WORDS JENNY DAVIS / THE INTERVIEW PEOPLE IN THE SOUTH OF FRANCE for the 2021 Cannes International Film Festival, Matt Damon sat down to talk about his latest movie and some of his most memorable roles to date. Here, he reveals that his pal and collaborator Ben Affleck was sleeping on his couch in a cramped apartment when the pair found out they had sold their Oscar-winning screenplay for Good Will Hunting. He also tells how he turned down ten per cent of Avatar and gives an insight into the media circus that surrounds his pal Brad Pitt. You looked really moved to be here in Cannes at the premiere of your new film Stillwater. I think I’ve done this festival four or five times but it felt like the first festival I’d ever done in my life. All of us have had this really difficult year in this time with Covid. It was such a relief to be in a room with a 1,000 people and 1,000 strangers who are part of the same community, because we all love the same thing. And I’d never felt that so strongly having been denied that for a year, 18 months or whatever it’s been. You’ve always had such a passion for film – how do you keep that alive over such a long career? I just love it and I always have. My application for college, in the essay, the first line said, ‘For as long as I can remember I’ve wanted to be an actor’ and it just never changed. If I lost that enthusiasm I would stop, I’d go do something else. It’s a very tough business and can be pretty brutal but it can also be fantastic. ‘Good Will Hunting’ started it as an assignment for a college paper and then a few years later you got an Oscar with Ben Affleck? Did you realise at the time that it was going to be a turning point in your life? I think by the time we got that award, yeah. But, just getting it made, the only rule Ben and I had was that we had to like it so every decision we made, we made for the absolute right creative reason. And there was never any strategy like, ‘What if we do this so that could happen?’. I watch actors or writers do that sometimes … they try to fulfil a formula and make what people want to see, rather than making what they want to see and trusting that other people would want to see that too. So yeah, we sold that screenplay in November of 1994, and our lives were never the same. It was more money than we’d ever had and we each instantly went out and bought matching Jeep Cherokees. We were so broke at the time but we wanted to move out of our apartment. It was me and another guy that we went to high school with and Ben wasn’t living with us but he was staying on the couch in this tiny place. Ben is six foot four and his legs dangled off the end. Every morning I’d walk in and be like, ‘God, this is just ridiculous’. It was in that situation which we sold the screenplay and so in order to move out and get a better place we went and started to look at somewhere with three bedrooms in a nicer neighbourhood. We had no credit score, we had no nothing, so people were like, ‘We can’t rent to you’. But what we had was the article in Daily Variety. We were on the cover, it said, you know, ‘These two idiots sell a screenplay’. So we carried Variety around with us and we were like, ‘We’re these guys. We have money now, you can rent to us, we’re going to pay you’. And somebody did rent us their place. >> Issue 86 – covemagazine.com.au

At the beginning of your career, you were branded with a nice guy image? Were you worried that might stick? I don’t know. If it got attached to me, certainly there were a lot of directors who wanted to subvert it, right? It’s fine with me. I can play into it or play against it, either way I’m doing something fun and it’s just kind of up to the director to use me however they want. Talking of directors, you’ve worked with the biggest directors in Hollywood – Spielberg, Scorsese, Coppola, the Coen brothers. Is the expectation of an actor different when the director is that big? Yeah and they all do it differently. On ‘Saving Private Ryan’, Steven was shooting with like ten cameras at once and the choreography of the action and of the camera moves was at such an insanely high level. I remember thinking, ‘I don’t know enough yet to appreciate what I’m watching, I know it’s very special but I’m just going to ask him as many questions as I can. And even if I don’t totally understand the answer, I’m going to remember and catalogue exactly what he said, because it will make sense to me later’ because he’s just at this incredible level. But he was also demanding in the sense that he’s a professional director and he expects professional actors.

You’ve got to bring it on take one because he sure is and the cameras are going to work and he doesn’t want to wait around because he wants to get to the next great shot. So I felt pressure in the sense that I really wanted to do a great job because it felt like the highest level that you could kind of work at in film.

Which director’s style of working do you prefer? For me, I take every job based on the director and if they’re a master director I don’t care what their style is, I’m in and I’ll adjust to it. But it’s a good lesson to be technically prepared because you don’t know exactly what you’re going to get from a director or what demands they’re going to ask of you.

And it’s a director’s medium, so they are the boss and you have to conform to what they want. I mean Clint [Eastwood] will give you one take and no more. The very first day I worked with him [on ‘Invictus’], I’d been working on this South African accent for six months, eight hours a day and it is a very, very hard accent to do in the English language. I did the first take and he said [does Clint Eastwood voice] ‘Cut, print and move on’. And I said, ‘Sorry boss, can I do one more?’ Then he says, ‘Why? You wanna waste everybody’s time?’ and I was like, ‘Nope, guess we’re moving on, OK’. I mean, de Niro, it’s been reported a lot, he’s got this style of repetition and it was fascinating to watch up close. He wanted to do a pick-up shot of a closeup of his. Back in those days when we shot film, the magazines were eleven minutes and I sat there and watched him go through four magazines. So for 44 minutes he said the same seven lines, over and over and over. And I was sitting there, I wasn’t saying anything, I was just there for his eyeline. That’s a very different style and sometimes you get directors who really will indulge a process like that. And all of those things work right? All of those people have made great movies. Just stylistically they can be totally different. >>

