The Southwark Chamber of Commerce magazine for all businesses in Southwark

Dear Members

Welcome to the June edition of Southwark Business Today magazine, in this our centenary year. This is the second issue of the magazine in our 100th year 1924-2024.

In our first edition I said we would not be resting on our laurels. In this edition we have gone back to basics on how we communicate with our members and our partners. We have put plans firmly in place to represent the circa 5001 diverse businesses of the London Borough Southwark.

Southwark Chamber of Commerce was formed to promote and amplify the voice of trade within the borough. Over the last 100 years we have done just that.

As a membership organisation we believe that unity is strength in numbers.

Contents Welcome BUSINESS TODAY to Southwark

You are all aware the makeup of the businesses in the borough has changed over time.

Looking inwards at what we are doing as a membership body. First thing, was to talk to the SMEs to see what they wanted from their borough chamber. It is with their wishes in mind we welcome several new members and partners.

Welcome to London Living Wage, Pem People, Southwark College, Distant Voices Group, Women In Money and Nila Panchmatia of HSE Direct (Business Funding).

After 100 years we need to be ready to represent all businesses in this modern era. With modernisation in mind, we look to build a forward thinking lean organisation with a diverse range of corporate partners who will be more than willing to share best practices with the smaller (SMEs) businesses of the borough.

Welcome to the Latino community businesses that are the life blood of the SMEs around Elephant & Castle and surrounding areas and to the large LGBT+ community in the borough and the vast array of LGBT+ businesses that have made London Borough Southwark their home. Working with Cllr John Batteson, Cabinet Member for Business & Jobs at Southwark Council we have put in place 'Links and Drinks' networking events along with 'Lunch and Learn' seminars.

There is still much to do, but I can assure you that we are determined to make things happen. It is with change in mind we are looking for talented people to join the executive of the Southwark Chamber of Commerce. Position collectors this is not a place for you.

We are looking for people with experience who are looking and willing to roll their sleeves up to help others. Working together with London Chamber of Commerce and Industry, this will give the Southwark businesses a voice way beyond the Southwark Borders.

The committee I lead are excited that we achieve great things in our 100th year.

We can shape the Chamber for the future with your help. Information Advice and Guidance is our modus operandi. Get involved for the greater good of your business and the businesses of the London Borough of Southwark.

I hope you enjoy our fresh look magazine.

The current state of flexible working

The trend towards flexible working has not just continued; it has evolved into a more structured and legally supported framework within the UK. With the landscape of work-life balance undergoing significant changes, recent legislation and emerging trends highlight an everincreasing shift towards flexibility in the workplace.

Recent findings (CIPD) indicate that 60% of employees now report having access to flexible working arrangements within their roles, marking a significant increase from the 51% reported in a previous survey by the CIPD from the last year.

Despite the accelerated adoption of homeworking during the pandemic, other forms of flexible working, such as job-sharing and compressed hours, have not seen a similar increase. This disparity emphasises the need for a continued focus on promoting various flexible working practices beyond just homeworking.

As well as bringing benefits to workers, research shows that companies that embrace flexible working can attract more talent, improve staff motivation, and reduce staff turnover. Much of it is due to employees having a greater say over “when, where and how they work.”

It is clear by the changes that are being implemented that employees will be given more control over their working week. However, this change is envisaged to positively affect employers too.

Business and Trade Minister Kevin Hollinrake stated that “it makes good business sense too, helping firms attract more talent, increase retention and improve workforce diversity.”

These changes are anticipated to not only enhance work-life balance but also to support business agility.

It is clear that a happier workforce will result in better quality input from employees, therefore promoting a more balanced business environment for all.

Many studies have shown that managers have a more positive view on flexible working than might have been seen pre-pandemic, with most studies citing improved productivity and motivation as some of the key benefits of adopting this flexible approach.

Changes in Legislation

On 20 July 2023, the Employment Relations (Flexible working) bill received Royal Assent from the House of Lords. The new bill will implement a collection of changes to the current legislation on flexible working under the Employment Rights Act 1996.

From 06 April 2024, all employees have the right to request flexible working arrangements from their very first day of employment, a notable shift from the previous 26-week waiting period. This legislative change highlights the government’s commitment to fostering a more adaptable and inclusive working environment for everyone.

Other key updates include:

• Increased Requests: Employees can now make two flexible working requests within any 12-month period, doubling the previous allowance and providing greater flexibility.

• Quicker Responses: Employers are required to respond to flexible working requests within two months, improving from the previous three months, thereby speeding up the process.

• Simplified Process: The requirement for employees to explain the impact of their flexible working request on the business has been removed, making the process more straightforward.

• Mandatory Consultation: Before rejecting a flexible working request, employers must now consult with the employee, ensuring a more collaborative decision-making process which was previously just good practice. These changes are anticipated to not only enhance work-life balance but also to support business agility by offering more flexible options regarding when and where work can be performed. This will also allow for employees to feel more listened to and supported when making those flexible working requests in the workplace.

If you are unsure how to make a request for flexible working or how to deal with receipt of such a request, do not hesitate to contact our expert Employment Law team on 020 7940 4060 or emp@anthonygold.co.uk who will gladly assist you further.

Southwark Pioneers Fund supports nearly 500 business owners from diverse backgrounds

The Southwark Pioneers Fund (SPF) is a council-run flagship business support programme to celebrate the diversity of local businesses and entrepreneurs.

The fund’s programme of support is for people looking to grow their business in the borough, including people just starting out or from under-represented groups.

To date, 289 enterprises and 179 aspiring entrepreneurs have been supported by the fund, of which 67 per cent are from black, Asian and other minority ethnic backgrounds; 75 per cent female; four per cent disabled; 18 per cent young people. They all have access to support across marketing, sales, pitching, finance, leadership, business management and more. Businesses are also able to apply for grants to invest in their business. More than £147,000 has now been awarded in grants. This includes a £10,000 grant awarded to Black Cowboy Coffee in Elephant and Castle.

