IS THIS REALLY our last edition for 2022 already? The year has certainly flown by but I think we have finished on a high when it comes to content in this special Celebration edition. Let’s start with Hollywood’s most revered ‘Scream Queen’ Jamie Lee Curtis, who is the subject of our celebrity interview. The actress shares the story behind her appearance in the final Halloween movie and reveals why she will never write a biography (too many secrets apparently). WORDS PETE CARROLL / THE INTERVIEW PEOPLE So Jamie, how do you feel about being considered the ultimate scream queen? I have zero problems with it. How could I have a problem with it? It’s like in your industry, you’re a journalist, if you were around a long time and somebody called you the king, writer king, you know what I mean? It just means that you’ve reached a level of acceptance and appreciation. It’s not something I wear. I don’t wake up in the morning and look in the mirror and say, ‘Hey, queen. You’re looking good queen.’ It’s not what I do but I understand and appreciate what that means from an entertainment standpoint of a fan base, of course. These last three ‘Halloween’ films have all been about the nature of evil. What are your own ideas about that concept? Well, remember, I don’t write the films, I just act in them. And I feel that in 20 or 30 years, we’re going to look back at this trilogy, and realise that David Gordon Green was a genius. You’re going look back and say, ‘How the f--k did he understand society? Globally, domestically? How did he understand?’ If you look back at these three films, he predated the rise of the anger of the woman, women taking back their power, claiming that this has happened to me and I am not accepting it anymore. He wrote that two years before. And then all of a sudden, we release a movie right at the same time that the women’s movement and #MeToo came to a collision, the two of them, and it just carried the wave. We just rode that wave. Because my character, Laurie Strode, was the ultimate #MeToo. Then they wrote a movie about mob violence and the fact that the system was broken and the people were taking matters into their own hands two years before this system was broken, and people took matters into their own hands through social justice, through insurrection. And then now we’ve made a movie about really the fact that we’re all monsters. That it’s not just its victim shaming, it’s not just the violence, it’s that it’s a virus, it’s infected everybody in the town. Nobody’s allowed to move on. Nobody is allowed. That is a permanent stain on people. And the sort of incredible toxicity that’s being spewed is happening everywhere we look today. Social media is just filled with it. But it’s less about what I think, it’s more about an appreciation as an actor to have been in three movies that have been that prescient, that future-thinking and looking at it from a from a sociological, political, emotional lens. I look at David Gordon Green, this weird guy from the South. I look at him sometimes like, ‘How did you know?’ And he knew, he knew. I think that’s exciting. >> Issue 93 – covemagazine.com.au

You must have said goodbye to Michael Myers and ‘Halloween’ a few times over the decades. Does this time feel like it really is the final goodbye. And if so, what do you think about it? Well, yes, it is. I thought I would never make another ‘Halloween’ film then David Gordon Green called me in 2017 and said that he had written this new trilogy. He didn’t tell me it was a trilogy, he told me it was a film and then I found out it was trilogy basically a year into it. You know, saying goodbye is hard for everybody. Just go to an airport. You see people crying. Breaking apart is difficult. I have said goodbye to Michael Myers and Laurie Strode many times, but I also, because of this last trilogy, I have a whole different life, entirely different life because of Laurie Strode again. And because of that, I feel incredibly grateful to her and David Gordon Green, John Carpenter and the opportunity now because it’s a whole different conversation. Look at the answer to my last question. These are horror films … these are slasher movies … and we’re making them about something. That’s why they’re so good. It’s thrilling. And it’s given me an absolute platform within the industry now – I’m a boss. I was never a boss before so I am beyond happy to be saying goodbye because I’ve got other stuff I get to go do now. And I can’t imagine a world where someone else is going to come up with a point of view and a conceit about Laurie Strode and Michael Myers

anything better than what David Gordon Green has done for these last five years. Could you elaborate on what it’s like to be a character for such a long time? And the way she has been ageing and you’ve been ageing and the multiple layers you’ve given to Laurie in the new series? The beautiful part about being a human being is that we evolve.

We change. We explore new ideas. We go to school, we learn things. We have experiences, we expand our minds, we heal wounds, we move forward. Some of us fall into deep crevices of addiction and abuse and alcoholism and all sorts of things. The beauty of doing something for 44 years is I ride the wave with Laurie Strode.
I don’t write the movies, I interpret them. And as a human being, as an actress and as a public person, I’ve also aged in front of the lens for a long time. I’m under no delusion at all, you know, what I look like, you know, clothed and unclothed. I am a realist. And it’s been a privilege to represent women throughout my career and all of the attributes to these characters, particularly Laurie Strode – perseverance, courage, strength, intelligence, a little bada-ss-ary and love. And I’m very happy, couldn’t be happier to be exactly where I am. In one of the scenes, your character tells her niece, ‘You can get mad and furious but pay attention because it’s addictive’. Do you think, especially in these times, women need to get mad and furious to express themselves? You know, I don’t know. I think curiosity and openmindedness is important. Everyone has made some bad choices in their lives and lived to tell about them. I certainly have. But we’re living in dangerous times and how we communicate with other people, it’s very important that we try to find out as much truth about each other as possible, in a time where everything can be faked. What we look like can be faked, what we sound like can be faked, where we are can be faked. And so the way in to our hearts and our minds from other people, we have to be a little careful. We can be curious, but I think we have to, right now in the world, this has nothing to do with movies, this has to do with life – I think we have to be careful out there. >>

How much has John Carpenter – who made the original ‘Halloween’ – meant to your career? John Carpenter is the reason I have everything I have in my life. Everything. Everything in my life connects back to John Carpenter. And he is still the same guy as he was then. I’m going to start a campaign to suggest that the score for the ‘Halloween’ movie be nominated for an Oscar because I think there’s no more iconic score than the ‘Halloween’ theme. And this new movie and the beautiful music he’s made is extraordinary. You know, out of everybody who sent me emails about the movie, it’s John Carpenter’s email to me that I cherish the most, because it’s purely in John’s voice – ‘Hey darlin’ – because he’s from the South – ‘Hey darlin’ and he made a very flattering comment to me about my performance. That’s John Carpenter. He is the same guy and I am forever in his debt and grateful to him and Debra Hill every day of my life. Finally, would you consider, like Laurie, writing a book about your life? No. I am affectionately known as a ‘weapon of mass promotion’. I am a prolific truth teller. I have lived my life very openly and transparently in the work I do, in the way I promote things, in the way I live and operate in the universe as a human. And I know there are wonderful memoirs that have been written. My friend Jennifer Grey wrote a fantastic memoir for her life, beautiful, filled with insights and beauty. I have gotten attention most of my adult life and I’ve certainly had good financial fortune. I’ve had great creative experiences. I think I just need to keep some things private [laughs]. I just think the idea of writing a book that other people read, where I have to betray secrets, private moments with friends and lovers and family – for money. I’m not going to do it.

