As you may know, RASM is a local association that is part of the National Association of REALTORS® (NAR). Complying with NAR’s Core Standards, our Associaiton supports and identifies NAR’s initiatives as the key to our combined success.

The REALTOR® organization, at all levels, has identified Diversity, Equity, and Inclusion as a key strategic opportunity to be incorporated into REALTOR® Association strategic plans. Today, I wanted to share NAR’s strategic priorities related to DEI and how they will guide our Association moving forward. We hope that this will shed some light:

NAR’S DIVERSITY & INCLUSION COMMITMENT STATEMENT

The National Association of REALTORS® represents more than 1.5 million Realtors® in diverse communities across the country. NAR staff fosters a culture where diversity and inclusion are integrated into each of our five core values. Through inclusive collaboration and mutual respect for our colleagues, we focus on the principles that matter to the organization and drive how we engage each other to reach our common goals. We fully embrace perspectives from all walks of life - regardless of race, ethnicity, gender, religion, age, sexual orientation, gender identity, disability, national origin, socioeconomic status, political affiliation or any other qualities by which we may define ourselves. We commit to bringing out the best in ourselves, uncovering our hidden talents, and celebrating differences in our day-to-day interactions. A HOME FOR ALL

Brian Tresidder, 2023 RASM President, has made the phrase “A Home for All” his theme for the year. This powerful statement will be carried through RASM’s philosophy every year as we stand for inclusion and respect for all of our members.

“A Home for All” is exactly what it sounds like, ensuring that every real estate opportunity is accessible to everyone. It’s also RASM’s commitment to providing a warm and welcoming professional Association for all our members, without exception.

“I truly believe in trying to make a difference and leaving this world in a better place than when we came into it,” said Brian Tresidder, 2023 RASM president. “At RASM, we have the perfect platform to

achieve that, to learn from past societal mistakes, and practice inclusion with a fresh perspective.”

THE DANGERS OF IMPLICIT BIAS

The concept of fair housing and ensuring a “home for all” is certainly not new. The Fair Housing Act was passed more than 50 years ago in 1968. Fair Housing laws and regulations are in place to protect individuals from housing discrimination and to promote equal housing opportunities for everyone. Unfortunately, discrimination in housing still exists today, partly due to implicit biases. An implicit bias refers to unconscious attitudes, stereotypes, and prejudices that affect our judgments and actions without our conscious awareness.

The biases we face today did not unfold overnight, so we cannot expect a quick remedy. However, keeping an open mind, educating ourselves, and committing to change are healthy steps to a better tomorrow.

“I believe taking the approach of educating someone, compassionately and with reason, is the best approach in situations that involve implicit bias,” said Tresidder. “Somewhere along the way, they were influenced and don’t even realize the harm or issues their comments can cause. It all comes back to education and understanding. It’s important to understand what this type of bias is and how to combat it.”

Implicit bias in real estate can manifest in different ways and have significant consequences for individuals and communities. Some ramifications include:

ƒ Differential Treatment: Implicit bias can lead to differential treatment of prospective buyers or renters based on their race, ethnicity, gender, or other protected characteristics. For example, studies have shown that minority individuals may experience discrimination in housing searches, such as being shown fewer listings or being steered toward certain neighborhoods.

ƒ Pricing Disparities: An implicit bias can also contribute to pricing disparities in real estate. For example, appraisals, which determine the value of a property, can be influenced by implicit biases that devalue properties in certain neighborhoods or for certain demographic groups.

ƒ Access to Financing: Implicit bias may also affect access to financing options for certain individuals or communities. Lenders may have biases, albeit unknown to them, that result in differential treatment when considering loan applications, leading to disparities in mortgage approvals and interest rates.

Addressing implicit bias and overall discrimination in real estate involves raising awareness among industry professionals and providing adequate training to recognize and mitigate intolerances.

“We’ve all had influences on us throughout our lives that we can’t control, but the goal is to try and be better and try to learn from each other. Education is the key to breaking bad habits,” added Tresidder.