Emeka Kuizhi Otagburuagu, Founder of Black Cowboy Coffee, said: “The Southwark Pioneers Fund has helped ensure the growth of my business over the next few months and years. I have been able to invest in a three-screen high-end digital menu display and a new menu design by a local student from the University

of Arts. The impact was immediate: the menu being more visible increased the average spend of customers.

Cllr Kieron Williams, Leader of Southwark Council, said: “Southwark’s diversity makes the borough what it is, including our amazing local businesses and entrepreneurs. Everyone should be able to take a business idea and make it grow with the right support, which is what our pioneers fund is all about.

“Our support and funding has reached people from all backgrounds wanting to take their business to the next level, including Emeka at Black Cowboy Coffee. It was fantastic to learn about the positive impact of our pioneers fund, which in turn will help us build a resilient and fairer economy for all.”

The council teamed up with their business support partners Trampoline and Hatch Enterprise to help participants take their business to the next level.

Mellissa Morgan, Co-Head of Programmes at Hatch Enterprise, said: “We’re really pleased that our partnership with Southwark Council has allowed us to offer grant funding to these amazing new businesses, giving them the opportunity to grow the reach and impact they are able to have in their sectors and communities.”

Claudine Bongo, Executive Director Founder of Trampoline, said: “The individual's identity and story are what drive business and change within Southwark, proving that diversity is not just a strength, but the very foundation of our success.”

“We’re really pleased that our partnership with Southwark Council has allowed us to offer grant funding to these amazing new businesses, giving them the opportunity to grow the reach and impact they are able to have in their sectors and communities.”

Local people skill up for jobs in Canada Water

Fourteen jobseekers from Southwark completed a two-week employment support programme in March, based on the opportunities provided by the Canada Water development.

This initiative, a collaborative effort between Canada Water Connect – established by British Land in partnership with the charity ELBA – and The Launch Group, was designed to provide participants with industry insights and skills to advance their careers in construction and related fields. The programme provided participants with an indepth overview of the construction industry, alongside workshops designed to enhance vital skills for the workplace. Southwark Construction Skills Centre hosted many of the sessions, with topics covered in the workshops including mental resilience, conflict management, and equality and diversity. Additional sessions on CV presentation, job interview techniques, personal finance management, and pathways to selfemployment offered practical tools to help candidates secure the roles they want.

Defibrillators now in libraries, schools and leisure centres across borough

Defibrillators have been installed in all 12 libraries and eight leisure centres across Southwark.

Additionally, Southwark Council has offered all schools in the borough an automated external defibrillator (AED), with 75 out of 90 schools having at least one defibrillator installed so far. These devices are crucial in cases of sudden cardiac arrest, potentially saving lives in critical situations. With more than 30,000 out-ofhospital cardiac arrests occurring across the UK annually and survival rates at less than one in 10, access to these life-saving devices can significantly improve emergency outcomes. The defibrillators, which provide clear step-bystep voice instructions, can be used without prior training. They check a person’s heart rhythm and administer a shock only if need. Users cannot accidentally shock themselves or others. In an emergency, the first step is to call 999, and an operator will provide guidance on using the defibrillator.

Defibrillators are already available at various

locations across Southwark, including local schools, local underground and railway stations, large offices and commercial buildings such as Southwark Council headquarters and sports clubs and leisure centres.

Leader of Southwark Council, Councillor Kieron Williams said: “We are delighted to have fulfilled our commitment to install defibrillators across public spaces in Southwark.

“Outside of hospitals, there are more than 30,000 cardiac arrests across the UK every

Southwark greenlights scheme to deliver 433 homes and £11.8 million towards workspace

Southwark Council’s planning committee unanimously approved plans to turn an empty site near Blackfriars Bridge into a £1 billion development with offices, residential blocks and a central plaza.

Three new towers will be built next to existing landmark, 1 Blackfriars: a 195m office block (reduced in height following consultation with Heritage England), and two residential blocks at 155m and 95m.

The scheme will deliver 433 new homes on site, of which 40.5 per cent are affordable (104 social rent and 56 intermediate homes). This is

an increase on previous plans that had 26 per cent affordable homes on site.

The council secured £11.8 million towards affordable workspace which they will build and manage in the borough. They also raised £40 million on the scheme to be spent in the borough through what is known as the Community Infrastructure Levy.

year, but less than one in 10 people survive. Defibrillators are key to improving this statistic.

“We have defibrillators in many of our schools, across our train stations, on our streets, and now in all 12 of our libraries. Seven of our library defibrillators are also available 24 hours a day.”

Councillor Evelyn Akoto, Cabinet Member for Health and Wellbeing, said: “Our defibrillators are designed to be used by anybody – with no need for training.

“The first thing to do if you believe somebody is suffering from a cardiac arrest is to dial 999, and the operator will help guide you. The quicker help is given, the greater the chance of survival.

“We are proud to have reached this milestone with our rollout to help improve the chances of survival from cardiac arrest across our borough.”

While the defibrillators installed do not require any training, the council is supporting frontline staff to access emergency first aid training through the British Heart Foundation. For more information on where to find your nearest device, visit www.defibfinder.uk

Nearby Christchurch Gardens will be relandscaped and at the bottom of the buildings, there will be shops, bars, restaurants, and performance space. These will be linked by three interconnected public spaces – the Rotunda, Hatters Yard and a children’s playground.

The scheme aims to minimise embodied carbon as much as possible, targeting a 20 per cent to 30 per cent improvement against the Greater London Authority benchmark.

