Maritimo 11 has won line honours in the Ocean Racing Club of Victoria's 50th anniversary Melbourne to Hobart Yacht Race in a time of 2 days 1 hour 22 minutes and 2 seconds. Michael Spies skippered the 54-foot Schumacher to victory in a race which tested the resilience and patience of the entire fleet, but none more so than the Maritimo crew. The team expected to line up on the start line of the Rolex Sydney to Hobart Yacht Race on the Maritimo TP52 but experienced boat damage on the trip south to Sydney. This win is a demonstration of the never say die attitude and belief in the competitiveness of their boat and their highly experienced crew.

THE MOST PRESTIGIOUS and first of its kind residential development to grace the country has been unveiled in Main Beach on the Gold Coast – the $250 million ‘Masthead Ocean Club’.

“We have projects all over the world including Paris, New York, Milan, Doha, San Salvador, the Alps and of course London, and we had been looking for some time for the right project to bring us to Australia.

"We knew Masthead was the one.”

Promising a 7-star resort experience and ultraluxe amenities, Masthead Ocean Club has been designed exclusively for the most discerning buyers, flaunting true global appeal.

Love at first site

The origin story of Masthead Ocean Club.

DEVELOPER RORY O’BRIEN first discovered Main Beach some 40 years ago as one of the first guests at the fabulous Sheraton Mirage Hotel.

He was taken aback by the impressive lobby and 5-star amenities, but what struck him the most was the truly unique geographical location.

“Where in the world does one find vast beachside natural parklands, kilometres of almost deserted pristine ocean beach adjacent to the beautiful waters of the Broadwater playgrounds and linked only a few steps apart,” Rory questions.

“Main Beach is truly the very best of both worlds.”

After visiting Main Beach regularly, Rory soon discovered the delights and dining attractions of Tedder Avenue, including the atmosphere, quality, variety, intimacy, and small-scale venues.

“To our north, we are privileged to enjoy immediate doorstep access to the Spit parklands, the Southport Yacht Club, Surf Club, Marinas, and over 5 kilometres of pristine ocean beach flanked by the protected parklands and the magnificent Broadwater itself,” he says.

“I sometimes wonder if Main Beach residents really know how lucky they are.”

Rory had his sights set on leaving Sydney to make Main Beach his permanent home, but how?

“Where could I build a building responsive to – and deserving of – all these unique attractions and this very special environment?

“After years of searching at last the right site became available in Main Beach.

“Hence was born the Masthead Ocean Club dream. This was finally it.”

The Masthead site was secured, and a team of industry design experts and old friends of Rory’s assembled to realise his dream.

“The creative skills of BDA Architects were soon harnessed together with my dear and esteemed mates Banda Design London and Mim Design Melbourne to produce the perfect balance of quality, subtlety, and design excellence needed to embrace and enhance the spectacular ocean, skyline, and hinterland views offered by this unique location.

Keen eye for design

Meeting the brief to deliver the ultimate fusion of luxury and lifestyle.

EXTENDING THE PARAMETERS of lavish coastal living, Masthead is a creative collaboration between industry leaders that delivers an exclusive lifestyle proposition, global in scale and ambition.

Principal of Mim Design, Miriam (Mim) Fanning, who possesses a longstanding working relationship with the developer Rory O’Brien, was invited to design Masthead’s 20 luxury apartments, the Private Residents Ocean Club, and a series of shared amenities.

The elegant apartment tower has been designed by BDA Architecture, which has a legacy for enduring, site responsive architecture.

In developing a signature language for Masthead’s apartments, Mim Design was inspired by the nearby Southport Yacht Club and superyacht marina, evoking imagery of smooth, streamlined forms, billowing sails and seamless detailing – offering synergies with the architecture.

“The design intent was to allow the internal and external finishes to meld and read as a continuous expression,” reflects Mim.

Emphasising a sculpted approach to space, organic curves and rolled motifs are also expressed in the home’s pebble-shaped island bench and bespoke cabinetry, offering a suite of crafted elements to engage and embrace residents.

“Each detail was carefully considered and customised, similar to the curated design of a luxury yacht,” explains Stephen Tieppo, Design Associate of Mim Design.

Alongside Mim Design, BDA Architecture has sought to create a visually light building form, also referencing the luxury yachts dotted along Main Beach to ensure a one-of-a-kind building, unrivalled on the Gold Coast.

A highly articulated facade of white concrete forms and subtly curved blade walls creates a linear expression, with a well-proportioned podium lifting the mass of the building from the ground plane.

Each single-level apartment is skilfully planned by Mim Design and BDA Architecture to maximise view corridors of sunrise over the Pacific and sunset across the hinterland –aided by the delicate transparency of the building envelope.

Connections to the landscape are further bolstered by a naturalistic palette of mixed timber, veined marbles, ethereal drapery, and softly polished renders, offering a calm, recessive feel that resonates with the soothing tones of the land, sea, and sky.

“With Masthead context is everything,” says Edo.

“It’s not just the culture of the Gold Coast but the uniqueness of the surroundings that had a huge influence on our design.”

Banda Design Studio ensured the design was relevant to its surroundings – the sea, city, hinterland, and estuary.