WORDS NATASHA POOLE POST-PANDEMIC CAUTION can be seen in global markets and consumer patterns still. However, if we take a look back in time through the lens of history, one can easily see that anything with inherent worth has upheld its market value, even during the most challenging of times. So, whether you are thinking of buying a Maserati or a Ferrari, you certainly won’t be seeing these companies taking any short cuts in production or quality, and whether it is panache or a pinot noir you are serendipitously searching for, you certainly shouldn’t be settling for second best, regardless of any economic enigma … Here are a few items which you can always keep on your shopping list: When it comes to wine – if are looking for a smooth Rosé on a summer’s afternoon, a velvety Martinborough pinot noir, a crisp Sancerre from the Loire or a sweet Sauterne from Bordeaux,

none of these will disappoint, nor will a label such as Moet & Chandon or a Veuve Clicquot. In the forum of fine food – whether such delicacies as fois gras or steak tartare tickle your taste buds, or if crumpets and toast and a nice cup of English breakfast tea are more up your avenue, the best will be there for you to indulge in and enjoy. The saying, ‘the original is always best’ certainly rings true and a second-rate replica can never undercut an original and every item with a history behind it will outlast a market dip or surge. And what about work, finance and business? Well, again one could easily argue that by setting the bar high in the quality of a service provided, pricing structure can be maintained too. Whilst inflation has the ability to eat away at profits, profit margins can certainly be increased
safely in line with inflation at the very least, without having the need to be affected by negative growth. So, the diligent and delicate art of price setting can be upheld by those who understand the nuances of it. Touching on the arts: literature, art and brilliant architecture too will always have a place in time and posterity – Shakespeare, Victor Hugo, Dostoyevsky, Homer, Virgil, and female authors such as Jane Austen and Daphne du Maurier never used a word lazily or half-heartedly, surviving to this day and being celebrated for their contribution to society and so much of what we are fortunate to see around us today. Moving on from literature into the arena of education, the best and brightest will continue to shine, as there will always be a requirement and an appraisal of those who wish to work hard and achieve their potential.
While we may all not be good at the same things in life, inside or outside of the classroom, in every situation those individuals who often win or succeed are generally the ones who work the hardest and smartest. So, there is certainly a time and a place for work and effort in every ludus – school or educational playground. Let’s move on to music: whether you are partial to the sweet sound of a Mozart, Beethoven or Tchaikovsky sonata, you will not find yourself short in supply of wondrous performances, nor will you find yourself disappointed when absorbing arias accompanied by the finest orchestras, watching Bolshoi ballerinas dancing on point, or listening to La Traviata in any globally renowned opera house. Such magical experiences in life will be as magnificent as ever. On the odyssey of travel, the industry certainly won’t be stopping for anything either and if you take a quick glance at prices, even during the pandemic, they simply skyrocketed in some sectors rather than fell; and those places which opened after having been asked to close did so with a resurgence as people flocked to them for a well earnt and much desired holiday. A 20 per cent discount is as much as you can expect to receive from any top end holiday accommodation provider, and I know this only too well having worked in the industry myself for many years and assisted with price setting and price comparisons. When it comes to the pinnacle of luxury travel, only those who offer large discounts suffer from low occupancy rates. It is ironic, I know, but perfectly logical ... and a testament to those who value their services and instead of dropping their prices, who would rather choose to throw in a bottle of champagne or a bouquet of fresh flowers than offer a discount for example … it is a win win for all. DIET VS EXERCISE What is more important for weight loss? Diet or exercise? WORDS ADAM BERRY THINK OF THE GREATEST rivalries in the world … Ali vs Fraser … Australia vs New Zealand … Diet vs Exercise for weight loss. This last topic has been the subject of much debate over the years. So how do you achieve weight loss? Every study that has looked at this says you need a Calorie Deficit. This is when you consume less energy in calories than you burn. It is a really simple concept, but that doesn’t mean it is easy. A SNIPPET OF SOME OF THE STUDIES AVAILABLE STATE: • Health professionals recommend that individuals with overweight and obesity lose weight by reducing energy intake while maintaining a healthful diet. • Individuals interested in losing weight should continue to be advised to regularly self-monitor energy intake and expenditure as well as to create a consistent daily energy deficit.
• Individuals can lose body weight and improve health status on a wide range of energy (calorie) -restricted dietary interventions. THIS CAN BE ACHIEVED IN THREE WAYS: • Adjust the energy in (what you consume through diet). • Adjust the energy out (what you burn). • A combination of both. LET’S LOOK AT DIET. Whenever I work with a client online, I always set them up to eat to their calorie deficit. This is figured out using the free calorie calculator that is available on my website. The reason I work this way is because it’s incredibly easy for so many of us to overeat. FACTORS THAT CAUSE THIS ARE: • Emotional overeating – it is not uncommon for us all to soothe our emotional state with food without realising it. • Vulnerability – food is a constant and therefore a comfort/or you believe it is scarce and eat more of it.
• Food being addictive – there is evidence to suggest that for some people food can induce behaviours similar to those seen with other addictive substances. • Stress – when we are stressed, we eat for comfort. • Social difficulty – economic and educational status dictates the type of food you eat. • Impulsivity – we all like that extra snack … don’t we? Whatever ‘diet’ you choose to do, it will be formatted so that you create a calorie deficit. Problems with your weight loss arise when that deficit is too large and therefore unsustainable in the long term which leads to you giving up before you see results. You have to eat every day, you can’t escape it, and therefore it is easier for you to influence your calorie intake to control your weight loss, as opposed to trying to ‘burn calories’ through exercise.

NOW LET’S LOOK AT EXERCISE. Exercise does burn calories … but not enough calories for you to get into a deficit regardless of looking after your calorie intake. Despite what your watch tells you, you’re not burning that amount of calories when you’re working out. Studies have shown smart watches can be up to 60 per cent inaccurate when looking at calories burned.
If you are exercising solely to burn calories, you’ll very quickly destroy your relationship with both exercise, and food. The sheer thought that ‘the more I eat, the more I must exercise’ will kill all self-confidence and motivation, because it is simply not possible for you to work out enough to ‘purge’ those calories from your system. This is why when trying to lose weight, it is really important you separate the two: eat to
your calorie deficit, and exercise to get strong in your body, mind and soul. Exercise helps you preserve muscle and regulate hormones and, therefore, can be very useful in allowing you to eat to your calorie deficit. Use your exercise as a guiding light for your weight loss that helps you stay on track dietarily as opposed to the sole method to create it. To conclude … you need a combination of both diet and exercise to create weight loss. To make that process as easy as possible, you need to adopt imperfect action; the ability to have self-compassion as you navigate your journey. For example, you order take-out pizza. The old you might have had the whole pizza, the ‘imperfect action you’ would just have four slices. Either way … you are going to eat the pizza but by managing when and how it is going to happen, you know you’re still improving. Imperfect action is the driving force for longterm sustainable habits that will build up over time and make both diet and exercise easier as you go. To lose weight, I urge you to never pin your journey on only one aspect of this conversation. Diet vs Exercise. It’s not a competition … it’s a blend of balance. Always.