Cllr Helen Dennis, Cabinet Member for New Homes and Sustainable Development, said: “This is a huge win for our borough, both in terms of job creation and new homes where two in five will be affordable. I’m thrilled that we’ve been able to secure nearly £12 million towards our plans to build and manage affordable workspace across the borough, aimed at a range of businesses from different industries. It’s really exciting that so many benefits will come forward for residents, new and existing businesses, and the local economy thanks to what was agreed during the planning process.”

Deal Porters sculpture returns to Canada Dock

The locally much-loved Deal Porters sculpture, which immortalises two historical dock workers in cast bronze and oak, has returned to its place in Canada Dock.

The sculpture has been refreshed as part of works to improve and revitalise the dock as part of the 53-acre Canada Water development by British Land. The piece was taken to a specialist warehouse in Bristol for renovation, with the team working closely with original artists Philip Bews and Diane Gorvin to make sure the restoration stayed true to their design. The cast figures have been cleaned and treated to maintain their condition, with the oak elements having been replaced and the steel arc cleaned and given a new coat of paint. Deal porters epitomised the distinctive culture of the working docks until the mid-20th century. Their work, unloading and stacking large baulks of timber, known as deal, that arrived from North America and the Baltics, was acrobatic, tough and dangerous. The dynamic sculpture shows one porter lifting the end of a deal baulk while the other takes it onto his shoulder.

First installed in 1990, the 7m high sculpture has been away for nearly a year since it was taken for restoration in April 2023. Contractors

Galldris have been waiting for a suitable window in their dock restoration in which to have it reinstated.

The works at the dock, due for completion later this year, will create a natural habitat with enriched biodiversity and opportunities for people to enjoy it with a boardwalk, dipping pond and steps down to the water’s edge.

The revitalised setting will give the Deal Porters sculpture more prominence as part of an urban landscape that celebrates the heritage of Canada Water.

Michael Delfs, Development Executive at British Land, said: “We’re very glad to have the Deal Porters home again, overlooking Canada

Dock where these workers plied their trade for so many years. As we work to revitalise Canada Water, we want to celebrate the history and identity of the place and help keep these stories alive. We hope the restoration of both the sculpture and the surrounding dock will enable people to enjoy this artwork in full.”

New Changing Places toilet opens in Dulwich Park

A new Changing Places toilet has been officially opened in Southwark’s Dulwich Park to support disabled people who visit the park.

Changing Places toilets are large accessible toilets that include equipment such as hoists and adult-size changing benches to ensure that disabled people with specific care needs can receive safe and dignified personal care when away from home.

Last year, Southwark Council was awarded £120,000 from the Government’s Changing Places Fund to increase provision for disabled people in the borough. After conversations with local stakeholders, including disabled people and carers, Dulwich Park was identified

as a priority location for a new Changing Places toilet.

The facility was installed in February, adding to the park’s existing accessible features: accessible parking within the park, wide flat pathways, level access cafe and an accessible swing. It sits behind the café, next to the existing toilet block.

Dulwich Park is also home to Whippersnappers, an inclusive activity provider that recently secured funding from Southwark Council to deliver weekend and school holiday schemes for disabled children and young people over the next three years. The addition of a Changing Places toilet within the park will ensure that children with a range of care needs can access the Whippersnappers schemes based within the park.

Cllr Evelyn Akoto, Cabinet Member for Health and Wellbeing, said: “We know being able to enjoy our beautiful parks and open spaces is so

important for people’s health and wellbeing. We want to make our parks as accessible to people as possible, and we really hope this will encourage more disabled people and their families or carers to come and enjoy the loveliness of Dulwich Park.

“Being able to do something as simple as use the toilet comfortably and with dignity should be available to everyone and I am so pleased this is now available to our disabled residents and visitors in Dulwich.”

Some of the funding has also been used to upgrade the Changing Places toilet at Peckham Pulse Leisure Centre. This has included moving some of the fixtures and fittings to make the space more usable for disabled people and purchasing new equipment including an adultsized changing bench.

A Changing Places toilet has also been installed within the new Una Marson Library.

From Peckham to Hollywood via East Street Market: The Triumphant Journey of Trix Worrell

In the bustling streets of Peckham, amidst the vibrant tapestry of cultures, one man's journey stands as a testament to talent, determination, and a commitment to amplifying diverse voices in the world of film and television. Trix Worrell, a proud Southwark resident with roots tracing back to the Windrush generation and St. Lucian heritage, has carved an illustrious path from humble beginnings to global recognition.

Worrell's accolades speak volumes about his impact on the industry. An award-winning writer, director, and producer, he has left an indelible mark on both sides of the Atlantic. His journey to prominence began with the ground-breaking film "For Queen and Country," shot on the Aylesbury Estate, tackling issues of identity, and belonging, starring Denzel Washington. This early success set the stage for a prolific career that would see him earn prestigious honours such as the Royal Television Lifetime Achievement Award and the inaugural Channel 4 Young Writers Award.

However, it was his creation of the iconic 90s comedy "Desmond’s," set in a Peckham barbershop behind the bustling high street, which cemented Worrell's place in British television history. The show not only entertained audiences but also provided a platform for underrepresented voices, reflecting the rich diversity of urban life.

Worrell's impact extends beyond the screen. In recent years, he has ventured into academia, sharing his wealth of knowledge as a guest lecturer, traveling the globe to teach scriptwriting to aspiring storytellers. Yet, his commitment to diversity and inclusion remains unwavering.

But Worrell's vision extends beyond his own success. Recognising the need for greater representation in the industry, he co-founded The Graddies, the largest independent student awards ceremony in the UK, and the Distant Voices Academy, offering training opportunities to address the lack of diversity in the Film & Television sector. Additionally, his television production company aims to tackle issues of minority representation, focusing on gender, sexuality, and neurodiversity.

Bringing power to the people

PemPeople and Livesey Exchange Founder

Nicholas Okwulu tells Karen McLauchlan how a wealth of community talent is breathing new life and vitality into the Old Kent Road.