“We chose to specify the beautiful kitchen island in this bold, fluidly veined, green sequoia Verde marble that speaks as one with the hinterland and the sea views beyond,” explains Edo.

“The rest of the kitchen is very understated and pared back with travertine and plaster so as not to jostle for supremacy with the sublime views.

“The colour palette of the powder room is a striking and unexpected addition to the design that pays homage to the red tones of central Australia.

“The vanity unit is clad in travertine rossa with a plaster tadelakt in deep burgundy.

“It’s fun and playful, and totally unexpected,” he concludes.

DAME EMMA THOMPSON is terrifying as Miss Trunchbull in the recent release film Matilda the Musical.

The Oscar-winning actress spent three hours-a-day in make-up to play the iconic headteacher in the movie version of the musical by Tim Minchin and Dennis Kelly based on Roald Dahl’s book.

Dame Emma – who was terrifically nasty as The Baroness in 2021’s Cruella – admits the role was a challenge.

“She’s probably the most frightening person I’ve ever played,” she said.

“There’s something of the camp commandant about her that’s very dark, but sort of delicious.”

“I’d come on set and people that I knew would go, ‘Oh, actually, I’ve got something to do over here.’

“It was extraordinary.”

How was tempting was it to facetime friends and family as Miss Trunchbull?

Well, it was very tempting –but I wasn’t allowed, we had to keep it quiet and under wraps.

But I did take the odd picture and then I’d show people. And that was such a laugh because people would go, ‘Who’s that?’ They couldn’t recognise me.

Even my family just went, ‘That’s incredible’.

It was the artistry of the prosthetics and Chloe, Emma and Naomi who did make-up and painted the upper half of my face.

It was just this incredible artwork that was done every morning.

Basically, five people created Trunchbull, I just happened to be one of them.

How did you first feel when you were initially asked to take on this character because she is such an iconic villain who has been terrifying kids since the first film?

And the book. But it’s interesting, isn’t it? Because there’s lots of different versions of her.

In the book, she just shouts all the time.

This version she gets quite quiet sometimes, which I think is very scary.

And then in the first film, which of course isn’t a musical, again, she’s a bit more shouty and a bit more sort of recognisable.

I think there’s something very genuinely sort of sinister about this version of Trunchbull and I think that’s because Matthew Warchus, the director, wanted her to be absolutely real.

So there’s something of the camp commandant about her that’s very dark, but sort of delicious.

And the children loved watching it, they loved pretending to be scared.

How did you jaw and face muscles get on with all the words in your songs?

Actually, it was tough. It was tough.

You’ve really got to work it, absolutely.

But what was wonderful was that we were performing the songs live.

And I think that’s a real gift to the actor because you know you can’t do it again.

You know you can’t then go and do it in a studio, i’s not the same thing at all.

And you’re not lip-synching to something, you’re really doing it.

So I think that was a great help.

I was very grateful to our MD [Musical Director], Chris Nightingale, who was wonderful making that possible. >>

How was it doing all that in the prosthetics? Did you have to really gear yourself up to perform in that?

Yeah, you really did.

You really just prayed for a good night’s sleep because it was terrifying.

In fact, there was a wedding in the hotel I was staying at the night before I had to do the first song, ‘The Hammer’ song, and someone was playing trance music until five o’clock in the morning.

Anyway, I went downstairs and thought, ‘Oh my god I’ve been kept awake all night by these people’.

And actually, the only thing that got me through the day was my hatred of them. It was a form of energy that helped me to survive.

I thought, ‘I can do this because I want to kill those people’ – those newlyweds, listening to trance until 5am.

Trance at a wedding?

I know. What on earth? I give it six months. [laughs]

Matilda is the only person who really has the guts to say ‘no’ to Miss Trunchbull. What’s one of the hardest ‘nos’ you received early on in your career? Any rejections?

Oh yeah, I got lots of ‘Thank you but no, you’re not quite right.’

I do remember – this wasn’t terribly upsetting under the circumstances because I don’t think I could have faced it – but I do remember Paul Verhoeven saying to me when I was in my, I guess I was early 30s, and went and auditioned for Basic Instinct and he said that I fell between two stools.

And I thought, ‘Mmm, I bet I do. What kind of stool are you talking about Paul? Mmm weird’.

I do remember that. That was a very funny rejection.

But yeah, I mean, there’s been loads, of course, when I was young, absolutely.

You just send them your Oscars now? Yeah.

Are you a fan of musicals? And if so, do you remember the first musical you fell in love with?

Well, I was very lucky because I had an uncle who loved musicals so I got to go and see the original production of A Chorus Line when it came to London, which was absolutely remarkable.

But I was also in a musical [Me and My Girl ] in my early 20s for 15 months.

And the joy of actually being onstage with an orchestra was, you know, unforgettable.

A very kind of seminal part of my growing up was playing to a house, playing to 1600 people a night for over a year with an orchestra in the pit.

I have a great love for that musical because of that.

Musicals do make everyone happy?

If they’re good.

If they’re bad, they can be quite depressing, but when they’re good, there’s nothing to beat them.

I don’t know whether Ingmar Bergman would agree with that though but there you go.

Miss Trunchbull has a statue with ‘No Snivelling’ underneath. If you were to have your own statue, what would it say?

