A LOT OF PEOPLE SAY the best thing about their job is that no two days are the same, and that is certainly true when it comes to being a magazine editor.

For this edition alone I have interviewed the inspiring Roccoco Botanicals founder Jacine Greenwood, spent two days enjoying the warm hospitality of the Hyatt Regency Brisbane and edited stories on cars, boats, food, wine, Pop Art, and a myriad of other interesting topics.

I also worked with a group of amazing creatives on the cover shoot and had full access to the stunning Tallai property where we took the photos so I could write a story for the Property Portfolio section.

And, because this is our Grand Homes edition, I have been given the inside scoop on the latest interior design trends, discovered what’s hot when it comes to furniture and flooring and taken a behind the scenes look at some spectacular Gold Coast developments that are in the pipeline.

With all this in mind, it seems fitting that our feature interview is with prestige property agent Michael Kollosche.

While many people would recognise his name from his eponymous real estate agency, we get to know the man behind the brand … what drives him, how he spends his downtime and why he is so invested in giving back to the community.

We have a special guest contributor in this edition as well.

Tourism Trails

Tourism Queensland have put together some epic road trails to get you behind the wheel in 2023. Budding paleontologists can head due west to Outback Queensland to unearth Australia’s prehistoric past on the Australian Dinosaur Trail. Start the expedition in Eromanga and say g’day to Australia’s largest dinosaur, a 90-something-million-year-old titanosaur called ‘Cooper’ at the Eromanga Natural History Museum. In Winton get digging at the Australian Age of Dinosaurs which houses the largest collection of Australian dinosaur fossils in one enormous museum, then head southwest to the Lark Quarry Conservation Park and Dinosaur Stampede National Monument – the site of the only recorded dinosaur stampede on earth. Superyacht destination

Sanctuary Cove has become the home of superyachts with the launch of its new $3.5 million Pier C development, adding a further 31 berths to the marina and taking the destination’s superyacht berthing capabilities to 39 in total.

The Pier C development by Mulpha is the next stage in Sanctuary Cove’s 2023 strategy to address the growing demand for permanent and transient superyacht berths in Queensland and comes after the destination completed its $10 million marina expansion in June 2021, which saw the addition of 61 new berths and the first undercover berths in the southern hemisphere.

THE MAN BEHIND THE BRAND

Since opening his eponymous prestige property agency in 2019, Michael Kollosche has taken a collaborative, community-focused approach to the business.

BREAKING INTO THE GOLD COAST real estate industry in 2019 was always going to be a challenge for new agency Kollosche.

Some may have considered the move a moment of madness.

The industry was already ultra-competitive, the property market static and the man behind the moniker, Michael Kollosche, had been in hiatus for almost six years.

Yet only four short years later Kollosche has firmly established itself as one of the most respected and successful prestige real estate agencies on the Gold Coast.

The multimillion-dollar company has a team of more than 125 staff based in new luxury offices in the heart of Broadbeach, and has gained national recognition from industry peers.

Driving the growth is Michael Kollosche, managing director of the business and an active sales agent who personally sold more than $668 million-worth of property in the 2021-22 financial year.

According to Michael, the secret to his success is nothing more complex than having a clear vision and the dedication to deliver it.

“The bedrock of the business for me has always been about the customer experience and making that the best it can possibly be,” he says.

“It’s an obsession. Mindset is everything. You need to bring the energy to the business for your team to emulate it.

“Kollosche aims to deliver a six-star service to anyone who comes into contact with us and you have to keep analysing how you can be better, but if you can make it your core focus, and put the needs of the client ahead of your own, by default, you are destined to succeed.” >>

GIVING BACK TO THE COMMUNITY

A sense of duty to share the success of the business with those in the community who are most in need led to the establishment of the Kollosche Community Fund in 2021.

Agents across the business have thrown their collective weight behind the fund and a raft of worthy causes they hold close to their hearts.

Every sale an agent makes sees a percentage of their commission funneled into the fund, with additional contributions aiming to raise $500,000 annually for worthy community causes.

“The business has raised close to $2 million for charities since its inception, shared across sporting organisations and community initiatives through the fund and other charitable events that it sponsors each year, such as the Serving Our People ball,” Michael says.

“It is extremely rewarding to help out others and be able to see the difference that you can make at various levels in the community.

“Seeing those funds go to people who really need it is probably one of the most gratifying feelings you can get in life.”

Charity organisation Serving Our People, which helps anyone in need across the Gold Coast, has been a major beneficiary, with donations also committed to 10 Cent Tom, various Surf Life Saving Clubs, Broadbeach Soccer Club, Gold Coast Hospital Cancer Transport Service, Gold Coast Suns, Children’s Hospital Foundation and the Broadbeach Cats Junior and Senior Football clubs, to name a few.

It sounds simple in theory, yet real estate is a competitive game and Michael admits that the right mindset and a conviction to uphold core morals and values is crucial.

“When I came back into the industry, I wanted to position the business as a team of professional strategic advisors, who were overly transparent and operated with the highest levels of compliance and integrity,” he says.

“I trusted in myself, remaining focused wholly and solely on what we could deliver that others weren’t.

“There’s no point being different if you can’t be better and I knew that in time if we continued to do that, we could build a brand based on repeat and referral business and hopefully create a dedicated following throughout the industry.

“There remains no exception to that.

“Clients want transparency and value and I know what value we bring to the table and what we can deliver clients, and I have stuck to that strategy.

“We are continually asking ourselves, ‘If we are No. 2, 3 or 4 in our market, are our current practices good enough to get us to No. 1?’ ”

COLLABORATION IS KEY

The business has grown meteorically over the past 12 to 18 months, with Michael bringing almost 34 elite sales agents under the Kollosche umbrella.

Adopting an avant garde business model based on collaboration rather than competition, the business has gone from strength to strength.

“My vision was always to bring the top 20 agents on the Gold Coast together under one roof to collaborate and combine their databases, experience and knowledge,” Michael says.

“I thought, if I can do that, then Kollosche will be unstoppable.

“We have achieved that and more.

“Kollosche now has a team of 34 experienced agents all working very well together. We have built a really good internal culture.”

Not only has Michael focused on attracting the Gold Coast’s top agents, but he has invested heavily in the wider business.

It now includes its own in-house marketing agency, K Media, which is already winning industry awards for its creative campaigns –including Digital Excellence Agency of the Year at the recent Australasian Real Estate Awards in Sydney.

From its origins in residential sales, Kollosche has expanded to offer executive leasing and property management, with a commercial leasing division added in 2021.

A New Projects division is the newest addition, offering an end-to-end service to developers –from site acquisition through to planning advice, marketing, sales and settlement.

Michael remains open about how he runs the agency and mentors others inside and outside the business.

DOES HE FEAR COMPETITION?

“No. Competition is healthy.

“Every year at real estate industry conferences, you have leaders from all over the country standing up and telling people exactly what they do to be successful and exactly how they do it, and still people are too lazy to emulate it and don’t have the discipline to hold it up,” he says.

“It’s just one of those things. I’m more than happy to mentor other people but at the end of the day, it comes down to the individual.

“How much do they want something? How hard are they prepared to work for it? What are their morals and ethics?

“These things are what separates those that succeed from those that don’t.

“In fact, what I consider my biggest achievement is witnessing the growth of the people that work alongside me in the organisation.

“I have seen so many of them come into the business and achieve between two, five and ten times what they thought they would achieve.

Kollosche’s rapid expansion led it to swiftly outgrow its original HQ in Albert Avenue, Broadbeach.

The business relocated to luxury new office space in the iconic Oracle West tower at 19 Elizabeth Avenue in late 2022.

The move took nearly a year to plan, with the office space needing a complete redesign and fit out.