FEATURE Can you talk about the choices you’ve made in your career? Maybe a choice that was very important or something that you might have got wrong? Well, I can think right off the bat what that would be. I got offered ‘Planet of the Apes’ that Tim Burton was directing. I had already verbally committed to ‘The Bourne Identity’ with Doug Liman and then Steven Spielberg offered me a small part in ‘Minority Report’, which is another great script and great movie. Then Soderbergh offered me ‘Ocean’s Eleven’. For moral reasons I said to Doug Liman, ‘No I’ve already committed to you’ and in my mind I thought, ‘Well, ‘Planet of the Apes’ is going to be a big hit but what are you going to do?’ And so, I did ‘The Bourne Identity’ and ‘Ocean’s Eleven’ – and that changed my career, definitely. Another time I made a moral decision was when I was offered a little movie called ‘Avatar’ [laughs]. Jim Cameron called me, and he was really lovely and said, ‘You know, this movie doesn’t need you, it doesn’t need a movie star at all, the movie is the star, the idea is the star and it’s going to work, so if you don’t do it, I’m going to

discover some new guy and put him in – but if you do, I’ll give you ten per cent of the movie’. But I was in the middle of shooting ‘Bourne Ultimatum’ and he wanted to shoot during our post production and I needed to be available. And for moral reasons again, I told him I couldn’t walk away from this thing that I’d spent all these years doing and he was really great about it. But ultimately, it didn’t matter, I missed out. Mostly it’s going to sound like because it was so much money, but I missed out on the chance to work with him and I hope that comes around because I would do that for free. What is more fulfilling for you – the big blockbusters or the smaller movies? They’re both really fulfilling, to tell you the truth. You love each project, it’s like you put so much time and blood and sweat and tears in with your teammates making this thing. But I would say the most deeply enriching would be the ones that we’d written. They’d start out as just an idea in your head and you go through every stage with it. That’s kind of a deeper level of involvement, you know, because sometimes as an actor you’re hired labour, you’re not running the show, you’re there to do a specific thing.

You can go from production to production and I did for many, many years. I just had a duffle bag, I didn’t live anywhere, I just went from job to job because I loved doing it. But you definitely feel less of a connection because you’re kind of just there for production, you’re not there for pre-production or post production. So definitely you’re involved a lot longer and maybe in a little deeper way when you’re writing. How do you balance your professional life and your personal life, especially when there is so much focus with social media etc.? I think the media kind of gave up on me because I was so boring [laughs]. Usually what sells those magazines are like sex and scandal and everybody knows kind of, ‘Well, he’s married and a dad’ and I’ve been relatively free of scandal too so it’s not really worth their money to sit outside my house. They also know I’ll wait them out … I’ll sit in the house forever. But a lot of my friends can’t get out of the way of it. I remember thinking that about Brad [Pitt] and watching the insanity around him, not because of him though, he’s like a dude from Missouri, he couldn’t be more normal but he lives in a world where everyone goes crazy.

For ‘Ocean’s Twelve’ we had to do this thing at the Formula One in Monaco. We had to show up – George and Brad and me – and walk to one of the garages and take photographs. And for that they were going to put ‘Ocean’s Twelve’ on the side of the cars, which was like a billboard, a good ad space for us, I guess. So we got off this boat and we had to walk about a half a mile to this garage where we were going to take this picture and I literally have never seen anything like it.

It was absolute madness, all these people and everyone with cameras and everybody going crazy and in a circle around Brad, to the point where I got arm-barred four times by security and I’m like, ‘No, no, I’m with Brad’. But my wife and I were holding on to each other for dear life and it’s still one of the most messed up things I’ve ever seen. And I looked at Brad at one point and he was walking like his pulse didn’t go above 50. He was just holding his camera up and taking pictures calmly of all the lunatics around him.

I just remember thinking, ‘Man, I could not, I couldn’t do it. I’m just not built to do it.’ But he doesn’t bring it on himself, you know, he doesn’t court that. He wants to be as private as he can be but they just don’t allow him to do it. So I feel very lucky because I feel like I got the best part of it where I get to do the work, which is all I really want, and I can leave that other stuff out.

MORE THAN LAW

Whether he is following his passion for family law, pursuing his love of art or relaxing on the local waterways, Jason Murakami is a very proud Gold Coaster.

Words Rhonda Oxnam WHEN IT COMES to Gold Coast icons, they don’t come better credentialled than Jason Murakami. His family’s links to the region can be traced back to the early 1900s, with the Murakami name woven deeply into the fabric of the city ever since. “My great grandfather, Junzo, came to Australia from Japan in 1882,” Jason explains. “He worked in the cane fields in Mackay as an indentured immigrant and by 1901 he had bought a plot of land in Brisbane and went on to establish a very successful dry cleaning business. “He fell in love with a Danish woman but under the White Australia Policy that was in place at the time he was not allowed to marry an Anglo-Saxon woman in a public house because he was Asian. “Junzo being Junzo said ‘I’m not having that, I’m going to buy a pub so I can have my wedding. “So he bought the Scottish Princess in Southport, which is now the Angler’s Arms, and held the ceremony there.” The Gold Coast has essentially been the holiday place, then home base, for the Murakami family ever since. “My grandfather, Albury, followed in his father’s footsteps and had dry cleaning businesses on the Gold Coast and in Beenleigh,” Jason explains. “He developed the whole ridge behind Biggera Waters shopping centre and Thelma Avenue at Biggera Waters is named after my grandmother. “So starting from Junzo and down to my niece Natasha’s children we are now 6th generation Gold Coasters.” Which brings us to Jason. Growing up on the northern end of the Coast, Jason attended Aquinas College where he excelled at drawing and painting and was College Captain and Football Captain in his final year of high school. “In 1987 I was Dux of Art and that was the first year they did an all-schools seniors art exhibition at the old Arts Centre [now HOTA],” Jason recalls. “Four of my works were exhibited and I sold all four.

“When you are 17 that gives you the impetus to follow a path so I started out on the basis that I was going to be an artist. “I was enrolled in Queensland College of Art, and as an undergrad I moved to Melbourne to be in residence with a group of artists down there. “That Bohemian existence was an amazing experience intellectually but there was little revenue coming in so I left the professional art world and came back to the Coast with the intention of studying law.” However, fate stepped in when Jason was offered a Journalism cadetship with the Gold Coast Bulletin in October 1988.

“I continue to get great pleasure for being part of a person’s solution to their problem because in 95 per cent of my matters I also affect really positive change in my clients’ lives” – Jason Murakami While he admits he enjoyed his time there, Jason also remembers the exact moment when he decided he was going to follow his original plan to study Law. “It was around the time of the Mabo Case, and I knocked on the editor’s door and said I’ve got a story for you, ‘there’s going to be a decision and it it’s going to have massive ramifications in Australia because there’s going to be an acknowledgement of ownership by Indigenous peoples’. “He said something along the lines of ‘we aren’t interested in that, it’s too high brow’.