People Empowering People – it’s not just the name of Nicholas Okwulu’s organisation, it’s his mantra for life.

Building stronger communities, helping people turn ideas into reality and championing entrepreneurship is at the heart of his Southwark initiative.

Nicholas is Founder of People Empowering People – PemPeople – a non-profit organisation that collaborates with residents and groups from Southwark's grassroots community. Its origins stretch back to 2010.

It forms a bridge with the council and institutions, showcasing the wealth of talent that exists in the community, and creating new opportunities.

He is also Founder of the Livesey Exchange, a grassroots project initiated by PemPeople to create a social, cultural and community space in the heart of Southwark.

His passion for this part of London, which has been his home for more than 30 years, is infectious.

“I came to the area around Old Kent Road in 1993 after a friend came here, I decided to stay for six months" said Nicholas,

“The area had been described as one of the most deprived areas – but I really liked it.

“I found there were lots of creative people who lived locally and for me it was how could we harness the skills of those individuals and showcase that. I love the people. The community here is so diverse and can do so much.”
The Big Interview
BUSINESS TODAY Southwark 12

“I found there were lots of creative people who lived locally and for me it was how could we harness the skills of those individuals and showcase that.

“I love the people. The community here is so diverse and can do so much.”

Nicholas studied in biochemistry well before new developments began to change the Old Kent Road area, studying at South London College’s former Tooley Street site, where LaLit is based.

But he was working as a DJ when the area first became his home – going on to launch his own record distribution company before going back to biochemistry and becoming a Regional Clinical Sales Manager negotiating contracts across the South-east of England.

But it was the people on his own doorstep that would be his greatest inspiration.

“I went for an interview one day and was asked what I did in my spare time,” he explains. “I said I did ‘bits and pieces’ in the community. I knew I wanted to do more.”

Discovering a wealth of creative talent in the local area, he wanted to harness those skills and showcase the people in the community.

Beginning with a bike project – teaching people not just to get a bike but how to fix it – PemPeople has gone from strength to strength.

Work has included Pop-up Shops, arts collaborations with Tate Modern with the Southwark Untold project and even a royal visit.

In 2013 the then Prince Charles and Camilla Parker-Bowles, Duchess of Cornwall, visited Peckham to connect with the local community at The Big Lunch Christmas

edition hosted by The Eden Project Communities and Nicholas – giving him the chance to champion the work being carried out in the local area.

And the developments keep on coming. PemPeople launched the first Livesey Exchange, LEX 1, in 65 garages beneath a Ledbury Estate housing block in Peckham, but this was then earmarked for demolition because of safety issues.

Last summer Livesey Exchange opened its new home, LEX 2, completely transforming an empty plot on Old Kent Road.

The first new building to be constructed on the LEX 2 site was completed with more than £1.4 million of grant funding, including over £900,000 from the Department for Levelling Up, Housing and Communities’ Future High Streets Fund, over £300,000 from Southwark Council, over £260,000 from the Mayor of London’s Good Growth Fund, £275,000 from the Stride fund and around £50,000 from the Livesey Exchange including crowdfunding.

Nicholas is in the process of submitting plans for the second phase of LEX 2 – a second building which will create more workshop and office space as well as commercial kitchen facilities.

“We still have people based in LEX 1 including local actor Rasaq Kukoyi who runs creative group Making Numbers - he has starred in Andor, part of the Star Wars series, and Criminal Record with Peter Capaldi.”

LEX 2 currently has a number of tenants including a father and daughter-led family business specialising in homemade tropical drinks, an architect and a creative agency.

The second phase of LEX 2 has already secured £900,000 of funding from the

“Southwark is such a diverse and vibrant community – and we have shown that the community can deliver projects that add value to their environments and are inclusive to all."

Department for Levelling Up, although more money will be needed.

“We’re hoping to put a roof top area up on the second building,” said Nicholas, “to create another space for people to come together.”

His aim is for the second LEX 2 building to be up and running by autumn 2025.

But Nicholas is also busy on other local projects.

He is Co-Founder of the Southwark Design District, which turns the spotlight on local creatives within the Borough of Southwark.

Now in its fourth year, an event is planned for September taking in the whole borough including Bankside and featuring local artistic talent from films and furniture to clothing.

He recently brought people together for the first Southwark Business Forum on May 10.

As a member of Southwark Chamber of Commerce Nicholas says bringing community voices together is vital.

“We’ve got very good links in the community, as does the Chamber, which is why we invited them to the forum.”

And for the future? For Nicholas it’s all about helping the people living and working on his doorstep really reach their full potential.

He added: “There’s a real community ethos around everything we’re doing.

“Southwark is such a diverse and vibrant community – and we have shown that the community can deliver projects that add value to their environments and are inclusive to all.

“It’s about bringing people together to share ideas, get involved and improve the lives of local people.”

"Russell always wanted to 'unite the young and though music' and build the community. He believed in entrepreneurship, which he supported personally or as manager of Blue Bermondsey BID."

Jack Marchant music producer

"At Greystar, we feel privileged to have known Russell. We will always appreciate his warm welcome and guidance when we were new to the community. We are eternally grateful for all the support he has provided us, and his spirit and dedication to Bermondsey will continue to inspire us. As we move forward with delivering the Bermondsey Project, we do so with Russell's legacy in our hearts, striving to create a community that reflects the values and vision he championed."

Jonathon Armstrong Director, Greystar Europe Holdings Limited

Russell Dryden, the driving force behind the Blue, passes away

Aged just 64, the passing of ‘Mr Fish Man' has shocked many in the Bermondsey business community and beyond.

Known to many as The Blue's Fishmonger, Russell’s death has sent shockwaves throughout the area in which he was born, grew up in, and in which he was a driving influence on businesses. He took over a fish stall at the Blue Market Bermondsey in 1990 and had run it for the past 34 years.