CHANGING THE FACE OF THE INDUSTRY

Typically dressed in a navy blue T-shirt, matching navy chinos and a pair of comfortable trainers, Michael’s relaxed appearance and approachable manner belies the steely determination of a man set on effecting change.

Delivering a premier service to customers is only one aspect of his wider mission – to champion the rights of property owners and act as a catalyst for grassroots change across the industry and to weed out a lot of the ‘cowboys’.

Speaking out on issues he feels are important, Michael says he would like to see tougher rules around compliance and higher barriers to entry to the industry.

“We need more stringent levels of accreditation for people entering the industry, which take account of people’s performance and skill levels,” he says.

“A lot of agents are going out giving advice after having completed a pretty basic course.

“Others are not being held accountable for spruiking incorrect information or old sales data, misleading consumers on their actual results and experience to try to win business.

The transformed state-of-the-art space has become an inspiring hub for close collaboration between agents, administration, legal, finance professionals, and K Media Group. It features four executive boardrooms fitted with the latest technology, a large front reception and shared multipurpose area, which caters for workshops, launch events, and Kollosche’s in-room auctions.

“Consumers need to understand that not all agents are equal in our industry.

“It amazes me that people will sometimes pick an agent based solely on who charges the lowest fee, or who is going to pay for their marketing versus looking at who is the best agent with a proven track record, success and experience.

“Another area of concern is that policies are being written by people in governing bodies who have little to no practical experience, and without consultation with industry peers, so they pass legislation that is difficult, awkward and doesn’t necessarily work in consumers’ best interests.”

BALANCING IT OUT

Juggling so many roles and responsibilities, which extends to being a dedicated husband to his wife Denise, and father to their 16-year-old son, Leonardo, it's difficult to imagine Michael finding the time for anything else.

Yet he is, by his own admission, a creature of habit and has what he terms a list of ‘non negotiables’ to ensure he maintains an essential work-life balance.

“I am at the gym at five in the morning and I go to the beach for a swim after that.

“I find hot and cold therapies through the week, with plunge pools, steam and saunas, really helpful. My once-a-week massage is also non-negotiable,” he says.

“For too many years realtors have been pulled into a seven-day work week, and that is something I have been trying to change.

“When I’m at work I am going at capacity and when I’m not I want to decompress.

“I won’t work Sundays anymore; Sundays are dedicated to my family and friends,” he adds.

“Spending as much time as I can with them and just enjoying my time when I am not at work is a priority for me.

“Having a good work-life balance is one of the best things you can do for yourself and your business.

“In the long run, your productivity and performance benefits greatly from balancing it out.”

WINNING FORMULA

While Roccoco Botanicals continues to kick goals from its Yatala base, CEO Jacine Greenwood is shining on the world stage.

IT’S BEEN A LONG ROAD TO SUCCESS, both literally and figuratively, for Roccoco Botanicals founder Jacine Greenwood.

Born in Mount Morgan, a very small mining town outside Rockhampton, Jacine grew up in Brisbane and spent time in rural Western Australia before returning to Queensland, where the business was established.

But it was in New York City that she reached the peak of her career to date, when Roccoco Botanicals' signature product, Ruby Crystal Cleansing Balm, won the prestigious Alle Award for most innovative product of its class.

“I got an email from Cosmetics and Toiletries to tell me about the awards because I’m on their contacts list,” Jacine explains.

“I thought ‘this looks interesting’ and I started my submission but when I saw what was required, I backed out because you are up against major players.

“Then on the last day before it was due, I received a reminder saying ‘we notice you have not completed your application’ so I decided to enter.

“My thoughts were … ‘What’s the worst that can happen? You aren’t going to win, just apply and get the feedback’."

Luckily, Jacine’s instincts were completely off base.

Not only did Roccoco Botanicals make the finals, they became the first Australian brand in the Awards’ ten-year history to have won.

“Without sounding egotistical, we do have the best product on the market, nothing out performs us,” says Jacine.

“We’ve essentially grown by word of mouth and we wouldn’t have been able to do that, to the extent that we have, if the results weren’t there.

“It’s not until people actually try the product that they realise how good the brand is.”

But let’s back track a little to discover how and why Jacine ended up on that stage, in that city, accepting that coveted award.

“I had cystic acne from when I was a teenager and I could not find a solution for it, the treatments and antibiotics just dried my skin out and made it super sensitive,” she explains.

“From when I was 18 to around 25, I went to all the beauty counters in the major department stores and tried just about every product to fix my skin and none of it worked.

“I also visited a lot of skin clinics and found it interesting that I would get conflicting information.

“I’d go to one therapist and they would tell me one thing, I’d go to another and they would tell me something different and I thought ‘this can’t be right … I’ve got two people giving me two different answers and none of it is working’ so that’s when I decided I would go and train as a skin therapist.”

Having graduated at 25, Jacine spent several successful years in the beauty industry in Western Australia before a marriage break-up led to her returning to her home state.

Back in Brisbane, as a single mother with a young daughter, she completed the nursing degree she had started earlier while continuing to run her beauty business from home.

Looking after others became her profession, however, it was Jacine’s own struggles, including the loss of her infant son followed by the death of her father, that inspired her to get serious about the skin care industry.

“When I got post-natal depression after the birth of my second child, I didn’t want to go back to nursing,” she explains.

“I decided I would set up a business from home and that was the launch of my first skincare brand, which was dismal failure but taught me great lessons.”

Fast forward a few years, and Jacine’s passion and determination to make a difference in people’s lives is evident.

“We don’t make products, we make solutions,” she says.

“I see where there is a gap in the market, and I also take note of the negative feedback on other products and try to address the issues.

“For example, with acne, almost every single product I looked at had something in there that would make the user breakout, it doesn’t make any sense.

“What makes us different is that yes, I am a skin therapist, but I am also a chemist.

“I spend a lot of time researching and I also don’t give up easily.”

With Roccoco Botanicals now well established, Jacine’s quest for success is equalled only by her desire to help others grow their own business.

“I think ‘impostor syndrome’ hits you wherever you are in your growth and people need to know that,” she insists.

“I am a hypnotherapist, as well as an NLP Coach.

“I started going in that direction because I found with many business owners their mindset was what was holding them back a lot of the time and they weren’t making the decisions they needed to make.

“And sometimes they hold themselves back because they lack the confidence in their own ability to pull things off.

“So our aim is to not just be a supplier but to support them in business as well … and to grow them as people and individuals.

“We are hoping that with the extra work we are doing, which is over and above what any other brand does, that that’s going to cultivate loyalty and emotional connection.

“And as a consequence our results will get better and better.”

Speaking of getting better, Jacine admits that the past few years have been a challenge as she suffered from chronic pain as the result of a back injury.

Following five corrective surgeries, she is now well on the road to recovery and ready to see what the future holds.

“It will be interesting to see what happens now,” she says.

“I feel like I have just got my brain back, my clarity, my ability to formulate well.

“I quite often think how much potential do I have because we’ve only just started tapping into it.

“And if we’ve grown to where we are with chronic pain and all the spinal surgeries, now that I don’t have any of that holding me back, what’s next?”

“Whatever it is it will be very, very exciting.”

WHAT AN EXCITING TIME to be in the design and interior design field.

It feels like there’s an explosion of creativity after a few years of disruption, and we are re-emerging with fresh ideas, innovative designs and fabulous new interiors.

As the year progresses, trends are are coming through from overseas and locally, and furniture designers are busily catching up and introducing some fabulous creations.

“Here at Lynton & Forrester, we are excited that our new ranges are arriving and will be on display in our Brisbane and Gold Coast showrooms,” says Managing Director/Interior designer Matthew Lynton.

“Our problem is that it’s hard to decide on just one trend.”

According to Matthew, in 2023 there is a vibrant selection of fresh and slightly unusual colours and finishes, which include furniture in a variety of timber colours and pieces with incredible dragged and bleached effects.

