhood that fit contextually with surrounding community. As the study effort had been completed just prior to HUD’s announcement of Opportunity Zone program, the development has gained much attention from investors.

The deliverables for this project were a Vision Master Plan Study supported by a desktop market analysis which yielded a preliminary report from which to seek investor interest.

Creative freedom extends beyond the flavorful menu of Kai. It is embedded within the interior design of the restaurant itself, creating an unimaginable visual, audio, and sensory experience that will leave guests charmed, fascinated, and in pure awe.

From the moment they walk in, guests are greeted with a rich yet delicate symphony of a songbird’s tune, mingling with the lingering smell of green apples stacked from floor to ceiling. Every step moving through a corridor demands one to be nothing but mesmerized, escorted by an open, soul-enriching view of Porto Arabia through the floor-to-ceiling expansive windows.

The end of the corridor breaks into a realm where the glittering Arabian sea meets a mystical and timeless setting inspired by Mayfair’s lush gardens and charming glass conservatories of London, imbued with crystal birds and raindrops hanging from the ceiling, diffracting sunlight into sparkles of color, glistening off the walls. Every glance will have guests enchanted.

The urban locale is thoughtfully populated with restaurants and cafes, where people can come together to dine, meet up, or simply hang out. Connecting Centerfield towers, it is the place to be for affluent professionals, residents, and visitors in downtown Seoul. The space transitions effortlessly from daytime to evening, extending the dining experience into days, nights, and weekends.

The design transforms the existing central underground space of this major transit route into an experience, creating a sophisticated atmosphere with modern design and classic elements. The design styles are inspired by the energy and diversity of the city. A mixture of metals, mirrors, and lights are reminiscent of the sparkling city streets and seamlessly tie the space to its urban surroundings. The individual character of the restaurants is expressed through storefronts, keeping the restaurant interiors open and visually connected to the overall experience. The focus of the design was creating “a space that comes with a purpose.” The Shops not only serves the two connecting towers but also invites everyone in the surrounding area to make the space their own. The collection is arranged a central stained-glass ceiling, reminiscent the grand atriums and interior of the art nouveau period. The Loft

The 141 Bay Street Food Hall is a fast-casual food and beverage dining experience located on Level 4. The Food Hall is facing the elevated sky park connecting the two Class AAA iconic office towers designed by Wilkinson Eyre Architects. The food hall design is inspired by the project’s site, its history, and its future. The food hall design promotes connection and gathering. Influenced by the nature of the lines and connections of the train tracks, the interiors will be designed to create fluid movement throughout the space, in a modern and bright approach. The food hall is divided into two spaces, the Solarium and The Hall.

The Solarium is an extension of the park into the food hall, creating a seamless indoor-outdoor experience and opens up to the sky park

The Hall provides multiple food and beverage offerings in a bright and casual seating and dining areas. The Hall will be designed to be modern and with a nod to historical train station accents and details.

AE7 is working closely with CANAdev to create a destination food hall in the rapidly developing Allentown, PA. The new design will transform an existing vacant ground floor restaurant into a signature Will & Co. Food Hall with a variety of food choices, seating options, and indoor/outdoor features.

The central location is uniquely positioned on the edge of the large plaza, drawing visitors not only for a fresh food experience but also for a connection to the outdoor dining. The Food Hall will feature landscaped plaza for communal and entertainment events.

Will & Co. will offer three food concepts including sushi, oven-fired pizza, and tacos, plus a café and a full-service bar. The seating area will be a large open space with communal tables. By contrast, the mezzanine and surrounding area will offer more intimate seating with lounge and casual furniture. The outdoor dining venues will be shipping container kiosks and a signage container kiosk innovatively oriented to serve as a beacon to Will & Co.

Working alongside Cana Development and Somera Road Inc, AE7 is re-envisioning Pittsburgh’s iconic SouthSide Works. The two developers intend to bring a new beginning to the neighborhood and help it realize its full potential within the fast-developing local market. Among the plan’s key components is Pittsburgh’s first Container Park concept, designed by AE7, that will feature a variety of retail and food and beverage (F&B) vendors. The Container Park will connect to the existing adjacent retail, and reach beyond to the riverfront and trails, offering an outdoor F&B amenity experience for pedestrians, cyclists, runners, dog-walkers, and overall outdoor enthusiasts.

The quarter acre site, a full city block, will provide year round outdoor dining with a food hall vibe. The communal tables, surrounded by a stage, bar seating, and the F&B vendors, will create a lively, casual, fun environment. Constructed of recycled shipping containers, the food concepts will feature artisan pizza, a grill, and fresh churned ice cream, as well as a full-service bar and craft beer. A translucent canopy structure will provide shade in the warm months and offer protection from the elements during the inclement weather. Further activating the Container Park, the stage will offer a venue for live, local entertainment. The site also includes an artificial turf surface for yard games, adjacent to an interactive wall mural for those Instagram moments.