UPHOLDING A HIGHER STANDARD

THE CODE OF ETHICS

Combating discrimination has been at the heart of NAR’s foundation from the beginning. NAR’s Code of Ethics, adopted in 1913, was one of the first codifications of ethical duties adopted by any business group. The Code ensures that consumers are served by requiring Realtors® to cooperate with each other in furthering clients’ best interests. Realtors® are real estate professionals who have chosen to join the National Association and are required to abide by its strict Code of Ethics. The Code was formed to establish the duties of the Realtor®, and to protect both the client and the public. Article 10 directly speaks to the issues of fair housing.

Article 10, Duties to Clients and Customers:

“Realtors® give equal professional service to all clients and customers irrespective of race, color, religion, sex, disability, familial status, national origin, sexual orientation, or gender identity. Realtors® do not discriminate in their employment practices.”

The Code of Ethics provides the backbone for professional expectations of a Realtor’s® conduct. Realtors® are subject to disciplinary action and sanctions if they violate the duties imposed by the Code of Ethics.1

“It’s a poor reflection on all of us if there is even one real estate agent, appraiser, lender, or any entity that serves the real estate community committing a violation,” said Tresidder. “Not only is discrimination illegal and a violation of the COE, but it is an attack on our industry and our reputation. One discriminatory act can hurt us all.”

“There are severe penalties for violating Fair Housing laws or Article 10 of the Code of Ethics,” said Jeff Arakelian, RASM CEO. “We take these violations seriously, and RASM is committed to educating our members to eliminate any potential violations. In addition, our Strategic Plan has been updated to fully integrate DEI into the Association’s programs and activities. We want members of all backgrounds to feel welcome. Whether they are a member of our highest level of governance or a brand-new member, all are warmly welcomed without exception.”

THE FAIR HOUSING ACT

The purpose of the Fair Housing Act is to make certain that the issues of discrimination are not just ugly; they are illegal. The Act protects people from discrimination when buying or renting a home, getting a mortgage, seeking housing assistance, or engaging in other housing-related activities. The Act prohibits discrimination in housing because of age, race, color, religion, sex, disability, familial status, or national origin. The difference between the Fair Housing Act and NAR’s Code of Ethics is that NAR includes sexual orientation and gender identity in their protected classes. This policy is also embodied in NAR’s Code of Ethics. FAIR HOUSING TRAINING REQUIREMENT STARTING IN 2023

During the recent 2023 NAR Legislative Meetings in Washington, D.C., the NAR Board of Directors passed a new fair housing training requirement for members. New-member applicants must now complete two hours of fair housing training and existing members must complete two hours of fair housing training every three years as a condition of Realtor® membership, including one education option that is of no cost to members. The three-year cycle coincides with NAR’s existing Code of Ethics training requirement and begins in 2025. The education courses mentioned in this article satisfy the new NAR requirements, but for details, visit the NAR Fair Housing page at nar.realtor/fair-housing 3

FAIRHAVEN: A FAIR HOUSING SIMULATION

Realtors® are committed to abiding by fair housing laws and the Code of Ethics. But sometimes, our past experiences or bias can lead us astray. Educating Realtors® on the dangers of that bias is so critical that NAR has taken major steps to assure the success of its educational opportunities. Based on the foundations of the Fair Housing Act, in November 2020, NAR launched Fairhaven, a new fair housing simulation training for Realtors® that uses the power of storytelling to help members identify, prevent, and address discriminatory practices in real estate. Inspired by real stories, this innovative online experience has agents work against the clock to sell homes in the fictional town of Fairhaven, while confronting discrimination in the home buying process. Learners can walk in the shoes of a homebuyer facing discrimination. The training provides customized feedback that learners can apply to daily business interactions. The Fairhaven training will be updated to meet the new training requirements as mentioned above. For more information on this innovative training, visit fairhaven.realtor. 4

NAR BIAS OVERRIDE: OVERCOMING BARRIERS TO FAIR HOUSING

Providing effective education and training on DEI topics for real estate professionals is essential for positive change, and education provides the building blocks for fostering a more inclusive industry. NAR Bias Override: Overcoming Barriers to Fair Housing is a NAR certification course that helps real estate professionals interrupt stereotypical thinking so they can avoid fair housing pitfalls and provide equal professional service to every customer. Participants learn about the mind science of identity, study how implicit bias can result in fair housing violations and engage in interactive exercises to enhance communication skills and business relationships with clients of all backgrounds. AT HOME WITH DIVERSITY (AHWD)