“We are talking hues such as sage green, merlot red and putty,” he says.

“And forget the boring beige and go for winter white instead.

“We are also seeing great designs harking back to a very streamlined Deco feel, with the addition of unusual colour tones.”

Curvy edges and sinuous designs are everywhere, from bedsides, sofas and buffets to spherical cushions and rugs.

It’s a fun look, breaking away from the stereotypical matching living room suites.

"Design is obviously very personal, but you can't help but smile at the new styles available, and the endless design possibilities,” adds Matthew.

“We particularly like the use of marble in occasional furniture and accessories and the luxury of beautiful lamps, stunning large artworks and the resurgence of living indoor plants, no more stuffy dusty artificial plants.”

Wallpaper is no longer just for the study, with the variety of choices allowing any room to be transformed easily and quickly.

Geometric patterns are in, while florals are heading south.

Fabrics are luscious, with crushed European velvet in mulberry, fig, pomegranate and all the greens one of the hottest trends.

Stunning details such as banding, fringes and tassels are also back.

“Currently, we are loving bulbous occasional chairs in strong patterned fabrics, jewel colours in geometrics and sofas that are curvaceous and very sensual,” says Matthew.

“Texture in fabric has translated into almost every detail, so instead of simply boring gold legs we now see patterned brass details, timber in various finishes and the unexpected use of materials.”

This year there is a demand for comfort, but also style and quality that will last.

There has also been a return to a casual chic look that has been missing for a while.

"It’s exciting to see the diversity of finishes being used, and we continue to incorporate

silver leaf, antique bronze finishes, pewter, faux shark skin and shagreen, etc, into our designs.

“Nothing is as exciting as seeing these wonderful furniture pieces end up in a good home,” he adds.

ON POINT PINOT NOIR

Amisfield wines feature distinctive characteristics and flavours specific to New Zealand’s Central Otago region.

THE WORLD IS RICH with beautiful vineyards and wine regions.

Somehow scenery goes hand in hand with decent wine growing; hillsides, rivers, lakes and oceans, the order of the vine-rows amongst the random beauty of nature, rural landscapes coddled into order.

Think the Mosel, Burgundy, Piedmonte, our own Yarra Valley and Margaret River, Oregon, Alsace, the Douro, Tuscany; it's a long list of fantastic places.

But few can match the majesty and raw charisma of Central Otago.

And, like most ‘regions’, Central Otago is a collection of sub-regions that are physically and visually different.

As are their wines.

Soil types change, some vineyards are on steeper slopes, others closer to water bodies, some attract more rainfall, some less.

The valleys carved by glaciers.

I guess the pointy end of Central Otago's sub-regions (assuming we can ignore the jawdropping beauty of Rippon on the shores of Lake Wanaka) is at Bannockburn, midst the schist and gold-sluicings, the meeting of water-bodies.

That is where Felton Road sits politely and humbly on its throne.

But if we hit reverse and trundle back towards Queenstown (one of the most beautiful towns on the planet; alpine, cultural, perched magnificently on the water and home of both Ferg-Bakery and Ferg-Burger; culinary epiphanies in the guise of fast-food retail), we come across Amisfield. Is it the closest winery and cellar door to Queenstown?

I reckon so, but if I have that wrong, it is the nearest that has gravitas.

It’s less than 15 kilometres from the centre of town to the Amisfield cellar door and restaurant on the shores of Lake Hayes.

And the restaurant has a very valid claim to being one of the best in Central Otago; the architecture is stunning and the food exceptional, pinpointing its energy on sourcing meats and vegetables locally.

It’s a showpiece.

Amisfield’s vineyards, however, are further east, shadowed by the slopes of the Pisa Ranges, and moderated by the waters of Lake Dunstan: organically farmed and certified.

Like every wine producer in the area, Amisfield treats Pinot Noir as its wunderkind.

And it’s a no-brainer; Otago Pinot Noir has a global reputation of being elite, which it is, thanks to the world-class efforts of Felton Road,

Mount Difficulty, Sam Neil’s Two Paddocks, Burn Cottage … so many astounding Pinot-makers. The region is simply born for the task with its diurnal extremes, plethora of slopes, relative coolness and abundance of sunshine.

But like all varieties, its guises morph as you travel through the area.

Amisfield makes all of its Pinot Noirs from estate-grown fruit, so there is a familial character across the range.

And if we exclude the Lake Hayes range (a kind of less-expensive sibling to the Amisfield wines), there are three varieties.

What they share is a plush, black-cherry character (which doesn’t read nearly so well as it actually tastes) underlaid by a bit of that earthy, undergrowth stuff that goes hand in hand with decent Pinot Noir.

They are silky and decadent without being forced or big.

The entry point is simply labelled Amisfield Pinot Noir and sells for around $50.

The current release is 2020 and, in comparison to some of the more forthright Otago wines, it is elegant.

Rich, definitely, and endowed with layers and plushness, but it has more restraint, less harrumph than some of its heavyweight brethren.

Like most of its cohorts, it is a fairly serious red, made to be cellared and fussed over with decent food.

Then it’s a few steps upwards in terms of both price and complexity to Breakneck Reserve – a selection of the best barrels from the Pisa Range Pinot (so, a true ‘reserve’).

It adds around half again to the price, but there is a substantial lift in terms of structure, finesse and drive, perhaps a snifter more fresh oak.

And when you consider the price of New Zealand’s top Pinot Noirs, it is a steal.

Heading the Amisfield range of wines is RKV Reserve Pinot Noir … and my goodness-me, this really sets things on fire.

It is sourced from a low-yielding parcel within the Amisfield vineyard, and given a few more bells and whistles when it comes to winemaking.

Including (and I’ve never come across this before; I don’t quite get why, or what exactly it adds to the wine) ‘some parcels of fruit fermented within the vines from which they grew’.

Which means what exactly? Fermentation tanks midst the vineyard?

That seems the most likely explanation, but to what end?

The grape skins and stalks would be laden with the yeasts endemic to the vineyard anyway.

Or is it a ploy to strengthen the sense of ‘place’ in the wine, because the Amisfield vineyards are quite removed from the winery?

Perhaps the Amisfield team thinks that fermenting within the vineyard adds a further facet of ‘locale’ to the winemaking process? I’m perplexed.

But whatever the thinking behind the practice, it doesn’t lessen the majesty of the wine.

There is a really bright flash of fresh oak weaving its way between the spice and savoury notes, the plush, dark-cherry fruit and the lovely (but considerable) line of tannins.

It is a marvellous Pinot Noir, made for the cellar.

Like most New Zealand wineries, Amisfield spreads its wings well beyond Pinot.

It does a succulent but racy Chenin Blanc; a gorgeous Blanc de Noir sparkling (two years on lees, almost bone-dry but impeccably nuanced); a dry, savoury Pinot Noir Rose; Sauvignon Blanc; Riesling; Pinot Gris.

But Pinot Noir is the cornerstone of the Amisfield brand, and rightly so … they are impeccable.

THE HUNTER VALLEY has a lot to offer tourists, from weekend getaways and concerts to family activities and fabulous food experiences.

For city dwellers, the two-hour drive from Sydney is the perfect distance for a weekend away.

They can enjoy this beautiful region, with country views of mountain ranges, pasture and forest, wake to the sound of birds and encounter kangaroos grazing within sight of their hotel room.

The Hunter has over 150 wineries and many hatted restaurants.

With so much to see and do, a long weekend provides us with a great introduction to the area.

Most Hunter Valley wineries require visitors to book and pay for cellar door experiences ahead of time.

Though this practice may seem less spontaneous, for the wine tourist, the benefits of personalised one-to-one tastings far outweigh the task of pre-planning.