In 2014 he founded the Blue Bermondsey Business Improvement District (BID) and last year, it was renewed for a third term with more than 80% of support in YES votes.

The BID exists to promote the area, attract investment and drive forward projects that improve the trading environment for local businesses and the community. Russell has lived in the area his whole life and was rightly proud of The Blue, and he always aimed to make The Blue a better place for residents and businesses.

As BID manager, Russell led the 'Greening The Blue' campaign, which included support for local organisation Trees for Bermondsey to improve to the local Shuttleworth Park, a project in progress.

One of the most prominent BID’s successes was GLA’s £2 million 'Made in Bermondsey regeneration Project' to transform The Blue and its historic outdoor market.

"An inspirational local character who lived and breathed the Bermondsey community. When the Southwark Construction Skills Centre was based in Bermondsey, Russell introduced and supported us in recruiting and finding local people for local job opportunities in the construction industry. Russell is a true Bermondsey legend."

John White MBE, The Skills Centre (London) Director

After achieving the opening of Hannah Orchard Walk, Russell worked with Greystar to open another arch to link The Biscuit Factory with the High Street to increase footfall in the area, Luds van den Belt, the manager, and Russell as chairman of Big Local Works, secured the market operator licence to run The Blue Market. Since then, it helped to bring more traders and host events such as Young Traders Market.

Bermondsey Carnival was Russell's most known project in which his involvement was notable, managing to bring it back after the COVID pandemic.

Local community initiatives were always at the heart of Russell’s work as manager of the BID which led him to get involved in projects such as Low Line, The Construction Skills Centre, and Big Local Works.

Under Russell's leadership, the BID started offering free services to members such as 'Dr Bike' repairs, an online business directory, and recycling services among others.

Russell, as manager of the BID, played an important role supporting both, businesses and community, with popular events and business initiatives.

Above all, Russell truly loved The Blue, and his legacy and work will continue thanks to the Blue Bermondsey BID he represented so proudly.

Nila Panchmatia Owner HSE Direct

Nila talks to us about how she helps UK businesses find the finance they need to thrive.

How did you come to run a business?

I have been providing UK businesses with financial support for over 30 years, sourcing the most appropriate finance options tailored to their needs. I worked at Bank of Scotland (BOS) for 15 years, where I gained in-depth knowledge of providing flexible and suitable finance solutions for my clients. And now I have been running HSE Direct for 15 years.

What do you do now?

Leveraging my understanding of the challenges faced by SMEs I can help any type and size of business navigate their finance options, some of which they may not have been aware of before. As an independent asset finance Broker, regulated by the Financial Conduct Authority and National Association of Commercial Finance Brokers, my customers also get reassurance that I adhere to certain codes of professional conduct.

I work with businesses that need to borrow anything from £15,000 for a wide variety of business reasons, from cashflow improvement to growth, acquisition and of course asset purchase, either new assets or old.

One of the main differences between what I offer, and the options offered by a business bank is that I can go to a wide panel of different lenders for a solution, so if your business bank is unsupportive, maybe an alternative finance provider can help.

Why do businesses need asset finance?

Asset finance is ideal for businesses that want to raise capital quickly without having to rely on their cash reserves. Whether it's to support

expansion or to manage unpredictable income streams, using your new or used assets as collateral offers a viable financing alternative.

With asset finance you can:

• Spread the purchase cost or rental of an asset over a suitable term.

• Release the equity in an asset you already own to get a cash injection.

• I also support other types of specialised finance such as those to cover tax invoices or to release cash held in unpaid invoices.

What is your best advice for a business in Southwark?

If you need finance for your business, think outside the box of just approaching your business bank as there may be better products or offers out there.

Why should a business use HSE Direct?

The main reasons are:

• Choice: I work with over 80 lenders, from wellknown high street brands to niche providers to select the products that best suit your needs.

• Simplicity: I can review multiple options with just a single application and provide comprehensive support from application to payout and beyond.

• Professionalism: I am part of both the awardwinning Asset Finance Solutions UK Limited network and the NACFB, which uphold the highest standards of professionalism in our industry.

• Quotations are completely free of charge.

Boost your reputation, recruitment, and retention of staff with the London Living Wage

Everyone can agree that a fair day’s work deserves a fair day’s pay. But it’s not just about fairness and making sure people earn a wage that meets their everyday needs. Paying the London Living Wage is good for business too.

There are now over 350 accredited Living Wage Employers in Southwark who pay their staff the London Living Wage of £13.15 per hour. It’s the only UK wage rate that accounts for the additional costs of living in London. Employers pay the London Living Wage on a voluntary basis. A survey of accredited Living Wage Employers found that:

• 94% reported having benefited from their accreditation

• 87% say it improved their reputation

• 60% said it improved retention rates of employees

• 62% say it improved recruitment of employees into their business

You can be formally recognised for paying the London Living Wage and become an accredited Living Wage Employer through a scheme run by the Living Wage Foundation. In Southwark, there have been over 40 new accreditations in 2024 so far and counting. Many of them had their sign up fees covered through Southwark Council’s Living Wage Grant Scheme, which is open to businesses with 250 employees or less until March 2026.

Jessica Rimmoch, Founder, Jarr Market (Herne Hill): “Being a Living Wage Employer gives us credibility with our customers as they know that we give our staff the salary that they deserve.”

Will Holdoway, Co-Founder and Director of Method Events (Elephant and Castle): “We decided to become an accredited Living Wage Employer to demonstrate our commitment to our staff and their well-being, acknowledging the hard work and dedication they bring to our projects.”

“The financial benefit of paying the London Living Wage is that it makes sure we have loyal staff, so when people come to work here they stay for longer. We don’t have repeated recruitment costs.”

Felicia Boshorin, CEO, Spring Community Hub (Camberwell): “When staff don’t earn enough money their morale is low and they can’t meet their needs, this affects the way they work. Happy staff, happy organisation.”