Another great resource to aid in your diversity education is the At Home With Diversity (AHWD) offered by NAR and RASM. The coursework for the At Home with Diversity® certification is designed to enable you to work successfully with a rapidly changing multicultural market. It will help you to learn diversity sensitivity, how it applies to U.S. fair housing laws in your business, and ways to develop professional guidelines for working with people in the increasingly multicultural real estate market. DEI TASK FORCE AT RASM

In addition to the many benefits of education, RASM is launching a DEI Task Force to address these critical discrimination issues, share different experiences and perspectives, and connect with underrepresented populations and markets.

“We are very excited about the upcoming Task Force,” said Tresidder. “The Sarasota and Manatee region is such a diverse area. We have many different nationalities, cultures, and backgrounds represented in a relatively tight community. If we’re not making active efforts to involve and include everyone, then the Association has a very narrow appeal and a narrow impact on the community. It is our goal to greatly expand our reach. This task force will focus on the principles of inclusion that matter to the Association. RASM fully embraces perspectives from all walks of life. We want to make people feel comfortable and included, and that is one of the goals of the task force, to make certain that everyone is treated fairly and given the same opportunities and to be sensitive and aware of meeting the needs of all members.”

RASM is currently looking for members who are passionate about and want to help lead the initiatives needed to support Diversity, Equity, and Inclusion in real estate. Integrating DEI principles into real estate practices helps promote fairness, equal opportunities, and inclusivity for all individuals, regardless of their background or identity. And promoting diversity and representation in the real estate industry is crucial. However, it is a big undertaking that will require participation from all our members. So, whether you are considering joining the task force, taking one of many educational offerings, or simply joining a committee to share your experiences, we applaud your efforts in making RASM a better place. Appraisal Fee as Percentage of Valuations

Realtor® A was approached by Client B who engaged him to make an appraisal of an apartment building located in a proposed public redevelopment area. Client B explained that he had recently inherited the property and recognized that it was in a neglected condition. Client B also explained that he wanted the appraisal performed in order to have a definite idea of the property’s value before discussing its possible sale with negotiators for the redevelopment project. Realtor® A and Client B entered into a contractual relationship whereby Realtor® A promised to perform the appraisal of Client B’s property. Client B, at Realtor® A’s suggestion, agreed to compensate Realtor® A for his appraisal services based on a percentage of the amount of the appraised value to be determined.

Several months later, Client B complained to the Board of REALTORS® against Realtor® A, specifying that he had been overcharged for the appraisal. Client B explained that the appraisal fee he had agreed upon with Realtor® A was based on a percentage of the valuation shown in the appraisal report. Client B’s letter to the Board stated that his attempt to negotiate with the redevelopment agency on the basis of Realtor® A’s appraisal had broken down and that the redevelopment agency had gone into court, under

eminent domain proceedings, and that the award made by the court was approximately one-fourth of the amount of Realtor® A’s appraisal. Client B contended that by making his valuation so unrealistically high, Realtor® A had grossly overcharged him. He added that the experience had been embarrassing to him, since in his attempts to negotiate with the redevelopment agency it had not been his intention to seek an unreasonably high price. By relying on Realtor® A’s appraisal, he had been placed in a position of seeming to have sought an excessive price for his apartment building. Client B said that it was his opinion that Realtor® A had overvalued the property to obtain a higher fee.

Client B’s complaint was considered by the Board’s Grievance Committee which, upon review, referred it to the Board’s Professional Standards Administrator to be scheduled for a hearing before a Hearing Panel of the Board’s Professional Standards Committee. The appropriate notices were sent out and a hearing was scheduled.

At the hearing, Realtor® A defended his actions stating that he was unaware of any prohibition in the Code of Ethics prohibiting a Realtor® from charging a percentage of the valuation of a property as an appraisal fee. Realtor® A stated that the client had freely agreed to the arrangement; that he felt that his appraisal was a fair one; and that he was not shaken in this view by the award made by the court since he felt that the court’s award was unreasonably low.