Located on the prestigious crescent of the Palm Jumeirah Island with a panoramic view of the Gulf and coast of Dubai lies the spirit of the Polynesian islands. The 362-key hotel with 182 serviced apartments was inspired by the exotic beauty of the island nations of Tahiti and Fiji and draws upon its mystical splendor to recreate a luxurious island resort 7 kilometers from the coast. The Polynesian thatched roof vernacular is translated into an intoxicating blend of natural stone, exotic wood and reed roof that redefines the tropical five-star resort archetype. The resort artistically dances with the flow of spaces between interior and exterior, blurring boundaries and delivering a sensual explosion of experiences to the guest. Like the island beauty it emulates, the hotel’s public spaces delight the senses with a tapestry of exotic flora, from green walls to hedges in the lobby. This interior landscape motif continues into the gardens of the hotel ground, with lagoons and streams complementing the island theme. AE7 partners were involved in this project as the managing and design directors of Burt Hill’s UAE offices, managing the client and team on a daily basis.

This design concept for a unique, chic space brings two functions into one restaurant; a wine bar and a modern brasserie combined to become Studio du Chef. A series of key elements creates different experiences. The show kitchen is the main attraction, displaying live cooking on LED monitors throughout the restaurant. Studio Du chef translates, the chef’s studio. The presence of modern and simple finishes and furniture pieces complete the interior backdrop of the spectacle.

This design combines the rawness of Polynesia with the sophistication of a five star steakhouse.

Layers of movement …… that is the ocean, with its constant changing tide, the way the light dances in the water, how the schools of fish create a symphony; it is a constantly changing canvas. The same can be said for the vibrant bustle of activity that occurs in a restaurant environment. This restaurant plays on this overlapping display with its special lighting effects, its artistically glazed portals, water wall dividers and onyx shell counters. This restaurant hosts live display cooking and ceviche bar, with outdoor low-level seating in the man-made lagoons.

Recreating the atmosphere of a traditional Chinese teahouse, this rich and artful tradition of “tea throwing” dates back to the period of Three Kingdoms (220 – 265 AD). With its exquisitely detailed structure and oriental period furniture and “zi sha hu”, specialty clay tea vessels, the guest can’t help but feel immersed in the cultural history.

While the subtle hues of red, gold and black, make one reminiscent of old China; it is offset by the theatrical atmosphere anchored by the dynamic noodle preparation area on center stage. With a style derived from the opulence of Ancient Shanghai, one will be amazed by the array of Oriental details executed in the most modern and innovative of materials, such as; metal screen panels with flower motifs, oversized red hanging lanterns, and exquisite hand-painted walls depicting poetry.

As master planners and architects, AE7 is working closely with Hines and Dublin’s local architect on the development of retail and F&B components of the Cherrywood mixed-use development. AE7 is designing the spaces that will define the visitor experience to the town center and create a successful mixed-use development that installs a strong sense of place.

When properly connected, F&B can truly transform any destination. AE7 ensured connectivity to the retail zones and access points in the development. After analyzing customer flow through the leisure zone into the food hall, AE7 ensured there was connectivity between the cinema and restaurant areas through the conservatory.

Among Cherrywood’s F&B destinations are Tully’s Food Hall, an Irish-pub style destination with 15 tenants and 2 bars (total of 750 seats); Market Square, an essential retail destination that features tenants such as Whole Foods, Aldi, and Amazon lockers; and a rooftop bar, with a terrace and operable roof and doors to take advantage of striking views.

Fifth Avenue Place Food Hall & Retail

AE7 took a holistic approach to rebranding of this 27,000 SF three-story food hall that included food and beverage (F&B) as well as retail shops. Once a vibrant shopping and food court venue, the space was outdated and in need of an overhaul. AE7’s solution not only addressed the fundamental aspects of the architectural renovation, but explored the untapped potential to transform and create a signature food hall concept. Applying our experience in the F&B industry, we looked to create a fresh atmosphere that celebrates food as entertainment, creates gathering spaces and a sense of place to meet for work and social events. Additionally, we engaged the leasing aspect of the project to implement a strategy to establish the necessary variety and quantity of food offerings to make it a viable destination Food Hall.

The new vision impacts the visual connection to the city to externalize the F&B experience and creates an internal spatial experience that is vibrant and light. The design takes into consideration health and wellness, implementing WELL Building principles of design that introduce natural daylight and living green walls, as well as healthy food offerings. The transformation is dynamic in creating a place where people love to visit, relax, and work.

Currently under construction, AL Maryah Central is a vibrant community with over 400 retail stores, 100 dinning options, 21 movie screens, 1 hotel, and 4 urban parks. Bustling with amenities and centrally located, Al Maryah is a true urban destination that offer culture, walkability, shopping, dining, and entertainment.

Al Maryah Central extends to the retail experience started at The Galleria west along the central axis of Al Maryah Island. The mixed-use retail center creates 1,450,000 square feet of GLA over four floors, including luxury retail store, cafes, cinema, restaurants, food halls, pray rooms, 200 room hotel, 400 residential apartments and 4,000 parking spaces.

The project is organized around a central atrium on the east west axis connecting pedestrian entries and below grade functions to upper level restaurants and the food hall. Restaurants and cafes are strategically located to create upper level uses drawing guests up thru the four levels of the project, as well as at entries of the project to active surround streets and plazas.

The north atrium is anchored by the first international Macy’s department store and a 60,000 square foot cinema while the south atrium is anchor by Bloomingdale’s, exterior gardens and prayer rooms, and connect to the 200 five start hotel.

A signature of Al Maryah Central Mall, the Marketplace, is a high-energy mash-up of global cuisine types in six unique design districts, each offering high-quality food in a variety of environments to suit every mood and inspire discovery.

The districts will offer a variety of design environments, seating styles and cuisine types that provide a vibrant space that brings people together to socialize and enjoy great food.
