Emerald Azzurra, the first custom-built superyacht by Emerald Cruises, has successfully completed its first sea trials in Vietnam, departing Ha Long Shipyard on 20 November at 06:00, with the operation completed within 48 hours. The vessel will shortly undergo the final touches to its interior and exterior, as well as complete the training of the on board teams, before the maiden voyage on 28 January 2022. The Renaissance City Record regional migraton is driving an excitng revival on the Gold Coast. Janelle Estreich speaks to SeaBreeze Design & Construct whose striking debut project has broken new ground.

That mass migraton has triggered a renaissance of sorts on the Gold Coast, with metro migrants reinvigoratng the city with fresh energy, ideas and capital. SeaBreeze Design & Construct is led by designers Renée Ellen and Paul Lingard who, along with their team of engineers and trades, are among those who now call the Gold Coast home. “The Gold Coast has sufered for a long tme from being a holiday home outpost, when it really has all the elements of a world-class destnaton,” says Ellen. The unique SeaBreeze brand of holistc house and landscape design has not gone unnotced — their debut Gold Coast project Jabiru House smashed the Mudgeeraba house price record twice, selling prior to aucton each tme. Inspired by Brazilian architecture and the imperfect beauty of natural materials, Jabiru House carves a memorable

presence in the well-to-do hinterland haven of Jabiru Estate. SeaBreeze worked closely with the overseas owner on the inital concept, and remotely managed the 12-month project smoothly through each phase; from design, constructon and landscaping through to handmade furnishings and styling. The project has seen SeaBreeze atract those clients with a keen appreciaton for design and a strong desire to enjoy the surrounding landscape as a natural extension of their home. “I think the type of people who are migratng to the Gold Coast have something in common: they want to get out of the city,” says Ellen. “People are putng a bigger value on space, nature, inspiring home ofces and self-imposed isolaton such that homes are very much becoming resort-style retreats in themselves.” SeaBreeze specialises in semi-rural and hinterland sites behind the Gold Coast and in Northern NSW where home and

But not just any movie – one that stars a Hemsworth, is shot in the beautiful surrounds of Byron Bay and is filmed during a pandemic. That is precisely what entrepreneurial Sanctuary Cove couple Jamie Arscott and Vicki Scotts have done. "I had wanted to make a movie for many a year, and as luck would have it, I met a young man who was staying at our house and he had a script,” explains Jamie. "We read it and fell in love with the story, and we thought if we are going to do it, it's now or never." While it was obviously not quite as simple as that, the result is Bosch & Rockit, a feature-length film that is already drawing critical acclaim worldwide. “It is a story of love and forgiveness, told through the eyes of innocence, and I think that's what the world needs right now,” says Vicki. “We are still in the midst of the pandemic and this movie gives people a moment of reality and raw emotion. “The other message we’d like people to get from our experience is how important it is to follow a dream,” she adds. “Jamie had the confidence to give it a go … and I was so proud to support his vision and his ambition.” As Producers and Executive Producers, Jamie and Vicki took an ‘old school’ approach to filming Bosch & Rockit. “We had complete control and were able to work through any problems using our years of experience with business," Jamie says. "It was just a lot of intuition and common sense.” “And there was so much love and care on the set,” adds Vicki. “We had the right people, the right script, and it was just meant to be.” Written, produced and directed by Tyler Atkins, and starring Luke Hemsworth, Rasmus King, Isabel Lucas and Leeanna Walsman, the movie tells the story of Bosch, a young father who goes on the run for drug dealing with his surf gang. In tow is his teenage son, Rockit, who believes he is on a magical holiday with his father. Together they journey through boyhood and manhood in an unforgettable true story about love, forgiveness and magic, all set against the beauty of the Australian coastline. Playing the lead character of Bosch is Australian actor Luke Hemsworth, who admits he had some doubts about taking on the role. “Ultimately, the director Tyler Atkins sold me on the film,” he says. “We met to discuss the film and I was on the fence. “The role of Bosch was great but I needed to know I was in good hands. “His vision, passion and the fact that we would be telling intimate parts of his early family life convinced me that together we could create a unique distillation of a father/ son relationship that is poignant and real. >>