After considering all of the evidence submitted by both parties, the Hearing Panel did not accept Realtor® A’s argument that he was unaware of the Code’s prohibition of charging an appraisal fee contingent upon the value as determined by the appraisal. The panel concluded that Realtor® A, by basing his fee on the amount of valuation, had violated Article 1 of the Code of Ethics as interpreted by Standard of Practice 1-14. •

When Writing Can Go Wrong: A Recent Reminder on the Requirements of Florida’s Statute of Frauds

Every purchase and sale of real estate begins with an agreement on the terms of sale. The question then is: at what point do you have an enforceable agreement?

Under Florida law, any agreement must contain basic elements to constitute a valid and enforceable contract. These generally include: 1) an offer; 2) an acceptance that mirrors the offer; 3) valid consideration; and 4) a sufficient specification of essential terms (in other words, the agreement must reflect a mutuality of obligation based upon a common intention.) Unlike certain other kinds of contracts that may not necessarily need to be in writing to be enforceable, in Florida all contracts concerning the sale of real estate must be in writing and signed – due to the Statute of Frauds.

THE STATUTE OF FRAUDS

Under Florida Statutes section 725.01, commonly known as the Statute of Frauds, “no action shall be brought... upon any contract for the sale of lands... unless the agreement or promise upon which such action shall be brought, or some note, or memorandum thereof shall be in writing and signed by the party to be charged therewith...” In other words, for an agreement concerning the sale of real estate to be enforceable in Florida, there must be a signed contract underlying the sale or, at the very least, some signed document or memorandum reflecting the essential terms of the sale; even unsigned documents or writings are insufficient.

This reality was recently exhibited in the case of Walsh v. Abate, 336 So. 3d 50 (Fla. 4th DCA 2022). In the Walsh case, a real estate agent emailed an offer executed by the prospective buyer to purchase a home for $3.1 million on the FR/BAR Contract. Id. at 52. The sellers’ agent replied via email that the sellers would only accept $3.4 million. Id. The buyer’s agent then responded via email that the buyer agreed to the price of $3.4 million with all other terms remaining the same. Id. The sellers’ agent confirmed via text

message that the sellers “accept the $3.4 million.” Id. The buyer’s agent texted back, “perfect and confirmed. Thank you!” Several days later, the sellers’ agent again emailed the buyer’s agent, stating: “Please let the buyer know that the seller thanks him for his patience and accepts $3.4 million.” Id. Thereafter, an attorney for the sellers emailed the buyer to inform him that the “Seller accepted a different offer.” Id.

The prospective buyer commenced a lawsuit against the sellers seeking specific performance, alleging that a binding contract existed between the parties by virtue of the emails and text messages exchanged between the agents for the parties. The trial court dismissed the case, which was affirmed on appeal. In its opinion, the Fourth District Court of Appeal explained that dismissal of the case was appropriate because there was no written agreement signed by the parties as required by the Statute of Frauds, but only “unsigned text messages and emails exchanged between the buyer’s and sellers’ agents.” Id. The Court also pointed out that the FR/BAR contract itself contemplates countersignature of the contract (or a counteroffer initialed and signed by both parties) to be enforceable by virtue of the effective date being defined as “the date when the last one of the Buyer and Seller has signed or initialed and delivered this offer or final counter-offer.” Id.

What this means in practice is that no matter what may be said or communicated in negotiation, even in the form of written communications, an agreement for the purchase and sale of real estate has not been reached until there is a signed contract. If you do not have this, you likely do not have an enforceable contract for the sale of real estate in Florida. •

The RASM REALTORS® Charitable Foundation (RRCF), the philanthropic branch of the REALTOR® Association of Sarasota and Manatee (RASM), is pleased to announce the opening of a grant application process for local housing-related non-profit organizations.

A LONGSTANDING COMMITMENT

The RRCF has a longstanding commitment to supporting the community and the valuable work carried out by local housing-related non-profits in the two-county region. In previous years, the RRCF and RASM have contributed to organizations selected as beneficiaries of fundraising events. This year marks the introduction of a formal grant application to extend support to more organizations and projects

2023 President of the RASM REALTORS® Charitable Foundation. “We invite eligible non-profits to submit their grant applications and share their inspiring work with us. Together, we can make a meaningful difference in lives of those in need of safe and affordable housing.”