The simply named ‘Beetroot, strawberry, yoghurt’ at The North Room is anything but simple. Instead, we find a stunning assemblage of beetroot meringue shards and freshly cut strawberries plunged into a base of sour yoghurt crowned with beetroot powder and accompanied by strawberry sorbet. A taste sensation, this dessert’s balance teeters between savoury and sweet. While lemon meringue pie is refreshing, the ‘Chocolate meringue pie’ from Nineteen at The Star is the indulgence you never knew you needed; a touch of luxe and a perfect way to end your meal. Also at The Star Gold Coast, Chase Gojima’s ‘Goma Street’ dessert at Kiyomi has been recognised as one of Queensland's top ten dishes. In this East-meets-West dish tempered dark chocolate and caramelised white chocolate mousse are served with black sesame ice cream on a bed of biscuit crumb. The cutting edge Asian-inspired bar and eatery Eddy + Wolff takes ice cream in a more savoury direction with their Soy sauce ice cream. Flavour bomb ingredients include soy caramel, chilli, garlic, Korean crumb and rose petals; quite the hypnotic mix.
THE CONTENDERS As dining trends towards casual venues, we also enjoy great desserts in bakeries, cafés and warehouses across the Gold Coast. Classic sweets are produced by chef pâtissiers at cafés and pastry shops such as the Pastry Emporium, 5B2F, My French Pastries, Kaffe Europa and Mark Daniel’s Patisserie. One of our favourite pâtisseries, Aux Fines Bouches, is situated in Burleigh’s industrial area. Highly awarded chef pâtissier Richard Le Deunff handcrafts every element of his pastry masterpieces. If you forced us to choose one pastry alone, it would be Delice aux Noisettes, Richard’s own creation, inspired by Richard Hawke, ‘a marriage between hazelnut (or Gianduja) and milk chocolate, the two elements presented in different ways (mousse and chantilly)’. The newly opened Rise Bakery at Sanctuary Cove makes an excellent hazelnut Paris Brest, a rich but not-too-sweet version of the French classic. Created in 1910 to promote the bicycle race from Paris to Brest in Brittany, the Paris Brest is a split doughnut-shaped choux pastry filled with crème mousseline, topped with a nutstudded praline.
Mention Portuguese Tart and Lisboa springs to mind. Joe Rocha opened his popup stall in Robina Town Centre in 2015. Now operating his own café in Brisbane, Joe follows an authentic Portuguese recipe, handmaking every part of the tart by hand. Cultured butter and organic eggs are used in his superb silky custard filling in a crisp puff pastry crust. Lisboa’s Portuguese tarts are available at Barbosa Fine Food Deli. The Bread Social makes an excellent version of the beloved Brûlée Tart of Bourke Street Bakery Sydney fame. Don’t be fooled by its ‘ugly duckling’ appearance … after one bite there is no going back. Its thick rich custard filling in a short pastry shell is balanced by a burnt sugar coating that shatters at first bite. Luxury in disguise, the flavours and textures of this tart are simply hypnotic. Then there are the desserts and sweet treats with viral popularity. Mention Nutella-oozing cookie stacks (Paddock, Custard Canteen and Cubby), Strawberry tart (Bam Bam), Biscoff cupcakes (Sugar Royalty), Hot chocolate cups (Tarte), Nutella bomba (Gemellini) and over-the-top waffles (Oh My, Waffle) and your audience will be standing at attention. In the absence of crêpe brûlée and watermelon cake, other classic Asian sweets are trending on social media, some with viral popularity. From halo-halo (Kubo’s) to the 30-layer mille crêpe cakes (Moli), ice desserts and mochi, matcha and black sesame, our izakayas and Asianinfluenced cafés hold an abundance of interest on their dessert menus. Harajuku Gyoza brings us its own version of the viral trend dessert Japanese Air Cheesecake. First made popular by YouTuber Emmymade after finding the recipe on a Japanese cream cheese packet, the Harajuku team hand pipe their cheesecake to order, dusting the top with kinako powder and serving it with a pot of delicious brown sugar syrup. You’ll find Insta-worthy attention-grabbing Soufflé Pancakes at Raijin, Palm Beach. Owner/chef Fuji is the master of these notoriously labour-intensive airy and cloudlike pancakes. His mild vanilla-tasting pancakes leave the flavour bomb to the topping. Our tiramisu pancake, complete with cream, strawberries, mascarpone and affogato is a sensational dessert. There’s also a Matcha, yuzu and raw choco version. Talking matcha, Goya Café’s Matcha tiramisu is a lesson in simplicity, adding a Japanese twist to an Italian classic. So many choices, so little time. In the end there is only one piece of advice we can give you: “Life is uncertain. Eat dessert first.” – Ernestine Ulmer

TURNING FULL CIRCLE
The enigmatic Rose Kentish has added a new selection of spirited botanicals to her repertoire.
WORDS TONY HARPER I FIRST MET ROSE KENTISH sometime in the early 2000’s. At that time, she and her husband owned Ulithorne Wines – a brand based in McLaren Vale, but spreading its wings into the south of France and the island of Corsica. The Ulithorne wines were all terrific, but it was the Corsican Vermentinu that stopped me in my tracks. At a time when Australia was just beginning its journey with the variety (here called Vermentino … the Italian spelling) and turning out some beautifully crisp, crunchy, gently perfumed wines, Ulithorne’s Corsican version entered the fray with texture, power, layers of flavour. The difference was due as much to the philosophical gulf between Italian and Corsican winemaking as it was due to the youth of Australia’s plantings, a vast disparity in yield, and the maturity of the Corsican vines. Whatever … it was a magical wine. And it made me an instant fan of Rose Kentish (she also happens to be a wonderfully energetic, warm, gently passionate human being) and her Ulithorne brand. Then Ulithorne sold. Rose Kentish … the enigma. She’s a chameleon in so many ways, changing her colours to suit the surrounds. Ulithorne was handed over and Rose began two new ventures – Rose Kentish Wines (once

again spanning McLaren Vale, Provence and Corsica; same leopard, different spots) and Sparkke with its range of beers, cider and alcoholic ginger beer. Sparkke was cofounded by Kari Allen, and – aside from being about females making waves in a largely male-dominated space – it was flavoured with social commentary. And I’ll quote Kari here; ‘Sparkke’s craft beer packaging throws a spotlight onto issues like sexual consent, climate change and Australia’s treatment of refugees.’ Nice. It also pushed the carbon-neutral barrow. This all happened in 2016 and things trotted along quite nicely … pub, brewery, wines both local and European. Then, four years later, along came Covid and its slamming of doors in both a travel sense and a hospitality sense. No more Provence Rose or Corsican Vermentinu. No more brew-pub entertaining people within its walls. I think the pandemic, especially in hospitality, sorted the thinkers from the plodders. Some restaurants began take-out and home delivery so their kitchens and staff remained utilised. Clever. Some simply quit. Rose and Kari had the dual problems of a pub not entertaining and a brewery losing a large part of its market.
They weren’t alone and here I’ll quote Rose; ‘When Sparkke’s operations flagged during the early months of COVID-19, I refused to follow the example of breweries around the world. ‘Instead of pouring beer down the drain, I began a small distilling pilot. ‘At the company’s most challenging moment I was determined to conjure something innovative and delicious. ‘Using my small copper still, I made an Amaro from Sparkke’s Cider. ‘Out of the Hard Lemonade, I pulled a Lemon Flower Gin. ‘With Sparkke’s all-natural Pale Ale, I leaned heavily on my maker’s instinct to meet a much greater challenge.’ There’s the chameleon again. Which brings me to the gist of this story … Full Circle Spirits. In a country awash with locally made gins (some great, some so-so, some dreadful) these are beacons. They have purity of spirit (not like a nun. More like a mountain stream, but spiritous) and a palette of flavours and aromas that unifies the range in its precision and detailed, subtle, thoughtful use of the botanical additions. Some Aussie gins can be truly bombastic. Others just one-dimensional. These are multi-faceted, but – like really good perfume – balanced and thought-provoking.
Oh … did I mention that Rose is studying perfume-making? Of course she is. Full Circle makes five gins, each aiming for a different end-use (and demanding a different mixer); Chinotto, Green Olive, Lemon and Thyme, Orange and Bay Leaf, Plum and Hibiscus. The latter is very vaguely pink, but it comes with a wee bottle of intensely coloured hibiscus extract, so you can dial up the pinkness of your pink gin … genius. Tasting through these with Rose, I was tempted to not mix; I have a theory that so much effort goes into the assembly of really good spirits that mixing them – especially with often too-sweet tonic water – just muddles what the distiller is trying to convey. But, with her usual sense of detail, Rose chose different tonics for each gin. And they are wonderful. The first thing to glean is the very neat cut of the spirit – it has no nasty notes from stretching the cut. It is sweet, gentle and nicely viscous. Then there is the botanicals – different for each gin, but sharing a familial sense of subtlety and complexity. And it’s that subtlety, precision, gentle allure that really makes these spirits tick; they are some of the best Australian gins I have tasted. Full Circle also produces vodka, liqueurs (cherry, honey, a wonderfully flavoured but perhaps too-sweet amaro, and wild rose), a malt (I guess destined to be whiskey when it has aged a while) and two vermouths. As for Rose Kentish Wines, the McLaren vale stuff has been ongoing and the French/Corsican stuff obviously on hold for the moment. But the Rose Kentish Wines website has pre-Covid Corsican wines for sale (the Provence rose is sold out) and Rose plans to set sail next year to reignite the adventure. Issue 93 – covemagazine.com.au