“The film is a snapshot of a lot of beach life in Australia,” he adds. “I’ve had a lot of people tell me ‘that was what my life was like as a kid’ or ‘my dad was like that’. “I think we touched on some universal issues that fathers in particular, as well as children, face. “It should appeal to a wide range of audiences because we’ve all been children and had parents that have let us down one way or another. “It’s a human story about people who aren’t perfect. People who don’t have all the answers. People who are doing their best in difficult circumstances. “They’re not BAD people, they’re just moving through life. Luke admits that being a father definitely helped him prepare for playing Rockit’s dad. “Because of work I’m away from my kids a lot so there’s a large well to draw from there. “We all love our kids and want to be there for them for every moment but we also have to work and pay the bills. “I’m constantly learning from my kids and am trying to guide them morally and ethically as best I can … but I fail a lot. “Bosch loves Rockit but is perhaps a little too wrapped up in his own quest for pleasure. “As a result he neglects Rockit’s welfare and is mostly absent from his life. “He does try to be a good dad but the tools he uses aren’t the best.” Shot in and around Byron Bay in mid-2020, the movie was one of the first projects to be made in Australia during the pandemic. “When Covid hit we thought about pulling production because it was a big investment for us,” explains Vicki. “But we had 120 cast and crew, and all the equipment, on location south of the border so we decided to go ahead. "In Hollywood they were calling us 'the canaries in the coal mine' because we were setting a precedent for filming under a whole new set of protocols.” “The positive was that we got people working on the set, like cinematographer Ben Nott and our lighting guy Ben Slattery, that wouldn’t normally have been available,” adds Jamie. The six weeks of filming was conducted within a ‘Covid bubble’, which added a new dimension to the production. "It took an hour to get the set ready every day, we had two nurses on-site 24/7, all the crew were wearing masks, it was full-on,” says Vicki. It was also a learning experience for the actors. “The hardest part for me was just the communication on set with the crew,” says Luke. “It’s strange never getting to see what people’s faces look like and much harder for me to get everyone’s name to stick in my head. “But the good thing about working in Australia compared to other parts of the world is it’s easier because we speak the same language. “And I love Australian crews and the ‘can do’ attitude.” >>

Having been in the industry for over two decades, Luke admits he still gets great enjoyment out of acting. “I love exploring the human experience. I love being on set. I love figuring out problems. I love creating, and I love the families you make when you are filming … losing those little families is a negative, though. “I’ve been acting for 20 years and don’t worry about people judging my every move. “If the film is good enough and my preparation has been thorough, I hope that people are lost in the story and shouldn’t be judging anyway. “It’s art and, ultimately, I don’t do it to gain approval from anybody. “It helps the film do well if people like it but I think if I was concerned about what people thought all the time, it would suck.” So has his career panned out the way he expected? Did he have a Plan B? “It’s been a crazy, wonderful journey and I really love what I do," he says. “There are films that didn’t turn out like I hoped but I don’t dwell on it. “There's always something to be gained and learnt on any project. “I had so many Plan Bs over the years. “I still love making things. And painting and photography. And if it all goes down the drain, I’ll happily go back to sanding floors.” With Luke's younger brothers, Chris and Liam, being two of Australia’s most recognisable actors, it begs the question … is being a ‘Hemsworth’ a help or a hindrance? “Mostly it helps,” Luke replies. “But only when booking a table at a restaurant.”

BREAKING THE ICE Frozen The Musical star, Courtney Monsma, credits her coastal upbringing for theatre success.

FOR THE FIRST TIME in forever, the sunshine state will welcome icy peaks and a blanket of snow when the much-anticipated Brisbane season of Disney’s Frozen the Musical opens in February 2022, with the Gold Coast’s Courtney Monsma at the helm. When she’s not stand-up paddle boarding at Tally Beach or enjoying an ice-cold acai bowl at Cardamom Pod, Courtney is busy melting hearts on-stage as Princess Anna. And while the sunny Gold Coast may be a far cry from Frozen’s Arendelle, it’s her relaxed coastal upbringing that she credits for providing her with the ability to flourish as a theatre performer and guide her path to the bright lights of the theatre. “I was blessed with such wonderful teachers,” says Courtney, who took part in performing arts programs at Tallebudgera Primary School and Palm Beach Currumbin State High School while also training at National Academy of Performing Arts (NAPA).