It would say, ‘I regret this’.

Because the idea of having your own statue is just deeply, deeply unpleasant and regrettable. [laughs]

Who was the funniest person on set? Charlie [Hodson-Prior aka Bruce Bogtrotter].

He’s just one of those people, he’s a bit of a geezer, he’s witty, he’s just funny, so funny.

I actually drove him into a tree when we were in that little thingy.

I got a turn wrong and I drove the thing into a tree.

How did he feel about that?

He was thrilled. He said do it again. [laughs]

Who was the mum on set?

Me. [laughs] It’s a sort of disease actually.

Who was the biggest ‘Matilda’ fan out of the cast members?

The whole cast, I think.

I mean, everybody loved what they were doing.

Nobody got bored with it or bored with their part or moaned or complained – everyone was happy.

I reckon the whole cast are pretty big fans.

Did you have a teacher at school who had an impact on you like Miss Honey?

I had a wonderful teacher in my second year at primary school.

He was called Mr Ray and he became a headmaster afterwards.

But he was so encouraging.

I was bullied at school because I was a bit fat and I had a plait, I just wasn’t very popular.

Mr Ray would say, ‘It’s fine. You’re doing well, it’s all okay’.’

And that was really, really helpful. I’ve never forgotten him.

Finally, Miss Ttrunchbull’s boots – have you kept them? Obviously.

Greg [Wise – her husband] said, ‘Oh you should bring those home!’ [laughs]

Right Fit The

YOU MAY NOT KNOW that aside from being a Personal Trainer, I am also a classically trained actor.

At Drama School, we were given a project to write a short film, and two writers came in to help us with this task.

They said something that I have never forgotten to this day: ‘Don’t get it right, get it written’.

Starting a fitness journey is likely one of the hardest things you will do, and most of the time that isn’t your fault.

There is a lot of conflicting messaging out there regarding fitness, and knowing where to put your efforts can be a very overwhelming feeling.

And that will lead to procrastination.

Which will lead to delaying getting started – or not getting started at all.

The good news is that your fitness doesn’t have to be perfect, or optimal, or most effective.

If you are starting, you need to do just that: start.

‘Don’t get it right, get it written’.

If you get the habit built, and you keep consistent with what you want to achieve for the first six months, then you can begin to concern yourself more and more with thoughts of ‘optimal’ and ‘most effective’.

But if you are just wanting to get started, then that is all you need to do, as your body will respond very positively from you just taking action.

There are other barriers to starting a fitness journey, and one that keeps cropping up with my clients is their fear of failing.

Kickstart your fitness journey in 2023.

FEAR is: False E xpectation A ppearing Real.

You can’t fail if you have no expectations.

And having no expectations is a positive thing in fitness.

Expectations do a number of things to us, but predominately they make you worry that you aren’t good enough, and therefore you are failing.

When you take expectation away, not only does it mean you are unable to fail, but it also means you constantly surprise yourself.

Now who doesn’t like a surprise?

If you really want to get your fitness kickstarted, then please read this next section really closely.

Allow yourself to see it as a journey, with an unknown destination.

I don’t mean don’t have goals, goals are good, but allow the goals to change as you investigate your fitness more and more.

Be willing to be open to new ideas, new thoughts and feelings about what your fitness is and how it might be shaped as you progress through your journey.

Carol Dweck says: ‘Becoming is better than being’.

Rather than focussing on the end product of what you want out of fitness, focus on the things that will make that happen, and you will be far happier with the whole process.

The last thing I want to add is to ask you to have more confidence.

Confidence is a fickle thing, and we aren’t all graced with bundles of it.

However, I do know this: you can be a courageous person, and the more courageous you are, the more confident you will become.

This is my favourite quote about courage: “Courage doesn’t always roar. Sometimes courage is the quiet voice at the end of the day saying, ‘I will try again tomorrow’.”

It takes courage to start something new, and to try to stick to it.

Especially if that thing is related to such an emotionally charged topic such as your own body and health.

Find courage in the little things each day, find courage in getting to bed on time, and trying something new in your fitness, whatever it might be, and that will lead to pulling yourself out of your comfort zone just enough for your confidence to increase.

When it gets tough, be courageous in just saying: ‘Tomorrow is another day where I have the opportunity to do my best again: and that is a gift’ – it is a gift you deserve to have each day as well.

It’s the New Year.

It’s perfectly normal to want to freshen things up and think about making a change.

If you are wanting to make that change, then great, but do it properly.

Don’t go into 2023 with the same attitude towards fitness you always have done before.

Change your approach to a much more process driven fitness journey, and you will get different results.

MOST PEOPLE have a basic understanding of implants when it pertains to a single missing tooth.

During this procedure an implant is surgically placed into the jawbone.

Following a healing period of several months, the implant becomes biologically fused (osseointegrated) into the bone and can ultimately support a tooth.

Many people have also seen marketing regarding ‘All on 4’ – this simply means ‘all’ teeth on ‘4’ implants.

Provided certain criteria are met, a provisional bridge can be placed on the implants the day after surgery.

The big advantage for patients is they can avoid the need to wear dentures during their treatment.