Paying the London Living Wage is one the most effective strategies a business can implement to support their employees to live comfortably in London. Over 5,000 people who work in Southwark have received a pay rise because their employer has become an accredited Living Wage Employer.

Dan C. Installer at Bay Media (Bermondsey Street): “Bay Media’s Living Wage policy allows me to support my family more comfortably.”

Carla Sofia Cardso Pinto, Food Services Coordinator, Spring Community Hub: “I can now do more with my children and afford to buy a car. It has helped me in my personal life a lot.”

They are a group of 25 accredited Living Wage Employers who are committed to ensuring that more local workers earn a wage which is enough to live on. Proper Blokes walk and talk for mental health

What’s a proper bloke? Scott Johnson, the driving force behind The Proper Blokes Club, asks this question when he introduces the group, which helps men look after their mental health through walking and talking. “Where I’m from, the term ‘bloke’ is bandied around all the time,” says Scott. “A proper bloke in my eyes is someone that doesn’t change their personality or characteristics, but they have an empathetic ear, and they’re going to answer the question ‘how are you doing?’ honestly.”

Mental health has become more and more prominent in the national conversation in recent years, as organisations from local community groups to blue-chip companies realise the benefits of getting people to open up about their wellbeing. This surge of interest is reflected in the rapid expansion of The Proper Blokes Club, which has grown from its origins here in Southwark to run 14 walks a week and counting across London. What started as a small group for local dads became an official organisation in 2022 when Scott registered it as a Community Interest Company. “We’re relatively small – we don’t have offices, we don’t have cars,” says Scott. “Funding goes towards my time to deliver the programmes and a bit of marketing. But as we grow, that will obviously get bigger.”

Scott was born and bred in Bermondsey, but it was a walk he’d set up in Rickmansworth that put him in contact with

British Land. A member of British Land’s Canada Water team came down to join up with the group, to get out and about and help look after his own mental wellbeing. “I told him about what we were doing in Southwark and he said, I’m 100% behind this,” recalls Scott. “He told me about the work British Land are doing with funding community projects and introduced me to the community team.” Funding from British Land enabled The Proper Blokes Club to put on an exhibition and drop-in session, to show more blokes what they could gain from joining a walk.

“I joined very early on,” says James, a regular on one of the walks. “It’s been an incredible journey watching this group grow into massive numbers of proper blokes who have committed themselves during an unprecedented time in everyone’s life to helping each other get through it the best we can. The support from each and every bloke has been amazing. In such a short space of time, we have become what can only be described as a brotherhood.”

Southwark’s thriving LGBTQ+ businesses are a source of great pride for our borough

Last year, the very first ‘Southwark Pride’ event was held. As a proud member of the Southwark LGBTQ+ community, I was thrilled to be part of this amazing event to celebrate our wonderful diverse LGBTQ+ communities. Southwark was long overdue its own pride event because of the thriving, vibrant and diverse LGBTQ+ community that calls this borough home. It’s one of the largest LGBTQ+ communities in the country and has given rise to countless organisations, centres and business. The London LGBTQ+ community centre, located in Bankside, provides a safe, welcoming space for all members of the LGBTQ+ community. It also serves excellent coffee and snacks and provides a perfect place to work and socialise right by the River.

More LGBTQ+ networks are being created every year - last year Better Bankside Business Improvement District launched their own LGBTQ+ network for the Bankside community.

Unfortunately, LGBTQ+ venues have been closing across London. GLA research shows over half have closed since 2006. However, Southwark is bucking that trend. We have just welcomed a brand new, dedicated LGBTQ+ venue – The Rising SE1. Opened by Southwark resident (and my boyfriend) Simon Burke and his business partner Piers Greenlees. The Rising is SE1's only queer-focused Pub. With a packed schedule of live entertainment, drag shows and music it’s always a lively and welcoming space for all (dogs included), with zero judgement. The Rising serves a rotating selection of beers, cocktails and plant based bar snacks and supports other Southwark business like FourPure.

Other venues, like the Prince of Peckham and John the Unicorn, host excellent regular drag shows and LGBTQ+ special nights adding to the bustling nightlife for the community.

Southwark also has a thriving LGBTQ+ arts scene, helping support local theatres. The Union Theatre and the Southwark Playhouse both stage regular LGBTQ+ productions and provide a welcoming space for LGBTQ+ actors and audiences.

We’re spoilt for places to eat too in places run by LGBTQ+ folks. Paladar on London Road is offers delicious food and cocktails inspired by Central and South America – and not to be missed. Toad Bakery is an independent bakery in Camberwell offering seasonal fresh ingredients, their croissants and sweet treats are top notch!

The businesses, community organisations and venues that have been created and supported by Southwark’s diverse LGBTQ+ residents should be a source of enormous pride for our borough.

There’s so many more LGBTQ+ businesses I could mention (and many still to discover!).

I must give a special shout out the wonderful team at Hair of the Doggy on East Street who take exceptional care of my little pooches! Your dogs will certainly love a bit of pampering there too. The businesses, community organisations and venues that have been created and supported by Southwark’s diverse LGBTQ+ residents should be a source of enormous pride for our borough. However, with businesses and venues under threat across the city, it is vital that the council provides the support necessary to nurture the LGBTQ+ businesses and organisations that make up an important part of Southwark’s communities and local economy. I have long called for the creation of a Southwark LGBTQ+ strategy that sets out how the council will serve the needs of the community and allow it to thrive with council support – hopefully this is the year we see that strategy.

We have a wonderful community to be proud of here in Southwark that has flourished against the odds and I hope you will all join me to celebrate that community for the bigger and better Southwark Pride 2024 on 22 June. We’ll be in Borough Yards from 15.00.