“In particular Trent Ivett and Madonna Hall from Palm Beach Currumbin, and at NAPA Kim Reynolds and Lynn Dyer, really helped me get to where I am today. “The Gold Coast has an incredible community theatre circuit for performers,” she adds. “I got to be involved in many productions growing up which taught me so much. “This was a huge advantage as I got to work with people from a young age, learn on the job and do what I love.” While encouraging an attitude to always be learning and upskilling, Courtney’s number one piece of advice for aspiring young performers is to have faith in themselves. “For auditions, put the work into the preparation, but once in the room you need trust in your skill,” she says. “Learning to be proud of who you are helps you perform and be connected. “When I’m nervous, which is a lot actually, I always say to myself ‘trust your gift’ … it helps.”

As a young adult, Courtney undertook a Bachelor of Musical Theatre from the Queensland Conservatorium Griffith University under the guidance of Professor Paul Sabey, which proved to be a pivotal moment in helping to launch her career. “Queenslanders are so lucky to have such an incredible theatre program like The Con,” Courtney says. “I learned so much during my time there, and it was an incredible step up into the professional musical theatre industry.” Cour tney starred in the Queensland Conservatorium’s 2017 production of West Side Story, and just two years after graduating landed her breakout role as Princess Anna in Frozen the Musical in 2019. The Brisbane season opens at the Lyric Theatre, QPAC in February and Courtney can’t wait to perform in her home state. “Guests can expect to be wowed, with so much more than you can imagine,” she says.

WORDS DR LOUISE ROBINSON CATARACT SURGERY is one of the most common and successful transplant procedures today. It has the highest quality of life improvement for the lowest cost, relative to hip, knee, or heart surgery. A cataract is the change in consistency of the eye’s natural lens, which sits behind the iris (the coloured part of the eye). The development of a cataract typically shifts a person’s perception of the colour spectrum: whites become yellows, blues darken, and subtle shades of colours are rendered indistinguishable. Advances in technology and important observations, as well as human perseverance, have allowed us to enjoy two critical treatment technologies: phaco-emulsification – the use of ultrasound technology to break up the diseased lens – and implantable artificial lenses. However, this has not always been the case. The value of eyesight has always been important. In 2250 BC, vision was a matter of survival, with hunting, gathering and combat being integral to life. In those days, it was thought a cataract was an abscess (infection) in the eye, presumably when the natural lens turned white and therefore the person had no vision. At this time, the king of Babylon made a law: ‘that if a man opens an abscess (in the eye) of a man with a bronze lancet and saves that man’s eye, he shall receive ten shekels of silver.’ The bronze lancet was later replaced by a sharp needle, as first described in 800 BC by an Indian ophthalmologist.

This method of ‘operating’ was known as ‘couching’ which comes from the French word coucher, meaning ‘to put to bed’. However, it was far from ‘put to bed’, as the operation was commonly fraught with infection, chronic inflammation and glaucoma, all of which result in a blind eye. If the patient managed to avoid these complications, the natural lens was not replaced with any form of glasses and their vision remained extremely blurry. It wasn’t until 1268, when the average life expectancy edged beyond 40, that presbyopia (the loss of the natural lens’ ability to change shape in order to focus on near objects) became more commonplace. Roger Bacon, a monk who studied mathematics, physics and philosophy, discovered that a convex lens allowed people to focus on near objects. The first glasses were made in Murano, Venice, by the famous glass blowers of Italy. A number of changes in cataract removal technique occurred soon after, the procedure involving ‘squeezing the mature lens’ out of a large incision in the eye which was not sewn closed. The patient was left bed-bound until the wound healed, head held in place with sand bags to prevent movement. Again, no lens was placed in the eye and the patient was left with permanently blurred vision. A solution did not arise until the Second World War, when Dr Harold Ridley observed a Royal Air Force Hurricane fighter pilot whose plane’s