Though it may be tempting to cram many venues in as possible, a maximum of three or four wineries in a day is plenty, at least one being a place where you stop for a meal paired with a glass of wine.

This allows you to spend time at a winery, enjoy the experience, while still leaving reasons for a return visit.

The Hunter region is also known for its highend cuisine.

There are many hatted restaurants, most offering degustation menus.

VALLEY VINTAGES

The Hunter Valley – birthplace of Australian wine.

Food could just as easily be a focus for your trip as wine, or perhaps a balance between the two, with some other activities thrown into the mix, such as historical visits, markets, bushwalking and photography.

We chose to dine casually at places such as Twine Restaurant and the Cru Bar at Brokenwood, concentrating on wine as the focus of our trip.

Well known for its Chardonnay, Semillon and Verdelho as well as Shiraz, Cabernet Sauvignon and Merlot, the region grows 30 per cent of Australia’s Semillon.

This is the region’s most iconic wine; a variety that many people know little about.

It’s worth stepping away from your favourite variety to try something new.

Who knows? You may find a new favourite.

Staying in Pokolbin, we chose to visit wineries which showed us history, interesting viticultural techniques, and growing trends in the industry, with most rated in the Top 50 Wineries in Australia.

The Hunter Valley is the oldest wine region in Australia.

The first grape vines were planted by 1823, with commercial production beginning soon afterwards and continuing to the present.

When pioneer viticulturist James Busby returned from Europe in 1832 bringing vine cuttings with him, he helped establish the Hunter as a wine region.

Other vineyard pioneers included George Wyndham, Dr Henry Lindeman, Audrey Wilkinson, Maurice O’Shea (who founded Mt Pleasant in 1921), Murray Tyrrell, and famous wine families like Drayton and Tulloch.

Tyrells Winery is one of the oldest wineries in the valley, winning international and domestic awards throughout their 164 years of operation.

Family-owned since 1858, and now sixth generation winemakers, the Tyrells cellar door experience is boutique and steeped in history, held in the tasting room in the old homestead.

With only eight visitors at a time hosted for tastings, we receive one on one service and the chance to try award-winning wines.

The pinnacle of any Tyrrells experience is tasting wine from one of their six ‘sacred sites’, blocks across four vineyards that are over 100 years old and still producing fruit and growing on their own roots.

They represent some of the rarest vines in the world.

No other winery shows off the landscape of the Hunter Valley more spectacularly than Audrey Wilkinson Winery.

Set on a hilltop with 360-degree views of the Brokenback Mountain Ranges, we pass through landscaped gardens to enter the cellar door. Operating since 1866, where once the family lived in tents as their vines were being planted,

Audrey Wilkinson Winery is now housed in a pristine white homestead. A ‘gentleman vigneron’, Audrey Wilkins operated the winery from the 1880s until his death in 1962.

Surprisingly Audrey, his father Frederick and brother Garth were teetotallers.

Present owners, the Agnew family, who bought the property in 2004, continue the fine traditions.

Of the original founders of Hunter Valley wineries, only descendants of Tyrell and Tulloch are still working in the Hunter.

A fourth-generation winemaker, Keith Tulloch, is highly regarded as a winemaker, winning Young Gun of Wine 2021.

Keith Tulloch Wine, the first Certified Carbon Neutral vineyard in the Hunter, is ranked in Australia’s Top 50 wineries.

Keith and his father, esteemed viticultural researcher Dr Harry Tulloch, were instrumental in revitalising Semillon and Shiraz through their work with historic clones.

Keith worked with Rothbury, was Len Evan’s personal winemaker, and made wine in the Rhône Valley before making wine under his own label since 1998.

The wine is grown, made and sold by Keith Tulloch Wine in their own family vineyards, the property bought in 2008.

Family owned and operated, we experience a very personal tasting and story in this beautiful French villa style boutique winery that focusses on the Hunter Valley's traditional varieties Semillon, Chardonnay and Shiraz.

“The best wines begin with the best fruit,” Keith tells us.

His winemaking philosophy allows the unique character of the grape to shine through, nurturing the terroir of his vineyards through sustainable agri farming.

Established in 1970, Brokenwood Wines is well-known for its premium wine.

Rustic yet iconic in stature, Brokenwood is the largest winery complex, signalling serious investment in the Hunter Valley.

With a long history of winemaking behind it, the Hunter Valley’s excellent vintage of 2014 brought a new wave of attention to the region’s wine industry.

A new breed of winemakers emerged using new techniques of minimal intervention winemaking of preservative free wines.

They focussed not only on Semillon, but also on alternative varietals that were more suited to varying climatic conditions.

2022’s Cellar Door of the Year was De Iuliis Wines. Grounded in tradition, sustainability is foremost to Chief Winemaker Mike De Iuliis.,

“We are committed to our ongoing sustainability journey and always open to new innovations,” Mike notes.

By choosing to grow a mixture of iconic Hunter varieties such as their trophy-winning Shiraz, as well as alternate varieties including Pecorino, Montepulciano and Shiraz Touriga, the risk of disease is minimised, allowing De Iuliis to eliminate the use of herbicides.

Their viticultural and farming practices are linked to a longevity mindset including biocharring, composting, use of solar power, tank and grey water to reduce resource consumption, striving for more sustainability and greater environmental care in this lifetime and for future generations.

This philosophy is represented at the winery by ‘The Guardians’, a set of metal sculptures of old guards who watch over the winery propped up by new stilts.

They not only stand for innovation, but they also remind us that the past and present must lead into a brighter future.

The beautiful Vinden Estate, founded in 1990, took a different direction when second generation winemaker Angus Vinden took over.

Named as a Young Gun of Wine 2020, Angus pays tribute to his roots by maintaining the winery’s traditional Hunter style of winemaking while also starting a new label, ‘The Vinden Headcase’, to showcase his more experimental winemaking techniques.

Real estate industry awards season is upon us with a number of key industry bodies calling for nominations.

Shouting about personal successes or achievements does not always come naturally, yet gaining recognition for a job well done is an important part of any business’ or individual’s personal growth, particularly those trying to establish themselves in the market.

As the owner and managing director of Kollosche, there is nothing more rewarding for me than to be able to share in and celebrate the significant successes of my fellow agents and colleagues.

Since starting the business I have made it a priority to recognise the people who contribute to its success by holding the Kollosche Quarterly Awards. The event has

grown over the past two years inline with the business, culminating in August with the Kollosche Annual Awards, which looks back at our achievements over the previous financial year.

Award categories extend to all facets of the business, across all departments, from sales to marketing to human resources. Nominees are voted for by upper management and fellow peers in recognition of a high-level achievement or the delivery of exceptional service to clients - internal and external (see the full list of winners in Cove magazine).

Collaboration and working as a team, rather than as individuals, is the bedrock of the Kollosche business and what sets us apart from other agencies in the industry.

Award ceremonies are an integral process and invaluable opportunity for Kollosche

colleagues to come together, strengthen our relationships and create an environment that inspires individuals to want to achieve success for all.

The Kollosche business and five staff members have also been recognised at a national level, after recently being named as finalists in the Australasian Real Estate Results Awards, across 11 categories for the 2021-22 financial year.

At a ceremony held in Sydney on 19 February, Kollosche was crowned Boutique Agency of the Year for the third consecutive year, while our marketing department took out Digital Excellence Agency of the Year. I was named Selling Principal of the Year. Jay Helprin took out Associate of the Year and for the second year in a row Troy Dowker was named Sales Agent of the Year.

Auction Success Stories

Kollosche has had an enormously successful month and start to the year in the auction arena, at a time when clearance rates across the industry have struggled.

Our premium results outshone many of the larger auction events held across the Gold Coast early in 2023, with the business consistently achieving clearance rates as high as 90 per cent.