A time for change

The Prime Minister has finally called a General Election for 4th July and I hope provided the chance to usher in a more business-friendly Government for London and the whole country. Labour have unveiled our 6 ‘first steps’ for the early days of a new administration *if* people put their faith in us on 4th July. Labour would establish Great British Energy, cut NHS waiting lists, recruit more teachers and tackle antisocial behaviour with more police officers dedicated to local areas. The number one priority is, however, to deliver economic stability after years of chaos and damage to UK plc.

The volatile climate that the Tories have fostered for 14 years has damaged business confidence and created challenges, especially in Southwark for employers affected by recruitment and retention issues.

Brexit has taken a toll on business and knocked 4% off UK GDP, but the disastrous Truss mini-budget which crashed the economy, was the final graphic representation of the loss of trust for employers and mortgage holders across the country.

Under Keir Starmer and Rachel Reeves’ leadership, Labour has been engaging with business leaders, stakeholders and entrepreneurs to work together on our policy offers. Labour has published a raft of policy commitments and will shortly publish a full, and fully costed, manifesto to address the chronic problems the Tories have created and the major challenges facing the UK economy.

Labour will stick to tough spending rules, align more closely with the European Union, and attract greater investment, including for GB Energy. Only with economic stability, not the disastrous, short-sighted and damaging decisions the Tories have taken in recent years, can we provide the right environment for businesses to thrive and our economy to grow. Labour will also cap Corporation Tax at 25% for the next parliament, create a National

Wealth Fund to unlock billions in public and private investment, kickstart a skills revolution and help many more people into work, establish Technical Excellence Colleges, and reform the Apprenticeship Levy which only one employer in Southwark has ever described as useful with a majority of local firms criticising the current Government’s levy as just another tax with no benefits.

The Tories have cut help to London, slashed growth and undermined our capital city. The opportunity is on the table for Londonbased businesses to benefit from a new Government laser-focused on stabilising our economy, working in partnership with the most business-friendly Mayor now entering his historic third term. Sadiq has already delivered his ‘Grow London Local’ scheme to support for small, micro and medium-sized businesses and his growth agency, ‘London & Partners’ to aid in the capital. I hope by the next Business Today he is able to do even more, working in tandem with a Labour Government.

Southwark businesses have been shortchanged for 14 years and tell me they need change now. On 4th July that change can only be delivered if people choose to end the chaos and division under the Tories, and elect Labour’s business-friendly plan with Rachel Reeves and Keir Starmer.

Labour has published a raft of policy commitments and will shortly publish a full, and fully costed, manifesto to address the chronic problems the Tories have created and the major challenges facing the UK economy.

A ‘more positive future’ for London and Ukraine

James Watkins, Head of Policy and Public Impact at the London Chamber of Commerce and Industry, talks to Sarah Dale about issues affecting London from the rise in business confidence to a fashion show highlighting the talent of Ukrainian refugee

A groundbreaking fashion show showcasing the work of Ukrainian refugee designers was a beacon of “hope, opportunity and a more positive future”.

“The Fabric of Freedom fashion show is part of our wider work to make sure we support Ukrainian refugees living in London and businesses in Ukraine,” says James Watkins, Head of Policy and Public Impact at the London Chamber of Commerce and Industry (LCCI).

“We are determined to do what we can.

“They are enduring a very traumatic time with the continuation of the war in Ukraine,

yet they are showing great innovation and creativity.”

Organised by the LCCI in collaboration with London Metropolitan University, UA in UK Community, fashion curators Olenka Martynuk and Nataliia Bartkiv, and Creative Headshots London, the spectacular show was held at London Metropolitan University. Amongst the movers and shakers of the fashion industry gracing the front row was Bridget Jones author Helen Fielding.

The event showcased the talent of Ukrainian refugee designers Galushko, Mandyradzhy, Selera, AG Studio and Tetyana Palchinska.

Confidence growing in London

The LCCI recently published the results of its latest quarterly economic survey, The Capital 500, which seeks to gauge private sector performance and confidence levels among businesses of various sizes across the capital.

It found that despite a “muted start to 2024”, businesses who took part in the survey were “upbeat about their own prospects for the remainder of the year”.

James adds: “It’s good to see that despite economic headwinds, business confidence has gone up again.

It shows the determination and entrepreneurial spirit across London and is testament to what we’re achieving. We are making a difference.”

James hopes that the rail strikes are resolved quickly as they “hold up business growth”.

“Small businesses are already hit by high inflation, the legacy of Covid, conflicts in Ukraine and Gaza. We now need that stability and need a transport system that works seamlessly. We hope with the new term of office for Sadiq Khan that more progress will be made and

The recent mayoral campaign saw Sadiq Khan re-elected for a third term as London Mayor.

“We’re happy that the London Assembly’s Economy Committee will meet, in its new term of office, at the LCCI’s offices,” says James.

“That’s testament to the impact the LCCI is having. We are looking forward to working with the Mayor and his team. Sadiq has pledged a growth plan for London and will include LCCI with the development of the plan. It is fundamental to the deprivation that exists in parts of London. We are looking forward to working with Sadiq on these issues.”

Reducing crime

During his election campaign, the Mayor outlined his 10-point action plan to reduce violence against women and girls.

“I think it’s a good step forward,” says James. “It’s important that all the mayoral candidates are focused on crime and violence in London, especially against women and girls. During the campaign, we met with the Police Minister and Metropolitan Police officers and raised this issue as part of a discussion on business crime. I get the sense there is a desire to face this issue once and for all, and we’re going to be at the forefront of this campaign, so all women and girls feel safe in our capital.”

The LCCI was part of a campaign to regulate pedicabs and the Pedicabs (London) Bill has been given Royal Assent.