“And I realised at that point that whilst I loved journalism, I want to be involved in affecting the agenda as opposed to reporting on it.” In order to achieve this objective, Jason moved to Brisbane to complete his law degree, before starting his career on the Gold Coast in 1996. “I was very fortunate in my legal career to have acted in some of Queensland’s biggest and most high-profile matters including being lead solicitor on the Pauline Hanson appeal, the successful defence of the prosecution of former Mayor Gary Baildon and former Deputy Mayor David Power and the $30-million legal action for Palm Island residents against the Queensland Police Service,” Jason recalls. So how did he end up as the family law partner in one of the Gold Coast’s leading boutique litigation firms? “In the early days I did not view myself as a family lawyer … I simply had a reputation as a fixer and family law matters came my way because clients wanted definitive action. “Clients would say ‘I want Jason in my family law matter’ and as a result, my reputation as a family lawyer was consolidated really without intention.” These days Jason gets immense satisfaction from being one of the city’s go-to family lawyers. “I continue to get great pleasure for being part of a person’s solution to their problem because in 95 per cent of my matters I also affect really positive change in my clients’ lives,” he says. An extremely deep thinker, Jason takes a very holistic and emotionally intelligent approach to his cases. “What a lot of people don’t understand is that family law is an exercise in psychology,” he explains. “A client’s legal position is but only one accoutrement to a solution to their problem. “A psychiatrist called Viktor Frankl, who was a Holocaust survivor, wrote an amazing book called Man’s Search for Meaning. “He came up with a simple premise, where he said ‘In life all of us have certain stimulus, and


if you think of yourself as a circle, the stimulus are arrows hitting the circle. Most of us respond immediately to the arrow hitting the circle’. “His idea is that if we all put a gap between the stimulus and our response – the arrows hitting the circle – it’s in that gap we all grow for the better as people. “The way to explain that to clients in practical terms is … ‘you’ve been in a relationship for 20 years and your partner is late home for dinner and you remonstrate with them for being late’. “In this example, the stimulus is your partner’s act of being late and your response is the remonstrations. “All Frankl is saying is that between the stimulus and the response insert a gap of time which will allow you to think about your response. “I’ve adopted this for over a decade in relation to my family law practice and because of it I’ve been pleasantly successful in not only getting legal outcomes for my clients but also achieving outcomes for them on a personal and emotional level which essentially makes them a better person, which in turn makes them better business people, better partners, better parents.” Now, with the walls of Behlau Murakami Grant’s chic industrial offices in Southport lined with striking original artworks, including some of his own pieces, Jason’s love of law and the arts has come full circle. The practice is sponsoring a portrait prize through his old alma mater, Queensland College of Art, with the finalist being announced in November. “Fine art has been really suffering because of Covid and burgeoning artists have just been decimated so this is the perfect opportunity to offer some support,” Jason says. “This is one of the biggest portraiture prizes for undergrads in the State and we have asked the entrants to do a portrait in relation to issues pertaining to wrongful convictions.” The inaugural portrait prize coincides with the 20-year-anniversary of Jason’s establishment of the internationally renowned Griffith University Innocence Project. When Jason is not working, painting or mentoring up and coming artists and lawyers, you will most likely find him on the Gold Coast waterways, indulging his passion for old boats. “About five years ago my wife Melizia and I brought a lovely 30-foot former world champion yacht from Sydney called Kirribilli,” Jason says. “We completely refurbished her and she is just one of those stunning old world boats in the sense of all the traditional craftmanship and boatbuilding techniques. “There’s something beautiful about the simplicity of sailing, and when you see her, you don’t think of speed, you think of going slow and just being in a peaceful moment.” Issue 86 – covemagazine.com.au

CREATING A LEGACY HOTA CEO Criena Gehrke is on a mission to make the Gold Coast a cultural heartland.

WORDS STACEY SHAPIRO HOME OF THE ARTS (HOTA) CEO Criena Gehrke is as passionate about art as she is about the Gold Coast. “I fell in love with the Gold Coast and now I can’t imagine living anywhere else,” she says. “There’s something about this city that gets under your skin – warm, laidback, ambitious, surprising and a little bit maverick. “It just feels like home.” The Gold Coast has always been synonymous with sun, surf and theme parks with most tourists bypassing the region when looking for art and culture. Criena is on a mission to change that perception and as the CEO of Australia’s largest regional art gallery, her vision is coming to life. “The opening of the HOTA Gallery has been a game changer for the Gold Coast and the precinct,” she says.

“We have welcomed thousands of first-time visitors and I think locals have a growing sense of pride when it comes to art on the Gold Coast. “I hope in not too many years we will be welcoming everyone to a new performing arts centre,” she adds. Like most people who work in the arts, Criena has had an eclectic career. “I was actually performing as a monkey in a children’s show for Queensland Theatre Company when I met my husband. “I discovered, however, that what I love and am good at is bringing artists and audiences together to share incredible experiences. “But I enjoyed being a monkey while it lasted,” she says. Along with many other roles, Criena has worked as a production manager, artist agent, policy advisor and strategist for government.

Before taking up the reins at HOTA, she was Executive Coordinator of the City of Gold Coast’s Arts and Culture Unit where she was instrumental in the development of the Gold Coast’s Culture Strategy 2023. Part of that strategy was the redevelopment of the old Arts Centre precinct, and as the HOTA gallery settles into its new home, a six storey, multicoloured building framed by the iconic Surfer’s Paradise skyline, the quality of art on display is world class. The Gallery’s second major exhibition, Lyrical Landscapes: The Art of William Robinson runs until 3 October, while later in the year comes the world premiere exhibition Contemporary Masters from New York, presenting a selection of works from Andy Warhol to Jeff Koons – artists who revolutionised art in the late twentieth century and beyond.