Understandably, the first question dentists often get is ‘How can this be done so fast? I thought it needed time to fuse to the bone?’.

The reason?

Because the implants are all connected via a rigid fixed bridge, they can take load while the implants osseointegrate in the usual fashion.

The implants are all essentially working as a team, and the load from chewing is shared during the integration period.

A soft diet is essential during the four months following surgery to minimise these forces.

Once integrated, normal chewing can resume.

It is a highly skilled procedure, using implants that have been designed specifically for the purpose.

Dentists who perform this procedure have also undertaken further training in this field.

We opened the door to our room and were instantly torn between sinking into the gorgeous Maker & Sons love seat or sliding into the plunge pool, heated to a perfect 28 degrees.

All the water in the pools and showers is run through the Grander treatment system, a process which softens and oxygenates the water. That, in turn, helps to detox and hydrate your cells.

There are no children and no TVs at the property, making it easy to enjoy everything the rooms have to offer.

A beautiful curation of books, Hale Mercantile linen bedding, Queen Bee beeswax candles and organic teas and local coffee all add to the experience.

I loved that every piece throughout the property had been thoughtfully selected and quite often had an interesting story behind it.

When you want to head out to explore, the bikes available for guests have you feeling like a local.

We loved our morning walks but cruising the coastline on two wheels was a great way to start the day and helped us work up an appetite.

Chris Nixon unveils the cars we didn’t know we wanted.

WHETHER IT’S CALLED a four-door sports car or an SUV, Ferrari’s new Purosangue has proved there’s an appetite for a type of vehicle we didn’t even know we wanted.

And since its launch, Lamborghini and Porsche also have revealed some out-there new show-stoppers for the very wealthy.

As the mass-market automotive world, and ordinary motorists, swirl around issues such as rising petrol prices, shortage of supply and the high prices of electric vehicles we’re being swept toward, the super luxury-performance end of the business is charging along

Already you can’t get a Purosangue if you want one.

It sold out within weeks of debut and the Italian maker has put the brakes on future orders until it can catch up.

The lucky first Australian owners will not get their cars until Q3 this year.

This popularity is despite an Australian recommended price of $728,000.

With on-road charges and the inevitable expensive options, it’s easy to imagine this 12-cylinder road-burner could soak up a million dollars.

Depending on viewpoint, the Purosangue could be described as a sports car, wagon, crossover or SUV.

But we haven’t seen anything quite like it before and Ferrari insists understandably on ‘sports car’ to distinguish it from the pack of SUV offerings among its top-end rivals.

Its price certainly places it in an exclusive segment and drew a few gasps when it was revealed with the first example Down Under at a major Ferrari promotional event in Sydney.

Over three days, flocks of Ferrari owners, celebrities and enthusiasts visited Royal Randwick racecourse for the lavish Universo Ferrari display, appearing for the first time outside Ferrari’s hometown of Maranello, Italy.

Queenslanders did not miss out, however.

A cavalcade of more than 50 privately-owned Ferraris joined an event called the Ferrari 75th Anniversary Tour, which embarked from the Gold Coast and ended at Royal Randwick.

This included many late-model Ferraris –Romas, 296 GTBs, 488s of all kinds, 812s, 599, F8 Tributo, SF90 Stradale and Spider and Portofinos.

On its five-day journey, the experience took in luxury resorts, great food, a hillclimb event near Port Stephens and other optional activities including golfing, hot-air ballooning and wine tasting.

It's rare in Australia to see such cars on long interstate trips and their appearance en masse on the Pacific Highway was a spectacular sight.

Exclusivity doesn’t come much more ‘exclusive’.

Meanwhile in Brisbane, Lamborghini fired up its own impressive assets to launch its upgraded showroom in Fortitude Valley, as one of its top international directors pulled the covers off the new Huracan Tecnica coupe.

The end of the pure-petrol super sports cars may be still some way off but it is definitely coming, so enthusiasts are mindful that the likes of the Huracan (and Purosangue) represent a shrinking opportunity to own the last of the classic models.

Lamborghini is already on the path to electrification.

The visiting Director, Asia Pacific boss Francesco Scardaoni Scardaoni, confirmed the next new models will be hybrid-powered, with full battery EVs as the third stage of the electrification transformation due before the end of the decade.

The last of the current model line, the Tecnica, is expected to land here in 2024 just as Lamborghini releases an all-new Huracan with a hybrid-boosted engine that thankfully will retain its V10-cylinder format.

Production of the fabulously-exciting V12 Aventador ended recently after 12 years as Lamborghini’s flagship model and its replacement early next year will be the first to showcase the manufacturer’s self-developed hybrid system.

This alone will be a confident breakthrough for the increasingly profitable Lamborghini, which theoretically has available many existing power alternatives among its stablemates in the vast Volkswagen Group.

Lamborghini owners with family-carrying responsibilities will be pleased to hear Mr Scardaoni report the Urus SUV – the company’s only V8 product – is also scheduled for the fuelsaving hybrid treatment and that an all-new, four-seat (but still two-door) Lambo will appear around 2028.

And before they ask, a smaller, less expensive SUV sibling to the Urus is not on the cards, he says.

One thing is certain: No matter what engine is in the back, future Lamborghinis will continue to be outrageously styled, outrageously colourful and outrageously fast.