windscreen had shattered in combat, leaving shattered pieces of plastic in his eyes. R i d l ey n o te d t h a t t h e p l ex i g l a s s polymethylmethacrylate pieces of the windscreen did not cause inflammation and were not ‘rejected’ by the eye. He then made the leap to use this material to fashion a lens that could be placed in the eye, avoiding the need for ‘coke bottle’ glasses. In 1949, Dr Ridley performed the first intraocular lens implantation at St Thomas’ Hospital in London. In 1952, he presented his new surgical technique and use of his intraocular lens, receiving much criticism and opposition at the time. Thankfully, he was encouraged by the Europeans, Americans, and Russians, later receiving numerous awards for his pioneering advancements. It wasn’t until just before Dr Ridley’s death in 2001 that he was finally knighted in delayed recognition for his contributions to eye health. Research and technological advancement have continued to improve cataract surgery, making it more efficient and effective whilst allowing for the implantation of lenses which can alleviate the need for spectacles in many patients. A Remarkable Year 2021 was a successful year for Gold Coast real estate with record property prices, high demand and a growing population

he time has come again to kick off another year on the Gold Coast and with borders opening up we are able to welcome back families and tourists once more. The last year was a remarkable one for real estate with Queensland seeing exceptionally high demand and the greatest number of interstate migrants since 1996. Figures from the Australian Bureau of Statistics for the year ending 31 March 2021 showed that Queensland recorded a 43,933 net increase in population with around 70 percent of this growth attributed to those relocating from other states. In the past 12 months, 74 percent of Queensland housing searches from interstate were made up of prospective buyers from NSW and Victoria while 18 percent of the total search activity for Queensland came from NSW, according to data from REA. In particular, the Gold Coast has seen a large percentage of these lifestyle seekers

looking to relocate to the coastal city, with three Gold Coast suburbs at the top of the list for buyers outside of Queensland. Surfers Paradise, Burleigh Heads and Broadbeach are the top three most searched suburbs for interstate buyers. These popular coastal suburbs have seen a surge in popularity over the past year as more relocators look toward a sea-change. Homes on the Gold Coast saw the lowest days on market ever, with CoreLogic’s Regional Market Update showing that the days on market for a Gold Coast home up till August 2021 was down to just 18 days on average, a large decrease from the 37 days recorded 12 months prior. Units also experienced lower days on market, with an average of 26 days compared to the 51 of a year ago. Dwelling values have continued on an upward trajectory with property prices across Australia rising 22.2 percent in the 12 months to November 2021 with approximately 614,635 sales across the country, the highest volume of dwelling sales seen since 2003.

Organics and biodynamics are having a profound and positive effect on both the winemaking business and our planet. WORDS TONY HARPER

IN THE MIDST of our failing planet, the organic producers, the biodynamic practitioners, the ‘natural’ farmers and winemakers are looking less like a cult of hippies and more like visionaries. Meanwhile Australia’s coal mines alone are allegedly producing more carbon emission than a small European country. Ouch. But here’s a contrast: in the Margaret River, a few hours south of Perth, Vanya Cullen – the poster-girl for biodynamics – has a vineyard and winery that sequesters more carbon than it produces. It is doing its best to clean up the mess the rest of us are making. For the sake of brevity and ease, I’ll call Organics and Biodynamics, and the muddle that can happen between the two, ‘sensitive farming’. Because that is what it is. It is farming that uses nature to grow life within the soil and achieve balance both within the soil and externally, amongst the leaves and shoots of the vines, between the rows and beyond … into the broader land. Composts, beneficial insects, plants that encourage those insects and help build soil structure, and a general eschewing of chemicals are common between the two practices. Biodynamics takes things further than organics, paying heed to the influence of the moon and

planets on earthly life (and before your eyes glaze over, consider tidal pull, and how the phases of the moon effects the behaviour of fish: every fisherman worth his salt follows the dance of the moon), and employs some almost ritualistic stuff that can’t easily be explained, but that achieve remarkable results. In that way it’s kind of like religion, or yoga, or a microwave: we don’t know how it works … but it does. Prue Henschke (Henschke Wines), the viticultural side of the incredible partnership between herself and husband Stephen, puts it in a nutshell. “Biodynamics is about soil health; building the microbial life of the soil with a range of applications based on the most balanced of all the animal manures – cow manure,” she explains. “It sounds like the aims of regenerative agriculture. It is about adding and building the soil and the plant’s resilience, whereas organics is more about excluding the 'heavy hitting’ chemicals that can throw the natural balance of plant and animal growth out of whack. “Certainly, organic management is much easier where pest and disease threats are low, e.g., in a drier climate, and biodynamics may be more difficult. “That’s where the cosmic influence comes into play – some points in the month are wetter than