WORDS BROOKE LOWTHER THEY SAY THAT TRAVELLING WITH KIDS, especially teenagers, can be hard … and it is. However, when I decided to take my 14-year-old daughter to the Whitsundays I was surprised how involved she was in this trip. If you have never been to the Whitsundays, there are 74 Islands that lie between the northeast coast of Queensland and the Great Barrier Reef. They're characterised by dense rainforest, hiking trails and white sand beaches, with most of the islands being uninhabited. The coastal town of Airlie Beach is the region's central hub and it was here that we based ourselves for our family holiday. Coral Sea Marina Resort was my personal choice for several reasons – it was on the mainland, it has the best aspect and amazing views and it offers so many activities to keep us all happy. Offering a gateway to Airlie Beach, the Whitsunday Islands and the worldrenowned Great Barrier Reef, a massive stretch of coral teeming with marine life, the resort is located just a short walk from the town itself. Our stay was planned by the amazing crew at Coral Sea and when we arrived, we walked straight to HeliReef, a one-hour scenic flight over the famous Heart Reef and Whitehaven Beach. Spectacular. This was followed by a private dinner on the jetty by The Rocks Airlie Beach at Coral Sea Marina Resort. Waking up to the views out to the islands, and indulging in the daily breakfast, is something my daughter will never forget. We had a full day with Red Cat Adventures – snorkelling the Great Barrier Reef, visiting Whitehaven Beach, and enjoying a beautiful lunch. After all the swimming we were ready to eat … again. A special dinner was provided by Sorrento Restaurant & Bar which had a beautiful balcony view out over the sea to the sun setting. The next day was all about me – a 2-hour massage and facial experience at Blush Spa and Beauty Bar situated at the resort – while my partner and daughter swam, ate, and floated in the newly renovated pool. Our afternoon was a spectacular sunset cruise by Whisper Cruises – the marina’s only electric boat EcoTour. Doing some wildlife spotting, we counted seven turtles while sipping on bubbles and eating hors d’oeuvres. The Whitsundays really is a family friendly destination with something to keep kids of all ages engaged and entertained.

WORDS BROOKE LOWTHER A TRIP TO QUEENSTOWN should be a must on any person’s agenda. It doesn’t matter what age you are or what you are looking for in a trip away, this magical place has something for everybody. When I think of Queenstown, I think skiing, snowboarding and bungy jumping, however, on this occasion I wanted to see what more the region had on offer. I booked an appointment with the ladies at Cove Travel in Sanctuary Cove and asked them for guidance. I mentioned that the trip involved our teenage daughter and that while both her and my partner wanted to go skiing, we also wanted to explore a bit more as well. Our itinerary filled up so fast, with tours to a winery, drives to go clay shooting, fine dining within walking distance from the hotel and day trips to Arrowtown and Wanaka. A highlight for me was our visit to Arrowtown, one of the oldest historical towns in the South Island about a 45-minute drive out of Queenstown. Here we discovered the famous Remarkables Lollie Shop, some beautiful old pubs and fine dining restaurants and an eclectic retail strip full of oldworld charm. We chose to stay at Sofitel Queenstown Hotel & Spa, a 5-star property conveniently located in the middle of town. The hotel is within walking distance of cafes, restaurants, bars, designer stores and the local retail precinct but what I love most about the Sofitel are the staff and the management. They know where to go and always book things in advance, so we don’t miss out. The rooms are beautiful with enough space for a teenager to sleep on the roll-out bed. This time we were lucky enough to be upgraded to the Penthouse suite – Room No: 10 – which, in my opinion, is one of the most spectacular rooms I have ever been lucky enough to stay in. While my daughter and partner enjoyed organised ski trips at The Remarkables and Coronet Peak, I booked into the So Spa at the hotel for a couple of days of treatments to relax and unwind. On another day to myself, I was told about an exclusive little Onsen 15 minutes away from the city. What an experience … looking out across the Shotover River to the mountains, all while relaxing in the Onsen pools with champagne and snacks. It’s funny that I had only thought of Queenstown as a winter destination, however, there is so much on offer all year round … this is a place where adrenaline lives and where you can also find your inner peace.

Confident Lead-in to Christmas Active buyers continue to have a healthy appetite for Gold Coast property, with low levels of stock keeping prices buoyant — a gift for vendors heading into the festive season.

he appearance of Christmas decorations in retail outlets always serves as a timely reminder that the sprint towards the end of the year - traditionally our busiest - has begun. Given the resilience of the Gold Coast market, and contrary to early 2022 predictions of doom and gloom, we head into the holiday period with a relatively high level of confidence. A Reserve Bank rate rise at the start of October has done little to deter prestige property buyers, who remain active in the market, although they are more discerning than they were 12 months ago. Overall stock volumes are up, rising 8.7 per cent over the 12 months to September, according to CoreLogic data. Although new listings for houses are lagging marginally, down 0.3 per cent over the same time period.

This coupled with the continued shortage of materials and trades in the building industry is working to hold up the price of established homes, with demand continuing to outstrip supply. While this is welcome news for vendors, the market has shifted, with buyers firmly in the driver’s seat. The sellers achieving the best results from the more discerning buyer base are those championing strategic and targeted marketing campaigns. In the current conditions, the skill to deliver a considered and targeted campaign has become vital in not just attracting buyers to a property, but attracting the right type of buyers. Despite wet and rainy conditions, competition for the family home was fierce on the day, with six registered buyers placing more than 24 individual bids. It went to a local buyer.