Criena has also been sure not to forget the importance of sharing art for little minds and hands. Weekly and fortnightly workshops plus the Kids Imagine program provides a hands-on opportunity for the next generation of performers and budding artists to participate in creating works with professional artists. While excited by the opportunities the new cultural space offers, Criena is stoic when discussing Covid and its effects on the HOTA precinct. “There continues to be a lot of uncertainty and the impact on the arts and entertainment industry has been devastating,” she says. “I worry for the wellbeing and livelihood of artists and cultural workers and the HOTA team. “It is a constant juggling act balancing reduced venue capacities and Covid restrictions with budgets, revenue targets and community safety. “What I do know is that we need art now more than ever. “So, it doesn’t matter how hard it is, HOTA will keep presenting art no matter what.” When the stresses of life and work begin to take their toll, Criena takes her Vespa for a ride along the beach road. “It reminds me of why I love this city, the freedom and beauty of this place,” she explains. “I also love high impact workouts – the HOTA team joke that I should do yoga but an accelerated heart rate is my Zen. So how does this dynamic and talented woman face problems when they arise? “I seek advice and ask for help,” she says. “I am fortunate to be surrounded by some great colleagues, peers and friends who always provide insights and are fearless in telling me the truth. “My husband is also the best.” Whether it’s enjoying time with her two children Felix and Rosie, or indulging her passion for fast cars and mid-century furniture, Criena’s life philosophy is a beautiful one. “Be curious and be kind. “Humans are infinitely fascinating and always have a story to tell. “In the arts, our currency is humanity.” It is this passion and drive for bringing people and art together that will ultimately be Criena’s lasting legacy. By developing a cultural heartland for the Gold Coast, it will be her gift to both the present and future generations. “HOTA belongs to the people of the Gold Coast, so I want the community to feel that it is their place and the experiences you have, are of the Gold Coast,” she insists. “HOTA is a place where you can experience art how you want to – whether that is wearing a cocktail dress watching opera in the theatre, sitting on a picnic blanket at an outdoor gig or in wet boardies after swimming in the lake. “Art is democratic and belongs to everyone.”

WORDS RHONDA OXNAM WORKING WITH FLOWERS EVERY DAY is a dream job for 20-year-old Belle Clark, who established her business, Bee’s Blossoms, earlier this year. “I have always had a joy for gardening and a love for watching flowers bloom, partially thanks to my grandparents and mum,” Belle explains. “I find floristry so rewarding because you can have divine expression by having a creative outlet. “Art often generates emotions and feelings, and I try to do that with the floral pieces I make. “I’m passionate about combining traditional cottage flowers and creating eccentric pieces using unusual items such as an old suitcase or a guitar case.” Working out of a private studio in Robina, Belle specialises in weddings and events as well as stocking weekly market-style bunches of flowers in multiple cafes across the Gold Coast. She also provides fresh and dried flowers for the home and office, delivering six days a week right across the Gold Coast and Northern NSW. “It is so enriching having people like the work I produce and seeing their reaction when they open the door … I wouldn’t trade that for anything … it is absolute bliss. “I love dried flowers because they are long lasting and will stay looking the same for many years, but fresh flowers will always be my #1. “There is just something special about having fresh flowers, and it’s always a plus if they are scented too. “There are tons of different blooms available at certain times of the year that you forget when the season changes, so when they’re back in season it’s such a fun and happy surprise.

“I simply love working with flowers as it makes me feel connected to my feminine roots, as well as to our beautiful Mother Earth.” Belle also takes great pride in the fact that her business uses sustainable practises wherever possible, such as wrapping the blooms in recycled Kraft paper and biodegradable/planet friendly packaging, attaching 100 per cent recycled paper cards with a tiny reusable peg and minimising plastic use. “The environment is an exhaustible resource, so trying to minimise my footprint not just as a person but as a brand is so important,” says Belle. “It can nearly be numbing when you don’t pay attention to the fine details and aren’t thinking about every aspect of your choices. “Almost every time I’ve bought flowers they have been wrapped in plastic with one-use staples to attach the business card etc, so it encouraged me to be different and it continues to encourage my beliefs about caring for our planet. “I think it should be the standard for every company to be conscious about their choices and look for sustainable options. “There is an effect for every cause, and it is a shame if our planet, animals and humans have to suffer because of it when there is an alternative.” With Bee’s Blossoms being voted #1 in the Gold Coast Bulletin’s Best Florist Competition 2021, Belle has some encouraging advice for other young people who are thinking of starting their own business. • You ARE good enough, you DO have what it takes and DON’T for one-minute doubt your skills, talent or craft. It is so much easier said than done, but how can you expect someone

else to believe in you and love your work if you don’t believe in yourself. • Don’t expect your business to take off straight away, and don’t be disappointed if it doesn’t either … you got this. • Find the thing that makes you stand out … think outside of the box. • Once you can understand and acknowledge that you won’t be everyone’s cup of tea, it becomes so much easier. • Be humble and open-minded and embrace all advice and feedback. The Gold Coast continues to thrive with a few surprises still in store.

T

he Gold Coast’s premium property market continues to go from strength-to-strength as we head into what is expected to be a bumper Spring season. While beachfront prices are still on the rise, acreage property and luxury apartments are the surprise packages from the recent month. This time last year Australian house values had recorded a fourth month of decline down 0.4 percent, however, the Gold Coast held strong. The median value of a house in Mermaid Beach lifted from $1,450,000 in January 2020 to $1,565,000 by the end of September 2020. Our most recent period reports that between April and August 2021 we’ve seen Mermaid Beach’s median value reach $1,720,000, hitting just over 20 percent growth (according to CoreLogic data) and beachfront properties hitting record prices. A prime double beachfront block at 139-141 Hedges Avenue, Mermaid Beach sold for a cool $17,500,000 in deal struck by myself, Troy Dowker and Harry Kakvas. It was a fantastic result and the highest price per square metre for the Mermaid beachfront to date. Multi-Millionaires’ Row is hot property with a two-storey beachfront residence at 127 Hedges Avenue selling for $15,600,000 in an off-market deal and another at 159 Hedges Avenue earlier in the year sold with Ryan Ward for $15,750,000. Site-unseen sales continue to surge due to the ease of technology, a massive backlog of people planning to move to the coast and our agents being prepared in advance for quality buyers who are ready to act. With the FOMO-fuelled frenzy still strong, demand for quality homes is yet to subside with some agents suggesting they are receiving multiple calls for stock enquiries with the message being crystal clear that 9 out of 10 properties will sell if they are listed now. One standout sale saw the impressive 27 Namatjira Court, Broadbeach Waters sold under the hammer unseen for $5,415,000 by agent Jamie Harrison. The prestige property was sold to an Australian expat family returning from Singapore while in quarantine. This was the most viewed property for August with the highest generation of leads on the Gold Coast.