RAMBO LAMBO

BUT what can top all this activity in the meantime?

Of course, a car you absolutely must have –an off-road Lamborghini Huracan.

Lamborghini caused a sensation when it unveiled the Huracan Sterrato at the recent Art Basel international art fair in Florida and, once again, a sellout for this exclusive machine is likely even before the first of 1499 examples drives off the line this February.

No price has been announced.

An off-road Lambo?

Yes, thanks to raised ride height, underbody and side protection, periscope-style air intake, extra LED lights, Bridgestone Dueler tyres (like your LandCruiser wears) and all-wheel drive with a Rally mode managing the transmission and V10 engine.

But the seeming insanity of a super sports coupe that will shift along a dirt road like a Dakar Rally racer – just the thing for Australia’s wealthiest farmers? – makes sense when you know that Porsche, the most pragmatic of manufacturers, is also building its own desert-storming version of the 911 coupe, called the … Dakar. >>

While the Lamborghini Sterrato seems more likely aimed at Sheikhs-in-a-hurry, the Porsche 911 Dakar will come equipped for the truly tough stuff.

The Porsche 911 established its off-road credentials when it won the legendary ParisDakar desert race in 1984, so it’s perhaps surprising the company has taken almost 40 years to reprise the feat with its first customer interpretation.

Just 2500 will be built.

The Australian recommended retail price is quoted at $491,400, plus $54,730 for an optional Rallye Design Package.

Owners receiving their first cars in Australia in the second half of this year will get:

• Suspension height raised by 50mm, with a mechanism to raise a further 30mm in tough off-road terrain.

• Reinforced tyres.

Few buyers would not opt for the tempting Rallye Design Package (it’s only $54,730, after all).

For this, the Dakar adds:

• Racing seat harnesses.

• Fire extinguisher.

• Choice of a personal racing number between

1 and 999 to be fixed to the doors.

Finally, the purchase of a 911 Dakar entitles the owner to also buy an exclusive chronograph wristwatch.

Thanks to a bit of lightening of various components, Porsche promises the Dakar’s performance will not be blunted, with a 0-100kmh acceleration time remaining well within the supercar realm.

Clearly, this most exclusive of Porsches is designed with real intent.

A Year for Giving Back

Kollosche saw out another successful year in property in 2022, with the team chalking up impressive sales results for our valued clients.

For popular southern beachside suburbs, which experienced exponential growth during Covid followed by a recent period of price adjustment, the outlook remains positive.

As the pendulum swings away from sellers towards a more balanced market, 2023 will be an exceptional time to trade, according to Kollosche southern beaches strategic adviser Troy Dowker.

He says the mitigated level of risk in a more stabilised market works to boost market confidence among buyers and sellers, particularly those seeking to sell and buy back into the same market.

“It will be a great time to transact, whether you are downsizing or upsizing,” Troy says.

“And for those who bought before Covid, selling now means they will still benefit, with exceptional capital gains.”

According to Troy, the true success of the market this year will rest with vendors and their willingness to create conditions conducive to sales.

“While a good influx of stock is expected early in the year through to Easter, in the middle of the year it’s highly likely these opportunities will become scarce.

“Any buyer looking for a beachfront lifestyle investment should aim to acquire in the first quarter of the year while there is traditionally more choice.”

“High-quality properties in premium locations will remain in high demand,” says Troy.

“If we look just at the lack of supply along the beachfront and how tightly held areas from Mermaid Beach to Kirra are at the moment, they should continue to perform well with prices remaining buoyant.”

VEGETARIAN EATING is not a new fad.

In fact, people around the world have been eating plant-based diets for centuries.

Their reasons range from non-violence towards animals to personal health and the celebration of the body as a ‘temple of God’.

If you are worried about missing out on vital nutrition as a vegetarian, don’t be.

According to the American Dietetic Association, "appropriately planned vegetarian

diets, including total vegetarian or vegan diets, are healthful, nutritionally adequate, and may provide health benefits in the prevention and treatment of certain diseases."

A plant-based diet has been noted as one of the influential factors in longevity studies, along with several other factors including exercise, moderation of habits, connection to community and joy.

Being vegetarian or vegan is in itself no magic health wand, however, even a partial transition away from processed foods to a more plantbased diet can improve your bodily functions.

In recent years, becoming a vegetarian has become more accessible due to the increased availability of a wider range of fresh produce, more plant-based products, community support and dining options.

Two vegetarian restaurants on the Gold Coast demonstrate different motivations to follow plant-based diets, showing choices available to those who wish to enjoy an extended range of healthy food.

IZAKAYA MIDORI

Take an internationally acclaimed chef, give him a change in philosophy and what ensues is top-grade food in a completely new arena.

Izakaya Midori (meaning ‘green’) is the Gold Coast’s first plant-based Japanese restaurant.

Its menu carries many Japanese favourites, from edamame (including a smoked version) to gyoza, and sushi to curries, all stunningly delicate and beautifully presented.

Chef Fumiyoshi Iwasaki puts his own spin on well-known dishes, creating completely original new ones to form a dazzling array of plant-based options.

Fumiyoshi researched all the products he used before becoming vegan.