Poor clearance rates can in part be a result of seller expectations not meeting the market, but Kollosche’s results show that premium prices can be achieved when the auction process is understood and executed by an experienced listing agent.

One of our most successful auction sales was for 746 Pacific Parade in Currumbin, marketed by southern beaches specialist Troy Dowker.

Troy leveraged the size, prime location and appeal of what was a deceased estate on

the Currumbin beachfront during a four-week campaign which gained media coverage, resulting in high enquiry levels and a large crowd come auction day.

With 16 registered bidders the offers swiftly jumped to $6,000,000 before a flurry of bids from five contenders led to the property selling for $10,125,000, which set a price record along the Currumbin, Tugun and Bilinga beachfront at $8,897 per square metre.

Analysts report that there has been an increase in buyer activity at auctions along with a rise in the number of registered bidders. The number of onlookers has also risen, which indicates that people are interested in and watching the market closely.

Successful auction sales, such as the one at Currumbin, not only increases market confidence in the process but reinforces that auction remains one of the best ways to sell a home in any market.

Community Fund Back in Full Swing

As we push further into the first quarter, a growing list of successful sales results has translated into a significant boost for Kollosche’s Community Fund.

As the business continues to succeed, so too does our dedication to sharing that success with others in the community.

The Kollosche Fund was set up for the sole purpose of giving back to the community, with a percentage of every sale our agents make feeding into the Fund to be redistributed to charities, sporting organisations or even individuals who are in need.

Local charity Serving Our People is one of our biggest beneficiaries, but this month Kollosche has also thrown its weight behind local sporting organisation the Broadbeach Cats Junior AFL Club and its emerging all-girls teams.

The Club is seeking to grow its junior membership and I hope that the sponsorship Kollosche provides will encourage more juniors to join. You can read more about it on page 16 and 17.

Sport is an excellent way in which to bring members of a local community together and AFL is a game in which all the family can take part.

We look forward to being able to help more clubs, organisations and individuals as the year progresses.

Sirens Sound Out for AFL Hopefuls

Kollosche is proud to be throwing its weight behind the Broadbeach Cats Juniors Club in 2023 where the girls are emerging as superstars.

The familiar sound of AFL sirens will soon be blowing out from sports grounds across the Gold Coast with the 2023 football season kicking off in April.

Running onto the field at the local Broadbeach Cats Junior Football Club will be more than 600 budding young boys and girls aiming to score goals in the hope of taking their team through to their competition finals.

Kollosche is this year throwing its support behind the Cats’ burgeoning juniors’ club by providing sponsorship through its Community Fund.

The Kollosche Community Fund is an initiative established for the purpose of giving back to those in the community who need support.

A percentage of every sale made by Kollosche agents goes into the Fund with the business

providing a total of $500,000 in financial support to local charities, sporting clubs, individuals and not-for-profit organisations over the past year.

Husband and wife Kollosche sales agents Jason and Nicky Cunningham championed support for the juniors’ competition.

“It seemed like a logical fit,” says Jason, who is president of the Broadbeach Cats Junior Australian Football Club. “Kollosche already sponsors the seniors’ competition, so we are really proud and pleased that it has now thrown its weight behind the juniors.”

Nicky says being able to give back to organisations in the communities in which Kollosche agents work and play was highly gratifying.

“Seeing how we’ve contributed to the club and wider community through our commissions is really rewarding for us as agents.”

COMMUNITY

Jason says the latest sponsorship will go a long way to help to develop kids’ skills, with funds used for training, expert coaching and award ceremonies.

“It also allows us to put on events such as sausage sizzles and pizza nights. These types of social activities help to not only strengthen the club’s connection with players and their families but the wider Broadbeach community.

“It is so important that young kids have role models and a safe avenue through which they can be active, while also making vital social connections.”

Jason has acted as the junior club’s president for the past five years, championing the growth of its membership by promoting the club’s family friendly and inclusive approach to the game.

“The club recognises the importance of fun and enjoyment, and encourages the values of development and participation in junior Australian football,” he says.

Kids can become involved in the juniors’ competition from as young as age 5 through to age 17, with the club running an Auskick skills session for those aged between 5 and 9 who are new to the game and want to learn the basics.

Girls Make Their Mark

In recent years there has been a growing contingent of girls signing up to play, with two of the Cats’ under-15 girls progressing to make the AFL All-Australian team.

Junior girls co-ordinator Alera Heyward (pictured top left) says the girls’ competition is something she hopes to develop and nurture further this year, with the club introducing a Sisterhood program.

“The girls simply love footy, I think more than the boys at the moment,” Alera says.

“We have gone from only having one team of under-17s girls in 2019 to having more than 160 girls last season and hopefully we will have significantly more before the season starts in April.

“This year we have also started the Sisterhood program where our senior members mentor the younger girls in the hope that they will transition into the seniors’ competition.

“Having the senior girls to look up to is an amazing thing for the younger girls. It gives them support and helps to grow the club culture between the junior and senior members.

“Also, with both boys and girls able to play, a lot more parents are also starting to join up, strengthening the Cats’ reputation for being an inclusive, family friendly club.”

Buying a brand-new home off the plan is becoming increasingly popular, particularly at a time when stock is low and opportunities restricted.

This method of sale can be extremely lucrative for those buying into the right project in the right location, with equity gains to be had before the property is even completed.

Yet buying something that is yet to be built is not without risks. Here are some of the questions that should be asked before buyers sign on the dotted line.

Who is the Developer?

It is essential that a buyer knows and trusts the developer in charge of creating their new home.

Smaller, newer developers often need to take out loans with high interest rates to complete a build. If their margins aren’t profitable, they may have to pull out of the project, leaving buyers disappointed.

Look into a developer’s history and make sure they are well-established and financially secure.

When is the Settlement Date?

There will be several years lag between when a deposit is paid and an owner moves into their new home.

Once construction is underway, the builder should be able to provide a clear timeframe of a settlement date, although external factors may delay the build and completion.

Buyers should be kept well-informed on the schedule, and whether they are entitled to any compensation should the developer be unable to meet the handover date.

Enquire about the ‘sunset clause’, which puts a time limit on a contract’s validity. Buyers, builders or developers can use it to cancel a contract under sunset clause conditions.

The development journey can be long, but there are benefits to this. Fortunate buyers may acquire equity by the time the property settles, particularly if the home was purchased during favorable market conditions and in a high-growth area.

What About Customisation?

Some developers allow buyers to customise their homes, including floor plans, fixtures and fittings. For buyers wanting to do this, it is important to have a clear understanding of what is already being offered.

Top Tip: When buying off the plan, always seek the legal advice of a solicitor with knowledge of the local property laws, to safeguard against any unexpected complications.

Attend a display suite prior to purchase if possible, and request a comprehensive list of fixtures and fittings, plus the full dimensions of all internal and external spaces.

This ensures that a buyer’s quality and lifestyle expectations are met, and will help to highlight what may be worth customising, if possible.

Ask what, if any, customisations the builder will agree to, and what extra cost those changes will incur.

Is this Development Right for Me?

It is important to know whether a development will be residential-only to ensure it aligns with a buyers’ property goals. Those seeking a quiet development, without renters coming and going, would be suited to a residential-only building, while investors should seek one that allows lettings.

Buyers should also enquire about included amenities, plus conduct their own research on the local area’s conveniences.

The hand-written letters that were sent to loved ones at home – many arriving after the author had died on the battleground –reinforce the notion that these soldiers were indeed heroes.

They fought valiantly, in abysmal conditions, often surviving on little more than bully beef, hard biscuits and water.

Acclaimed New Zealand film director Peter Jackson – of Lord of the Rings fame – put together the Anzac commemoration at Te Papa and what a showstopper it has become.

It tells the story of the Gallipoli campaign through the eyes and words of eight everyday Kiwi soldiers.