A waterfront house at 52 The Promenade on the Isle of Capri sold for $4,600,000 days after its auction through Kollosche sales agents Sam Guo and Julia Kuo. Designed by Bayden Goddard, the property went to an Adelaide buyer who plans to relocate to the Gold Coast. Finding a buyer ahead of auction was the grand family home at 2334 Cressbrook Drive, Hope Island. Kollosche lead agent William Sarti, in conjunction with Sam and Julia, inked a deal for $6,350,000. There were 27 enquiries with the winning offer coming out of Canberra.
Commercial Sales Roll In It has been another successful month for Kollosche’s commercial sales team with agents Adam Grbcic and Tony Grbcic closing a deal on the Marina Concourse Retail Village for $16,780,000. One of the last assets to be released by prominent Gold Coast developer Sunland, an extensive marketing campaign by Team Grbcic for the Benowa lifestyle and commercial centre attracted 168 enquiries from interstate and local investors, who understood the value of the asset and its location. The deal wraps up a mega few months for the commercial team who penned $115,895,702 across 12 sales between June and September, with the top sale being for the The Voyager Resort in Broadbeach at $45,001,680.

hose cruising the Broadwater would be familiar with 'The Lighthouse', an outstanding statement residence on an eastern promontory of prestigious Sovereign Islands. Rising to three levels and facing directly north, an up-lit glass pyramid on its rooftop acts as a beacon to boats cruising the popular Gold Coast waterways. Yet from any viewpoint, 18 Knightsbridge Parade East is alluring and intriguing. Designed by MI Design and constructed by local builders Ben Marks and Alan Marks, the property received two Master Builder
awards when completed in 2017, including Gold Coast Home of the Year. The standout property is now being marketed for sale by Stuart Rooke and Michael Kollosche. A blend of straight lines and turret-like curves, natural and hand-crafted materials, it has the size and look of an American-style home, built for a Gold Coast lifestyle. Industry Know-How The Lighthouse’s overall design was heavily influenced by its owners, Barry and Karen Plant, who are no strangers to the luxury property market. Originally from Victoria, the couple founded one of the largest residential real estate networks in the country, alongside an awardwinning luxury building company focused on creating high-end bespoke homes. Barry says he has always had a love for property and recalls drawing house plans on his kitchen table from as young as 13, and attending auctions by age 15. After finishing school, he spent three years in property management and became a licensed estate agent by age 25 - a prelude to what has been a highly successful 50 years in real estate. Karen’s background is in interior decorating, originally working for builders and in display homes before joining her father’s zip manufacturing business. In 1975, she met Barry at an “open home” inspection and together they forged a winning combination. After five decades, the Plants’ passion for property remains palpable and their level of creativity echoes throughout The Lighthouse.
A Gold Coast Ambition The Plant family made a permanent move to the northern Gold Coast in 2009 and The Lighthouse is the second home they have lived in on Sovereign Islands. Securing the land in 2014, the Plants had a vision for what they wanted to build in what became a three-year project from planning to completion. No expense was spared in the home’s construction, which is a full concrete build featuring post-tension floor slabs, to minimise the number of support walls and maximise the living space. Despite its colossal size — 888m2 under roof, with an additional 370m2 basement that can accommodate 12 cars – a clever design combining intimate spaces with open areas makes the house feel liveable, homely and welcoming. curved nooks, dropped ceilings, bulkheads and stepped areas adding interest as well as function to the floor plan. They have been lightly themed to reflect some of the exotic destinations to which the family have travelled. “Someone coming in here could easily convert these spaces to suit their lifestyle. For example, the office and adjoining living room on the middle level can easily be made into a fifth bedroom and ensuite, with drainage already installed,” Barry says. Multiple terraces and balconies at both the front and rear allow the Plant family to enjoy year-round alfresco entertaining. “It’s like living in a luxury boutique hotel,” Karen says.
Top-Level Drawcard For Karen and Barry, the crowning glory of their statement home is the self-contained, whole top-floor entertaining space, which can accommodate more than 100 guests.

roadbeach United Soccer Club has been bringing “the beautiful game” to local Gold Coast families for more than 50 years. Yet the club is much more than a conduit for aspiring young soccer players. It offers families in Broadbeach and the wider community a safe and inclusive place to come together, build relationships, develop skills and, most importantly, have fun. Kollosche has been a major sponsor of Broadbeach United Soccer Club since 2021 and, through its Community Fund, is proud to be extending its support to the upcoming 2023 season.
Making a Difference Kollosche’s continued sponsorship has helped to turn the club around, according to George Pentecost, the club’s vice president and senior men director of football. “It is our biggest sponsor and we’re very lucky to receive its support,” George says. “Without it, we wouldn’t have experienced such spectacular growth over the past two years.” For Kollosche, the Community Fund is a way for the business to give back to the communities in which it operates. “The Fund is a way for us to make a difference by supporting those in the community who support us,” says Kollosche Managing Director Michael Kollosche. “We sponsor many sporting organisations across the Coast, from surf clubs to football clubs, because these organisations are often the beating heart of their local communities, and we love to see people united over a common passion.”
Inclusive Ethos Broadbeach United Soccer Club has up to 400 active players and more than 600 members. It aims to develop lasting relationships with families, by creating opportunities for children within the club that stretch well into adulthood. Activity among both buyers and sellers traditionally slows down during the winter months before ramping up in September with the start of the Spring selling season. Market sentiment in the three months to September was impacted by the threat of further rate rises. However, those fears have gradually calmed down as buyers adjust to the idea.

The popularity of Broadbeach Waters as a lifestyle market has remained high, with price results largely driven by strong buyer demand and low stock levels. Official CoreLogic data reports 50 houses changed hands across the September quarter. Realestate.com.au reported a median house price of $1,950,000. House values saw a slight dip of -6.4 per cent over the quarter with positive 12-month growth of 21.8 per cent. During the quarter I sold seven properties in Broadbeach Waters, including five under the hammer for an auction clearance rate of 100 per cent. By point of comparison, the wider Gold Coast auction clearance rate hovered around 50 per cent for the same period. It took me an average of just 24 days to sell a property in the three months to September, compared with 27 days for the wider Gold Coast housing market. Over the past quarter and in coming months, prestige lifestyle properties that are newly built, recently renovated or well maintained will be in high demand.

T
he Marina Concourse Village Retail Precinct, one of the last remaining Queensland property assets to be released by Sunland Group, has been sold in a deal worth $16,780,000. An extensive marketing campaign by Kollosche Commercial sales agents Adam Grbcic and Tony Grbcic jagged a Gold Coast buyer for the Benowa lifestyle and commercial centre. “The sale price represents a yield of 5.5 per cent, which is a positive price result,” says Adam. “A national marketing campaign attracted healthy interest in what is a safe asset with key anchor tenants on long lease periods.” An expression of interest campaign attracted 168 enquiries from interstate and local investors who understood the value of the asset and the central location. The buyer is an experienced local investor with several residential and commercial freehold investments on the Gold Coast, who was drawn to the centre’s “set and forget” income and the opportunities to add value. The retail village comprises eight tenancies, including a reputable home builder, childcare
centre, swim school and a complementary mix of retail and commercial tenants.
“This property is unique,” says Adam. “There is a rare mix of tenancies, so there was no real precedent for this property. A large portion of the precinct is occupied by purpose-built tenancies.” The sale included the marina within the estate, which could yield 90-100 marina berths or alternative commercial concepts, as well as excess land that could be developed into additional commercial office space. “The rights to the marina open up the further potential to build marina berths, a floating restaurant or activate the water with recreational watersports,” says Adam. The Marina Village Retail Precinct sale forms part of a major rationalisation by ASX-listed developer Sunland Group, which is scaling back its Queensland property portfolio. Kollosche Commercial facilitated the $45,800,000 sale of The Lanes Retail Precinct in Mermaid Waters in June, paving the way for the Gold Coast’s first retail resort.