others during Spring and it tends to align with the biodynamic Moon opposite Saturn.” It is sympathetic farming that assists nature and, in turn, is assisted. Conventional farming for at least the last century has done more than ignored nature; it has run against it. Herbicides to remove weeds and grasses so the vines have no competition; pesticides to kill the pesky insects (and at the same time killing ladybirds that eat mildews, worms that enrich the soil, micro-life we can’t even see, but that are a vital part of the food chain), then adding fertilisers because the soils are dead (thanks to the herbicides and insecticides); in fact they are not soils any more, they are dirt. And so the cycle continues. It’s more than a decade since I committed myself to drinking from sensitive producers – not solely, but predominately – because their wines simply taste better, and they communicate, far better, the results of the season and the intricacies of the land from which they were sprung. In short … they taste better, more fully, of their place and their grapes. “We now have healthier land hence healthier vines and hence grapes ... better quality wines,” says Vanya Cullen.

“We make no additions to our wines because they are balanced on the vines growing from our beautiful biodynamic soils of Wilyabrup.” Prue Henschke gives us a truly deep insight. “It concerned me that we had so much carbon dominant material around the vines, so I investigated the use of compost, initially making it the biodynamic way. “We used a winery waste stream of marc and stalks and cow manure, producing a beautiful rich compost but not enough of it. “The emphasis on mulch, compost and building up the organic matter certainly has helped soil moisture retention and temperature buffering around the vine roots. “It is this impact that has made so much difference to our fruit – more aromatic and better balanced – which shows up in the wines. “It is not so much a difference between the two systems, although I prefer biodynamic management over organics because of the emphasis on soil health, but more about where they have both led me in my vineyard management. “They have both played a role in different ways.” These wonderful ladies are just two of a rapidly growing number of vine growers utilising biodynamic farming, and seeing better wines, better soils, better farming as the result. I have no idea of the statistics, but personal observation tells me that what began as a small movement is well on its way to becoming established practice; the norm. And if, along the way, it helps in our fight to save our critically ill planet … more power to it. I’ll leave you with a wonderfully impassioned quote from Vanya Cullen. “It’s only recently that agriculture has turned chemical and monoculture i.e. 100 years. “When you look at the indigenous cultures and how they farmed sustainable for over 65,000 years it’s a joke. “We constantly come up against why you can’t be organic or biodynamic and how the best/only/easiest way is to poison the land. “You poison the land she poisons you.” Hear! Noosa Junction, the midpoint between Noosaville and Hastings Street, has undergone a rejuvenation in the last few years. Now filled with trendy cafés, eateries and restaurants, it offers an array of world flavours from tapas to tostadas and tacos, Japanese and Korean to Malaysian, fine French cuisine, homemade pasta, spicy laksas, rendangs and Thai curries to modern Indian and vegan. It’s all here. Further north, Boreen Point is the gateway to a wilderness experience for adventurers and canoers who cross Lake Cootharaba and travel up one of the estuaries to Harry’s Hut or venture into the Noosa Everglades, one of sixty distinct ecosystems in the greater Noosa area. Converting a 100-year-old bakery into the Pomona Distilling Co., original brickwork and reclaimed timber beams from the Kin Kin bridge have been used to create a beautifully rustic garden arbour, a stillhouse with sparkling stills and the handmade bar and bistro. Taking the time to chill over lunch in the garden pavilion at Pomona Distilling Co. you can’t help but wonder whether you are taking part in a photoshoot for ‘Country Style’. In a community of riverside and hinterland villages surrounding Noosa Heads, there is so much to see, do, eat and enjoy. WORDS BROOKE LOWTHER SCREEN-TIME VS TURTLES. Just to be clear … this is not the title of a video game. Quite the opposite. When I hear parents talking now, I usually wait for the conversation to move to the words ‘screentime’ followed by a sigh and an excuse as to why their child is sitting playing on a device while they are complaining about it. As a kid of the ‘90s, building cubby houses, bike riding through the streets of Shailer Park and Daisy Hill and finding ourselves exploring creeks and terrorising the neighbours was a part of every weekend. Gameboy and Nintendo on the old Atari were in most households at that stage, however, we rarely felt the urge to use them. Now, I get frustrated talking about the increasing use of screens to entertain our kids because, as a parent, I feel the responsibility and power lies with us. It is our job to guide and educate and to help shape the adults of tomorrow. I wanted to challenge the status quo, so when I had another opportunity to travel to Cairns, I decided to take my 12-year-old daughter with us. I really thought about what I wanted this trip to look like.