The RRCF grants are intended to assist local 501(c) (3) charitable organizations whose missions align with real estate-related causes, such as affordable housing, combating homelessness, and providing emergency shelter. Grants will be awarded in amounts ranging from $500 to $5,000.

In addition to the potential grant funding, eligible organizations that meet the criteria will also be considered as potential benefactors for future RRCF fundraisers. Non-profits not currently approved as beneficiaries are encouraged to complete the first part of the grant application to be considered for inclusion on the list of approved beneficiaries.

ASSOCIATION HEALTH PLANS BILL ADVANCES IN WASHINGTON

As independent contractors, access to health insurance is always a hot topic in our industry. The National Association of REALTORS® has fought for important reforms to the insurance landscape to allow independent contractors like our Realtor® members to be able to access health insurance. Last month, the House Education and Workforce Committee approved an NAR-supported Association Health Plan bill (AHP Act – H.R. 2868). This plan would allow our members to group together with other self-employed professionals and small businesses to gain access to large group plans which offer higher quality and more affordable coverage than the Affordable Care Act plans.

This bill will go to the full House of Representatives later this year and will be voted on with other healthcare measures as part of the larger omnibus package. •

Sarasota-Manatee Housing Market Begins to Stabilize, but Remains a Seller’s Market

espite the persistence of higher home prices and interest rates, buyer demand is still present in the Sarasota and Manatee housing market. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), May 2023 showed an ongoing rise in the month’s supply of inventory accompanied by an increase in the time it took properties to go under contract.

Realtors® in the North Port-Sarasota-Bradenton MSA participated in 2,422 sales in May (combined for single-family homes and condos), a 1.8 percent decrease from the same month last year. In Manatee County, closed sales increased from last year for both property types, while Sarasota County sales decreased from May 2022.

Single-family closed sales in Manatee increased year-over-year by 17.2 percent to 803 sales, the largest number of Manatee closed sales reported in one month since June of 2021. For Manatee condos, closed sales increased by five percent to 356 sales. In Sarasota County, single-family closed sales decreased year-overyear by 9.7 percent to 822 sales while condo sales decreased by 17.1 percent to 441 sales.

Pending sales, or the number of homes that went under contract last month, decreased across all markets except for single-family homes in Manatee County. For single-family homes, pending sales increased year-over-year by 17.1 percent in Manatee County, but decreased by 18.1 percent in Sarasota. In the condo market, pending sales decreased by 7.1 percent in Manatee and by 13.3 percent in Sarasota.

“In the ever-changing real estate landscape of Sarasota and Manatee, we are seeing a balance between slight upward and downward trends across most of the metrics we measure, leading to what many would call a stable market,” said Brian Tresidder, 2023 RASM President and Strategic Growth & Sales Manager at Willian Raveis Real Estate. “Manatee County’s singlefamily homes witnessed their highest number of closed sales in one month since June of 2021, which shows us that with high home values and higher interest rates, there is still buyer demand in our area.”

DMedian prices in the North Port-Sarasota-Bradenton MSA experienced a decline for single-family homes while condo prices increased slightly from the previous month and from the previous year. Condo prices increased by 3.4 percent to $382,645 in Manatee County and by 0.5 percent to $405,000 in Sarasota County. For single-family homes, the median price in Manatee decreased by 6.4 percent to $515,000 while the price in Sarasota increased by three percent to $510,000.

The month’s supply of inventory continues to increase across the two counties this month. In Manatee County, single-family home supply increased by 125 percent to a 2.7-month supply and condo supply increased by 240 percent to a 3.4-month supply. In Sarasota County, there was a 3-month supply for singlefamily homes and a 3.5-month supply for condos, a year-over-year increase of 150 percent and 250 percent respectively.

“As the month’s supply of housing inventory still hovers around three months, we remain firmly in a seller’s market,” said Tresidder. “We saw a noteworthy decline in the number of new listings in May of 2023 compared to May of 2022, which will slow the trend of moving toward a more balanced market.”

At the end of the month, there were 5,195 active listings combined for both property types in the North Port-Sarasota-Bradenton MSA, a 103.3 percent increase from the same time last year and a 1.1 percent decrease when compared to last month. Broken down for each property type, there were 3,348 active listings reported for single-family homes and 1,847 listings reported in the condo market at the end of May.