partment sales are going from strength to strength in the readjusting market, with unit price growth outperforming that of houses in many Gold Coast suburbs.
The median price for a unit in the suburb jumped 20.2 per cent to $680,000. This compares to a 7.5 per cent lift for houses to a median of $1,804,400 in the same area. Units in Oxenford were the second-highest performers across all suburbs, with prices rising 11.3 per cent to $503,500 in the three months to the end of September, compared with houses, which marked 3.3 per cent growth across the same period to a median of $777,500. Rounding out the list of 10 top-performing suburbs in the unit sector, according to the data, were Upper Coomera, Paradise Point, Hollywell, Merrimac, Arundel, Ormeau, Hope Island and Burleigh Waters. Looking more broadly at the market, last year proved a highlight for Gold Coast apartment sales with reports that 2,500 units changed hands, surpassing the benchmark 1,600 transactions recorded in 2015. While apartment sales have traditionally been dominated by investors, the lack of available rental stock in the current market points to a
shift towards more owner-occupiers entering the sector. According to Dr Nicola Powell, chief of research and economics at listings website Domain, the more recent spike in apartment sales, particularly at the lower end of the market, can partly be attributed to the rise in house prices during Covid, which forced people to find more affordable housing. In the prestige market, the raft of boutique new-builds and luxury towers appearing along the Gold Coast’s skyline have been attracting a demographic seeking lowmaintenance, high-amenity beachside living. Kollosche sales agent Rob Lamb, who specialises in beachfront apartment sales, says buyer requirements have changed over the past 12 to 24 months. “There has definitely been a move towards more owner-occupiers," says Rob. "What were traditionally mixed-use buildings, blending a bit of holiday and private residential properties, are now becoming residential-only buildings. “New-build stock, where buyers can choose the size and style of an apartment, is also driving a lot of off-the-plan sales." Waterfront and beachfront properties are expected to continue to be in high demand moving into Q4 as interstate and overseas holidaymakers enter the buyer mix.

The high-er riding, first production Ferrari with four doors is named the Purosangue – but Ferrari insists on not calling it an SUV or cross-over, a description used for existing rivals Lamborghini Urus, Aston Martin DBX, Rolls-Royce Cullinan, Bentley Bentayga, Maserati Levante, Porsche Cayenne and Range Rover. If you can even get on the order list for Australia, you’ll need around $600,000 to buy a Purosangue and will have to wait to receive it until late 2023 at the earliest. Production numbers will be capped so that the Purosangue’s inevitable popularity in the Ferrari range does not overshadow the brand’s pure sports car image. Patience should be rewarded with a truly exciting vehicle. For starters, it’s arguably the best-looking execution yet of the conventional two-box SUV body shape, which usually leaves little room for true style. Beside it, a Porsche Cayenne looks like a Volkswagen.

Another temptation, the Purosangue comes with an enormously powerful V12 engine. In its pure natural form, without turbocharger, supercharger or hybrid-electricity boosters, this classically-Ferrari masterpiece delivers 533 kiloWatts of power at a dizzying 7750 rpm, spins to 8250 rpm and drives the vehicle from rest to 100 kmh in 3.3 seconds, then onward to a 310 kmh maximum. A clue to Ferrari’s market ambitions might be that this was its first vehicle in memory not displayed in traditional red at launch; instead a conservative metallic grey. Such details matter. This is the Ferrari for people who yearn to drive behind the yellow-and-black prancing horse badge, but don’t want a noisy, flighty, low-slung two-seater. It will be almost as fast, turn heads from Sanctuary Cove to Milano and be easy to live with. To be transported by Ferrari Purosangue will be among the most prestigious perks of the world’s richest hotel guests. Passengers, naturally, will be in the lap of leather-lined luxury as they’re pinned in their seats by the Purosangue’s dramatic acceleration. There are four individual seats, the rears accessed by unusual suicide-style doors. Those doors open to a new era for Ferrari, ironically just as the classic, naturally-aspirated V12 engine faces down the road to its own inevitable – but hopefully, distant – demise.

YACHTING HAVENS European Boating Grand Tour with Ryan Leigh-Smith. LEIGH-SMITH YACHTS are Sanctuary Cove’s resident international yacht brokers. Director Ryan Leigh-Smith recently took advantage of the borders opening to visit European Boat Shows, shipyards and yachting havens with the vision of expanding the market position of the already revered Leigh-Smith marque. With an eight-week program scheduled, the tour commenced with the family joining Ryan for some French emersion. Paris was the first destination, an eye-opening experience for young daughters, Tiffany and Olivia, with the girls making life long memories overflowing with culture, history, cuisine and Parisian fashion. Next stop was the French Riviera. Boarding the train at Paris Gare de Lyon, the family enjoyed a stunning cross country rail journey to the coastal town of Cannes. Arriving a week before the Cannes Yachting Festival was ideal to get settled in and explore the city and beyond. The work started at this point with visits to Edmiston Yachts in Monaco, brokers and captains in Antibes and port sites along the coast, before clients flew in from Australia and New Zealand for the festival itself. “The Cannes event is the ultimate showcase of new production yachts and a real visual display of the cutting-edge yacht designs,” Ryan says. “The weather was perfect and the heat and humidity was a nice reminder we were in the middle of a French Riviera summer.” One major client meeting was with the owner Masteka II, a 122ft Superyacht Ryan sold 18 months earlier, to formalise the vessel’s return to the market and to look upgrade options. “We also had a day with young clients from Australia that we sold a 112 San Lorenzo to 12 months prior to look at future options,” Ryan says.