I searched for accommodation that had great facilities that would cater to children, as well as adults, and decided on The Pullman Palm Cove. We checked in on Friday evening, leaving Brisbane after school and work was done and dusted. We enjoyed large rooms, and the apartment mimicked unit-style living – perfect when travelling with children. First stop was dinner and we decided to try the in-house restaurant, Temple of Tastes. With a delicious Southeast Asian menu, it was just that – a temple of absolute taste. I had looked at all the adventure activities we could possibly fit in, including time around the hotel itself. We took advantage of their free bike hire, spending an evening cycling to the end of the peninsula and back. The rooftop barbecue and private sauna also had us staying in and cooking up a delicious meal. I then went on the hunt for activities around Cairns that would take my daughter’s experiences to the next level. I found a fantastic child-friendly all-day boat adventure that was very affordable. It incorporated snorkelling and scuba diving and also offered an introductory course to diving for children 12 years and above … perfect.

The company, Ocean Freedom, is run by a family who has lived in the region for over 25 years, and this fully-catered day on the water, island hopping, was just what I was after. However, what I was looking forward to the most was seeing how my daughter would be on the boat trip. She was extremely hesitant to go snorkelling because of her fear of sharks, but once we jumped in and went under the sea before kicking along the surface, she was in another world. With back-to-back activities, our three days at the Pullman Palm Cove were such a treat. The food and service were 5-star and the luxury of bike riding and swimming had my daughter’s name written all over it. And my name was written all over the Vie Spa, where I had a full body massage and facial. I think gliding out of there at the end of the stay was exceptional. The adventures at The Pullman Palm Cove and the experience of snorkelling with Ocean Freedom was a trip we will all never forget. A chance to put down the screens and bond with nature, but, most importantly, bond with each other.

SMOOTH SALOON The Maserati Ghibli Hybrid GranSport offers drivers an enviable combination of Italian design, power and performance. WORDS CHRIS NIXON IF YOU WANT TRUE Italian motoring heritage without joining the Red Brigade (or the Lime Green Lairs)*, look no further than Maserati. It’s existed since 1914. Maserati won the Formula 1 World Championship in 1957 with Juan Manuel Fangio and the singleseater regarded as the most beautiful racing car ever, the 250F. It enjoyed many other motorsport successes before and after World War 2, and although racing had faded by the 1960s it set the pattern for future generations of road cars that continue today. Maserati took a different direction to its rival Ferrari, diversifying from sports and grand touring cars into high-performance saloons, starting with the elegant Quattroporte of 1963. You can still buy a Quattroporte (simply ‘QP’ to the cognoscenti), but it's a big, expensive – exclusive – car and more sales fall to its smaller sibling and subject of this review, the Ghibli. No-one should feel short-changed by driving a Maserati that’s a sedan. To my eye, it's the best-looking four-door currently for sale, except for the even more handsome QP. While other makes fiddle with crass chromium grilles and other exaggerated bodywork features, Italians like Maserati retain their vision for beautiful design. In fact, a salesman told me the Ghibli’s look is one of its strongest selling points, even though some critics have found the model lacking in objective performance comparisons with German rivals in the executive class. Each to his own. I found the Ghibli Hybrid GranSport a tempting machine. This is not least because the opening list price for a Maserati is now a comparatively modest $139,990. The variant reviewed for Cove, however, was the top-line GranSport priced at $163,900. But the core of this Ghibli, literally and emotionally, is the hybrid engine. It's a four-cylinder petrol unit – Maserati’s first in many decades – of two litres capacity, boosted by a turbocharger and an electric hybrid system running a supercharger. This doesn't pretend to be a full-fledged Electric Vehicle – that will come all too soon – but instead captures kinetic energy generated during acceleration and braking and stores it in a battery to power the supercharger when the engine calls for extra shove. This results in claimed peak power of 243 kiloWatts and 450 Newtonmetres of torque, 0-100 acceleration in 5.7 seconds and top speed of 255 kmh.