“Cooking vegan Japanese food is not an easy task as most Japanese seasonings are made using animal products, even for colour,” Fumi’s wife Yuka explains.

“All the sauces and broths must now be made from scratch, not only replicating the taste of traditional Japanese food but making it taste even better than the original."

Besides its delicious food, there’s a depth and philosophy to the restaurant that is greater than veganism alone.

“It is a great pleasure for us to use the name ‘Izakaya Midori’ because of what it means in Japan.

“We try to live considering the welfare of other people, the earth and animals, and we hope to teach people the benefits of having a plant-based diet,” Chef Fumi says.

For Midori’s owners it’s about ‘a future for Japanese food with wabi-sabi [the Zen Buddhist belief in accepting the world as imperfect, unfinished and transient; valuing purity, simplicity and imperfection] that makes the earth, people’s health and animals happy’, and providing their best hospitality possible using plants.

CARDAMOM POD BRICKWORKS

When Cardamom Pod Broadbeach began serving à la carte meals, the Gold Coast’s vegetarian dining scene took a massive turn skywards.

With beautifully presented, nutritious meals made to order, Cardamom Pod converted a throng of fans, their fruit and flower-laden 'Pod' breakfast bowl named one of the best dishes on the Coast.

In Chef Manju’s Cardamom Pod Brickworks, the menu was extended to include salads, koftas, tempura, dosa, fritters, tacos and more.

Cardamom Pod’s cuisine is based on a holistic Ayurveda philosophy which emphasises the whole spiritual and physical being, including the integration of medicinal foods into everyday eating for maintenance of a healthy lifestyle.

“It’s the science of life,” the chef tells us.

“We are what we eat, so we should put the correct fuel into our bodies.

“It will improve our quality of life as well as that of animals and the planet.”

With many of the restaurant’s staff being Krishna devotees, the café's cuisine is a fusion of Eastern and Western cultures.

Indians were the original alchemists, being able to transform the simplest ingredients into complex and wonderful dishes.

It’s a theme also evident in the restaurant’s menu.

“Besides our philosophy, our unique selling point is that we use herbs and spices not just to enhance the flavour of food but also as preventative medicine incorporated in everything here: meals, juices, mocktails and super smoothies.

“Ginger juice, for example, protects against uterine cancer.

“Many people come to Cardamom Pod wanting to make healthier food choices.

“There are a lot who have health issues and food allergies, and they inspire us to do more gluten-free and nut-free dishes.

“Really, though, we are open to anyone who wants to improve their health choices.”

Cardamom Pod is the haven of the super healthy, and good food never looked this amazing.

If I mowed the lawn I craved a beer, not mineral water.

Over a good meal I wanted something to accompany the food, to add to the flavours and textures rather than merely liquid in a glass.

So I dabbled … beer to begin, the rest a little later.

It takes some adjusting.

A beer without alcohol might have the same aromas and even flavours as a full-strength, but it lacks body and texture.

The gap is obviously greater as you climb into the realms of wine and spirit substitutes.

But you do get used to the difference … like skim milk, sugar-substitutes, online dating, faux-mink.

Placebo perhaps …

Alcohol-free adult drinks are allegedly a fastgrowing sector.

Perhaps the fastest in the country, albeit from a low base.

But I think that statistic comes from the alcoholic drinks department, to which they don’t really belong; they merely pretend to.

I don’t quite get it. Perhaps it’s the fastest growing sector in the soft drinks category?

Kaddy Marketplace reckons zero alcohol craft beer was the biggest trend in ‘drinks’ for 2022.

Does ‘drinks’ include milk and cordial? Or bottled water?

Who knows, but let’s just assume that the sector is gaining some serious traction.

Weihenstephaner – one of the great German breweries – has been peddling two non-alc’ beers for at least a decade, possibly much longer.

It’s Heffeweissbeir Alkoholfrei was a savour for me when I first dived into the teetotal pond (it was a brief, but rewarding experience).

But things became better when the Australian (and New Zealand) craft breweries spied the opening.

These days there are dozens to choose from.

I’m quite fond of Bridge Road Free Time – with not too much imagination it tastes like a pretty good pale ale.

And a lot of other decent craft breweries have jumped on the wave including Garage Project (one of the best from across the ditch), Hop Nation (which produces several), and a bunch of others covering all sorts of styles from sour to IPA.

But we need to take a moment to talk about Sobah: the first Australian brand to really tackle the alcohol-free beer market.

Clinton and Lozen Schultz founded the brand five years ago, making a range of beer-ish soft drinks, based around native ingredients.

Their aboriginal heritage drives Sobah in terms of rhetoric, packaging and the things that flavour the drinks like pepper-berry, finger lime, Davidson plum.

And while they mimic beer styles, they are quite unique in terms of flavour.

alternatives are growing in taste and popularity.

Which brings me to alcohol-free wines.

There’s something unsettling about tasting de-alcoholised chardonnay, Sauvignon blanc or shiraz.

The balance is all wonky.

It’s kind of like Tim Burton getting hold of a taste you love and turning it into something peculiar, nightmarish; they taste thin and awkward … not at all nice.