“Af ter cruising the Caribbean and Mediterranean for an entire year, these clients went from novice owners to seasoned yachtsman in a remarkably fast period.” According to Ryan, there is a major Australian marine contingent at Cannes with representatives of most major brands having local dealers. “This always means a fantastic social element to the show and a great event to network with peers, buyers and sellers,” he says. With the successful Cannes yachting festival behind him, it was time to head to St Tropez to join a 50m Feadship for a week cruising the coast. “This was a great opportunity to meet a lot of Australian yacht owners, listening to their stories of adventures, trials and tribulations with a bottle of French Rose never too far from sight.” Ryan then teamed up with another Superyacht Broker friend Steve, who had been working the large yacht scene in Europe and USA for over 30 years, putting some very large deals together. “I was able to absorb his knowledge and learn a little more detail about the larger yacht market from his perspective,” Ryan says. The pair visited captains and contacts in Antibes, Nice, VillleFranche before ending up in Monaco with a few days rest before the Monaco Yacht Show (MYS), which sees owners and brokers make the pilgrimage to the epicentre of large yachting, Port Hercules Monte Carlo. “We were graciously hosted by our trading partners Edmiston yachts and from the outset the show was a totally different proposition to the relaxed Cannes event,” says Ryan. “It’s hard to put the scale and concentration of wealth into words … suits, blazers, jewellery … it was time to dive into the Superyacht world and mix it with the elite of the industry.” First on the agenda was to visit with known contacts to remind them of the strengthening market in Australia.
“It was interesting to hear how much discussion and interest there was about the small but fastgrowing Pacific market. “Australia has a maturing of yacht ownership of recent times and with our weaker dollar we are always conscious of value for money especially at present with the cost of building soaring across the globe.” After much investigation Ryan arranged a meeting with the owner of AvA Yachts based in Antalya, Turkey. This threw his travel plans out the door completely, with Ryan jumping on a flight to Antalya after the Monaco madness came to an end. “Not knowing what to expect at all I went with my eyes and ears open looking to learn what the industry there was all about. “The owner picked me up personally and took me to the yacht building facility they refer to as the (Tax Free Zone). “It is a government facility that houses over 30 yacht building companies, including Dutch superyacht builders who are operating in a huge capacity, which gave me a lot more confidence in the capability, quality and efficiency there.” “After inspecting a 110 Ava Kando and the new build just being finished for NBA star Tony Parker, I felt the opportunity for Leigh-Smith Yachts to work as a dealer for AvA was a perfect fit for our direction and growth strategy, “Agreement and terms of the arrangement were formalised and we have another flag to fly from our home base of Sanctuary Cove.” After some touring of the beautiful Turkish southern coastline it was time to head off to the last destination of the trip, Istanbul “We have two yachts in build there … a Vicem 93 and 55,” Ryan says. “The 93 is a spectacular superyacht we sold late last year that is set to be delivered Q2 2023 to her very fortunate new owners, who will operate her as a charter vessel between Cairns and Tasmania. “If timing aligns correctly, we also look forward to displaying the Vicem yachts at Sanctuary Cove International Boat Show 2023.” With a wealth of new knowledge under his belt, Ryan and the rest of the team at Leigh-Smith Yachts are ready and able to assist you to buy, sell or build, no matter what size project you are looking to take on.

INVESTMENT ANALYSIS The signs of property resilience.
WORDS NICK NICOLS THERE WAS A TIME when property observers used to discuss which locations would be the next hotspot for price growth. These days it’s about where prices are falling the hardest and where to find signs of resilience. After successive months of interest rate increases, the housing market has started to cool. While this has led to notable drops in property prices generally, some markets have held up. If the pessimists are right, and that includes some of the major banks, the market is facing further falls over the next year as the Reserve Bank of Australia (RBA) wages its battle to rein in inflation. The National Australia Bank (NAB), for example, in its third-quarter residential property survey didn’t flinch from its forecast that capital city property prices, from the highs reached in April this year, will see a 20 per cent peak-totrough fall in the current down cycle. To put that fall into perspective, prices nationally surged 23.7 per cent in 2021, their biggest gains since the Australian Bureau of Statistics’ (ABS) Residential Property Price Index series was introduced in 2003. “To date, Sydney and Melbourne have led the declines, but prices in other capital cities now appear to have also peaked – and the decline in Brisbane has accelerated,” says the NAB report, which also notes that regional areas are experiencing marginally lower falls than the capitals. The NAB is expecting the RBA to push its cash rate as high as 3.1 per cent before taking a breather to assess the impact of the heady pace of successive rate hits that have rattled some buyers. The impact is evident in NAB’s housing market sentiment figures, supported by data from CoreLogic, which show a decline in confidence across every state in the September quarter, except for Western Australia where sentiment actually increased. There are positives to be drawn from the data. Although NSW and Victoria recorded negative sentiment for the first time since the second

quarter of 2020, sentiment remained positive in Queensland and South Australia which along with Western Australia were the only regions to report a positive outcome in the quarter. As a rule, price falls are driven by either an oversupply of housing or affordability issues. Sometimes both are at play. The NAB survey notes that the Australian market is not suffering from a fundamental oversupply of housing, but rather affordability constraints as higher interest rates have reduced the borrowing capacity of buyers. It should be noted that the NAB survey brings together the opinions of about 350 property professionals including real estate agents, property managers and developers as well as fund managers and investors. So, while these professionals agree that the market has started to lean in favour of buyers, the same can’t be said for renters. Due to the absence of an oversupply of housing stock and tighter residential vacancy rates, the opportunities have clearly increased for investors amid a robust outlook for housing rents nationally. The NAB survey forecasts national rents will grow by 3.5 per cent over the next year and a further 3.8 per cent in two years’ time. This is up from forecasts of 3.2 per cent and 3.4 per cent respectively in the June quarter. Residential vacancy rates underscore this forecast, supported by data from Domain which point to the severity of the problem for tenants in Perth and Brisbane, the country’s tightest capital city rental markets. Vacancies slumped to 0.4 and 0.6 per cent respectively in August from 0.7 per cent and 1.3 per cent respectively a year earlier. These conditions are primed to encourage more investors into the market. “With rents growing faster than house prices, gross yields should improve, with rents outstripping prices in all states,” says the NAB report. Based on the latest data from the ABS, investors have remained a relatively resilient
force in the national property market even though new loan commitments in August were down 4.8 per cent. The ABS notes that investor commitments are still tracking 70 per cent higher than February 2020, just prior to the pandemic, compared with owner-occupier loans which are up 35.8 per cent over the same period. The latest survey by the Property Investment Professionals of Australia (PIPA) offers a more nuanced view of where investors are more likely to park their money over the next year. Despite the distraction of the now abandoned changes to land tax proposed by the Queensland Government, the Sunshine State remains the top pick for investors, according to PIPA’s 2022 Property Investment Sentiment Survey. More than a third of respondents, or 33.3 per cent, thought Queensland offered the best investment prospects over the next 12 months, well ahead of Western Australia at 17.8 per cent and NSW at 17 per cent. With most respondents in this year’s survey preferring to invest in metropolitan markets rather than regional and coastal markets, Brisbane is the capital that stands out as their prime target. More than 35 per cent of respondents listed Brisbane as their top investment choice, followed by Perth at 17.7 per cent. Sydney and Melbourne have come a distant third and fourth at 13.2 per cent and 13 per cent respectively. Among the encouraging trends revealed in the PIPA survey is the stress investors feel amid rising interest rates. More than 31 per cent say higher interest rates will have no bearing on their investment. More than 26 per cent will only consider selling their property unless interest rates increased by another 3 percentage points and a further 11 per cent would be selling if there was an increase of more than 2 per cent. That may be the point where the market’s resilience will truly be tested.

SOUTHEAST QUEENSLAND’S property market is slowly transitioning from the boom of the past three years, but it’s not a bad thing. The latest ‘correction’ – if we want to call it that – is much needed. The number of projects sent into council across the Southeast, particularly the Gold Coast, was unsustainable. Migration has been incredibly strong and I believe this will continue as part of the psychological by-product of Covid – people fast tracking their lifestyle and retirement plans which inevitably leads them to Queensland. The slowdown in new projects coming to market has also seen a reduction in supply despite the fact that migration is still strong and people are continuing to move here. This is reflected in data from Colliers which shows apartment prices are not only holding firm

but in fact have risen during the second quarter of 2022. Data shows the average price paid for apartments was $1.117 million – or 3.8 per cent higher than the previous three months. In the nine months from the 2021 September quarter to the March quarter this year, there was a 104.4 per cent increase in apartment sales, with 396 sales of new apartments in this quarter alone. Apartment sales in the 18 months to June this year have all been significantly higher on a quarterly basis than the preceding 18 months – reflecting sustained demand in the market even through the first two interest rate increases. This demand is being driven by very strong fundamentals, with the report showing only five and a half months’ supply of apartments based on current take up rates.
With supply constraints and demand at an alltime high, apartment prices will continue to drive higher on the Gold Coast in the near term despite the slowing economy. Director in Charge of Colliers Gold Coast, Steven King, says the findings are reflective of the Gold Coast’s product shortage, rising demand and continuing market strength. “Supply of new apartments is falling due to the increased cost of construction, which for high rise apartment projects over the last 16 months has risen by more than 25 per cent,” said Mr King. “Demand for new apartments remains solid but with a reduced supply of new projects and apartments, we expect apartment prices to continue rising especially if the supply shortage becomes more critical.” Record high demand is meeting record low supply, led to an acute shortage of new apartments .