Real-life imagery of men in the theatre of war, punctuated by the solemn stories of their fate, capture graphically the Anzac spirit.

The giant sculptures took 24,000 hours to create.

It is truly worth seeing, a reminder to us all of the folly of war.

It was one of a number of museum stops myself, my wife Venesa and our son, Shanye, 11, made in New Zealand during our recent 14-day Cunard cruise on the Queen Elizabeth.

Before I take you on a guided tour of the best of the Land of the Long White Cloud, it’s important to understand the all-encompassing, all-embracing beauty of a wonderful cruise.

Now, the Queen Elizabeth is one of those iconic cruise liners that you have to see to believe, to be on board to understand the sheer luxury and opulence.

We were fortunate to secure a Queen’s Grill penthouse suite, which is the epitome of space, convenience and service.

It also entitles you to your own restaurant where the gastronomic delights are six-star.

Our butler, Abraham, was always ready and willing to oblige, especially when our little bloke wanted a pepperoni pizza at 11pm.

Dining on the Queen Elizabeth is next level, with breakfast, lunch and dinner five- course affairs; best you take your gym gear to work off those calories.

The on-board entertainment is spectacular, with cabaret shows every night, and on four evenings, it was dress up time, as men and women put on their best clobber to look a million dollars.

Our cruise encapsulated Christmas and New Year’s, so it was extra special to enjoy the festive season in such beautiful and welcoming surrounds.

One tip – make sure you pamper yourself in the spa and hydrotherapy pool.

It is great for those aches and pains that come with plenty of walking on shore excursions.

Our son loved the kids club.

It had everything he was hoping for, and more.

Our suite was expansive and we spent many hours on the deck – despite the cooler weather – taking in sunsets and sunrises.

The Commodore Club was a favourite of ours, a quiet area where you could grab a coffee and read a book, with the light tinkle of piano in the background.

You get a real sense of the history of Cunard with old photos of stars that have sailed on the liner – legends like Spencer Tracey, Abbott and Costello and Douglas Fairbanks Junior. Gee they were well dressed.

Our first shore excursion was at Dunedin, tucked away in the southern end of the South Island.

It included a train ride through the Gorge, and we saw spectacular mountains and hills, including the odd goat, and plenty of sheep.

Did you know there are 28 million sheep in New Zealand, seven for every human?

Next stop was Christchurch and what a magnificent city is has become, rebounding from the horrors of the 2011 earthquake, which killed nearly 150 people. >>

We trekked out to the International Antarctic Centre, which sits adjacent to the airport.

It’s a must do in Christchurch.

Make sure you go into the Storm Dome, where Antarctic-like temperatures and a reallife blizzard unfold before your eyes.

It got down to minus 19 Celsius, with a wind chill factor that would freeze the testicles off a brass monkey.

We saw huskies, and even went on a vehicle that is used to traverse the rugged terrain of the South Pole – not for the faint-hearted.

We finished the day with a gondola-ride to the top of Christchurch.

Despite the heavy clouds, it was an absolutely awesome experience.

Next stop Wellington, the capital of New Zealand, and home to its Federal Parliament.

The view from the top of the highest peak in Wellington is extraordinary, a kaleidoscope of colours and imagery.

The Wellington bayside is picture perfect, and on this beautiful summer day, avid swimmers were doing laps within the foreshore area.

Wellington is often voted as New Zealand’s most liveable city, and if you can put up with the wind, and the omnipresent threat of earthquake, that’s a pretty accurate assessment.

Tauranga is where many of the Kiwis go for their summer holidays.

It’s got some flash real estate and some even flashier pubs and cafes.

We took a coach ride from Tauranga to Rotorua, and came upon one of the most adventurous of the Kiwi cities.

Heaps to do for the kids, and the big highlight a look at a good old-fashioned geyser spring.

Wow, the power of nature.

This is heady stuff, especially the odour and smell.

Auckland is New Zealand’s biggest city, a thriving metropolis that is undergoing major transformation off the back of its natural port and harbour front.

We went to the Sky City hotel and casino, where AJ Hackett runs a 195m freefall from the top, which was busy on the day we were there.

On Shanye’s insistence, we also went through the All Blacks interactive display.

It was something I wasn’t all that keen on, considering they generally towel Australia up on the paddock.

But it was awesome, identifying the culture, spirit and tradition of the All Blacks franchise to Kiwis, and why it is so successful.

We went to the Auckland museum and caught a traditional haka from Maori.

One thing about New Zealand is the proud and integrated way the Maori culture is blended into Kiwi society.

There are two languages on everything –English and Maori.

The integration is something Australia could take heed.

No visit to Auckland is ever complete without a trip to Waiheke Island, a paradise that rivals anywhere in the world.

Sky rocketing property prices have put it out of the reach of many Kiwis, but it has some of the best vineyards, cafes and pubs in the country.

It’s also one of those places that you could easily have a week there to forget about the stresses of everyday life.

After seeing in the New Year in Auckland, we had another three nights at sea before disembarking in Melbourne.

Cunard do it so well.

We met a number of terrific couples, including retired lawyers Bill and Sandy from Alabama, who were delightful.

Cunard has a new liner, the Queen Anne, coming on line soon, and if it’s anything like the mother ships of Queen Elizabeth and Queen Mary, it will be something to behold.

Covid-19 precautions are now part and parcel of any cruise, and we had a number of tests, before, and during the journey.

We loved it. Can’t wait for the next.

CITY STAYCATION

I LOVE BRISBANE … it is one of my favourite cities … but because we live just an hour down the road, we tend to think of it as a day trip destination rather than a staycation spot.

I’m sure that’s a mistake many other Gold Coasters and Sunshine Coast residents make.

So when I was offered the opportunity to spend a couple of days at the Hyatt Regency Brisbane, I didn’t hesitate.

Located in the heart of the CBD, with the Queen St Mall at the doorstep, this inner-city property ticked all the boxes … spacious rooms, modern dining options and a welcoming atmosphere.

While the city hustled and bustled beneath us, we were safely cocooned in our room enjoying the peace and quiet.

From the hotel it is just a short walk across the bridge to the vibrant South Bank precinct.

Derek and I had booked tickets to see a show at QPAC while we were there but you could just as easily spend time taking in an exhibition at the Gallery of Modern Art, exploring Queensland Museum or simply meandering along the river’s edge soaking up the sights.

Back at the hotel after our culture fix, we headed to the very popular Lennons Restaurant and Bar for dinner.

At night the windows of the restuarant are thrown open, bringing the majestic tree outside into focus and allowing guests to soak up the city vibe while enjoying delicious local produce and fresh, inspired dishes.

The following morning, I found the nearby shops very tempting so after breakfast I headed to the mall for a spot of retail therapy while Derek caught up on some reading.

We reconvened by the pool and spent a very relaxing couple of hours floating above the pedestrian thoroughfare.

Let me say, this is the perfect spot to soak up the sun, take in the view and sip on a cocktail or two … just magical.

However, ‘work’ was calling so we reluctantly left our poolside eyrie and headed back down to Lennon’s Restaurant where we enjoyed a business lunch with the hotel’s charming ambassador Damien Anthony Avery-Rossi and General Manager Saraid Carey.

The pair are very passionate about the city in general, and the hotel in particular, and are looking forward to welcoming more locals and interstate visitors to uncover what the property has to offer.

“We had our wedding here last year and every time I walk in it brings back so many happy memories,” says Damien.

“I also worked here over 30 years ago so I really feel like I have come full circle in my association with this fabulous hotel.”

But the history of this building goes back further than that.

In 1884, Hotelier John Lennon built the stylish Lennons Hotel, a 3-storey building on George Street.

That building was knocked down in 1972 while the new site on Queens St was being prepared.