That’s more than brisk enough for most drivers, but the more important impression is how it handles. The electric supercharger, said to be a unique Maserati feature, dips in and out of the game so seamlessly the driver doesn't know it’s working except by a powerful but smooth shove in the back. Power is always on tap with just a brush of the accelerator and it’s never harsh or raucous. The engine does sound tast y for a fourcylinder, however. Turbochargers and superchargers tend to dull engine sound, but the Ghibli Hybrid when pushed sounds satisfying and like something much bigger. Officially-tested petrol consumption gets no lower than 8.5 litres per 100 kms, confirming this hybrid is designed for performance, not ultra-economy. Power is delivered through an eight-speed automatic transmission with the now-usual fingertip shift paddles behind the steering wheel. On fat Italian Pirelli tyres – well, what else? – and employing Maserati’s long-standing automatic shock absorber system aptly called Skyhooks, the Ghibli grips the road confidently and churns through corners in proper sports sedan fashion. It feels substantial and is not a car to be thrown around on tight roads, but driven as intended it’s highly capable. Ride comfort, too, is unexpectedly smooth and quiet. It helps no doubt to be riding in the Ghibli’s magnificent cabin. Again, it’s quintessentially Italian with soft, aromatic leather crafted into superbly comfortable seating and trim. It’s not especially spacious in the rear compartment, but so cossetting it hardly matters. All the usual safety, driving and comfort features are included in the price, while the review car included a range of cosmetic enhancements such as blackchrome accents and Maserati’s iconic trident badge embroidered in the front seat headrests. The Ghibli Hybrid is perhaps a slightly surprising experience. I didn't expect a four-cylinder hybrid to drive with such power or extraordinary smoothness. Its great looks and interior comfort were expected. Every drive was a pleasure. (*Red Brigade – Ferrari, of course. Lime Green Lairs is less obvious, but describes owners of raucous Lamborghinis with a penchant for lime green paintwork.)

Cool change to give the property market a breather.

WORDS NICK NICHOLS A COOLING OF THE national housing market has been forecast for 2023 by Australia’s major banks, and this is seen as a welcome breather for property prices. However, even the most pessimistic outlook highlights expectations of a soft rather than hard landing – and, even then, this will come after another round of growth in 2022. In other words, the property market still has some wind in its sails. That’s understandable after a stellar 2021 when capital city prices nationally grew more than 21 per cent. The Commonwealth Bank of Australia’s (CBA) head of economics, Gareth Aird, offered shock value with his forecast for house prices in 2023 with expectations of a 10 per cent fall. Westpac’s Bill Evans calculates a 5 per cent fall, in line with the NAB at 5 per cent and ANZ at 4 per cent. Mr Aird recently changed his outlook of modest gains in 2023 due largely to rising affordability constraints and potential interest rate rises.

The Reserve Bank of Australia is widely expected to lift interest rates in 2023, and that is reflected in major banks increasing their fixed mortgage rates. CBA and AMP Capital are predicting a rate rise as early as November 2022. However, taking a closer look at the CBA’s dour forecasts for house prices in Australia’s capital cities, it’s hard to ignore that Brisbane is the only market expected to eke out a marginal gain over the next two years. CBA is expecting a relatively modest gain of 7 per cent for combined Australian capitals over the next 12 months, although the pace of growth markedly differs between cities. Perth is expected to show the weakest growth at 3 per cent in 2022 and then pull back 9 per cent in 2023. For Sydney, CBA sees an increase of 6 per cent in 2022, followed by a 12 per cent drop next year. However, Brisbane is expected to see gains of 9 per cent this year, followed by an 8 per cent fall in 2023.