“It’s great that we won,” says James. “There were too many scary incidents of people being fleeced

“It’s good to see that despite economic headwinds, business confidence has gone up again. It shows the determination and entrepreneurial spirit across London and is testament to what we’re achieving. We are making a difference.”

and even acts of physical violence. It is fundamentally important that these pedicabs are regulated. I know there are many reputable ones but there are a few that are not. It brings down the global image of London. Now they will be regulated and a loophole that lasted 100 years has finally closed.”

International students

The LCCI sent a joint letter to the Home Secretary and Education Secretary to emphasise the need for international students to boost the economy.

“International students should not be counted in the immigration figures,” says James.

“People often think of London for its tourism and financial services, but actually London is a university city too with many university institutions. Many are reliant on international students.

“If there were greater restrictions on international students, it would have a massive hit on the economy, and we fear it will lead to job losses. We will continue to press on this issue.”

A greener future

The Government’s announcement of a Sustainable Aviation Fuel (SAF) mandate for the UK, which aims to secure 10 per cent of all jet fuel from sustainable sources by 2030, has been welcomed by the LCCI.

“SAF remains critical for the London economy because London’s economic success has always relied on its global connectivity,” says James.

“London is fairly unique in so many ways; it is a global city because of all those airports.

“Whoever comes into Government at the next General Election, the two main parties will work towards SAF. It is critical for UK and the London economy.

“Our Green Skies report called for greater expansion of SAF production in the UK and for passengers to be protected from higher travel prices throughout this process. We are pleased to see the Government putting its weight behind the aviation sector by incentivising production and reducing the cost of SAF, which in the long run will accelerate the vital transition to a greener future.”

Over the years, Pullens Yards has evolved from housing lace makers and cabinet makers to hosting contemporary artists, designers, and craftspeople. The Yards now home to architects, ceramists, graphic artists, jewellers, and more. Some crafts, like furniture design and letterpress printing, have remained since the days of Queen Victoria, adding a timeless charm.

The Una Marson Library officially opens

The first public library named after a black woman has officially opened.

The Una Marson Library opened amid nationwide library closures and marks the latest milestone in the ongoing redevelopment of the Aylesbury area.

The library’s launch was marked with a community event attended by broadcaster, author, and entrepreneur, June Sarpong OBE, and Southwark Council Leader, Councillor Kieron Williams.

The celebration featured performances by the Walworth Academy Steel Pan Band, as well as captivating poetry readings and talks from Jenny Mitchell, India Jones-Aryeh, Stephen Bourne, Rosa-Johan Uddoh and Curtis Brown.

The library pays homage to Una Marson, a revered Southwark heroine hailed for her contributions to the literary world and as the first black woman programme maker at the BBC.

Leader of Southwark Council, Councillor Kieron Williams said: “We are proud to open the first public library in the country named after a black woman. Una Marson led an incredible life and I hope her legacy will continue to inspire generations to come.

“Whether you are one or 91, it is a wonderful space to learn, relax and enjoy, and is the sixth new library we have opened in Southwark since 2010."

Una Marson, a Jamaican-born feminist, arrived in the UK in 1932 where she was helped by Dr Harold Moody, another of Southwark’s great black activists, who offered her a room at his family home on the Queen’s Road in Peckham. It was during the Second World War that Una became the BBC’s first black programme maker. She broadcasted messages from servicemen and women in England, to their friends and families in the Caribbean, in her popular weekly series: Calling the West Indies. In 2009 a Blue Plaque was unveiled at her former home on Brunswick Square in Camberwell.

The Last Word

Ngaire Telford

Company: Herne Hill School

Job title: Headteacher

Ngaire Telford was born and raised in New Zealand where she trained as a teacher at Victoria University in the early 1990s. After beginning her career in primary education there, she moved to London in 1993 where she first taught in the state sector in Southwark for several years before starting her family. As an educator passionate about the importance of early years, Ngaire was initially drawn to Herne Hill School for their excellence in the field of Early Childhood Education when seeking a school for her own children in 2000. She is now only the third Headteacher of the organisation in their 48-year history.

What was your first job and what was the pay packet?

I worked in what we in New Zealand call a ‘dairy’ (corner store) when I was 14, wrapping the freshly baked loaves of bread at 6:00am on weekend mornings. I was paid about $5 an hour, but most of that was transacted into sweets before I left the premises.

If you were prime minister, what would be your first decision?

To inject money into research and raise to parents, with urgency, the issue of the dangers our children are facing regarding technology and on-line safety. As a society we are sleepwalking into some major problems by exposing babies and children to screens at a crucial time in their brain and physical development. In schools we are seeing some very concerning trends in our youngest children in terms of special educational needs, and emerging science suggests that screen exposure is at least in part to blame. In addition, social media bosses must be held to account for the damage to young people’s mental health their organisations facilitate.

What is the biggest challenge in your business?

Southwark Chamber of Commerce 100th Year Anniversary Event

Friday 29th November 2024 Evening event

Dress Code: Black Tie / Evening Wear Venue TBC

There are two major current challenges to independent schools in general. The first is the threat of a Labour government charging VAT on private school fees if they are elected. Contrary to popular tropes, most independent schools in this country are not filled with the progeny of the financially elite. What this policy fails to recognise is that our state education system, already under enormous pressure, will come under further immense strain as parents find themselves no longer able to stretch to independent schools fees and therefore resort instead to the state sector.

The second challenge we face is supporting our many stakeholders with the significant life pressures and challenges they are currently experiencing. In our case, this applies to the emotional health of our pupils, parents and staff.

If you could do another job what would it be?

If I wanted to do another job, I would do it! It is important to impart on our young people that if a career isn’t feeding them, then they are not feeding into that career, and subsequently no one and nothing thrives. It is never too late to pivot. For me, children are born seeing the magic in life, and I want to be around them for that reason, hopefully influencing them to continue to be curious and sustain the fun.

What is your favourite London building?

I adore the British Library in Marylebone. Not only is it designed so beautifully, particularly the interior, it is also a portal into another dimension of thought and intellectual creativity.