Off-the-plan Soars for Apartments Off-the-plan apartment sales are showing no sign of slowing down and are in fact making a quick comeback.

Rental shortages The demand for quality rental properties continues with a shortage of properties across the board due to the infux of migration to the Gold Coast. We’re seeing demand for beachfront apartments with the highest enquiries for areas of Main Beach to Palm Beach. In housing, four bedroom family homes with pools in the $1,500 to $2,000 per week price range continue to be the most requested. There is not enough quality rental properties for the amount of people wanting to make the Gold Coast their home.

The confidence in the commercial sector can be attributed to both the performance in the residential sector, where cashed up sellers are looking to invest their money for higher returns as well as the current lending environment which provides a lucrative scope for owner-occupiers to purchase at a cost less than the current rental rates. Spring is on our doorstep and while FOMO is still strong and quality buyers are around, it’s not a question of where the top is, it’s more a question of do you want to miss out on these opportunities? WORDS ANGELA ORAM WE ARE SURROUNDED by natural beauty in Queensland with a seemingly endless supply of nature’s wonders to explore. When my husband and I decided some adventure and a change of scenery was needed, Fraser Island, the largest sand island in the world, was at the top of our list. An easy 4 - 4.5 hour drive, then we were relaxing on the ferry, already in holiday mode.

We chose Kingfisher Bay Resort on the western side of the island to base ourselves as we couldn’t resist the idea of watching the sunset from the beach bar, even better than Bali. The aim of our trip was to explore this beautiful island, rejuvenate and add more amazing memories to our life bank. Kingfisher Bay Resort and Fraser Explorer Tours managed our experiences seamlessly,

making our days stress free and memorable for all the right reasons. We enjoyed the sunset cruise on the first night, the perfect way to kick-start our break. Some nibbles and sparkling and you've got a boat full of new friends to enjoy the experience. WELL TRAVELLED

The rangers were fantastic, and their knowledge of the area and its inhabitants was extensive and informative. The calm, sheltered waters of Platypus Bay, on Fraser Island's western coast, are a prime whale-watching spot. Each year from August through to late October, thousands of humpbacks migrate north to frolic, nurture their young and learn some essential life skills. Back to land and the next day we set out on the very popular Beauty Spots 4WD Tour. This is a full-day adventure that takes you through some of the sandy tracks of the island from the west coast to the east coast. Prepare to be amazed at each stop during this tour. We visited gorgeous Lake McKenzie, Central Station and Wanggoolba Creek, Pile Valley’s awe-inspiring Satinay and Brush Box forests. After lunch, the bus takes you along 75 Mile Beach's famous highway to the Maheno shipwreck and the coloured sands of The Pinnacles. We were blessed with a magical day allowing the Cessna aircraft to fly, one of only two places in the world where planes currently take off from the beach. Viewing the island from the sky highlighted just how large Fraser Island is. Beautiful Lake McKenzie is even more spectacular from above and if you’re lucky enough to visit during whale season, seeing them breach from above is pretty special. The final stop is Eli Creek. It was a little too cool for us to take a dip, but in summer it's the perfect way to refresh before the trip back to Kingfisher Bay Resort. While at the resort you can do as much or as little as you like. There are plenty of self-guided paths you can explore, as well as ranger-guided walks. You can also make your own tracks with the Segway green machines, play tennis or beach cricket, indulge with a day spa treatment or simply bubble away in the jacuzzi. If your self-drive holiday includes the kids, the island and resort offer a new playground for them to explore, along with ranger-guided activities and large pools for them to enjoy. The west coast is calm, the water softly laps the shoreline, making it a beautiful beach for kids to play and the family to enjoy sunset walks. I highly recommend you move Fraser Island and Kingfisher Bay Resort to the top of your holiday list, you won’t be disappointed.

HOMEGROWN MEXICAN Gold Coast business, Diego’s Authentic Foods, is delivering delicious flavours to kitchens all around Australia. WORDS MARJ OSBORNE IF YOU’RE A LOVER OF MEXICAN FOOD, you may be surprised to know that for over 25 years the Gold Coast has been home to Queensland’s only Australian owned manufacturer of corn and flour tortillas, Diego’s Authentic Foods. Established in 1995 by Deann and Colin Thomson, this family-owned business began in Miami, later moving into an industrial area of Burleigh that’s home to many top food producers. Like a lot of businesses, Diego’s began as a love story, with Californian Deann falling in love with Aussie Colin and migrating here to be with him. However, the move was not without its costs. “I was missing the food I grew up with,” Deann explains. “My sister and I grew up as kids spending half our time at Rosita Beach. “We spent holidays at our beach house on the cliffs of Baja California eating fresh tamales, lobster, carne asada and carnita tacos and burritos.”

Deann clung onto those idyllic childhood memories after coming to Australia with the gaping tortilla-shaped hole in her life creating a space from which her passion formed. “So, here I was in 1990 in Geelong with no Mexican food that I was used to or even corn tortillas that I’d grown up with,” she says. “During my first year in Australia, my mom actually brought me a ball of fresh masa dough wrapped in a wet tea towel and foil in a cooler bag on the plane so we could make fresh white corn tortillas,” she recalls, laughing at their naivety. Of course, Australian Customs were not so enamoured with the scheme … there had to be a better way to crush the craving. A move to the beautiful Gold Coast was the catalyst. With Colin often away as a FIFO engineer, Deann decided to start a business of her own to occupy her time as she raised their family.