In percentage terms, that makes Brisbane the only capital city that is expected to remain in positive territory over the next two years. Opinions from the experts may vary on other markets, but the consensus indicates south-east Queensland remains the one to watch. It’s worth noting that forecasting property prices is difficult, and more so in these times when so many variables are in play. And it should be remembered that the major banks had widely forecast a housing slump in 2020 as the pandemic lockdowns began to bite, only to change their tune as the market did the opposite. AMP chief economist Shane Oliver, who is tipping a 7 per cent rise in 2022, is also among Australia’s leading economists who see interest rates rising in November 2022 creating softer market conditions in 2023. However, Dr Oliver is also hedging his bets by underscoring the impact of a return to normalised international immigration by then and the impact of macro prudential tightening measures to halt credit growth.


Either way, Dr Oliver is predicting that the Australian property market could be at the end of its 25-year bull run and he sees this as a positive, arguing that a ‘gradually rising level of home prices in line with growth in the economy is healthy and positive for the wealth of existing property owners’. CoreLogic recently looked closely at affordability of housing in Australia, revealing that while wages increased 81.7 per cent in the past 20 years, Australian home values have grown at more than twice that pace by 193.1 per cent. CoreLogic researcher Eliza Owen shines some light on the disparity between wages growth and property price rises from one region to the next in Australia. “The difference in growth rates is most exacerbated in Tasmania over the past two decades,” said Ms Owen.

“Property values across Tasmania have risen almost 300 per cent in the past 20 years, compared to an 84 per cent rise in the wage price index (which measures changes in the ‘price’ of wages and salaries over time).” This analysis highlights how much regional markets have grown in value during the pandemic. The PropTrak Regional Australia Report looks at the growth in 2021 and offers a particularly upbeat view of the south-east Queensland market which is being driven by the biggest influx of interstate migration in two decades. “The Gold and Sunshine Coasts were the most searched regional areas in the country from September 2020 to September 2021, and the most ‘in demand’ according to activity from highly engaged prospective buyers on realestate.com.au,” says the report, which

is authored by PropTrak senior economist Eleanor Creagh. “Housing affordability varies considerably across Queensland, but with the ratio of housing prices in Greater Sydney to Queensland increasing to more than two times (and even more for regional areas), the Sunshine State still retains an affordability advantage over south-east-coast capitals Sydney and Melbourne.” Ms Creagh does offer a word of caution for some of the hottest regional markets, though. “The effect of housing prices on migration also means that the attractiveness of regional areas is likely to diminish in the future if housing prices in regional areas increase proportionally more than in capital cities. “In some regions, that affordability advantage is already being quickly compressed.”

KELVIN GIORMANI, a top sofa-craf ter of international renown, has broken new grounds in a collaborative sofa design project with an Italian design master Michele Mantovani. Well known for creating innovative designs through international collaboration, Kelvin Giormani has won multiple awards in the furniture industry, including the prestigious Pinnacle Design Achievement Award presented by The American Society of Furniture Designers (ASFD). The company’s high quality, fashion-led leather sofas are characterised by their distinctive shapes, as well as their leather crafting details – features that are more commonly found on fine fashion goods like bags and shoes than on furniture. “In terms of design we have two major concepts,” Kelvin said. “One is special shapes – curves, layers … details that are not very commonly seen on a typical contemporary style European sofa.

“Another concept is our leather crafting features. “We are known for our fashion-driven leather craftmanship, like weaving, perforation and stitching. “These are things that you would normally see on fashion goods like shoes, handbags and clothing, but not so much on furniture. “We are one of the very few furniture brands to do this.” Kelvin Giormani recently teamed up with eminent Italian Michele Mantovani in creating the latest legendary series of sofas. From his personal workshop, Mantovani has provided a vast range of services in architecture, interior design, furniture and graphic design, with clients spanning the world, including Asia, America, Italy, Spain, Russia, and more. “For the last eight years, I’ve been the one designing most of the collection in Kelvin Giormani, and I wanted to bring more design talent, and a greater variety of design, to the brand,” Kelvin said.

“So far, Michele has designed four sofa models for Kelvin Giormani, namely Sahara, Navona, Manhattan and Greg. “The first two are electrical motion recliners. “The other two models are stationary products – Manhattan has a special shape, is modular, and features decorative parts. “Greg has a unique little angle, and a functional tray at the side, so it’s a little bit uneven but at the same time it’s functional and special. “In my discussions with Michele, I asked him to incorporate certain shapes that are not commonly found in the market, but to also consider the functionality.