The median number of days from listing date to contract date increased year-over-year and month-overmonth in May. Manatee County single-family homes went under contract within a median of 32 days, a year-over-year increase of 433.3 percent. For Manatee condos, the median time to contract was 37 days in May, a 516.7 percent increase from the same month last year. In Sarasota, the median time to contract for single-family homes increased by 316.7 percent to 25 days and condos increased by 440 percent to 27 days.

Legislative Meetings, which took place May 6 – 11, 2023, in Washington, DC, provided the venue for Realtors®, lawmakers, and industry leaders to have critical policy conversations. It was also an opportunity for participants to meet and discuss what’s happening in the NAR global world.

CIPS ADVISORY BOARD

The CIPS Advisory Board Meeting was held on May 7, which included a great kickoff meeting with an overview of the CIPS program. There are currently 4,000 CIPS designees; of those designees, 940 are international, and 140 are members of RASM. New CIPS designees amounted to 295, with 75 of those being international. 87 CIPS courses were taught last year, with 24 of the courses being overseas. 27 NAR Partners are currently licensed to provide CIPS courses overseas. For the first time, NAR will be awarding a CIPS Excellence Award to nominated CIPS designees, including Association staff and certified CIPS Instructors. Nominations will open in June. NAR GLOBAL ALLIANCES ADVISORY BOARD

The NAR Global Alliances Advisory Board was held on May 7. This meeting began with an important regional update from the five NAR Regional Coordinators who discussed events and happenings in their regions: Alina Aeby (Eastern Europe, Middle East, and Africa), Ileana Bogaert (South America), Mark Kitabashi (Asia/Pacific), David McCoy (North/Central America and the Caribbean) and Hanne Sagalowsky (Western Europe). NAR GLOBAL BUSINESS AND ALLIANCES COMMITTEE

The NAR Global Business and Alliances Committee was held on May 8 and discussed the various initiatives of NAR Global this year, with the primary being the establishment of a REALTOR® Assistance Program for Ukraine through a charitable foundation. Dr. Freda Pempe also discussed Ghana as a Case Study for the Potential for Real Estate Opportunities in the African Continent, a discussion that was very well received.

NAR GLOBAL BUSINESS COUNCILS FORUM

The NAR Global Business Councils Forum was held on May 9. This is an important meeting for Association Staff and Global Business Councils to attend as NAR discusses the resources and the opportunities available so that Global Business Councils may flourish and obtain recognition with NAR’s Global Achievement Program. Andrea Clements, the Canadian Embassy MinisterCounselor, gave a speech titled “A Conversation with the Canadian Embassy” to help us better understand the current real estate situation in Canada, especially with regard to the recent ban on foreigners purchasing property in Canada to help alleviate the housing shortage for Canadian citizens. NAR is now offering FREE .realtor websites to Realtors® (free for the 1st year, then $39.95 thereafter) to help Realtors® build their brand and presence by connecting to the REALTOR® brand.

CIPS NETWORKING RECEPTION

Last but not least, the CIPS Networking Reception was held on May 8 at the Washington, DC Convention Center and gave new and old CIPS Designees the opportunity to connect and socialize. A fabulous time for our NAR Global Family! •

Young Professionals Network (YPN) at a Local, State, and National Level

NA R’s Young Professionals Network (YPN) was founded in 2007 and today, more than 20,000 REALTORS® call themselves “YPN.” In addition to this national network, nearly 400 state and local REALTOR® associations now have their own Young Professionals Network, including the REALTOR® Association of Sarasota and Manatee (RASM).

Whitfield Estates – Sarasota’s Original Golf Community

hitfield Estates is sometimes known as Sarasota’s first golfing community, but since the infamous Donald Ross designed Sara Bay Country Club in the 1920s, there have been many changes! The private golf club itself is thriving and maintains a waitlist to join. But who cares about the golf course if you’re not a golfer? Well, the 4,500+ residents of Whitfield Estates have the ability to pay the optional $30 per year HOA fee, which actually gives them a culinary membership to the exclusive club.