Naming her company after her hometown of San Diego, she garnished advice and support from both Colin and her food broker father as she established the first and only Queensland tortilla manufacturing business. “Inspiring people to cook from home and using our products to make their own Mexican recipes so they can experience the tastes and flavours I grew up with is one of my joys in life,” Deann says. Starting by making corn tortillas one at a time, along with corn chips and salsas, Deann’s plan was to approach Mexican restaurants and introduce her products. Marketing and placement, she found, was not quite that simple. However, success did come her way. In 1996 Diego’s first gluten-free corn tortillas were placed in Woolworths. Mexican food is a favourite in our house for its ability to cater for food intolerance.

Having a sister-in-law who is a coeliac (and at a time when Australia did not cater well for coeliac diners), also provided a reason for Deann to make authentic tortillas. Focussing on nutrition, flavour and quality as well as specific dietary requirements, Diego’s products are vegan friendly with no eggs, dairy or nuts. Diego’s range has extended from its original gluten-free white corn tortillas to include yellow corn tortillas, flour tortillas and a range of wraps (including low carb and gluten free wraps) and chapatis. The last 25 years have been a roller-coaster ride fraught with the difficulties of gaining traction in a market dominated by cheaper overseas products. But, driven by Deann’s passion and persistence, Diego’s home-grown product forms the basis of a thriving business employing the extended Thomson family and dedicated long term staff, exporting their range to the Middle East and Asia. “We also want to give back to our local community,” Deann tells us, adding that they are committed sponsors of MNM Board Riders and Supporting GC Basketball with donations of tortillas and their famous white corn tortilla chips. Chances are that you have probably eaten Diego’s products many times at your favourite Mexican restaurants without knowing it. However, you can also make a more deliberate choice to support local. TWO OF A KIND

Penfolds Grange and Henschke Hill of Grace are two of Australia’s most collected and revered wines.

WORDS TONY HARPER DID ANYONE MISS the bottle of 1951 Penfolds Grange selling for $142,000? If you did, you probably had the news turned off for a few days. It doesn’t quite reach the dizzy heights of the most paid for a wine at auction: 1945 Domaine de la Romanee Conti La Romanee Conti, for example, fetched more than twice that price in 2018, 1945 Chateau Mouton Rothschild (ok, it was a three-litre bottle) around $345,000 (USD) way back in 2006. But it’s a significant milestone for Australian wine, and it puts a rather glaring spotlight on the importance of Penfolds Grange in a global sense. People like to collect it, and the old stuff, the rare stuff (and 1951 is the first Grange ever made) is – quite literally – worth its weight in gold. Will the wine taste great? Maybe …. Let’s all hope so, particularly the buyer who is the price of a decent Mercedes poorer and around 750 millilitres of old, probably okay but possibly awful, wine richer. No matter what, it gives a marvellous insight into the legacy of Max Schubert and the wine he created. In 1951, Max was climbing along a limb only he knew existed. His Grange project was barely tolerated by Penfolds; a company that now heralds the wine. The 1951 vintage was the first, and there are very few bottles left, then in 1957 he was told to cease his ‘Grange’ experiments altogether. He continued in secret and his naughty pet project became the stuff of legend. Seven years later the first Henschke Hill of Grace Shiraz was crafted.

Even though it’s different from Penfolds Grange in so many ways and so similar in others – a Ying to Grange’s Yang was born with it. Today they are the two most collected, talked-about and revered wines in the Australian wine idiom. And deservedly so. The similarities are simple. Both are oakaged, South Australian reds made mostly from old vine Shiraz. Grange, in some years, has a modicum of Cabernet Sauvignon in the mix. Hill of Grace is always shiraz from a select series of vines. And that, dear readers, is the pivotal point. There is no Penfolds Grange vineyard. There is not even a region assigned to the wine. The heart of Grange is the Kalimna Vineyard in the Barossa Valley, but it is always blended with grapes from further afield – sometimes Coonawarra, sometimes Clare, or Padthaway, or McLaren Vale. Which gives Penfolds an enviable freedom to source grapes from myriad special vineyards in South Australia to negate the weakness or reinforce the strengths of the season and maintain the quality and style of its flagship wine. Hill of Grace, on the other hand, is the name of both an Eden Valley vineyard (planted and still owned by the Henschke family) and a wine. It’s a relatively small vineyard – eight hectares, purchased if you can believe it, for one pound an acre in 1838 before being bought by Gotthard Henschke in 1891.

Half of the vineyard is planted to shiraz – all ungrafted – and only the oldest blocks go into the Hill of Grace wines. It’s a finite production, susceptible to the vagaries of each and every vintage, and a direct expression of variety and a small, venerable site. In some challenging years (1960, 1974, 2000 and 2011) no Henschke Hill of Grace has been released. In others, like 2003, only a tiny parcel was made. That’s the cost of the Henschke family’s unyielding dedication to quality, and their love for this special vineyard. The oldest Shiraz vines on the Hill of Grace property date back to 1860, which kind of puts the ‘old vine’ claim into perspective. These are very old vines and with that age comes a natural hand-brake open vigour and yield, a deep, deep root structure, small berries and incredible concentration. Prue Henschke tends the vines using organic and biodynamic practices, which in turn keeps the vineyard healthy and the vines under less stress. Max Schubert’s inspiration for the Grange was catalysed during a trip to Bordeaux, where he saw long-lived reds being aged in oak barrels. Bringing the idea back to Australia he chose Shiraz instead of the Cabernet Sauvignon and Merlot that dominate the wines of Bordeaux. And he settled on the more brash American oak, instead of French. Which makes sense … South Australian Shiraz can be rich and powerful, and when made carefully, with top-notch grapes, it wears that brashness comfortably.


Today Grange spends its elevage in all new American oak hogsheads which impart vanillans, toast and tannins to the wines, and are a major influence on the style and pedigree. Hill of Grace sees less new oak, and most of the barrels are made from tighter-grained French oak so wood characters are less prominent; less influential on the personality of the wine. It’s an important distinction given the finer, more perfumed nature of Eden Valley Shiraz which would be overwhelmed by too much new American oak. And Hill of Grace always flaunts that Eden Valley perfume – high notes that flitter above the brooding density that comes with well-curated old vine fruit. It’s always lush, powerful, complex, and it always speaks firstly of the plot of land and ancient vines that brought it into being, and secondly of the Henschke style. Grange perhaps reflects its creators more than any parcel of land: it’s unmistakable a Penfolds wine in its polish and grandeur, prominent oak and abundant, supple tannins. And its unmistakably Grange. Is one of these Australian icons better than the other? Not at all. They are both part of our vinous history and both have a place among the great wines of the world. They are simply different.