The tallest building in the city at the time, Lennons Hotel was ‘the’ place to stay, with iconic global VIPs regularly in house.

Sir Charles Kingsford-Smith, Australian operatic soprano Dame Nellie Melba, Prime Minister Sir Robert Menzies, President Lyndon Johnson, US General Douglas MacArthur, telephone inventor Alexander Graham Bell and The Beatles are just some of the names to have stayed here.

Channelling that bygone glamour, Damien will be hosting a number of fun, fashionable events over the coming months so be sure to keep an eye on the website for details.

Hyatt Regency Brisbane has it all … great location, excellent amenities and a warm, welcoming ambience.

Saraid also has big plans and is excited by the changes that are taking place throughout the hotel.

“Having transitioned from the former Next Hotel to Hyatt Regency Brisbane in February 2021, we have undertaken a large refurbishment program,” she explains.

“We have refreshed the accommodation and are proud to be showcasing a selection of stunning artworks by Delvene Cockatoo-Collins, a Quandamooka woman and artist who lives and works on Minjerribah –North Stradbroke Island.

“We have also launched the celebrated Hibiscus Room and introduced Jazz on Thursday night, as well as live entertainment on Friday, Saturday and Sunday.”

Originally located over levels 25 and 26, the Hibiscus Room was the city's leading bar, dining, and musical venue throughout the 1970s and ‘80s. Now, the Brisbane icon has been revived, with a nostalgic retro-inspired menu offering food and drinks across the restaurant, bar and events spaces.

“The entire hotel has really come of age and I would love to see more people staying here and exploring the city,” Saraid says.

As for Derek and I, we couldn’t be this close to our Brisbane-based grandkids without seeing them so after lunch we made the short drive to surprise them.

Following some quality Nanna and Granddad time, it was nice to be able to head straight back to our peaceful oasis, rather than battling the traffic on the motorway all the way home like we usually do.

The next morning, I enjoyed a sleep in while Derek checked out the gym facilities (very good by all accounts).

We then returned to Lennons for one last indulgent breakfast before we checked out.

While we relished every element of our stay, one of the hotel’s standout assets is the the staff.

From the moment we arrived, everyone was warm, friendly and a delight to deal with, especially the young lady who remembered Derek’s coffee order and delivered it with a smile every time.

So if you are planning a trip to the river city any time soon (and if you are not, you should be) be sure to check out the Hyatt Regency Brisbane.

SUPER-FAST SUV

THE CAR INDUSTRY moves at fierce, brutally competitive pace.

No sooner a model is claimed to be the world’s fastest, most powerful, most luxurious, or whatever, than a competitor tops it.

Ferrari’s recently-launched four-door Purosangue appears to hold the crown as most powerful luxury SUV – leaving aside for now Ferrari’s stance that it is not an SUV at all –with its big V12 engine pushing out a colossal 715 horsepower (533 kiloWatts).

But strictly speaking ,the Ferrari is not on the roads yet, so the title can remain for now with the Aston Martin DBX707, which was launched just months previously in 2022 with specifically that claim for its 707 HP (520 kW) V8.

Interestingly, the DBX707 was released barely a year after the ‘ordinary’ DBX, which at the time was lauded as one of the fastest super-SUVs.

When the 404 kW output of the original DBX – still available, by the way – is deemed not enough, it’s proof the race to the front is never-ending.

Despite the tiny deficit of 8.0 HP, the Aston Martin DBX707 matches the Ferrari’s performance claim of 0-100 kmh in 3.3 seconds and a 310 kmh top speed.

Few owners, or journalists, are ever going to be able to test these claims so we settled for a day’s outing around the Gold Coast and on twisting hinterland roads.

Perhaps price is where the difference between vehicles of equal performance is highlighted –the Aston Martin DBX707 is priced at $428,000 (plus options and on-roads) while the Ferrari Purosangue will cost $728,000 when the first examples arrive here late this year. (Another difference: you can’t buy the Ferrari for now; it’s sold out.)

I might be tempted to save my $300,000 and take the Aston.

Its speed is hair-raising, roadholding and cornering astonishing for something weighing 2.24 tonnes and interior comfort as cosy as a gentleman’s Mayfair club.

All-round, the 707 is a serious step up on the ordinary DBX.

An extra 116 kW – enough alone to power a small car – has been tweaked from the Mercedes-AMG, twin-turbo 4.0 litre.

A different nine-speed auto gearbox has been bolted on to handle the power and 900 Newtonmetres – 900! – of torque.

The differential and suspension have been refined and a number of subtle aerodynamic changes made to the bodywork.

The most obvious of these is an enlarged radiator grille, which means the 707 should never be mistaken for its tamer sibling.

Standard wheels are 22-inch, but the test vehicle rode on 23-inch options.

Fitted with 325/30 Pirelli P-Zero tyres, the wheels came up almost to my hip.

And behind those wheels are standard carbonceramic brakes, wearing 420 mm rotors at the front to confidently arrest the charging beast.

The DX707 goes up a grade inside, too, where Aston Martin craftsmanship shows it’s among the car industry’s very best.

Seats have 16-way electric adjustment options plus heating.

Three upholstery packages – ‘interior environments’, Aston calls them – are available with Alcantara or leather facings, embroidered logos, exquisitely-stitched ribbing and finelypatterned perforations.

The sports-shaped seats are soft but supportive and exude that wonderful leather aroma that Brit upholsterers do best … they should bottle it.

The interior is a sumptuous cocoon, from floor to ceiling and door-to-door.

There is some criticism of the Mercedes-sourced centre console screen and controls being slightly old-tech.

This wouldn't bother me once familiar, but I did find frustrating the starter button and push-button gear selectors being oddly-positioned high on the dash.

They’re out of reach for anyone not sitting close to the steering wheel.

Those seats are a wonderful possie for coastal tootling or a spirited sprint up the hinterland’s Currumbin Valley.

At normal speeds, this is an easy vehicle for anyone to control, but caution and skill are necessary for faster motoring when, despite the DBX707’s dynamic ability, its bulk demands respect.

It’s a serious road-weapon, not a go-kart.

The Aston Martin DBX707 is in the rarefied segment of the fastest, most luxurious and most expensive SUVs in the world.

It may also be among the last of such vehicles as manufacturers are forced into hybrid and full-electric power during the next decade.

There should be no concern the new era will deliver anything but more power and speed, but that alone may feel pointless without the visceral, baritone roar of a full-bore V8 like the Aston Martin’s.

Get one while you can.

Hold your breath: this stunning convertible was made by … Hyundai.

Well, actually by Hyundai’s luxury subsidiary Genesis.

The electric Genesis X Convertible is a concept design, but has American car dealers s lavering for a production version after it was unveiled recently in California.

It’s the last in a trio of concepts the Korean maker has released since 2021, the others a GT and Coupe.

Supporters see it rivalling established heavyweights such as the Bentley Continental, but at a far cheaper price.

Genesis has had a low-key start since 2019 to its second tilt at the Australian market, but its products are extremely stylish and have been praised widely for their ability, comfort and quality.

BRING BACK THE BRUMBY?

Decades ago, the little 4WD Brumby ute was a great success for Subaru in Australia.

It was capable, rugged, durable, light and economical and farmers loved them.

Now, as Brumbys genuinely become collectors’ items, vehicle makers are planning a new generation of light utilities to sit in the market below the horde of jumbo-utes that increasingly clog our roads.

The Hyundai Santa Cruz and Ford Maverick already are on sale in America.

A Santa Cruz has been spotted in Sydney, presumably for local evaluation, while Volkswagen is said to be considering its version.

I think, Toyota’s entry of a mini-HiLux is of greatest interest.

Tipped for reveal mid-year, it could be called the Stout (remember that name?) and feature hybridelectric power.