Located on the north edge of Sarasota Airport, Whitfield Estates is in Manatee County, but all the homes maintain a Sarasota address. Tamiami Trail (US 41) runs right through Whitfield Estates and is just one of the locations you can spot the iconic neighborhood pillars that mark where the community starts and ends.

WIn general, the homes, which are a mix of SpanishMediterranean and Florida ranch styles, have an average value of approximately $500k. The Whitfield Estates homes, which are “west of the trail,” have higher prices, and some have water views or water access to Sarasota Bay. Like much of Sarasota, home values have skyrocketed in recent years, basically doubling since 2017. Part of that growth in price is driven by investors who operate short-term, Airbnbstyle rentals in the neighborhood.

Many residents find the 5-minute Uber to the airport, 5-minute drive to multiple colleges and universities, 12-minute drive to downtown Sarasota, or just 20 minutes to the crystal white sands of Lido Key Beach as attractive features of living in Whitfield Estates. If you’re looking for great value on the north end of Sarasota, look no further than Whitfield Estates!

Navigating the Florida REALTORS ® Convention & Trade Expo: A

First-Time Attendee’s Guide

If you’re planning to attend the Florida REALTORS® Convention & Trade Expo in August, you’re in for a real treat. This event is the largest gathering of real estate professionals in the state, and it offers a wealth of opportunities to network, learn, and grow as a Realtor®. To make the most of your experience, here are some tips and tricks to keep in mind.

GO PREPARED

When attending the Florida REALTORS® Convention & Trade Expo, it is crucial to keep yourself fueled throughout the day. Although the Convention may offer refreshments at certain times, you will often find yourself engaged in conversations or attending back-to-back sessions, leaving little time for proper meals. Packing a variety of healthy snacks and lots of water can be a lifesaver. Consider items like granola bars, nuts, fruit, or protein-packed snacks.

Attending the Convention entails covering significant ground as you navigate through expos, breakout sessions, classes and networking areas. You’ll be doing a lot of walking, so it’s important to have shoes that won’t leave your feet sore at the end of the day. A backpack or tote bag is also essential for carrying around all the swag you’ll pick up at the trade show. We highly recommend well-cushioned shoes that provide enough support to walk or stand for long periods without discomfort. Remember, blisters and tired feet can quickly decrease your enthusiasm and hinder your ability to make the most of the event.

WATCH YOUR SCHEDULE

Another thing to avoid is overbooking your schedule. While it’s tempting to try to attend every session and event, it’s important to give yourself time to decompress and process what you’ve learned. It’s better to attend a few key sessions and make meaningful connections than to run yourself ragged trying to do it all. NETWORK AND CONNECT

Networking plays a vital role in any convention, and the Florida REALTORS® Convention & Trade Expo is no exception. As a first-time attendee, it is crucial to bring plenty of business cards. Handing out business cards establishes a professional connection and makes it easier for others to reach out to you after the event. Make a lasting impression and get those referrals!

RASM Team Member Update

RASM happily recognizes the workplace anniversaries of our professional staff.

Jaimie Ponzillo, RASM Professional Development Coordinator, celebrated her one-year anniversary with the Association in June.

As the Professional Development Coordinator, Jaimie assists in the execution of all RASM educational courses and programs that are offered at both RASM South and North locations.

During the past year, Jaimie has enjoyed forming relationships with many of our Realtor® members and Business Partners.

Jaimie moved from New York to Florida nine years ago. The beach is her “happy place,” so she spends as much of her time as possible on the water and relaxing at the beach. She also cherishes time with her children and friends.

RASM is excited to introduce our new team member, Ashleigh Dykes, RASM Member Services Coordinator

Ashleigh joined RASM in April and works at the RASM North Office. As the Member Services Coordinator, she assists in processing applications, contacting new members, overseeing room rentals at both office locations, helping with classes and events at the north office, and more.

Ashleigh is originally from Birmingham, AL, where she received her Certificate in Ministry and Leadership at a local ministry school. She then moved to Bradenton in January 2020 and recently married her husband, Robert, this past November in Blue Ridge, Georgia. She loves her dog and all things Taylor Swift.

While she is still new to the world of RASM, Realtors®, and all things real estate, Ashleigh loves the opportunity to meet and connect with so many people and has learned a great deal already! •