WORDS CHRIS NIXON THE FAST-LOOMING era of electric vehicles will bring the most profound changes in personal transportation since the arrival of the horseless carriage in the late 19th century. Some of those changes might be unwelcome or controversial, but they’re coming anyway. I’m among enthusiasts who regret that new petrol- and diesel-powered vehicles will be almost things of the past in barely a decade from now. We’ll have to hang on dearly to the ones we’ve got in order to enjoy the visceral delights of motoring as we know it now and, I suspect, for some niche commercial uses such as farming. Meanwhile, arguments about re-charging from coal-generated electricity supplies, lack of charging points and range anxiety will peter out inevitably as technology progresses. And beyond that, I admit the outlook is exciting.

Apart from the benefits of economy and low emissions, the biggest opportunity with EVs is design freedom. Bulky piston engines, gearboxes, differentials and fuel tanks – and the limitations on where they can be placed within four wheels – don’t exist for EVs. Electric motors are more compact, gearing is managed mainly by precise power input and the shape of batteries can be moulded like plasticene for optimum fit and weight distribution. Heaven for designers, who are appearing with many wonderful concepts as they look into our motoring future. Typically of the motor industry, where innovation starts at the high-priced top end and trickles down to the cheap runabouts, these concepts are glamorous imaginations of the future for the very rich.


So, observe the Audi skysphere (lower-case ‘s’ is intentional), a concept electric roadster that the German maker says suggests a direct line to forthcoming showroom models. Forget its dramatic, almost art deco looks. They’re to attract attention and set a visual agenda for the technological wonders beneath the skin. Its unique and innovative feature? Its length can be stretched at the push of a button, so the driver can have a shorty, sporty convertible or a longer, luxurious GT, one that he or she won’t need to ‘drive’ at all, thanks to autonomous control. The short version of the skysphere is 4940 millimetres long and in this mode is piloted manually by the driver as in a normal car. A 465 kiloWatt electric motor drives through the rear wheels and promises Porsche-like performance. Potential range on a full charge is 500 kms, Audi claims. Then press the magic button and something amazing happens. Electric motors and a mechanism with parts that slide into one another from a point between the trailing edge of the front wheel arch and the leading edge of the door crank the wheelbase out by 250mm, while the steering wheel and pedals fold out of sight. Simultaneously the ride height is raised by 10mm to improve comfort. Now you have a lounge-like GT, from where Audi exhorts the occupants to lie back and enjoy the view. And while they’re at it – of course – to share the experience to social media via onboard wi-fi. The autonomous driving system is said to take care of everything, but since the automobile world is still a long way from being able to emulate the Jetsons I’d be reluctant to trust it at Porsche speeds. For around town, such technology is closer than we think, though – the skysphere collects its passengers with information about their destination and independently handles parking and battery charging. Other technology abounds. For example, the autonomous and navigation systems collaborate to read the road ahead and operate the ‘active’ suspension. Unlike existing – but still very advanced – systems that adjust the stiffness of the shock absorbers to soak up bumps, the Audi skysphere’s suspension actually moves the wheels up and down. Instead of a wheel being deflected as it hits a bump, the Audi’s suspension simply lifts it out of the way! The Audi skysphere is a concept, not a prototype, so we’ll never see it in production. But it will be fascinating to note which of its innovative ideas for future everyday motoring find their way into your local Audi showroom.

MINI TAKES A SMALLER VIEW

Aa a car make whose brand values emphasise ultra-mobility, fun and clever use of space, it’s no surprise MINI has produced such an individual concept as its MINI Vision Urbanaut. Like Audi’s skysphere, it will never see production, but will serve as a thought-starter about how interior and exterior design can provide new motoring experiences. MINI says sees itself as an enabler of and companion for unforgettable times – ‘MINI moments’. The question ‘What kind of experiences do I want to have with my vehicle?’ provides the inspiration for the Urbanaut. The car can be transformed within its 4.5 metre length to match three different MINI Moments, or modes. ‘Chill’ provides a haven for work or relaxation, with a corner couch, table lamp and green roof lining suggesting a forest canopy. The dashboard even converts to a day-bed. ‘Wanderlust’ configures the Urbanaut for manual or autonomous driving, while ‘Vibe’ is capable of turning it into a kind of nightclub, with a media control centre, mood-creating interior lighting and even animation of the boom box’s graphic equalisers projected on to the wheels. Special music has been written to match each mode and MINI has devised its own fragrance. The Urbanaut might appear wacky and far-fetched, but there’s serious thought behind it. MINI will test the ideas in real-world situations and measure public reaction for what should be kept and what discarded. If a future MINI will drive itself while I recline on a day-bed and read a book illuminated by a table lamp, I’m ordering one.

HOT PROPERTY Brisbane’s property market going for gold.

WORDS NICK NICHOLS PANDEMICS are never meant to be good for property markets, but the rule book has been thrown out with this one. More than a year into the Australian property boom that was never meant to happen, it’s evident the forces that have brought the market to a new high are still at play. And while there is some debate over when the market will begin to cool, Brisbane’s successful bid for the 2032 Olympic Games has the potential to turn up the heat even more on the property market in south-east Queensland. The Olympics have effectively given the already fast-growing region new legs that most analysts agree will support the market in line with the infrastructure spending to come. We need look no further than the 2018 Commonwealth Games to see how that drove economic activity on the Gold Coast.

“The Olympics should work as a positive influence on Brisbane housing market conditions,” says CoreLogic’s head of research Tim Lawless. “The flow-on effects are likely to be gradual and centred on significant infrastructure upgrades and the associated medium-term uplift in jobs and longer-term improvements in transport efficiency. “Large infrastructure projects tend to have a positive influence on housing prices, with the extra requirement for workers creating additional demand for housing during the construction process.” That all sounds positive, but it’s obvious that the Queensland property market, especially in the south-east, was doing pretty well even before Brisbane was named a future Olympic city earlier this year..