Just like Sobah did with beer, NON (that’s the brand) decided not to craft wines without alcohol, but instead make some wonderful drinks that can substitute for wine on the dinner table.

They use verjus as a base, not fermented, but riddled with spices.

Like, for example, NON #1 – raspberries, chamomile, verjus, Murray River salt; NON #4 – beetroot, sansho pepper, jalapeño, tamari, houjicha, bay leaf, verjus; NON #7 (my favourite) – sour cherries, cold-brew coffee, garam masala, all-spice, nutmeg, pink peppercorn, verjus.

Some work better than others, but they are as interesting as any fresh wine, they pair beautifully with foods, and you can feel kind of healthy while sipping something tasty and vaguely winecoloured out of a wine glass.

They are so effective I have felt guilty tippling a NON #7 before lunch …go figure.

The only downside is the price.

NON sells for around $30 for a 750ml bottle, which is not bad for a decent Shiraz, but kind of steep for fruit juice, no matter how much detail goes into its creation.

Lyre’s is (at least in Australia) the market leader when it comes to faux-spirits.

It does a range emulating gin, whisky (the Scottish kind), whiskey (American), tequila/mezcal, amaro, rum, some pre-mix and now sparkling wines.

The products I’ve tasted are terrific, tasty, thoughtfully assembled.

But again, they aren’t inexpensive.

The spirit look-a-likes sell for around $40, the pre-mix for $18 a four-pack and the sparkling for $20.

Which for wines, spirits and alcoholic pre-mix is right in the zone.

For soft drinks, no matter how well conceived, I’m not so sure.

I’m not suggesting that we should be paying extra to have alcohol in our drinks … but our government does.

Regardless, it’s a giant step in the right direction.

What was once a space occupied by only mineral water and LLB’s is now chock full of interesting, sometimes delicious, alternatives.

Once or twice a year just for a few weeks, I need them.

RETURN TO GROWTH

The rising stars of property in 2023.

THE EXPERTS ARE DIVIDED when it comes to where the property market is heading in 2023, but its hard to argue that the ‘bust’ of 2022 is running out of steam.

The most recent analysis forecasting a return to growth comes from SQM Research which is expecting a broad recovery nationally in the year ahead, led by Sydney with increases of between 3 and 7 per cent.

Christopher’s Housing Boom and Bust Report 2023, authored by SQM’s chief executive Louis Christopher, sees Sydney being driven by a surge in underlying demand for residential property through increased overseas arrivals.

The report expects additional support from a return to the nine-to-five office routine, a shortage of rental accommodation, the new NSW stamp duty and land tax changes that give first-home buyers the option of paying an annual land tax instead of stamp duty, and the ongoing strength of the Sydney economy.

SQM also sees a solid rebound in Perth, where the most optimistic scenario expects

growth of between 4 and 8 per cent, followed by Brisbane and Melbourne rising between 1 and 5 per cent each.

As always, there’s a catch.

Mr Christopher has based the most optimistic forecasts on the Reserve Bank of Australia’s cash rate peaking at 4 per cent, which is the sweet spot that he believes will support residential prices in 2023.

“No doubt it will be a very challenging year for the RBA to walk their tight-rope and pull off a soft landing for the Australian economy,” he says.

“However, contrary to current popular opinion, I believe they will manage to do just that.

“If the target rate stays below 4 per cent, then it is unlikely we will have a flood of forced sales in the housing market.

“There is of course a risk the RBA may need to go further.

“If they do, then the risks of a hard landing in the economy do substantially rise and, thus,

a hard landing in the housing market would also occur.”

The SQM analysis comes on the heels of market dynamics that continue to support price growth in key markets around Australia.

The driving force for property in the country prior to the pandemic was largely population growth.

Net overseas immigration averaged about 250,000 a year in the three years to 2019, adding to a natural annual growth rate of close to 140,000.

After a big drop in net overseas migration over the past couple of years, the federal government is now looking to ramp up its permanent migration program to 195,000 in the current financial year from a previous target of 160,000 to ease persistent workplace skills shortages.

Some 34,000 of these people are earmarked to bolster skills in regional centres.

Queensland generally benefits less from overseas migration than NSW and Victoria, but

when looking at population trends revealed in the last census, it’s little wonder why the Queensland property market manages to hold its own amid the challenges.

The census data shows Queensland is by far the most popular state for interstate migration, recording a net gain of 107,500 people from other states in the five years to 2021.

Tasmania came second with a net gain of 15,300 and the Australian Capital Territory at 10,600.

All other states and territories recorded net losses in interstate migration, with NSW the hardest hit by posting a net loss of 102,200 people.

The data implies that states with negative net interstate migration have relied to a greater extent on natural population growth |and overseas migration to support their population increases and to keep their property markets ticking.

So, where to in 2023? For forward-looking analysis that takes into account sales volumes,

quarterly price growth, vacancy rates, rental growth and infrastructure spending, the latest Rising Stars report from Canstar offers some perspective.

The report, which is powered by Terry Ryder’s research platform Hotspotting, analyses the suburbs likely to outperform the market across eight capital cities and six regional state and territory markets.

The 2023 outlook reveals that the focus is now shifting from regional centres to Australia’s smaller capital cities.