There’s no word yet on whether it will be built in right-hand drive, but it’s difficult to imagine it not being a huge hit in Australia.

The current crop of utes, competent as they are, defy the supposed social agenda to reduce, not increase, the automotive carbon footprint.

They are the biggest-selling vehicles in Australia.

A return to smaller, practical utes would be a step in the right direction.

Australia’s perceived shortage of electric vehicle charging points is nothing compared to the challenge facing motorists in the USA.

While EVs currently account for fewer than one percent of vehicles on American roads, according to S&P Global, by 2030 the number could rise to 28.3 million.

The number of chargers will need to expand eight-fold from the current 140,000.

Australia is estimated to have almost 4,000 charging stations but demand is growing fast.

Sales of all EVs – passenger and commercials – accounted for around 3.5 per cent of the total market last year, albeit off a low base.

HI-TECH DRIVING US MAD

Driven by ‘Tesla-envy’, car makers are creating dashboards dominated by big screens with multi-layered, digital menus and a minimum of physical buttons and knobs, reports Reuters Auto.

But drivers don’t like them.

Infotainment systems dominated complaints from American owners of threeyear-old vehicles in a latest survey of vehicle dependability by market research firm J.D. Power.

Demerits for infotainment systems dragged down overall scores for several luxury vehicle brands.

Owners of cheaper vehicles from mass market brands such as Kia were happier than owners of Audis and Land Rovers.

Drivers complain touch-screens and other digital controls are difficult to use when behind the wheel and are calling for a return to simple but tactile knobs and buttons.

Likewise, a small number of makers are retaining or re-introducing the option of manual transmissions.

Drivers claim they are more rewarding to use, even if less efficient.

A STATE OF RESILIENCE

WHEN IT COMES TO RUGBY LEAGUE , Queensland knows what it takes to dominate a State of Origin.

But when it comes to economic performance, the state hasn’t fared so well, according to Commsec’s quarterly State of the States report – at least until now.

For the first time in 13 years, Queensland has come out on top in the State of the States report released in January.

The reason is embedded in the state’s diversified economy, buoyed by the riches to be found in coal and gas exports.

Among the other key factors is one that most Queenslanders would readily appreciate.

The surge in population is also helping drive economic growth.

Even though more people continue to flock to the state, Queensland is not immune from the property downturn – far from it.

According to CoreLogic, Brisbane recorded its biggest drop in property prices ever in 2022.

CoreLogic’s Daily Home Value Index (HVI) revealed that home values slumped 10.9 per cent from their peak in June to January 28, 2023.

By comparison, the national index fell by 8.6 per cent in roughly the same period.

The figure is a headline grabber, and one that could easily be misunderstood.

The data deserves context to make sense.

CoreLogic’s head of research Eliza Owen offered that context when she downplayed Brisbane’s house price fall.

“The record fall in Brisbane home values has not made much of a dent in the gains made during the upswing,” says Ms Owens.

“The fall in the Brisbane daily HVI follows an upswing of 43.5 per cent between August 2020 and June 19, 2022, which was the fastest trajectory of rising values on record.

“This leaves home values across Brisbane 27.9 per cent higher than at the previous trough in August 2020.”

It’s a case of the bigger the rise, the harder the fall.

“Despite the large decline from peak, Brisbane maintains the third-highest gain in value of the capital cities since the start of the pandemic,” says Ms Owens.

Only Adelaide and Darwin have performed better with gains of 42.8 per cent and 29.6 per cent respectively since the beginning of the pandemic.

It’s one of the reasons Brisbane is holding its own for most property owners.

“There is marginal risk of negative equity for Brisbane homeowners, with the exception of very recent buyers, who purchased around the peak in June 2022 with less than a 20 per cent deposit,” says Ms Owen.

The Queensland property market Is still kicking goals.

The past year demonstrates the broader trend that has made property a relative safe haven over the longer term.

Australian property booms invariably are bigger than the busts. Just compare prices over the past 30 years or more to work that out.

Even now, there are signs that the price downturn is running out of steam.

More so, Ms Owen sees affordability putting a floor under Brisbane prices with the median house value in the River City sitting at $435,170 lower than Sydney, while median unit values are $280,749 lower.

“The gap between Brisbane and Melbourne housing values is also significant, with a $119,697 gap between median house values and $97,692 difference in median unit values,” says Ms Owen.

“This could encourage ongoing housing demand from those willing to migrate to the state or own an interstate investment.”

Another factor that has generationally supported the Australian property market is overseas migration, and its long-expected rebound appears to be gathering pace, if the PropTrack Overseas Search Report is any guide.

The report has revealed that overseas rent searches on realestate.com.au were up 65 per cent year-on-year in 2022, some of it driven by a return of students to the tertiary education sector.

The level of searches over the year was even 20 per cent higher than pre-pandemic levels. Overseas buyer searches were also up by 10 per cent over the past year, and 11 per cent higher than 2019.

One of the key factors to note in the Australian property market is the importance of international migration as it contributes more than half of the country’s population growth.

The federal government’s latest 2022 Population Statement reveals that natural birth typically accounts for 44.9 per cent of growth.

From a Queensland perspective, the report also notes that Brisbane will outpace the rest of the state with the city’s population set to rise 1.9 per cent in 2022–23, before slowing to 1.3 per cent annually by 2032–33.

The rest of Queensland will grow by 1.4 per cent in 2022–23, before easing to 1.2 per cent over the next decade.

The data shows that Brisbane is becoming a population magnet for Queensland.

By 2032, just in time for the Olympics, the Population Statement predicts that Brisbane will have increased its population to 3.1 million to account for 50 per cent of the state’s population.

That’s up from 49 per cent at present.

BUYER CONFIDENCE

THERE’S A LOT OF COMMENTARY arising from the Southern media outlets regarding the health of real estate within Australia, and it’s probably fair to say that this is causing a great deal of angst amongst buyers, sellers and renters.

Coupled with near daily messages of bruising interest rate rises at the hands of the Reserve Bank of Australia (RBA), and it feels all consuming. We have seen this before. We have managed this before.

It seems all gloom and doom, when in fact, the truth is that the property market is in a better state of health than it was before the recent COVID induced mini-boom, but with one significant and powerful exception, buyer confidence, which is highly reflective of overall consumer confidence.

Understandably, potential buyers and sellers are hesitant to make a decision, and have been frightened into inaction after eight consecutive interest rate hikes, even after the RBA announced that rates wouldn't increase until 2024.

Global inflation is out of the RBA's hands, but protecting the Australian economy is a necessary and challenging task.

With that, comes some expected pain in particular segments of the property market. Pundits predict we'll see a couple more interest rate hikes in 2023.

The RBA have been quite transparent about this, but thankfully for the Gold Coast region, it's unlikely that market conditions will deteriorate. Let me explain why.

- The region is experiencing strong population growth with a record low unemployment rate at 3.5%.

- We have critically low vacancy rates at 0.6%, creating a shortage of supply for both rentals and sales.

- The much-covered rental crisis is a major socioeconomic and political cause for concern, which may trigger policy change that results in investor buy-in and return of rental stock to the market.

- There is a distinct lack of high-quality homes on the market, which creates strong competition amongst buyers, albeit with this change in dynamic, buyers are far more discerning.

- The consistent interstate and international migration, with active buyers, will continue to influence prices on the Gold Coast, which we believe will, in turn, buoy the market and flatten the sharp decrease in prices seen in other major cities.

- Global and local supply chain issues are expected to improve, which will contribute to stabilisation of inflation.

We can thus expect interest rates to stabilise, with an improvement in consumer confidence and a subsequent increase in buyer activity.

The Gold Coast property market is healthy, and unless we see an increase in the amount of quality properties coming to market, we can expect stable prices with the very likely prospect of increasing prices and demand far exceeding supply.