The Games provide plenty of opportunities for those with a strategic long-term view to property investment. However, there’s at least one more property cycle to be had between now and then, with the likelihood of interest rate increases shaping future demand. The current strength of the market is reflected in rising yields for investors with Australia recording the biggest rent increases in more than a decade. The CoreLogic Quarterly Rental Review revealed rent values for the June quarter were up 6.6 per cent over the previous year. This compares with average growth of 1.8 per cent over the previous decade. However, price-growth momentum has started to show some signs of easing over recent months despite the solid headline gains.


CoreLogic’s national home value index revealed that Australian housing values in July rose 1.6 per cent, bringing a combined increase for the calendar year to date of 14.1 per cent. On an annualised basis, prices are up 16.1 per cent which is the fastest rate of annual growth since 2004. However, CoreLogic also reveals that monthly growth rate has been trending lower since March when the national index rose 2.8 per cent, or almost twice the July figure. Mr Lawless attributes this monthly slide to declining home affordability. “On the flip side, demand is being stocked by record low mortgage rates and the prospect that interest rates will remain low for an extended period of time,” he says. “Dwelling sales are tracking approximately 40 per cent above the five-year average while active listings remain about 26 per cent below the five-year average.

“The mismatch between demand and advertised supply remains a key factor placing upwards pressure on housing prices.” Many analysts are expecting housing demand to fall over the next year, pushing price growth back to more normalised levels. According to the latest NAB Quarterly Property Survey, 2021 will be another big year for property gains. However, the survey has slightly lowered expectations for growth in dwelling prices to 18.5 per cent for 2021. Next year, it is forecasting a sharp pullback to 3.6 per cent growth. “We still see solid growth over the next six months,” says the NAB survey. “The upgrade to our forecast is relatively uniform across capital cities.” But if CoreLogic’s national home value index is any guide, price growth in capital cities has been nothing but uniform over the past year.

Darwin, Hobart and Canberra have topped the table with annualised gains of 23.4 per cent, 21.9 per cent and 20.5 per cent respectively. Sydney has also recorded 18.2 per cent growth. However, the Olympic city, with all that it has going for it, is lagging at 15.9 per cent. The median value of dwellings in Brisbane at the end of July was $598,615, which was well below that of Sydney, Melbourne, Canberra and even Hobart. While this shows housing affordability is not as severe in Brisbane as other capitals, it also positions Australia’s third-largest city as an underdog in terms of the property market. In short, with the Olympics looming in the distant horizon, this gives Brisbane some room for improvement. It remains to be seen if it will be a gold-medal performance.

The million-dollar question: how long can this last? Well no one knows the future but Southeast Queensland is certainly poised to reap the rewards of endless lockdowns and decisions by people in southern states to uproot here. The centrepiece of recent announcements has to be SPG Land’s $800 million megadevelopment which will transform a Surfers Paradise site into a landmark urban oasis for the tourism precinct. The kicker – a suspended glass-bottom lap pool that will allow residents to float 26 storeys in the air with a clear view to street level below. Meanwhile an exceptionally rare offering for the Broadbeach market has been unveiled in Little Projects Co’s exclusive collection of just 29, full floor and double storey apartments for a coveted pocket of Broadbeach.

The project is currently before council and will be marketed by Jayde Pezet of KM Sales and Marketing which is involved in a number of boutique beachfront projects on the Coast. In the weeks following the 2032 Olympic Games announcement, Brisbane’s luxury off the plan apartment market was sizzling. Just next door in Labrador, Homecorp’s Eve Residences has received the green light from council to bring its $150 million project to life along the Broadwater’s prestigious ‘Golden Mile’. The market response was instantaneous. Already, Homecorp – headed by Ron Bakir – amassed more than $100 million in sales to buyers ravenous for a slice of high-end waterfront living. Unperturbed by local lockdowns, Melbournebased Hirsch & Faigen now has three projects in various stages of development on the Gold Coast. ‘Emerson’ is the latest instalment set to inject a timeless touch of class to the Kirra beachfront strip, with its crowning glory being the $8 million penthouse. Despite the multitude of new developments we’re witnessing, I’m still awestruck by the level of design innovation the Gold Coast is welcoming. You need only look to S&S Projects’ ‘Esprit’ in Rainbow Bay which will boast Gold Coast-first residents’ only rooftop wellness club. The sheer standard and volume of amenity captured will surpass anything we’ve seen before on the Gold Coast. The city’s art capital is poised for a renaissance if plans for Ention Properties’ New York inspired ‘Greenwich’ at Chevron Island are okayed by council. Reflective of the iconic Flatiron building, the structure captures a distinctly artsy theme reflective of its proximity to HOTA. And finally, Marquee Development Partners has taken the wraps off its impressive Northshore development at Palm Beach with all 93 apartments ‘over-subscribed’ with more than 1500 expressions of interest. If this isn’t the best example of what’s occurring in the off-the-plan market then I don’t know what is. The debut launch of The Gallery, a 46-lot land estate located within the resort, was met with rigour by buyers, reaching a complete sell out of the $33 million collection. Prospective Hope Island buyers can rest assured that more residential opportunities are on the horizon for Links, with plans laid for a boutique hotel, luxury apartments and highend villas as part of proposed amendments to its masterplan.

“Although much of the master plan is permitted, we are seeking an amendment to the planning scheme to allow an additional 110 luxury apartments and an 8-storey building,” said Ellen. “At the same time, we are proposing a boutique hotel of just 44 rooms – reducing a hotel permit which allowed for up to 400 hotel rooms, suites and serviced apartments. “Increasing the height of one residential building will allow for a smaller footprint, less building bulk and more open space for lush subtropical landscaping which is in keeping with Hope Island’s community integrity and vision.” It is envisaged that a branded operator will manage the revitalised Links Golf & Wellbeing complex and provide a range of services to occupiers of the luxury residential apartments. Following the knockout delivery of The Gallery, GH will now set its sights on the final stage of the masterplan which will comprise world-class wellness and leisure destinations, a philosophy the developer encompasses in all projects. The plan has been refined over the past few years in consultation with community representatives and stakeholders.