Projects either in market or entering the market are still selling well. Iris Capital’s $1 billion V&A Broadbeach has led the way with more than $200 million in sales. The V&A project continues to be the premium central Gold Coast offering and has been well taken up by both local and interstate by buyers wanting a slice of luxury in the cosmopolitan heart of the city. The southern Gold Coast is certainly one of the most active areas for luxury beach apartments, with Steer Development’s $51 million Côte Palm Beach recently launching to market priced from $2.39 million. Experienced Gold Coast builder and developer John Kearney is gearing up to deliver Rhythm Kirra Hill, a project consisting of 40 two-bedroom, twobathroom apartments further down the coast in Coolangatta.

Paul Gedoun’s trilogy of projects – Flow, Awaken and Esprit – have led the way in transforming the southern area of Rainbow Bay and Coolangatta, with two projects sold out and under construction and Esprit selling well. KTQ Group has also announced plans to fasttrack its redevelopment of the Kirra Beach Hotel site – driven by dynamic market conditions that have seen buyers and retailers respond positively to the transformational development. Aniko Group is set to embark on its first project outside of its epic Hope Island transformation, after securing DA approval for its Chevron Island development – which is fast becoming the Gold Coast’s apartment hotspot. Meanwhile Main Beach welcomed a fresh injection of just under 250 new resort-style apartments for owner occupiers after local family-owned developer Drew Group launched its
$390 million Lagoon Main Beach development to market. Also coming to Main Beach is Masthead, a $250 million uber luxe development bringing 28 apartments to the market, backed by royalty Edo Mapelli Mozzi, who sees great value in the Gold Coast. Brisbane’s apartment market has slowed, as has the Sunshine Coast’s, but despite some of the headwinds of higher inflation and a slowing global economy, there are plenty of savvy developers who are creating projects that will withstand price pressures and deliver for the growing cohort of people coming to the Southeast from interstate.

THE COVETED Josephine Ulrick and Win Schubert Photography Award 2022 Exhibition is now open at the HOTA Gallery. One of Australia’s most significant awards for contemporary photographic practice, and the richest prize for photography in Queensland, the Josephine Ulrick and Win Schubert Photography Award provides a national platform for emerging and established artists working in the broad medium of contemporary photography. The new major exhibition features 40 works from a selection of cross-generational and culturally diverse artists including Abdul Abdullah, Michael Cook, Jo Duck, Maria Fernanda Cardoso, Naomi Hobson, The Huxleys, Paula Mahoney, Petrina Hicks and Jemima Wyman. HOTA, Home of the Arts, has announced wani toaishara as the winner of the 2022 Josephine Ulrick and Win Schubert Photography Award, for his work do black boys go to heaven. wani's practice, based in videography and performance, responds to African affairs and visual culture while interrogating dislocation for those on the margins. Recently incorporating photography into his practice, the winning work is informed by research into African archival material and deep dialogue with family and friends. “As a person whose primary form of art making is videography with a background in performance, specifically experimental theatre, photography is something I’ve always loved but only recently had the courage to start practicing publicly and incorporating within my practice,” wani said. “Winning this validates that choice and the courage it took to explore it. “It’s a huge honour to even be selected amongst these incredible finalists, but an even bigger one to win the award.”

Introducing the Inaugural Sanctuary Cove & Friends Art Exhibition. THE INAUGURAL SANCTUARY COVE & FRIENDS ART EXHIBITION will feature the works of many local artists, across a wide range of mediums. “I noticed there are some very talented people that live/work in the area who were looking at ways to sell their art, mostly on the Sanctuary Cove Locals Facebook page,” says event organiser, Clare Kirby. “I decided it would be a good idea to organise an art exhibition to showcase their work and now, two months later, here we are with everything set to go with some wonderful and different pieces from a dozen local artists.” The event will be held in the Jabiru Room at Sanctuary Cove Golf & Country Club on Tuesday, 10 January from 4-7pm. Guests will receive a glass of bubbles on arrival with light canapés served throughout. Tickets are available through ticketebo.com.au at a nominal cost of $6 each, with all net proceeds donated to ‘Zephyr Education’ which helps children in domestic violence shelters resume their education by supplying them with everything they need to start at their new school. Here is a little about three of the featured artists: LUKE YEOWOOD & CARMEN YEOWOOD Luke Yeoward is a 36-year-old Bonsai Artist who will be exhibiting a selection of trees from his personal collection, alongside accent acrylic pour art by his mum, Carmen. “No matter your race, class, gender, religion, age or background, there is a living, earthly staple that transcends all boundaries and resonates with all beings; a Tree,” says Luke. In a day and age where everything is a fast and disposable commodity, mental health statistics are through the roof, and we are radically changing the atmosphere of the planet we live on, Luke feels the art of cultivating and representing nature in miniature is more important than ever. He is exhibiting to bring our collective focus back to what is important through Bonsai Tree Art and hopes to cultivate a global awareness for the natural environment through this unique and historical art form and help to improve our collective mental health by encouraging audiences and practitioners to be present in the process. BARBARA MALLON Barb originally studied at the Brisbane Institute of Art and received her Fine Ar ts Diploma in 1995. Over the years she has sold her work, including portraits of families and pets, through art shows and private commissions, She has also contributed to many charity and hospital auctions, and currently has paintings displayed around Australia and King Island, as well as overseas in England and Ireland. Rather than being too busy, Barb has lately decided to just paint for herself and is looking forward to showcasing her work to a new audience. The mediums she uses include water colours, acrylics, oils, pastels, pen and ink, lino cuts and collage.

SUE PENNY HORNE Born in London, Sue ‘Penny’ Horne has lived in southeast Queensland since 1977 and is known throughout Australia as the publisher and illustrator of the award-winning Aussie Outback Children's Series rhyming verse books with songs and animated playing cards. A self-taught artist, her main passion is for pencil portraits, in particular the eyes, although she also works in acrylics, pen and ink. A meeting as a child with famous author and illustrator of the Snugglepot and Cuddlepie series, May Gibbs, inspired Penny to pick up a pencil and draw, which then became a lifetime passion. Her creativity comes from extensive travels, not only through the UK and Europe but also Australia’s heart – the Outback. Penny was a finalist in the 2016 Brisbane Institute of Art Competition for Match Girl, a piece of art of a feminine outline with a skirt of burnt matches. “Art will always be by my side,” she says. “Inspiration can come in many shapes and forms, the secret is how to capture it.”