Rising Stars has named Adelaide, Brisbane and Perth as its top three cities for the year ahead.

“All three markets have been strongly resistant to the downturn pressures and have benefited from the pursuit of affordability, which is the strongest theme pervading property markets across Australia in 2022,” says the report. “Regional Queensland has dropped slightly from second to fourth, but the outlook is still promising.

“As the nation’s leading recipient of population growth from internal migration, it continues to benefit from the ‘exodus to affordable lifestyle’ trend.”

The report says Adelaide will shine after ‘flying under the radar’ for many years, with the momentum of the past two years set to continue, while Perth is finally bouncing back after a prolonged housing downturn.

And despite the general market decline in Brisbane early in 2022, disrupted by proposed stamp duty changes for investors and by another year of flood events, the report says the future of the city’s property market ‘is looking bright’.

“Brisbane is likely to produce growth numbers boosted by internal migration and major infrastructure projects, with the 2032 Olympics a beacon for investment,” it says.

Downsizers to recharge Gold Coast market in 2023.

2023 IS HERE and it’s bringing uncertainty and optimism in equal measure to the Gold Coast property sector.

Naturally, buyers are remaining cautious and keeping a close eye on interest rates after eight consecutive hikes to close out 2022 but so far, that’s yet to have any meaningful impact on sales in the southeast.

The majority of leading real estate experts on the Coast are predicting a strong start to the new year.

“There might be an ever so slight pull back but the signs simply aren’t there for a localised crash,” says NPA Director, Andrew Erwin.

“Property is still transacting at increased values in a lot of cases across the Gold Coast and that doesn’t just stop on a dime.

“I’m expecting to see impressive numbers at least until the end of Q2, possibly Q3.

“Regardless of what the RBA does, it’s still a matter of supply and demand and demand is still strong.

“There just seems to be an endless conga line of downsizers wanting to retire to the beach to live out their dream, whether it’s occasional or permanent.”

CoreLogic data shows the Gold Coast housing market grew 41.9% since the start of COVID 19 with record sales from Coolangatta to Coomera and everywhere in between.

The off the plan market is also regaining traction heading into 2023 after many projects dealt with unforeseen delays due to construction challenges and development application hurdles.

Andrew says there is now a smorgasbord of opportunities for those wanting to pursue a new beachside apartment.

“We keep hearing about the great migration from the southern states but honestly, you can’t underestimate how many long-term locals are looking to upgrade to ‘beachside’,” he says.

“These buyers already know the Gold Coast – they know the area, the lifestyle; what they usually want is just an improved version of that, so for them, it’s selling the empty nest out in the suburbs and moving east of the Highway where the beach is literally an amenity.

“Alternatively, they might like still water living, rather than the beach, and that’s where places like Runaway Bay and the Belvue development could appeal.

“They’re in a position to buy whatever they want, not what they perhaps need for a young family, or they are not restricted by their place of work.”

Among the more sought after off the plan projects being released for sale in 2023 are the La Mer at Main Beach, Nineteen and Sunset at Broadbeach and Prominence and SANA at Mermaid Beach and Miami respectively.

The Belvue development at Runaway Bay is planned for completion in late 2024 and offers uninterrupted Broadwater frontage on a large development site, packed with amenities.

Each project has its own sense of identity based on anticipated buyers and the type of lifestyle they’re wanting to enjoy.

Nineteen in particular will be built with a dedicated work from home level, complete with high-end work suites, boardroom, lounge, library and outdoor entertaining space for functions.

“We intentionally shape projects to meet the market and consider what potential owners are seeking; the more feedback we get, the better the outcome,” Andrew says.

“Broadbeach is a ‘live, work and play suburb’ and this project allows you to do all three within the building.

“If you’re any sort of professional that’s now working remotely after COVID, the laptop on the couch or balcony is only great in theory; in the case of Nineteen, you get all the benefits of a bona fide workplace but your ‘commute’ is less than 60 seconds via the lift.

“And obviously, all the other amenities are there as well.”

The SANA development at Miami headlines an intriguing new trend in the downsizing market – the modern-day beach shack.

Historically, the typical empty nester would, perhaps by instinct, buy into a highrise (with a view, of course) but those towers are usually in the thick of commercial areas which doesn’t necessarily appeal to retirees.

That’s where this concept of a modern-day beach shack comes into play: boutique luxury but with all the simplicities of those nostalgic days at the beach as a child, enjoying the Gold Coast.

In the case of SANA, there are only 12 secluded residences complemented by a rooftop pool, wet deck and sunbathing zone, outdoor entertaining area and shower.

“The modern-day beach shack – it’s back by popular demand,” Andrew says.

“Miami is very much the focal point for this trend.

“If the question is Whyami? The answer is the low height and low density living, the easy stroll across the road to the beach or cafes, and the friendly neighbours who have moved there for the same reason that you have.”

Throughout the Christmas and New Year period we find that many families tend to make very big decisions about an array of aspects in their lives, including buying and selling their home.

The increase in buyer interest has been continuing throughout early January and we expect it to continue to rise throughout February as those decisions settle in and they are ready to take action.

but we find as there is more competition among buyers, we are able to achieve premium prices for our sellers.

This, in turn, continues to drive the market and create a flow on effect.
